Very disappointed with this place would not recommend leasing or making any business with them at all. It is taking more than two months to return a security deposit. We have yet to receive it till this day. They blamed it on USPS having problems weeks ago and nothing has been received. Their communication is very little to none. Not helpful at all. They won’t do anything about cars parked in driveways blocking your garage and no way for your car to get out. I made complaints about it many times and they never fixed the issue. The entrance gate to the property broke 3 months into living there and it was never fixed while living there. This property management needs to do better for the tenants.

Katherine at Precision Realty is amazing! We recently moved into one of their rental properties and there were a handful of maintenance items that needed attention. I was able to submit 1 maintenance request to include 6 different items. Katherine sent me separate emails addressing each item with the assigned vendor listed. She followed up with me to ensure all items were addressed, tasks were completed to my satisfaction and even offered further assistance should I need it.Kudos to Katherine for helping to smooth out our move in process and reassure us we will be taken care of as long as we’re renting through Precision Realty.

I am an out of state property owner and Precision managed my property since 2005 when I purchased it. They were very aggressive whenever the property was vacant to get it in shape and find a renter. They were proactive to implement programs to reduce maintenance costs of HVAC systems. Last September the property went vacant after a long tenancy and required substantial repairs. Precision staff worked with their vendors to rehab the property, always keeping me in the loop and working with me to ensure the job was done to my satisfaction. This was all done long distance through photos and discussions which made it challenging. I decided it was a good time to sell the property and Precision went from property manager to sales agent. With Sandra in charge, the sale went very smoothly; mostly through email correspondence and just a few phone conversations. I am pleased to recommend Precision.

Precision Realty & Management’s staff is fantastic. They are careful to follow through on every detail. They are professional and helpful. They have managed our property for eight years and have always been amazing. They use great judgement. They are also so friendly and kind. We currently have renters in our property that want to stay in a Precision property because Precision does such a great job. Precision is the only way to go.

I am not one to complain, and I rarely post reviews, but I would highly suggest no renter ever rent a home from this company. Honestly, they are the most inconsiderate management company I have ever worked with. For starters they are only open Monday - Friday until 5, so forget having any contact with them during the weekend. They gave us an “emergency weekend number” to call. So the second day we lived in the house, when a pipe burst and there was water pouring out of the side of our house we go to call the emergency number. It did not work for our address. Luckily my husbands Uncle is a contractor and we were able to fix it. The house I was living in, went on a boil ban for water about once a month, and we went with out running water for a total of 5 days during our stay at the house. When we moved in they did not tell us that the house had previously flooded, however, after it flooded we found out from the contractor that it had. Unfortunately for us that was a Thursday (September 19) and we did not receive any communication from them, aside from us sending them the pictures of the damage, for 4 days Monday (September 23) following the flood. Finally we were told on Monday at 4 that we needed to move out as soon as possible, and we would be refunded from the day we turn in our keys. But they were completely unwilling to refund us the money from the day we were unable to live in the house. Even though I would have completely moved out that weekend, as we couldn’t live in the house. The only reason we were unable to is because they were not open to communicate with us. So we finally got out of the house turned in the keys, waited a full 30+ days to receive our deposit so we can find a new place to live after the flood, and they charged us $600+ for a dog that we had found abandoned behind the school where I teach, and chose surrender to the shelter. To say I feel completely stressed, and disrespected would be an understatement.

There is simply no other company that cares as much about the tenants and property owners as Precision. I have done business with Precision Realty and Management for over 10 years and have been amazed with how quickly they move to address concerns. They strive to keep properties well maintained and tenants comfortable. Every one on their team is amazing!

