Note: I am posting this as an applicant, not a tenant. However, given how frustrating the application process has been, I will not be signing a lease here.My boyfriend and I applied to live here two weeks ago. We were told we had to pay a $100 admin fee (it ended up being $150) that would be returned to us if we decided to cancel our application within three days or if the application was denied. We figured that given the three day window, we would get a decision soon. A week later, we got a call from the office informing us that the apartment unit we applied for was no longer available and they instead offered us a different apartment in a worse location. I asked if i would be able to view the new apartment since the previous tenants had moved out, but was told there was no way we could see the apartment before moving in. This was a major red flag to us.Around the same time, I asked if I could be refunded the $150 admin fee as our application had still not been processed. I got a call back from someone a day later stating that the reason it had not been approved/denied was that we had some missing paperwork. I informed the lady that we had not heard anything from them in over a week regarding missing paperwork, but we got said paper work in that night. Another week passed, making it two weeks since we put in our application and still no decision. I feel like they are putting off giving us a decision, hoping that we will forget about the clause that states they will refund us if we are denied, and move on.I finally called them today to cancel our application and we will be requesting a refund from the property management since our $150 admin fee was clearly not being put to use and the apartment we applied for is no longer available. This property’s lack of communication has been a headache. Additionally, knowing that we would not be able to set foot in our unit until after signing the lease was concerning (especially given the previous tenants had vacated). I can’t even imagine how hard dealing with management would have been if we lived there.

Never late on rent (even in pandemic) over several years, but still charged extra at move-out for items like missing outlet cover, drip pans on range/oven, etc. We were told: Pay up or face credit issues. Meanwhile, we had to complain numerous times for appliance repairs, deal with unwanted inspections related (we heard) to the sale of the complex, and midway through lease they started charging extra for credit card payments. As a Dad co-signed on a lease - better options out there.

I really wish I could go lower than 1 star for this place. It is so horrible, nothing works or is fixed here. The landscaping ppl have zero regard for the tenants starting as early as 6am, constantly standing by windows with weed whackers and lawn mowers repeating the same areas for no reason, knocking over peoples property on porches I honestly dont understand how people get any sleep. You can hear everything through the walls, there are so many hidden fees. The jacuzzi hasnt been fixed due to lack of maintenance, and nothing is up kept. Peoples cars have been towed for no reason, and nobody has a clue what theyre are doing this place is not managed properly if you couldnt tell from the reviews. My wife and child will not be renewing next year, for what they charge this is an outrage how anyone can call this A Habitat

I lived at the habitat for 2 years. The entire staff was always very kind and professional. The close distance to Horsetooth and CSU made the location very convenient for me.One thing i would really have to note is that during the peaks of the COVID19 pandemic, the staff was constantly posting updates and keeping the community informed. In my opinion, i think they did an excellent job with this during such a difficult time.Thanks again everybody.

DO NOT SIGN A LEASE HERE! First off, they’ll show you their “model apartment” that has been fully upgraded and tell you that’s the apartment you’re getting. Then on move in day you get your keys and your actual apartment looks nothing like the model. In the first week of living here alone we had to submit so many work orders to get things fixed. The model apartment showed ceiling fans and the one we moved into had none. The doors were completely different than the model apartment as well. Our hall closet had holes in it, and the drawers in our bathroom were broken.The main part is the hidden fees in our lease, and the lack of communication and clarity. This is the absolute shadiest property management company I have ever dealt with. They require a 6 month move out notice, which if you don’t give them 6 months notice they’ll charge you an additional 300 dollars. It’s absolutely absurd.The staff is very bothered every time you walk into the office. They’re very rude and can be quite condescending. Basically, if you’re considering renting here, don’t. It’s not worth it.

The Habitat continues to change rules and process fines to make more money. They arent transparent. They increase rates without notice, hit you with fees and then say things like, you used to be able to have a dog on your patio but not any longer so heres a fine. Or you dont need to sign up for valet trash but you cant remove it from your lease and must pay X amount more per month.They used to be easy to work with and flexible. I think you can find a better option in Fort Collins for a better price.

This place is the worst. When something needs to be fix they take 3-4 months to even come fix the problem or don’t show up at all. When you need help or your in a situation they do not help or even try to. I will not be resigning my lease here. This is a place that doesn’t care what type situation your in even if you was never late or miss a payment they do not care one bit.

I want to change my ratting from a 5 star to a 1 star. I am not happy at all with the new management. I feel discriminated. I tried to pay my rent yesterday and the office was closed. The office is closed all the time. Rarely will you find the office staff there. They never answer the phone calls. I was told in person to come between 2 to 230pm to pay the rent. No onen was there as they said they would be. Now hit with late fees and not my fault. I asked Slone I wanted to speak to her boss she said I am am the boss. I want the regional to contact me directly. Discrimination is an issue here. Work orders dont get done.

