Don’t move here. I have an upstairs neighbor with a 100 pound dog who runs wild and makes so much noise late at night and at 5 in the morning every single day and night. Management is absolutely no help. Unless I am willing to invite a random neighbor into my home during a pandemic to verify the noise or call the police, they say they can’t do anything. Yet, the last tenant had the exact same complaints. Can’t really catch the noise on our phones and unfortunately don’t own grade A sound recording equipment either. It’s ridiculous, you can literally hear the dog running into walls. So yes, heed this warning unless you want to risk being stuck living in hell. They ignore emails about the situation and provide no help. Basically I am stuck dealing with this issue even though there are clauses in their lease regarding “disturbing neighbors”.

I lived here from 2019-2020. When I moved in there were cobwebs all over the ceilings and floors of the apartment. It was dirty and hair was in the bathroom cabinets. Work orders never got done and if they did it took forever to process. Super unresponsive staff. I had my bicycle stolen off my patio and contacted the front office to see if they could help with the police report or provide any type of information to help and got no response. The appliances are extremely outdated and barely work. Do not live here! Not worth the $$$

The apartment has a distinct smell of smoke, the tub creaks with every move you make while showering. Repairs are very apparent and cheap, look to be just be quick fixes/patch up jobs. I can literally feel a tool that was left under the carpet that was installed before moving in.

Lived here for 5 years and ewwwwww,ewwww,ewwww. If a utopian fantasy is held together by bad management. A early 1995 floor plan and cahoots with them having your car towed whilst living in a food desert is your fantasy. God bless! 😉

I have not moved in yet but my experience with the office so far has been outstanding. They have patiently answered all my questions. But Meri went above and beyond when I called to ask about a Spectrum package they had sent too soon. When I called it wasnt in the office. A few hours later she called because it had occurred to her they might have left it at the door. She had gone to check and it was so it is now safely in the front office. To put in that amount of effort when I havent even paid my first months rent bides very well for how happy I will be here.

Worst management I ever dealt with I dont know if they dont like their job or if they are plain lazy! Ever since I moved in I had issues I was living for almost 2 weeks with 89゚ being the coldest until the weather got cooler. Also the key I was given to my mailbox did not work so my mailbox stays open which I did mention and they still have not fixed it. My car has been vandalized 4 different times and one of my guest had their window broken. I tried to write on the community wall to ask if anybody seen my car being vandalised and it was not approved they said they were going to give me a call back but never did. The gates to the apartment open when people drive up so there is no safety for your personal belongings and family. I even also requested to see if I can put a camera above my car and it was denied. I cant wait until this lease is up I do not recommend these apartments.

The management is the worst, they call themselves trying to get smart with valued residents who have lived at the property for many years. The staff is so unprofessional and have comprehension problems. I know the other posts must be planted because the customer service I received from the Manager today was unacceptable and demeaning. The prices of these apartments do not meet the quality of service given.... And I dont know where in this review you got I was moving because of the price of rent. The price of the rent would be fine. The management service whats the problem and I have been here long enough to see good ones and the bad ones do eventually leave. As the owner I was expecting you to say that you would do all you can to fix the bad customer service and poor communication skills and poor professionalism by your management if indeed you are responding on behalf of the owner.

My stay at Kessler Estates was excellent, over almost 3 years time. Quite nice apartments, given their age, but the atmosphere is fairly quiet and no raucous parties.Stephen Winn was an outstanding representative in the front office, ever cheerful and ever responsive. I had some problems with my air conditioning in the summer time, but repair crews were responsive and the problem was fixed very well. Dog parks are very nice for your pooch, and neighbors were friendly.

This apartments complex has a great view of the Dallas skyline but BEWARE they have rats that are in the apartments. Not only limited to one apartment but many of the other apartments. The manager never tried to deal with the rats and prevented us from moving from the health hazard!!

I have lived in this apartment complex for several years, but the last couple of years have been terrible. The office staff won’t return calls. The maintenance guy is rude. I had an issue with water leak in my bathroom over the tub, the ceiling was peeling from the water dripping and it took about a month to get it fixed. I started to see evidence of mice and I contacted Stephen, the assistant manager and was told that they would have someone come ASAP, didn’t happen, finally was told it would be about 6-7 days. Moving soon!!!!! I would not recommend this apartment to anyone!!!!

