This hotel was by far the worst experience I have ever had at a hotel. The property looks NOTHING like the photos. On this night, there was loud music playing and pounding on my walls until about 4am and I didnt get an ounce of sleep, after letting the front desk know on three different occasions they said they would do something about it but never followed through.My room was fine, but the AC didnt work and it was a very muggy 80 degrees. I found cockroaches in my bathroom and overall I didnt feel safe on the property.

We checked in and we went inside the room the room was FILTHY DIRTY. They have cockroach in the dressers and crawling on the walls. AND COULD SMELL HOW BAD THEY HAVE COCKROACHES. The roof was leaking water onto a lamp and the lamp was soaking wet. Also the roof look like it was falling apart.There was a hair piece behind the tv. The sheets had stuff all on it and there was hair all up on the bed and blankets. The shower curtain had BLACK MOLD ON IT. The refrigerator had BLACK MOLD IN IT. THE ROOM SMELT LIKE CIGARETTES. We went to the front desk and the guy said that he couldn’t switch us rooms. or COULDN’T give us a REFUND. THIS HOTEL IS SO BAD AND WOULD NEVER GO THERE AGAIN. IF YOU COULD AVOID THIS HOTEL DO IT AND SPEND A LITTLE MORE MONEY. I WOULD SAY MOTEL 6 IS BETTER THAN THAT HOTEL. HOMELESS PEOPLE EVERYWHERE CARS WHERE TAKEN APART AND THE CARS WERE BROKEN DOWN. THERE WAS BROKEN FURNITURE EVERYWHERE. THEY NEED TO UPDATE THE PICTURES BECAUSE IT DON’T LOOK NOTHING LIKE THE PICTURES. IT IS A RAN DOWN HOTEL. I HAVE PICTURES OF THE ROOM.

Positive: Nothing. Beware. Dont stay here. Its dangerous! Negative: This place has drastically declined. Homeless encampment next to the hotel. From my 3rd floor window I can see people falling over drunk and smoking out of glass pipes. A maintance worker was drinking whiskey. Staff was unaffected. I left, refunded.

Ok I guess for $78 plus tax..the deposit is $100 which is necessary to attract a decent clientel. The landscaping is almost absent but we survived the night.

This place was so nasty…dirty…hot…the bedding was not clean and the front office wouldn’t even give me clean sheets. There were a bunch of people out everywhere late at night…? If your looking for a quick place to get laid then this is your place but not a place for family’s or long time stays. I’m telling you it was nasty. The price is not even good for this place…..don’t let the lobby fool you trust me.

First of all. The parking was scary because there are very dim lights that barely expose the parking lot. Second, the floors of our hotel room were dirty. Third, it was the creepiest hotel and room, it was like paranormal activity/eerie kind of feeling. We had a moment in the morning where we believed our 5 year old went to the restroom but she was laying right next to me the whole time. Something in the room had to use the restroom in a hurry 🙅‍♂️. Fourthly, I had to go outside a few times and there were some questionable figures. Staring at me and watching me as I went to my car and to my room. I do not recommend this place, esspecially for families. Be safe everyone.

This is the first review I have ever written in my life, but this motel warrants it. We are not picky (going on four weeks of camping in some rugged & primitive areas of USA) but we checked out less than an hour after checking in. The workers at the desk were competent & nice, but the place was horrendous. Everywhere smelled of cigarettes. Almost everything in & out the room was damaged & disgusting (stained, dirty). People without rooms (I assume homeless) were circling around the motel for the whole hour we were there. Usually fine with homeless people but these were shady as hell. Some of them came inside the motel (lobby & main area) and one kept following me around talking to me. As a woman I did not feel safe. The staff said it is patrolled by the police & there are cameras, but I didnt see any police & that there were random people without rooms inside the motel suggests a lack of security. Spend extra money & find a different stay.

Drama !!!, staying in this place is a drama. Dirty parking lot, sidewalks, staircases, elevator, furniture in the room looks like its about to fall apart. Dirty pool, gloomy and dark reception area. This hotel is only suitable for renovation or demolition. CAUTION!!! they charge a deposit of $ 100 which they do not return, they lied to me several times over the phone that they sent it to me. I dont have that money until today, so they robbed me.Better to sleep in a tent than in this gloomy and dirty place.

