Do everything you can to avoid renting from this company. Weve had so many problems with them. First, we extended our two year lease under the promise that they wouldnt raise our rent. They promised they wouldnt. BUT, what they did do was include a $35 a month fee for new clean air filters every month. Last time I checked, two new air filters dont cost $35. Plus most months they wouldnt even come. Such a cheap disguise at raising the rent level without actually raising it.Next, the maintenance requests. We submitted multiple maintenance requests to fix our garbage disposal, which they ignored. Then, they charged us for a new one at the end of the lease. You shouldnt expect to get your security deposit back. We got charged to put new floors in with new floors with the property even though the old ones have clearly been there for years. Such round figures on the security deposit fee sheet. A complete sham that we considered pursuing legally. But, its not worth it. All I can do is recommend that everyone stay far away from Renters Warehouse Richmond.

I have had the pleasure of knowing and working with Tim, Kelly, Wes, Charles and Ron over the last 6 years or so. I’m not in property management anymore, but working at this company was inspiring, warm, fun, supportive and challenging. I’ve seen them grow this business together with the intent to help and serve their clients to their best of their ability. This is a smart group of people that I think bring value to the industry and it is not an easy industry to be in. I recommend this company if you are looking to grow your career in property management or real estate.

I have owned a rental property for 5+ years and I have over looked many of the slow call back or response to issues that arise. However this last problem that has come up is 100% renters fault. I have contacted my agent for over a month with zero response. I have called- left messages- emailed and nothing. Finally after becoming firm with the secretary I received an email response not even addressing the issues at hand. I have been called sweetie, honey and darling more times then I can count. We have rented for over 2 years and its been nothing but issues with Renters Warehouse. From maintenance requests taking weeks to be addressed to us having our rep changed 5 times because everyone keep quitting. Then when I call to speak to someone no one is working. I have to call 5 times only to hear oh we are sorry no one is available to help you please try again. I have requested numerous call backs to no avail. Mary Ellen in specific is terrible at her job and should really consider a career change.If you are a potential tenant I would consider any other place over having to deal with Renters Warehouse.

We had them for 2 years for a previous rental. They are the worst for getting back to you for any response. When we had minor maintenance issues it took weeks for any response. Good luck on trying to get a property manager to call you back. I literally would have to call about 5x before Id get any returned call. When we moved out we waited and waited to get our security deposit back they said 45 days and its been over 2 months and still nothing. We received an email stating we would be getting back our whole deposit which was great but we still havent gotten it yet and its been almost another 3 weeks.

I am currently having trouble collecting a judgement against them that I won last week, they refuse to settle the judgement and refuses to respond to my emails and calls also by text messages that they would rather respond to you instead of a phone call. We are new tenants with this company and I can tell we are not looking forward to the next 2 years, but we will get through it. We had a slum lord before and we made sure we took the proper steps to protect ourselves and we did get our full deposit back. The house we left was in perfect condition, now we have to come here and do same. With no AC our downstairs kitchen and living room is over 90 degrees. We have a baby too and he can’t take the heat so it’s really hard to unpack and get anything done because he gets sick in heat. We were told they were bringing us portable ACs until the AC is fixed and that did not happen, has not happened...the walls the ceiling fans nasty every single blind in the house nasty. I’m not even gonna try and clean I’m just gonna replace them myself. The house smell like nasty wet dog and we keep finding black dog hair on our baby us everywhere in house. I really thought the house would be cleaned like the one we left. But that never happens I guess. I have so many pictures but just to give you an idea....

The communication is terrible. We (not willingly) signed up for the filter program for $12 a month only to get our HVAC filters every three months so we were paying $36 for ONE filter. Moved out a month ago and are still waiting for our deposit back. The Renters Warehouse agent never showed up to move out inspection, I sent necessary move out documents to the one email I have and get no response. The maintenance line is terrible so when our water pump in our well kept going in and out they kept saying “we’ve contacted a contractor and are waiting for them to get back to us” and asked what we’ve done to resolve the issue (isn’t that their job? We know nothing about wells). Thankfully we had an amazing landlord! I’ll never rent a house that uses Renters Warehouse again.

