Don’t do it. I know it looks very nice and affordable, but this place is run so poorly it’s embarrassing. We signed a lease in March with a move-in date of July. We had a move-in appointment that had been set months prior. They had no idea we were coming. They gave us the keys to an apartment that was absolutely trashed, disgusting, hadn’t even been looked at. There were live bugs crawling in this place. I tried to get in touch with everyone involved, even at the parent company, just to find a place to live in the meantime. After three days of being ignored, paying for my own living arrangements and a Uhaul for all furniture, we walked into the office Monday morning and were able to speak with the resident services manager (who made sure to tell us how his back hurt from such a hard weekend, as if I didn’t have to speedily move an entire apartment into a Uhaul the night before), who told us our apartment would be ready as soon as possible. It wasn’t. The next day I asked if he had even been in the unit yet and he admitted to not being in it or knowing when it would be taken care of because that wasn’t his job to know as resident services manager. To make an even longer story much shorter, we ended up terminating the lease after finding out it would be more than a week before it would be ready and hustling to find another apartment in the area with an opening. We lost over $1,000 just in fees for the Uhaul and living arrangements, not to mention missing wages from the days we took off to move in to an apartment that should’ve been ready. That of course hasn’t been reimbursed, because I still cannot get in touch with anyone. There are much safer, well-run living arrangements in the area. Don’t live with roaches (I’m including the resident services manager as one) if you don’t have to, my friends.

Definitely read all the reviews before you ever think of living here. First, they are so nice to you when moving in, but as soon as the lease is signed forget it. Its like you are in your own. My car was towed twice, the first time was the night I moved in because they have the tow company patrol nightly so they make sure they get their kickback. Also my apartment a/c flooded the first week, my verging lake from the rain and lets not forget the random people that come in and have parties at the pool but dont even live their. I also had a leak under my kitchen sink that was flooding every time I used it. I filled out several requests and made several phone calls and it took a month and a half to fix. Their resolution each time I called was not to use my sink. When I moved out they sent a bill for cleaning. I mentioned all the used and they tell me they cant help me because its in my lease. Im pretty sure Im my lease it also states Im suppose to have a working sink too. This was just the top of all the Issues living here. I would definitely be very cautious before moving here.

Please be prepare after 9 months of living here to pay $200 extra to renew your lease. They would increase your lease after first year by $200 and its not negotiable take it or move out! Also If you want to move and live here make sure you know a handyman who can fix your problems otherwise no one from the maintenance would come to get it done. This is the third time I submitted a request for service and it has been 2 months since then. Every time I call they keep telling me we are short in maintenance staff! I been hearing that since 2019 and the reality they are not short they are cheap to hire more people’s to get the job done. Good luck to you waiting for 3 months on your toilet if it get down!!

MOLD IS GROWNING IN MY SISTERS APARTMENT. MY NEPHEW WAS BORN WITH CHRONIC LUNG DISEASE DUE TO THE MOLD SHE ALSO HAS MY 80 YEAR OLD GRANDMA THERE AS WELL. AND THE LEASING OFFICE AND CORPORATE OFFICE HAS DONE NOTHING NOT EVEN GIVE MY SISTER A PLACE TO STAY AT A SISTER PROPERTY. HER APAREMNT IS INFESTED WITH MOLD HER DOORS ARE MOLDED , REFRIGERATOR MOLDED , CLOTHES MOLDED. SHES HAD TO THROW AWAY SO MUCH DUE TO THE MOLD. THE MOLD IS ALL THROUGH THE VENTS. ON THE CELING. AND THE OFFICE HAS KNOWN ABOUT ABOUT THIS SINCE FEBRUARY AND STILL HAVENT DONE ANYTHING. Was shown an apartment that was in desperate need of upgrades, i.e., replace carpeting and old appliances. When asked about the monthly rent was told so much plus an additional $100 month for us to pay for new upgrades, i.e., flooring and appliances. Isnt it the responsibility of the apt complex to make these upgrades? Feel like they are just in this for the money, came away with a bitter taste for the complex.

My bedroom do not have blinds and it is in first floor. Its been almost a month now that I did a walk through and moved into the property but they did not have the blinds fixed. I raised a complaint online and spoke to the leasing office atleast 5 times but this is not taken care yet. Being new to the country and place I do not know how to escalate or proceed with this but given a chance Id like to move out of the property. Not having blinds in the first floor bedroom concerns security and privacy while I see people taking their dogs and kids out for walk.

I have really struggled with leaving this review for a long time: today was the breaking point. Selma and Toni are fantastic and personally I feel those two hold this community together. So, as you look at this property from the outside it looks like a nice complex with a suitable number of amenities to enjoy, I would surmise that much is true. There are more demands on the residents of this community than you could imagine. We get texts messages or email stating what maintenance is going to happen and when and so as responsible tenants you prepare and then the maintenance never happens? I attempted to inquire about it today and went to the office thinking it had postponed so my household could make adequate preparations once again. There was a leasing agent named Carrie who should be ashamed of her work ethic. Her demeanor was absolutely appalling meaning she was not concerned about the needs of a tenant. She did not attempt to find anything out, she did not attempt to call a maintenance person who would have known something I would hope. She offered no solution to my inquiries which was and is unacceptable. I could clearly tell she simply did not care by her body language and even attempted to look for approval from other tenants sitting in the room: I was stunned and mad at this point. The only thing she offered was an email address for Cathy who I am guessing is the Manager of the community. I just did not feel that was suitable resolution as I have been down that road before; and it did not work then so why even try. We are expected to pay our rent on time each month, adhere to rules, regulations, maintenance projects, and to be treated as I was today is Unacceptable as we all ultimately pay the salaries there should be better customer resolutions to problems we encounter. If have taken the time to read this thank you, and please know I mean no disrespect to anyone. This is an honest review and that is what reviews are supposed to be.

