Crossroads Ranch Apartments is an awesome place to live I have lived here for going on 2 years I love the staff and management office, our manager Katie she’s very professional, helpful, & responsive, she’s very attentive, she always has an answer to my questions, also maintenance is awesome, They’re Quick to respond to my service request, the gym is amazing always clean, available & accessible, my Kids love the Swimming Pool, especially in the summer time, we’re all happy & we feel safe living here.

I live on property and the manager Katie and her team has always been very professional and helpful. I have never lived at a property where they care about their residents. I resigned my lease at Crossroads Ranch only because I like Katie and her team. I would refer anyone to this property!

Katie is awesome..had a few minor issues..were taken care of quickly...complex is peaceful and kept up great...Her team does a great job...glad i picked these apartments...would recommend anyone...;)

Worst experience in what seemed to be a nice neighborhood. Countless inconveniences with the apartment we rented and it felt like things only worsened progressively during our stay. There was an overwhelming stink every month that would fill the entire room. You can hear the neighbors every step, even when they speak or cough. Had a neigbbor that would spit and cough from smoking cigarettes every day from 8am to midnight. Very little was done to help with this and most of the time the leasing team wouldnt pick up the phone. Someone was shot and killed here a few months ago and management sent out an email saying it was a friendly reminder that these things can happen anywhere. The parking is usually full by 8pm. It usually looks really dirty. If I could give no stars, I would. Im glad to be out of there, it was worse than living in Westheimer.

It takes me a lot to write a review but they have gone way too far with the ac issue. I used to live here when it was managed by Arium and my stay was amazing that is why I came back. Under the new management company it seems like things do not get fixed at all, MY ac has been getting to get work done 4 times over the last 23 days and it seems like it is way to hard to get a new replacement or whatveer is needed for me not to go through this inconvinIece every once in a while, as a result my electricity bill is 280$ for a 1 bedroom aparment for a single male. I DO NOT RECCOMEND MOVING HERE FOR THIS REASON AND ALSO BECAUASE ONE OF MY FRIENDS LIVES HERE AND SHE HAS BEEN HAVING WASHER AND DRYIER ISSUES AND NEVER GETS PERMANENTLY SOLVED AS WELL. SORRY I GIVE IT A -STAR

This apartment complex was my first apartment and at first it was bumpy because one of the workers, Paris had me sign the lease for the incorrect apartment but thanks to the manager we got that squared away. i lived in building 11 and parking isnt that easy but a-lot of reserved parking is available. when i first got here there was a couple bugs but i think its cause it was vacant for so long. maintenance was okay, theres been times when they just come in and id be sleep or something but definitely got the job done. im not a fan of the staff, the community itself isnt the worst but isnt the safest. a good amounts of robbery, couple shoot outs, always hear yelling and fighting THROUGH the walls, weird men, just dont recommend for a single women. they did add this new system called DWELO and its really nice and super convenient.

I would not recommend living here. From the initial process, it’s been bad. The staff was kind and welcoming to begin with, but as concerns and problems were brought to their attention, there was a lack of communication and professionalism on their behalf. The staff will treat you poorly and make comments when you stop by the front office, but yet again fail to respond to emails. There’s always loud music, trash and the smell of illegal substance around the property. Most recently there was a fatality on the property and they claimed “it could have happened anywhere.” Again, I would never recommend this place to anyone.

So I just moved in this past Friday and I absolutely LOVE my apartment! I needed to move right away and the process was fast and smooth. They had the apartment ready for me to move in exactly a week later after I got approved. The ladies in the office are very nice and helpful. The community is beautiful and very clean. I was amazed at the move in specials they have right now I could pass up and even more amazed when I seen my apartment! My first night here I had to call the emergency maintenance, because of my toilet and they came out right away and fixed the problem. I will suggest anyone to move here and I’m excited to live the next 12 months here!

Really nice apartments. Very quiet and well taken care of.