This is our second time coming back to RW, the overall experience of obtaining a property and process has been great. Our realtor was Brittney, she extremely helpful and understanding throughout the whole thing. Always quick to respond, and willing to go the extra mile, all of our concerns were heard and tended too, even after moving in she’s still involved and continues to provide great service. I’d recommend anyone to use this company, they definitely have a lot of “contingencies” in their contract so just don’t be reckless with properties.

Tim was an awesome buyers agent for us as first time buyers! Tim explained the whole process and told us what to look for in a house. The RVA market is crazy and he helped us stay competitive without making a mistake. He did over a dozen virtual walkthroughs, whenever we wanted. There were several times he could have closed earlier but instead told us to slow down and wait for a better option. He also looked for options outside of our typical tunnel vision search range, which led to our final buy. We started looking in January and closed by end of March and it was a great process throughout!

When I was having trouble getting a hold of the office to correct a rent issue, she found the error, personally reached out to me and is making sure it is getting resolved. Jessica has been great at communicating throughout the entire process including the showing, moving, and last minute things like making sure our lawn got mowed and to schedule our back deck being power washed.The 5 stars is also for Gustavo their handyman, he is very prompt, responsive, and knowledgeable. The first day moving in we discovered our faucet was stuck on spray mode and wouldnt go into regular mode, our garbage disposal wasnt working, and that our clothes washer was flooding. Once his contact information was given to me, I ended up calling him directly to schedule and he was been nothing but kind and friendly!!5 stars all around, for Mary Ellen and Ron (the manager), I had a rocky start moving into this rental and some issues with communication. Mary Ellen reached out personally to hear my concerns and helped work with me to fix all the issues we were having. She even made sure I had ways to contact her more directly which was very much appreciated!!The one downside is putting in a maintenance request is not very streamlined and you dont get a status update or confirmation number when its been received so youre just left wondering if it even went through.

Strengths - We have used Renters Warehouse for a year now, and through every step of the process, they have largely been over-the-top excellent. As a property owner the experience is nearly hands-free and Ron (our main PoC) has been professional and very responsive.Opportunities - We utilize a home warranty, and being completely transparent there have been a couple hiccups there in coordinating some repairs, as Renters Warehouse resources sometimes arent the most cost efficient. For those property owners who do wish to warranty the property and appliances, there are opportunities to improve the process.Overall, the strengths are so dominant that even with the one opportunity the rating is overwhelmingly a 5-star and well deserved.

I had a great experience with Renters Warehouse Richmond and the process was pretty seamless. Troy Davis did an amazing job taking photos of the property and was extremely helpful with finalizing repairs/fixes for my house which was really convenient (I’m not handy at all). He was very responsive throughout the entire time we worked together and did a great job marketing the property and getting a tenant in in the timing I asked for (which ended up being a 2-3 week turnaround).

My experience with Renters Warehouse was decent in the beginning. It very quickly became a game of cat and mouse. I knew immediately when a property manager reached out to me randomly to go on google and leave them a good review that something was fishy. If you’re thinking about using Renters Warehouse to place tenants in your home DO NOT (ONCE YOU DO IT YOU’RE TRAPPED UNTIL THE LEASE IS OVER). You can never get anyone to answer the phone. When you do they say they’ll call you back but they wont. I feel hopeless right now honestly, and I still can’t get anyone to answer. I called corporate and they say the franchises aren’t affiliated with one another and there’s nothing they can do for me. My lease is up in sometime soon but I have no idea when since I can’t get anyone who knows anything on the phone. I’ve been trying for months to get in touch with someone with no reply. DONT DO IT

They also allowed me to select my own maintenance man which was my request, however they can manage that aspect as well. Ron Coffman is excellent and professional to work with and I would ask for him again if I have another property to rent.

I have been associated w/ Renters for 4 years and have found this business to be consistent w/responding to requests and dealing w/emergency events (which fortunately have been few). Robin, Troy and the rest of the staff have respect for the tenant and are wonderful mediators between tenants and owners. There are numbers to contact Renters in the event of an emergency and the response is fast. I would strongly urge prospective renters to contact Renters Warehouse and secure a rental through them before getting into a situation where they are on their own with an owner and no go between. I was fortunate in having a kind, responsible homeowner. That is not always the norm.

Charles has been absolutely amazing since the moment we started looking for a house to rent. We were moving from out of state and had an incredibly difficult time finding other companies to work with us.
