Cindy Ruidiaz with The Cream Group is nothing less than an angel. As an attorney working in real estate I come across many management companies and it is usually an unpleasant experience. Cindy was heads above any company I have ever worked with . She was quick with every request and made it a pleasure to speak to her. I wish every management company was like the Cream Group and more specifically Cindy!

Aeisha , Cindy, their service was amazing , helping gather the docs I need to move in . Thankfully, they quickly were able to move me in and give me access to the pool and fun stuff , which with kids .. makes a huge deal . Thanks again

Presently, I own two residences in Miami that managed by Cream, and I couldnt be any more pleased how they truly have turned our property around - for the better. Parking, the pools and thank you for guiding our BOD not to make increases in payments during Covid , which really would have been tough ! AND THANKS AGAIN FOR MAKING EVERYONE WEAR A A MASK !!!

I’ve been calling and emailing this company that manages my development since February with no response. I have a leak in my roof that the association is liable for. Apparently they don’t think this is an emergency. I wouldn’t hire this company they suck at customer service.

I have belonged to a board, serving as a building director for a while. Our community has been run by this company for a while. If you are looking for a property management company for your condominiums, I recommend you choose any other, it is not professional in communicating with board members or the community in general, it is disrespectful. It does not have good logic or quality to carry out our repair projects, maintenance in general, or unifying the community. Mr. Héctor López in meetings open to the community silences people who ask for one or another check, Mr. Héctor Lópezs excuse is to say THAT WAS NOT ON THE AGENDA, but Mr. Héctor López does speak at meetings on non-scheduled topics, he Violates the email privacy code for board only. I think they charge a lot for the little work they do. Anyone interested in seeing proof of what I say just contact me and I will be happy to show it.

I live in Pine Island Ridge and have been in owner for 20 years. I wake up this morning to find not one, but two boots on my SUV and two orange stickers saying that the spot I parked in was only for trucks. My SUV was parked right in front of the sign that says this parking is reserved for OVERSIZE SUVs. I have been driving oversize SUVs since the day I bought the place. The designated red spots were put in place 15 years ago. Im not allowed to park my SUV in my designates spot because its over 71 high. I called the towing company and they said it was because I dont have a guest sticker. Im not a guest and I wasnt parked in a quest spot. Towing company told me that the guy that puts the boots on cars is a convicted felon and cant get a regular job because of his record and this is the only way he can make money to feed his family! And our condo association didnt do background checks? I had to pay the $75 to get the two boots off and I was an hour late for work. Its really a shame how PIR has gone downhill in the last 5 years.

There is not a 0 or negative star because that is what this company deserves. I have clients who are purchasing a property that Creme manages. (I am a realtor) There is a 30 day approval process. No problem. At 35 days from closing my clients dropped off the application and money to the office. The office accepted the packet. Then 2 days later the office said to my clients “this is the wrong office to drop applications off at”. They came and picked up the packet and was told where to drop the packet off. They dropped it for a second time. Wrong location AGAIN yet the application and money was accepted AGAIN only to be told a few days later it was the wrong location. Finally, after 10 days the correct office location, application and money were submitted. I explained to Creme the “mix up“ and they seemed very understanding and said they would do everything possible to expedite the process so we can close on time. Long story short the closing was scheduled for 6 days ago and we still have no approval and the face to dace screening is still not done. I am outraged that this company is still requiring people to come and get screened. No virtual. Zoom, folks. Especially, during a pandemic.I simply cannot believe how unwilling this company is to work with people. They keep saying 30 day approval process, period. Come on. I have emails back and forth from all parties involved showing how much effort was put into submitting a packet and emails from creme saying we will do our best to get approval quickly. Lies. They have been sitting on this for days and I believe their method is to sit on approving until the 29th day. As a former CAM and property manager I know one little signature is what it takes for approval. Pathetic creme. Absolutely pathetic that you are so unwilling to work with people who are trying their very best.Worse management company ever. AVOID.

Live in pine island ridge area . Have sent 3 emails concerning termites, 2 emails concerning decal and visitor car, and just emailed about a new roof leak that has now damaged my bedroom ceiling. Also did a maintenance request. Ended up paying out of my own pocket for termites service because after called them twice no answer. I literally made the choice to not pay my maintenance until they at least give me what I’m paying for??? They raised our maintenance by $125 a month almost 2 years ago for new Roofs , they have done some homes and not the others??? Why do we pay maintenance when nothing is being done not even answering emails??! Absolutely Terribile

I can’t explain the bad service that this company give to our community... they disrespect the owners of the community and they don’t have professional work! Thy don’t solve our problem and they only care about the money they can take of us ... I don’t recommend to any community... please beware of them...