Habitat is an ok place to live. Its not the most affordable but it is in a great location. Heating in the winter months is way too expensive and utilities seem a bit overpriced. On a positive note, the maintenance team has always been awesome when needed. If Habitat charged less for rent we would stay, but that is not likely.

I don’t normally leave reviews and if I could give zero stars I would. I definitely wish I found another apartment complex to rent through in the area. I have had issues with the leasing office since the moment I moved in last August. Starting with a guy who acted like I ruined his day coming in to ask where I could locate my packages I ordered. I had no idea we had an area where they locked up the packages since I signed a lease 2 days before I moved in. Terrible customer service to say the least. And trying to work with Guadalupe is a lost cause, she has no idea how to manage anything and it took me chewing her out to get my point across when I was leaving. This place doesn’t care about their tenants, only the rent they expect every month. And they will charge you for every little thing they can get their hands on. I have spoke and heard from multiple people who are fed up with this complex as much as I am. The only great thing I can take from this place is chatting with the sweet maintenance crew. Word of advice if you’re moving to Fort Collins, find someplace else. Do not waste your time or money!

I wanted to love living here. The amenities are nice, but if you like having heat in the winter definitely don’t move here. I think the worst part about this place still is the staff in the office. Unprofessional, rude and lazy. I’ve yet to deal with one person in the office who came close to providing good professional customer service. The chicks sit and eat snacks and pick at the manicures and let the phone always go to the offsite call center and then the information you give them runs through a game of telephone.They just need to hire better people and train them better and this could be a great place to live! Communication should be a priority in a place to live in my opinion :)

All of my neighbors are so nice. I’m surrounded by a community of dog lovers! The office are quick to respond as well as the maintenance. They keep the grass clean of poop every morning.

EXTREMELY rude staff. Absolutely terrible communication. None of them acknowledge you and act annoyed anytime you step foot into the office. I have lived here for less than 3 months and have had to submit over 10 work orders because of issues within the apartment. More than half of those work orders have been submitted twice because they have failed to fix the issue the first time. You end up paying over $25 a month for valet trash and I have yet to see one person take down our trash, therefore Ive been doing it myself. There are so many better places to live in Fort Collins, do yourself a favor and do not choose this one.

This management could use some work. We asked for area managers and corporate numbers to deal with billing issues and the on site managers and staff said they were not allowed to give that information out! RED FLAGS!! Please ask about all hidden fees not discussed before move-in, trash, water, sewer, ect. I will say finally, the area manager Megan finally got a hold of us on our issues and she handled the matter in a very professional and respectful way.

The Habitat is such a great place to live. I feel so comfortable and safe in this apartment complex. I go to school at CSU, so the distance to campus is perfect for me as well. This neighborhood is extremely dog friendly, so much so that we got a puppy about two months into us living here. I can’t imagine myself anywhere else. I recommend The Habitat to anyone and everyone!! 10/10!!!

The staff is so horrible here. We will definitely NOT be renewing our lease. It used to be okay before they changed the entire leasing office staff. The manager (Guadalupe Ramirez) doesnt have a management degree and she is proud of it, but she really needs to go to school to learn how to be a proper manager.Find somewhere else to live if you value courtesy and respect.

We are occasionally asked to rate the habitat, and they give us community rewards for it. So thats why the rating are so high. Just an average apartment with a fresh coat of paint. 90% of staff is friendly/professional, but its corporate run, so expect them to be douchey about something at some point. Last year they assigned parking permits for maybe a week. Got a bunch of peoples cars towed, then cancelled em. Stuff like this.

We have lived here for almost two years and would never leave. The staff in the office are very polite and have been extremely helpful with anything that we have brought to them. The Dog park is an amazing contribution to the complex and the all around pet friendliness makes it feel even more like home. HUGE BONUS- the maintenance team are very polite, punctual, and fast. I love my new home! I was really happy to see how pet friendly they are and I love all of the open areas here. Location is great, I can bike to work and to campus easily. Staff is nice (they have a great little coffee bar and are always super friendly when I come in), maintenance team responds really quickly even for the small stuff. Only complaint I really have is I don’t use the valet trash, it’s a cool idea but not really necessary when I am totally ok with taking my trash out myself. Will be renewing whenever my lease ends!

I was trying hard to avoid apartment living when relocating to Fort Collins (just not my preference), but that Habitat @ Fort Collins has been so incredible, and has surprised me. The office staff are friendly, supportive, quick to assist and respond, and do an all-around incredible job helping tenants. The maintenance staff are also pretty amazing, and respond to fix any issues faster than anywhere else I have lived. The facility updates are visible too. Everything is in great condition, pretty new, and is kept up well.Nobody seems to want to pick up after their dogs here... but that might be a problem anywhere you go that allows pets.

