I never leave reviews like this honestly but this irked me. After filling out an application with a fee just to view a property they denied me on the grounds that I am self-employed. I provided five bank statements and have enough verifiable income to pay a year’s rent in full. In other states it is illegal to deny housing based on type of employment, if we were in a different state you’d be dealing with a legal complaint instead of a one star review. Why they would prefer to rent to someone who lives paycheck to paycheck than somebody who could afford to buy the place is just strange.

I’ve been renting a house through C&G for about 4 years now (this will be my last year). The house is an older house, C&G was always there for us with any concerns and was quick to fix any issues, if there were any. They have always been kind to us and good at communication. Each year we got a new roommate and C&G was very accommodating and easy to work with. I would rent from them in the future and highly recommend them to my peers. This was my first rental experience and it was a good one.Update- some poor reviews I’ve seen in the past were based on not getting a deposit back at all. I’d like to say that as long as there’s no obvious damages besides normal wear and tear and you follow the cleaning protocol sheet they provide you, you’ll be okay. They are honest and I highly recommend them.

These guys are sharks that prey on college students. I lived in a house where they split utilities, and during that time they would wait to post three months of utilities at once which was a financial burden to pay. Not to mention the dump I lived in was in need of serious repairs, but they rarely addressed my concerns without at least three or four calls begging them to fix the problem. This would include basic utilities not working or flat out watching the house fall apart.In short, don’t rent from them. These guys rip off and prey on college students and they don’t feel bad about it.

I would never recommend this company. Very unprofessional, and rude. They lied to me about not needing a certain credit score to qualify and then denied my application based on credit score after I paid app fee. I heard from others who have rented from them that they never fix things when requested and when they finally do they just “band-aid” it. I would give zero stars if possible

I rented from Callahan and Galloway for about two years and have nothing but good things to say. I got a job offer out of state that I couldn’t pass up and had to move out before my lease was up, and Auben and team were so helpful and accommodating. Even before that, they were so helpful with any maintenance issue and arrived to fix everything quickly and treated me like family. I was actually sad to be leaving my little apartment simply because you won’t find property management companies like Callahan and Galloway. My dad and I drove away in our uhaul and he said “just know it’s rare to find a property management group that is that honest and helpful”. Couldn’t agree more! Thanks for making my time in Columbia worry free and special!

I moved to Columbia the beginning of the month and Callahan & Galloway has helped make this move as easy as possible from start to finish.I know when I first came across the company I had read reviews about the $20 application fee required up front before you see the properties. At first I thought it was a little weird too but I actually ended up loving it. First of all Ive spent $20 on coffee in a week. Secondly I didnt have that drama of waiting to find out if I wasnt going to be able to rent the house I already fell in love with. I was able to view as many properties as I wanted and they let me have 24 hours to decide, giving me first priority on all the properties I viewed. It felt like star treatment. I also felt like process would help weed out the type of neighbors I wouldnt want on the other side of my duplex, so thats a third win. I work hard to make a decent living and keep good credit so I was delighted to see that all of their properties were well maintained and in safe parts of town.As far as maintenance, Im a single woman who lives alone and can be a little dim when it comes to home repairs. Callahan has sent out maintenance guys who have happily done repairs I probably couldve handled myself but didnt know any better. They are quick to respond and very courteous. I feel like Columbia is already my home and theyve helped to contribute to that. Ive rented all over Missouri, including Kansas City and Jefferson. Hands down Callahan & Galloway are the best landlords Ive ever had! They really have put in the extra effort for me and I truly feel grateful to be renting from them. 10/10 would recommend them to my friends and family.

Recently I had no water in my apt due to a frozen pipe. Auben Galloway and another member of his team came and finally figured it out, but it was a real puzzle and very difficult to figure out. They did a excellent job and saved the day. My heros for sure.

I was a long term Callahan & Galloway tenant, and the only good thing about my experience was the property I rented (which they dont even own).Complete lack of customer service from Callahan & Galloway... Maybe theyre too big and theyve lost their touch? If you really want a particular property they manage I guess thats fine, but I would not recommend Callahan & Galloway to my friends and family based on their poor customer care.

