I went for a tour and the leasing Agent, Feby, was the one that helped me. She was very thorough and knowledgeable! She walked me through multiple units while answering all my questions. Really made this process so easy and painless. Would highly recommend talking to her!

Bait and switch professionals, liars and leadership that obviously bullies their office staff into participating in their border line illegal leasing practices. If the place is so wonderful why try to switch units or change any details last minute? Straigt up liars and maybe Prejudice but since everyone in the office is is a minority leaning more towards lying fraudsters

So me and my wife applied for a one bedroom here we looked at a unit we liked so the Leasing agent advised us to hurry and apply for the unit by the time I got home on the website to apply.she sends a message that the unit has gone up in price by $40 in less than 24hr.it was already 1290.Then a hour later she says the unit isnt available.The leasing agent feby is a liar..she tried to rush us to pay fees and pick up keys to a unit that we had not seen.so when we showed up to see the unit the bathtub looked like somebody had just got out of it. they promised it would be cleaned just pay the prorated rent..so after paying move in cost .She sends email saying she needs the next months full rent..after sending lease to b signed she say oh if u move in on the 25 th of the month you are required to pay for the Next month..NOT..This place is over priced .they dont clean the Apt til they get money..they are scammers .I quickly picked up my Cashier check and left. What a waste of Time

Surprised at the reviews here. Its a nice place. quite neighborhood, Nice swimming pool. Staff is courteous It place to live compared to lot of other places near Gandhi Memorial Park in Irving. Only drawback is parking. Most of the parking spots are paid. if you arrive after 6.30 PM from office hard to find a parking spot near to your building. Have to buy a parking spot.

Water shut-off without any notification. There are times when we saw snakes and maintenance guy refused to come before next day morning. cockroaches in many building and it might come to your apt through bath tub or kitchen sink irrespective of how much clean you keep your apartment and if by mistake you informed leasing ofc they will not let you upgrade or move your apartment...They never clean common areas outside of your apartment..Don’t believe on good reviews When I was living there they ask residents to put reviews and in return get some gift or treat....

Lived at GV for the past 3 years and really enjoyed my stay. The property is quiet the pool is lovely, and there are a lot of great areas around the complex to walk, shop, etc. Maintenance requests will be addressed quickly. Layouts are fine to great and the location is extremely ideal in Las Colinas. Rent has remained steady without any major leaps, which is a plus. Ive had no real issues with neighbors, so the community has been generally good to great. Staff is very very cool and co-operative.Only the issue found is parking. If you have covered parking then good.

Grand Venetian is so far the most amazing property we have around Las Colinas area. Their amenities are awesome! The pool and view from it is beautiful and the property is very clean. Everyone at the leasing office Caroline, Israel and Pacilla are super nice. Just the parking issue persists and i wish they had more open spaces. Overall love it! 😊

Overall, this is a great apartment complex.I have lived here for over a year now. The front office staff has always been very kind and responsive. The maintenance team has responded to any request within a day or two and have all been very friendly. There are many pet stations throughout the complex, which my pup and I appreciate. The complex stays very clean. The couple times i have seen a cockroach and have put in a request for them to come spray, they have responded quickly and we have not had issues. The only thing i would say is a negative it parking can be an issue. I did not have a paid parking spot the first year. If I arrived home after 7pm, it would be hard to find a spot and usually would not be close to my apartment. I now pay for a garage, so this has solved that issue for me. Also, it would be nice if there was a fenced area for my dog to run around in. Besides that, this has been a great apartment and I have enjoyed my time here.

This is the WORST apartment I have ever stayed in. After I moved out, they are trying to charge me a ridiculous amount of money. They are terrible with maintenance! The picture where the ceiling is hanging is 1/18/20. I went to the office and told them about it and they did nothing for 5 days. I have date stamped photos. Its sad in a time of the global pandemic, they chose to be greedy and money hungry.

I have been living here for more than 5 years, and so far my experience is great. The management is really helpful. All the maintenance requests are handled within 24 hours. The property is very well maintained. The fitness center is amazing and the pool is also nice (though I have never used it). Though this is a gated community, but I wish the management fixes the problem with the gates soon. This is one item that has not been addressed so far and it is been years we have been requesting them. Given that this is a GREAT nice place to live.

