For the past two years under GPMs management, theyve been extremely responsive to any issues weve had regarding repairs on the property and within our unit. All inspections were given proper and due notice. Very reliable!

As a real estate agent, I had an absolutely stellar experience with Ed and Edwin at GPM prepping a home they were property managing with a seller who was out of the country the entire time. Their team had the home freshly painted and deep cleaned after tenants of 4 years moved out in 4 days. I was able to go on the market with this listing within the week and was in escrow with a back up offer in 6 days. Along with my two housemates, I was a renter at a property managed by GPM for a year. Simply put, GPMs work is top-notch. Edwin and Ed are consummate professionals who are communicative and responsive. For example, when one of my roommates had to move out on short notice due to military service, GPM was helpful, gracious, and understanding. When we had problems with a digital controller for our tankless water heater, GPM followed up -- unprompted -- to ensure that the plumber GPM had retained had contacted us, and that things were going smoothly.Although I write this review from the perspective of a renter, I would -- if I were the owner of a rental property -- be fully confident in having GPM manage my property.

Taking the leap to buy an investment property is one of the best financial decisions Ive ever made. One of the worst decisions? - thinking I could manage my property on my own. I hadnt realized how uneducated I was in the law. The leases I used, I later found out, were complete garbage and placed me, as the owner, in very bad legal standing. And I simply had no clue how to handle the volume of repair calls. I tried my best for a year but I simply couldnt handle it anymore.I was hesitant to hire a management company because 1) I didnt want the extra expense and 2) didnt trust them! But I shopped around. And did my homework and after calling every office in my area, GPM was hands down the winner. I must have spoken on the phone with Ed and Edwin for at least two hours, asking every question I could think of and how GPM could help me. Other offices were quick to dismiss me and seemed easily bothered by my questions. This property is my nest egg and I needed a group who would care for my property, as I do.Anyways, after our phone call, it was easy for me to side with GPM. One of the easiest decisions Ive ever made!Today, Ive had GPM as my manager for almost a year now and they still deliver the same quality work ethic and attentiveness, as they did DAY ONE. GPM has been such a pleasure to work with. Ive worked with Edwin at GPM and I would highly recommend him for any property management needs. Hes always available to answer any questions. Im a homeowner now, but when I was a renter this company stood head above the rest. Im not surprised at all by all of the five star reviews they have.Everyone knows how daunting renting an apartment can be. When I was looking for a place to rent I had such a frustrating experience with other companies, I was online checking out places and making calls constantly. Most places wouldn’t even respond to my call and those who did would take forever to show the place. Lucky for me I came across a vacancy that GPM had. Not only were they super helpful and professional, but they went out of their way to make the process as painless as possible, something I really appreciated.I lived at my apartment for about a year and it couldn’t have been more easy going. There were several things I really liked about the way they operated- the online maintenance made all service issues simple to request & a lot easier to follow up with. They also have online rent payment system.Simply put, I would recommend them to anyone who appreciates an efficient and professional property manager.

Looking at these reviews Ive realize that these reviews are consist of multiple perspectives and its not just tenants. Edwin actually gave the company he works for a 5 star, I dont it works that way. Ive also realized that my own landlord also gave them a 5 stars. Again, perspective is everything. If my land lord had pleasant experience it is because they have a job thanks to my current landlord, Reece Choy, also because they lifted a weight off of his shoulder. As a Tenant I am being 100 percent honest, these guys were not at all honest. I paid $600 last year for floor installation because my son was prone to asthma and has allergies so the carpet was old and I had been living there for 4 years I couldnt afford to rent the machine to clean the carpet every month. It comes out to $100 I am a single mother. I dont get paid more than $16.50. Reeces comment is actually true they have been increasing the rent to us tenants to make to the market value and the reason why we as tenants are upset is because thats all that they are doing. They are not actually increasing the value of these apartments. I dont understand how Ed & Edwin get great reviews if these are the same people that didnt want to send a plumber to my apartment over the weekend because the plumbers charge more on the weekends. We all work Mon-Fri and are only home on the weekends. They gave me a 60 day notice to vacate the apartment for no reason after mind you I spent money out of my own pocket to add value to this apartment because it was for the best interest of my son. If they were so honest as people on here say. They should have said, No, Carina dont spend money because we are not planning on renewing your lease the following year. If these people were so honest as people say they would take my son into consideration. Yet, here they are giving me a letter to vacate for no reason knowing I have a one year old. I cant get cash aid or food stamps because they say i make too much money so Im not eligible for them. But that should show you that these people are not honest if they are just raising the rent to meet the market value rather than being considerate of actual tenants. I am a follower of Christ so I do know that I will be protected by people where ever I go. As a believer of Christ we live by helping others. These property managers dont have compassion of others. Theyve harassed me with these vacate letters that I got back to back to back. I keep saying for no reason, because Ive payed my rent on time every month since Reece contracted them. I live pay check from check, how do they expect me to vacate within 60 days and still pay my rent. Im not mad, lets be honest, I am blessed and will to be blessed where ever I go. Im only showing you a tenants perspective. There is such thing as hypocrisy which is what these people show you, they smile to your face and then later back stab you. They dont care about tenants at all (Unless you have money they WONT look out for you). Ive called them multiple times and they keep ignoring my phone calls, sending them to voicemail. They send me emails through DO NOT REPLY emails so that I am unable to respond to them. I would like to know the reason for why I should vacate. Since they didnt give me one. Ill continue to pray for them. I just wanted to share with you all my story.

Most landlords and their management firms are largely disliked by their tenants - and for good reason. GPM though has been a blessing. They get things fixed well and more importantly, fast. Couldnt be happier with how they manage our complex. Love GPM!

GPM manages several of the properties I own. They are always timely with all of my payments, on top of things and always keep me informed all along the way. Very unprofessional. I had called multiple times and had my phone call returned just twice. Two weeks after my initial inquiry and dodging over 30 phone calls about the availability to show a property, or clarification on vacancy, they finally gave me a call to tell me that someone had put in an application in. This is fine, but please have the decency to give a courtesy call regarding the status of a property upon receiving inquiries! What a waste of time and I can’t belive an actively running business would give prospective renters an active runaround!

A huge weight has been lifted off of my shoulders thanks to the efforts of Glendale Property Management. I receive my rental payments in a timely manner and the professional staff quickly resolve any maintenance issues. I have no worries leaving my property in the hands of Glendale Property Management, these guys are really good at what they do.

It’s been a year since GPM started managing my condo in Tujunga and they have been amazing. I don’t have to deal with anything. They take care of expenses, repairs and the rent is deposited directly into my account. I would recommend these guys to anyone.

Ive worked with Edwin for almost 10 years now. Not only has he handled my own transactions with expertise, but everyone Ive referred to him over the years have had nothing but great things to say about him and his professionalism.
