Attempted to contact this company on several occasions to view a rental property. Attempted via phone calls, emails and their website along with Zillow. Even went through the process of providing necessary personal information to be placed on a “wait list”, without any confirmation for a date of time supposedly to be provided to “self tour” the property.Individuals attempting to rent their property through this company, may want to reconsider as they make no actual effort to rent the properties they are managing.After reading all of the reviews, it now makes sense that there are a long of complaints. And the only 5 Stars reviews are written by their own employees.

My heating and air conditioning has been out for a week. It was 49 degrees in my home this morning. I have lived here 11 years and have never been late with my lease payment. They tell me they need approval from the owner to fix my heat. You can not get them to answer the phone. This is very bad business.

Lost our rent history. Refused to answer any questions. Does not fill work orders promptly (maintenance gave me their direct phone number) messed up our lease during a property transition. If you do not intend to rent indefinitely with a do it yourself attitude find an apartment ran by a different company. Completely uncooperative and a stain on management companies everywhere

OWNERS BEWARE!!!! I was a customer/owner of a property with SRP and I can tell you they are extremely unprofessional company. They do not represent owners well at all. You would be much better off renting on your own or choosing a reliable and honest company. My experience as an owner has been horrible with SRP. I would give zero stars if possible.

They were very nice in the moments I actually got to speak with someone, but that was few and far between. After viewing a property and wanting to start the application process, Ive left multiple voicemails telling them this and none have been returned. I know times are chaotic right now, but if you cant return a phone call within two weeks, then what would you be like when theres a maintenance issue?

I move to this property years ago and management had changed. And no one but owner of property was concern about the home. The management team full of shhhhh.

But I have to say in my dealings with you, you have proved so trust worthy. Your professional manner and your friendliness have made it a pleasure. Terrible company, we built a deck onto their house, that replaced the steps in the back that almost injured my daughter and I at no cost to them. We also cleaned upon move out, the house looked better at move out then move in, .. and they charged over $1000 I have pictures.Theyre greedy and unprofessional.

I am an employee of Absolute Property Services. Jennifer, the Property Manager in Charge has taken me under her wing and showed me how to care about tenants and owners in ALL CIRCUMSTANCES. She has demonstrated how you can do the best job for your owners and take care of the smallest of details that concern the customer/tenant. Grateful does not even begin to state how I feel, when she took this Greenhorn and molded a Property Manager!!! No one would regret having Jenifer manage their property or help them find a great home.

Horrible company, if I could give a zero star I would. Lived in the complex on longbow dr for a year and a half NEVER spoke to someone on the phone or in person all communication was done through text messages or maintenance requests. From the first month of move in there was a HORRIBLE roach infestation. Us along with the other tenants complained about it but management claimed it was our responsibility to hire and pay for pest control for each individual apartment. The tree in the front yard fell due to being dead, crushing the other tenants car and blocking the entrance to our unit, management left it there for over a week before even answering phone calls, emails, or maintenance requests. The toilet in our unit was clogged from previous tenants flushing a child’s toy, we called and called with no answer finally 3 months after move in they sent someone out and we had to pay the plumber because management claimed it was our fault when we had no children. After we moved out they charged us over $1000 for pest control claiming we left trash that caused the infestation when it was the next door tenants trash, and a cleaning fee claiming it took hours extra to clean the roaches up. Would not recommend rude and extremely unprofessional!!!

ABOUT 3 WEEKS AFTER MOVING, MY FIANCE RECEIVED A CALL FROM A WORKER SAYING IM HERE TO REPAIR THE LEAK ...WELL, ITS NICE TO KNOW THEY WANT IT REPAIRED NOW THAT ITS VACANT, AND THEY WANT TO MAKE MORE MONEY BY ROBBERY AND NEGLECT! I have been working at Absolute Properties on Temporary Assignment and I have to say, Jennifer and her team are great. Not only are the kind and welcoming they have made me feel like a part of their team. The office is busy, with lots of things going on but at all times they show such professionalism. The majority of the time I cant tell whether they are on the phone with a owner or a tenant, they show the same level of professionalism and respect to each person. Jennifer and her staff, Debra and Ben were awesome to work with. They kept our home rented with responsible renters with virtually zero down time. When there were maintenance issues (there is with all homes).....they always discussed my options for repairs. I felt informed at all times. Great communication. I would highly recommend them.

Very difficult to make an appointment or speak with someone in person. No way to get confirmation on eligibility for a property until after you have paid a costly application fee online. Was told a property was available when I applied and then the property was given to someone else the very next day. Application fee is non-refundable and selection of other properties is slim so transferring application is nearly impossible. Seems that the company knowingly accepts high application fees from multiple qualifying candidates, picks the highest bidder, and keeps the money from everyone else. Scam.

