As someone who currently lives here, I can honestly say this is one of the best places I’ve lived. While the complex is older, the remodeled units were done very nicely. I have never had a problem contacting the office and management has always been so kind! Maintenance has always honored my requests, no matter how small they are. I really enjoy living here!

They all are knowledgeable and personable which makes living here and going to the office such a joy. Thats a great combination.

Dont even give this place a chance. Flooding, infestation, maintenance, and lack of service. They DO NOT CARE about your issues. I could seriously write a page front and back as to why you should NOT live here. Flooding is horrible and in their words, not their problem which it should be because its not my fault they refuse to fix the outside properly. Infestation, quick light spray. Maintenance, they will fix it when they feel like it (up to 4 days). Service, rude people who just seem too busy. The people I lived with are great but its the people who are at the office that are the problem. They act like they care and put on a smile but they dont. I was so happy to leave this apartment. It seriously stressed me out.

One of my good friends stay here, and when i tell you they don’t care one single bit about the ac not working... they really do not. they say “we’ll fix it when we can” and 2 weeks will go by. it shouldn’t be almost winter, and it feel like hell inside his apartment. i would feel so bad if a child had to be in that apartment with the way it feels. it’s insane. you can’t even cook, shower, or wash clothes unless you want the temp to go from 77 to 80. the ac has to be from years and years ago. bc this isn’t the first time he’s had issues and had to sweat up a storm for weeks before they even cared to come look. he pays too much for this to be an issue.

I do not currently live here, however the customer service I’ve experienced has been amazing thus far! About 2 weeks ago I came in a spoke with Jessica. She gave me a tour and a quote. She was personable, kind and understanding.Today I drove by and pulled up to the office at 5:52 pm (mind you, they close at 6) and the lady that was there was just as amazing! I came in for another quote and she offered to show me a unit. She could have easily told me to come back tomorrow like most places because it was past 530. Seems like they’re willing to go above and beyond.The property looks well taken care of. The apartment was super nice and spacious. So far, I love it!

Save your money and your health and do not move here. Apartment has mold, TONS of roaches, and maintenance seems to not give a damn. They move slow, and will try to counteract all your claims. Save your peace of mind and go elsewhere!! Peggy that works in the office is rude and is not helpful at all. Ive never dealt with an apartment complex so horrible.

I came home from work the other day and Raoul and Carlos were in my apartment putting a new entry door knob in. Apparently they had come in the apartment to prepare for an inspection and noticed the handle was quite loose and wanted me to feel safe and secure in my apartment. What a great maintenance team!!!

The Atlantic Howell Station is a GREAT apartment community. I have lived here for almost a year and have seen amazing change since I moved in. The new office staff is great and they really care about us as residents. They do events for the community to allow us to become more family like. They have hosted a Community Yard Sale for us as well as Resident Appreciation Nights and even a Christmas Party where they gave out gifts to the adults and kids. Howell Station is a hidden jewel in Duluth, Ga. It is a very quiet community and I am glad to call this place my home.

I am a single mother with three children & I have been struggling to find an area where it is safe to raise my children but I have finally found it! The Atlantic at Howell Station is a safe, quiet, & beautiful community. The management is super friendly and always makes us feel welcomed and at ease. Maintainence is speedy with their responses and always makes sure the issue is solved. They also hold events for the residents, which bring a positive feel to the community. I am so glad that I have found a place to call home. You will not regret your decision if you chose to live here!

I was a resident at Atlantic Howell Station for 2 years and enjoyed living there very much. I only moved due to a work transfer, otherwise I would still be there. Mikyle and the management team are awesome. They really work hard to get to know the residents and they care about doing things right. They are responsive and courteous. The apartments are affordable and in a great location. Love the pool! It is always shaded and never over-crowded. The grounds are maintained well. The property is currently in transition during remodel, so I can only assume it will just get better. I highly recommend this complex. It is truly a hidden gem.

