We have been renting a property from them for a couple of years now and they have been fantastic! Anytime we have an issue with the rental they are prompt to reply and start working on the issue, sometimes within an hour. GIlbert has also been fantastic to work with as well. When we were looking into renting the property we are at now they worked with us while we were overseas and even cut the lawn for us the first time because we wouldnt have a mower when we first moved it. I highly recommend renting a property from them if you get the chance.

UPDATE TO RESPONSE: As usual you harp on the things that are not pertaining to the issue. As stated on your Tenants Move-Out Procedure (photo attached) Please ensure that all keys are returned to our office... This is not an expense that should be deducted from the security deposit. This is the tenants expense as she is to leave a working key and the home in a clean state. You also failed to do a proper inspection upon move out as you didnt go to the home until 8/9 as the tenant moved out on 8/2 to look through the windows as you didnt have a working key (youre supposed to have a working key at all times). Start taking responsibility for your mismanagement of our home and follow the correct procedures to ensure no one else ends up with a home looking like ours. As for the roof, that was taken care of in 10/2016 as I have documentation from USAA. Now, if there were repairs needed after that, you did not notify us as I see no documentation or request for roof repair. And yes, we did a review of the last property management as they did a poor job in maintaining the property as well as evident of the pictures we posted. At that time, in 2016, the whole home was repainted so there is no need to have repainted our entire home again so soon. But due to the tenant you placed there, she did not maintain the property well as the painted interior does not look like it was kept up well.Please review our review before hiring this company to manage your home. SUMMARY: Our tenant decided to leave before her lease ended because she did not want to live there while the home was on the market for sale. The property manager did not obtain a 30 day notice from the tenant to vacate our home. Rotonya forfeited the tenants security deposit and deducted their fees for the months that the lease was supposed to run to and sent us the balance. They did not complete a move-out checklist or walk-through as indicated on their website nor did she obtain cleaning receipts or confirm the home and carpets were thoroughly cleaned. An email war pretty much ensues as Rotonya and Gilbert do not take responsibility for their actions and instead insult us.Our realtor was appalled to hear how they went about the move out procedures and how the key to this day is still not turned it from the tenant. PLEASE BEWARE if you decide to go with this property management, especially for out of state property owners. Everything seemed like it was going ok while the tenant leased our home for 3 years but after this experience, I would NEVER recommend them to anyone. To top it off, our realtor emailed us today as she was worried about the state our home was left in by the tenants as the property managers failed to do their jobs. She was appalled to see the state of the home even though Rotonya and Gilbert insisted that the home was in good condition. She stated there was trash all over the ground in the front yard, she put the trash bins away from the road, the tenant left a sofa in the garage and other items, the tenant left stuff in the kitchen drawers, the house was filthy and needed a deep cleaning, and the carpets were extremely dirty and needed a deep cleaning; she could not see it initially when she went as the tenants furniture did a good job of hiding it. Our fence gate was falling apart (the property manager never notified us of that so it could’ve been fixed), the yard was over grown and some weeds a little out of control. ***Attached are photos of our home the tenant left it in. Our agent was able to get in through the garage, which the property managers didn’t even attempt to do as the tenant told the agent that’s how she gets in the home because she has no key and that a relative has the key. So looks like we’ll be needing new locks, carpets cleaned, a deep home cleaning, and garage remotes. Good luck to any other property owners that use this company as we hope this doesn’t happen to you.

Ive employed the services of Property Management Services of Columbia for about three years now. They are not just one of the most competitively priced management companies, but they work hard to meet their clients needs. This property management team are a dream to work with. They are polite and understanding. When i need something done for the rental their response is instant. It was 10pm and Mr. Lewis was helping me connect with vendors to fix my fridge. Their sons were friendly and helpful to me and my son. We havent came across a situation we bumped heads on. They are professionals with a touch of straight forward personality. I have been with them almost 2 years and i will stay with them until i buy a home.

Gilbert and Rotonya Lewis were very professional and caring during our almost 3 year stay with one of their properties. We had several issues that were solved immediately with work orders and direct contact between us and Mr. Lewis. They were very reasonable and understanding when it came time for us to break our lease with military clause. My husbands orders were shifted several times And they were able to accommodate us each time. Bonus to receiving our full deposit back within a couple weeks!

I had the most unprofessional experience. My wife called multiple times with no return call before getting a hold of them. Once she got a hold of them they said the property wasn’t under their management but after insisting they look on the website they found it. She asked a few questions of which none could be answered except by calling the property manager like if their were military incentives. After 5 hours of waiting on the return call with answers I called and got a female assistant property manager and she also had to ask each question to property manager but told me they did so military incentives and no minimum credit score just would be required to pay higher deposit and was going to find out if that was waived for military. So we went ahead and applied since the credit score was our only real concern other than getting to view the home. But after 4 hours with no returned call I called again this time Mr. Gilbert answered and was trying to coordinate a weekend viewing for the weekend. After not returning a call with that answer I called back 18 hours later to find out my application was denied and they didn’t inform me even though I told them I was coming this weekend to view the house. Mr. Hilbert got highly irritated when I tried to find out why I had an unprofessional experience and wouldn’t let me talk then hung on me.

Property Management Services of Columbia LLC has a hidden 19.10% fee built in rental contract to owners. Charges discussed were $200.00 on account for service repair charges and made aware of 9% fee from collected rent, but it turned out to be $250.00; plus $.10, 10%, and the 9% (discussed amount) all of these are taken from the base amount of the rent, and totals 19.10% for their rental collection amount. Their selected tenants only did not last 6 months (3 1/2 months)but left me to repair the damage done to my property, plus the management company continued to take their 19.10% and HOLD ON TO $250. held on account. I had to reschedule my appointment with Rotanda 3 times. Each was because of an issue on her end where she had to reschedule. I was supposed to be meeting with a Juanita today . Called to the company at least 5 times while trying to follow the address ...Immediatley goes to voicemail. I drove all the way from Charlotte to try and make this meeting happen. I wish I could’ve experienced this “exceptional” service they speak of. This is why it’s hard to support black business. UNPROFESSIONAL!!!!!

Really love working with Rotonya and Gilbert. They handle our property effectively and with care. When our sewer valve went out (something you immediately want replaced for the sake of your tenant), they worked rapidly to get it taken care of. We havent had any trouble with them finding tenants. They make recommendations for maintenance and repairs. I have no beef with the management at my apartment complex (Timberland Crossing in Central, SC), but their corporate owners, United Management Services of Columbia, LLC, is another story. It was discovered that I had been over-charged by $28/month for my first 15 months here, a total of $420. Well, UMS has credited me with only $140 of that amount, but despite contacting them several times over the past 2 1/2 months concerning the remaining $280, they refuse to even respond back to me. This is a senior adult complex, so I guess they think they can get away with that kind of scam.
