Line Remodeling LLC (CO) were so attentive and searched and searched to find out how the water was coming into our basement. They took their time to fix the problem and explained to us exactly what they did. Left everything clean and in order. Do recommend them 100%.

Sal gave us a heads up and came early to our service call. He showed up and not only fixed the issue we needed addressed, but replaced our whole master bathroom sink faucet as well after discovering it was leaking. He was extremely polite, professional and worked quickly. He had a great sense of humor and we would gladly request him back personally for any further maintenance requests. Awesome job Sal!

Sal was amazing, this is the second time he’s helped me in my home and has successfully completed the work needed. He’s also very polite and easy to talk to about things and teaches you how to prevent things from happening. Will definitely be requesting him if I ever need anymore help around the house.

Good luck getting in touch with someone in the actual local office. You get sent to a call center with individuals who can’t answer specific questions for you… and then tell you that they are limited to digital messaging *requesting* a call back for you from the office. I’ve called numerous times over the course of our lease terms and I have NEVER once been able to get through to someone at the local office. Super irritating. Especially with the price we’re paying for this 50+ year old, poorly renovated house.

No washer/dryer, no microwave, no AC (or any cooling appliance) house has been 95 degrees several times, no garage, no storage shed, completely dead lawn, counted unfinished basement as square footage, wouldn’t send anyone out to help with the washer and dryer we bought. You ask for anything, their first response is to raise rent.

I have only been renting from this company for around 2 months. My biggest complaint that I have is that when I make a work order for a certain date they will come out. If there has to be a follow up appointment they will schedule a date and time without verifying with you if you are available to be there. We have called to complain about that and asked if they could call us to verify if the date they made is available for us, but they still haven’t done it.On the other hand sal came out and fixed issues that we did have in a timely manner and made sure to clean up whatever mess was made!

We were without AC for most of June. After about 4 different service calls the AC unit was replaced. I have sent multiple emails about being compensated for the time without AC and have not received a response.I am extremely disappointed

On December 12,2020 at 4pm our Breaker box exploded we had no power no heat i live in Colorado so those days we had snow it it was super cold well i called Invitation homes let them know about what had happen and that it was an emergency well an “electrician” came and was gone within 20 minutes of his visit he did not communicate what was going on i just received an email stating they needed an approval for the work being done well after that i called more than 6 times that same day nothing got resolved we had to leave to rent a hotel due to weather and having NO HEAT OR POWER Sunday came and same situation kept on calling the reps didn’t know what to tell me anymore but me having to wait for an approval for the work being done again another night at the hotel with 3 kids and my husband never was offered help in paying our rooms or asked where we were staying then comes Monday and i had to miss work do to not being able to work from home that day well i called again and they pushed the APPROVAL through and the electrician didn’t get to the house till about 12:20pm and we had to again Pay another day since our check out time was 12pm and had nowhere to go well my husband and i decided to come home to check the process it was almost 4pm and he was almost done but then other issues happened he tried to fix them but wasn’t successful we have heat and part of the house has no power yet so my microwave still doesn’t have power or living room lights or kitchen lights or porch lights are still off do to that issue he was supposed to come back on 12/15 in the am and still not here to finish fixing the issues i’m very disappointed that as well i was supposed to receive a call from The maintenance manager from invitation homes and he has not called even to apologize of the situation nobody offered to help or even ask if we are ok its so disappointing that i have to keep calling them to fix the issue and still didn’t seem to care to leave a family out of the home in freezing temperatures. In the contract states that this issue is considered an emergency well looks like it wasn’t for them and on top of that the work has not been completed.. I’ve been a value customer since 2018 and never have i missed a rent payment and for them to go more than 48hours without fixing an emergency says a lot about a company and i know by law the issues needs to be resolved within 48 hours that did not happen. And for me to have to miss work just because i couldn’t work from home and me still have to call back to back to get a response was terrible i really hope this is our last year renting with this company and honestly they need a better Manager that will actually get in touch with a customer when issues like this happen.

This company is a joke! The customer service is HORRIBLE. They refuse to answer any of our service request and NEVER communicate!! They send email confirmations to be home during a certain window (5 - 6 hours) and never show up!! After taking multiple days off work to comply with their schedule and being threaten to be charged $75 if I am not there but they NEVER SHOW!! This has happened a hand full of time and when I call to see what the deal is, every time they say they dont see anything until I mention I have an email from them. All of a sudden they do see my confirmation but they didnt schedule anything and oh well. I am physically ill from the customer service experience and cant wait to get out of my lease so I can give my money to a more competent company and better people. Im sure the customer service department sleep well at night knowing the are horrible and inconsiderate humans!! Hopefully this will help anyone looking to rent and save yourself the pain by AVOIDING this company!!!!!!