I recently moved out of a 2bd/2ba unit , overall the apartment complex was fairly okay to live in. When I first moved in there were several issues that needed to be fixed. My dryer did not work from time to time and instead of replacing it with a new one , the maintenance crew proceeded to keep fixing it when needed. The door to the laundry room came loose, one of the drawers in the bathroom detached once , one outlet plug was not working properly, and the dimensions on the dishwasher was not properly executed. All of these may seem as small issues but it was frustrating for all of those mishaps to be around the same time. Bugs were never an issue for me since I lived on the third floor. I stayed in building 2 so finding free parking spots was a plus for me ! Aside from the negative reviews, the complex itself is pretty nice to live in. Maintenance always came in a timely manner , little to no noise complaints, and secluded complex right next to a neighborhood area. This was my very first apartment so it was a new experience but nonetheless I would recommend this complex to a family or friend.

I’m a down-sizing “mature” woman. Ive owned my own home, several of them, for almost all my life. Moving out of my house was wrenching. I’d been looking for a nice apartment complex for two months. When I walked in here Katy greeted me and we hit it off instantly. She took me around to the apartments and I mentioned what I was leaving. She got the keys for a beautiful first floor 3 bedroom. Wood floors, crown molding, 2 large baths and a great patio. Lovely campus too. I took it immediately and never looked back. The maintenance people are most helpful. Very quiet. I love it here. So happy.

Hello my name is Tiffany Jones and I live in crossroads ranch apartments I have really enjoyed my new beautiful home is what I call it. The manager Katy has been exceptional on everything that has been asked of her and her staff. There was a leak that happen above my apartment and it drained down into my apartment which flooded my apartment out Katy was on it and came to see about me ASAP! She helped me out as well as the regional manager and they have been nothing but helpful, nice, patient, and understanding so I recommend this apartment to any and everybody i promise you will not regret it!! They will take care you just like they take care of their property

The management staff at Crossroads Ranch is wonderful, easy to get along with and always willing to help. By far this has been the best staff I have worked with since being a resident here.

It was my first apartment with a roommate and they were great. Kirsten was amazing, handled the process super fast and we were moved in fast. Managements pretty nice. Never saw bugs until our ac went out and they comped us for the excessive bill and rent for when we were waiting for the new AC to arrive. It was out for about a week in July. It was handled great. Maintenance likes to bubble gum and duct tape things together until management hears and then its handled. Michelles a sweetheart and really cares for the tenants. Its quiet, has good access to everything and back roads to avoid traffic. Hot tub worked for about a week and gym was being renovated so I bet its great now. Honestly considering moving back with my boyfriend, it was that good.

Super thankful with Arium thanks to you I can peaceful call it HOME ! Michelle is the best helping since day one making sure all my needs were taking care. Beautiful environment and community. Nothing else to say than just Thank you.

Quiet and small community property that is super close to 290 and Hwy 6/1960 area. Maintenance is quick to respond to any issues and try to resolve them as quickly as possible. One of the rare apartments that are larger dog friendly. Office staff is super friendly!

I have lived here for over a year with my wife of 18 years and our 17 year old son. Crossroads Ranch has changed ownership. There were some adjustment as with any new ownership. I can say that I have never had any problems with bugs. I feel my family is safe and the new management that have been here are like family. Katie and Janet are professional, fun, and above all responsive to us and the tenants. The school system is CyRidge school with Cyfair ISD. My went there last year and has some great teachers. Katie is the property manager and helped us during the Covid-19 crisis when she didnt have to. We have renewed our lease and have wonderful neighbors too. I feel our vehicles are safe at this property too. Thank you Katie and Janet you are wonderful. We appreciate your due diligence and professionalism in keeping our property excellent. They are putting a million dollars in the property. They have recently painted the buildings and are renovating/upgrading units.

Excellent Place

Since moving to Arium Crossroads, I have been extremely happy with the service that I have received. I am SUPER BIG on reviews, so I hesitated with giving them a chance. However, I do not have one complaint. When I moved in, my apartment was not cleaned to MY standards and Kristen did not hesitate to have the cleaning team to come out and RE-CLEAN my apartment so that I would be pleased! I understand that many situations are on a case by case basis. Kristen and Michelle have gone out of their way to make me feel welcomed. They handle maintenance requests in a timely, but if you feel like they are not moving fast enough, go in the office and they will get on it immediately. They host monthly community events just to get everyone involved. The maintenance team is AMAZING. I have seen the maintenance leader on Sundays. The valet trash team is PROMPT. I see them downstairs ready to collect trash at 7:58p for 8p pickup. Thank you Arium Crossroads staff for everything you have done for me since Ive been here! I will definitely recommend this place to others!

