I been living here for about 7 months and my experience has been great. My apartment is very spacious has a great layout. They have monthly community events which have included food trucks coming to the neighborhood, ice cream truck, wine night, ice cream etc all very nice and are free for residents. I notice that they always try to find alternatives for any inconveniences for example the pool was damaged by winter storm and took a while to repair so They offered free passes to the Frisco athletic center. Staff is always friendly and responsive.

Great place to live I love this place, thanks to Krista I had an amazing easy time getting my new place. She is awesome and very sweet if it wasn’t for her helping me I wouldn’t be living here today totally recommend!!!!!!!

My son was just approved for his very own first apartment. The whole process can be so intimidating, and scary, however Krista made the entire process from start to finish as easy as Ever. The only thing he regrets is not moving to this community sooner. We can not thank Krista enough for answering our millions of questions, and never once acting like he was bothering her. She is awesome!!

Uhhhh the police had to respond to our leasing agent, Krista. Dont move here!!!!!! Drunk and belligerent and yelling at the police. and on a weeknight when people have to WORK. Unacceptable. No wonder they are having to pay residents for reviews.EDIT UPDATE! 9/29I didnt call the cops but Im glad someone finally did! This was not the first nor the last time Krista has been extremely drunk and loud by the pool. She continued on with this behavior for 3 more consecutive nights. The following Saturday night she was at the pool with 5 other guests until 2am (well beyond allowed pool hours), blaring 80s explicit rap music, so drunk (drinking at the pool is also not allowed) she could not even walk straight, screaming, yelling, cussing. Her trashy behavior is appalling and not appropriate for Frisco. I hope someone also called the cops on her on Saturday. MANY residents here have expressed issues with Krista on MULTIPLE occasions and the complex continues to ignore our complaints due to Krista being a leasing agent here. This has forced us to come to the reviews section, call the cops, and other recourses since our REPEATED complaints on the resident portal and directly to the office about her have been completely ignored. P.S. Cops (2 squad cars this time!) were on site here last night yet again. Seriously FULL STOP do NOT move here.

Nice community with beautiful and highly welcoming staffs. So polite and respectful.I was very happy when I visited but my happiness was not complete because I didnt have the opportunity to take a look at the inside apartment. Thats the only reason I didnt give five star yet. When i see how the actual inside apartments look like then I will complete my review with five star. Plan on moving soon. I pray the inside apartment is clean and beautiful.. sad I could not see any pictures yet or video yet I am moving in but I trust it will be okay.

This place is worth the visit, great prices especially for the location! The staff is very friendly, and professional. The office is clean, and they have great amenities. Krista was amazing! She went out of her way to make us feel at home and we’ll taken care of.

I want to give a Big Thanks to Krista and Lebanon Ridge. As a single Mom I encountered a few challenges with my credit and needed a second chance to provide a safe/beautiful home for my family. This Community gave me that chance. The neighborhood is nice, very clean, family orientated, friendly and have great schools. If youre actively seeking a new apartment home....this is the place.

I am writing this review as a real estate professional service provider I referred my clients who were moving to the DFW are to this apartment over 13 other apartments I have search and showed to them, the leasing process was very quick and efficient but once my clients moved in and settled, my broker and I sent an invoice to the apartment management to pay a Relo / referal fee, after I sent several email & call I was told the manager name Brandi is the one that handles this matter so as a professional service provider I emailed her several time to follow up with the invoice being paid and she kept giving me all kinds of unnecessary excuses that had nothing to do with what I ask her to the point she emailed me stating she doesn’t have enough staff and she will look into it and get back to it which she never did even to the point on her last email she emailed saying that she’s on vacation and she will get back to me, after following up with her for over two month she never took our service serious, she’s very unprofessional and she lied about every email she knowing that she’s not willing to pay our service fee i will never refer anyone to this apartment and to all professional service provider STAY AWAY from Lebanon Ridge Apartment.

I will be moving to the Frisco area in the next month. I was in the area looking at my new office. I thought it would be a good time to look for my new apartment. That is when i met Krista. Moving is never easy and im not looking forward to it. After walking the property with Krista i am looking forward to moving. A big part of my Business is customer service and i was very happy with the service i got as a customer here. I will be back to get my new place in a few weeks.