This is the kind of review that isnt very useful as its about 17 years too late. Ownership has changed hands (it was Oakwood Grand Venetian when we were there), everything is different Im sure. But when my wife and I lived here for a year in the early 2000s it was great -- exactly what apartment life should be like. Had ZERO neighbor issues, the gate was almost always working (heh), and they gave us our full deposit back at the end of our term. We left the apartment as it was when we got it, our rental agent Tyra was very friendly and helpful... I think the only downside I can recall was parking. We didnt spring for dedicated spots so sometimes when coming home from work on a Friday it would be full. But walking distance to Red Hot and Blue! Oh we gave them so much business. Dont think we ever used the amenities like the pool.

I have lived at Grand Venetian for over a year now and just resigned my lease. This is a great family oriented community with a great location. Any time I have had a maintenance issue, it has been resolved in a timely manner with great communication. The office staff has followed proper protocols during the pandemic, keeping common areas including the gym and pool clean. The complex overall maintained VERY well. I see maintenance out every weekday picking up any trash and grass and bushes are maintained. The pool is large and you can social distance easily any day of the week. I would say if you’re looking for a great apartment community to call home this is a great place to check out.

Ive lived here almost 3 years and its been great! The management/maintenance have been so helpful and always dealt with any issues promptly. My favorite aspects of my apartment are the open floor plan, plenty of closet space, and the deeper patio that gives me more privacy. The location is excellent, and if you have pets theres no monthly pet rent which is very rare. I highly recommend!

I have been living here for a year, they have good management, gym facilities, nice creek to walk along and apartments are placed wide apart. My only concern is with visitor parking, more than often it is harder to find parking when my friends come by. I like the apartments, interiors are well organized, they provide ample shelves for storage and decent facilities to use. There are many places nearby to eat / buy stuff/groceries.

We have been staying at Grand Venetian for 4 yrs now and have been more than happy to call it home. The management is active in resolving issues in a timely manner. Even during covid times , they have been very helpful and cooperative and only a call away. Would definitely recommend this place.

We have lived here for over 5 years. We have never had an issue with bugs/maintenance or office personnel. The new upgrades they are doing are very welcomed. The pool area is wonderful! We have no intentions on moving anytime soon.Sent from my Samsung Galaxy smartphone.

The Apartment Leasing staff shows concern about our stay and spontaneously respond to our calls. Any sort of work orders completes within the same day or the next day. The leasing office Staff, Technical Staff, and the previous managers and present managers are very friendly, pleasant, and awesome. Unhappy with security measure in community i.e. about arranging CC Cameras at important places and closing gates round the clock - the management have to take extra security care in community especially October to January months. Past four and a half years we are residing in this community by enjoying good amenities and scenic environment.

Let me say how awesome grand Venetian is pleasant attitudes all around the facility from the office even to the maintenance department. I must give a very big pat on the back to Priscilla who work in the office she always and I mean always take care of every issue and complaint right then and there and the manager Is excellent in leading a great team. If you ever looking for someone to live and dont no where to look, look no further than Grand Venetian often imitated but never duplicated so please come be a neighbor at the grand Venetian where they welcome you with a smile every time no matter what

Between the numerous water shut offs without notification, management issues, internet connection issues due to wiring, and the lack of ability to cancel a carport until your lease ends are just a few reasons to not move in here. We moved in 2 years ago, safe complex - downstairs neighbor had roaches which according to the pest control person was causing the surrounding units to have an infestation at times. Our internet line was impacted on the outside which caused intermittent connectivity - Spectrum (who is the only provider available for use) informed us that the apartment complex would have to fix it and after an ongoing battle with the front office, nothing happened and ownership was placed back on the ISP.I moved out of the apartment (lease still runs until April) as I had bought a house and called moments ago to cancel the carports and was informed that when I signed up for the car port I apparently agreed to keep it for the length of the lease so Im paying for a month ($80 for 3) of unused carports.Overall and based on the other reviews - I dont recommend this apartment complex. If you are looking for a place to live with affordable units, this is the place for you - but keep an eye out on the concerns that others have posted.