I dont like leaving negative reviews, but I feel compelled to do so. Im going to name a few complaints I have, but I could not begin to name them all.1. The water bill - I moved out about 2 months before my lease was up. I still paid nearly $60/month for water that I was not using.2. My friends catalytic converter was stolen from her car one night. Not the apartments fault. But also not a safe place to live, especially if you are a woman.3. There was zero damage to my apartment. In fact, I left it cleaner than it was when I moved in. I didnt receive my $150 deposit back, but its not a surprise. I was told that the repairs to my apartment came out to exactly $150. Which, come on, what are the odds.4. I havent received any of my forwarded mail (which I gave to the apartment, and also paid to do through the Post Office) and its been over two months. This includes packages, bank statements, personal information. I can only assume the packages have been stolen.5. The whole entire complex smells strongly of marijuana. You could get a contact high from my apartment.6. BUGS!7. The turnover rate for the office staff is extremely high. There are never the same employees working there. And when you provide your notice to vacate, PLEASE have them sign and make a copy. Keep the copy in your possession. I was lucky that I did this. Every time I would go into the office they would ask if I had given proper notice to vacate (60 days.) It was always a new staff member, and they could never find a record of this. If I didnt have a personal copy, I would have had to pay a penalty. Thank the lord.Just, dont live here. You have better options I promise...

As a professional photographer, I have visited the property numerous times to capture residents at different events. The residents are well behaved and the property looks great! It is a well maintained facility with a nice pool and spacious floor plans. With the new management in place they will surely provide you a great experience!

We have had an amazing experience at the Atlantic at Howell Station. We were originally living in a terrible neighborhood and got an apartment here. The management have been unbelievable. They are very quick to respond to emails and have always been easy to get in touch with. They respond to any questions or problems we have with the apartment immediately. They have events here for the kids and families. This year they had a tax person come here and helped assist us with our taxes for free. The neighborhood definitely feels like a great community and we have made some great friends in the neighborhood. The apartments are nice as well. We currently have a 1 bedroom apartment and are looking to move into the two bedroom in the same complex. The management here is the best that we have experienced and would definitely recommend this complex to anyone looking to find a new community to reside.

The staff and current property manager, Mr. Walker, are so incredibly helpful and professional! How many property managers do you know that physically leaves his/her office to clean and check up on the entire property? The entire property is also getting renovated with a more modern touch. Best apartments Ive lived in by far. 100% recommend.

Great place to stay! It’s quiet, repairs are taken care of in a timely manner and the grounds are well kept. Management also does a great job with community activities. Anywhere from holiday celebrations for the families to allowing the kids to enjoy a safe and fun event on the property.

My sister lives here and this place is horrible. The management does not respond timely. They spend more time it appears responding to negative reviews then tending to needs of tenants. It is so unfortunate that this place doesn’t value tenant retention or follow through with maintenance issues, specifically related to health and basic living conditions such as AC, mold, leaks in ceiling, etc.

Don’t be fooled by the new coat of paint and the remodeled leasing office. These apartments are mold infested, sometimes you feel like you are going to fall through the floors, leaks in ceilings, and the trash is forever over flowing. For the prices they are charging you can go to a nicer gated community. Pay attention to the reviews, I didn’t...Thats why last week when my lease was over I was out..

I was living there for around 1 year. The overall experience was good. Sometimes the A/C and Electric system are not working properly, but if you give them a call they can solve this very quick. The only thing I am there to complaint about was the shipment after I moved out. Although I put the old address, I still came to my apt to check and asked the office later. So I believe that the shipment was stolen within 1 hour with a proof of delivery picture from amazon.

This apartment complex is one of the worst places to live in the area. Please don’t be fooled with the new renovations this apartments have mold, roaches, multiple AC issues and they don’t know how to value residents and this is to say the least!!! Please don’t waste your money here .