We’ve lived here for 6 months and it’s been great! Lots of dogs around and it’s awesome. It’s right next to a gas station, liquor store, coffee shop, restaurants, smoke shop, and more. Great place to live and the leasing office staff is very nice and helpful.

Living here was okay when they were charging a reasonable rate for the tiny apartments. We paid 1150 for a 2 bed when first moving in but then raised to 1400 with no updates to the actual apartment only the exterior. When it came time for move out after 3 years we didnt expect the whole deposit back but we also didnt expect fees for garbage and stuff. Ended up paying another grand to just move out for strange misc fees. Do not recommend

I like living at The Habitat at Fort Collins! The complex looks nice and has a pool, hot tub, fenced in dog park, BBQ grills, sand volleyball court, and little gym for us to use. The maintenance crew is great! I have submitted requests a few times to get things fixed (refinishing bathtub, replacing washer/dryer) and the staff responded right away and the maintenance team took care of it quickly for us.The community is really nice and we have had minimal issues with noise. The Habitat also hosts community events and cookouts for us every once in a while, which adds to the sense of community.As far as the actual inside of the apartments, there are lots of newly renovated units which are really nice! We actually live in the un-renovated apartment that we initially moved into 2 years ago, and I still think it looks nice and more than presentable. Overall, I enjoy living here and would recommend it!

Do not move in here! We pay 750 a month for my son to live in a dump. No central air, window screens were missing and torn in his newly remodeled apartment when he moved in and there is no microwave. His electric bills on the 4th floor this winter have been $220 a month. THe month of December he wasnt even in his apartment and it was still that much. Every time there are repairs, the maintenance guys do not know how to fix them. Please save your money and time and move somewhere else!

Its hard to get an exact feel. When we moved in, the countertops were not ready so they gave a discount so that was nice. But what I wasnt informed of was the extremely high price of it all. Electricity was like $40 for the first couple of months which between two people is fine. But then shot up to $140 out of nowhere. And we barely even use much. We use an xbox a tv and our laptops. We do not understand how that equates to $140 in electricity. Since there was no central cooling we had n AC unit but that really brought up the cost of electricity so during the summer, we were burning up with heat. I asked about the valet trash and was told it wasnt an option so thats another $25 we were forced to spend. The rent was $1440 plus an average of $55 for pest, sewage, water, and the forced trash valet (ridiculous since I live right next to the trash), plus the $25 for renters insurance, plus the WiFi ($45), plus the electricity of an average of $115 is an average of $1680 a month. A bit difficult to budget with here. The community is nice. I likes the secured lockers for packages, buts thats small stuff compared to the overall cost.

The management team is always understanding and cooperative with tenants. They will go out of their way to help you, and they take time to get to know the residents (I have never experienced this before). Also, the additions and renovations have made the property look 100X better. Initially the removal of the laundry room at the office was a bit of a hassle but with the addition of laundry units in the apartment it made doing laundry exponentially easier. The other tenants on the property are respectful and generally quiet. This is the perfect property for people of all ages, college students and working class alike. Finally, the maintenance team are quick and effective with resolving issues. I would wholeheartedly recommend these units to anyone.

I lived here for 4 years and absolutely loved it. The staff was always helpful. Maintenance was friendly and fast. They would have courtesy carpet cleaning after living there for two or three years. Utilities were cheap. I never had a problem with parking. I never heard a peep from any of my neighbors on the other side of all 3 walls. The apartments are within walking distance of everything. Would recommend.

I had to calm down before writing this review. Im not generally pissed off and never review anything. I had to make an exception this time.Pros:* Its a beautiful place to live. My friends think its lovely and enjoy the space for a 1 bed room apartment at 600 S.F. Plenty of space for all my stuff.* Service crew came in to fix a leaky pipe under my sink 5 minutes after I placed the call. Helpful front desk and speedy crew.*auto bill pay online.Cons: Late fees for rent. I totally spaced and they charged me $75 and made me pay by Cashiers check. They wouldnt waive the first one. Had to leave work to get it for them. Since then I am under auto bill pay. should have done that from the start but oh well.*New lease price has gone up by $120. Used to pay $1060. is now $1180 with the new contract starting June 2018. I have declined to pay that amount and will now have to look for a new place to live.*Replaced good Laundry mat for Gym. Part of that is that they would install laundry machines in each unit. I would rather save money by going to a laundry mat and doing everything in one go.*Replaced kitchen, sink, and tub faucet for green water saving heads. Showering is pathetic. Everything I do requires at least twice as much time, and flushes, because of the very low water pressure.In conclusion, this apartment complex experience WAS Nice. The staff is friendly and they try to be helpful. The apartments are beautiful and spacious. I can always find parking somewhere around the building.Unfortunately, I NOW have to move out because of the insane price hike. Thanks, but no Thanks.