Christopher Ricks was my maintenance technician today for our 45 move in inspection/walk through. He fixed the leak in our sink immediately and was willing to come back that day for a repair of our water filter (but we have to schedule another time due to my own availability). He was helpful with the information he provided to fix some future repairs to the fence that we need addressing and was very professional and pleasant to work with. Overall good first experience with that.

I would give no stars but that is not an options.When I first moved into the residence we had issues with multiple things that needed maintenance to come and repair. The appointments were made for a 4 hour window of needing to be home and the repairmen never showed up multiple times nor did they call to say they weren’t coming. This occurred over the course of the year on the lease.There was a pipe that froze in the winter and flooded my basement, literally standing in 3 inches of water and was told “it’s not an emergency”. Again no one was sent out to extract the water, I did it myself with a few shop vacs.Prior to vacating the premise, my neighbor told me that she had seen two females enter the residence and view the house without invitation homes notifying me of this occurring (per their policy and lease it’s a 24 hour notice). I still had personal property inside the house. I am told “because you no longer live there and none of your property is missing or damaged, there’s nothing we can do”. over a two week time frame I called 6 times and was told someone would return my call, which never happened. They waited until I was out of the residence to speak on the issue.VERY SHADY COMPANY! Do not recommend!!

If zero stars were possible than that is exactly what I would give them. If you want to leave your home after renting from them with any money think again. They will destroy their own homes just to blame you and rob you of anything you have. Not to mention they tried to screw us by disconnecting all contact with us while my husband was deployed in Kuwait.

I do not recommend this place at all, the people working here are not professional or do good job of inspecting the houses before renting them, and when you rent a house from them they try to blame you that every bad thing in the house is your fault although they know that, thats how they put the house up for rent

Invitation homes is a company that not only has zero values and respect but also no consideration for soldiers or the military. This company will send the cheapest repair men to “fix” maintenance requests which they will never be on time for and sometimes not even show up. They will charge you for anything and everything they can find including their previous issues in the home and even things the maintenance people never fix. The company will only contact you with bills and then will ignore emails and will even send you straight to collections while you dispute their bogus move-out charges. once you think you are free don’t forget to check your bill statements because they will keep your name on the energy bill instead of switching it once you move out so you can pay for multiple months of utilities once you are no longer living in the home. Not to mention once you try and fix these things the property managers were not willing to help me while I was overseas and came off very condescending. One more thing when you do the inspection of the home you want to rent don’t listen to whoever does it with you I was lied to about AC and have heard many other people were told the same thing.

All staff are nice and professional. Superintendent Josh Jett is very on point and nice. Answered all questions I had and even taught me how to keep hvac equipment in top shape. Highly recommend Invitation Homes for anyone looking for a quality home and quality experience.

If I could rate this company a zero I would.. I have had a scheduled repair for almost 2 months now and they keep pushing it further and further away... I had mold on my wall in the bathroom by the shower and they had a tech come out and just paint over it! Are you serious?! My AC hasn’t been working correctly since last year in July and I’ve put a new order in and still they could care less.. This is horrible I mean come on guys pull it together already

I wish a zero star option was possible for this experience......I have been a resident here for almost a full year, and was even planning on extending for additional year. Come to find out that they DO NOT take good payment history into consideration AT ALL. I was late for my rent payment for the first time ever in a whole year and am being charged a $95 late fee.Obivously I called into the office to discuss the matter to try to get it handled. They were not willing to work with me and basically told me to kick rocks.SO, if you rent with these heartless people, please take screenshots of allllllllllllll of your submitted payments to protect yourself. Because these people sure as hell wont give a s***.I WILL NOT BE REFERRING PEOPLE LOL

Moving into any home can be stressful and adding maintenance issues on top of that increases the stress level. With these maintenance issues Sal has been extremely professional, thorough, and a lot of help with getting these maintenance issues resolved in a timely manner.

Home repairs took months to complete, HORRIBLE repairmen hired from 3rd party companies that did further damage to the house and would show up unexpectedly and never at scheduled times. I called these complaints in to the main company and was told there was no other company that could do the work. I received conflicting information about what was required on move out and had to mail a copy of the my lease to the company proving their requirements did not match the lease I signed. They changed the terms of my lease and quoted a blurb stating that any of the above statements could be changed at any given time. Overall a very shady company, concerned with the money, not with the customer.

I would give less stars if possible. Leilani Pender was absolutely horrible. She would not return calls or even answer simple emails. She is the worst I have ever dealt with! She drug us on for weeks about a certain house and would never give me a straight answer. Due to her incompetence we were not able to get the house. This turned out to be great luck because we did not have to deal with her anymore. Leilani Pender is horrible and I would never give her one penny of business!

HIGH prices yet its always a hassle to get anything repaired or replaced in the house..took them 3 weeks to get me a new refrigerator when it flat out quit working..I moved in 4 years ago and my air conditioning still isnt working right even though maintenance has been out at least 15 times since the first summer I lived here
