We have used Belvedere Properties for over 10 years to manage our four rental properties. Cathy has a history of finding long term tenants. Rental disbursements have always been deposited by midmonth. Excellent record keeping for maintenance and repairs. Very responsive to communication - by email, phone and even text.

I have rented from Belevedere for almost 5 years. They are a dream to work with, fast reliable, great a communications regarding repairs, updates about stuff with the property, even reminders of stuff to do for the home when the season change.This is the best management company I have ever worked with the greensboro/triad market. One would be lucky to have them as a landlord or property manager.It was a breath of fresh air to find such honest, and reliable a team at Belevedere.

This team is great to work with. We were going through a nightmare trying to manage our own rental property. Then we found Belvedere Properties. They gave us guidance on improvements we could make to the property to make it a better home for someone, found great tenants, kept us up to date on repair needs, and the list goes on. Yes, there was a cost, but thanks to their improvement suggestions we were able to cover the cost in the money we were no longer losing by having an empty location. They were also great at listening to the tenants and passing that information on to us. It was truly a win/win/win situation.Eventually, we decided to get out of the rental business. Belvedere Properties was the realtor we decided to use. Once again, Cathy was fantastic. Within three days of the posting, we had eight offers on the house. The house finally sold above our asking price.I cannot say your experiences will be as good, but I know our experience with Belvedere was excellent.

I’m reading some of these reviews in disbelief! Lol I never had any problems with Belvedere and my lease was termed early due to fault of my own! But that’s neither here nor there, Cathy has always been professional and responsive to my concerns. & again my lease was termed, I had 10days to move out, taken to court & all but I’m not going to bash a company for doing their job! If you’re thinking about renting through them do it & don’t base everything off the google reviews.

Renting from them was an awful experience. They put off everything possible on the tenant and communication is terrible. One incident that stands out is spending days trying to reach them through their website and the emergency number they themselves provided in their introductory email because of a major water leak I only got them to respond by posting a negative review on Facebook. When they did finally respond they where extremely rude and took another 2 days to actually fix the water leaving me without any running water in my home. When I asked them what they expected me to do about using the bathroom or taking a shower Cathy Nosek told me I should go to the gas station. Trust me if they are managing the property no matter how nice it seems just keep looking its not worth the stress.

I live beside a belvedere property, they tried to tow my car on the side of the easement. Only 2 tires touching the easement they own. Also, put a sign post so I couldnt park in front of my apartment. I was not interfering with the driveway or any of their parking spots.Just a poor company.

I came across this company went and saw two places on 3/12/20. I completed the application same day and was contacted back on the 13 saying they could not reach my prior landlord. By Wednesday 3/18/20 they had given one of the places away. I was contacted same day saying I was approved if I could pay one and a half months rent based on credit. I said that’s fine. They then call back saying they can’t approve me for a 2 bedroom because I have a son and daughter. I explained the situation and she said she would get back with me. I read the reviews and could tell by their professionalism that I did not want to rent from them. Today I get an email saying I was not approved based on credit. Even though I was already approved last week and was asked to pay an additional fee due to my credit. This place is very unprofessional and you can tell by the way they reply to the reviews they are busy trying to look good instead of actually practicing better business. I do NOT recommend anyone rent from this place. P.s it does not matter if I did not give you an accurate name for this review it’s the truth regardless of my name so save your excuses. May karma hit you all soon!

Application through. My roommate on the other hand, had hers turned in and secure. Both my roommates mother and myself had gotten in contact with these people SEVERAL times to check on the status of the application and make sure everything was processed correctly. I am completely aware that when you apply for a place, you may not get it because someone came before you. But this case is different, my roommate had hers in firs. They completely screwed us.The office employees are INCREDIBLY rude. The times my roommates mom and I called , they were not friendly and seemed willing to help. I honestly didn’t want to give my money to people who act like they don’t have time to help you. I’m glad that it happened only because I won’t have to deal with them anymore and I can warn others.Please SHARE before someone else gets scammed by this joke of a realtor 😊