Honestly it is a very quite community, I have not been hassled by the office unlike-the Villas of Huffmister where they watch you daily. The office staff are very sweet, the know every single resident which means they care, if the remember you. Maintenance is super fast when fixing thing. They are always holding community events.. Honestly if I wasnt moving into a house when my lease was up I would renew here

Emily and Michelle are the best . When I need more time to pay rent ..those two women really helped me out a lot. They are the type of staff that every apartment complex should have... Thanks you guys!

If you are planning on moving here and reading reviews, please scroll way down, to the actual reviews. I dont think anyone living here would give it 5 stars. 2 stars because its not the worst place, but if you can do better than this, I reccomend doing it. I dont love having to go into the office to ask for help and getting huffed and puffed at like its an inconvenience. If I could separate management from the AMAZING guys who actually do the dirty work, office gets 0 stars and the maintenance guys get 4.5. Its just like pulling teeth getting the office to do anything. And they let you know theyd rather be eating lunch or going home than help you. Cant wait to finish saving up to get out. So maybe this is a great place to make you realize you need to get your s*** together and get a house. Itll really push you in the right direction.

ARIUM Crossroads Apartments is a very peaceful community with little to no noise. There are mishaps from time to time i.e. missed trash pickups and non-answered phone calls to lease office but management tries to address any problems that occur.Maintenance has addressed both repairs in my apartment and in the breezeway. Thumbs up to the maintenance staff.

New management added fees to our rent and wouldn’t give an explanation about what it was for. Got hung up on multiple times. OH! Also my truck was recently stolen and I couldn’t help but notice there was NO security. Kids and teens I caught smoking weed around my car being careless on their bikes. 3 new dents since moving here. Management won’t acknowledge the problem and fix it. The place is a mess!!

I recently needed all 3 years of my previous lease agreements with this location FAST and Luisa from Arium Crossroads went above and beyond to get me the paperwork I needed! Since moving out one advice I will give to people looking to rent is to try to observe how management is done. Luisa is one of those people who truly want to aid you in whatever you need. Ask for her if you’re interested in these apartments! I wish my current leasing office had someone like her.

I thought I would take some time to give an updated review on the Crossroads Ranch Property and staff. I have been living on this property for almost 4 years. Since Knightvest took over the property has undergone some amazing changes! The gym was doubled in size and received all new equipment. The pool also got an amazing make over with new decor which makes it so inviting. The staff is amazing! Katy is always welcoming and energetic and makes a great manager to the property. Taylor is friendly, funny and over all a sweet person. Last but not least Gabrielle is always smiling and super polite and extremely nice and welcoming. What more can I say. I really enjoy living here at Crossroads Ranch and just want to say the management and team are amazing!

Terrible terrible terrible terrible terrible.They changed my rental agreement to month to month without my approval, tried to charge me more & now sent this bill to collections. This place is a joke.

BED BUG ALERT!!!! I’ve tried everything to get rid of them! I threw away my bed, soaked the carpets in diotematous earth killed all the eggs in sight and they are still here in the walls. Spotted 8 of them in the corners of the walls and ceiling today and killed them to but they keep coming. Have told management many times but they never do anything, pest control never comes. Don’t come here, otherwise you will have to deal with trying to kill a whole infestation of bed bugs on your own. I spent around 200$ of my own money on this BS. Will be suing these property owners

The apartments were sold recently and ever since Ive hated living here. The front Office girls (and 1 guy) could not be any more rude and intimidating. I literally cringe when I know I have to walk in there. My daughter refuses to go in. Since they took over I have had countless packages go missing though they carrier could prove he left them in the office. Ive had to ask them to retrieve my items. 3 and 4 times in a row just to angrily be told they dont have it. Then I get the maintenance man to get it and he finds it right away. They also claim the bad reviews are not from tenants when I know for a fact some of those people live there. Dont bother trying to reach out to me by I will not be renewing my lease after living here 5 years.