This community is beautiful, well kept and peaceful community. Everything is good. The office staff was extremely accommodating and friendly also. It could not be better located and was amidst a lot of shopping, restaurants, transportation and schools. It offered amenities that most communities did not.

When I first moved in, I wrote a review about my experience mainly regarding the run down laundry facility, the gates being open 24/7 and the parking situation. The management reached out to delete the review “because it makes them look bad”. In exchange they offered me month free of carport which is $40. I took the review down because after speaking to Caroline (property manager), she explained to me that all my concerns will be taken care of. I am not a difficult person. I thought that as long as something is being done about the issue. I am okay with that.Three months later, the gates are still open 24/7. There will be days when it would close but its mostly open. So if you want a gated community for your family. This is not it. The parking is scarce when you come home after 8 PM. The management encourage the tenants to reserve a carport or garage because free parking is “first come first serve basis”. With this said, be prepared to pay additional $40 on top of your rent so you don’t have to worry about parking when you come home at 8 PM. So after you decide to pay additional $40, keep in mind that there will be times when other tenants who can’t find a parking will park on your parking spot. The management does not tow the vehicles illegally parked in assigned carports because it costs money. What they do is call the owner to move their vehicles. This is going to happen numerous times so the only solution is to constantly call management whenever it happens.I asked Priscilla (leasing agent) a rhetorical question, “Wouldn’t you get frustrated that other vehicles are constantly parking on a carport you’re paying for?”. She responded “well, I don’t own a carport.” LOL. anyway, if you bring this to the leasing office’s attention they’ll just pretend to listen to you. Also, don’t bother asking to speak with a manager. She’ll never call you back. Maybe she’ll reach out to you if you write a review.Lastly, to piggyback on a comment I saw here. The management did offer a Large 2-topping pizza each unit in exchange for a “good review”. So I am not sure how accurate the “good reviews” you see here.

Overall, Ive had a good experience with the Grand Venetian. Been here for close to 2 years.Parking has been a serious issue in the past although management appears to be taking steps to address that, which is encouraging. Also, bugs have been a problem on occasion and exterminators only come once per week.Staff is very friendly and maintenance team is quick and helpful. Good location too - very close to many restaurants and grocery stores with easy access to several major highways but still very peaceful in the area. You get the perks of living near downtown without feeling like you actually live downtown. Would recommend!

Today is day 5 with no running water. It is very disappointing how manager Caroline has handle the situation. When going to the office to discuss the manager screams at you like you did something wrong. I use to love living here. We received a email stating that only 2 plumbers have been called to fix sewer back and there is no eta when plumber will arrive to fix the problem. That is unacceptable! The email also stated to reach out to your Renters Insurance to get a hotel, renters insurance will only cover your stay if there is damage caused from an non-intentionally cause (water getting shut off does not qualify). Leasing office said to use the gym restroom if you have to go which is unsafe (there is a sign saying men and women must use the same restroom because the mens restroom is out of order, there are serval stalls inside the womens restroom) and to top it off the restroom has no hot water for sanitation.Many of us residents have been talking and feel the same way. I hope management will do the right thing and offer discount on rent for all of us affected during the stressful time of not having any running water. We pay alot of money to rent and cannot afford to pay for hotel and care for family.

Terrible management who took complete advantage of my situation when I moved in and overcharged me. I received my apartment with molds in windows, improper patio door, sticky stove with malfunctionality, old cabinets and unclean restrooms. The stove sparked on my family member and we are fortunate on that day. They promised to work on apartment issues and no one handled them properly till today. Noise pollution, uninformed maintenance issues with electricity and water. As a result, 3 of my interviews were troubled with sudden electricity cuts and water shut downs.I am just counting my days to leave this terrible unit.

I don’t recommend this place to stay, very less open parking spaces for guests, old kitchen cabinets with no handles, old Microwave/Toaster ovens and carpets.Forget about your intial DEPOSIT paid while vacating this place, they will find reasons and charge you guys with additional fines without proper intimation. This happened to all my friends and us.

I stayed in the apartments for an year. My experience was definitely a nightmare. Apartment was flooded multiple times due to fire sprinkler issues, water heater pipe broken, Microwave broken, and on top of it , hefty unreasonable charges while you vacate your apartment with out being any considerations. Be aware before your choose.