I recently have relocated here from Rochester NY. The gated community is a beautiful and safe place to live. My 9 month old daughter and I are extremely happy here. Rose and Toni are wonderful, patient and pleasant staff. They are always welcoming you into the office with smiling faces and warming greetings. Rose was extremely helpful with getting me into the home that fits my needs. She was always very kind and in great spirits whenever I dealt with her whether it was on the phone, in person or through texting. Thank you MacAlpine for helping my family and I find a new home

This apartment complex may seem nice on the outside and while on tour, but the staff is by far the WORST apartment complex staffing I have ever seen. They will send you on a wild goose chase just to fix simple problems, because they could not be bothered. Lazy, and unacceptable.

We love it here. It’s family friendly, clean and spacious. Selma in the front office is such an angel. She’s super responsive, professional and always makes sure we’re happy and taken care of. We can count on her for anything. That is such a huge deal for us, as it isn’t easy to find nowadays. :)

Front gate hasn’t been fixed in ages so the pools are filled with random guests. There is NO security, my bike was stolen and my moms car had a break in attempt. You have to wait a week for maintenance when the once a month appliance breakdown happens. If you have guest, they have to walk long distances at night in order to park in visitor parking due to the lack of availability, and if you don’t they Tow you! Taco bell has better wifi than this place. My review and advice would be dont waste your time or money here, it sucks.

When I moved into this place there was termites, broken blinds, half broken appliances (stove caught fire, cant cook food, over flowing dish washer, a finicky washer that works when IT wants to, a AC unit that constantly runs and ends up being more humid inside than the outside, and an electric bill through the roof! (I hardly am home and my electric is almost 200$$)that are now broken because they never attended to the work orders Ive submitted about said broken things. I am coming up on the end of my lease and these things have yet to even be responded to. On the other hand, you have certain pointless services you pay for. Like cable your required to have cable at a rate of 40$ to move into your apt on top the other 40$ your paying spectrum to actually watch it.. replacement items that I have received are over priced. 230$ for a door that I can get a door from home depot for 50 and replace it myself. I feel that I am purposely being avoided until the end of my lease so they can take my security deposit and blame all of these problems that were here when I moved in, on me. I am very unhappy with every service Ive recieve from them. Including the application process, yes it was an easy process but no one ever told me that my appliances were half broken old equipment or not I should not be paying for something that is not my fault while my monthly rate continue to go up from these ongoing issues.40$ monthly for Trash that constantly over flows.Management always changing for thier benefit not yours, charging sneaky fees amd not showing what you paid for.Very inconsistent management.I also have a neighbor that its always banging on the wallor yelling through thier apt. I can hear everything thats going on..Management wont even listen to a complaint i have about someone thats literally effecting my sleeping schedule.No one should deal with extra fees a poor community and an ignorant neighbor. Especially when yoir dedicated to bettering your life. Everyone works hard so why cant we be courteous and mindful and treat others with the same energy youd like to be treated with. Its disgusting that people let things get the way they to, even more so when the you cant even get a new stove to cook yourself some food that you just bought.On a good note, they were very responsive and friendly the first month I moved in and they did attend quickly to a few work orders Ive submitted. These things that are broke now are effecting my day to day routine and I feel I am very undervalued for the amount of time I put into work to I pay for broken things every month.I do not reccomend this community to anyone that is trying to better thier lives.I do reccomend this place if you have money that you dont care to waste.In all, I really just need to cook a meal for myself instead of spending more money on uber eats just to have my left overs go to waste, seeming how I cant heat it up cause I dont have a microwave and now I dont have a stove.(Side note)- day 3 of trying to contact the office about said stove work order. They have not told me anything about the status of when I might be able to cook dinner again. This work order has now been open for over a week. Im going to walkup there today and figure out why they havent atleast said anything about it.

Apartment was nice but When I was diagnosed with breast cancer 2/14/2020 I told them I was unable to work and pay rent while going through surgery, chemo and radiation starting March 2020. Milan, Angela and Yvonne were unwilling to work with me so I moved out 6 weeks before my lease was up. They rerented within 2 weeks. And said if my oncologist and I filled out special request form they would consider dropping the early termination fees and charging me for April rent since it was already being paid by new renter. Instead they sent to collections without giving me payment options, so now its on my credit. And im still not working while Im going through chemo.

