Centrally located to a growing Denver Metropolis, near DIA, quick jump to the 61st RTD train stop to get into downtown as well as within a block for the bus; not to mention access to the interstates. Shopping of all sorts within 10+ miles in most all directions.*The property itself is

Have lived here a little over a month and the staff has been nothing but helpful. Even with special requests like mine they go above and beyond to help out and make sure that their residents are taken care of. Cade was especially helpful recently with setting me up with a garage for a car that has no business here, and was able to get me all set up even as I was on western slope and Utah trying to get back home on the i70 detours. Can’t go wrong living here, and the staff is top notch! Would give them 6 stars if possible

We had a TERRIBLE rental experience at our current apartment complex. Hailee was wonderful to work with and very professional. We signed our lease within days of her showing us around and couldn’t be more thrilled to move in! Ten out of ten recommend this place. So far everything has been easy going and much less stressful than our current rental.

Ive driven by this property a few times and have been impressed! I have two dogs, so having a fenced in backyard is HUGE for me! I stopped by and was immediately greeted by Johnny and Rowan. They were both extremely kind and attentive!! Johnny answered all of my questions and Rowan was very enthusiastic about my dogs and asked to see pictures of them- which of course I shared! The homes are so pretty! I love that they are new and that Ill have my own individual home with a backyard and a patio!! Love this place!!

My wife and I have been here since this 2019 and we have not had any issues with any of the previous and/ or current management group. Any and all of our requests were and have been resolved promptly and quickly.The few times I needed to speak with current management, they were very professional and responsive to handling maintenance requests to answering questions about our lease.

Me and my wife have had nothing but great experiences with the staff! We loved the self tour options making it easy for us to stop by and view the property before we decided to move forward with the application process. It was very quick and easy and we got an approval within a day! Cannot say more great things about the staff, they have been very attentive and friendly to help us with our move in highly recommended and cannot wait to join the community!

When we looked at these Unit’s we scheduled an appointment to see what they would look like and meet the management staff. Meet with Hailey, the assistant manager there and got the tour. Units are very nice and feel like home. Our first impression of Hailey was very impressive. She was very professional, curious and took the time to answer our 100 questions we asked her. We decided to take the Unit and secured a move in date. I had a tone of questions and Hailey was professional and never provided short answers and was very polite to me with my continued questions. When we moved in and there were a few things needed attention; when I submitted the request, she took care of it in a timely manner. She made us feel welcome and like we were home. We have lived here for a while now and had a few maintenance requests that needed attention. We had our requests taken care of and all fixed in a timely manner. We are happy here and love living here! Thanks Hailey for all you do !!

We came in for a tour after passing by a few times. We were immediately greeted by Hailee, and after answering a few questions, she took us on a tour. Hailee was professional and made the experience fun. She had a smile the whole time, even when we were asking numerous questions. She seemed genuinely happy we were there and never made us feel rushed or that our questions werent important. We really like that we would have a back yard for out pets and the property looks clean and well organized. We have followed up with Hailee, with even more questions, and she has always answered them promptly and always offers to help how ever she can.

Hi. I can’t speak on the past reviews.I think the bad reviews were from the previous employees and staff?.I moved in 8/2020 Hailey the manager is amazing she responds to any issues quickly. She will even call after an issue to make sure it was resolved.Re: parking issues they have addressed those issues and parking is always available.The maintenance staff is great they came to fix my garage 1/6/2021 and even addressed another issue.The backyards are large and it’s so nice to have a privacy fence my dog loves running around.I would just say judge this site by your experiences and I hope you don’t decide against it by the past negative reviews.I give it a 5 out of 5 stars for cleanliness, snow removal, addressing issues and because of the staff and manager Hailey.Thank you.

My wife and I had some serious issues with the sister residence and things were on the fence up until today 1/21 and as it should be the management ended up stepping up and resolving our issues and for that we are grateful. We understand some things are out of their control and I feel like what was really south at one point has put us leaving here on good terms and for that I thank the staff and management at Avila prairie center!!!!

