Stopped by the office and called an agent. No returned phone call. Led with wanting to sell a small lot I own, which I like to do to sort out energetic realtors. Didnt tell them I own half of the land on Enola Rd. Listing the 3 properties I want on mls would have been $350k and in the past 5 years Ive bought or sold 4 other properties. Housing market is good and theyre too busy for my business.. soon it wont be.

You’d be better off living under a bridge. I lived with them for 2 years before I had enough, and in that time, you would have to beg to get any maintenance orders through. For four months my back door would not close due to swelling and rot, and for four months whenever I called, all I heard was “we’ll send someone soon, but we do not dictate the schedule of maintenance.”This pattern of deflecting blame from what is very obviously their own responsibility is pervasive in all my dealings with them. I returned the keys a full month before my lease ended to begin my lease at a new apartment, yet when it came time to collect my security deposit, they claimed *$350* to mow the lawn and clean up the yard. This yard was 1/8 of an acre and I mowed it using a rotary mower. The yard when I returned the keys was mowed, cleaned, and featuring at least $200 worth of new flowers and trees. They charged *$250* to clean a 800 sq ft apartment that had only normal wear and tear. Yet when I argued these points to them, they again claimed again “they were not responsible for the charges, and it was out of their hands.”Don’t do business with them. Don’t rent out their properties. Don’t be the next victim of their apathy towards their tenants.

WARNING: This company tries to take advantage of the tenants. It seems they are trying to use desposits and additions charges to redo properties they are not doing maintenance on. Would not recommend living here for two reasons- 1: roaches are in the town homes you will have them in your home no matter how clean you are. I had to pay out of pocket monthly services to help keep them at bay and we are a super clean home. #2 They take security deposits and bill you for additional charges. Alot of these reviews are accurate I can’t express this enough. Save yourself and your family from the same experience and find a better company to rent from. I read these reviews moving in and thought well I am clean, tidy, responsible, I will not have these issues. I was wrong to assume I would be protected. They even tried to bill me because their toilet valve rusted so much it broke and the toilet leaked, therefor causing the cheap linoleum to peel, exposing wood and started to grow mold. They repaired the toilet (no charge to me) but “billed” for the floor after I moved out because they stated when the toilet leaked that they could not repair the floor. It’s far worse than that - point being RUN this is not a company you want to give any money to. Rent from someone or some place else! If you have no other choice please be sure to video record everything about the home (they are time stamped), what it looks like when you move in, any issues that may come about, communicate via email so that you have record of everything and video record your work after cleaning on your last day there. Protect yourself from this company and sorry for those that have had the same experience.

I’ve had a horrible experience trying to even talk to someone about getting a tour or even a call back. I contacted Michelle Irby a week ago and it’s been email tag since then. She NEVER answers the phone, responds to emails with two sentences, rude responses. They won’t schedule tours, totally disregarded my messages about having a complete application or questions I have. Instead only asks me the same income questions every times she emails me back. This is absolutely ridiculous. I will never try again with these people. If I could give 0 stars I would. Looking at these reviews the only ones with likes are the bad ones. Don’t waste your time!

Johnson and Glazebrrok has continued to be my go to Property Management company. I have several rental properties managed by Johnson &Glazebrook. I have found them to be fair and honest.I have seen several post about unfair charges and other issues. I know first hand how this is untrue. They have well documented pictures of every move in and move out. I wish that they would share them with the public.I suspect it would. Shut a lot of these false claims down.I will continue to have them manage my properties because they are looking out for my rights as a landlord. At the end of the day its still my property. A lease does not give you a right to destroy it or disrespect it. Thankfully they understand it and enforce it.

As a local real estate agent, I have found Johnson & Glazebrook to be very helpful with my customers and clients. They have clear rental instructions and guidelines that make it easy for me to make recommendations to my clients.Property Management companies can get caught between a rock and a hard place. The landlord is their client and makes the ultimate decisions regarding their rental homes. I know tenants feel unheard and underappreciated at times because my rental clients call me when they have questions and concerns. When I have reached out to Johnson & Glazebrook, they are always helpful and professional.....even when the answer is not what Id like to hear.