Not only have I rented from them, but my daughter has, and because I was so pleased with them, I always recommend them to my friends whenever they are looking for a new place to live.Professionalism is key for me which they clearly have demonstrated. It is extremely rare to find landlords that really care, but these people are great! When I looked at apartments with Mrs. Galloway, she was very helpful. I told her I needed to move in basically the next day since I had just found out I got into the graduate program at MU on short notice. They asked the current tenant if it was okay to clean the apartment that day since he had already moved out and hadnt cleaned up after himself. When I moved in, it wasnt spotless, and I didnt expect it to be after just a days notice, but it was definitely better than when I first saw it.Any repair and maintenance I needed these past 11 months has been done promptly, sometimes just a couple of hours after I call in. They dont just try to put a bandage over the problem either; after calling several times about the sink they realized there was a deeper issue and replaced the entire thing. No more problems since. They also fixed the ancient gas heater inside AND out. The maintenance guys are also very respectful. One of them even left me a voice message on my phone over Thanksgiving break about what he changed to the apartment while I was gone so that I wouldnt be surprised that I had a new sink and new wall socket when I got back.I went to look at apartments for next year since I will have a roommate, and Joe, who showed me several places, weighed many pros and cons for me at each place we visited. He brought up things that I didnt even think to consider, such as traffic to campus (I currently live within walking distance so this didnt occur to me) and cost of utilities depending on what type of heating, cooling, washer/dryer, energy efficient windows, etc.I just love that they actually care about their tenants. Would definitely recommend!

Callahan and Galloway offer prompt service and have courteous, personable yet professional staff, from the ownership to the front desk personnel. You cant go wrong using them as your property management or having them as a landlord.

I called to see if I could view a few places. They told me I would need to pay for this service. It seems weird for a rental place to charge money just to do a viewing...? Thiscould become discriminatory quickly, and I wouldnt feel comfortable risking money on it.

I was interested in one of their properties but they refused to show me the property until I paid an application fee for a hard credit check and a background check per tenant. Everyone that doesnt rent from them but looks at a property walks away having lost $20 per person who looked.Thats an interesting way to treat people you want to rent properties to.

Ive been living in one of C&Gs rentals for about two years now and the entire experience has been positive. When looking at apartments they were able to accommodate my schedule, the lady who showed the properties was very considerate of our needs and wanted to find the best match. While looking at properties I wasnt pressured to make a decision or to rent from them (an obvious plus). They did require me to fill out a pre-check before viewing properties, but they didnt charge me until after I had signed a lease. I appreciate this process because once we decided on the place, we knew we were in the clear and just had to sign. It was super easy and worth the background check (which was easy and straightforward). They also had a large selection of properties to choose from which made the background check more worth my time.Upon moving in we ran into a couple of small issues and C&G was very prompt and professional dealing with them and taking them seriously even though the issues were minor.The office staff is great, maintenance is the best Ive experienced and very prompt, I feel their rates are more than fair, and they have provided us with a great place to live.Weve been impressed!

Worked with several other companies in Columbia before finding C&G. Rented from them for 4 years at multiple houses and was always happy with their attention to detail, how they treat tenants, and how quickly maintenance issues are attended to.All employees are extremely knowledgeable about properties and will help you find what your looking for. Office staff make paying rent an enjoyable thing to do. By far my most favorite property management company in the area, they cant be beat!

I used Callahan and Galloway as my property manager in Columbia from 2001, when my mom died, until July 2017, as I write this review. This was my family home and I wanted it to be cared for just as it had been for the 40 years that my parents had lived there. C&G did an excellent job - always a monthly report, with a personal note (or phone call if urgent) when there was anything out of the ordinary that I needed to know about or a major expense I needed to approve. I live out-of-state, but have always felt secure that my property in Missouri is well-managed.

Nancy Galloway was wonderful to work with. She had recently refurbished the apartment my son moved into, and she has great taste! She addressed any concerns promptly. The building was very secure-- I felt my son was safe there. After my son moved out, the deposit was refunded within 10 days. You read a lot of negative reviews about property managers in Columbia, but Nancy really cared about her properties and her tenants.