The experience has been amazing! Cade has made this process super easy. He helped us find a place to fit our needs with no pressure. Whenever I had questions he responded promptly. The place we have is great for the price. Absolutely beautiful floors and finishes. The 3 bedroom floor plan is spacious (especially master bedroom). Everyone has been helpful and kind. Thank you Cade for your positive energy and customer service!

We have lived here for over a year never had a problem. We are quiet we dont ask for much but over time there management have been getting worse. We have noticed also the bill goes higher every month once again we understand. Every time I call for a problem its always someone new that doesnt know whats going on and say someone else will call you back. Also theyre referral deal they have right now is a joke. Weve been waiting 4 months for anything to happen. Now theyre telling us we have to fill out the paper work again to probably wait another 4 months. Hopefully we wont be here much longer they do overpriced on allot the water bill is crazy. Like I said never had problems we pay our bills but once you ask for something in return they have issues. And last all they worry about is getting there money your one day late they charge $75 + other days even if you call them to tell them your going to be late 1 day they dont work with you. Theres more we could say but not worth it.

Management here is terrible, we could never get a hold of them when we need to speak with them on important matters. One of our many issues we had with how poorly the apartment is built caused our electricity to go out for a day which all our food went bad, told management twice and didnt hear anything back on how they can compensate us.They also charge you too much on water and sewer, a long with other unnecessary charges.Also, I get home from work late every night, I get here and there is never any parking so I have to park in the neighborhood far away from my apartment. Management still expects you to pay parking fees.I recommend not living here, there are better options.

Have had nothing but problems since we moved in 6 months ago. Atleast one new issue every month with virtually nothing done to resolve any of them assuming we even get a response.We have had people from the leasing office just walk into our unit with prospective tenants without notice and when confronted say they must have had the wrong unit. (This was shortly after moving in)The door lock on our front door was not operational and it took over a week for maintenance to respond to a pretty substantial issue.I have been both prevented from entering my garage and unable to get out of my garage to go to work due to people parking in front of my garage and the contracted tow company refusing to move the vehicles saying it is not in their agreement with the community to tow for blocking garages.We had a water leak inside of our wall in the laundry room causing the paint to droop. it again took nearly a week for maintenance to respond to a substantial issue. They finally came and said they would be back the next day and proceeded to never come back.My girlfriend bought a brand new Jeep and we didnt get home from the dealership until 11 at night. By the time we got home and actually had the number of the VIN and Temp Tag to get a permit the company website said that there were not any permits available and then we woke up early the following morning to find the brand new (less than 200 miles on it) jeep had been towed..... It cost us $255.60 because of this which is insane and ridiculous. Attempts to email the manager about this have been ignored.We were recently attempting to adopt a dog and after numerous phone calls to the leasing office asking for required paperwork from the shelter (The pet addendum) to be emailed to us we still have not received it and now the pet we had a hold on was adopted by someone else due to being ignored by the leasing office.We have two garages and one of them has been reset by maintenance by accident on countless occasions and we have been paying for a garage every month that we havent even been able to access and trying to get someone to come out and allow us access has fallen on deaf ears like everything else.we have attempted to contact the parent company of Avilla on several occasions and those attempts of contact were ignored as well.Have never had a good month of living here without stress or problems and never an attempt to return our emails or make anything right. They took one months garage rent off one time after i missed work by not being able to get out of my garage. Not NEARLY making any of this right.

Anyone and everyone reading this do not move into these homes! The management is absolutely horrible. The whole time i was staying here i was charged $300-400 more then what i was told signing paper work. The charge through the roof for water. They will try as hard as they can to charge you more then what your supposed to be. They are also known to do fraudulent billing you can ask anyone who’s lived here. If you feel that they’ve been a victim by them contact the federal housing authority they. I always filled out multiple work orders and never was able to have them be done. This community was just made for a money grab. I was told by contractor working in the development that they’ve never seen things done so cheaply and in a rush. Save your money and find a different place to move! I do not recommend this place to anyone!!!

