Consistently have a difficult time finding parking, new residents blasting loud music in the parking lot until 3 AM, able to hear the loud music in our apartment, multiple dogs not on leash even when addressed staying it’s the law, the same tenants still walk there chihuahuas off leash. Suggestions: Community center should have longer hours to use the computer, etc. nearby apartments within 1 mile provide 24 hour amenities not just the gym.

I have lived at Phoenician for 2.5 years. I love the location its close to so much even if you are walking. I recently moved into the b2 floor plan from the b1. I love the kitchen size and extra space of this unit. I have so much storage. I also love the natural light that my unit gets. The two patios are a nice bonus as well.

In all my years of apartment dwelling I have never lived in such a horribly managed place. For a little more money or more thorough searching you can find an ACTUAL nice apartment. The apartment needed almost all new appliances when I moved in, the paint job was shotty at best, the doors in some of the cabinets not fully attached to their hinges. The emergency maintenance number is either a fake number or one that nobody checks, after hours or on weekends you are on your own. They don’t notify you of repairs, so your apartment could be filled with paint fumes from the neighboring apartment and you just have to deal with it. I had to call 3 times when my fridge broke, barely fixed it. Much to expensive for the careless, rude, incompetent staff. Oh and nobody wears masks in the office or around the complex. I was kept up until 10pm one night because of repairs to the apartment above me. If you like any kind of peace of mind or quiet, or want a nice apartment you don’t want to worry about for the love of God avoid this godforsaken nightmare of a dwelling.

Since pinnacle has ran the complex things have unfortunately gone down hill. I experienced truly unprofessional conduct manager is nowhere to be found, and every other day a new leasing agent is in the office has no clue whats going on. I also went through a plethora of issues regarding my move out agreement. My apartment was full of critters, tree roaches and ants. Unfortunately, that coupled with poor management has led to this review. I would not lease here again and would never recommend it to anyone. The staff is very unprofessional maintenance is ok. Management needs improvement.

I recently moved here and it has been great!  The grounds and landscaping are well kept.  The interior has great finishes.  I am on the first floor and have slate tile in the kitchen/bath and wood in the dining area. There were a few minor things that needed some maintenance attention after I moved in, but the staff was great about getting them resolved quickly!  Joshua, Sierra, and Alyssa have all been super helpful!

Not safe place,do not rent this place they have very bad service, it is VERY DANGEROUS AND not safe property they steal your personal property, i suggest look other property to rent, they are about to get sued for fraud and theft and management never call you back to solve their issues and fraud.

It saddens me to have moved. The Phoenician has the best location and beautiful grounds, the rent is fair and even under the management of Pinnacle for over a year now the staff has always been helpful and attentive along with the maintenance crew and the onsite security. I being have problems whit air conditioning they fix for 1 or 2 days and again it doesnt work Im tired to call so many times. The lady that usually answers the phone shes not helpful and rude . Since the change staff is not the same anymore. The trash sometimes for days didnt dont pick up and we are pay lot money monthly for it! The stove is very old Im very frustrated!

I absolutely love living here! Currently I am away a lot due to my job but this place is amazing. The staff is attentive and always quick to respond. The rent is very affordable for the area and amenities. I have never had any issues and I am looking to renew my lease this fall. So happy I found this place! If you want a nice place to live, live here!

WORST MANAGEMENT .Lot of burglaries happening here .But management really don’t care . From last 3-4 years their camera in front of main gate are not working . We had break in couple of weeks back and after complaining also their camera not fixed and one more break in happened this week . Its getting worse every passed week . They really don’t ask if resident is doing ok or they wave off anything as these incidents are happening because of their carelessness .

Id like to give a shout out to the Phoenician maintenance team. It wasnt my plan to live here for the last ten years, but this place just wont give me a reason to want to leave. The maintenance team is a huge part of that. The same individuals since I moved in, they are prompt, exacting and respectful of my personal space. Keep up the good work!

Dont normally write reviews but Ive been living here for 2 years and thought i should share my experience. Have nothing but good things to say about The Phoenician and the Management here. My 2 roommates and i have a 3 bedroom loft looking over the pool thats very spacious for the price were paying. When ever we have guests over they always say they want to move in. There are some mixed reviews on here about Management but me nor my roommates have had any issues. Also need to give a shout out to the cares team, Steven and Katie, who are always putting on events and going the extra yard to get everyone together to have a good time.