This complex should have a lawsuit on their hands if they don’t already. Do yourself a favor and DO NOT rent from this place. I lived here for a little over a year. They were very nice and helpful upon move in right up until my roommate and I signed our lease. We were told to let them know of any issues we had and absolutely nothing was done about any of them until we went to the office in person after a month of being there. The gates never worked for the entire time we were there. There were very few spots for visitors to park and if you had a guest for more than 3 days their car would be towed. There were very limited spots for us as tenants to park. If I got home too late I had to park 3 to 4 buildings away from mine. Our lease was to end in June of this year during COVID. We decided to do month to month for two months until we found something better and we paid a ridiculous amount in rent (which honestly I expected) but our dryer broke those last two months and we put in multiple maintenance orders and it took them a month to finally come in just to look at it. We paid our rent every month ON TIME and IN FULL (even during the shutdown) and this was the treatment we got. Once they finally came to look at it they didn’t let us know what was wrong with it. Eventually they told us they were getting a new dryer conveniently right before we were moving out. What a joke. When we finally found a new place to live we had to give 30 days notice but funnily enough it took us DAYS to even hear back from anyone to give the notice to. My roommate and I payed rent for an extra 15 days even though we were already settled into the new place and didn’t complain. When we tried to ask about being compensated for our time and money spent having to get our clothes dry cleaned somewhere else the woman at the desk said that it was above her pay grade and she couldn’t do anything about it. I had no intentions of writing a bad review at the time. I took it for what it was. Until now. It’s been over two months since I lived there. We received a final utility bill of $164.14 which my roommate got a cashiers check for and handed it to the ladies at the office herself in person weeks ago. I received an email today stating the final bill was never payed. They don’t have a payment on file. I am absolutely outraged. I have a copy of the bill and written on it “paid in full” with a few other illegible words and that was our “receipt” or proof that we paid. This is the ONLY review I have ever left before. I want to warn anyone else thinking of moving here, save yourself the trouble. FIND SOMEPLACE ELSE. They just want your money they don’t care about your well-being I would give zero stars if I could. One star is being generous.

These people are absolutely rude and they would never get my business. I applied for an apartment and was approved. I went to the complex to see the unit in person, but the manager stated it wasn’t ready, which is fine. Later that day I get a call from Antoinette who was extremely rude and a liar. She stated that I owed another complex that was reported this month, which was a lie and it’s funny cause when I met with the property manager she never stated I owed another complex. Instead of letting my submit the information they canceled my application after I signed my lease. I’ll be reporting them to the BBB. These people are nothing but liars and can’t be trusted. I’m glad I was approved by another complex.

If you want to live in a peaceful, beautiful place that is very competitive and close to everything, Mac is your place. The beach, downtown (several of them), airports, all are very close. I have been here 2 years and have enjoyed every minute of it. In fact, there is a large number of tenants that renew here!The manager and staff are professional, courteous, knowledgeable and fit my needs into a great place to live. When you come in, stop by and say hello to Holly, she has been my leasing specialist from the beginning. Youll see what I mean when you meet her! She is great!! Kathy is the property manager and she knows what it takes to manage a large community. And thats what it is, a community with lots of amenities!!!

If I could rate this below one star I would. DO NOT MOVE HERE! Aside from the fact that it’s outrageously overpriced, they don’t inform you of the extra fees you will be charged monthly. The inside of the units are pretty nice looking but cheaply built. The parking lots are over crowded even though they charge you $10/mo per vehicle and you don’t get your own space.. also beware, they are constantly towing vehicles. The gates haven’t worked since we’ve moved in, which as been 7 months now, cars are being broken into, the cops are constantly being called out to the property. You’re really better off living anywhere else! If you have any issues the staff is impossible to get ahold of, they never call or email back and usually are rude when you go into the office. Don’t waste your money here, you will be disappointed

Very polite up front but as soon as you sign that lease they put you on the back burner, maintenance is on their own time, they place families with multiple toddlers on the third floor for all to hear and best part is they now partnered with a towing company who will sneak in the middle of the night and Tow without warning and they could care less, they already got your money, who cares after that. Will be moving very soon.

My experience with this business was not well. I viewed two apartments and decided to go ahead and begin the application process. I was told if I get approved right away they would waive the floor deposit of 200 dollars. The application fee was high and I was grateful for the waiver. However, the deposit was not taken off the lease agreement and I was told to just go ahead and sign it. I did not feel comfortable with that suggestion and I emailed, texted, and called to get this taken care of. Response was not received in a timely matter and discrepancies of the reasoning for the delay concerned me the way business is handled. During that time fees were added to the leasing agreement but not taken off as promised. I felt very discouraged to continue business with this company and to this day I did not get a response back. I am in the process of filing a complaint and asking for the refund of the application fee. I definitely keep you updated on this process.

We have been happy here for two years. When it was time to downsize, we looked at so many places, but we ended up reserving a smaller place here. The office staff is friendly and personal, maintenance response is super fast, in our experience. The layout is really nice, and the salt water front pool is a great escape. We have not had the negative experiences that I see here. Florida ponds do get some kind of sludge, at certain times of year...the one here is so natural, that it does get that. Because it is a natural Pond, we also see all kinds of birds, storks, ibis, ducks, ibis and even a pink roseate spoonbill hung out for a couple of days recently!) otters play in this pond, and a flock of parrots hang out in the trees by our current apartment. It is an apartment complex, not paradise, but it is a great place to call home!

Best place we have lived. The grounds are kept beautiful, neighborhood is very quiet despite it being a large complex, neighbors are nice, our son loves going out to play with all the kids, office staff is always wonderful and last but not least - maintenance.... they are on it! They’ve always come within the hour or faster and fixed whatever the issue was. Couldn’t ask for better! Highly highly recommend

The office staff were always friendly and helpful, the maintenance staff were phenomenal (problems were always fixed and very quickly and promptly), the grounds were very well kept, and the office is always looking for ways to improve amenities for the tenants. I can not recommend a better apartment complex.