I do not like posting a bad review. I understand that my experience may differ from others and everyone has bad days. However, as I read the other reviews, they are so similar to mine. I am disgusted with this company. I rented a town house in 2015 and moved out in 2016. My son and I cleaned the house, shampooed the carpets, wiped down the walls, counters, and drawers, as well as mowed the grass before moving out. The only thing they had to do was repair a hole in the wall, remove a Christmas tree in the attic, and change the locks. I never received my deposit back or an explanation of why they were not going to give me a partial payment. I havent heard from them since the day we left UNTIL last September when I received a call from the collection company. 4 1/2 years!! I was blindsided. Apparently, I owed them $2589.33 for cleaning the house, changing the locks, and painting the walls. This amount is in addition to the $995.00 security deposit. So I asked the collection company what the charges were for. She stated she didnt have all the charges, just that they mowed the grass, shampooed, and painted. She suggested I contact Johnson and Glazebrook to get a list of the charges. So I did. J&G said they could not give me information once it has been sent to collections. I did not hear anything from them until 4/12/2021. I was sent a warrant of debt for $2589.33. My credit is perfect and I did not want to take the chance of a negative hit. Also, hiring an attorney to fight would just cost me more than the actual debt. So I contacted the collection agency to see if I can do a prompt pay discount. She called J&G to see if she could collect a prompt pay. They said no! I would either have to pay in full or go to court, take a credit hit and make monthly payments of 64/month with 6% interest. Folks, thats how they keep poor people poor. I am very lucky to have the money to pay in full and not have to go to court, but a struggling mom or dad would not. I paid them $2589.33 plus the $200 court cost today, but I will never recommend them to anyone. They are thieves. If you are thinking about renting from them or you are currently renting. Dont expect any of your deposit back. I now understand why this company has 40- 1 star reviews out of 63. It says a lot about a company/employees when 2/3 of their reviews are 1 star reviews.

Very nice, relatively new townhomes, but as others have said here, TERRIBLE management - they WILL make up charges to steal your deposit. I had written confirmation that I returned everything upon move out and they still charged me for missing items. I was then told I needed to submit a security deposit dispute form that would take up to 60 days to review with no guarantee that the inappropriate charges would be returned. They love to hide behind the idea that the owner makes all of the decisions regarding move out charges, but it is the property manager, a.k.a. Johnson Glazebrook, who does the move out inspection. They refused to tell me who did my move out inspection and refused to explain why items were charged.

Horrible staff and management team. THEY ARE SCAM ARTIST!! When it comes to returning your deposit first of all they make you wait 60 days and then if you dispute the charges they make you wait an additional 45 days for a response. Their crooks they kept more than half my security deposit without any so called damages. I’m in the process of a civil suit against them and they won’t even give any information on the proper person to serve the suit on. I’ve called and they have been very rude. So what I have to do is submit in writing a request who the exact name and landlords information to sue. More people need to sue them so they can STOP these deceitful practices. If you need a place to stay for a while and are willing to pay, they are a company that can help. Thats about all I can say.I never had any explicitly bad experiences with them, but on the other hand I never had any incredible experiences with them either. They will do the minimum to stay within the terms of their own contract (e.g. waiting until day 45 of the 45 day window to return your security deposit). Thats not an inherently bad thing, but it means I cant justify giving them any more than three stars.About halfway through my lease, they sent out assessment forms for tenants to fill out about the condition of their apartments. I dutifully filled mine out and left it on the counter where they asked me to. According to the fine-print on the assessment, they were supposed to swing by sometime during the month of February to pick it up. That assessment sat on my counter the entire month, until I brought it to them in person when I went to drop off my rent check for March (its annoying that they dont offer online payment options, but whatever). When I brought it to the attention of the woman at the front desk, she was courteous and helpful, but apparently their paperwork indicated that someone had in fact picked up the assessment from my apartment, even though I had it in my own hands at that moment. Maybe I misinterpreted the intention of the assessment or the individual who came through took a photo instead of the physical copy, but I never received an explanation. On top of that, the issues I had listed in the assessment were never addressed or spoken of again.That about sums up my experience with them. Not bad, not great, simply just a group that you can give money to legally squat in an apartment for a while.