My boyfriend lives in these home and we loved it up until our cars started getting towed. The first time they never informed us of their guest parking policy. The second time his card was declined for the $8 monthly automatic payment and he ended up paying close to $600 to get his car back due to a missed $8 payment that he was never made aware of and they did nothing to compensate. This time I had a physical pass hanging in my car and they still towed it. I believe they need to better their parking policy and stop wrongfully towing cars. Its extortion and it is wrong. so if you plan on living here make sure to account for the extra $500 a month when your car gets towed frequently even with a parking permit.update: i just picked up my car and was told that physical passes are invalid. so the MANAGER of the leasing office gave me a pass that is invalid and on top of that no one will answer the phones (i called 3 different numbers) or answer their door at the office.

Love this complex, if you can even call it that because I have my own private home!! I wasnt ready to purchase a house just yet so this was an awesome option for us in the interim. Maggie the manager has been so great, we had to do everything from out of state and it was everything she promised!! Definitely recommend!!

Do not recommend this place to anyone!! My experience here has been nothing but terrible. We moved in right when they switch Management. It is now currently Echelon. At first, we were trying to be understanding of all the mix ups with billing and whatnot. But after a month, the billing still came up incorrect. They have been overcharging us rent since we moved in. Every time we got the bill, it was a Suspicious as to why it was so high. So my roommates and I looked it over, but they kept trying to “justify” the amount. Then they have the nerve to say, yeah, looks like you were over charged, but we’ll credit you back next month. That is not ok, we all are working with budgets, and they continuously tell us to Pay the full amount, knowing that it’s incorrect, then say “they’ll credit us next month”. Let me tell you, they haven’t gotten our rent amount correct since we moved in, it’s been months now. And we can’t keep overpaying, going over our personal budgets, because they can’t get it right on their end. For them to say that causes stress and worry for next month rent as well. Cause there’d be another mess up and we’d have to go over everything again. Also, they were overcharging utilities. They’ve been charging us for 5 people in our household, knowing damn well there has been no more than 3, and it’s always been 3 people in this apartment. They are well aware of three people in here because we’ve constantly had to go down to the leasing office to talk to them in person, because no one ever picks up the phone, to get out rent and contract correct, and yet they claim they had no idea that we were being over charged. On top of that, when we called the Manager to clarify the fact that we’ve constantly been overcharged and are tired of their mess up, they have the nerve to blame us, rather than take accountability for their mess up. They are not professional whatsoever. They’ll tell you one thing, then another, literally they next minute to push you out the office, because they know they’re messing up people’s rent and won’t take responsibility in correcting it. If I could give this place 0 star rating, I would. This place is unorganized and management is terrible. They’re here to over charge, down talk problems, and take no accountability.