If I could give less than one star I would. If you’re ever thinking of getting into business with this property company, please I implore you, spare yourself the headaches and most of all YOUR MONEY! They are an absolute joke and know absolutely nothing about customer service. I had to move into one of their properties because of the lack of time I had finding a decent place. But by no means did they make my transition easy. I pay a ridiculous amount of money for a 2 bedroom apartment and I only get one parking spot. Meanwhile, the one bedroom apartment units get two parking spots and some other units DON’T EVEN HAVE A SPOT. Now, my vehicle got vandalized and my property stolen and good luck trying to get any video evidence with their supposed surveillance equipment. Other tenants haven’t had their laundry equipment replaced in over six months ( their laundry unit broke six months ago and still the property company hasn’t done their part to resolve this issue). God forbid you’re even a day late on your rent. Without a doubt, they’ll be there first thing knocking on your door collecting. If you have time, please look into any other properties or buildings NOT OWNED BY THIS GROUP. You’ll be much better off in the long run.

Sad Google does not offer negative stars. This company lacks customer service like no other. Staff at property does not answer phones and the lack of demeanor and boorish/coarse attitude is unreal when they actually are getting paid by owners.The company seems to have a pending trial with the DBPR and would be great to see what its for.Dont be fooled by the 3/4/5 *s must be either employees or their families.Do not hire this company and if you do , dont say we did not warn you.

This company has TERRIBLE customer service. I called with a simple question and they placed me on hold for almost 10 minutes. I called back and they sounded irritated. They said they had to reboot their computer and took down my number to call me back. They NEVER called back, and the office closed at 5. Now I can’t speak with anyone from their office.Not to mention the fact that they lost all of our records and documentation twice. I had to provide all of the documents again because they had someone else registered at our address. They are a mess, avoid working with them if you can.

Don’t let the kind staff fool you. This is the worst management company they should of been fired by now! Nothing ever gets done elevators have been expired for 2 years. Emails don’t get responded too l. Treating owners and residents and guest unlawfully always threatening with lawyers just sickening. Since they got rid of security we now have robberies cars broken into and stolen from property but our president has 4 cameras paid by us out side her door and car. Don’t hire these people for your property.

The staff is nice and professional. The problem is not the property management its the board members. They run the show, the management company faciltate what the board members want to be done. Shoma homes at country club is overseen by the President only. The reason the community looks run down is because the President doesnt care!! As a community we need to remove the current board members, now who cares to do the petition?

I cant leave 0. Cream Group is worthless. We have a home in Pine Island Ridge and they have ignored 3 e-mails and countless phone calls regarding a simple application. Unable to leave a message to our community manager or speak with their superior. We are cut off from our HOA.

I just want to publicly thank The Cream Group. They manage my community Shoma Homes. They started to manage our community 3 or 4 years ago and they have turned our community around. we pay the lowest maintenance in the area and our community looks good. I could be great, but for $150.00 in maintenance im really happy. I had a balance on my account and 2 years ago I went to the Cream office, they were polite, professional and they worked a payment plan for me and my family. Last week I sent my last payment of my plan, They are excellent people, they care about the community. I really recommend Cream. I dont give them 5 starts because in the end they dont have the ability to do what the owners want, the board of directors is in charge.

HOA management changed to this company recently. I have left 3 messages with their answering service over 2 weeks with an urgent roof leak causing mold damage. Still no call back! I cant even get a hold of the actual office. I DO NOT RECOMMEND.

I just want to say how impressed I am with the staff at the cream group. the application process is usually a nightmare with most associations but it was a delight dealing with everyone at their office, I am very pleased knowing I have them as my management company.

I did have several problems with this company I would not recommend to any one to used.We have several buildings and only the first buildings receive the maintenance and services required.and every body paid they maintenance.I do have pictures of Landscaping trimming only trees and palms at the entrance all other trees for several years no service at all. Landscaping company left all the entrance for my building dirty after they cut a grass that dont exist.The walkway was pressure clean but only the buildings on the front from building 9 to the back no words or service done for over 3 weeks now.If I can change the service of management I will do it with out a blink on my eyes.

Worst company ever. I work nights and usually get home after 5 am. The cream group schedules alarm maintenance at 10 am with out any prior notificationso to its tenants. When I called I spoke to Jade. This supervisor is a typical egotistical person whos only concern is getting her paycheck. Every question is answered sarcastically and with a down right disrespectful attitude. It is a shame that even in your own home after working 13 hours you cant get sleep. Its even a bigger shame that when you call the property management you have to speak to Jade. Im pretty sure the only thing that matters to her is her bosses not finding out that she is scheduling building maintenances with out letting the tenants know that they will not have piece and tranquility in there own home. Any company that lets people like this work for them should be stripped of all there contracts. Dont ever use this company if the happiness of your tenants is a priority.

This is a very poorly managed company with little dignity and honor in the work they perform, they are only interested in making your board sign a contract and after that they will never give you any attention and treat you like another number, i would not recommend them to my worst enemy.

Hello, I live at Shoma Homes of country club and I call often for payments and assistance. Whenever I call, the service is divine and I feel super comfortable. I love the treatment, especially that of the new secretary Aeisha, she is super friendly and always in a spectacular mood. I hope she stays for long because it is always a pleasure talking to her.