My fianceè and I moved here thinking it was a good idea. My neighbors and I keep getting our cars broken into, damaged, or stolen. The only way to get into the property it with a key fob. That would be useful if the gates were closed. The doors and gates are always broken and they have yet to fix it even though many people keep complaining about it. (Gates have been open outfor over a month) A laundry room has been out of order for a long time. I went to the management about all of these things and they simply did not care. (I guess people only care about things that directly effect them.) PLEASE DONT MOVE HERE, IF YOU HAVE ANY ISSUE THAT NEEDS TO BE SOLVED, THEY SIMPLY WILL NOT CARE!!!

Poor management and poorly maintained property. We moved in the summer of 2018 to a filthy apartment--bottoms of your feet were black if you walked barefoot. AC was not working, lights were not working, floors and carpet were filthy. Turns out they never flipped our apartment and we were stuck with cleaning it ourselves. We were offered reimbursement but never received it.The toilet fell off of its pedestal because there was only one bolt holding it in. It flooded the guest bathroom and water seeped under the floor. They never addressed the water issue underneath the laminate flooring.Our dishwasher never worked and left the dishes dirtier. This issue was addressed multiple times but was never fixed. We were offered a new dishwasher but never received it in 2 years. Our refrigerator made a loud grinding noise. We opened multiple tickets but they never fixed the issue. On two separate occasions maintenance left the contents of our freezer out on the counter top, thawing and ruining them completely. Over $200 of groceries in the trash.A maintenance worker threw a bag of dog poop at our door while I was putting my dog in our apartment after he stepped in someone elses dogs poop. He continued to yell at me and when this was reported to the office nothing happened. On multiple occasions the same maintenance worker would stop in his golf cart and heckle me to clean up after my dog WHILE I was cleaning up after my dog, dog bag in hand.The last week that we lived here before moving on our AC did not work.Our carpet was damaged before move in but was not noted on the move in form as we were unsure of the true state of the apartment before we paid to have someone clean it. While vacuuming two runs were made in the carpet. These were noted at move out to management and we were told that due to the issues of cleanliness we were not going to be charged for these at move out, but $125 was removed from our deposit regardless and they blamed our dog for the damages despite the dog not being allowed in the rooms where the damage occurred.Double check your autopay. They had us signed up for multiple parking spots for months before it was caught.If management says theyll do something, GET IT IN WRITING. Whether it is a replacement for your broken refrigerator or dishwasher, or if its damages to the apartment because they didnt clean your apartment properly before move in, document everything.

Just moved after being here two years. This place was great from start to finish, from the care they took in my leasing process to the few repairs I needed always being handled the same day as my request. The property is well kept and quite. Parking was never an issue and I always felt secure. Special thank you to Steven in the office for making my move out process seamless! The whole office staff strives to know you personally and I never felt as if I was just another unit number. I will definitely miss calling this place home!

My son had an internship in Downtown Dallas and Lancaster. This was a perfect location for proximity to his work locations. Safe area, close to Bishop Arts District and Trinity Grove. They have a little cafe with some to go food options, coffee, etc. and for items you might need like milk and eggs. Perfect location for short term lease, interns, traveling nurses or physicians. Staff was friendly and professional.

The staff is completely unprofessional. The entry gate to the complex is ALWAYS open & unsecured, which allows teenagers and non-residents to enter and use the pool whenever they want. There are often non residents using the pool and smoking marijuana outside. No one EVER answers the office phone. There is always trash outside the buildings blocking the stairs when I leave out for work. None of the apartments in the complex have light fixtures in the living room, though they have on/off switches for lights and locations in the ceiling where they once were. When asked I was informed that they just didnt have any at the time I moved in. I was then told that if I purchased one they would install it. After I purchased the light fixture I was then told that I would have to pay one of their maintenance staff members to install it off the books and after work hours. When I asked the manager Jose for the corporate number to make a complaint, he refused to give me the number unless I listened to him repeat their underhanded policy multiple times. I told him I had to go and pick my mom up from the airport and couldnt stay to listen to these ex-post facto violations, and he refused to provide corporates number. I then asked the receptionist and she gave me a wrong number.Completely unprofessional, and unethical!!!