We are new residents but couldnt be happier. Our pre-lease experience was great. Chantal was very patient as we weighed our options... On a very busy Saturday. Move in was seamless. Had a few typical things to note on the property Inspection form. The night we moved in we discovered an ac problem. Maintenance was here within 20 minutes and repaired the unit right away using a flashlight in the dark. Parking is a bit tight and scarce but definitely manageable. Optimistic that this great experience will continue through the rest of the year.

I dont know what the resident was experiencing here at the Phoenician that gave this apartment complex 1 star!! Ive lived here for 2 years and this property is welll maintained, the staff is very professional and maintenance staff responds immediately! I will agree if you are on the 1st floor you can hear your neighbor above you walking around, But other then that this is a great place to live! You will not find a better place to live under 2k in the galleria area.

Even though they are nice apartments, they are completely overpriced and the issues just keep piling up. We had water damage from Hurricane Harvey and they still have not come by, a month later, to even look at it. Every one of our appliances has an issue, the floor plan is awkward, and the 48-hour maintenance guarantee should be more like well get to it when its convenient which will probably be in a couple weeks. Bering is noisy, despite what they tell you, and you can hear it when anybody is walking in the vicinity of your apartment. I definitely would advise you look elsewhere for a place to live.

Apartments floors are nice. Best pool in the neighborhood. I could live there forever but there are issues in the complex that Management seems to not care or to not be capable to address. There are several reported cases or burglaries (more than 10 last year and more than 5 this year) and nothing is done. There are no cameras on the complex (well there are 1 in the main gate and 1 in the office, but they not release the videos when asked by the victims), the front gate remain unmanned most of the time, its very common to see people going into the complex following behind other cars and even when security officer is in the gate he does not say anything. During summer time the pool is full of strange people. All these concerns were addressed to management already and they are trained to provide false smiles, generic responses and empty answers and basically do nothing about it. (As you can see in their responses to the comments here). The people are so frustrated with the inaction that today I was leaving to work and saw that a neighbor post in several places signs to warn other people of the crime within the complex ( when I got back home to lunch I realized that management removed the signs quickly). Another problem is when you exit the gate you have a blind spot because of the cars parked on the street. I am aware of one incident already because of these and once again, management was informed and they can not do anything about it as usual. Unless if you can take care of your own security and do not care about common problems, do not come to live here. To be honest I like people that work in the office, they just dont do anything to improve the community. I would love to live here for a long term, but its not a permanent place to live. Management dont care about keeping people long term, they just get new people in and out all the time and the problems remain the same.

Could be one of the best condos in the neighborhood, but management is not focused on residents satisfaction. They are all nice people but the customer satisfaction piece is missing.Pros: I lived in Phoenician with wife and 1 kid for 3 years. Could live there for my entire stay in USA. Apartment is nice (mine was in front of the pool) Maintenance is quick, the pool is the best I have seen. The outside area is beautiful and a lot of green.Cons: I begun to hear a lot of neighbors talking about burglaries in the apartments and didnt see management doing anything about. Not even communicating with the residents. There are several small things that could be done to minimize crime (as simple as change the code of the gates), but nothing was done. I have only seen one e-mail from management one time saying You are responsible for your own security. You send e-mails to the management / office and there is no response. I received a letter saying they were increasing my leasing and I asked them if we could keep the same price as I would stay several years. Not even a YES or NO response. I sent an e-mail for them to book the apartment inspection after I left, as I would like to do it together to avoid extra fees (we left the apartment in a very clean condition). no response and few days later they e-mailed me apologizing for no response and telling me they would have to charge me for dirty carpet (That is why I wanted to inspect with them) . When you need something from the office (other than get your mail) is always a nightmare. One time they did an upgrade in the gate system and my controller stopped to work. I went to the office to change it and they accused me to break the controller. I told them It was after the upgrade and they didnt care and wanted to charge me 50$. I kept the controller and it started working again few days later. A friend of mine left his apartment and he wanted to transfer the contract to me. We went to check with the office and after 3 times receiving NO from them, and been insistent (as I really wanted his apartment on his terms) I finally got to take his contract. There was an accident in front of the exit because of a blind spot. Cars park everywhere in the street. Try to report to the management. They will say they can not do anything about it.Anyways, I hate complaining about things, I had a pleasant experience while I was there but really unhappy with management responses in that place and as violence was increasing and I knew they dont do anything I just decided to leave. Not risking my family for a nice swimming pool. Just as reference, I have been in my new place for 2 months only and its a HUGE difference in how they deal with us. They have problems as everybody else but every time you report they are proactive and try to solve it ASAP. I am paying 300 more per month, but I am very happy and confident I live in a place that problems will not last long.