If you are reading this and have read Linda Austins review that claim is wrong. The police rarely visit. The staff are really nice and helpful. There has only been two recent crime scences both due to shootings.But I can asure you the place is wonderful, and filled with nice neighbors.The rats only have been seen once by me, and thats only due to the nearby garbage which your going to find at any apartments.The pools are nice and have comfortable furniture. There is a gaming room movie theater and pool house you can use,(You have to rent the pool house when is use), but its not expensive.There is a couple nice parks, a basketball court, tennis court, and a nice trail for biking and walking.The maintenence are busy workers who drive on the premice keeping the place nice.The office works send out emails for future events or stuff we shouldnt do, shoutout to Tony she is a really nice worker. I rate this 5 stars from my expirence, responsiveness, and its quality. If your looking for a nice apartment I would recommend this for you.

I have had one great experience after another at MacAlpine Place. I love the office staff and the maintenance/grounds crew. They are on top of things. My rent auto-debits, so I dont have to think about it. I can place work orders online, and my requests are taken care of within 24 hours (generally within an hour). I am very happy with my decision to live here.

DO NOT move here worst decision I’ve made in a long time, already have had my car towed roof leak for 4 days and a garbage disposal shooting through the sink for 3 days, staff is rude and very disinterested in fixing problems. This is all within the first 60 days. I don’t complain often but for the price of living here trust me you will be better off elsewhere!!

Do not sign a lease here. They don’t respond to your calls or voicemails. I was charged $1,400 because management said I didn’t notify them that I wasn’t resigning my lease even though I called and left a message saying I wasn’t resigning. The staff is incompetent and management is unresponsive.

Seems many negative reviews are related to poor tenant decision making, Im very surprised & cannot relate whatsoever.The facilities, staff & quality of life benefits are fantastic. The inside of the units are beautiful, the staff makes moving in seem so easy yet when everything is said and done you find out that you owe $100 more in rent than they went over with you on the lease to begin with.. the stairways in every building are disgusting. They tell you one thing via email each week that things are going to be done and they NEVER get done. The price is outrageously high for how under kept the community is. There are only TWO maintenance workers in the whole 500+ unit community so if you put a request in they take about a month to get back to you (unless it’s for the A/C). Was super stoked to move into what looked like a beautiful complex but it’s disgusting and very under kept. The staff could give two craps about the complex, they are all very disrespectful. Would not lease here again.

AVOID THIS PLACE AT ALL COST!!!! It started out great, we moved from a community roughly 15 miles away, because we saw a bigger community with bigger buildings. It was great at first (like everything typically is) but it went down hill fast in the 8 months we lived there the gates worked roughly 5 weeks that entire time (maybe a tad more, but certainly not worth the price they charge you.) The office staff is alright but it seems more like they want to get you in and after that its pretty much just having you pay a bill. MOVE OUT WAS THE WORST. They try to nickel and dime you on your way out... if you transfer to a UDR community they charge you 1 month rent to transfer which is ridiculous, and they ALWAYS charge cleaning fees, We got our move out bill of 290 for cleanup I brought this up with their billing and constantly was given an attitude form the rep...when we personally cleaned the apartment top to bottom.. They also charged us a pet fee when we NEVER HAD A PET.. Wouldnt respond for days (IF YOU EVER HAVE A PROBLEM GO IN PERSON THEY DONT ANSWER THE PHONE if someone is office with them...) Not to mention their water is a sub account so your water bill is what the community uses... a family of 2 was charged roughly 120$ a month.... This is a BEAUTIFUL place to live, its just poorly managed and doesnt have a strong enough support staff for everyone living there.My advice dont deal with the headache find somewhere else

Completely run down. Things are falling apart and no one cares. Everything is dated, old, dirty and from cheapest quality. Maintenance requests are deleted out of the system without being completed. It is such a mess. And the leasing rent is going up!!

Horrible place to live in. At 1st it was nice and the grounds and landscapes look and feel great! After a few weeks you start to see its true colors. The staff is the WORST! Previous reviews are accurate about the staff. Everyone in there should get replaced and new ones should get customer service skills training. You are a number and The next one to bill I lived here for over 4 yrs and it got worst and worst. They will search for every way to bill you more money. DONT EVER take their words for granted and trust them. If you have an agreement with them GET IT IN WRITING and SAVE IT! Also, DO NOT trust maintenance, they are there to spy in the apartment and see what you have inside. Also, the walls and ceiling are paper thin. It appears the upstairs ceiling is the downstairs roof. There appears to be no gap or concrete in between upstairs/downstairs to absorb any noise. Lastly, the office staff also services The Breyleys apartments down the road, so be ware!

I recently renewed my lease for the 2nd time. I love it here. Things wear out, so I had my disposal and my dishwasher replaced. Both were gladly taken care of my maintenance. Do not move here!!! They will run you up with fees when you move. They are constantly towing cars away that belong to owners. They don’t check the vehicle just the “spot number”. It’s overcrowded so people constantly park in your spot but your better off parking in front of them because if you park in another spot you’ll be towed within hours!! The prices are going up but yet they offer section 8. The office does nothing to help, the manager never responds to emails. Lack of help and elderly abuse on their part. There are much better places to live in dunedin! This place used to be great but don’t waste your time or money!!