NOT a good experience AT ALL. These apartments are very big and very affordable but I would not recommend them to anyone. The management staff changes almost monthly yet they dont seem to get any better at all. They are all unresponsive to e-mails and some have been extremely rude when making simple inquiries or even just going to pick up packages from the leasing office. Aside from the terrible staff, the grounds are not nice at all. As others have noted, there are stray cats everywhere. Theyve become so accustomed to living here that they dont even move when cars approach. Also, the apartments are ROACH INFESTED. I keep my place spotless, yet I had to hire an independent pest control company because roaches were finding their way down to my unit from my NASTY upstairs neighbor. The apartments pest control company (which you involuntarily pay for on your monthly bill) didnt do anything to fix the problem at all. Overall, Id say please stay far away from this complex if you want to save yourself the time and disappointment. I have several other negatives but dont want to share them for fear of scaring away current residents.

I have lived at this property for about 3 years and have enjoyed the location which is close to restaurants and close proximity to shopping. The property management has been attentive to addressing any concerns and maintenance usually prompt at addressing any maintenance issues. The property management has been very pleasant to work with - Mikyle has recently left and we really hate to see him go. However, I cant say enough about Bianca the Leasing Consultant, she is always smiling, very efficient, personable and would be the Perfect replacement to Mikyle and think that this property would be very fortunate to have her as the new manager for this property.

Excellent location and excellent staff!!!! Mikyle and his team are simply amazing from the office staff to the maintenance team. The office team are very helpful and knowledgeable. I have worked several times with Mikyle in management/leasing office and have always had a positive and prompt response from him and other members of the staff. The property has a Beautiful setting full of mature trees, the floor plans are beautiful and spacious and its in a great location, within 3-5 minutes of restaurant and shopping centers.

Im on the fence with these apartments. Lived here 2yrs and My lease is almost up but I dont think its worth the extra money the rent is increasing to.PROS: Spacious, located in a nice area, fairly quite neighborhood and great school district.CONS:*Entire Income will go towards rent and utilities (water, gas, electric)1) Water bill is ridiculously high! I assume the third party company divides the amount with every apartment in each building. However, my bill should not be $80+ a month for an apartment.2) When I moved in I was told the gas is only used for hot water. LIES! Once again, this is another utility bill that is constantly high. The lowest it has been is $65.3) Due to poor ventilation - drafty doors and windows. My electric bill is constantly high (Over $100). Its a shame I have to put heavy blankets at my windows and doors on cold nights. Vents will be open but little to no air/heat comes out. Maintenances solution was to close all vents and leave only the vent in the living room open - something about redirecting the air. I gladly stood on my dining room chair and opened those vents back up!4) Water bugs, flying roaches and other insects are all over the place!5) Only AT&T is here6) The gym is awful - lack of space and quality equipment7) Carpet is the worse kind Ive ever seen in an apartment. No matter what you do it looks dirty.Granted, they are fixing the overall look of the apartments. But I think their main focus needs to be on the inside and structural. As well as figuring out the water charges. Not sure why these apartments arent all electric. If they were and if the water was included in the rent I believe the ratings would be better and residents would renew. Ive lived here going on 2 years and Ive seen so many people come and go. Makes you wonder why.