Ive been a tenant for sometime now and I have always gotten a response to all my emails and voicemails left at the company, even if they can only advise they need to reach out to the owner to further assist me with my request. I have read so many negative responses that I cannot believe to have any semblance to truth. Could not express enough the level of customer service received by this team.

Complete scam on the move out charges after we completed the laundry list of things tenants have to do pre move out like mow the grass get the gutters cleaned, have the carpets cleaned/ with flea treatment, change the filters and so fourth. We were still charged for everything that we had cleaned. We were only living in the unit a year and treated the unit like we owned it keeping our hands off the walls and not hanging any pictures with nails. We kept this place in tip top shape it’s a shame the way they scam their coustomers. We were charged 664.00 for excessive wall damage like I said with no holes in the wall or anything you would think they had to build a new wall or patch holes which were not the case normal wear and tear to them is not even living in the unit. Charged 137.00 for yard clean up on a yard the size of a bath room. We were charged 247.00 for carpet cleaning after we submitted the required documentation stating that we had the carpet cleaned by a professional service with flea treatment. We were charged 285.00 for general cleaning I myself scrubbed the bathroom, kitchen sinks everything we could think of we cleaned however we were still charged. STAY FAR AWAY FROM JOHNSON AND GLAZEBROOK!!! You’ve been warned!

Retired to Fredericksburg this summer, found a small rental through Johnson and Glazebrook, outside of the City and have had no problems with maintenance or any other services that has been referenced in the negative comments that I see here. Definitely recommend renting from this company.

Terrible receptionist, not helpful at all. What is the point of her there. Just to transfer to voicemails. They should just get a switchboard for that.They are bad at keeping you updated on maintenance issues-no follow up. The property itself had a lot of broken items/pieces of furniture from the get-go.UPDATE: They are overcharging me my last month here... (How do they upcharge $100 of rent without even letting you know through a new contract, email or anything at all??????!!!)Then they say contact our office immediately, but when you call, you get transferred to voicemails like always and “the lady who can help” me is out on vacation for a week.Come on! How can a place like this even function without getting reported and shut down!

I am a landlord, I have used Johnson and glazebrook for the last 5 years and have not had any issue. So far my property has been leased out quickly and I have had all good tenants. I havent had any late payments and my house has been kept up with well. They always notify me quickly when there is an issue with the home and always get back to me quickly.