UPDATE:I have lived in this place for almost 2 years, and I cannot wait to get out.The apartments appear nice, but are shoddily made with cheap materials. The walls are thin and have almost no sounds insulation.The staff is rude and condescending.Ive put in requests for over a year and a half for my continually failing AC unit, yet theyve two to do anything aside from bandage the issues - costing ME more in electricity.Tons of hidden fees for anything and everything.Conduct apartment inspections and fire alarm testing without written notice.Stay. The location is great and the dog park is great! Everything else used to be great but now has become horrible. Bug issues, water seems to always be shut off, gate broke , and the billing and office staff is horrible! They speak to you rude and talk down to you. When I called the billing department with a question no one could explain to me the pet non refundable fee and passed me around. Dont make the same mistake as me.

My family and I lived at MacAlpine Place from June 2017 - June 2018. Overall, we had a great experience. The office and maintenance staff were great. They were responsive and quick to address any issues we had.Our only complaints were the following: sometimes it was hard to find parking near our complex and it was too easy to hear our neighbors (primarily the unit above us - NOT because they were too loud).Home renting has unique challenges, but overall MacAlpine was a nice place for us to live while we found our house to buy.FYI...we were not charged any fees during the move out process. In fact - we got money back (our security deposit).

WARNING DO NOT RENT FROM THESE PEOPLE! I have called to have my washer fixed due to rust being put on my clothes. Over a thousand dollars of clothes were ruined because they LIED and said that 100% of the washing machine was plastic and could not be putting rust on my clothes. I believed them and now have ruined clothes. They spray painted the rust thinking I was too stupid to notice. They told me my renters insurance would cover it and it does not. MacAlpine place has done NOTHING to resolve the situation and told me I had to just take my clothes being ruined as a loss. This is not the only thing.....they do not handle noise complaints or problems within the community. My air conditioner is broken and they said they cant fix it because they dont know whats wrong with it. We tried to switch apartments due to a major surgery and THE DAY WE WERE SUPPOSED TO MOVE they called and told us they FORGOT to tell us about over two thousand dollars worth of fees. Does it look nice on the outside? Sure, but thats where it stops. Save yourself time, money and aggravation and rent a home for the price you pay for these apartments that are nothing but a hassle!!!

The property in itself was fine- for about 1.5 years. Then the maintenance crew fell apart and it took us ages to get anything fixed. We were without a kitchen light for 2 weeks. 2 WEEKS! Not until did I threaten to stop paying rent did they finally have it magically resolved that same day.There were multiple small issues, which...OK its an apartment, I get it. Leaking HVAC, loud disrespectful neighbors, unkept common grill/public restrooms/grounds, etc.None of the reasons were for the 1-star review. The reason for the 1-star review is because of the parent company, UDR.UDR is a company that cares about company profit above all else. Not the slightest thing to make the lives of their residences more comfortable matters. None.We were told in plain language upon signing our lease that the $250 deposit is refundable upon move out, so long as nothing is damaged. I wasnt expecting the deposit back, as its naturally fair to use those funds to fix what needs fixing. That turned out to be a lie. That $250 was a holding fee. When I asked the UDR representative about it, I was told that I should have not believed the leasing representative and read the lease in its entirety for myself. OK, cool- shame on me for trusting. I asked why they would employ people with such dishonest selling tactics, to which I received a response more or less of it is what it is.Then came the fun fight. We were told (and documented) of a cleaning fee. After the whole deposit/holding fee fiasco. The cleaning fees were $50 for an express clean and $90 for a carpet cleaning. We paid the $140 thinking that was it. Then came ANOTHER bill for an additional $253.xx.When I fought this, I was sent 3 different invoices with 3 different lists of charges, none of which added up to the total, and only one of which even acknowledged my initial $140 payment for cleaning costs.The money owed kept changing with each interaction, with no explanation other than please see the attached for a full explanation with absolutely nothing being explained.Be weary of any UDR property- theyre giving apartment living a horrible name and WILL try to leach out as much money from you as possible.

Yesterday, July 14, 2019 my partner and I went to MacAlpine place to apply for a lease in September. We had to wait 15 minutes until front desk receptionist Holly came back to her desk. She was finishing up with a couple that was already there and she looked at my partner and I and said “what are you guys here for if you need a tour of a room it’s going to be a while because this group made an appointment” so I said we just have some questions about applying online if not applying right here and she Cut me off and said that we can apply online and I said we also have questions about applying online that’s why we came in we can wait I felt as though she was trying to make us leave . After waiting about 45 minutes to actually begin servicing us we go through the questions and the options of floorplans we toured a 2/2 and then going over the details for our ESA dog was the most disappointing moment in our tour . We are from New Jersey and so the therapist who saw my partner and diagnosed him had given us a letter and diagnosis for why we have our ESA dog we presented it to the apartments that we currently live in and that was sufficient enough papers as to having our ESA pet and because he no longer goes to therapy, he has the dog. Well apparently that’s not good enough for these apartments the therapist has to be licensed in Florida and so our dog is not accepted because she cleared by a licensed therapist in New Jersey. Not going into the details but going to therapy while down here in Florida would not be able to work and that’s why he has a ESA dog. I really can’t believe we went in there with intentions to apply for an apartment and left there thinking their apartments are completely unacceptable to apply and became unsatisfied future residents. We will not be applying to this apartment if they can’t abide by ESA laws, and accept our legitimate documentation. UNBELIEVABLE. I am Truely DISGUSTED.