I have lived here for 11 months. I am moving to a different area, otherwise I would love to stay. The apartment I rented was beautiful -- I had a HUGE kitchen with lots of counter space and natural light. The 2 bedrooms in our apartment were spacious, with good size closets and bathrooms. Our unit was very sound-proof (corner apartment perk) and we never really heard the neighbors at all. Best of all - we had a clear view of the Dallas skyline. On New Years Eve, my boyfriend and I stood on the balcony and watched the fireworks downtown. It was so magical :)The leasing agent Stephen Winn was always a joy to work with. He is very friendly and welcoming and always has a smile on his face. The staff in general is very responsive and (as long as I went in person) my maintenance requests were fixed promptly.Our only problems were ants in the kitchen -- the first few months were frustrating as we tried multiple ways to get rid off them. Finally, after caulking the pantry and treating the apartment for ants for the second time, we got rid of them. Our electricity was also painfully high, but we had a corner apartment and any corner apartment will have high electricity!As a whole, my experience was enjoyable and I would recommend this to anyone.

My Leasing Agent, Edwin, was so very helpful from start to finish. The apartment style he recommended is perfect for my family! The rest of the staff is attentive, friendly and helpful too! There is a ton of space and storage. The grounds are nice, the neighbors are friendly and the pool area is awesome! Our plan is to stay for a while!

I went to view Grand Estates at Kessler Park and I absolutely loved this property! My lease is up in a couple of months and this place is at the top of my list. The staff was super friendly and answered all of my annoying questions. The clubhouse was immaculate! I was so tempted to ask where they purchased the furniture. :-) I would definitely recommend this place to anyone moving to the Dallas area. Kudos to the staff, and the grounds keeper!

I lived there for a year. Here is my experience. Moved in to super unclean apartment. After lots of complain they did some cleaning and some I had to clean. Staff has one smiley face Steven, always nice and polite. But besides him nothing much helpful. They never had any clue whatsoever. After I moved out they charged me my deposit. Serval attempt to call them no one answer. Still wondering..!Good luck.

We could not wait to move out of this complex. From the moment we moved in it was a very frustrating experience dealing with this very unorganized staff. For example, the day we moved in we drove from Houston. Stephen, the now manager, was aware of this. The day before I even called to confirm with him our arrival time to the complex. When we arrived the keys had not been cut and the garage door opener had not yet been programmed. We had to wait over an hour and a half just sitting in the moving truck before they had our keys ready. Then when walking into the apartment we noticed so many areas that were still dirty and quite disgusting. We were promised that a cleaning lady would come back out to clean the apartment and when she came she only did the kitchen, made a comment about how dirty the place truly was, stated she would be back the next day and we never saw her again. Another frustrating experience was finding out that someone had our electricity switched yet no one at the office could tell us who ordered our company to be switched. When we spoke to the electricity company they stated that someone within the apartment complex team was responsible yet no one there could tell us who. Of course they were glad to charge us with additional fees and penalized us because of this. We felt completely scammed and when trying to explain to Oscar the head manager what had happened he did not seem to care. It was so upsetting owing all those additional fees especially during the holidays when we weren’t even the ones to request our electricity provider be switched in the first place. Then there was the incident with the water damage that no one came to fix and it began to develop mold on the window sill. There were multiple times while communicating with the staff that it turned into a frustrating experience. When you walk into the office they hardly greet anyone. The staff always seemed lost as well. Even down to the day when we were turning in our keys and we asked if there was a receipt that they could give us stating we were checking out and turning our keys in. For some reason they were completely thrown off by the question and had no idea what to do. The complex just seems very poorly managed and I would absolutely discourage any friends or family members from moving into this place. We chose to live in a home that was further away from work even though this complex was closer simply because we just couldn’t take living there anymore. Our current housing situation is a complete 180 just showing how important good management is. As for the apartment itself, it is definitely very rundown and worn. There was one closet that had a horrible odor and no matter what we did it never went away. The “wooden floor” is cheap plastic tile that continuously comes up and the bathtub has the loudest squeaking noise we’ve ever encountered. Also, the thermostat is a needle thermostat that is inaccurately calibrated and inconsistent. Really we could go on but the main reason we share our experience is so that you may consider it when evaluating which home to place your family in.

