JP Faulkner was the worst landlord that Ive ever come in contact with. He was only my landlord for a few months, but it was not a good experience. At first, I thought that he was a nice man, and even professional, but as time passed, I realized otherwise. After residing at my previous residence for almost 8 years, I received a letter asking me to vacate with no reason attached. I had to text him to find out why. He said that he wanted to renovate, and I asked if I could stay, and pay the higher rent, and his reply was no. I should have realized that something was wrong when a few of my texts for repairs were ignored before I got the notice to vacate. After I realized that he was not going to let me stay longer, I asked for a little more time, which he rejected. Although this experience was a stressful time for me, it turned out to be a huge blessing because I found a beautiful home that suits me even better! And with a kind and compassionate landlord!! I stated all of this to make people aware, and to beware. I wouldnt want anyone else to go through what I had to go through.

I was referred to JP Faulkner by my friend Joe Budde, and man.... am I delighted that he did. Simply put, JP is an amazing realtor. He was thoroughly prepared for our first meeting, had researched the Upper Arlington comps ahead of time, and brought paperwork to support the asking price that he thought we should start at. He didnt try to buy the listing, as they say, by suggesting some outrageous, high-end price to get me to sign with him and then later dropping the price when there were no bidders (which is something Ive had other realtors do before--ugh). Instead, he did his homework and recommended a price that would reflect fair market value to get me the most money for my home, and yet also be competitively priced when compared to similar houses in my neighborhood. The result? I had 5 written offers on my house within 24 hours of going onto the market---4 of which were above the asking price, and after an exciting bidding war (every homeowners dream!), we were under contract with a pre-approved bidder within 48 hours. And then...we closed on the house within 3 weeks! I have worked with a number of realtors over the years (4 different realtors in the Cincinnati market when buying/selling my house in 2006-2008, and another realtor here in Columbus when buying my Upper Arlington property in 2007.) I can tell you that hands down, JP is the best realtor Ive ever worked with. Not only does he have a keen sense of property values in Columbus, he knows how to price a home to sell for the most amount of money and also what to do to prepare it for sale. After an initial walk-through of my home, he instinctively knew which items to upgrade that would give me the most bang for my buck prior to listing it on the market, and he was absolutely on target. He even found contractors who could do the work quickly and at a fair price. And, JP has a phenomenal eye for staging a home. My house was empty at the time, so he used all of his own staging furniture and décor to give my home an exquisitely rich look and feel to it. He even built a fire in the fireplace to give the living room photos a warm look. Several friends said that the MLS photos of my houses interior rooms looked like they came right out of a magazine. They were absolutely gorgeous. I couldnt have asked for a better experience in selling my home.