I read so many terrible reviews and was very sceptical to move in here. I will say everyones experience is different. We are a family of 5 and live it here so far! The front office girls Stacey and Selma are Awesome. On top of whatever is needed. There are still a few maintenance things that they are fixing and somethings they fixed this week. The kitchen light fixture was warped and the lights put off a lot of heat. They put in a new fixture all together and I love it. I wish the people in the community that own dogs would pick up after them better. That is on the dog owner not the complex. Some people are lazy. We live by the back pool. It seems to be the kid pool which is great because we have 3. The grill is on constantly. We cant wait to use it. We feel like we are staying at a resort!!

If you enjoy living in a run down complex with high rent, this is your place. The gates never work. Cars are constantly being stolen. The Pinellas police and Sheriffs department might as well take up residence they are there so many times a day. Crime scene tape because part of your daily scenery. The pool furniture is broken and rats run around on the railings. The pools are nasty. The breezeways were cleaned once in the two years I lived there. It was embarrassing. I wouldn’t allow guest to visit it was so nasty. The outdoor lights are always burnt out. One person fell because it was so dark. The grass gets really high. It took eight months to get the dog park fences replaced after hurricane. They still haven’t brought back the recycling after the hurricane, their excuse to stop it. Huge rats at the trash compactor. The fountains never work, the ponds get cover in gunk for months at a time and it stinks. The gym floods from the air conditioning and they close it for days and you see mold. I had a two bedroom 2 bathroom, but one toilet never work for 2 years. The shower never got a rubber seal replace. The front door had a huge gap at the top and my guest room smelled like a liter box. Yes, I turned in work orders monthly. But this isn’t the best of it. After years of not keeping up their end of the contract, wait until you move. They will come up with so many bogus charges. Everyone I know who has moved out, it has cost them hundreds of dollars in fees. They allow for NO normal wear and tear. The apartment has to look brand new. They will lie about things they did before you moved in. They charge me for one room of carpeting and pad (717.00) Come to find out my pad hadn’t been changed in 6 years. They charge me 50.00 because I left a bottle of wine in the refrigerator. I guess throwing that away wasn’t covered in the 140.00 cleaning deposit. Oh, and I was told to clean, which a friend and I spent a day doing. Otherwise, they will dock you even more. See, the cleaning deposit doesn’t get your apartment cleaned. It covers cleaning the carpet. What, but I had to pay for new carpeting. I can give you names of numerous people who moved out with the same horror stories. I have pictures of my carpeting and it looks brand new after two years. This place is a joke and a huge scam. Look else where or know you’ve been warned and take your chances. Everyone I know that has moved are sorry they moved there. Good luck!!

MOST RECENT REVIEW: Not soon after writing my previous review, things took a turn for the worst. Yea the amenities are great, when they work...and the gate is nice security, when it works....literally the gate has worked for maybe a whole month the whole 14 months we were there. The front office staff is nice on the outside but once you start having issues they seem like they care but really they dont. They dont care that you have no peace and quiet in your apartment when you are trying to sleep at 11 pm, they dont care that you keep calling to complain about it. They tell you the carpet is brand new when you move in but then you find out half way through your lease it is really 2 1/2 years old. We have a dog that has separation anxiety and she accidentally closed the door to our bedroom with her in it, well needless to say, when I got home she has ripped half of the carpet up, I called the office and explained everything. Well apparently the $650 we had to pay in pet deposits for our two dogs covers ABSOLUTELY NOTHING. We paid that for them to live there is what the office told us. So as they are explaining the charges we were going to have to pay the maintenance guy was like well since the carpet is over two years old we werent going to have to pay as much as usual. Wait Im sorry did you say over two years old? We were told the carpet was new, we have paperwork stating the carpet was new....well its not maam. So I called the front office, well they pretty much ignored me and told me we had to pay. Then I came home to an eviction notice on our door saying if we dont pay in three days we will get evicted. REALLY!?!?!?! So then our move out walk-through came, yesterday, so we walk through and I forgot to clean the top of the fridge and the inside of the over there were certain parts that wouldnt come clean...they wanted to charge us $25 for that....dust and grime that wouldnt come off cause the stove was so old. And their version of checking to see if the carpet had any stains was to RIP the whole carpet up right in front of you say OK there are no stains but we have to charge you carpet cleaning. So the carpet is now over three years old, we have had two dogs in there for 14 months and the only thing they are going to do is clean it??? REALLY??!?!? Oh and they just put the carpet back and stepped on it to secure it....nice right?! So whoever lives there now better not have allergies. I would never recommend this place to ANYONE! So no I have seriously nothing nice to say about this place!PREVIOUS REVIEW: I really dont understand all the bad reviews. Me and my boyfriend have lived here since October 2014 and it has been great. Sure the upstairs gets a little noisy and annoying but what apartment place are you ever going to go to where you dont have noise. Its an apartment people not a house. Everytime we call maintenance they ALWAYS come the same day. Our AC stopped working for no reason at all at 11 pm one night and they came out and fixed it! It may depend on the building you are in but we honestly love it here. There are so many great amenities that a lot of other places dont have. Like a jacuzzi! We go there at least 3 times a week. I lived there for a year. They nickel and dime you for everything. They replaced the hot tub with a fire pit but the pool closes at dark so that is useless. They claimed that the carpet was new when I moved in but there was an obvious pet smell to the carpet and then they tried to charge me for the carpet I when I moved out. The gate was broken for a week and someone came in and stole everyone’s bike tire including mine. There are nicer places for less rent.