My husband has been in the military for 8 years and whenever we receive orders, we have never had an issue with providing them to our leasing office in order to break the lease. According to our lease agreement with Johnson and Glazebrook, Inc. the following is acceptable when breaking a lease due to a military move: a copy of the orders OR a letter from the service member’s chain of command. My husband was asked for both because he was told a page of signatures was missing from his orders. Never has he ever received a page of signatures to go with his orders and we feel like Johnson and Glazebrook is making him go to his chain of command unnecessarily and wasting his time with an additional requirement that is not requested in the lease. When it comes to military moves, the situation is already stressful enough, particularly for the service member. Every other landlord we have ever dealt with has never had any problem with the orders we provide. Our first move ever with the military we ended up breaking the lease after only three months because my husband was deployed to Afghanistan and he needed to relocate us closer to family. We have always dealt with understanding individuals whether on or off the base. Johnson and Glazebrook should feel ridiculous asking for something that we have LITERALLY never been asked to provide AND have never received when it comes to a military relocation. Change your lease to reflect your requests or accept what is given. Do not waste the time of an individual who is fighting for your freedom with extra petty requests. I understand being upset about losing excellent tenants who always pay their rent on time in a mouse-infested property that we had to take care of ourselves, but I’m absolutely sure you will not have any other issues finding renters. The neighborhood is fantastic and so are the people that live here.Update Sept 2020Still have not accepted his orders. Asked to speak to his command. My husband had a member of his command speak with them. They said that still wasn’t good enough. They told us they need a copy of my husband’s orders on army letterhead then I guess they realized how incredibly stupid that sounds and requested an email from the SAME MEMBER OF COMMAND THEY SPOKE WITH from his military email. They told us that the owner of our home is also military and is requesting this. Lies. Why TF would another member of service give another military family SUCH a ridiculously hard time!?? And they are STILL REQUESTING WHAT IS NOT IN THE LEASE! I cannot wait to get away from these people. Already reported them to the BBB and my husband is reporting them to the military housing offices to work on having them blacklisted for military families. We have never dealt with such nonsense. If you are a military family, STAY AWAY. Wish I had read their reviews first. This place is a dumpster fire.Update Dec 2020Finally received our deposit money back and they gouged TF out of us. When we moved in we gave them $2295 as a deposit which was first month’s rent and dog deposit. We had the home professionally cleaned by a maid who owns her own business but did not have the ability to write a receipt. I asked the lady who I did the move out process with what I should do and she said TAKE A PICTURE OF YOUR CHECK. I did that. I emailed it to them. They charged us for additional cleaning which had BEEN DONE AND $750 WORTH OF WALL DAMAGE. Now mind y’all, they sold the home AS IS!!! Posted pictures on the internet of the housing looking EXACTLY how it looked when we moved out. These people are straight crooks and I’m honestly just glad to be rid of them but I’ll stay waste more of my time reporting them to the BBB again. We moved to Stafford April of 2018, and had to break our lease because of my husbands job about a month ago, we aren’t military so we were expecting a hell of a time. Johnson and Glazebrook and their staff have been extremely helpful in finding new tenants. I also wanted to add they have fixed ALL of our maintenance problems either the day of or the day after we reported them and we needed a few major things fixed just due to the age of some of the appliances. Overall we would rent from them again and it was a pleasant experience.

Great group of people! We were stuck between putting our house up for lease, or selling it when we were planning to move. The property manager walked me through all of the steps and we decided that selling was the best course of action for us. They were able to assist us with that as well.

On 4/30/2019, I emailed Johnson and Glazebrook via Tammy about multiple repair issues, including a guest bathroom sink not functioning and both toilets in the property beginning to break. Tammy stated she would put in a maintenance request. On 5/24/19, I emailed Tammy again about the same issues not being resolved, including one toilet being nonfunctional. She stated she would put in another maintenance request. On 6/10/19, I emailed Tammy again, issuing my strong concern that both toilets were going to be nonfunctional and I would be left with two nonfunctional toilets. Almost 48 hours ago (6/18/19), both toilets became nonfunctional, one with solid waste in the bowl. I have lung problems and cannot tolerate strong smells, not to mention this is unhygienic and per Virginia law, landlord(s) have 30 days for repairs until it is considered unreasonable and a breach of contract. After much argument via email and phone, as well as being fed the excuse that both managers and Tammy had all left the premise by 4:25p, of which the hours listed on the website state otherwise, I got a final email that stated the owner said, in essence, we have to wait until today for maintenance to come. As someone with health issues and as Virginia law delegates, this breaks landlord/tenant rights (Virginia Residential Landlord and Tenant Act § 55-248.13. Landlord to maintain fit premises. Section 55-248.13 of the Act outlines the duties and responsibilities of the landlord to maintain the rental property. For issues not involving safety, you should advise the landlord in writing of the specific items needing repair. The letter should state that the landlord has a reasonable amount of time not to exceed thirty days, from the date of receipt to make the repairs.) This is unlawful, and as a tenant is something that needs addressed. This is not the only issue I have had with the agency, and I can include more documentation about the many issues. I have read multiple reviews online and I do not feel I am in solidarity in having such issues with this agency. This needs to be made public and steps need taken to correct their unlawful and unethical system.