Worst apartments to do business with and I’m not even moved in.Their rep showed apartments and provided quotes on apartments that wasn’t available. We’ve changed our move out date which costed us extra money just apply for an apartment that was already leased. The unit we inquired about was 1st floor and the only solutions given was to apply for a 3rd floor apartment. No apologies, no accountability from the representative. No response from emails. Terrible. Would never do business with them again.Outside looking in, everything seem fine, even though there are some upgrades that can be completed.

Building maintenance is very poor.old apartment , bathroom mirror broke and collapsed , my wife got injured due to that. Management is not taking it seriously and never sent anyone to check the safety of other mirrors in the apartment. Always giving reasons like shortage of staffs.

Good afternoon. very disappointed on how employees and the general manager works! On Tuesday, October 13, 2020 I went to apply and see a 1-room apartment based on recommendations from a friend who lives in the apartments. The employee KATHERINE MATTEI helped me to find an apartment. She showed me one on the third floor which she explained to me that third floor it was cheaper than the first floor. I asked her why? what was the difference from the first floor to the third floor ? and she told me that because the living room and dining room are wood on the first floor! which is more expensive! And on the third floor, just the living room is wood, When filling out the application, I asked her to showed me the apartment that i had applied, first floor! and the whole apartment was carpet. which she didnt know what to say to me,that she didnt know why its made of carpet! The next day I asked her if i can speak with the general manager to find out a solution, to help me out. and upon arriving at the office KATHERINE MATTEI she told me that she hadnt said anything about it . treating me as a liar! that she had talked to the maintance manager and he said the carpet was new. Jajaja but I know it wasnt new because I used to work as a maintance and I already knew what the job is like. I wanted to talk to the manager but she told her that she was very busy, she couldnt give me 5 min? Well and the end, To avoid any problems, I went to find other departments and i canceled my application, which cost me 50 $. I lost 50 dollars because they couldnt help me. Thank you ! But never again !!

I lived at this property for over 2 years and the experience was a great one, the staff is friendly and very helpful. I thought this property was always kept up very well.. clean pool, landscaping and the fitness center which is one of the best was always maintained. If anything out of the ordinary came up the residents were kept informed. No work order issues and the maintenance staff was very knowledgeable. I had to move due to circumstances out of my control but Id consider moving back for sure if I had to.. Thanks guys!

This is one of the overrated community In Irving. This community is full of roaches and even when we raise for pest control ticket, pest control people advised us that there are more community with lot of pest, please don’t raise request every week. We raised more than 20 pest control request and fed up and left it. When we left the community they were charging me for the pest treatment in my apartment. Really I am not sure in what way I am responsible for that when whole GV community is having that? Also they charged me for the carpet removal fee. I am not sure why they get maintenance every month if they are going to charge bulk amount while moving out.They have never heard the voice from us while we reported the problem regarding snakes which roam freely with our kids throughout the parking lot and swimming pool. They never heard about the complaint which we raise regarding gates not working but I was charged for closed community. When there was a Robbery inside our community in knife edge immediately they fixed the gates.One of my worst experience with this apartment who did not care when I was residing and after moving out.

Grand Vanetian apartment is in good location. BUT here are my experience/observation:GOOD LOCATION: Yes, its in a very good locationBIG--BIGGER---BIGGEST PROBLEM : NO PARKING...In this Apartment, you will never find any parking spot if you came late after 8 PM. All parking spot are taken by the extra people who lives in this apartment. One guy take lease and 7+ people share and live in this apartment so how can you expect to get parking sport.NOT ENOUGH CLEAN APARTMENTS:When they give you apartment, to be honest carpet are old, not thoroughly cleaned, corner side of the carpet still dirt were there.ROACHES:Apartment is infested with roaches. No matter how much you clean, roaches will come.PARKING PROBLEM:If you come home late night after 7 or 8 PM, then you will never get parking spot. This is a huge problem of this apartment.BED BUGS/ INSTECTICIDES CHARGEEvery month bill has $1 for insecticides but never seen anyone came and sprayed any insecticides and of course you will see bed bugs.MAINTENANCE REQUEST:Great... Large size apartment. Very good price. Parking is tight at night, but I was told this when I first took the apartment. I signed up for a covered parking and have not had any issues. One person parked in my spot, but the manager personally put a note on the car for me. I moved in 3 months ago and have not had any other issues.