I want to mention one point about this apartment complex.After the catastrophic Harvey hurricane, and after those terrible days, when so many people in the city had their home flooded, we saw so many people and companies helped people and it was so pleasing and honorable to witness such philanthropic helps.However, there were rare cases like the Phoenician apartment complex, who increased the monthly rent from around $1750 to $2400 for the plan we were looking to lease, in only 1 week exactly after the hurricane. I believe this is not very good and also humanitarian to make use of these situations to make more money and profit. I know that their excuse would be the high demand for home in the city, but, it is completely predictable that after such a devastating historic hurricane, so many people are going to look for the home to move ASAP.Thanks.

Live here currently. Only request that I have is that you check on people in the pool more often. Some people come out at 9:00with a blow up tv screen and amplifier speakers! Uhm. No! Also every weekend, there are the same college frat boys that take over the pool and drink beer all day. Not family friendly at all. They had pool bands checked ONCE and all had to leave except one guy. Check bands more often. If you have pool rules, enforce them!!!!

BE VERY CAREFUL WHEN DEALING WITH MANAGEMENT.So heres the story: My original lease ended at the end of July of 2017. I decided to stay until the end of August due to some things going on at home. (Side note: At the end of August, I told them I might need to stay a little longer due to my permanent home being severely flooded due to Harvey. I expected them to give me my normal or even a discounted rate due to the major storm and my current predicament of losing my childhood home, but no, they hit me back with what would be almost triple my original rent just for staying TWO OR THREE MORE DAYS longer so I had time to organize and figure things out with my flooded home. That didnt happen.) But I digress...I talked with the on-site property manager at the end of July and she said that Ill be put on a month to month rate since Im off lease until the end of August. That was fine. However, she said that shell upload my updated bill to the online bill payment portal. Cool. I paid, moved out on the agreed date with a clean apartment and all keys and forwarding info given, everything was good. Until now.I got a call from a collections agency a couple of days ago demanding that I pay the remainder of the rent or theyd report to the credit bureaus. I was confused as I checked my bill payment portal a few times after Ive left and there were no bills remaining. Turns out, my property manager only uploaded a part of what I actually had to pay at the end of July to pay for the month of August, and that I was expected to pay the remainder now. I even sent them an email when turning in my keys stating that if there was anything else theyd need from me, to contact me by sending me a letter to my forwarding address (which I handed to management along with my keys) or my email or phone.There had been no phone calls, emails, or any communication whatsoever to notify me of the situation. They sent letters to me...but they were sent to my APARTMENT ADDRESS (yes, the same apartment that they knew I had vacated already and therefore had no access to the mailbox). So dont be fooled by the nice amenities of the apartment (which, I admit, they were pretty nice). The property manager behind the curtains CAN and WILL take advantage of you if you let them. Apart from lying about my rent, to sending my account to collections without even a simple thing like a quick phone call or email is so deceptive and sleazy business practice. When dealing with them, make sure to get EVERY PROMISE IN WRITING and REVIEW EVERYTHING THEY HAVE YOU SIGN or dont deal with them at all.Otherwise, I had a fine time living there, I didnt encounter any problems with crime, noise, or smell. I do agree with other reviewers that there are not nearly enough parking spaces available, and 90% of the time my guests had to park outside and walk to the grounds. But man can they be crooks. A good learning experience for sure.