Horrible parking enforcement, should’ve known the day I moved in and they towed my car while unloading groceries to my 2nd floor apartment! Fast forward to today now they towed both my wife’s car and my car. I go to pick up my car and now it won’t crank, the towing company messed up my car. So now not only am I stuck with paying towing fees for both cars but I also now need to pay to get to get my car fixed that they messed up!! HORRIBLE!!!

The good: 1. Maintenance requests are processed quickly. 2. HUGE dog park. 3. Grounds are kept (besides poison oak). 4. Personal 1 car garages availableThe bad: 1. there is poison oak all over the complex. (Its only an issue if you are allergic to it & you have a dog that you walk around so the poison oak gets on the dog and then you). 2. The office rarely returns calls. 3. The office doesnt inform the tenants if they change the gate code. 4. Extremely unorganized with packages and doesnt inform you when you receive a package. 5. Everyone Ive talked to who has called the emergency number said nobody answered the phone or received a call back.Overall I have enjoyed living here and would recommend the complex.

I have lived at Grand Estates for two years. It has been a pleasure to live at this complex. The management staff and leasing agents (Steven and Taylor) have handled any and all concerns and questions Ive had, with efficiency and promptness. The maintenance staff addresses requests quickly and professionally. The property with mature trees and plenty of space for pets, is kept clean and well kept. The curbside trash pickup three times a week is an excellent added bonus. The location of this property in Kessler Park is central to Downtown Dallas, Deep Ellum, Uptown and Bishop Arts. I will continue to renew my lease here, as the property meets all of my needs.

I can only speak to the last 7 months I have lived here but I can say, without hesitation, it has been the best apartment experience I have ever had. I have lived at Grand Estates at Kessler Park for almost three years now. I can honestly say I couldnt be happier with all the elements of this complex. Management is outstanding and is always quick to respond to a message or an issue. Along with management, maintenance is extremely quick and efficient in solving any requests or needs. The grounds are always well kept. The exercise room and pool are as well. I love the size and layout of my apartment. Finding parking is never an issue. I will say I can usually hear our upstairs neighbors, but perhaps they are just heavy on their feet or walk with cement slippers. Overall I would highly recommend this complex! The one slight negative is completely outweighed by the good and positive things about GEKP!

I took a tour of the apartment last weekend. Edwin showed me an apartment that I really liked and wanted to lease on the spot. He told me at the time that it wouldnt be available for a couple of weeks because they were finishing work. I called a week later and turns out that it has been leased. I am really disappointed because I was ready to sign the lease on the spot!

First let me say I live in a Colorado. I moved into my apartment April 1s, 2016. This was after looking at other apartments in the area newer and older and comparing apples to apples. I must say my first experience was with the leasing consultant Sean he was great he followed up with me, answered all of my questions and had my concerns addressed timely about my allergies, this was a deal breaker. I finalized my leasing process with Patrick he is awesome he picked right up were Sean left off. Both he and Julia are very customer service oriented. They always greet you with a smile and are readily available to have your concerns addressed in a positive manner.When I moved in of course there were things I noticed that need to be addressed and that is with any new place. Once I informed Julia and Patrick maintenance was right on it.I would definitely recommend GEKP to stay. You will not regret it.

This last weekend I was so frustrated with the office staff at the Grand Estates of Kessler Park. They were hardly ever open during posted office hours, and they didnt post any signs about when theyll reopen or when theyll be back. A couple of weeks ago they mislabeled a package creating two weeks of confusion. All this to say, I have had a hard time picking up packages containing important life sustaining medications. After complaining, the manager did reach to assure me that it would be easier to pick up my packages in the future. This was greatly appreciated.

Grand Estates at Kessler Park are good apartments, but lack security. So many cars getting broken into and no warning from the apartment complex . 3/4/15 in broad daylight a black truck followed me home and stole my tailgate off my truck, while people were outside. I dont feel safe here at all and its very frustrating. I went to the office and they didnt do anything. To the owner my name is Marquita Allen that is why its not showing in your system as Nichole Allen.

I have lived here since 2009. Management has been super quick to respond to any of my needs. The landscaping is very nice. I love the movie room. The only suggestion I have is to purchase new pool tips and chalk for the game room and sand for the shuffleboard.