This Place took our Application and money. On the same day they sent us confirmation, and said they where reviewing it. Then we called them five dates later, The Lady said the application was late and she had someone else that took the condo. First of all why did she tell us to fill it out and pay the $48:00 x 3 =$144.00.. if she knew another application was in. This was Two days before Thanksgiving. The office would have been closed on Thursday. This is not fair nor proper way to do Business

Cathy was great to my family. We were able to rent a home in a great neighborhood and it was surprising with the credit score my wife and I have I didnt think it was possible. They worked with us and this allowed our 2 year old set of twins to attend a good school. Our twins are special needs kids and that location allowed our kids to catch the bus in front of the home. Because Mrs. Nosek worked with us, we had a great experience. You treat them with respect they will do the same. We have met everyone in the office and they are great. Really hope my family are able to work with them again. We are in the process of looking for new place and hope we can do it through Catharyn Nosek and company. We love them. They gave a black family a chance to live in a great neighborhood. We will never forget. Thanks

Its unfortunate that this company has these bad reviews. I was interested in a property due to wanting to leave my current location but the reviews have deterred me from doing so. Maybe in the future Ill consider them. I can say the lack of empathy in some of the responses from this company makes me believe that the issues raised by former tenants are true and the company is very defensive and seemed to have a condescending tone.

This is by far the best rental management company Ive ever rented from. Cathy and her team are extremely professional, courteous and honest. I moved to Greensboro from Northern Virginia and Cathy made it exceedingly stress free and easy from the start. They are great at responding to maintenance requests, they make it very apparent they take pride in the service they provide. Water heater went out one week day around 2 PM, the next day at 8 AM a team was here to replace the broken water heater! Didnt even have to take one cold shower! I would and have recommended Belvedere Properties to those looking to rent and or rent out in the tried area! Great job Belvedere!

Belvedere properties has been amazing to rent from. They are friendly and always made time for me as I house hunted. We moved from out of town and looked at houses with several leasing companies and Belvedere was BY FAR the most professional. Cathy is the absolute best! She worked hard to make house hunting from out of town as easy on me as possible. Weve had very few maintenance issues- but they have arranged and resolved immediately and that was a joy! We are having a great home experience in our house and I would recommend them to anyone.

This is a great property management company. When we were preparing to move to Greensboro, we were too busy to do the research to find a place to rent that was compatible with our needs (e.g., fenced in back yard, location, etc.). We left a voice mail with Cathy at Belvedere properties. She called us right back and started to help us right away. She listened to what we needed and came back with properties that were very much in line with what we wanted. During our stay in the rental property, the company was professional and supportive. The prices are reasonable as well.We felt at home for 2.5 years not just because of the property, but because Belvedere made us feel welcomed and valued!

Hands down the BEST rental property office in Greensboro, NC. Reba and Cathy are excellent at what they do and will make sure ALL of your needs are met! Check them out! You will not be disappointed. My previous rental home was demolished in the April 15th tornado. My son and I were displaced, him living with my grandmother and I at my uncles taking care of his affairs from the tornado. Reba and Cathy made sure they moved quick to make sure we were back together in the same home. The townhouse I am in now is beautiful!! Completly renovated from top to bottom. You will not go anywhere else and receive the service and properties they provide.

Cathy is very responsive to emails and phone calls.... which was not the case for other property management companies in the area that I tried to rent through. Communication is so important to me and belevedere properties earns a A+ in that area. She did not give me the run around at all. Very professional! Great company to do business with!