This company should truly be ashamed. From the very beginning my husband and I being an active duty military family has been an issue with them. First the realtor refused to show us the property because our work schedules didn’t allow us to be available in the afternoons. I reached out to the Ms. Glazebrook who kindly showed us the property herself. After that every time we needed maintenance their handy man was rude and insisted that he go into the apartment whenever he wanted. Although our landlord was kind and personally attended to a few problems. On the day we moved out, they refused to do the move out inspection and said we’d be emailed later. I sent the required documents and our forwarding address. They mailed our deposit check to the wrong place and kept a portion for a flea treatment even though we forwarded them the invoice to show it was completed. Even after we appealed, but since we’ve pcs’d to a different country. They ignore our calls and all our correspondence.

What kind of a company doesn’t provide you with anything? After moving in finding out they mailed us a paper that we have to fill out within 5 days... to come and find out it’s protocol for us to contact the post office to have all keys changed for the mailbox... only to find out it takes over a week for that to happen? And instead of giving us the papers they have to MAIL them? That’s not the only thing I find wrong. We have to PAY to have all the keys to the mailboxes changed. And a bunch of other trash we didn’t know about.....

Weve been renting a single family home through Johnson and Glazebrook for about 8 months. They are very responsive and eager to help. The home is about 20 years old and has needed several emergency aplliance repairs (rent was priced accordingly to the lack of recent updates which is one of the things that made the property attractive to us). They have responded within an hour or lesd to emergency calls and usually had someone out the same day or the next day to get it fixed.

Nothing but GOOD things to say about Johnson and Glazebrook so far. 1st day I moved in I couldnt get the pilot lit and after several failed attempts I emailed JGI (specifically Tammy) and she had a heating and cooling service tech out to my house within 2 hours on a Friday evening. Impressive and the tech as awesome as well. I have seen many bad reviews but I have NEVER had anything but AWESOME service.

Want to put it out there that I am NOT a tenant. I am currently looking for another place to live and recently I reached out to Michelle Irby. I was informed on a Friday that I could not view a townhome until the following Monday.The following Monday I reach out to Michelle Irby to let her know that I can meet her at her demanded timeframe since she could not accommodate a later time than 3:30 -3:45. I get an email back stating that they received an application on the townhome and that it looked like it was going to go through.It was not mentioned to me on Friday to submit an application so that I could lock my spot. Furthermore, why schedule a time with someone and not suggest to Apply?I have had a very similar experience with my current Landlord (Thornton Management LLC) which led me to google Johnson & Glazebrook Inc. After reading the reviews Im GLAD AF the property went to someone else. I writing this for awareness to others who might be looking into a property under Johnson & Glazebrook inc.

I am a landlord of Johnson and Glazebrook they have managed several of my properties for many years.I have never known them to be anything other than fair and understanding to each and every applicant.It is ultimately my decision who moves into my property. I hire them to bring me the best qualified applicant. At no time have I been advised of anything other than were they qualified. Did their income and rental history and credit meet the criteria .It is sad in this day and time that this type of negativity is so freely spoken without justification.I have hired Johnson and Glazebrook to bring me the best qualified applicant of my properties for many years. Johnson and Glazebrook’s office staff is a joke! My fiancé and I rented a townhouse from them last year, paying $1900 total in deposits, $600 of which was for our dog. We are people who truly respect any place we’ve ever rented, making sure we keep it clean and tidy and leave it just as how it was when we moved in. We also pay our rent on time every month without fail. We had our move out inspection, and the inspector told us that everything looked great and she was very impressed with how clean our townhouse was. So we move out and we wait and wait and WAIT for our deposit refund. 50 days after we moved out I email Cindy (the office manager) and she told me it’s been mailed. We receive our deposit refund and it’s $500 short of what they actually owe us! I call and question this and they say I have to submit a dispute in writing, which I do the very same day and am told there will be a resolution in 30 days. 35 days later, still no response. I call the office almost every day for a week straight and I’m very frequently told that Cindy is out of the office or at lunch. There is never an effort made to return my calls or emails. Finally 42 days later we get written notice that my dispute is closed and the reason we didn’t get our full deposit back was due to pet damages which they were UNABLE to tell me what damages were caused by my pet (because there were NONE, he’s a chihuahua!), a bounced check fee because I accidentally sent them an extra month of rent after we moved out and I called them before it even got to them and asked them to shred it when they receive it, and they supposedly said our washer pan was broken. NONE of these “damages” were pointed out to us in our move out inspection, because they don’t exist! They are thieves, and about the most unprofessional office I have ever had to deal with. I would not use them again if they were the last rental office in all of Fredericksburg.

