I really enjoyed living at this apartment complex! For the price it gives you a lot of value and has all amenities you need. Staff is also very friendly and the surrounding area on Ramsey St has a lot to do. Definitely would recommend

Just got charged a 1,282 for carpet damage after the move out. Like who doesn’t put new carpet in an apartment anyway if it’s a so called luxurious establishment. Parking is terrible every night then got the nerve to mention a fee for loss permit. Definitely not a good destination for students. Thin walls can hear everything.

Its not as luxurious as the name would lead you to believe. The gate does not work properly most of the time. It is luxurious compared to the neighborhood surrounding it. The walls are quite thin. We can hear the crying baby next door as well as the partying young adults every weekend. We pay for trash pick up that doesnt always get picked up. I recently PCS’d from Bragg and lived in this complex for almost 2 years. Overall not a bad place for the area. Cheap and the 1 bedroom is pretty nice with enough room for just being me. My only issues were the parking was a nightmare anytime in the evening. People illegally parked in handicapped spots...people with no permits...people parking basically in the road making it challenging to navigate in the morning. It just seemed like it wasn’t really enforced like advertised. Also my apartment seemed to attract water bugs and I mean A LOT of them coming out of the sink at night and no matter what I did they never seemed to go away. On the final inspection they said it was roaches so hopefully that problem gets taken care of. Finally maybe some updating on the carpets and blinds. Just seemed kind of old and cheap. Overall I enjoyed my time here. The pool was nice when it wasn’t crowded and the area was decent given the location. For a single soldier or anyone who doesn’t mind minor issues then this is a decent place for the price.

Apartments are beautiful and spacious, the walls are just paper thin. I do understand with apartment living there will be some degree of noise but I should not be able to hear everything that is going on with my surroundings. Ill be excited when my lease is up here. I was hoping this would be a place I could stay for a few years but it isnt.

If I could rate this place as a zero I would. Husband deployed and we provided orders more than 30 days before the termination of the lease. They LOST the orders and then stated that they attempted to contact him via phone to resolve the issue. I was astounded...call him while hes overseas? They stated that because he didnt give a 30 day notice that he was required to pay the rent. Since we had no idea there was an issue it was placed on his credit report! It RUINED his credit and prevented us from purchasing a house. The property managers are TERRIBLE. So rude and not willing to help or admit they made a mistake. I would never recommend this place to anyone. I will continue to post anywhere I can about not living in this apartment complex. They have no respect for military families or the law for that matter.

No real complaints. The staff is always friendly and on top of things, parking can be rough sometimes but its much better if you live towards the back. The gate is a mess, but I dont know of many other complexes attached to a public park and a 5 minute walk from a library and grocery store. The location is excellent and the apartments are nice.

Have lived here for a year and have no complaints! Its so convenient for me to take my children to the park and have them involved in community activities. Love that the pool has not been open for weeks. The office staff and maintenance staff is amazing and always there for whatever I need. In a new place its always nice to have a safe and comforting home.

McArthur Heights, where racism, harassment and stalking is tolerated. My family and I moved in October 2016 with the expectation that wed have a peaceful environment. However, racist neighbors have moved in downstairs and have continue to harass me with no help from the property management. Instead theyve made excuses for the gentleman and have made me feel even more uncomfortable. Not to mention the gate never works and theres no parking for residents. They tell everybody that theyre working to create more parking and will tow those who do not have permits but the truth is they have yet to follow up on that promise. I regret moving into this complex and I dont recommend anyone to waste their time.March 2017: A month ago I contacted the office to notify them about having bugs in the apartment. I was told they would spray and nobody ever came. I tried calling the office again to see why nobody has come to take care of the problem and nobody answers the phone. Ironically enough, theyre all in the office. Thats customer service for you.

First off I would like to say that the apartment management team is AWESOME! They bend over backwards to make your stay here the best that it can be, they make you feel like family, any concerns I have ever had I have an answer ASAP, the apartments themselves are very nice and up to date, a lot of room and nice area. They are located in a good parts of town where you are far enough away but close enough also. If your looking for a great place to stay and great people looking after all your needs this is the place to be! I would like to thank all the team members here at Heights at Mcarthur for being professional and treating my family like we are their family!