A current resident here... I dont recommend it to anyone at all for the following reasons:1- Cramped/crowded - not enough parking places, and quite smaller than standard size parking spaces. Say good bye to clear-of-dents doors.2- Poorly structured. First and second floors get good pounding from above.3- Poorly designed: electrical outlets in wrong spots.4- Poorly designed: first floor units have water discharge from all AC units above go through a pipe on first floor which had clogged before and caused a major leak in the middle of the night.5- Fees are ridiculous and they take your app fee and then state the conditions that had not been shared before. Incompetent staff.6- Gym stinks - literally.7- Valet waste service is dumb, inconvenient and only to make profit.8- Completely pedestrian unfriendly. Have the open the main gates every time to get in or out...Way overpriced. Look else where. I promise you will regret your decision of moving here

I contacted the manager (KAWANNA) and was agreed on the price and then set an appointment to show me the apartment. I went on time, Despite losing two hours of my work, she lied to me and told me that the apartment had been leased today and there are two available now, but the price is more expensive!!!!! She did not remember that she told my wife that the location of the apartment is facing the pool and the price is $ 1365, then she told me that the price of this apartment is $ 1700. My advice to you to save your money and keep away from this property . they are unprofessional and disrespectful.

If you want to be completely miserable and absolutely HATE where you live, this is the place for you!Ive watched this property reduce to a WAY BELOW AVERAGE apartment living complex. The units are not maintained to standard living (nor to the price you pay for living there...), the grounds are dirty, parking is a bi@$% (people who live her get towed too!), the leasing office people are INCOMPETENT and USELESS, and the manager is UNPROFESSIONAL and RUDE. You can try talking to the manager, but it is obvious she is not paying attention and nothing will get done properly (shell get dates mixed up, forgot your maintenance request, etc.)You can count on them to never forget about YOUR rent and any other tenants duties, but you can FORGET ABOUT THEIR MINIMUM DUTIES TO YOU!

Best pool and landscape design among Houston Apartments, beautiful palm trees and other plantations all around the community, feel like a tropical resort hotel place. Great location , Fast maintenance team. Referred by a friend who resident there, me myself stayed in a 2b2b with beautiful fountain view. Very beautiful and special interior design too. Intelligent floor plan in terms of roomie privacy, lighting and ventilation. Their 1b1b and 3b3b models are very well designed too, definitely worth it to check it out. The manager Kawanna is very nice and cooperative. She resolved an unexpected situation for us efficiently. Best cost-quality ratio you can find in galleria area.I d recommend anyone who is looking for apts, especially in galleria area.

Great place to live! Clean facility, nice people in the office, and very timely with maintenance request! I am confused by some of the other negative reviews. The only reason that I am moving out is that I decided to move out of the Galleria area to the Westchase district where I am closer to work and apartments are less expensive. I still havent seen a pool area as nice as the Phoenicians.The only negatives is that the one of the 2 treadmills broke and didnt get replaced for a long time. And they have one gas grill and one charcoal grill. The Gas grill kept breaking and would take longer than expected to fix, but they always have the charcoal grill for use as well.

There is not enough visitor parking within complex. My friend was here for a short time at night and got towed even though there was a bunch of resident spots open. We had to go to a super sketchy towing place at midnight so she could retrieve this car. I think this is unreasonable and they need to figure out something with their visitor parking.

Unsafe apartment. There are several incident and theft in this complex. I had burglary and lost all the things that I had. There is no scurity gard during the day. And no one watch the halways and corridors. And when it happened nobody take care of it. The manager is pretending it is not her responsibility to put more security cameras and make her complex more safe.

I was planning to move to Phoenician after Hurricane Harvey. I went there and checked the place they gave 48 hours for look and lease but after 48 hours theyve increased the rent for more 150$. I just wanted to tell you that the manager is so greedy and its inhumane to make profit out of people misery.

I lived at this place for 3 yeas, really terrible property manager. I had a safety issue with my apartment and they refused to work with me , they refused to accept my early termination notice to keep me liable till the end of the lease even though I had the right for early termination, they sent me a move out calculation and literally sent it to collection 2 days later to screw up my credit and retaliate against me because I wanted to early terminate the lease whcih is allowed under the contract.