We rented from Jennifer Hallex/Absolute Property for over a year. Our experience was wonderful. The home owners were very pleasant and helpful - allowing us to update/paint/etc as we desired. The previous renters caused a few problems [leaving fish in the refrigerator without the power on] and several other issues. ALL were resolved prior to us moving in. The home was thoroughly cleaned prior to our arrival and the home owners allowed us to have our 4-legged kids! I would highly recommend their services!!!

I as a tenant of jennifer love how they took care of any problems i was having. They fixed things when i called them for repairs of any sort. I was comfortable with the repair people they sent to my home. They have a great team and very pleasant staff.

Our Air conditioning is out and it took them 36 hours to send someone out to tell us we would not have A/C until the “part”’ is ordered. Well it’s a Saturday so I’m 90 degree heat with two babies we have no A/C. It took them 2 years to fix our busted out windows and the glass repair people left glass pieces on the carpet and my toddler cut her lip. I would NOT recommend! Things are about to get ugly!

My correspondence with several Absolute associates were few and far between but I can say not a single request was addressed or followed up on. Service/repair request to residence have been ignored. My online account to pay rent and access rental agreement documents was deleted due to software updates, with multiple attempts to access/recreate an online account and request through office personnel for assistance were disregarded. 24hr Notice to enter premises was given 2 hours prior to entering. Request for community pool/clubhouse code were ignored nor were they ever communicated/delivered. This is clearly an unorganized, unresponsive, and unprofessional property management service. Best of luck to future customers.

This company does not seem to care about tenants or applicant. I spoke to Ashley many times about an apartment in Woodruf, I told her I was really interested and ready to move in with my kids and she acted like she didnt care. I heard her in the background whispering to someone , she called me a name. Many of my friends told me not to go to this company guess its true what they say. BEWARE!!!!!! Go to a real estate company or somoen that sounds like they give a damn when you call.

I would not recommend this property. They are unprofessional, and refuse to do proper maintenance. I have been in my apt less than a month and the tub is stopped up the refrigerator ice maker and water doesnt work(which they refuse to fix). The patio door wont lock, and I cant even put up blinds the apt is so raggedy. The place is so outdated, and all they tell me is the homeowner wont cover anything. The patio looks like crap. This place is so full of crap. I cant even take a bath still waiting on a phone call for a maintenance request I put in over two days ago. Please dont go here.

If I could give 0 stars, I would. As a Property Owner , beware! I will not disclose my name because if I do I will be harassed by Jennifer and her staff for sharing my thoughts. They will deny in these responses but they are the truth. My properties have never been in worse shape than when I allowed Jennifer to manage. I live out of state , and when I popped in for a visit found my homes had lockboxes on them and random people calling in were provided the code. She will deny but when I arrived at my home , a person was touring who had gained access through this. Jennifer also allowed a tenant to live in one of my units with not only a criminal record but a recent eviction, who Ofcourse ended up owing me three months of rent before Jennifer decided to file eviction. As you can see in every negative review , it is never her fault. If you want to profit off of your rental homes , be smart and hire a real estate company.

I rented from this company for 2 years and it has fallen very far from when I started. How you pay rent was never consistant, some times you had to hand deliver it, some times online payments, then you couldnt do that and had to mail it, then they wouldnt take payments at the office and started on the app that is totaly useless. Its like they were trying to make peoples payments late. Communicating with this company is a joke. You cannot even leave a voice mail on this buisness phone number. They will only see you at the office if you make an appointment, no one will open the door. Email is thier preferred method but its hard to get a reply from them. I only called maintenance once because I had to fix everything else on my own. Dishwasher and stove were broken on move in and I was told they would fix it, but never came so I did the repairs myself. After moving out they charged me for professional cleaning, after I had it professionally cleaned. If I knew they would bring in their own people I would have left them something to clean! Keep your receipts on anything you do if you are renting from them! They do not have any interest in keeping renters. If you own a property you want to rent, or want to rent one of thier properties, I would look elsewhere.