About The Habitat at Fort CollinsOverall, not a terrible place to call home. Residents are left to live life as they please. Office staff and maintenance staff are friendly and flexible (if need be, communication with them is a must though). Some things that I would like to see improved upon: -snow removal - although we havent had a ton of snow this year, the little bit that we have gotten is usually packed down and icy hours before they come out to shovel or blow the snow away with leaf blowers. Its hazardous and I would assume a liability to the management company. Dog poop - so many dogs around here (including myself) but no real enforced poop picking up policy. The common areas are filled with piles of poop. Dont go out at night because you are sure to step in a pile that you cant see. DNA testing has stopped this problem in a lot of other communities. We pay extra pet rent, lets see it used to help keep the grounds clean. Energy efficiency - each apartment has been updated recently. However updated only means basic basic things such as paint and vinyl flooring. Windows are highly inefficient in keeping cold out as there are huge gaps making it hard to keep living areas at a consistent temperature. Electricity alone is over $100/month and it never gets over 65 degrees in here.

This place is intense about late rent. I get payed the second weekday of each month, and have been obligated to pay a late fee multiple times. After the 3RD rent is late (NO EXCEPTIONS), Ive tried going in on the 4th to see if I could explain my situation and get some lenience. NO GO. The fee is 75$ if you dont pay before the 3rd AND you CANNOT bring a personal check to the office if this happens, you must go get a bank check or pay for a money order.

Well they claim to be dog friendly but today they decided to spray a hazardous chemical for animals and people in the grass without giving the residents any notice of doing so. There were flags in place afterwords but I would’ve preferred to have notice in order to close my windows to prevent the chemicals from potential coming into my apartment while they were spraying.

Always tells me I will get a call back and it never happens when I call to ask about things. The staff never knows answers to my questions. Maintenance if you allow them into your apartment will snoop through your things and leave you leasing violations. No one is allowed to spend the night so it’s worse than living with your parents. It feels like the office is literally stalking you. Also have hidden fees. Told us our renovated apartment would be more the day we signed the lease and failed to mention it prior. Over all I have lived here a month and already want to find a sublease. Also they never give you warnings they will charge you as much as they can for everything.

Ive lived at River Glenn on two separate occasions in 2014 and in 2015-2016. Arguably the time spent living here in 2014 does not warrant 4 stars, but they have since improved in the last year.Parking can be a tad difficult depending on where you live, but that seems to be the case in most places in Fort Collins.The neighborhood is safe, and it has a close proximity to several bus locations (which is a huge expense saver if you go to CSU and wouldnt like to purchase a parking permit).The staff here is professional, but at times residents will need to be respectfully persistent to ensure that a job gets done. So long as you do not just blindly assume that a requested task will be completed, and do adequate follow up as necessary then you will not have any problems. That being said, I have never had a single maintenance request take longer than 3 business days to remedy.Apartments are relatively quiet (I lived right next to the pool and hot tub, and so long as my windows were closed I didnt hear much noise). If you live close to Shields though, you may have some street noise to deal with at night.Overall Id recommend at least stopping by River Glenn to anyone apartment hunting in the area.

Lived here and really enjoyed it until move out. Very annoying when I asked to see what was going on with my move out deposit. Turns out they had no reason to charge and refunded me luckily. Make sure you take pictures for documentation of your moveout as well ad asking them to provide you the information on which chargers were for what. Even when gettting the refund we confirmed our address 2 times and the lady still sent it to my parents address.

I’ve changed my mind about these apartments. Our lease is almost up and we have decided to move. Rent is outrageous. They make you pay for valet trash services when there are two dumpsters literally right outside my door. Maintenance staff is awesome and have always been great to have around. The leasing office people are alright, some of them are snobby, and everyone just feels so business-y and made up, it feels more like I’m at a hotel than a place to call home. Also, they’ve just installed parking rules. Only lease holders with a permit in their car windows can park in the parking lot. Too many residents are b****ing about having to walk 20 extra feet to their doors lol. All visitors have to park on the street which has usually been pretty full to begin with. I’m glad to be getting out of here. The look of the place isn’t worth the headache or the draining of my wallet.