My husband and I lived at the Atlantic Howell Station for ten months. I was hesitant to move on based on interactions with a less than friendly leasing agent, but after some convincing, I decided to put my gut feelings to the side, give it a chance and move in. Big mistake. Upon moving into the apartment in July 2018, the roof had a leak that caused water to drip into the apartment via our fireplace. It took many days to get this repaired. After that, maintenance entered the apartment to install carpet without an e-mail or notice that they would be doing so. I came home from work one day and all my things had been moved. Why didnt they do this before we moved in? From there, I requested that they leave a note after coming or give us advance notice when they would be coming in. After that, there was just a continuous stream of maintenance issues. No bugs, but the dishwasher didnt work. Next, the heat stopped working and needed to be worked on. Then there was the really weak towel holder in the bathroom that broke, the bathroom sink that leaked even after having maintenance come replace the pipes underneath (we had to keep a bin under the sink even after it was replaced), the toilet that needed parts replaced, etc.The worst of the two worst issues was the time I was several months pregnant (having to use the bathroom often) and a pipe burst over our bathroom shower, causing water to drip from the ceiling. Because my husband was out of town and I guess maintenance assumed I was an idiot because I was a woman, they tried to tell me that painting over it would do the job, but of course they were wrong and parts of the ceiling needed to be replaced. Wet ceilings and burst pipes arent fixed by paint. I was also concerned about mold, but the maintenance guy of course told me this wasnt an issue I should worry about. Im glad we werent there much longer. This happened on a Friday so I was left without the ability to shower or use my own bathroom in peace for an entire weekend. This is not good for a pregnant woman in an apartment with one bathroom. Thankfully, I had family in the complex who would allow me to use their shower. The apartment management eventually had a company come out to repair the ceiling and wall areas that were wet. The total fix time was about a week.The second of the worst was the time the washer connection started spewing water at 10pm the night before we had a 7am flight. After several calls to emergency maintenance and written work orders, we received a call at 10am the next morning asking us what we had done to cause the flooding. My husband was quite disappointed that they would approach him in this manner, considering we hadnt moved or adjusted anything and had actually spent time the night before and morning of an early flight trying to contain the water. As someone who has rented since 2013, I was shocked that apartments could truly be this much of a nightmare. We are professionals who always pay rent on time, are quiet and very simple people. We werent doing anything crazy in our apartment, so theres no excuse for the apartment to be so poorly built and poorly maintained.Please save yourself the trouble and find a newer complex with with better amenities for what you will pay here. The apartment management has changed, but the buildings themselves have only been painted. The pipes, roofing, etc., is probably what needs the most attention. On the positive side, we had lovely neighbors. But our apartment was a total mess.

Nice complex...I was there for about 2 years and moved for business. Decent complex, great area, I had a few issues but nothing major (laundry room is kinda janky). If you can find an apartment at a good price at the time youre leasing Id say take it. Mikyle was the best property manager Ive ever had. Give that man a bonus and a raise at the same time.

My fiance and I lived at the Atlantic at Howell Station for 2 years.When we first moved in we were not given brand new carpet they decided to keep the same one that the previous tenant used. Then when it came to our last walkthrough of the unit they noticed that the carpets obviously had to be replaced. They had the nerve to charge us for a replacement carpet since of course over a year and however long the previous tenant lived there the carpet will need to be torn out. I dont feel like that is right and we should not have been charged to replace the carpet if it wasnt new when we moved in. Also there has been so many turnovers within that one year that we lived when it comes to the people working in the leasing office. There have been some pretty rude people that have worked in that office. So in conclusion we didnt get our deposit back and had to pay the rest of the remaining carpet which is ridiculous. Also when we moved there were in the process of renovating anyway so they would have replaced all the carpets in the old units anyway so why charge us. Also be aware of your water bill because it is outrageous how much you have to pay every month. I dont suggest living in this neighborhood.

We rented here for a year and the main complaint wasnt really against the apartment complex, its mainly the lifestyle of apartment living. People running up and down the stairs at any time of the day and night breaks any sort of peacefulness. The cigarette butts and dog feces everywhere is disgusting. And the mosquito infested pool area leaves you itchy for days. They said they would do something about it but its all about the money and Im sure they get some sort of incentive to keep complex at a certain percentage of vacancy. Apartment living sucks in general. This place quickly reminded me of why I would rather rent a house.

Ive been living in these apartments since Dec of 2015. Every week I am calling for maintenance issues and nothing has come to my avail. Problems amongst problems submitted only to become overly delayed repairs-old shower heads, mildew/black mold, dishwasher has no pressure, cabinets off track, tub continuously cracks and peels. staff management cares nothing about the tenants theyre vultures in sheep clothing. several repair request, only to have shabby work done. one night I come home to the locks on my doors changed, as maintenance personnels denied such actions. upon calling the rental office the management sharks whom are poorly trained stated there was no order form for a lock change, and it will be a charge for new locks. Whereas the locks was changed out with the same locks that their company use. the property manager is incompetent and very rude and was not concerned with the security issue. I would not recommend these apartments to anyone. The apartment is very spacious and the model apartment is the nicest apartment in the entire complex. Please dont move in this horrible place, living in a hotel would be better. I would rate them at a zero if it was an option