They never answer the phones, they say they busy but I can walk up there and theyre doing nothing. They say theyre going to follow up bk with you and never do. Parking is horrible. Theres no communication between the front office and residents. Ex the gates got fixed and there was no communication letter our to say heres the gate code out to visit the front office for assistance. I cant to till my lease is up cause its horrible.

I have lowered my rating from 5 to 2 stars. Initially the Grand Estates seemed like a great value but it took a turn for the worse. The surrounding neighborhoods treated our pool like a community pool and Grand Estates management failed to do anything about it. EACH RESIDENT IS RESTRICTED TO 2 GUESTS IN THE POOL AREA. At its worst, the parties would reach 100 people, complete with food trucks, loud music, drinking, and snow cone stands. This lasted throughout the entire summer and into the fall. THE POOL CLOSES AT 10PM however swimmers would regularly stay later and we had to personally ask them to leave because the management refused to hire a security patrol and the police rarely responded to our calls.EDIT: To the owner, yes this is absolutely the correct place and no this is not a fake review. We consistently complained to your employees who essentially told us there was nothing they could do about it. Do you remember when the grill was ripped out of the concrete from the pool area and stolen? That was at the peak of kessler park pool party season.

I am moving out of the Dallas area, and am actually sad to be leaving this complex. As with any place, there are problems, but in the 3 years Ive lived here, the management has worked diligently to address them. Ive only had to make one call to corporate to resolve an issue. Putting in a request for repairs online is a nice choice and work is handled quickly . My only complaint has been that they NEVER return phone calls (thus the corporate call). The dog parks are great, especially since they opened the huge one between apartment complexes. The area is great, close to public transportation, and because were so close to downtown, its central to just about everywhere my friends and family live in the outlying areas. Overall it has been a great experience for me, and I would recommend this property.

Ive lived here for 4 years or so, starting in a 1br and upgraded to 2br. Management has been consistent and they are friendly every time I go to the office, even when I have a gripe. Theyre not perfect by any stretch but we have enjoyed living here. The gigantic dog parks (yes, plural) are also a huge bonus for us, even though one of them is usually flooded. Within walking distance to lots of fun stuff, and the new streetcar has been super convenient too. 10/10 would rent here again.

I went to view apartments at the Grand Estates at Kessler Park a couple weeks ago, two separate times and had mixed experiences. The first time with Patrick he seemed like he didnt want to show us the apartment but he turned out to be really helpful and nice and gave us a lot of information and helped me love the apartment. The second time I went to show it to my future roommate, there was another guy there and he looked annoyed as soon as we walked in and didnt try to hide it. As we talked to him more he gave us one worded answers, didnt elaborate, and was very flat with us. The only reason I didnt leave right then was because I had fell in love with the apartments and really wanted my roommate to see it. He was still extremely unpleasant and deterred me from wanting to stay there due to having to deal with him in the future if I were to sign the lease. The apartments themselves are great, great location, a bit expensive but nice,however I dont like the guy whose name I cant remember. Lucky for him we wont be staying there so he wont have to worry about us since he disliked helping us so much.

As a previous resident of GEKP I can say that the overall experience was positive. The location was convenient and the apartment offered amenities that other communities simply did not offer. The management staff was friendly, professional, and courteous; especially Eli the assistant property manager. The grounds were always well maintained and any maintenance issue was promptly addressed. Without hesitation I would recommend GEKP to anyone looking for a great apartment community to call home. We moved after 5 plus years and purchased a home.

I have lived in a couple of units at GEKP and have lived here for the last 3 years. I really like the layout of the floor plans. Its a quiet a community. Its clean and its affordable for being so close to the city. There is no loitering or riff raff. Residents pretty much keep to themselves and there is a mix of culture and ages here. The management has always been very friendly and helpful. Ive never had a problem with maintenance issues either. Its very convenient to get just about anywhere quickly. The ONLY reason I give it 4 stars is because the gates are consistently breaking and left open. A gated complex was important to me, so I was disappointed by the gates breaking on a regular basis.