To be fair i used to love it here. Its a nice neighborhood and the maintenance guys are super friendly and fixed the problems right away. The office staff used to be great never had any issues with them! Yes the apartments are updated (cheaply but still okay) it is true that there is ALOT of dog poop but thats the fault of lazy pet owners. Unfortunately im not happy about renewing our lease. We called to get some information about our options to lease only around 7 to 8 month the lady said we will get a call back which we did but she didnt know about our options she was just trying to get us to sign the 12 month lease. So i called again and they told me its only 12 month, 3 month or month to month unfortunately no 6 month lease becuz they can only do 20 of them and they were all taken!?? So we said ok lets do the 3 month lease for a couple times but the lady made it clear that i can only do the 3 month lease one time and then thats it same with the month to month they can just decide to kick us out so basically they just tried to scare us into signing the 12 month lease and thats what really upsets me! Scaring people into signing a 12 month lease becuz ( idk maybe they have to get as many 12 month lease they can get) or they can just get kicked out is not the right way. They did sent me a new lease for 6 month but with the email saying its only 3 month but the system can only do 6 month... its stupid..

DO NOT LIVE HERE! The manager enters my apartment without notice or permission. She makes poor excuses, offers to refund me money and never does, and treats me with serious disrespect. This is what you get with corporate owned apartments. The real owners live in CA and dont care about my problems either.

*Edit - January 17thWe finally got our washer and dryer at the end of December. Close to 3 months after we were expecting them. Recently the company decided to GO GREEN and replace our shower heads, faucets, and light bulbs with more energy efficient alternatives. Sounds great, but the new shower head is absolutely terrible. Its supposed to be water saving, but I dont see how it can be when I have to shower for nearly twice as long with the amount of water it gives out at once. The old shower heads had multiple settings and were detachable, which was a dream because I could easily use it to wash the bath/tub and give my dog baths. So sick of all of these changes that are marketed as being so great when they just end up making people want to move out as soon as possible.I enjoyed living here until the new company took over and since then its been a huge inconvenience! They took away the laundry facilities and offered us the opportunity to have a washer and dryer put in our unit instead for an additional $40 a month. We signed up for the washer and dryer and STILL have not gotten them installed. We were told that the units would be in on November 15. Now we have no on-site laundry and no in-unit appliances. I keep calling to ask when they will be getting installed and keep getting the same answer - they dont know. Incredibly unhelpful. Seems like all they care about is making renovations to the place with no regards for the residents already living here.

I very strongly recommend against living at The Habitat. I have lived in many apartments during college with poor management and never written a bad review, but like many of my fellow tenants, I have been upset to the point where I need to say something. I was very happy here when it was River Glenn, but since the new management, Trinity Property Management, took over - it has been a horrible experience.First, I signed onto this lease with a community laundry room. The new management took that away and gave a counter offer to rent a washer/dryer from them for $40/month. With the community laundry room, I was paying $1.50 per load with a total monthly cost of under $10. I was baffled and angered that they took away a service only to offer a more expensive alternative. As a student, I did not have room in my budget for the additional cost, so I declined their offer and now have to waste a half a day at a laundromat and it still costs me more. They did not compensate those in my position in any way or honestly seem to care. However, I am happy I did not take their offer because the people who did still have not received the washer and dryer over a month after they were promised installation.Second, the construction has been a huge issue. I have been patient because I understand with construction for improvements comes inconveniences. However, it has been done in a way with total lack of regard for current tenants. They would start many projects at once, complete only parts, leave it for days, then come back. This lead to strangers consistently in and out of the apartment which was very uncomfortable. One time we got a notice only hours before people entered. There were people painting on our balcony for way more than necessary because they would one area and then come back in a couple days for another. They have also at one point made us completely take down a shelving unit so they could have access to an area to install a dryer vent. When they left the area was covered in drywall powder I then had to clean. They painted the door and did not allow us to enter or leave the apartment for an hour during that time without allowing us to reschedule. In the process of painting the outside of the building, they took down the unit letters and painted over our door numbers. My roommate was waiting on an important package for work that was sent back because the poor postmen could not figure out which of the 26 identical building was ours. We actually had to go find the old sign and prop it on the building to get our packages.Third, I have also been beyond infuriated having to deal with unsafe situations for my dog. At one point during our balcony construction, I was shown by a worker not to go near the railing because it was not secure; he pushed on it and the whole railing moved. I was told they would fix it the following day. I was additionally enraged to find nails covering the floor of our balcony and in the stairway to the apartment. My dog very narrowly missed stepping on one that was pointed up and easily could have eaten some without my knowledge. I had to waste an hour of my own time picking up after them just so I could feel that my pet was safe is his own home. I have been very thankful I do not have young children living here as I would be very concerned with these conditions.My time at The Habitat was been disappointing and frustrating. I know rent prices are going to increase for us after this year if I would choose to stay, even though we have had to live with all these issues on a daily basis. I took the time to write this review to hopefully save someone the terrible experience I have had living here.