We have had nothing but bad experiences since we moved in here 9 months ago. First, the ceiling is paper thin. The people above us vacuum at 6 in the morning every day and stomp around like elephants, waking our 2 kids up out of their normal routine. The gate never works, the management staff is rude, maintenance goes around doing hack jobs, for example: Last night we came home after work and found a note saying maintenance noticed our track lighting above our kitchen was broken and to let them know if we want it fixed. My wife stepped on a piece of glass in the kitchen that was over an inch long. She ruined our carpets with blood, and in fear of my 11 month old being exposed to broken glass, I quarantined the kitchen and cleaned for hours, finding a plastic bag full of glass shards. The glass is curved just like the bulbs in the track light fixture. I call the office and let them know and the property manager demands to come in and assess the situation and offered to vacuum it herself. I let her know I was not comfortable with them in our apartment unless I was there to supervise because they claimed no glass was brought in or broken in my apartment. On top of that, the property manager scolded me for not contacting her sooner. Also a couple months ago, the power went out in the entire building and we lost several hundred dollars worth of food and were forced to stay in a hotel with a newborn for 2 nights in the middle of summer. The management staff at MacAlpline place fought tooth and nail for us to have to pay out of pocket for our circumstance which cost over $500 due to their malfunctioning power to the building for 2 days. No apology, no commitment to resolve, just argumentative and hostile phone calls from the property manager. Mold grows in the windows due to cheap insulation and there is dog poop everywhere.

Worst place to live. I paid my rent on time every month and they occasionally return my payment and wait a month to tell me. Then charge me $300 in late fees and threten to evict me. I cant wait until my lease runs out here. Shall we list the bothersome things? Roaches. Ants. Thin walls. Old appliances. Poor response from maintenance as far as actually fixing things. Disgusting garbage area with busted gate; people leave bags sitting there. Overpriced for what you get. Packages get stolen constantly. Gates just stay open. Theyll tell you cable is included with rent but its not, its actually a monthly charge along with rent. And you have to agree to the cable in order to get internet. Dogs run around off leash and owners let them poop wherever, but dont pick it up. I cannot wait to get out of here.

MacAlpine Apartments is a beautiful resort style complex however they will drain your pockets dry and treat you poorly once your in. The office staff is not very friendly. They charge your account with fines without notifying you and they cannot prove the reason for the fine. We were charged an $800 fine for having an extra animal on the premises which let me clarify was NOT the case and they could not prove it at all even though they demanded the money. Upon moving out the are trying to charge us almost $900 for carpet replacement. Oh and they only give you 21 days to pay it in full. We left the carpet Unstained and I have pictures to prove it. They have yet to send me the itemized statement of what the $900 is for exactly and the only way they have sent any correspondence is via email. They have done this to at least three other families that have moved out of their apartments and one of those families got screwed even though they were just moving to a different apartment number within the same community. They were told it would be a $250 transfer fee and they ended up paying over $1000. Also the gate for the gated community is broken more often than it is actually working. Throughout my year of living there I made at least 6 maintenance requests for my dishwasher and they refused to change it out. The thing didnt clean. I would basically pre-wash all the dishes then run them through the dishwasher and theyd come out dirtier than they were when I put them in and I am not talking about water spots either. Lets not forget about all the extra fees that brings your rent a few hundred $$ higher than your told at signing. We had a garage with two parking spaces (one inside and the other right outside) however we were still made to pay the monthly $15 parking fee for two parking spots infront of our building which were not gaurunteed spots the only gaurunteed spots are the ones at your garage. Pest service fees, garbage fees, cable fees whether you want it or not, etc.

DO NOT MOVE HERE! The garbage situation is disgusting, unhygienic, repulsive. Dog poop everywhere and although they claim a fine will be imposed on those who do not pick up, they never are fined. The safety of this complex is questionable. Even if the gate is working, which it seldom was while I lived there, there are other ways to easily enter and access this property and the pools. I was accosted while swimming in the pool by three men in their mid 20s who obviously did not live at Mac Alpine. This was in the mid afternoon. Forget calling the office or the security patrol number they give you. The only option you have is to call 911.And yes, upon moving out, charges were made that had not been mentioned at the time of the move out inspection and then automatically deducted. By the way, this is illegal. A broken blind, a spot on the carpet???? I lived there 5 months and paid them a full years rent. There are few rental options in this area, and this is by far the most physically attractive property, but I would still stay away from it. And yes, as stated in other reviews, once you move in, the office staff will do nothing to help you out.