Lack of security. The gates are always broken and left open. They take WEEKS to fix. My truck got the rims and tires stolen. It was left on bricks. I called the office to see if they have some kind of cameras and they said it is not their problem even though the gates have been left open and not fixed. There are leaks everywhere in the apartment. When it rains it is a mess! We call the emergency maintenance line and they ask us to leave a message and they will return our call. I never got a call back. 5 days later I get an email that someone is finally going to go take a look... 1 month into our stay the A/C went out in the summer on a Saturday. We called the emergency maintenance line and no one ever came. Luckily my husband works in HVAC and we both went out in the middle of the night when it was poring rain to fix the system our selfs.. 1 week later a maintenance guy finally came... can you imagen if my husband did not know how to fix a/c how long we would be burning up for? It is ridiculous...

Worst living experience ever, wont email you back about anything, wont fix anything, cant figure out how to remove extra charges off of accounts in a reasonable amount of time. I feel like they are going into my apartment when I am not there. They dont tell you when you have a package and they lose it half the time as well. nothing is organized o and lately there have been shootings... gates are always broke and you cant even get ahold of anyone when there is emergency maintenance issues. cars get broken into frequently. just overall management is terrible, cant wait to leave! im sure they will figure out who this is and add a few hundred on in fees! so excited! Thanks for nothing

Ive lived out there since 2002.When I moved into my apartment these were the only apartments in this area. Eventhough, the area has grown with apartments Im still pleases with the place I call home .Ive lived in three different floor plans one with my mom when she first moved to dallas. Another was the biggest one bedroom and now finally my two bedroom with garage .The management staff is always friendly , quick to get whatever I need repaired. When its time to renew my lease its always no pressure or surprises.Its been where I call home for over 13 years . I can truly say Im pleased and happy with the staff and the way they treat me . I know folks dont typically stay in apartments that long but this property is above the norm.Thank you guys for making me feel like family rather than just a tenant.Very PLEASESpencer

Make sure you lock your car doors. I accidentally left mine unlocked once and came downstairs to a ransacked car and a damaged radio that I will have to replace. I understand this is MY fault and MY responsiblity, my issue is that the front office is closed today when it is supposed to be open on Sundays from 1 to 5 pm.

Roof leaked on me (literally) twice. Trash everywhere on trash days. Some units face towards parking lot so light and noise is an issue. And they are raising rents again (despite their office staff being unable to negotiate anything)

I will be trying to move as soon as my lease is up. Since Stephen is gone nothing gets done as its supposed to smh. I had issues with my account so I am having to pay late and after living there for 2 years they locked me out. The notice says I still have the right to get another key to my apartment 24hrs a day. Thats a joke because the so called 24hr on call maintenance never comes when you call them. I did that for 2 nights and still no response. They should not say they have 24hr on call maintenance if thats really not the case! Oh and the rentpay system is the worst!

CAREFUL !!! Thieves here ! They dont want to give the deposit back, it has been 4 monts. They didnt come to the exit inventory, didnt send any justification of degradation... but took our deposit and even ask more money, through a debt company. Now they say we never gave any but we have all the prooves. Now we have to contact a lawyer not to pay and to have our money back...

I have been living here since March and its going down hill. Yes the price is cheaper than others, but you get what you pay for and they still arent that cheap. Theres always trash everywhere, they dont clean up the common areas like the parking spaces. The back gate has been broken since I moved in. They have valet trash pick up but dont clean the area where the trash is put, so theres nasty liquid that leaks on to the cement and its never cleaned so it stinks and is sticky and just nasty.

I will have to say, I am very unhappy with my stay at kessler Park. Araceli is very rude. I was told that it would not be any extra charge (from any other employe) for me breaking my lease early than the 85% percentage and the regular charges. I said, “I was told that there will be no extra charge” and she respond “did you do the walk through with the employee?” and I said “no.” Then she responds with “exactly.” Which was very rude especially from a property manager. The tiles in the kitchen will move as you step on them. The shower cubby fell on my foot as I was taking a shower but I didn’t complain about that, I just wanted it to be fixed. I went 3 months without it being fix(still not fix as I moved out). They will never pick up the phone as they say they are busy but when you enter the lobby, you just hear the phone ringing without anybody trying to answer it. The gate never worked for the 6 months I was there so they will always stay open for anybody to come in. There was never parking. The manager before Araceli quit and I heard from another employee that he was doing illegal things with people leases, which made me very worry about my information that I give him. They will treat you very nice when you want to lease than treat you like another person after you sign the lease. I will not recommend this apartments to any of my friends.