So I just wanted to write a quick review on my experience with Johnson & Glazebrook so far. I have had 0 issues with them since I started renting from them 6 months ago. They always pick up the phone and every time I needed to talk to the property manager she always came out to the front desk to talk to me. A lot of these responses talk about how they are rude and the customer service not being courteous but I have found the complete opposite. Food for thought there is always 3 sides to the story, renters side, property management side, and the truth.

Finally Monday I emailed only to be disappointed that someone already had an application in. Now back to square one.. Really sucked with communication! Stay away from them if you want a professional, honest and reliable property management service that does not abuse the law and at least answer your phone calls and emails. Michelle irby is my agent, was approved for listing, told there was maintenance to be done. Never hear from agent updating me on listing. emailed asking for updates. week later no reply. Wonder what they spend their time on? filled her in on my situation, have puppy and am staying at hotels at this point. Was told if needed they could refund app fee. thats all. This has been a nightmare. So the house if fine. However any requests for ANYTHING, no matter how mundane is like pulling teeth to get a response in a timely manner. They are VERY unorganized. IE: I have requested MULTIPLE times to get landlord approval for a dog since originally I did not have one. It has taken a week for them to even call the landlord, and they still havent. They said it would be done that day . I have sent emails , left messages, and showed up. Additionally the workers are very passive aggressive in tone and condescending in facial expressions when you voice concerns, dispite the tone you have when speaking to them. They also do not have a means for you to pay rent except via you sending or bringing in a check. It is extremely hard to get them to answer any question and there is only one person for any given topic that can answer your concerns. Its really not worth the headache. If something major happened, it would take you DAYS to get in contact with someone to get it fixed and it will likely fall on you to do so. Specifically if you have to deal with Cindy Hughes for ANYTHING, do not hold your breath she is perpetually on lunch, on another call, or not in. I have been in the office and she is there .... NOT BUSY but refuses to see me or do what will literatake two seconds to do. Instead you get a BS answer when she FINALLY decides to respond. EXTREMELY unreliable. Im almost convinced the positive reviews are family members or employees.3/30/19 Update:I now have an emergency situation at my rental and its a Saturday. Since none of the people who work there have a work cell phone the only available number (checked the lease too) is the office number listed on Google. So when you call they give you an emergency number. Surprise Surprise...that number goes directly to voicemail. so not only is the service not good, they dont have a means to address emergency situations. I literally had to call 4 realtors (not affiliated with the company) to get assistance. These 5 star ratings HAVE to be from employees or their friends and family there is no way. Oh and you have to pay for your own postal keys in addition to other expenses. Also you have to drive to them for your monthly payment no more then two days prior or spend additional money to mail it in. Do no be fooled. If you dont believe me, test it yourself. Call the office and then call the emergency line and see how you are automatically transferred to a vm and ignored.Update 2020After moving out they charged me for repainting all the walls for a house I lived in for less then a year and didnt paint or mess up. They charged me to clean the house that was already cleaned to their standard and checked off on their sheet. They charged me for fleas and a dog Ive never had. They charged around couple 100 to trim 1 bush a grass AFTER I turned over the keys. They also charged me for air filters I replaced and they checked as good. All in all they took my deposit and told me I still owed then over 1k. make sure you video when you move in and when you move out. I was able to do this and will be going to court If they do not stop. Especially be careful for military they try and take advantage of those who will be moving out of the area.