HORRIBLE service! From unannounced water shutoffs to untreated pests, the management here is absolutely horrible with both providing the necessary service as well as communicating about issues. Their emergency service also does not help when it truly is an emergency. We had pest issues in our apartment and despite following up with them multiple times to get this resolved, they were very slow with taking action for this issue that needed immediate attention. Would not recommend living here.

Management is good, units are gorgeous- except for the underlying pest issues. My unit was infested upon move in. I stayed there one night, spent exorbitant amounts of money from staying at hotels until they let me stay in the model during pest treatments. When the treatments didnt work, I opted to end the lease and they very courteously refunded all my rent and deposits. Ask to see their do not lease list before you move here.Also, the 5 star reviews from two months ago are the leasing agents trying to boost the stars on this place.

The male leasing agent needs work on his customer service and listening skills. From one property management professional to another, I hope you speak with him. He did not listen to the greeting to know that he had already called the wrong properties. When asked which property was the verification for he then stated his own again. When I listed the two properties he named another one. Thus he had called the wrong property and I let him know. Mistakes happen, but ending the call by telling me no wonder youre rude is a poor look for your property.

I went this weekend for tour, and i was highly satisfied with the experience and fair prices, Noel was really helpful and answered every question before i even asked, not pushy at all like most of the places i visited and really took the time to showed me everything, even thought i came 10 minutes before closing time, unfortunately there is nothing available for immediate move in, so i will have to find another place with more availability, but will consider this community for the future.

This is a gated community, but you would never believe it based on the constant times they sit wide open. Install new gates! Get them fixed! My husband and I have both visited the office to inquire about when this will be taken care of, and no one seems to have a clear answer. No matter who manages this property, they cannot continue to raise residents rent without taking care of crucial issues. Thank you very much for the work already done to improve our homes (3-stars). However, if we are truly appreciated as stated in management responses below, actions should be taken to demonstrate that.

I was relocating to the Dallas area when I leased an apartment her. BIG MISTAKE!!!I qas scheduled to move in on 1/25/19. A week before this date, I received a phone call advising the apartment would not be ready until March and my job began on 1/28.The Grand Venetian did not help at all. I was renting a 3 bedroom for 3 adults and they offered a 2 bedroom.I had to scramble to locate a place to live at the last minute as all of my travel plans were made and my home was packed and in transit to Dallas.I requested a refund of my $250 deposit which I was assured would be processed. It is now May 17, 2019 and I have yet to receive my refund.

Pacilla is Amazing! She is super helpful and always very professionals. It is really delightful to have someone like her in your leasing office! We have been living here over 8 months now and we enjoys the apartment a lot! The maintenance is great! they are very respectful and will always knock before entering your apartment. There isnt a lot of open parking at night but we were told prior to our move-in, I appreciated the honesty from the staff and Pacilla helped us to find a garage very close to our place. thank you for all of your help!

Very bad management never care about the tenants for security issues, service request and lots more. They never fixed the security gates and roberries are more, kids are getting hurt due to rash bike riders entering,no safety to walk outside in community who will come and harm you no idea. Keeping your life always in risk here. People just staying due to school zone

I was skeptical of management after seeing the reviews, but the new manager Christa has been wonderful and so nice. I have lived here for less than a year, but I have witnessed a major change in the management and it seems as though they are righting the ship. So far, I have no complaints with my experience here, maintenance is quick to respond, and neighborhood is pleasant.

Office staff are very horrible , they dont treat you with good manners. I was extending my lease a month ago and given a formal letter about it. Unnecessary fines were imposed for even payments made on time. They dont do their job properly and impose fine on residents. I wouldnt suggest this apartment for anyone.

We are so disappointed of this place two years ago was the best once apartment complex, with a GREAT and HELPFUL staff, with an excellent attention, the pool was so clean. But now that is other company that bought this complex change so BAD BAD BAD, they charge more money, and are cheap to do mantain also you have to wait weeks for change of fix something in your apartment, the staff attention is poor. That is why we are moving to another and better complex apartments. And these pics that they have in the page are old, now is a completely mess.