The leasing team is very nice and friendly. My girlfriend and I were very nervous on renting our first apartment, however they made it very smooth for us and for us to not over think anything. The community is well kept clean and nice. Grass cut, and shrubs trimmed. Light fixtures work on all apartments around me. Maintenance has been done in a timely manner. I moved in during May and haven’t had a bad experience since. Trash valet has always picked up my trash as I do follow the rules, and A/C has not went down yet. Thank god.While searching for apartments, this was the most affordable one I could find and it was in west Frisco. It was even cheaper than the ran down ones in east Frisco (otherside of DNT). We applied for the apartment without even touring it. Let’s say we got lucky. Holly was the one that helped us out with the lease, however Krista was able to help us out with other situations. However very happy with my stay and services that we have received.My only complaint would be the gates being opened and not closed the majority of the time, and loud cars near the street and speeding down Lebanon. This is out the apartments control however.I will update my review as I continue to live here.

Do not move here! We were told the parts were in for pool repairs they just needed rain to stop weeks ago! There has been little to zero rain for weeks and they still haven’t started construction. This place has become trash. Management nor Dayrise cares at all about its residents!

This is the most amazing apartment community. I visited a friend’s apartment and fell in love. I will be making Lebanon Ridge my home in June.

I moved in about a week ago, and this has been the smoothest move I’ve encountered! It was easy to get all my necessities in place and the staff have been super kind and accommodating.

I toured this place and their customer service was so phenomenal I felt the need to review them despite choosing another apartment closer to my job. They really make you feel like youre important and a part of the family.

Save your money..new management company is a joke. For what I pay for this place I should have access to ALL amenities. Outside if dealing with Holly ,Fransisco and Marlon you get the run around from everyone else. Pool and gym have been unavailable since pre covid. Not worth the money. Long time residents are leaving because things are just awful.

I went here to look for a new homes . The main office is still closed which is a major concern for me. We got to look at the apartment but it literally looked like a section 8 home. It smelled and was not upgraded at all !!!

Amazing place. But, find somewhere else to go. I got hit with a $40 convenience fee for paying rent on their portal. Employee did a horrible job assisting me and looking out for a single dads pocket change. Way to go, Team Lebanon Ridge. Already can tell this is going to suck living with management like this.

Been here about 4 months now and I am super satisfied with moving here. The front office staff is wonderful and super helpful. Brianna was super great with all the move in details and when she wasnt there Courtney was just as good. Super quiet and safe. They are always putting something together for the residents.. pretty awesome!!

Do not move into these apartments The administration does not solve anything, the gates have 2 bad years and they preferred to remodel the office first, and all the electrical appliances are old, they are damaged daily and do not solve days later

Worst manager. Emailed corporate about repairs not being done, manager simply lied to them to cover herself by saying that it was fixed. Clowns.

I cannot say enough about the office staff at Lebanon Ridge, especially Nicole! We visited the complex at least 3 times before deciding this was the place to move. We got the best price and the application process was seamless and very quick. Nicole is knowledgeable, patient, and quite personable. We believe Lebanon Ridge will be a great place to live!

I lived 2 years with my family in Lebanon, the attention was excellent, both from the office staff and the maintenance staff. They did not charge me anything that did not correspond. I thank you for not discriminating against Hispanic people.

Moving here was a great decision. Staff friendly and accommodating. maintenance prompt usually same day. Its quiet in spite of many families. Lovely surroundings, I walk my grandchild almost every day.

Reading all these comments and im thinking, how did that girl go to sleep every night with all these people crying? To say the girl was evil is an understatement, she put me through hell and how she hated me? Lord knows why! I lived there for 4 years, everything was ok until Meredith left and she thought she had some.powers since the new manager there didnt know much. I gave a notice to move within the permisible timeframe, only to be told by Nicole that she had not received my notice letter. She criticized me for not emailing my notice of non-renewal and claimed that the front office ladies had not received my handwritten note. To my surprise, in the previous years I had always served my handwritten renewal notice in person and never had any.problems. I cried with her name everyday in year 2018... suffered a lot because if her inconsiderate actions and I still owe more than $2,600 towards the notice and a hefty apartment assessment that I know the new manager ended up revising because Nicole had slammed my bill to above $5000. I cursed her everyday to lose her job because of what I went through with my son. I hope she doesnt have a job or suffers through every manager that she will work under. This was a good place, but Nicole made it unbearable to many! I curse the day she was born due to the financial trauma she put me through! Lovely floorplans, architecture but I hope they have better staff now

We love living at Lebanon Ridge. The management staff is great and always very helpful. The maintenance guy came out the SAME DAY when we had a light bulb out. We really like it here.Things that are to be expected with apartment living- sometimes you hear your neighbors. Sometimes they hear us. Sometimes people dont follow the rules. But luckily, at Lebanon Ridge, the management staff does everything within their power to help their residents!

