Shady, unethical business practices. Absolutely screwed my friend who rented from them, and lied about the notice period required. Then came back and tried to blame the computer system and take zero accountability for their actions. As someone who has worked in property management I can tell you this is not at ALL how business should be conducted from managements end. Would highly consider reading all the 1 star reviews that also mention the poor job regarding maintenance quality as well.

Very attentive to your needs as a tenant. IyI sm verys with my experience. I have lived at 2 different properties managed by Melhus and currently live at one. Becca is a fantastic property manager.

If youre looking for a new place that maintains their building and the appliances that are in the building this is not the place for you. In total they 8 dryers and 8 washer machines out of the 8 dryers only 2 work and the other 6 have been down for months and the washers 5 out of 8 work and it seems you lose a washer every week. When you have problems with stuff in your apartment it takes a while for them to address it. Melhus apartment management is an absolute joke. They stated they were going to bring a high standard of maintenance to this apartment building when they took over that has been found to be a lie.

Managements communication skills are poor and it takes constant attempts to reach someone in the office. While we lived in a wonderful apartment, I believe that people should consider other places to rent from in the area.

My first criticism is on how maintenance requests are handled. They have a submission form on the Melhus website. However, 9 times out of 10, your requests will not get a response, which forces to take the next logical step, call the office. If you call the office they will hand you off to whoever is in charge of your building’s management, in my case someone named Ben. Now my conversations on the phone with Ben were not great. I was often given snarky and condescending comments about my requests. Let us just say, Ben needs to work on his professional communication skills. In one such example I called several times about my fridge, which was leaking water. I did my due diligence before calling, unplugging it to let it thaw, making sure it wasn’t overcrowded, etc. It was such a hassle to get management to send maintenance down to come look at my fridge that couldn’t keep food in it. Maintenance came in and moved it away from my kitchen wall and said they don’t see anything. To which I call Ben back and this is literally what he said, “Well let me ask you this, what would you do if your fridge broke down in your house.” I tell you what I would do, fix it, but here is the thing…. THIS IS NOT MY HOUSE AND NOT MY FRIDGE. I later found out exactly what was wrong with it. I needed to install a new stat part in it. I made Melhus aware of the problem, but as far as I know that fridge is still sitting there with that leak issue. I had a few similar situations like this.My second criticism is how they handled my move-out. I like to preface this with before Melhus took over I lived in the apartment under a different management company, and my lease terms were under them. On my contract it is stated that I must give notification of my move out a month and a day before the intended date. However, when I called in to give said notification about my move-out on the first of the month, I got Ben again. Ben tried to argue that I missed my notification date by a day or so, (which is true under Melhus leases) and that I was liable for an extra month of pay. What was really infuriating was the manner and tone Ben took with addressing this issue. The tone was once again snarky and condescending. I tired explaining my situation about how I was told by that same office that I was supposed to notify a month in advance and that I could not pay another, as my wife literally two weeks before gave birth and a week before we spent in the NICU with our daughter on account of a breathing problem. This by the way is how we missed, (by Melhus terms) the deadline by one day. However, that uncaring condescending tone drove me to dig though all my documents to find my actual lease agreement. Which states my actual terms. Tried to contact Ben again after, no answer, in fact each time I tried to call the way they answered started to change. They normally just direct you to Ben’s office, but soon it changed to a snarky, “who is calling?” I never got to talk to him again that day. I was notified that they only take move-out notifications in person from the front desk, and I left a message stating I am coming down to with my lease and filling out the form. I got there, no Ben supposedly, and was greeted by two people at the front desk. One was snarky and clearly did not want to discuss or interface with my transaction, as she tried to cut it off. However, there was a nice woman at the desk that handled it well. She went in the back room and after much deliberation they agreed to my actual lease agreement.I don’t know how they manage their other properties and clients, but my experience has but a bad taste in my mouth. I am glad to be away from them. Be wary when you rent from Melhus, hopefully they adopt a more professional ethics soon.