We have been at one of there listings for about 6 months and they are way to quick to make the resident have to fix EVERYTHING!!! They even added a page to the lease after we had signed it requiring us to have to purchase renters insurane and when I showed her our lease that did not contain page 5 she added it like it was nothing! STAY AWAY FROM THEM!!!!

I would recommend making sure that you take pictures of everything when you move in and do everything in writing. Otherwise they will take as much money as possible when you move out.

If I could rate this company with negative stars I definitely would. They’re rude, incompetent, slow and don’t do their job. They never answer the phone or reply emails, especially the office manager who’s an unkind and very rude person Cindy Hughes. The property I was leasing needed maintenance since we moved in, called them 12 times in a 2 month lapse and they did nothing, I feel so sorry for the owner that put this property in their hands because they don’t care about keeping it in good conditions. DON’T RENT from them they will keep your move out deposit above the law limit time and they’ll charge you for whatever they can, I have leased 4 properties before this one and always got my whole deposit back but no with this company because they will get advantage of you in every way they want. I’m glad I’m not dealing with them anymore and I’m hoping no one else will do ever. Stay away from them for your own good!!! So funny some of the 5 star reviews are actually from people that work there, they’re so desperate for good reviews they make up fake ones.

They dont take care of you and hold there words. Also you have to either mail your payment in or drive it to Fredericksburg that dont have an automatic draft system so it makes thing harder to have to drive there all the time. I wouldnt recommend Johnson and glazebrook. The house yes but not the company.

THEY ARE THE WORSE DO NOT RENT FROM THEM Im renting from them and when I say this have been a horrible experience when it come to renting I been in my home since the end of Feb and I started having problem a few months after moving in they dont like to fix stuff they charge for things you have know idea u are being charge for then when you contact them about these extra bills they act as if they dont what your talking about I have hole in my roof that I been complaining about for three months but thus is a issue I noticed back in July then my ceiling has water spots on it thats coming from bathroom plumbing they call themselves fixing it back in June but by July they billed me for $600 saying it was my fault now its back leaking and that started back in October and I still havent had any repairs then the hole in the roof also caused MOLD in our master bathroom/bedroom and all they did was sprayed stuff on the ceiling and NEVER returned for final repairs the WORSE PEOPLE TO RENT FROM DONT WAIST YOUR MONEY I had to pay $1600 to move in it feel like I just been waisting money and Im rent from the one in FREDERICKSBURG VA MOLD, HOLE IN ROOF, PLUMBING problems and the list goes on MRS.IRBY is the ONLY one that treat you with respect very nice Realtor

Called about a property several times with no response. I emailed michelle irby 3 times before getting a response and she asked me to send $40 per adult for the application process before i could see the property. I mentioned to her that i would like to see the property before i gave her any money. It took her days to reply to the simpliest of emails. Once she realized that i was not going to give her money without seeing the property she said that the property needed to have some work done and she would contact me to set up a viewing. I mentioned to her that the ad said it was move in ready. I Have yet to hear back from her. Im calling it a scam and have reported them to the BBB.

I agree with the others who have given J&G deservedly low reviews. A heavy rainstorm resulted in a leaky roof, which ultimately led to a dinner-sized hole in our ceiling. J&G and the contractors they hired took over a six weeks to repair the damage. The customer service is horrible - every phone call is the same: a bothered/annoyed tone of voice and vague answers to your questions. Military members: look elsewhere, you dont want the hassle.

Johnson and Glazebrook has been an absolute nightmare to deal with! From the lack of communication via the office and to us as tenants, to their downright abuse of the law. Do not deal with them. None of them seem competent enough to handle basic administrative tasks.

Terrible company all around. Extremely rude staff, took almost a month to just respond to my calls/emails for repairs (still never got the repairs), and literally stole $2500 from me because of their incompetence. If you have any other options in finding a home, take it. I cant believe this place has been in business this long.