From beginning to now - they never tell the truth about anything - it is as if they sit in the office thinking of ways to mess with the tenants. How many inspection do they need to do in less than two months - they use that as an excuse to get into your apartment - for anyone reading this get yourself a nanny-cam - they now make them to look like regular items you would have in your home already.Or a cheaper way to handle them being messy is to file a complaint with the county

They were the cheapest and largest apartments I could find in a fairly decent location last minute. Other than that, Im not sure where to start - whether it be with the infestation of stray cats on the premises, lack of urgency when it came to maintenance requests, or the poor landscaping and lack of drainage during the heavier rainstorms (expect flooded soppy grounds). The drafty doors and windows caused for outrageous utility bills in both summer and winter. The office staff is horrible at returning phone calls and were completely disorganized the two-and-a-half years I resided there.

Went to visit these apartments today to inquire about leasing. They are very trashy. They looked very ghetto. The leasing office was closed when i arrived (2:00). As i was leaving i saw who appeared to be the leasing lady smoking a cigarette next to the trash bins and drinking from a paper bag. Not sure if it was her but she did have a golf cart with her. Also upon leaving i witnessed a resident drop a dirty diaper from his car and not pick it up. Stay away!

You dont want to live in these apartments. I lost good neighbors due to management telling them they had to pay the pet deposit again because they had no record of it. They didnt accept their receipt either.I had water leaks flooding the kitchen and laundry room 6 times in one year. The maintenance crew never cleaned up after making repairs to the sheetrock damaged from various holes they cut trying to locate the leak. The final straw was when the water heater went bad and flooded not only the laundry room and kitchen, but also the living room carpet. For 6 days and nights they left heater blowers to dry up the carpet. The carpet shrunk leaving breaks at the seems, and my furniture was damaged by the cheap restoration company they used. They refused to fix any of these issues and didnt care about my new 2,000 dollar leather sofa badly scratched by the restoration company. At lease end with proper notice I moved out, expecting my deposit back. To my surprise after everything that had happened, they said I owed them over 400 dollars, and have turned it over to a collection company which shows on my credit report. The damage they did to my sofa exceeds that amount. The utility bills were outrageously high, I suspect caused by many water leaks throughout the complex. I now live in a house 4 times the square footage of that apartment, and my utility bills are a small fraction of what their Conservice Utility Management company was charging tenants there. Do yourself a favor and stay away from The Atlantic Management Company.

If I could leave NO STARS I WOULD!!!So I got approved for a two bedroom apartment. The application process took really long! I wasnt complaining about that. Then they changed my apartment without telling me. I didnt complain about that! Since I got approved for this apartment they told me my deposit would be $300. I have many emails and welcome letters stating this. On the day of my move in October 31st they called me 7 in the morning saying my deposit is now 1070. ON THE DAY OF MY MOVE IN!! I was so upset I already had the uhaul and my things ready to move in that day. I explained to them I couldnt pay that because its last minute they are telling me this. Why didnt they tell me weeks ago. Alex the leasing guy told me this happen because the lady at the corporate office decided last night I had to pay more. Now what kind of unprofessional b.s. Is that !! Then they said well corporate said you can pay it within the next 3 months. Its the freaking holidays I have children who are expecting gifts! ! I already have to pay the normal move in fees for other stuff. I was going to have to pay like $1600 for 3 months plus utilities ! They are so unprofessional they didnt care not one bit. My kids were so excited to move and then I had to break their hearts. Then they told me they been knew I had to pay all that money but they were trying to get corporate to go along with me just paying $300! So if yall knew that whole time why would yall wait until my move in date to tell me! They are so unprofessional & cant be trusted ! I was told to send an email saying that I decided not to move. I sent the email & no one has called me back yet !!! Its been over a month. They dont operate in good faith. The leasing manager has yet to call me or return my money ! They said I would get my admin and app fee back but they lied ! I didnt move into these apArtments because they didnt do their job right ! I had to pay for storage & find a place for my kids and I to stay. This is the worst I was ever treated in life ! Rent with them at your own risk ! How dare you try to boast the prices up on my move in date ! Shame on you all over at Atlantic Howell Station corporate office & all !! UNPROFESSIONAL