I moved here in Sept 2019 under Carroll Management. I was given a unit I couldn’t look at and wasn’t informed the unit did not have a fireplace as requested. I gave my apt locators information and 6 months later my apt locator still hasn’t been paid because 3 days after my move in new management took over. Carroll management did nothing to update this unit my counters in my kitchen are coming apart, the floor based board have extensive water damage which was added to my walk through sheet. My bathroom tub needs to be resprayed but can’t until we are gone all day and can’t be done on the weekend so this is aggravating but not new managements fault. The new property management staff has been helpful and maintenance request has been fulfilled promptly. Zack is very helpful and courteous when I call or go in. The only reason I did not give a 5 star is because residents allow their dogs to poop everywhere and refuse to pick up poop from their fur babies. There are multiple poop stations with bags in the community and this is a real issue. I’m giving new management a 4 star and keep up the good work, I love the outside upgrades.

Just moved in and so far I love it! The price plus the quality of the apartments are what I enjoy the most. The neighborhood is also very quiet and surrounded with a lot of places to eat and places to shop

Not a bad place to live. Front office staff are nice. Quiet neighborhoods

Lived here for a few years and i loved it but since management has changed months ago this place is horrible they are letting any and everybody move in here, and my lease cant be over fast enough. Trash EVERYWHERE EVERYDAY, 2 car break ins without being notified (that i know of possibly more have occurred). Told the staff about the break ins (about both) even suggested notification to all of the tenets, never happened. If you ever want to come visit the property feel free because the gate is always broken. This place is a dump, dont waste your time or money.

Always gets busy during the rush hour but would be a good area to live at is nice with so much at, dine in at before 290 freeway

It really sucks trying to work with management here. AC was broken off and on the whole summer. Contract allows for subleasing--but they said no, despite my extenuating circumstances. I have to leave at the end of my lease, per my contract, which I told them 30 days prior--they told me I have to pay an entire month + utilities (no one will be living there, so...huh?) instead of a fee after I leave due to not giving 60 days notice.From start to end, this place has not met my fairly low standards my whole stay.

I absolutely love it here! Friendly neighbors, speedy service on work orders, maintenance workers are nice and they do a really good job at minor fixes, there is always an event in the office to keep the resident involved, its quiet, valet service always on time, and my husband and I just love it here!

These apartments are the absolute worst management and front office do very little to help when needed and are extremely rude, there is constant need Of repairs that need to be done in the apartments and little is done about it. I would not recommend these

Living wise it’s great quiet complex. Emily in the front office Is amazing as for the other lady uhm not so much 🙄 but up until now I can honestly say I am displeased with a few things parking is a major issue here. There are Residents who pay for a reserved spot but don’t even park in the reserve spot which leaves those who don’t want to pay with out a place to park it’s several nights I’ve had to walk across the complex to my building which is the first building by the gate. Then I had my car towed recently by an idiot and since then my car has gone to east hell I’ve been to the tire shop at least three times since I’ve been towed my car is brand new. I’ve racked up hundreds of dollars getting tires fixed. It’s stupid how they let residents tow your cars. I’ll be glad when July is here so I’ll be done. This was sort a let down being that this was my first apartment. Management needs to come up with a better idea for expanding parking.

The community team has been busy for the entire last hour of a Friday. How convenient. Try picking up the phone.

I HATE THIS APARTMENT AND THE STAFF IS HORRIBLE. YOU ARE FORCED TO PAY 20.00 A MONTH FOR VALET TRASH BUT IT NEVER GETS PICKED UP, THIS IS DEFINITELY STEALING. YOU FORCE US TO PAY BUT YET NEVER RENDER THE SERVICE. WE ARE FORCE TO PAY 3.00 FOR THE OFFICE TO PRINT OUT OUR INVOICE YET THE BALANCE IS NOT ON THE BILL. IF YOU PAID ANYTHING ABOVE RENT THEY WILL NOT TELL YOU. The kids are everywhere on the property not being monitored hitting cars with thier bikes. MICHELLE IS HORRIBLE AND SHOULD BE FIRED ASAP.