John and Sandra have been managing my properties since 2012. I cannot even begin to explain what a wonderful job they have done since then.Ill start by explaining that by the time I found John and Sandra, I had already worked with two property managers for these specific properties. I had made numerous trips back and forth from out of state to deal with various issues. One specific trip lasted more than a month before I felt comfortable enough to go home. At that point, the properties had become more of a burden than a good investment, and I started to consider selling the properties. That was when I found Precision Realty Management.At the time, the properties were not in good condition. The buildings are very old (think 1940s) and needed a lot of work. I was certain of their potential, but I was having difficulty turning that potential into reality, especially since I live out of state.Since we started working together, they have been instrumental in effectuating my vision for the properties. They havent simply managed the properties by getting tenants in and out and addressing their concerns; they have gone so far above and beyond.Theyve handled major renovations and taken initiative to transform the properties into prime realty. They keep me apprised of everything important without needing me to make every single decision for them which is such an ideal balance that is difficult for some property managers to achieve. The units are consistently at 100% occupancy with a very short turnover time. They suggest what they think needs to be done, and I never feel like their suggestions reflect needless spending. Its always in line with what I feel has become our vision for the properties. Every single staff member at Precision Realty Management plays an active role and does an amazing job. Together as a whole, they are a dream management team from an investors viewpoint.It can be very stressful to own out of state properties if you dont have a property management team that you can trust. I completely trust Precision with making good decisions in the interest of the properties. After dealing with management companies for apartments and dealing with an owner/landlord, I was not looking forward to moving again, HOWEVER, Precision Realty & Management LLC made this move the most smooth move weve ever had!! From the start of the application process to move-in, I couldnt have asked for a better experience! Precision Realty & Management has an amazing staff headed by Sandra and John Ferguson as Owners and Broker to help with your every real estate need in the Houston area. They have been extremely helpful in the past with my property search and then the management of those properties. They handle all the property rules and regulations in a very professional manner. You can count on Sandra and John to be prompt and ready to solve your real estate problems. I would use their company over and over again when ever the need arises.

The absolute worst management. Theyre rude and extremely unhelpful. They charge you for maintenance of normal wear and tear of the my apartment. My apartment is old and hasnt been upgraded it looks like since it was built. There was a leak in an old sink they tried charging me a $100 copay and that regular wear and tear. The oven went out and theyre charging me $100 copay for it. Now why do I have to pay for old property thats breaking down that has absolutely nothing to do with me. If I breaking it or had something to do with it breaking down I can see but an oven. I was here for 9 months when the sink started leaking and 10 months when the oven went out. I hate having to fight for my rights continuously because I feel theyre abusing their power of me being in a lease. I will fight them as if my life is at stake. Normal wear and tear should not be the tenants responsibility.

Precision Realty and Management has been nothing but fantastic for my renting experience. Dont pay attention to these other reviews about bugs dirt etc these are things owners of the home control NOT precision. Theyre simply a middle man for me paying rent and needing help with issues in my home. They have responded promptly to all my work orders and fixed everything in a timely manner. Always making sure to call ahead of time and work with my schedule. I would definitely recommend to friends or family looking to move.

Precision Realty & Management is The Worst company weve ever dealt with. My wife and I rented one of the properties they manage; it was a nightmare! They and their subcontractors specialize in bogus and outrageous charges. They automatically charge you $100 for every single maintenance request you submit, regardless of how minute it is. One subcontractor they hired to fix a toilet issue was in and out in about 10 seconds, because as it turned out, it was a simple adjustment that was needed to solve the issue. They sent us a bill for nearly $200, for 10 seconds of work. And when we moved out, they made sure we got back as little as possible of our initial deposit. They charged us well over $600 in carpet cleaning and pet fees (even though we didnt have any pets or kids). They will use the rest of your deposit to renovate the unit for the next tenant. These folks are outrageously and shamelessly greedy! If I could give them 0 star I would.

This property manager took 2 weeks to negotiate a lease agreement. We came to an agreement, they had our signed lease and our deposit. 2.5 weeks before our move in date, they notified our realtor that they were canceling our lease agreement. The current tenant who gave official notice that they were moving out and was scheduled to vacate the property last week decided that they did not want to leave anymore. I’ve been renting properties for many years and this was by far the most unprofessional experience I’ve ever gone through.

They took my $1550.00 deposit. They made up false repairs to keep the money and stage it for the next person. The charges are exorbitant, 350 to shampoo 7 year old carpet, 250 to clean the house I spent days cleaning, 300 to trim bushes that never happened. Lola charged over 400 for a microwave they say is broken that worked perfectly when I moved out. They charged 20 dollars to remove command hooks that are in the pictures shown before we moved in. A charge of 100.00 to clean a shower door? It added up perfectly to the deposit amount in the end. I was there for 3 years. Terrible company.