Rented at Eastgate Condominiums through them. They neglected to mention anything about the crime in that community prior to us signing our lease. They were nice at first and then when our safety was threatened and we needed to break our lease, they were not very understanding and made us pay rent and utilities until they found a new tenant. $2400 later...They did not make us a priority for finding a new tenant and bled us almost dry for 4 months following our leaving. It took me only 5 days to find 3 tenants via Facebook when I realized our apartment wasn’t even listed on any typical apartment rental sites months after we left. I had to convince her to post it on Apartments.com with my unit # specifically so it would specifically get rented.So, there we were paying them rent for an empty apartment and waiting for them to find a tenant and I found 3 and sent them to Belvedere. Then at least 2 of them said they were offered OTHER apartments when they went to the office or talked to Belvedere!! Someone eventually re-rented the unit but not until 4 months of paying “after-rent”.I did a lot of legwork for Belvedere and they had the audacity to deduct a re-leasing fee from my security deposit, which I never got back because I was so disgusted with them to even ask for it. I did however get a small refund of my security deposit for ridiculous paint fees bc we knew there was no reason paint should cost over $200 when we didn’t damage the walls (any damage was the previous tenant and I had photos to prove it).Reba was the nicest office staff ever and it was the owner Cathy who rarely responded to emails in a timely manner and I knew they couldn’t be that busy bc they hadn’t even done their job right when it came to re-renting my apartment. I heard they stopped managing Eastgate Condominiums, but I’m sure they still manage other properties.Stay away! Don’t believe the lies they tell you, and check out the area first before moving into it!! Talk to tenants. Know there will be no empathy towards your situation and you would likely have to sue your way out in a emergency situation.

I have rented on and off in the GSO markets since 1994. It’s has been a constant juggle of terrible landlords and properties managers, homes that turn out to be such disrepair, that it almost had me settling on a more small modern condo, but I am a house person, I love have a yard to spend time in and I like have two bathrooms etc.Last fall I rented a property from Belvedere Properties Cathy kindly took me around and showed me a few stunning properties in the area, the house I am crurrently in is a newer build mid century, brick rancher. It has been maintained as if the last tenant was the home owner. Everything works and runs super well, and the house it self is great to heat and cool. Very inexpensive.When I took the home I was offered a two year lease which i passed on, after so many terrible experiences, but now I sit 7 months into my lease, and my older model AC unit blow, they worked magic, via their in-house network of amazing local contractors they have been able to get me a new Heating and cooling system in less then a week, at the peak of summer heat!!..it’s in the 90s today and under any other company I have rented from I would facing additional expenses to find other accommodations while these repairs drag on but not with Belevedere!! They have kept there word and time table and I have asked to extend the lease, as long as I remain in this area, I will never rent from anyone else!!They get 6 stars out of 5 in my book!!Thanks to Cathy and Reba and the whole Belevedere team!!