The house was great, honestly! Perfect size for our family, you could have your dogs with a backyard!! But management is an absolute nightmare!!!1. The day we moved in, there was huge, long orange cables lying on ground in the backyard. We were told “we will get maintenance to come remove those for you.” That never happened, they were still there the day we moved out.2. The same night we moved in, went in the backyard and we had a huge female black widow right next to our back door (you pay each month for pest control). We have a 5 year old living there and 2 dogs, reached out to maintenance to see if we could get the issue taken care and see what they did for pest control and never heard anything. Also we had a HUGE issue with Sun Spiders in our backyard, not venomous but nasty, mean little things nonetheless.3. The parking is a joke. Unless you get home before 4PM everyday, you might as well plan parking pretty far away from your house.4. We had power in the back part of our house (the 2nd bedroom, 2nd bathroom and laundry room which included the hot water heater). Called in a service order, it was on a weekend, but figured since we didn’t have hot water it would be considered an emergency. Waited all day to hear back, never heard anything. I finally reached out to them, and was told “well we only handle emergency service orders one the weekend.” I explained it’s an emergency, considering we didn’t have hot water. We ended up figuring out the issue ourselves, because we weren’t going to get any help soon.5. The fences in the back are not high enough for dogs, unless you own a small dog. We have a larger dog and our neighbors did as well, both more dominant males. They ended up getting in a fight over the fence, resulting in both dogs being injured, one of them having minor surgery. I do not consider our neighbors dog or our dog at fault. The dogs were protecting what was theirs.6. The rare occasion that maintenance does come in, they do not clean after themselves. They came to replace our air filter and left dirt, insulation and pieces of paint everywhere.7. The water hoses in our laundry room for the washer leaked within the first week. Maintenance came and “fixed” it, but the hoses ended up getting so filled with mold and mildew, they ended up having to come completely replaced them anyway.8. Pending he price you pay per month, is not worth what you get. Like I said the homes are beautiful and worked great for our family, but definitely over priced!!9. When we moved out, we tried to schedule a move-out walkthrough. It was a nightmare trying to get management to schedule this. They said “typically we don’t do walkthroughs people just leave their keys on the counter, send us a picture, then we do the walkthrough and will send the move out statements.” Thank goodness we were persistent and ended up getting the walkthrough done. The man that did the walkthrough with us was the best person that works there!! He showed up timely, even though he had to drive from Brighton. He didn’t seem “ Inconvenienced“ like everyone else in management.10. The house is as spotless, when we moved out. We got out love-our statement, and was charged an extra $35 for “touch up cleaning,” and $65 for touch up painting.” We had purchased security deposit insurance, in order to prevent this from happening (with security deposit insurance you pay a one-time non-refundable fee, which will cover up to your policy amount in damages when you move out). I informed Hailee Estrada (the girl we were working with), that we had purchased this. And it took me 3 DAYS of back and fourth emailing and fighting with her, that we should not owe anything upon move out. FINALLY after 3 days, countless emails and phone calls, I still had to provide proof to them that we had this coverage. Even though we had provided them with proof of this prior to moving in.I would not recommend this place to ANYONE, unless you’re willing to deal with nightmare management team, or lack there of I should say since you almost never get ahold of them.

1st week our family was there, the management had messed up on what we owed on deposit. They never spoke to us about the mix up. We had come home and had an eviction notice on our door on our 3rd day in front of our 9 year old. We had called the office to clarify what was the amount we owed. They didnt know. Said we had to pay anyways, not sure what the amount was for, but needed money from us. Our bathroom become flooded and they had to replace the flooring, took over a week without having any flooring at all, before accomplishing the job. Managment had threatened to call the police for asking simple questions about the issues we were having. Not only threatened calling the police, but as well as using profanity and unnecessary language. We tried to call corporate to get a handle on things, which they do not answer. We had decided to move, due to all the issues going on. After we moved tried to call and get our last bill so we can pay it and move on. They wouldnt answer 7 days straight. Finally they said they found it and sent it to collections. Not sure why, when we wanted to pay it that day. So suddenly losing information and stalling on our bill due to accounting not being done with the bill. At that time tries to call corporate AGAIN and still no answer. Not only this, it cost us nearly 10k to move out and break the lease for obvious reasons. The property manager Maggie did nothing to assist with any of this. Pathetic.

The experience with management we had for past three months of us living here has been unpleasent. Management does not know how to take accountability for their actions. We tried to understand the transition of new management was taking place but after awhile the mess ups starting getting out of hand. We had to go over the bills to ensure that we werent being charged correctly, and then had to continously keep trying to get hold of someone in the office in order for them to correct it. Management expects us to pay the overcharged and theyll credit us the next month like it is no big deal to them, but for us that was a extra $300 to $700. On top of that tell us we owe around $400 but couldnt explain what the charge is for and expect us to pay on resident portal when it was showing a zero balance. That was the most suspicious it got for us because later management never brought that up again. Surpisingly, next month will be our fourth month living here and hope to pay exactly what we owe, nothing more.Another thing, for the people that live here, make sure they are charging you for utilites of the right amount of people living in your apartment. I had to bring the issues to management of how according to conservice we are being charged for 5 residents on utilites when we ALWAYS had 3 people living here. Granted we did have people move in and out but we PAYED for that SERVICE which it should of been done properly by management and again, they dont take accountability here or offer reparation. Instead, they want to blame a third party, such as YARDI for their mistake in which knowing that they are management and need to take full responsiblitiy for what goes on each residents account. Living here had been stressful and frustrating.On top of everything else, parking is horrible! You can never find a space and management expects you to pay for it every month. Its like theyre trying to push you to pay a $150 garage, ridiculous! And they charge an insane amount for water and sewer. Also, Hot Tub is hardly working.