I have sat back and read all of the reviews that were posted here about MacAlpine Place. Now I do have some feedback, some people may not like it. I have now lived here at MacAlpine Place since May of last year. Yes ,now in that time the gate has been broken multiple times, there is truth to that statement. Although the flip side of that is how many outside vendors, newspaper delivery and drunken guest/residents have rammed that gate either by complete idiocy or impatient driving. It costs money, time and insurance claims to get things fixed.As for safety the Apartments are furnished with deadbolts and other door locking devices. Yes having a vehicle stolen and totaled can happen anywhere and to anyone. Are you going to file a complaint with the city/town if that happens in a home you own, the answer is no, are you going to sue the state or ask for compensation from the government the answer is no. Security does drive by at random times checking on the property. I have also witnessed the sheriffs office driving through and making sure things were good. I have also witnessed in the past few weeks the management team and the sheriffs office working together to make sure an unsavory character was removed from the property. We cant live in bubbles and protected worlds at all times.The maintenance team is top notch every interaction I have had with them has been fantastic, they respond quickly and are respectful. They respond no matter how small the task is and also have physically helped me bring things up to the 3rd floor that were awkward. They dont have to do that at all, its not in their job descriptions.As for paper thin walls that is an unfortunate part of apartment living. Although I can say that I personally can say that Ive had adult conversations with my neighbors if something is becoming too loud or unmanageable. Honestly they have had the same convesation with me, it happens I have kids. I know gasp!!! The horror. All kidding aside. what then happens problem stops, its called communication and adult interaction.As for a roach issue!! I dont know what buildings you are talking about, but Ive yet to see a roach. Considering we have weekly pest control and can request extra attention from the Pest Company when they are on site.The office staff has been the same since I moved in and are always open to suggestions and complaints. Rentals are a business, please dont take pricing to heart and hold it against these people. Those prices are set by corporate.My only complaint is the RESIDENTS who have dogs and do not pick up after them, hey we have a dog run why not use that? Better yet there is a leash law in Pinellas County lets follow it. But again thats not the fault of the leasing office, maintenance or corporate. Its the fault of lazy animal owners.Not everything can be roses and sunshine everyday. Nothing is perfect in life, even the people making the reviews. Bad things do happen in life, its all on how you react to them and how you carry on.MacAlpine is honestly one of the nicest communities in the area. It does have a resort feel to the property. I would wager that if you went and looked at other properties in the area you would come back to rent here. Dont let a few spoiled apples ruin the bunch. Hope to meet yall down by the pool.

Office staff is utterly incompetent. Everyone passes the blame and there is no communication between them. It all looks great until you move in and find out how thin the walls are and how crappy everything is built. Please avoid at all costs. Waaay overpriced. The breyley down the road was a much better choice for us after we broke the lease, but we still had to put up with the awful UDR staff who run both complexes.

I wish I ad something to say nice about a place I lived in for over three years but sadly I have nothing but terrible. During the move out process I was asked to pay a fee to $500 to replace the carpeting, I had pets so fine. I understand that. However, I had already paid 600 just for my pets to live there plus 20 a month. So Ive paid 720 over 3 years for my pets to live with me, plus 600, plus 500. what does my pet deposit cover?? NOTHING. ZERO. NADA. $1800. still no complaints. but heres the kicker post move out inspection I get a bill for an additional $1340. when I call to ask about why these charges are there I was told because someone has to clean your apartment I had left a roll of toilet paper and a bottle of windex. They charged me $100 for that. $125 for an oxygen machine. $300 for misc damages. and they wouldnt bother to tell me what they were for. when I asked how to contest them I was told doesnt matter, dont pay them if you dont want to. itll just effect your credit.THIS PLACE IS THE WORST EXPERIENCE I HAVE EVER HAD IN DEALING WITH ANY RENTAL PROPERTY. EVER.

The worst of the worst!Theres a reason they only have an 8% approval rating on Apartment Ratings dot com.Pros: The place looks nice and is beautifully landscaped.Cons Where to begin? Thinking of moving here? Get a second job to pay for all of the hidden expenses and repairs they will try to charge you for; kiss your security good-bye.- Management is the biggest collection of two-faced scammers Ive ever come across. When I moved out, they tried to charge me for AC coils. And this was after their maintenance people had inspected the AC unit 2 weeks earlier. They also told me not to bother cleaning the carpet, they would have their in-house cleaning crew do it for $50 and subtract it from the security deposit.. Not only did they charge me $75, they tried to charge me another $600 for new carpet.- Bogus cable TV deal built into the rent: They will charge a basic cable fee, presenting it to you as a supposed good-deal, until you find out its all non-HD channels and when you purchase your package from Brighthouse you have to pay for HD anyway. Upon the instruction of Brighthouse, I gave my equipment to the front office when I left. A month later I get a notice for unreturned equipment. I called MacAlpine management and was told that they gave my equipment to another tenant who had moved out and forgot his in the unit; they forgot to mark the name on it, and management would get back to me- which they never did- luckily it was resolved by the cable company.who matched the serial number.- Water bill: you pay based on the entire unit- not individual use. I paid double the amount of a normal water bill for just 2 ppl in a 1 bedroom apartment.- Broken amenities: They gym AC went out dozens of times and it would take weeks until it was fixed. It was literally over 100 degrees in the gym. I asked one of the managers about it and she said she was notifying maintenance. 10 minutes after the maintenance guy walks into the gym and when I started telling him about the issue his response was Im off the clock in a few- gotta go. Also, the gate was literally broken every week. Once you are in, they have you and could care less about resolving issues.- Dog poo- EVERYWHERE. Also, several dogs off-leash. I love dogs and am a pet owner and apparently am one of the few who follow the pet policy.- System issues: We were supposed to be able to look online at our new lease- which they jacked the price TREMENDOUSLY after 1 year- and decide whether we were going to renew. Well, Macalpine had technical issues which the manager confirmed as she couldnt open the lease either. Weeks later it was resolved, just 2 days before we had to decide, so I asked for more time because of the system issues and was uncaringly told- we cant give you more time but you can just sign the paper that you arent renewing, and then if you decide to you can, if its available, but we cant guarantee you the same rate. Ridiculous.- Cockroaches (Palmetto Bugs)- Huge, everywhere- nasty!Every word of what I have written is true...all you need to do is take a look at the countless negative reviews to see that I am not alone in my Macalpine Nightmare. Dont be fooled by the glitz and showmanship- it really is the worst of the worst.