Since I have been here the staff has been great and always very welcoming any time I needed anything. Always very friendly and work orders have always gotten a very fast response time. The amenities are a plus and I am happy we picked this place to live and I recomend this neighborhood to anyone looking for a place to live.

I honestly liked this apartment complex. The layout of our 1br apartment was super nice. It was designed well. The location wasnt bad either. I would give this place 4 stars, but I cant due to how things ended with management.My husband, and I moved out earlier this year. I spent time and money making sure the apt was super clean. We did everything asked, and had someone from the office check it out before we left. We asked, and were told we would get our security deposit back. Weeks, and then months passed with no check in the mail. The first time we called they apparently didnt have the new address recorded down right. The second time they didnt want to pick up. Seemed they knew who was calling, and intentionally ignored it. After a few more tries my husband just reported the issue to the office that handles off post housing for active soldiers. This entire situation with management was super shady and messed up.

I moved put do to pcsing. I was told by the maintenance superviser and the apartment manager that I was good I didnt have to pay anything. Alright,cool. Tell me,why I,get an email today stating I owe 550$ for,carpet damage. What carpet damage? Also when I spoke to the manager on the phone she didnt,mention carpet damage. Im not paying 550$ when I just had to put 1000 deposit on my house in ky.

Youre not provided any parking after a certain time at night, so you get in where you fit in and get a parking violation from the office. People arent going to Park four buildings away, thats a dead move. If were getting a parking violation then yall are getting an apartment violation 🤷🏽‍♀️ If we had assigned parking, people who actually pay to live here wouldnt have to park in the grass, in front of garages that ARENT utilized, or on the curb. Literally so simple.

The location is great. Right next to a park, 15 minutes from base, and 5 minutes from the University. Its right next to 295 so really anywhere you need to go in Fayettville its not too far from. The staff here is great, the maintenance crew and the office girls are all friendly and unlike most places Ive lived actually give a rip and are hard workers.The parking is fine during the day but at night it fills up almost completely. The walls are thin so the real experience here can depend on how good or bad your neighbors are. The gym isnt maintained very well but as a supplement occassionally for a real gym its fine.Ive been here almost 3 years going into 4. A lot of the issues here are things youll run into at any apartment or just comes with apartment life. A lot of the negative reviews seem to be written by people who have never lived in an apartment before.Any other issues I have is part of just wishing Pegasus or w/e corporation own it would invest more into it.

I never leave negative reviews, however this apartment complex has infuriated me to the point of no return. Where do I begin. When I first moved in the bathroom had no shower rod and no door. Yes a whole bathroom with no door. Immediately we noticed spiders and other unfamiliar insects in the apartment. We were told 5 residents had to complain in order for them to spray. Based on the reviews, there were more than five. Gated community, YEA RIGHT. I the two years I’ve lived here the gate has worked maybe 6 months in cumulative. State of the art gym system? Yea another joke. Machines are old and gym is filthy and you couldn’t even access the gym if the office wasn’t open for a good while. Dog fesces all over the place. A month after moving out when we were cleared after an walk through was complete Marie Jordan stated we owe for the carpet. I think not. Please don’t move here. You will thank me later. Wish we would have left sooner.

I was going to hold off on a review until I received my last billing statement. Just got it. So we’re off. I’m going to give you the good and the bad about this place. So first the good, I lived here for 2 years and the 2 maintenance guys are two of the hardest working gentlemen I have ever seen. They need to hire some more help for them. This is only good about this place. Okay so for the bad. When we first moved in, we made the assumption that our apartment was going to be ready. Huge mistake. LISTEN IF YOURE RENTING FROM THIS PLACE, MAKE SURE YOU CHECK YOUR APARTMENT BEFORE MOVING IN. When I moved in, first it was a door missing for one bathroom,(she said it was on its way, didn’t receive it until a week later). I said fine, then it wasn’t a shower rod in either bathroom. The sink and the shower heads had rust in them. And on the outside, spider webs and dirt everywhere around the door. Another thing don’t live by the pond, you will have water bugs the size of your hand in your apartment and frogs everywhere. I never seen so many bugs in my life until I lived here. There is no parking spots after 6pm, and the parking passes are a joke, been there 2 years and haven’t seen anyone towed yet. Literally you have to park two apartment down to find a park. Everything in the gym is out dated, nobody ever cleans it. They have two broken machines in there, it’s been broken for 9 months and they haven’t fixed it or replaced it. But the thing that urk me the most was the gate, the gate never worked. It was broken for at least 9 months out of each year I was living here. Most of the 5 star reviews are from people that haven’t lived here long. Trust they will regret that review. You see any 1 star reviews, they all stated the same thing. Don’t move here, you will save yourself a major headache. Thanks!