Lied to from day 1.First we were told gas is included. Then, when we came in to sign the lease (driving from 2 hours away), we were told well, no, gas isnt actually included, but the bill should only be around $20/month. Also not true - the gas bill service charges alone are $27/month, meaning thats what we pay if we use 0 gas in a month. Our bill is closer to $45.It gets much worse... the gas company tells us that someone needs to be present to do the install, and they cant do it until the day after we move in. So, the apartment charged us a $57 fee for the 2 days the gas was in their name. Its charged through Conservice (look them up - a billing company that essentially offers to scam tenants for the management company, which is why the management companies pick them).So, in our first 2 months, our total gas charges have been about $200 ($102 first month including $60 gas company installation fee, and $101 the second month including scammy apartment charges).Our actual gas usage? $27.The apartment company refuses to waive the $50 vacant fee. Thieves.In addition, there is an awful smell emanating from one of the bathrooms. They sent someone to fix it... they were here about 2 minutes, and they left behind a deodorizing sheet to mask the smell. Doesnt work. Still smells.Not renewing lease, and would never ever recommend that someone else come to live here.

The apartment complex is in a great location. It is fairly quiet and secure. However, the staff is very slow to respond to maintenance requests and there are too many bugs. I have lived there less than two months and there has been almost 100% turnover in the buildings near me. Few seem to renew their leases. The people behind me had a burglar crawl through their window in their first few weeks. They intend to move out. I would like to move out since maintenance doesnt correct anything and it is almost impossible to get rid of the huge roaches, although it only took 6 weeks to get rid of the centipedes. There are still silverfish and other small bugs, big and small roaches every few days. Brittany, the manager, seems very apathetic to any needs. When I complained about pest control, she wouldnt call them back to the apt and said she had to find out if they had come to my apt (they had not and returned the following day, though they were scheduled for three weeks prior to my in person complaint). Brittany told me they do pest control as a courtesy to residents; however, there is a charge on the monthly water/sewer/garbage/pest control bill. If it is a courtesy, it would be at no additional charge, in my opinion. The air condition does not circulate well and it is brutally hot in my apt, so I rarely stay home during the day. On July 2, she said she would have the maintenance crew go inside and redirect the air vents. I had a friend stay at my apt and observe. They only opened the air vents, which I had already done with a step ladder. There has been no improvement and it is now August 11th. I am uncertain what the duties are of an apt manager and maintenance crew, but they do not seem to do an adequate job for the size of staff given the size of the complex. I have had electrical outlets that havent worked since I have been in the apt. Getting service requires at least 4 requests and I dont have time for that. I work long hours and need a complex that does what is requested on the first request. I am willing to pay $2000 plus the water fee to break my lease. It just isnt worth it anymore. Too much effort for the price paid and service received.