Requested a non-smoking room. Was told all rooms were non- smoking. Arrived to property to check in and the entire building smelled of smoke, many broken windows and graffiti. Asked for a refund, which the girl at the front was very kind and understanding. I would not recommend this place at all.

This hotel is near the University of Fresno … so you’d assume that it would be nice. But this has to be one of the worst hotels I’ve ever been to in a LONG time.My boyfriend and I arrived here and checked in around 5pm on a Monday. Check-in was quick and easy (one of the very few pros).As we had to park the car, we were told to park in the gated area since our room was near there, which was nice. As we entered the gated area, we saw a lot of broken window screens and some of the cars that were parked there had missing front bumpers and headlights. It honestly made the parking lot look like a junk yard.All of the doors do require a card to get in (another pro). But the gated door that allows customers to get into the hotel wouldn’t even close … so anyone could get in.When my boyfriend & I head to our room, the whole place seemed sketchy and smelled of cigarettes. We got a non-smoking room but our room definitely smelled like cigarettes. One of the bedsheets was stained and the other was put on inside out. One of the lamps had a burn mark on the lamp shade and another lamp’s base was cracked.Last pro is that room does have a little refrigerator and a microwave. But the microwave didn’t have a glass plate inside .. which was no big deal but interesting.In the bathroom, one of the toilet paper rolls was empty and wasn’t replaced but they did leave a new roll for us to replace it. As for the towels, some of them were still dirty.We were planning to explore Fresno but after seeing the place and reading reviews, we decided to just grab food and stay in.Definitely won’t be returning and I don’t recommend staying here. Will be keeping an eye out on seeing if I will get the deposit fee back.

Buildings and entry gates are not secure. Room was filthy. Found old food container under bed. Hair in bathroom, dusty. Found the smoke detector on top of armoire. Hope they improve greatly.

Do not stay here. I REPEAT DO NOT STAY HERE. If you want to experience staying in a third world hotel or the ghettoest part of your town be my guest. I got honeypot, Priceline had nice pictures of it, but boy was I into a surprise.

This is the worst place we have ever stayed. Very scary. Sign on entrance says patrolled by police. Loud noisy most of the night. Very old building. Only plus the room was clean. It doesnt even deserve 1 star. I do not recommend.

Ac worked very well. One mattress had a RED stain though, looked like juice but who really knows. Id also keep an eye on your car because sketchy people be walking around. Otherwise the stay was really good.

For the value its ok. Clean room. The grounds are ran down but its safe. The front desk girls are great quick and easy.

As for the Price nowadays, most nights are reasonable. Bathrooms are slightly updated but rooms are the same as they were in the late nineties. Hopefully it will get back to its former glory!

Just because your guests are hood, doesnt mean you have to treat paying customers like residents in a halfway house. They treat you like a child here and you have to drop a $100 deposit for them to do so.

Awful absolutely awful! The worst hotel Ive ever been too! I cant believe I paid 85 bucks for a parkway worthy hotel...not only disappointed but I feared for my safety being there. I was woken up at noon to some guy who works there standing in my room yelling at me to leave it was past check out! How he was able to get in when I locked both locks is a mystery to me one that I feel should be told

This place is in serious need of grooming. The courtyard was once beautiful, but now its run down and overgrown landscaping makes the price of $85 a room, like asking too much. Theres even a corner of the yard that has dead birds on the ground, very weird. You wont find a single window or patio door that doesnt have a broken screen on it (if its even on at all), and I know the pool is closed due to covid, but that doesnt mean it should suddenly turn into a mosquito breeding swamp! I remember a time when the hotel might have been home to a few sketchy characters, but never the less, the grounds were well kept and beautiful in their own old school way. But now, its like the grounds match the majority of the people staying there - shady as heck, and likely to spread disease. So if thats worth saving money to you, then this place is your risk to take.