I dont recommend anybody to move to that place, since new management takes over three months ago and everything is really bad, they are not paying attention to residents at all. Lack of experience.I renewed one more year with old management and if I am aware that the management will changed, I wouldnt renew.Above comment was a year ago... Keep insisting to say, lack of management experience and careless staff.

A lot of folks mostly just write reviews if they have complaints, right? Well, same for me, I guess. The complex is...fine. Most of the issues Ive had are minor and common to most complexes. My biggest issue is the rent and being lied to about why it seems to be higher than everyone elses.In the days leading up to my visit and the lease signing, the rent for my room type ranged from $50-100 less than my rent. Before I came to first view the apartments, I was quoted (in writing) a rent $50 less than what I was told in person on the same day. They didnt know they had emailed me a different price and decided up-charged me because of...whatever reason--my appearance? Anyway, I was too lame/nervous to bring up the lower price I was quoted and had seen before I signed the lease.Recently (a few months after moving in), I spoke with management about this when I finally grew some tougher skin. They told me it was because of the market, how it changes daily. Well...duh.The thing is, the lower price listed on their website was consistently much lower than my rent. I check it weeks before the signing, and every day from a few days prior to a few days after. The day before, day of, and day after I checked multiple times a day. I still check periodically just to torture myself and see how much lower their website says my rent should be. Ive never seen the rent for my same room type come up as high as what Im being charged.I know how leases work. I was stupid enough to sign it because I wanted to live as close as possible to my job and didnt want to argue about price and now I have to deal with it. But I still wish they had considered working with me to reach a fair rent (I know that other complexes sometimes do this) instead of lying to me about the reason my rent was higher than it should be. Or better yet, had given me the fair/correct price to begin with.

If I could give zero stars I would. There is absolutely no security and management seems to be ok with cars getting broken into on a regular basis. Since living here for about 4 months my work truck and personal truck have been broken into. This is not acceptable for the amount of rent Im paying I couldve easily gone somewhere with at least some type of security to give residents peace of mind. Dont think about living here unless your willing to pay for a garage or ok with your car getting broken into. Horrible experience for my first apartment. Also to add to the many issues here they came without notice to do a so called resurface or whatever that means on my entire building and I was breathing in chemical fumes for over a week it felt like. I cant wait until I move out of this sorry excuse for an apartment. Beware and stay away youll be glad you did.

The lady in the front office working 8/4/18 has a HORRIBLE ATTITUDE! I understand why scheduling an appointment for weekends is easier for you, but you could have at least said it with a nicer tone.

Where should I start.... Management team has had several changes within the 17 months Ive been here. AC still needs to be fixed, children running thru the parking lot unattended. Garage has had electrical issues for atleast 3weeks now to my knowledge. Longer for others. Wrecker drivers block you from parking in YOUR reserved parking. I mean why pay for a service and the service isnt met.And you could refrain from sending me an auto generated response... Its useless. I couldnt be more happy in my search for a new home.

I have lived at Arium Crossroads since November 2015. I just renewed my lease for another year. I have never had any problems while living here and if anything goes wrong in my apartment the maintanence is here quickly and the issue is fixed. I recommend Arium Crossroads.

Boyfriends work truck was broken into and his personal tools worth $$$$ we’re stolen. Then someone tried to steal his personal truck. This place needs night watch and customer service is ok.

If I could give this place 0 stars I would! The management here sucks! There has been more 2x that I called the office and leave voicemails and I get nothing in return. Shows how much they care and I also submitted a request for my apartment a week ago and still hasn’t been fixed! And I just barely moved in April and I regret it already. This place is a joke and watch out for those hidden fees that they hit you with every month your rent will change lmao.