Updating this from 4 to 5 stars because I am able to see new sign boards being put up under car ports to call them out as reserved parking.__________________________________________I have been having a pleasant time here and the folks at the leasing office have been good. I am not giving 5 stars purely because of the emergency services in terms of handling parking issues.Unfortunately even if I have a car port, it has been twice in the recent days that someone has parked the car in the car port assigned to me. Both the times I have called the emergency number and have been told that the towing van is not available. This is disappointing and needs attention.

When Grand Venetian was managed by Lincoln Property, it was a very pleasant community to live. Once Morguard Corporation took over about three years ago, this apartment complex went quickly downhill. The leasing office has a high turnover. You will never see the same face working there after five or six months. I guess the employees realize how poorly the residents are treated and they leave. Maintenance is incompetent. They just do basic repairs, just enough to patch things up temporarily. If you need a big job or if you ask for a new appliance, you will never get it. The leasing office does nothing to make you feel welcomed or appreciated once you sign the lease agreement. Oh, and when you move out, get ready to not get any of your deposits back. These money-hungry people will nickel and dime you for everything. Also, a spoiler alert: they will charge you if you move before your move-out date and they will charge if you vacate the same day. You cannot win with these people. I will not recommend choosing Grand Venetian as a place to live. Stay away.

I loved the place when I was living there but as many other people have stated, this company screws you over with charges when you move out. Despite the fact that I lived there long enough to realize they change the carpet any time anyone moved out, they try to find a reason to make you pay for them to do it. They tried to state that my dog had ruined the carpet to the point that they had to seal the concrete underneath. 1) my dog was house trained and never went in the house 2) I would know if my dog (which was a small weenie dog) had soaked through the carpet to do that type of damage 3) said dog had to be put down before we even moved out so blaiming on him is opening old woundsIn summary just be prepared for them to charge you for carpet replacement or some similarly $600-$800 charge which seems to be in the ballpark of what they make everyone pay at move out.

I love living here. There are bad reviews, but since the manager change a few months ago I have seen a huge improvement on property. I feel like the bad reviews are not a good representation of this community. The office members are always very nice and attentive and maintenance is quick. I have never had any pest control issues in my unit, but have requested treatment when they come on Wednesdays and the pest control company has always been nice and attentive.Overall, I feel like this is a wonderful apartment community and it is getting better over time.

Upon moving out I was charged $605 for carpet replacement. Mind you, I NEVER wore my shoes in my apartment. There was some black film that settled on the carpet, that I believe came through the vents. You could clearly see that there wasnt a dirty walking path. But, instead, the carpet appeared darker all over, except for the areas that had been covered by furniture. I would never live under this management..they rape your wallet at the end of your lease. They are also overpriced for the quality & age of the complex.

Moved here recently. So far, it has been a mixed experience. Parking is an issue. Very limited spots available, especially if one returns late. I wonder why the management hasnt regulated this yet by issuing parking permits for valid residents. Also, the laundry area is always hot and humid, no AC plus very less number of machines given the community size, and half the time most machines are non functional. The machine size is small too. This is supposed to be a gated community, yet the gates are always open. No word from management yet on when it will be fixed, feels unsafe.

Be Aware of this property management...You will receive charges which will be unreasonable when you move out...They charged me in the month of august for 350 pest control and on top every month there is a pest control fee. When I move out in 3 months again there is charge for $500 for pest control...What kind of pest control they did for the first time...They have this bugs issue all over the community but they will never spend any money from the admin all money paid by tenants which is really not acceptable...Also Carpet changing fee 250. There is no info when the carpet was changed before. How a tenant will know when this carpet was last changed. Kitchen resurface hefty amount and the kitchen was never used and cabinet painting charge. No one have any idea when this was last resurfaced. There is always a wear n tear on any items...Why the tenants are always charged for all this things...Also Garage remote which was dropped into their dropbox but they charged me 50 for it.Hope there is a proper law for this ridiculous

Moved out on 20th of September. Apart for the many issues we ran across after they did foundation repair and never came to fix now after move out we were forced to pay a full month for September and was told that we would get reimbursed for pro-rate since we had to pay full month or else would be late for rent. Well it is October and moved out and still no one will reply since being told we would get credited back for paying too much for not a full month. Also still no word about our refundable deposit.