I’m currently renting from this company & when I tell you I can’t wait until April, don’t even ask me if I’m staying again because the answer is NO. I really like Reba and I feel sorry for her because she is in the front line getting all the heat from tenants while Cathy sit and read reviews all day then ask people why they gave them a bad review 😂😂 like is that a serious question? Everyone I speak to in my building complains about ROACHS, no matter how many times the guy come spray & I’m a very clean tenant(ASK THE OWNER). I currently have mold in my apartment kitchen for he THIRD time which I was told it was my responsibility to clean 🤦🏾‍♀️🙄 but when I spoke to the OWNER he stated “No that is not your responsibility to clean” & other rental companies that rent out there stated the same it wasn’t my responsibility(Yes I spoke to other rental companies from out there) that is a health hazard but why do they care their still getting paid BUT NOT FROM ME 😂😂 I dealt with THREE lizards in my apartment while being here (infestation) but they said it was normal, please explain how? I’ve never rented from a company that likes to push everything on their tenants, I try to be calm with Reba because she’s just the receptionist who is told what to do by Cathy when she’s unprofessional but then want to be calm and professional when your face to face, what a JOKER! She is. 🤷🏾‍♀️ They let the exterminator guy come in when your not there (which my $300 Micheal Kors watch got stolen, informed them about it) not pointing fingers but my watch was there before he entered my place come back and it’s gone 😂 you make it make sense. Police scared to ride back here 🤦🏾‍♀️ there was a dead body in one of the apartments & yet cops still DONT come back here and sit or ride through, pitiful 😒 I mean I could go on for days about this rental company (Ask them why no one really stays more than 1 Yr, they got maybe 1 tenant that’s been back there for a while, why everyone else leave???? asked my neighbors why they where moving from upstairs they said “this rental company FULL OF S***” the only reason I renewed mine was because I waited to the last minute to try and find another one) . Not saying other places she rent out aren’t better but my complex is trash & my experience with this rental company is even worse. I have to go ape s*** to get anything DONE! Took TWO MONTHS just to fix a leak that came through the ceiling and down the wall from my neighbor upstairs (who left bc they said the rental company is full of it) But oh well y’all enjoy the pictures and I hope this review did some justice for anyone considering renting through them.UPDATE: I’m not sure how to upload pictures but I have pictures of the mold & lizards8/25/18 Update: CATHY came to my apartment and asked “why I give them a bad ratings” 😂😂😂😂😂😂😂 well let me begin to tell you.... mold is on my furniture & a bit in the drawers in my kitchen.... “She stated you can leave” while my mom was on the phone 😂😂😂 that’s all I needed babygirl. This company literally scammed my husband and I on a rental property @3524 Lawndale Drive. They advertised the home on Zillow, Hot Pads, and Trulia as 3024 square feet. When we saw the home, half of that was a basement being used to store the owners furniture, which included 5 couches. There is also a dining room set in the dining room that we asked to be moved so we could use our own.The agent, Kathy, said she would talk to the owners about moving the furniture. We filled out the application, paid 90.00 to apply. After waiting four days, they told us we were not approved due to tax liens on our credit report. I provided proof that mine had been resolved and my husbands was 797.00, which we would pay.Reba, the receptionist, advised she provided this to the agent (Kathy), and would get back to us. After waiting over a week, I called them, and was advised that the owners werent comfortable with renting the house to us. When pressed for a reason, I was told that the owners werent comfortable with renting to us because we asked to have the store furniture moved.I advised Belvedere Properties that I was very unhappy, I needed my application fees refunded, and I was going to report them for false advertising. Of the 3026 sq ft, only half was only available for use. At that point, Reba asked me if I still wanted to rent the property. I said yes, if the furniture would be moved. She said she would let me know Monday. Two emails with no response yesterday, one today, so I finally called. I got an email saying that we couldnt rent the home for the SAME REASON they gave me last week, and they are ignoring my requests for refund.Over the weekend they changed the square footage of the house on the rental sites to 1500. In other words, the led me on to have time to change the info.Do NOT USE THIS COMPANY. THEY ARE GREEDY AND DISHONEST.

A molded tile remained in the apartment from 5/18 to 6/15. i will post a picture for all to see how bad it got before the property addressed the issue. while this tile has since been removed, it has not been replaced. the ceiling has been exposed since 6/15. the pipelines from the upstairs unit were leaking. the toilet pipeline is where this tile was located. toilet water has leaked on to the floor since. mold is still present in the shower of the unit. this black mold, broken appliances, water damage, electrical issues, bugs, and poor management are the issues present in this unit... cathy nosek was made aware and did not take the proper precautions or time to handle the very evident problems. a two bedroom unit should not have an electric bill of $600. it has been proven to been an issue since the previous tenants in 2015 lived in this unit, as it was confirmed by the electric company that the bill was the same around this time. this means that cathy did not take the time out to ensure the electrical issues were resolved before moving new tenants into this space. the bedroom ceiling is now falling apart (literally, wood from the ceiling is breaking off), and belvedere has failed to spray the unit for bugs. the bugs have come from the water damage & mold and has made it uncomfortable to live. also, the windows in the unit do not open. i believe this is a fire hazard. the tenants were told by cathy nosek in april not to come to the office, but to only call by phone. this is no way to treat your tenants and no way to allow anyone to live. she asks people to write good reviews about her company, instead of doing the noble thing and genuinely providing livable environments. please, avoid dishonesty from this company.

Horrible horrible horrible a rip off !!!! Was talking to someone about a place and was asked to pay double deposit . I went and viewed home and all !! Than the next week I get a letter saying I’m denied because of no rental history !!! Waste of my time and money !!!!