I have never been more happy to move in my life! These apartments are not worth it! When I first moved here, the apartments were ok. Nothing extravagant about them, but it was a place to stay. My dad passed away and I informed the property manager at the time of the situation. She gladly worked with me regarding my rent, due to the situation. She understood the issue and knew that I was trying to handle that issue and therefore it made me late on my rent. I went into the office one day after work due to a notice on my door of an amount that was owed, that I knew was not right. When I went into the office, I realized that there were new people in the office. The accounting lady at the time tried to explain the amount, but was wrong and come to find out, my payments hadnt been put into the system! I then met the new (and still) current property manager and told her about the conversation I had with the previous property manager without having to get into too much detail. She okd me to continue paying rent the way I had. Then, of course, the office personnel changed AGAIN! The young lady, Kristen, has been VERY helpful with any situation I have had. Michelle on the other hand.....has been the RUDEST person ever. I went in to speak with Michelle regarding my situation. Again, I did not want to get into detail, and have her thinking that I was looking for someone to give my sympathy. Michelle stated that if I needed help with my rent, that I should call a church and let them know that I needed help. WHAT!?!?!?! She began to tell me that she called me and spoken with me in regards to my partial payment. I informed her that she hadnt spoken to me. She continued to tell me that she did 4 more times, so I informed her that the number they have on file is not my number anymore. I had to change my number. With the DUMBEST look on her face, she asked me who she spoke to?! Of course, I wouldnt know considering I do not own that number, nor do I work for the phone company! I also informed Michelle, that I would be caught up by the 14th of November. She began to tell me that she files on the 10th and that if it was up to her, she would have evicted everyone that she could have in the month of October, and the apartments would be empty! Why would you even want the place where you work to be empty......THAT IS HOW THE COMPANY MAKES MONEY, AND THEREFORE CAN PAY THEIR EMPLOYEES!!!! I began to inform her that I was being billed for my full amount of rent, and found out about a month ago, that I had a $200 credit on my account! None of my rent invoices reflected this credit, so WHO IS KEEPING THIS MONEY?? I also informed her that I did not feel comfortable lying to the church when I did not need the help, I was only requesting her to wait 4 days til I got paid and I would be caught up on my rent. Michelle continued to look at the clock and state that she was hungry! Oops, I do apologize as a TENANT who was coming to the office for help, to disturb your HUNGER! I called corporate due to the property manager, Jessica, not being available. Corporate told me that she would speak with Jessica and get back with me by that Monday. It has been about 3 weeks and I still have yet to hear from corporate! I am GLADLY moving, and I CANNOT WAIT!!!!

OMG I hate this place. If you plan on never interacting with the leasing office, dont mind people having sex in the pool or loud neighbors, then this complex isnt that bad. Otherwise, look elsewhere. After a month and 3 ignored emails requesting info on subleasing, I get Unfortunately we don’t allow subleasing. Yep, thats it. No explanation or trying to work with me. Despite that the lease allows for subleasing. Yeah, it says they have to agree, but they can also choose to allow it and work with folks. Nevermind the family emergency that will take me away and leave me with no financial options.I also spent most of my lease with a broken AC--which sucked, to put mildly. It was finally fixed (so far) in time for the end of summer. Yay. Im sure as individuals, the people that work here are fine. As a business or new home? Not so much.

I love it! Where do I start...Its a great place. The property managers are responsive, curtious and professional. Maintenence responses quickly. After months of intense apartment hunting, this has the most bang for your buck. The average rent in the area is 1k. I found apartments that were run down and cost more than this. The quality and the amenities are amazing. The neighborhood is quiet and safe. As a mother with two children, this was extremely important to me. The parking can suck if you get in really late but they have reserved spots or garages you can add on to your lease. We didnt though. Its pet friendly. Comcast is the only cable provider which, Comcast has been great for us.

Save yourself dont move here, car breaking have been happening almost every week and the complex has yet to notify the tenets of these break ins. The only reason I know about them is because my car was one of the ones that was broken into.

UPDATE ON MY CASE:After living here for two and a half years. They lost my deposit and sent me to collections after saying that you had to write a move out notice 60 days prior to your lease ending. Any way the manager and employees threatened me to stay to the end of the 60 days notice and pay or they’ll ruin my credit while laughing about it. I have moved out about 3 months ago and till now I’m struggling everyday with them. The WORST service and experience by the biggest actors in the office. Acting like they care and being polite but threatening and making fun while applying rules without the residence being aware of it. I would rather live under a bridge and not live there. Just the worst ever!!!!!!!!!!! Don’t live here 🤮

Beautiful place to live I finish my contract in February but I renew again

I live in them but I have had a very bad experience where there is no respect for these things. I would like to be able to connect with the owner or principal here because the problems are solved with honest dialogues without having to do harm.