This management company is terrible. They never fix issues in a timely manner nor do they communicate when they finally decide to fix something. As an example, the washers and dryers were constantly out of order. Under the old management company, it would typically be one or two at a time and they were fixed within a week. I expected some quirks to the building because it’s pretty old. But, at one point, six of the eight dryers were out of order for over a month. This is a seven-floor building with over 100 units and one laundry room. This is unacceptable. Finally, their “solution” was to basically jailbreak the dryers so residents could use them for free. This didn’t work for long as there was a notice about two weeks later that if this janky way of using the dryer was not working, we could unplug the dryer and plug it in again. This is not a solution; this is a tiny bandage on a gaping wound. Not to mention, many of the residents in this building are senior citizens and it is difficult enough for them to load their laundry much less get behind the machine and unplug it and plug it back in. It’s also just plain dangerous for all residents regardless of age. To top ALL of that off, while the laundry room was barley functional, they decided to replace everyone’s toilets, sinks, and shower-heads when they were all fine to begin with. Also, the new shower-head was too short for me and I’m only 5’8”. Throughout the winter, they did not plow once. The snow got packed down and turned into an ice rink. Once again, there are a lot of older residents here. This is a safety issue. One day in June, they decided to send out an email saying they were cleaning the parking lot in a HALF HOUR and we were expected to move our vehicles or be towed. My apartment also flooded at one point and the maintenance did next to nothing to help us. We called around 2am and were understanding that maintenance may not be able to get to us right away because of how late it was. However, at 7am, the single maintenance man knocked on our door and gave us a shop vac to clean up the water ourselves. He also casually mentioned that it was already full, so it may not be enough. Then he let us know to leave it outside for our neighbors who were also flooded. We had standing water in half of our apartment for a week before getting all new carpet. Needless to say, the shop vac was useless. In that week, the maintenance guy had called in his own people to shop vac. These guys showed up around 7pm, when we were told they would be there during the day. To top it all off, they were not affiliated with this management company at all, just some random guys with a shop vac. While they were extracting the water, they had also thrown little things left on the floor on our beds and stained our sheets. I understand everything was supposed to be off the floor for them, but when I say little, I mean a cough drop that had fallen out of my roommate’s bag and was missed while we scrambled to get everything off the floor. This is what I’m referring to about the stained sheets. Who in their right mind throws a wet cough drop on a white comforter when you could just pick it up and throw it in the trash can three feet away? When we were finally about to get new carpet, we had a group of men knocking at our door at 9am while we were getting ready to go to class telling us to move all of our stuff to our living room right away so they could pull up the wet carpet. These maintenance men treated us like the flood was our fault and that we were just dumb girls that had nothing better to do but move our furniture around and live in a f***ing wading pool. There was also a time I came home from work and saw a note from an angry resident about the lack of notice that management had locked all the trash rooms. Sure enough, I get up to my floor and the door is locked with zero notice as to why. It was not until the next day that we got notes on our door explaining the trash rooms would be locked for a week. If youre looking to rent, I suggest going through a different management company.

Im a tenant at one of the buildings that Melhus manages. For the most part I do not have many complaints about management - just one. Ive called the main office a couple of times in past months to address some questions/concerns (people entering my garage and taking things, parking lot construction, lease renewal info). I am always transferred to the same guy who manages my building. If I am unable to get a hold of him I will leave a voicemail but my calls are never returned. If I am able to get him on the phone he is usually rude and often seems annoyed by my questions or concerns. I do not expect much from management companies, but customer service/communication skills should be a priority.On a side note - whenever I have worked with Karen she has been awesome at getting back to me in a timely fashion and is incredibly nice.

The best management company is one that is invisible except for when you need them, and thats what Melhus has been for me. Ive lived in a Melhus managed property for 3 years now and would recommend them to anybody in the area.

They decided to keep my 91 year old dads deposit by saying the carpet was destroyed. He lived there for 6 years and the carpets was old when he moved in. They also repeatedly promised to fix the heat in his unit and never did. Dont rent from these people

Outside temperature gets down to -20 and the heat goes out during the night in my apartment. Takes them until 2pm to come check on it, which I’m not here. Arrive at 8pm and thermostat still reads well below 60 (same as when I left) so I call them again. When the tech came, he said everything was working they just had to turn up the building boiler after others complained as well and it would take a while longer for it to warm up enough to notice. They did bring a space heater after my second complaint.No apologies, and to think it was in their control why we, and others, didn’t have enough heat to even be remotely comfortable. And now I’m going into the second night cold because they didn’t give us enough boiler throttle the first time.This happened last year in a similar manner as well when the first hard cold hit.Take it or leave it, that’s just my experience.