I have been at Lebanon Ridge since December of 2012.I have never had a problem that wasnt taken care of immediately. They are punctual, clean and care about the customers as a family. I cant say enough about the Leasing office personnel nor the maintenance employees. They are all a joy to be around and always show respect for the customer and their home. This 10 year-old complex is starting to fall apart; my A/C has never worked properly, kitchen appliances are falling apart, and the management changes frequently. Overall, Ive been here for 6 months and I do NOT recommend Lebanon Ridge for your apt needs. Look elsewhere in Frisco for newer Apt complexes.

Ive lived here almost 2 years now and love the staff, the apartment and the community. Any request Ive ever had, was done professionally and immediately. I have a friend that moved in on my referral and have no problem referring others.

Just moved in, and the staff was super nice. The apartment was also really nice. When we walked in, there was brownie mix, a pan, spatula, and oven mitt on the counter. First time we had that at an apartment. I thought it was pretty cool.

Overall this is a very clean and decent community to live in. Ive been here for about 18 months. I will first list the pros then the cons.PROS:- 1 bedroom with the 1/2 bath blows the competition out of the way. Its a rare find and the 1/2 bath has the cute pedestal sink.- Carpet and faux wood blinds is a nice upgrade. Also Real Tile on floors- Spacious bathroom, bathtub, and closet- Very attentive and addresses concerns which is a big deal for me- My appliances are great.- My maintenance requests are addressed immediately. This includes my ac issue I had, and when my washing machine had a part that went out- Rent uncludes a nice washer and dryer-Leasing office accepts packages- Gate is operating all the time unless someone breaks it which is very rareCONS:- The fitness center needs an upgrade- The lady Nicole that finally left the office staff was VERY NICE NASTY, but shes now gone so I guess its not a con- The water bill is too high- The construction is poor meaning I live on the top floor to avoid noise but I still cant avoid hearing my neighbors 🤦🏽‍♀️. The floors and walls are too thin.- Parking got full at 1 point bcse peoples guest would take up parking for weeks or people let friends live with them for months.- Garages are too expensive- I HATE the cabinetry its just the cheapest and downgrades the look of the nice aptMy complaint for living here has nothing to do with the management or how its ran, but they are now managed by another company so we will see. I just am tired of the neighbors that have no concern for others.They want to talk outside at weird hrs under my window, slam doors, clean up and bang around the house after 10pm etc.I just hate the noise level here. My downstairs neighbor is a single guy that constantly keeps a house guest or 3. He and his visitors walk so darn hard its like they may as well live above me bcse the hard walking is so darn annoying.I hate the floorplans with the master bedroom on top of the neighbor or joining walls with the nextdoor neighbor.The next door neighbors are so freekin loud. When Im ready to sleep or read they are ready to party and clean up from 10 pm to 2am. If neighbors had any kind of consideration it wouldnt be an issue. A normal person that walks around or takes a shower wouldnt keep their upstairs neighbor or nextdoor neighbor annoyed by walking like lead is in their feet or slamming all the doors. SmhhhhhhTruth be told I am just wanting to live in a house again because I hate that I have to pay good money to hear people bumping around at all times of day and night, laughing through the walls, snoring in the apt under me, and talking under my windows.I smell strong ethnic food in my vents and from the parking lot. Yep you guessed it. The neighbors.If youre single and enjoy peace and you dont have distractions from noise with others living in your home, you wont like it here.Its just constructed too poorly. Nice apartments but the noise is enough to drive you crazy. If the construction was better my issues would be minimal.

Amazing property with great staff! Anytime I have needed something fixed in my apartment, they were there. Highly recommend this place. I have lived here for 4 1/2 years and counting.

I moved in a few weeks ago and have had the best experience. Haley kept me updated to price changes and was very helpful before moving in and is just the sweetest. I had a package the day after I moved in and Katie knew my name and apartment number when I walked in the door.Two days after I moved in, there was a minor flood caused by a neighbor. They were very apologetic, walked me though the process multiple times, answered any questions, and exceeded my expectations in handling the situation.The amenities are great and I love the surrounding greenbelt, but the staff is top notch. The staff is very friendly and I could not be more pleased with my choice to move in.Thank you Lebanon Ridge for being so awesome.