On February 25th I had the opportunity to meet Brian Hicks the new property manager. I felt that hes concerned about the many issues residents that live here have. I realize that some issues arent resolved overnight, however the prior manager faced most of the same issues and they werent resolved in the seven months Ive resided here. So while Brian appears to be a personable man, Id like to see what is truly accomplished in a three month time frame and review his accomplishments then. I wish him well as dealing with so many people and concerns isnt an easy job.

Beware of Unethical practices !!I believe the management is unethical and does not think twice before arm twisting and forcing you to shell out money on any pretext both during your stay and when you move out.This is my story -I recently moved out of Grand Venetian after 2.5 years and received a hefty bill for carpet replacement.The management told me they had installed a new carpet when I moved in 2.5 years ago. I also got the carpet shampooed by the apartment management itself every year. We even thoroughly shampooed the carpet when we moved out and it is was clean except for a single spot measuring around 1 inch in length. This should be considered normal wear and tear by any standards !Despite this, I have been communicated by Grand Venetian to shell out pro rata charges for carpet replacement considering the life of the carpet is just 5 years !The management team will not listen and also threatened with contacting collection agencies to recover the money !!Please beware of numerous unethical practices before you even think of renting here !!

Things are fine but I have gotten frustrated enough to the point that Im writing a review. I would give more stars but the fact that majority of my calls (80%+) go to voice mail is incredibly frustrating. If Im calling between (8am and 12pm) or (2pm and 5pm) I would hope that someone can answer so I can check in on my rent payment or ask a quick question.Outside of that, no bugs, apartments are quiet and nice, parking situation could be improved over all and the laundry room eats quarters. The machines either need to be replaced or the company needs to be fired and replaced with another laundry service. Im doing laundry at Amigos because they do the job right the first time.Also please clean the gym and fix it up. That water fountain in there is growing some nasty disgusting stuff for the last 4 months; its not been cleaned. Im NOT drinking from that until its disinfected and sparkling clean!Frustrated rant over...Ill do another review later and give more stars when things get cleaned up and fixed around here.

If you LOVE SNAKES this is the best place to be! Let me list a few things to watch out for here:1. A LOT of Snakes. I am talking fully grown Snakes. Not those small garden snakes. In my 8 months there - we came across 2 and heard of 2 more. One in the pool!2. Apartments are TERRIBLY maintained. Maintenance sucks. ALWAYS show up late and usually never get the job done until many weeks later.3. Front office folks NEVER answer the phone.4. Noel in the front office is least help. One time I was outside the office literally at 5:30 and this guy saw me standing outside in the heat and chose not to help - he comes outside, looks at me and locks the door and walks away. Without asking what do I need!5. Gate never works. EVER.6. I have A LOT more to share but Ill stop here.

No response.- Speed breakers at the time of exist, it should be at entry to control.- No speed breakers on every cross road inside- Before couple of days, I was in leasing office. A car hit a kid infront of leasing office. His dad approached leasing office. Rather than taking any action, they were not listening the fellow.- Poor CCTV policies

Grand Venetian is the absolute worst apartments I have ever lived in, and there is nothing luxurious about it, inside or out. The most unsettling thing about living here is the office staff and management. They are unprofessional, rude and do not follow up on any requests or issues inside the apartment or outside. When calling the office nobody ever answers and if they do, I have only encountered unpleasant and unhelpful associates. I had to go to a manager to make any traction for an Ant infestation. It took Tanya over 2 weeks to follow up. I had to email and call daily to resolve my issue. I will make sure all my family, friends and acquaintances stay away from Grand Venetian. We cannot wait until our lease it up to move out and reside in a much more pleasant and happy place

The management is always polite and help when they can. However, the buildings need some serious renovations and updating.If you want to relax outdoors on site, you must go to the pool area. There arent any benches or tables located anywhere else.Why is the office not open today, Friday April 14th?! There hasnt been a notice of any kind. Not even a simple note on the door.... 😲 I only have certain times and days I can make it to the office when it is open, especially with it not being open on Sundays! How am I supposed to do what I need to do in the office if it closes randomly?!