I would love to say that we have had nothing but great service from Absolute Property Services...but I cant. At first they were on everything from when we moved in to finding cockroachs all over the house and getting it treated right away, to coming and fixing the shower drain the same day we called about it. Then we called them about a dryer vent needing to be put in the garage for our dryer (washing machiane in the kitchen, and dryer in the garage) so that the lent wouldnt go ALL OVER the garage, that it wouldnt be a fire hazard, and so that all my husbands tools/guns in gun safe wouldnt rust. They wouldnt do it, because we were told that the owner of the home was going add on to the house but we have been in the home for over a year and a half with no add on. So we decided to call the city inspector to come out and look at it we were told by the city inspector that yes we needed a dryer vent put in. This was our only way to get Absolute Property Services to come over and put in a dryer vent. After that we didnt have many problems with them, until this past February when we went without heat for over a week (middle of February). They had someone come out that Monday right after I called them about it. I was told by the person who came out that the part we needed was going to have to be ordered but would be in on Wednesday. Wednesday past, never heard or saw anyone come out. So I decided to call the property management. Call them on Friday, thinking that maybe the part didnt come in. Was told that they would get right on it and would call me back. Got a call back stating that the heat person would be out to fix it that day (Friday), NO ONE SHOWED UP. Called the emergency line Friday night to see what was going on. Told them that it has been since Monday and that we havent had heat and that we are trying to stay warm with an electric space heater ( yes we also have a fire place that works but it only keeps the living room warm). Was told that as soon as they knew something they would call me back. Never heard from anyone that whole weekend. Once Monday rolled around my husband and I decided to call another local heating company to come and see if they could fix it, they said they would be right out (which they were), but at the same time that they showed up the guy who came that last Monday decided to show up at our house (with no phone call or email from Absolute Property Services)saying he had the part and could fix it. A WEEK LATER!! Absolute Property Services says that the reason we never heard from anyone was because I didnt give them my correct phone number. But yet they had my husbands correct phone number.. We have told them more than once that they had my wrong number and gave them the correct one, they said that it was a mistake on their part that they didnt update it in their system, but yet they want to say it was may fault when it come to the problem and that they couldnt get a hold of anyone, they could have called my husband, or even sent an email to both of us, but they didnt. Also after a year of living here, they decided to go up on our rent, which we were fine with as long and they were going to let us pay month to month (we were planning on finding a home and didnt want to be trapped in another year lease), They said that was fine, after going up on our rent, they told us that that owner was planning on putting the house up for sale and that we needed to be out in 60 days, and that they were going to drop our rent by $150 each month, we were fine with that, but each time we paid our rent for the two months we were getting messages / calls because our rent was short. My husband saved the email that we received about our rent being lowered and that we needed to move out because the owner was going to sell the house. We bought a house and will be moving out soon thankfully as we are ready to be done with this property service company. Again i would not recommend them to my own worst enemy.

If I could give zero stars I would. I 100% agree with Stewart young. I had rented from this company and they knowingly let me move in to a mold infested apartment. They just painted over the mold! It bled through the walls eventually!! My clothes, shoes and any food I left out got moldy. From my experience this company does not properly remodel. After talking to several lawyers and the health department there were too many loop holes for me to take action, so they eventually agreed for me to break my lease and I moved out bc my living situation was practically deemed unhealthy-especially after having to board up a mold infested closet. No refund of the rent I paid, even though half of the time I couldnt even live there bc I could hardly breathe. Very untrustworthy, and please please, avoid. So terrible.

I did not have a good experience with this property management unlike other property management companies I have done business with. The first day I moved into the house there were cockroaches all over the house, I had to go stay in a hotel until the house could be treated. I was without heat for 8 days in February. Never once did we receive a phone call from the property management on when the heat was going to be fixed or a check up phone call to see if things had been fixed properly. Our back door on our house had water coming in under the door when it rained took almost two months for them to get someone out to fix it. I was once out of town and was going to pay my rent online like I had done every month before, little did I know they started adding a card fee but did not notify me that it was going to be almost 40.00. I put a check in the mail and they recieved it three days later but since it was recieved after the 5th of the month I recieved a 100.00 late fee which I will not be paying. Ill also be leaving the house filthy just like it was when I moved in. Im sure other tennants have had good experiences and Im sure the property I management is going to give some sob story about me posting this.

Renting from Absolute Property was all together a terrible experience. On our initial move in the property had not been cleaned and had muddy boot prints through the entire house. The walls were in very poor condition and closet shelving had been ripped down. The owner had declined to complete an initial walkthrough to confirm what we witnessed. Once moved in we learned the house was infested with large wolf spiders and had to call for the issue to be taken care of. On the first home inspection Absolute Property did not make an attempt to call or provide written notice that is required by law. The inspector unlocked my door and illegally entered my house unannounced. Absolute property was very unresponsive to issues as we reported them. The stove did not function correctly for over a year, this was finally replaced but with another used and broken stove. Air conditioner gave out and took over two weeks to fix during a serious heat wave (+100 degrees). Electricity did not work in multiple rooms for almost a year. As someone who pays rent on time and in full I found their lack of responsiveness unacceptable. After moving out we were told the deposit would not be returned due to damages to the walls and flea infestation. However Jennifer Hallex (the owner) refused to do both an initial walkthrough of the property and a final walkthrough. They also stated the new tenants were deathly allergic to pets, however we saw them bring two large dogs during the move-in. This company is untrustworthy and I strongly suggest avoiding them, you will save money in the long run. My best advice is to know your rights as a tenant and document everything with video and email.

In a word, NIGHTMARE, I was royally abused and taken advantage of by this company. Property owners be forewarned!!!!!!! Had I not taken back management of my own properties, I would probably have declared bankruptcy by now from losing so much money. In every way shape and fashion, HORRID!