The apartments are great! The management staff not so much. Made several noise complaints (with noise clips) and the staff failed to take action. Had to move because the noise was unbearable. My mom and I stayed out of our apartment for as long as we could to avoid the noise from our upstairs neighbors. I had to wear headphones at night so I could sleep. It was very rare that we were able to take a nap in own home. My mom was studying to take the GMAT and had to go to the library because the noise was ridiculous. Bottom line: no one should have to go through any of that! Also, the property manager was always conveniently out of the office. Word of advice: GROW A BACKBONE!

The staff is excellent and the maintenance team is fast to come out and friendly. The grounds are always kept up with. Neighbors are quite and friendly. Great place to live!

This is the worst apartment complex EVER! First of all, the staff are rude, especially the manager. Whenever I would walk in the office with my friends after school, she would yell at us to get out. She even threatened to call our parents if we ever came in again. Secondly, there is this one week of the month that they come into your house, WITHOUT PERMISSION, and inspect your property. It mightve been better if they told all the residents directly in their faces, Hey, Im just going to come into your house whenever and start mugging you alright? During this day, they just barge in without even knocking, and worst of all, they WILL do it even when youre not home. Finally, I want to finish it off with a story absolutely terrifying. See, a couple months ago dating back to November 08, 2013, me and my family were staying up late watching a movie, when suddenly, someone tries to pick the lock. Luckily, my dad saw it and yelled out, whos there, scaring the thief off. The next day, we went to see the office about this and they didnt even give a crap! They just told us to call the police next time something like this happened. As a conclusion to all these facts, my whole message to you is, dont live here, YOULL experience all these tragedies as well, if not more. Go live somewhere like the Vintage if you really care about the values of your life.

There are numerous problems with this complex and the office staff. First, the walls in the apartment are so thin that we cant use the master bedroom to sleep. Every time someone upstairs takes a shower (and we have neighbors who showers at 2 am, 4 am, and 6 am), the whole room sounds like there is a running stream or whirling swimming pool waking us up. WE CANT SLEEP in the this room at all. Other neighbors have told me that they can hear their neighbors having sex and talking. Fortunately we dont hear those. The repair to add additional padding in the walls didnt help much. Its poorly designed structure, cheaply made. Second, this week we LOST the trash valet service. I dont understand how you can LOSE a valet service. There are contracts to prevent this type of disruption. This is indicative of and consistent with the poorly managed office and highly unprofessional and unqualified staff that work there. Third, when I called the office to ask if there is a convenience fee for using the portal to pay the rent, the person who took the call DID NOT know. She asked her supposed manager about it and that person DID NOT know either. In fact she DID NOT know the full name of the general manger who runs the office.The people who work there dont know how to manage vendors, contracts, they dont know the services and products they offer, let alone the people who manage them. This office needs a serious overhaul in their staffing if they want to compete in the rental market in Frisco.

RIP OFF!!! Do not move here! The actual apartments are nice inside but the office staff is AWFUL...... When you move out they will keep your deposits NO MATTER WHAT! When I moved out they charged me almost $200 for water saying I didnt pay water for a month and a half when I initially moved in but water have never been that much each month. My daughter has a dog that came to visit every blue moon, the pet never lived there permanently or consistently but I was charged $500 stating they do not allow visiting pets. I was bullied into paying the $500 and was told I would get $250 back in which I am only getting under $200 total in deposits although I gave an additional deposit when I moved in along with the pet fee. I was told by Nicole the apartment was left clean with no issues besides regular wear and tear of my being there 2 years (carpet, paint). So do yourself and favor and move elsewhere!!! Theres families that lived doors down from me cant wait until their lease is up to move out stating office staff is HORRIBLE! They say anything to get you in but you will PAY ROYALLY when you get in. ANY little thing they charge for. They will confiscate any bicycles or anything that is parked under the stairs stating it is a safety hazard although they arent in the way of anything. You have to pay to get the property back. If you dont get your trash can in before 9am in the morning after trash pick up theres a fee for that, etc. etc. etc.....FEES FEES FEES! I think they are charging so many fees because they are not getting the tenants in they are used to getting due to bad reviews which are all TRUE!DONT MOVE HERE!!!*Really a 0 star but would not let me post without at least a 1 star*

Horrible management. Nicole he manager is terrible and she doesnt know how to run it. It was a trap they look all nice but once you sign that lease.....your screw. Its like dirty, a jail, cameras, and it was haunted. DONT MOVE HERE. Beware!