Positive: The girl that checked us in was very thorough and knowledgeable. Also it was the cheapest place in the area. Negative: The carpets look like they never been cleaned or vacuumed even. The shower curtain was missing. The bottom of the shower tub had gathered water previously and felt like walking in a waterbed. The Cockroach on the wall greeted us in the morning.

They have a great looking pool on site yet a paying customer isnt allowed to use it because of some unknown reason. I asked a staff member why this is and got no response

Positive: Location Negative: The floors were very dirty, there was bugs in the bathroom. There was no phone and the remote was missing its batteries. Tv reception was Horrible.

Positive: The only thing I liked was the location. Negative: One of the pillows had 4 clumps of ear wax with hair sticking out of it. I tried to call the front desk to get a new room or complain and no one answered. I was so tired from driving all day I took all of the sheets and pillows off and slept.

Its a roach pit, they crawled around when the light was turned on! The spigot fell off when the water was turned on in the tub to take a shower. Had to wash feet again walking from the bathroom to the bed. Not clean, not recommended.

Booked a room through Priceline I have always been happy with Pricelines hotels in the past so I wasnt even thinking that the hotel might not be any good. The exterior of the hotel looked ok when I pulled up and that is where it ended. Walking up to bldg. A river of cigarettes ran out from bldg. Stairs had trash all over elevator did not work. Literally stuck to floors when walking down halls. Room itself was just as depressing... run down beds sagging and limp pillows but what drove me out the door was the broken air conditioner, as it was one of the hottest days of the year. The people hanging around property looked to be waiting to do a drug deal or maybe to rob someone. Knowing Fresno State University Is across the street I would of said it was used for frat parties but I think it would be rejected for that as well!

First, there was mold in the ice bucket. Second, they are thieves. I was made to pay a $100 deposit along with the $139 dollars for a Saturday night, being told I would get the deposit back. I left early Sunday morning, it is now Monday afternoon and guess what… no money back and no one is answering the phone. Horrible customer service and crooks.

Stay at another place you wont be sorry. Elevators dont work in some buildings. Homeless people all around the area, even tho they claim theyre taking care of it, but all they did was block entrances so other paying people couldnt use em. Unnecessary charges & poor book keeping by staff. They switched my room & then didnt record it anywhere for 3 days while hotel services kept coming to my door & I had to keep explaining it wasnt my checkout day. Seen about 3 people slumped in a hallway w emergency services coming to hotel at almost all hrs. Ramada down the street is not badly priced compared to them & just to avoid the drama. Plus their pool is open unlike university square hotel

Outside was so sketchy!! Was scared the entire time our car wouldnt be there in the morning. Bed room was okay. Staff was efficient. Other than that, be careful and be aware of your surroundings.

One lamp wouldnt turn off. So had to unplug. One would tune on. So changed position. Room was cold so turned up heat and room got colder. People sleeping in hallway.

Due to No Power At Our House We Had to get a hotel for my family which includes my kids obviously I was Tired From Work So Got The Hotel First Had 2 rooms near each other when we got there everything was okay but once we went thru the back part homless everywhere trash everywhere lets not talk about elevator was out of service the stairway smelled so bad like cigarette , dirty carpet , once we got to the room i was okay atleast they are good no smell anything i look out the window and homless are by my car just standing there didnt sleep at all had no option to choose another hotel that night due to being 11pm and had work at 8 am but i was terrifed people down the hall being loud and next morning my mother also tells me she felt bedbugs crawling on her and my kids smh i defitnly did not book another night

It is a very unclean hotel. There was condom wrapper and Cheetos in the hall, the door latch to the room was broken, and the room was not clean. The bathroom had tissues stuffed up into the fire sprinkler, still not sure what was going on there, and the room smell like urine. We check out early because of how unsafe and unclean the place was.

Very nice lady in the front office. The towels are very thin and cheap. There was a cup with cigarette shes in it behind the night stand. And it says they have HBO they have NO MOVIE CHANNELS.

There was a broken elevator (the only elevator) for the 3 story building during a weekend where youre at full capacity and the attitude was oh well about it. Maybe fix the things that are broken and run down? Both people at the desk that I dealt with need to go to customer service classes because they really suck at it.