My family moved out August2019 & besides “ grown “ folks ruining the pool area for kids with shattered glass & throwing chairs in the pool, our 3bd apt. was spectacular. Very Spacious & luxurious when cleaned & decorated to our liking. Walls are paper thin, you could hear people next door or people walking up & down the stairs. It’s close to the shopping plazas like walmart, ollie’s & Food lion etc. The only thing that had me disappointed at first was, move in day our toilet was dirty, wasn’t cleaned at all & the shower heads were missing. But i never liked using old or others shower heads anyway lol Washer & Dryer worked well and when we had a work order put in the Maintenance guys were there asap to fix it up. I’ve seen lots of frogs & bees around the complex & it’s also close to a big park with a trail. Very active park. We’re in CO now & i truthfully miss The Heights at Mcarthur Park lol Any questions we had Melanie was there to Assist. i recommend her.

The apartments are beautiful--spacious rooms and great layout. However, I moved in less than a month ago and was horrified by how dirty the apartment was. All counters were greasy and grimy looking, the toilet had urine caked on the outside of it, the shower tub was filthy and obviously not cleaned as well as the hard surface floors. It also had a weird smell which I thought was whatever was used to clean the carpets. After a couple of days from move-in, the smell got worst and I realized it was from cigarette smoke. Before we moved in, the property manager, Marie, did mention that the apartment smelled like smoke and that they were doing what was necessary to eliminate the odor such as replacing the carpet and painting the walls. Yet every room-including the master closet, bathroom, and coat closet-smells like smoke. Unfortunately, all of my clothes and beddings smell like smoke now. I spoke with Marie about this who said she would find a company to clean the vents and get back with me the next day but never heard from her which was about two weeks ago. I followed up again a week later and Crystal said she would ask Marie to contact me. Still havent heard back from anyone about this.

I currently reside in these apartments. You would think for what we pay the gate would stay fixed.... NOPE! The gate is always braking, letting any and everyone in without a key fob. You have to get home early from work or youll end up parking on the side curb or handicap spot since there is not enough parking for everyone. The positive thing about this place is that it is conveniently close to base, literally 8 mins away. They are very spacious and nice in style. The staff is very friendly and helpful.

This area is a little oasis in college lakes. The apartment complex folks were always there when I needed them. They were there for me when I had to deploy and were there for me after deployment to move my family back in before I redeployed. The staff is prompt and straightforward and I wouldnt ask for anything else.

We moved into this apartment because it seemed upscale. The front gate is always broke and there is not enough parking. The front office cannot keep it together either. Overall I would not recommend to anyone!!!

The complex and staff here are great! I couldnt have asked for a better experience, especially moving here from a different state and not seeing it in person before hand. The only draw back is the incredibly LOUD/RUDE neighbors screaming outside their apt on weekends until 3 in the morning.

Where do I even begin? Oh yes the women in the front office are so unnecessarily rude. Its like they think of ways to handle something and see the worst way to do it and go with it. Yes at first theyre really nice and all, until you move in. I tried calling corporate to bring up the issue but they dont bother answering. But in all seriousness these woman are the worst. I used to dread having to go to the front office to get mail because they either dont want to do the job or dont even bother to get up and check, theyll just say no. Besides the mean staff, the dog park it all dirt, the playground is broken, ABSOLUTELY NO PARKING, the pool didnt open till summer was almost done, the gate is broken... well in a year I lived there I saw it working like 5 times and it never lasted, the gym equipment is broken... so much more. Overall, This place is terrible. It gets a 0/5 with me.