You get charged up the ying -yang for sewage and water. There is NEVER any parking and the hot tub is cold. The homes are nice but not insulated very well so cold winter days arent very pleasant.

While living in a 1289 sq foot apartment my water bill is 273 dollars and my sewage is 151 dollars. It seems like we are paying twice for theses utilities as we are paying on square footage as well as the number of occupants in the house. The property managers of Avilla at Buffalo Run cant even explain this ridiculous practice that is almost in fact like theft. They continue to pass blame on to the city and county but knowing other people in Reunion with houses twice the size they are not even remotely paying what we are in utilities.I cannot even begin to explain my frustration on how my bill goes up 30-60 dollars a month making my water/sewage bill OVER 400 A MONTH!! UNFAIR BUSINESS PRACTICE FOR SURE!!! My $2158 rent is now $2700, that includes 30 for pet, 25 for valet trash, 5 for pest control, 6 for utility admin fee, 16 for parking ( 8/car) plus shared gas and electric for the property. It was also alluded to me by an office staff member that the residents may be paying for infrastructure of new water and sewage pipes.Not to mention the subpar construction in the units, our first day had no air conditioning because contractor forgot to turn on unit. After that was fixed we had the a/c unit leak causing water damage in the ceiling. Busted kitchen cabinets that were horribly patched but ultimately had to be replaced. Misaligned door frames, laminate flooring already beginning to peel up off the floor the list is endless. We have also had a cracked widow in our sons do to temperature variations after they had to come and fix the furnace. No mention on when it will be replaced by the way! After moving in in AUGUST 2019 we had the contractors in my unit virtually everyday for a month.The price, amenities and headaches of parking are not worth the almost 3000 dollar rent for a 1289sq foot apartment!!!DON’T BE FOOLED!!!!

I would never recommend this place to anyone.yes the houses are nice but management is terriable and rude.first 6months our house stunk like something was dead they wouldnt do anything to try an figure it out.would wake up with headaches an my daughter would wake up throwing up.couldnt eat inside at times.the lines were crossed,water an sewage lines.they say the rent is going to be one amount an we never paid that it was always 4 to 5 hundred more.jus a bad experience all together

They charge you almost $300 a month just for water not only that they charge you for unassigned parking, electricity and gas for common areas plus a lot of fees even to pay your rent you have to pay a fee. Cant wait to move out of this place.

I am always getting extra charges on my bill, there’s been a “vacant” charge on there since we moved in and it gets more and more each month. When we signed our lease our rent each month was supposed to be $1,475 each month and instead we pay up to $1,895 a month. That’s ridiculous. Not only that but we were promised a dog park and we got some dinky little fenced in area that the dogs could easily jump out of. When we call the office the phone will ring twice and then say, “No one is available to answer your call” and that’s not every once in awhile, it’s every time we call. We aren’t even able to park in front of our own townhouse and usually have to park in the very front near the office, leaving our cars to get broken into by anyone who comes looking. It wouldn’t be as bad if the garages weren’t an extra $100 dollars a month and i wouldn’t even mind paying the extra $100 if i didn’t have to pay an extra $400 in random fees. I would not recommend this place to anyone and i can’t wait to move out in June.

I am currently a resident. From the start we were misinformed about so many different things. If it wasnt so close to the hubbys work we would not be here. The plus is thats its new, but 1br people share a wall (which are thin), my neighbor isnt the best. Another plus is each place has a backyard. Cons: dog park with rocks, no grass and backyards are rocks. Pool is nice. Ive had my front door tried to open from construction workers and my window fixed from the outside while I wasnt home. They nickel and dime you for everything. Not worth the money. Im looking forward for when my lease is up. The Maggies are nice. Maggie helped us when we were in a pinch which was appreciated. I miss having a gym on site. I just have mixed opinions and reviews.
