Refusing refund of down-payment for a home we were in the process of buying only, couldnt come to agreement on price with seller. Shenanigans ever since. Filing lawsuit Monday.

When you have a tough escrow you want someone who can be strong, calm, creative and close the escrow. Shannon is a great problem solver and has so many contacts. Shes knows almost every Title Officer. She regularly closes some of my toughest escrows such as probate with a reverse mortgage thats also in foreclosure, yeah try that LOL. Shannons Team is the best they work the longest and she still gets me my estimated closing statements for my Listing presentations when I request them on a Friday.

Very poor buying experience run through this escrow. Unreasonable demands and threats, unrefined escrow process, deal came down to the wire and they made demands that werent enumerated up front including calling me a liar regarding how a document was signed. Will not use this escrow again and will ensure that my friends and clients are made aware of my experience here should they show interest in using this escrow company.

CAUTION WHEN USING THIS COMPANY !! I was steered to use Emerald Escrow by a ReMax agent ( Cris Murray, ReMax Empire Properties, San Jancinto, CA ), that took the listing on my property in Rancho Cucamonga, CA. After filing an Ethics Complaint with the local Real Estate Association against the agent and broker, for improperly handling the listing. ReMax realized that they had no logical defense; they reached out to Emerald Escrow ( owner Donna Pathe ), asking for their assistance in attempting to undermine my personal character with the Ethics Hearing Panel. ReMax being a current as well as future earning source, Ms. Pathe enthusiastically responded. Emerald Escrow ( Ms. Pathe ) wrote a very demeaning letter about me, gave ReMax all my personal emails/letters to Emerald Escrow, finally providing ReMax with copies of an internal log noting the progression of my escrow. When I ( the actual fee paying client ) found out about this; I contacted Emerald Escrow ( Ms. Pathe ) , and requested that I be provided with the exact same material she had so gladly provided to her friends at ReMax. Emeralds answer - NO !! Ms. Pathe also notified the Ethics Panel she would be a witness for ReMax at the hearing. When she did not appear at the hearing, ReMax tried to assert that I had personally strong armed her not to appear - in actuality it was on the advise of her attorney to back off. The determination of the Ethics Panel resulted in 4 significant violation against the agent as well as the broker. Escrow companies have certain FIDUCIARY RESPONSIBILITIES to the clients. Emerald Escrow should perhaps get a better understanding of what they are. Am I saying do not use this company, that is up to YOU ( the reader ) to decide - I just advise caution on who ever you decide to put your trust in.