I have lived in this place for almost 5 years now.Amazing place for everyone especially CSU students. its just 5-7 minutes biking and two bus stops every 20-30 minutes add to that the pool, hot tub, volleyball court , Dogs park, grillers.So you actually are paying for an amazing apartment and a lovely small park and cheaper prices compare to other placesThe last thing I want to mention is the maintenance guys, they have emergency line during the weekend and really fast response during the week days

Ive never really had issues with an apartment management team before but this new management team seems to keep inconviening me to the point where I actually want to share. Literally havent been able to do laundry in weeks because their inept management decided to take away the community laundry but not even order new washer and dryer units for those who didnt have washer and dryer units till well after closing the community facility. Still waiting on one to be installed. Several other instances have really irritated me to the point where I decided to write this. Really dont need much from an apartment management team. Just quit inconviening the people that live here with your poor management skills.

Be warned, the bulk of the positive reviews here are for the OLD management group. Notice the influx of 1 star reviews due to the negligence and incompetence of the current staff and owners. Its one thing to have growing pains while adapting to change. Its an entirely different story when the whole place goes downhill. I wonder how much the pointless renovations (painting/siding/community grill/etc) cost? This place has actual structural issues - disgusting windows that do not seal, have water caught in between the panels and constantly condensate leading to black mold in the seams. The new paint on the stairs and balcony is already peeling off and leaving chips/strands all over the place. So lovely tracking dried paint into your home daily. The management is also unable to sort even the most basic of issue. Do you enjoy calling 3-5 times only to get frustrated and handle it yourself? Then this place is for you! This is not even mentioning the entire renovation process: Broken gutters that flood your windows and floors. Multiple appointment times not kept that required hiring pet-sitters with no warning or apology for why. Unknown staff that come to your door unexpectedly and enter without knocking. Then being told you need to move things from x to x to x while none of the schedules were being followed. Read the terms for late rent payment too: Its a flat $75 fee that needs to be paid via money order or cashiers check. Yet they break their own rules and times constantly. Or simply arent in the office to actually post payments. Lovely.You can do better than this place. They dont care, their management group is terrible (look into reviews for their main office in CA) and they dont take care of actual issues. This was nothing more than putting lipstick on a pig to raise rent.They also have a F rating with the BBB.

I lived here for a year and had zero problems. Since the new property owners took over theres constant construction that seems like its going to persist throughout our lease going into next year and I cannot wait to move out. Theres nowhere to park after 8pm. If you and your roommate want to split rent online you have to pay before the 1st otherwise rent has to be one full payment. Smart right? Every week I get a note or an email telling me people will need access to my apartment..about 50% of the time theyre not on schedule. Stay here and spend more than $700/ person so u can either live in a construction zone OR wait until the middle of next year when Im sure these wonderful changes will increase rent into something absurd..but just think of how lucky youll feel to live in a place that has earthquake bars on your water heater..can I get a hell yeah?

I am very pleased with River Glenn! I moved into a two bedroom in 2015, and never experienced any issues. The appliances in our unit were a little worn out, but we were getting exactly what we paid for since our rent was much lower than most places.The best part of this experience was towards the end of our lease, when the lease in the complex I was supposed to be moving to with my new roommate fell through. The wonderful staff at River Glenn worked with us so patiently and were able to get us a unit at the very last minute. They even helped us work through the complicated situation of moving units and changing roommates at the same time, and were so positive the whole time! I really appreciate all they have done for us, and would definitely recommend them!

I lived in these apartments for about a year, and on the whole Id say my experience was as pleasant as could be. The place I got wasnt quite as pristine as the model apartments, but I picked up a lease from some people who were moving out a couple months early and had owned a pet, so that was entirely expected. The only real downsides I experienced are precisely the sort of things youd find in any area with a high concentration of college students. A couple loud neighbors, vehicle noise (the property is near a busy intersection), and some folks who dont really get the concept of cleaning up after their own pets, but nothing terrible. I personally found my neighbors to be extremely agreeable.The office staff were friendly, helpful, and more than willing to work with me as long as I kept up my end (I was out of state at the time I was applying for my lease). The rental agreement was very clear about what was expected from both parties, and any questions I had were quickly answered. The office is open on Saturdays, which is nice. As might be expected, they can get pretty slammed right around the time that classes start for CSU in the fall, but prime move-in time only lasts a couple weeks at the most. As a side note, the office is dog-friendly. They keep a jar of biscuits behind one of the desks just for that purpose.The grounds are nice (theres even a dog park! and plenty of dog-poop bag dispensers!) and fairly well maintained. Parking can get a little iffy during really bad snowfall, but the sidewalks (and more importantly, the steps leading up to my second-floor apartment) were always cleared within what I considered to be a reasonable time frame. There is a high school nearby (along with a football stadium), but the noise level isnt too bad on the closer side of the complex, and almost inaudible on the far side.Many of the apartments definitely have that lived-in feel to them, but I never had any catastrophic problems with my appliances, fixtures, or the general integrity of the place; and the smaller problems were all taken care of promptly by the maintenance guys. On that note, the maintenance people at this property are all super nice and friendly. I cant stress that enough. They work really hard and Ive never had a bad experience with any of them. Again, they get slammed in August just before CSU starts up for the fall semester, but they absolutely do their best.If youve made it this far, please, please dont let the negative reviews completely scare you off. No property is going to be perfect, but Ive lived in some places that were way worse about, well, everything, and I paid significantly more to live there than I did at River Glenn. Ultimately my reasons for leaving had absolutely nothing to do with the property or the people running it. I wouldnt hesitate for a moment to live there again.