Positive: The stores and restaurants were all in walking distance. Looks like apartment complex. Negative: The 1st room they gave us was filty, roach infested, & unclean. Lots of Crackheads hanging out in/outside the property,smoking in the elevator, stairway, etc. Property in whole, except the office, is dirty and unkept.

This is a very dirty run down hotel. Most things dont work like the elevator or parking gate buttons, iron gate doesnt close. Everything from the lobby covered in dust, spiderwebs, trash to the grounds to the rooms are dirty/broken.

The times recently Ive been there it is horrible by the guests I they used to be very very different here at this place they were so much. Nicer longago..revent visitors havve it horrible the visitors are lazy to cleanup after themselves or are not eeasy on things scratches.There are many children around lately .. ive never seen so many until other day ..

It looks exactly like an elderly’s house: old, ugly and smelling foul. And don’t even consider opening the window to let some fresh air in, because you can’t.Update: Sheets change every three days? That’s a big NO from me. (Besides they didn’t took out the trash or change the towels like the reception said they would per daily basis.)

What used to be a beautiful and well built hotel is sadly turning into a less desirable place to stay. You dont have to go far to see for yourself. Just go into the elevator and look on the floor it looks like they havent cleaned it for years. The front desk needs a lesson customer service.

The property has gone downhill. Torn screens on the windows. Dust & dirt everywhere in the lobby & hallways. Elevator did not work black tape over buttons. Broken refrigerator in the lobby. Ordor in the room. Pillows were 1/2 the size of a regular pillows. Stains on the sheets. Pool area just awful. Broken vans & cars in the parking lot. Lobby covered in dust. Looked like people were living there. Garbage over flowing in the courtyard. It looks like it have been cleaned, vacuumed or dusted in months.

The hotel is very old, but this is not a big problem. The big problem is that there are always strange people coming in and out of the parking lot during the day and night, so noisy that you cant sleep at night, and I see people gathering in the car to take drugs at three oclock in the night. Its scary, everyone must pay attention!

Hallways were dirty. Staircase was dirty. Trash on the floor. Would never again.

The air conditioning in our room just did not work and the room was burning during the summer night ! Even after calling them, they didn’t fix the issue, they don’t seem to care about it at all. The beds are also tiny. I would avoid this place at all costs.

This time, finally renting a hotel after many times of coming down to Fresno California, we booked a hotel. Overall of the three rooms we rented, the floors of these room were dirty and not moped. Because of COVID, shouldn’t you be changing sheets, towels, wiping down dressers, and moping the floor? CDC? 😑

This place is really bad found a cockroach 🪳 on the pillow,an eyelash on the floor the, toilet rim was still urine on it, the sheets stained burned and still hair from the last stay. I wouldn’t recommend it.it’s a horrible stayed and my coworkers room was the same as ours .

I like the rooms here and the price is pretty good too. The bathroom showers have a ledge for you to sit down if you need to. There is a small coffee maker and a microwave in each room and some have a mini fridge. There is plenty of food around walking distance. 7-11 is right next door for any last minute snack & soda runs.

I would not recommend!!! I have traveled a lot and I have stayed at some pretty shady places over the years without complaining but the first room we tried was horrible the air was not working it smelled like a bar, the carpets were filthy and the lights did not work, the phone was smashed and the lamp (which was the only light in the room that would turn on) was flickering on and off and was broken and would not stay together!! They moved us to a second room, it was even hotter in there, the lights worked but I was really sorry they did after we walked into what looked like a recent crime scene including the blood splatter on the walls, lamp shade and headboard! As we were leaving the room to inform them we were not staying there were several people walking around outside who appeared to under the influence of something other than alcohol and the police were pulling in as we were leaving. Definitely will not be staying there EVER!!!!

Worst hotel I have ever seen. Had to wait for more than 15 minutes for someone to get back to check me in, then I am walking in the dark to the outside door the key does not work. Someone else came out so I could get to the room and what do you think happened, the key didnt work! Needless to say I checked back out and found another hotel.