Pond behind complex welcome mosquitoes and countless frogs during spring and summer.Found dead frogs in pool water as well as around pool.Also got a wart from pool.2. Parking is HORRIBLE. They do not have enough parking and try to force you to park in spaces farthest from your complex. And they only have two spaces for guest parking near 2 bed room apartments or else your guest must park by the office and walk. And youre constantly looking to make sure your guest dont get towed because of this limitation. Its like paying for jail. Uncomfortable place to live.3. Trash outside doors4. forced to pay $20 for trash man even if we do not sit your trash outside the door for someone to come around and pick up.Ive seen HUGE roaches (cock roaches) because of this.5. Helicopters constantly flying so close the apartment shake.If youd like a peaceful place to live I wouldnt recommend here.

My husband and I have lived in these apartments since December of 2015. The first positive thing about this place was how late Crystal in the office was willing to wait for us to arrive at the apartment to do our walk-through. We were just moving into town after Christmas and our flight arrived late. We didnt make it down to Fayetteville untill 8 pm; we told her we could get a hotel and come back the next day, but she was cheery and helped us get in that night. Our apartment since then has been great! Weve only had a couple maintenance issues, and they were fixed incredibly fast and well! The only downsides, as mentioned by other reviewers, is the parking. It wasnt so bad to begin with, but I believe that there are a lot of people who dont live here that are parking here overnight (either staying with friends or family). The community would benefit from a little construction to open up more legitimate parking spaces. Also, a few months ago we had some new neighbors move in DOWNSTAIRS. We never reported them, as it seemed like their noisiness subsided; however, there are plenty of nights during the week that they will begin slamming doors and screaming at about 11:30 pm. I can only imagine how loud it is for the people living below them, let alone us ABOVE them.Otherwise, we have been very happy with our time here. The ladies in the office have always been friendly and helpful when we had questions or needed to let them know about something in the community. Keep up the good work ladies! :) We will miss your smiling faces!

Disappointed in this apt. complex. Since Pegasus took over management, the maintenance and customer service has gone down hill. This management company has stolen security deposits from Methodist University students residing there by failing to honor the agreements and subtenant leases of the former management company, charging for damages in a unit that were present PRIOR to the tenants arrival and in a unit the current management had not ever inspected themselves. If you want to get ripped off, reported to credit bureau for refusing to pay false fees/charges, and have parking and security problems, this is the placefor you!

Update 8/16/21****The gym has been renovated!! Fresh paint, flooring and equipment. ****We have lived here for 5 years. Over the last few years, I have one major concern...the gym.I used to utilize the gym almost daily, until I injured myself more than 6 months ago. There were a few cardio machines that were supposed to be replaced before my injury. Since then, it seems that it has become more of an afterthought than an amenity for the residence. Items that had been broken, have now been removed with no communication for when/if they will be replaced or are still there, out of commission. You would think a complex of this size would have isurance on the equipment so it could have regular maintenance/repairs. (The gym was one of the main reasons we moved here.)I understand that equipment cannot be replaced immediately however, that space is used by quite a few residents and maybe rethinking the set up and equipment would be more economical. The expectation is for residence to communicate if they have issues, it seems the same should be said for the management as well. There used to be a monthly letter that came out but that ceased almost a year agoAlso, maybe a deep cleaning of the gym on a more regular basis would be greatly appreciated by the residents who use it. Fortunately, I have found an alternative , I discovered the exercise room at the rec center across the street.I give Robert from maintenance a special mention because he always is professional/positive and a hard worker! He is an asset to the Pegasus team.I am sure the office team has budgeting limitations but it is better to be honest with communication than to act like concerns will be looked into and never are addressed.Floor plans/layouts of the apartments are great. The pool is well maintained. I always feel safe in our community, however improvements would be greatly appreciated.