We currently have a 1 year lease here and both me and my fiance love it here! Our unit was very clean and had new paint and carpet before we got the keys. Now let me preface by saying this is a very college heavy complex and consists mostly of students, and they will have parties. However, everyone seems to quiet down after 10pm and even then they arent wall shaking bass heads, just hear some music every now and again.All questions weve had have been answered immediately by management and any maintenance issues have been resolved in a timely manner. For those looking to live here pick your unit wisely as some buildings are right next to a high school stadium and you will hear the games. We chose building D which is right in the middle, close to laundry, pool, businesses, and probably one of the quietest spots. Just know what your getting into.

DO NOT RENT HEREIn late August/early September, Trinity Property Managament purchased Riverglen Apartments and renamed it The Habitat @ Fort Collins. Initially, I didn’t think much would change. Within the week they started tearing down the siding on every building, with workers playing round robin, never completing any one building without having begun construction everywhere. The construction takes place everyday, 8am-6pm, weekend or weekday, and has gone on for three straight months. This would be bad enough, but they started building upgrades INSIDE of the apartments shortly after. Notices are placed on doors no more than four days prior, and have even appeared just one day before, informing residents that workers will need “access to your unit” for the day, denying any requests to reschedule. To make matters worse, the timeframes offered typically specify 8am-5pm, if offered at all, and in the two instances where a one hour slot is listed, once they did not show up at all and the second time they arrived three hours late.Construction on the exterior left me without gutters for three rainy weeks, flooding my patio, and forcing me to carry my dogs up and down the stairs through a waterfall created by the roofline. When I complained to the front office, they said the gutters would be replaced shortly. Another week passed before the workers even started. During this time, almost every one of the 26 buildings didn’t have gutters during this time either.They have forced me to allow workers into my unit, with the front door left open, for minutes to hours at a time. They complete each project in multiple rounds, for instance, when installing a dryer vent, they first drilled holes (two months ago). Just this week I received a notice that they will be sending an inspector this week. After speaking to the office, I learned they would be sending another crew in to drywall the area AND will later send in another inspector. Breaking it down like this, I have to pay a dog sitter to sit at my house, awaiting workers who may or may not arrive, on five separate full days.In the past three months they demanded access to my unit SEVEN SEPARATE TIMES, refusing to reschedule or offer any more specific times.Four neighboring units in my building and I are meeting to discuss contacting DOLA about rental law violations.At all costs, do not rent here. They have no respect for their residents. I haven’t had two straight weeks of privacy since August and residents’ shared frustration and distress is palpable.

If I could give zero stars I would. DO NOT LIVE HERE. We are quiet, respectable, adult tenants, not college kids, yet we are treated like children.1. We had mice in our walls for 3 months. After complaining multiple times, it took the mice spreading to all other apartments for them to actually do something.2. You will pay twice as much for your water bill in the summer because they obsessively water all of the grass on the grounds (the sprinklers run even when it is raining).3. Expect passive aggressive notes weekly on your door. Our most recent one was that we were in violation of our lease for smoking. Neither me or my boyfriend smoke cigarettes or anything else.4. Even though we paid rent for 2 years on time, every month in full, we were 10 minutes late with our rent check on our 25th month living here and had to pay over $75 in fines as well as get a certified check.5. The women who work in the office are impossible to communicate with. They clearly read from a script and will not accommodate anything. Expect to hear if we did it for you we would have to do it for everyone See #1. They must have had to wait until they could remove rodents from walls of everyone to remove them from our walls.6. Buildings are very poorly marked, so dont expect anything delivered. Also dont expect an ambulance to be able to find your apartment (yes, this has happened to our friends, and no, nothing was done to fix it).7. Rules change frequently, when we moved in (from 1000 miles away) we brought our grill with us. A year later, we received a notice that grills were no longer allowed on patios. Our options were to rent a storage unit for it8. You will constantly be lied to, cars were towed and ticketed without fair notice when parking lots were being resealed. My bike was stolen, my car has been broken into. Leasing office will do nothing to help. Pool is green and disgusting, hottub is always broken, appliances in kitchen are dirty and gross. Upon moving in our tub was covered in filth and all of our laminate floors were sticky.If you are still reading this you know not to live here.This is just in hopes to inform the public so no one has to go through what we have gone through.