When I moved into my apartment, I immediately noticed that it did not look like the model. It looked un-kept. The tub had a couple of layers of paint, where they had painted over it, instead of removing old caulking and recaulking, they just caulked over areas in the bathroom. There were gaps in the counter tops where bugs came through. The ceiling in the walkways were sagging and rotted. I decided early on that I would not stay longer than 60 days. I signed my lease approximately one week prior to my move in date. MY SPECIFIC ISSUES: 1)The complex told me that the gas service would be on when I arrived and transferred to my name. I arrived to a note that stated Teresa in the front office would not let them in to turn the gas on. I had to wait from Friday until Tuesday for hot water. 2). I was waiting for my brand new mattress to be delivered, so I slept on the couch. When I finally moved into the bedroom, I started seeing bite marks all over my body.(Note: I was already seeing roaches and spiders and had requested pest control).  I reported this to management and again pest control could not come out on Saturday, so I had to wait over the weekend for pest control. The first pest control guy said he sprayed (he rushed out before I could meet him in the apartment) and I continued to see bite marks, I went to the doctor to confirm and requested pest control return. The staff tried to keep me from hearing the assessment, but the tech said the bugs looked a lot like bed bugs. It took another several days to fix the problem. 3). Somewhere in between this time, my water wasnt running cold.  The hot water heater was no longer functioning.  Again, Im without hot water. 4) I received a knock at the door on Sunday November 4th and it was the maintenance guy. He said that there was a leak in the downstairs apartment and I needed to turn off the air conditioner. I expected him to return the next morning and fix the air, he did not. At that point I was scheduled to move out on November 8th, but I decided to move on the 7th and I informed the office of this and I asked to schedule a move out walk through. Teresa told me to let Alex know when I was ready. I emailed her back and said it would be after 4. I arrived at 5:40, she said Alex was out and she wasnt doing the walk through. I asked could she call Alex and let him know that I was ready for the walk through. She said no and the he would not do it because it was too late.(Which is not what she stated a few minutes prior). She never mentioned what time I needed to be there to perform the walk through. They refused to perform the walk through.  I believe that this is an effort to deny returning the remaining deposit. The complex is untrustworthy, the manager Mikyle is never available, Teresa is unable and unwilling to do anything other than sit at her desk and they leave the grunt work to Alex (basically explaining why they cant fix something in a timely manner). OF COURSE, after several months, I DIDNT RECEIVE THE BALANCE OF MY DEPOSIT. After the trash deduction, which should not equal $300.

I have lived here since Nov. 2015. My wife and I have loved pur 2 bed 2 bath apartment. The quality is not 5 stars but its clean, big, safe and cheap. We looked at others close by and this was by far the best bang for our buck. The few minor issues we have had wr taken care of asap. Just wish they had Comcast and not AT&T.

Ive lived in 3 states and this by far has been my WORST experience ever! I will take responsiblity for selecting this property to reside in. When I moved to Atlanta, it was the first apartment that I looked at, so I was overly excited it. However, I should have been alarmed when they told me that there was no application fee, but they charged me an expensive admin fee. When I first moved in, I was paying $40 a month for water, trash etc. Well, they began using another company and now Im paying $75 for water, trash and the new company charges a $3 service fee. Why am I paying a service fee to pay MORE for water, sewer and trash. Its ALWAYS SOMETHING! Ive lived here a year, and it has been convenient location near work, but other than that, HORRIBLE!There is always a notice on my door, about some fee for this or that or a notice about rules that people constantly break. The lease that I signed said no aggressive breed of dogs....well my neighbor has a pitbull and I see people walking Rotwiellers and other aggressive dogs when I come home from work....I guess the rules dont apply to them. I dont even have pets or kids. The staff inside the leasing center is RUDE and has ZERO customer service skills. They treat you as if you OWE them money when you are paying your rent.My apartment was located in back, past the tennis courts and maintance never cleans up the grounds back there, I was killing bugs in my apartment daily. The spiders are OUT OF CONTROL. Its just gross. Why would I continue to pay $800 in rent to be treated with such disdain and rudeness. Their behavior is unacceptable. I mean the maintanence crew doesnt even speak when you pass them in the mornings....what is that about? There has to be better living situations and I would rather live in a shelter than live here!I have NEVER had an experience like this. Living here has made me want to think twice about continuing to live in Georgia. If you are considering living in this property, I would say think TWICE, THREE times and then think about it again. I certainly wish I had!

Do not live here. I was incorrectly charged $700 for a pet fee, instead of 500, then paid $30 a month for pet rent for 25 months. Theyre trying to charge me for carpet and a scratched up door- an additional $750. Over my dead body. Ill see them in court.

Stole.my deposit and tried and lie and say it was due to a water bill for January that I paid in full with my rent. I even paid my last month bill before moving out which included the water bill.. horrible place to stay under new management.