I have never wrote a review before.... but this apartment deserves one.After reading all these bad reviews i still signed the lease with this apt only to experience what others mentioned 1000 times already. I dont want anyone to repeat my mistake...Waiting eagerly for my lease to end!!!

Updated 2021: We have lived at Lebanon Ridge for about 4 years now and the staff, both office and maintenance, have been nothing but friendly and have addressed or resolved any issues we have within a reasonable amount of time. They communicate expectations and/or delays to the residents. They do what they can to make this a place that we enjoy.I miss the pre-Covid gatherings that were had as it allowed residents to meet and get to know each other, but they have done a lot of virtual things to keep the residents engaged.Are there issues living here? Sure. Some are things that can be helped, others not. Many of the issues we have faced were addressed and resolved.I see comments about the gates and cleanliness. Yes, this is a community with gates, but is it really a gated community? I would say no. Yes, the gates have been open for an extended period of time. No offense but if someone thinks the gates are going to keep people out, Id like to know the last time they abided by the posted signs and waited their turn for the gate to close and then reopened it again to allow one car at a time. Realistically that doesnt happen. This is not a gated community with a guard who monitors the comings and goings. If that is an expectation you have, their are neighborhoods around here with that. Other issues stem from residents not taking personal responsibility for their actions like cleaning up after their animals or not being mindful of the noise they make when they live on higher floors. Thats not a staff issue, thats a consideration for yourself and your neighbors issue. Its also part of living in an apartment. There are things that I didnt need to know about my neighbors, but they choose to involve those living around them with how loud they argue.You cant blame the staff for every little thing. If Residents would read and adhere to the expectations and actually do their part to keep it clean, it would be great. If you arent part of the solution, you are part of the problem.Posted 2018: Love living at Lebanon Ridge. Terrible experience with management and service. Asked for one small favor ever- just drop my packages outside my apartment because the office closes before most people make it home from work- and they wouldnt do it for me. It literally takes 2 minutes to walk to my apartment from the office. They claim they have a concierge service but cannot even make one trip to the building next door? They claimed to be too behind on work orders and other requests, I think that is a sad excuse. I am sure you had a work order in my building you could drop your package with.Additionally, they have not maintained the facilities well. The first 6 months I lived there HALF the gym machines were broken. This is not an exaggeration in time or amount of machines broken. At one point all the ellipticals were broken and you were stuck to just one treadmill, so if anyone else was working out you could not as well. They did not fix or replace them in a timely manner, simply posted a sign these machines are under maintenance. Also, there were several places where the sidewalk and/or walling sections on the property were broken. This again took months to fix, and there are two specific issues they still have not fixed (9 months later!).They are required to give a 90 day notice for end of lease so you can submit your 60 day notice. I received a 72 day notice-- barely enough time to look for new places if I had been unsure if I wanted to renew my lease or not! Fortunately I knew I absolutely did not want to renew my lease as they were going to raise my rent by almost $200. Again, not much incentive to stay if they cant even give you a renewal discount or just keep your current pricing!Overall I did not find the management approachable or helpful during my time living here. I would not recommend you live here. The location is further out than other apartments you can get for the same pricing in the area.

Inhumane experience with Nicole. I lived at Lebanon Ridge for 2 years. Renewed my contract in August of 2016 for October 4, for my third year. Unfortunately due to unforseen circumstances, was admitted to the ICU on September of 2016 and was not able to go back to the apartment. The social worker at the hospital contacted the office manager at the apartment explaining that I would not be able to be living alone once released from the hospital and since the lease renewal would not be effective till October 4 that I will have all my belongings emptied on October 1. Still after many phone calls and Emails, Nicole notified me that I will have to pay early termination fee for a total of $2400. I explained my dire medical situation and also offered to pay for the month of October, she still refused to negotiate and sent the account to collections. Just horrible management team.

Please read dont be like me... Terrible experience with management. Is NICOLE a human? Worst experience ever. Staff is rude. Horrible experience.

First off Im not allowed to enter the Club house without my parents, wich are paying their paychecks. The living quality is terrible. All the staff except Nicole are even worse and terriblely rude

When i first came, the management was ok. But as of today they are very rude and they dont respect and they increase the rent every time I renew my place. the service is absolutely worse. Especially Meridth or something is not a nice lady at all and she thinks she owns the property. and very disrespectful. She thinks she is giving us everything for free and forgets that she is living . I reported to the management about her and her service and respect towards the tenants. Im not happy at all and Im giving the notice today to move out.