Look at the apartment youre getting BEFORE you move in! My wife and I made the mistake of not asking to look at the actual apartment we would be moving into, instead we just saw the model they wanted us to see. Big mistake. Where do I start? Well the back deck had two active wasp nest and one unattended (asked them to remove it, never came did it myself) there was also a birds nest in the corner of the deck with caked bird poop EVERYWHERE it was disgusting, all over the deck, railings and door, thewife and I had to go out there and scrub to get it off and disinfected. The walls and ceilings of the apartments are extremely thin, we can hear every conversation from the people around us. Shower has paint and rust stains, the floor is chipping throught the kitchen and dining area, multiple stains on the carpet from the previous owners. Also, you have to pay 20$ for garbage to be picked up from your door even though my wife and I take the trash to the dumpster ourselves. Not enough parking! If you get off work late expect to walk a bit, not enough parking spaces to park near your complex. Although the gym is 24/7 the equipment is disappointing. Very old, rusted and broken equipment. The carwash they mention is a just a simple hose... Not all bad though, the pool is kept clean. Just didnt want anyone else to get suckered like we did. Very disappointed.

My roommate and I have been robbed . Apartment across from us has a note on the door that they have been robbed as well. I am missing a few purses and clothes and she is missing shoes. I called the office numerous times and it is like theyre never there. I pay too much to be getting robbed

Geez, where do I begin?Ladies in the office are useless. Dog park is a dust bowl and if it rains its a mud pit. The car wash hose is cut so you cant attach a nozzle. The printer in the student center has been broken for MONTHS. The gate is always broken. Bathrooms by the pool need serious attention. The equiment in the gym is worn out and falling apart. Good luck finding a parking spot. Lived here 10 months and cannot wait to move out. The only thing I like is the billiards room and the floor plan of the apartment. If youre thinking of renting- KEEP LOOKING.

Lived here for 2 years front gate is almost always broken... I paid to be in a gated community that doesnt even have a working gate basically... The trash bags for dog clean up is almost always out and takes days to refill. The dog park is never up kept it seems like. Office never answers the phone always have to call several times to get an answer... Limited space to park always have to park down the street inside the community after i come home from work... Finally sucked it up to get a garage that was 100 extra a month. Now i am moved out and they are telling me they have no record of my deposit?!? Are you kidding me.. So still waiting on a call back while they research what happened.. Now i have to spend time to sort through my paper work from when i moved in 2 years ago. Definitely wouldnt recc this place it has gone down hill terribly from when i first moved in.

My family and I have been living here for about a year and a half now. The office staff are very friendly and nice to us whenever we go in. However the parking here is terrible we get home between 7 and 8 pm, and by that time we literally have to park buildings away from where we live its not ideal especially with having a little boy thats tired by that time and just wants to be home.

Parking is a absolute disarray. People are lazy and park alongside of curbs making it nearly impossible to back out of your parking spot. All because they are too lazy to walk 100 meters from an open parking space. Some people who live here are inconsiderate when washing vehicles because they throw thier trash in a already full trash can which in return the wind blows it all over the complex. Also they are too lazy to push thier trash all the way into the main garbage bins and results in peoples trash being stacked up on the outside. Besides the people that live here I like the staff and give the maintance workers big props on picking up the ignorant peoples trash. Only give it two stars because of the people that live here. I DO NOT recommend living here, I cannot wait to move.

I had began a much longer review but I accidently backed out of the page so here is the summary of what I had written.There are two reasons I gave the apartment only three stars.One: Parking, there were countless times I would come home after work and there would be no parking spots so I would end up parking by the car wash (which you are not supposed to do, but I said forget that when the only other solution would be to pay more for a garage....at least one dedicated parking spot would have been nice)Two: As a deployed soldier we often fall exempt to some rules to include breaking leases early (I will take partial responsibilty for this issue as well). Long story short, I deployed and my wife and I re-signed my lease before I left. She then decided she wanted to move home. I talked to the apartment and they said that would be fine, she just had to sign a letter of intent to vacate....so she did. The very next day Drucker and Falk (the property managers) essentially said wait, no, because you signed the lease after getting your orders that letter of intent doesnt count and now she has to re-do one but you guys will be responsible for the remaining months of rent unless someone else moves in. Like I said, I take credit for the fact that we re-signed the lease, the part Im upset about is that they said we wouldnt owe anything one day and the next day Drucker and Falk changed their minds. It is now 3 months since this incident and we are still paying rent for an apartment that no one lives in. Because of this incident I would love to give them no stars but the rest of my experience with the apartment wasnt that bad and I did enjoy most of the staff and the pool.