I have to live behind this place and it drives me crazy! The passed FIVE days someones car alarm has been going off every 5 minutes. TAKE the damn fuse out! Also, the apartment complex has no respect for any one in the canterbury houses. I love dogs but, building a dog park RIGHT behind our fence SHOULDVE been totally approved by us. I already have enough issues with my neighbors dogs barking all day as well as now I will have the dog park fueling the neighbors dogs fire. Also WHO is going to clean up after everyone?!

Riverglenn has been a nice place to live. I have found the management easy to work with, and fairly responsive to any maintenance requests. The grounds are well taken care of. I feel that the management has the best interests of the tenets at heart. Most of the cons are not withing the complexs direct control.PROS:Clean interior, re-carpeted, re-painted, etc every 1-2 years. Decent pay-point for what you are getting, at least in Fort Collins. Private pool, hot tub, dog park. There is a strip-mall close by with several decent stores. There is normally enough parking.The management office is open on Saturday, and the keep decent hours. They will give you a call before the cut off if you are short on rent, or havent paid yet. They are willing to listen to ideas about improving the complex, or what you would like to see. I have found all of their help to be very friendly and outgoing; however, I also try to stop in once in a while just to say hi.CONS:College students are loud, and often do not have an appropriate bed time. The biggest noise complaint is the hot tub; if at all possible do not get a unit close to the pool area as rowdy kids will wake you up around 1am at least 5 times a semester.Parking is not bad during the week. You can normally find a spot close to your building; some days are worse than others. The weekends area really nice, 90% of the population is college aged and leave Friday night through Sunday afternoon. They do allow parking along the street, which does cause visibility issues and makes turning out of the complex difficult, as people will park right up to the curb ends, even right up the stop signs on the major roads.Some dog owners feel that picking up after their dog is beneath them, along with properly training the animal. Expect to find hordes of turds after every snow storm. If you walk around the full complex, expect 1-3 dogs in every building to bark at you and/or run at the windows.Snow removal isnt the best and it could be improved by asking everyone to remove all cars from the lot and street by 9am after receive 3+ inches of snow. Since this isnt done, expect your car to get stuck in the parking spaces, and to drive through an ice field to get to the road.The road is city controlled, which limits what the complex can stipulate. The side road is a bus stop, and by-passes a major light, along with helping to service the nearby strip mall. There is a fair amount of traffic, some of this traffic thinks it is a main road and goes ~40, instead of around 20. Also, many people will try to take a left onto either Drake or Sheilds and block right turns for 5-15 minutes, depending on the traffic conditions.There is also a high school a block away. This is okay for the most part. You get to hear all the games hosted at the school; during lunch break the high schoolers raid the nearby convenience store, which can make exiting out onto Shields a bit more complicated.Move-in week is busy. Since this is a college town, this complex decided to have new leases effective the first of August. This means that maintenance is slammed all of July and August so it can take a while for the non-emergency requests to be processed. The parking for this week is miserable, since everyone shows up with three cars, two uHals, and a trailer.

River Glenn has totally unfair business practices. I wanted to complain to the better business bureau about them but they were not a member. LOL ( I wonder why...) When the lease ends on a day, lets just pretend it is July 31. They can HOPE all they want, for you to turn in keys at a particular time but LEGALLY a person has that entire day of JULY 31st to turn in keys. That is the same as when you pay rent on the 3rd in the drop slot. It is not late just b/c they go home at a certain time and they wont get it until the next morning. They cannot LEGALLY charge an extra days rent unless you turn in keys late. AS IN THE NEXT DAY, NOT IN THE DROP BOX!!!! so to their UNFAIR business practice of charging an extra days rent because the keys are not turned in by NOON.... they can wish in one hand..... well you know the rest of the saying..... I sincerely hope all people who read this call these people on it, if they try to do that to you. There is nothing in the lease, or any of the addenda, or even on the NTV form about NOON. WHAT is the this the old west at the OK corral?? Gimme a break. Not in the lease or any of the papers that I signed upon move in or upon giving my Notice to Vacate then that means it will not hold up in COURT! RIVER GLENN is horrible.