Ive been living in a Precision Management building in Houston (Rice Village) for the last 2 years, but theyve never really seemed to have control of the property. Whenever issues with parking, other tenants, and maintenance have come up, we usually only get partial answers or some version of deal with it; not our problem. Several maintenance requests (ie. squirrel in the soffit, broken window pane) have been completely ignored. It took them 5 weeks to fix our broken refrigerator door handle which they then charged us a $100 ($38 on Amazon) fee for.Precision wants to get you into their property however they can and then begin collecting your money with as little effort on their part as possible. A very frustrating company to work with.

Same as previous reviews. False charges, made up repairs. We were also without air conditioning for 3 out of 4 months in the middle of the summer, June, July August and September, it would work 2 days. Then be off 3 weeks, then same again.. unbareable, too hot in the house to sleep.. we ended up in a hotel most of those nights, costing a fortune.. when we wouldnt pay the rent until AC was repaired, we ended up with a court judgement against us for rent, now that has adversely affected our credit.. avoid this lot like the plague!!!

My precise experience when working with this company through an application was a complete headache and waste of valuable time. I was somewhat in a time crunch trying to get things done in a timely manner and didnt want to procrastinate. I have good credit, background, ongoing income, and rental history, but was treated as though I was a criminal with dozens of evictions and not a penny to my name. I am an honorable disabled veteran and faithful full time student. Any army vet recieving education benefits knows that we are paid a housing allowance for going to school which is a simple concept for anyone( It covers your rent/utilities). My budget stays below my income obviously.My fiancé is also a veteran and we are in the middle of transitioning back to my home in texas. I was told that we would have to work in the state of Texas in order to both proceed with the rental after I paid an application fee. Upon submitting the application I was then asked several questions that were not even listed on the application, Where does your fiancés supervisor work? Even though all the information was listed on the pay stubs...I had to call my previous landlord to release information they wanted like I was doing their job, funny thing is no one else had that issue.Then they wanted to discuss my fiancés future career plans with his current supervisor. I had other questions involving their methods so requested to speak to a supervisor. The one thing that disgusts me about their business practice was the fact that the property manager was too afraid to speak to me on the phone. The woman processing my application explained that she was told she did everything correct like a good girl, and that their property managers dont intervene. That tells me that as a future tenant I would have issues with the property manager, and it was a bad idea to continue. I actually felt bad for the property owner because the house has been on market for a while, and one of the employees commented that they didnt know why.During their lengthy process I was approved for two other properties from other companies which I found to be ridiculous on their part. Since my fiancé works out of state, I was forced to remove him from the application to apply on my own. Im sure with him not listed it would have been another issue with him coming home at times occupying the property.They then called me back and said in a disappointing tone, The owner has decided to take a chance and accept your income. Take a chance? Hence why I said I was treated like a criminal. Its not taking a chance if someone has enough money to cover the darn rent and utilities. Plus good credit and rental history duh! Its infuriating when dealing with companies such as this because I believe in working efficiently as well as effectively. Safe to say I went with another property because of this.My fiancé owns two houses, and told me there is less work when buying a house. I gave these guys 2 stars only because Katherine was very thorough and very pleasant showing the house. I attempted to communicate with someone before moving on in the middle of them dragging their feet, but was brushed off. Even my mother stated that they obviously didnt care. I almost felt discriminated against, but dont forget If it wasnt for veterans like me protecting your freedom overseas you wouldnt even have a company to run. Thats a fact! Thanks for making sure we have no home to return to.

This rental company has left one of their properties to sit for three weeks now after the flooding from hurricane Harvey. Bc of this company our once nice neighborhood has to deal with the infestation bad black mold this negligence he caused,.

This is the most unprofessional and ruthless property management company Ive ever dealt with. They billed us consistently for expenses in error, they have a very rude staff and, even worse, failed to return our security deposit by making up false damages. Never do business with this company. They are nothing but crooks!

Horrible! I applied for a house and they made up excuses not to approve me one being I didnt make 3xs the rent...okay I get that. I started a second job and 2 months later applied again. I paid my deposit and received a call that the house needed carpeting and would be pulled off the market and the rent would go up after then the lady preceded to tell me, I probably want be able to afford afterwards. REALLY! I should call the BBB because I feel there is discrimination going on...