I really want to love my apartment, and almost do. I am in the Commerce floor plan, one bedroom one bath. I think for being in the heart of the ninth largest city in the United States, I feel safe and the price is right. Actually, the price was perfect. Being a runner in this area is amazing. Lake Cliff Park, as well as easy access to Katy Trail (via free public transit) and downtown make for scenic jogs. The Jefferson Viaduct bridge has a bike lane (may be the Santa Fe Trail, I am not sure). The area contains the Margaret Hunt Hill Bridge, Trinity Skyline Trail, Bishop Arts, Methodist Hospital, and the new Dallas Streetcar for free quick transit downtown. The pool is beautiful and has its own view of downtown. The grounds are kept. The men and women in the office have really been friendly, informative, and trustworthy. I would say they have made the experience from the beginning an enjoyable one. I have to walk a bit far to my mailbox (there are two on the grounds), but that is expected as this is a pretty huge complex. Parking can be hard to find. There are garages and covered parking, but several times my visitors have had to walk a short distance once finding a spot. My bicycle was stolen, which was chained on the ground level under the stairwell (where I was told to chain it if I did not want to carry it three floors to my apartment-- I take responsibility for not taking the extra effort to secure it in my apartment). They posted a warning letter regarding crime, stating that they cannot guarantee safety and are not responsible for theft related to the gates being broken (they are literally always broken). The main thing that has really bothered me about this apartment is the condition on move in. The maintenance staff was still in my apartment when I began the move in, with the carpet still wet. The carpet was coming up in certain areas, several tiles were broken in the kitchen, the mirror and cabinet in the bathroom were heavily tarnished, and some of the blinds are chipped or are missing pieces. The carpet has been fixed. They still have not replaced the kitchen tiles (I have been in this apartment for almost four months, have submitted three requests to staff, and spoken to the apartment manager twice regarding the issue... it is not the management, it seems to be the maintenance staff). The bathroom was labeled cosmetic, and will not be fixed or replaced. Also the windows are old, single-pane which let in all outside noise. I hear cars going over the speed bumps, birds chirping, people talking as if I were actually sitting outside while lying in the bed or sitting in the living room. The staff said they could reseal the windows... this has either not been done, or was ineffective. The hospital directly across Beckley is a Level I Trauma hospital (one of three in Dallas), therefor receive the helicopters all day, all night. I would rate the inside noise from 0-10, 0 being silent, 10 being no sound barrier, a 2. It seems the layout of the apartments have eliminated the adjoining walls to apartments. However, the outside noise level coming in is a 10 and has been disruptive to sleep. I love the vaulted ceilings, which made the third floor ideal. I love the fireplace. I love the laundry room, and all the little things like the built-in shelving and two doors to the bathroom (from the hallway or the bedroom). I love the cabinets-- they are simple and clean. The appliances are decent. Only the smaller of the plugin burners on the oven are the correct size, making pancakes difficult to make. :) The refrigerator is loud, but has an ice maker. There is plenty of storage space in the apartment, and an outside closet. There are a ton of electrical outlets, even in the walk-in closet. The kitchen is equipped with a pantry. The sliding glass door to the balcony/patio also has a screened door to let in fresh air bug free. The hot water does not last too long... the tub is so huge, you cannot fill it up. The price was right, the location I love, and the rest is history. I hope this helps.

The grounds and hallways are absolutely filthy, covered in grease stains and loose trash that management will not come out to clean no matter the situation or how many times you ask. The manager will tell you it’s not her job to keep the grounds clean during the day because a valet trash crew comes around at night.Can’t tell you how many times I’ve had to move trash that is physically blocking the entryway/exit from the building – the staff avoids it like the plague and will leave it there for days baking in the sun. The entire hallway and several apartments are infested with ants because of this, and management’s solution has been to “spray the perimeter of the building” on a weekly basis only by request.It’s a shame how quickly a bad management team can make a community uninhabitable. I wish Grand Peaks had higher expectations and more consequences for failed management – it could be a great place to live.

Lousy apartments, the doors are always open, they stole a part of a truck and I went to tell Oscar in the office and he told me that there is no security, that the apartment is rented here and there is no security, there is no security !!! I do not know what bothers me more if the theft or stupid attitude of this manager!