I am a graduate student moving to the area from out of state. Callahan & Galloway were rude and unprofessional when responding to my inquiry. They wanted me and my roommate to each pay $20 and fill out a lengthy application before viewing a rental property. We decided not to view any of their properties. We viewed a few different properties in town before signing a lease and every other property manager we interacted with was friendly and showed them free of charge. I recommend not wasting your time dealing with Callahan and Galloway.

I had a great experience renting through this property management company for two years while studying at Mizzou.My wife and I are ideal tenants, and they treated us as such. They were quick to respond to issues (at one point one of the owners came to our home in the middle of the night to resolve a security issue), and they were fair about our deposit. Definitely would use these people again.5+ stars

As a renter with C and G for 5 years I can honestly say this landlord is both excellent and consistent with its treatment of tenants. I have always been impressed with how quickly and well C and G resolved mechanical issues, such as when my heater malfunctioned and was fixed the next day, or when my garbage disposal broke and was fixed the next day. I really appreciated that my concerns were heard and responded to quickly. C and G also made a point of calling in advance whenever any work was done so I was never surprised with a visit. On top of all that they are some of the most pleasant landlords I have ever had to talk to. I have already recommended them to my friends looking for a new apartments and strongly recommend them to anyone looking for a rental in Columbia, MO.

The staff was friendly and knowledgeable about their properties, but I disagree with their company policies. They require applications before they provide showings, which I think is completely unnecessary and a waste of money after my experience. To summarize, they require applications prior to providing a tour because 1, some houses are currently occupied. 2, theyre afraid to send out female agents. 3, its a pre-approval process. 4, the application is offered at a competitive price.Concerns I had with this policy: 1, the house I looked at was unoccupied - and appeared as if it has been for a very long time. 2, they sent a male agent to give the tour at the property I was interested in. 3, why pre-approve an individual if they just want to look at a property? Its a 30 minute process, hardly a waste of time. 4, the application itself is a fair price, but the competition costs $0 considering most leasing companies dont charge to provide a property tour.

I have lived at their apartment for the past four years and they have been extremely accommodating to my needs. For example they extended my lease by monthly basis because I was uncertain when I would graduate. Anytime I have had problems, the staff have been quick to fix things. They switched my refrigerator when it stopped working, changed my AC and fixed faucets in sink and tub, as soon as I have called them.I would highly recommend renting from Callahan and Galloway. Not to mention the entire team is super nice.

My daughter lived at a Callahan and Galloway property for three years as she attended Mizzou.I found that Joe and his staff were always responsive to any house needs/repairs/questions that she and her friends had. I appreciated the kindness and caring that they showed my daughter and her other roommates. I would highly recommend this company as one that a parent would feel comfortable with in regards to their children renting from as they attend college.

Also, to be fair, I dont know Galloway, maybe hes on the up-and-up, but Callahan and the office workers are Grade-A TRASH.Why am I posing anonymously: this is a tiny town, so anonymity is key to making sure your life isnt ruined by said trash.Original Post:We overlooked the shabby properties they were showing us (including one that had MAYBE 2-foot-wide entrance to the only bathroom), but after we settled on the one we wanted, they had painted over dog hair that was left on the wall and vents, we had to pick up several sacks of glass and garbage from the yard (we had a 3 year old at the time), and they provided a window unit that would short out the fusebox.In the time we lived there, Callahan would constantly send passive aggressive texts, even though we had addressed everything he was nitpicking at.Between the rude, snotty office workers, Callahan, himself, and slap-shod maintenance, I will never go through them again.

** SCAM ALERT**They will take your money, and never contact you. Me & My fiancé both payed 30$ application fees, it’s been two weeks and they never even called, emailed, nothing. No type of communication.

I have been renting from them for 6 months. I have never had a problem with them fixing any issues that i call about. Callahan & Galloway have always addressed my concerns within 24-48 hours.

Ill try to keep this simple and to the point. Upon agreeing to rent from C&G, my three roommates and I were told many things and led us to believe these individuals were true to their word and professional. I would have rather them show me their true colors up front instead of having to learn the hard way.1. The basement leaked every time it rained. They said it did not and had been fixed when we looked at the place.2. When the bathroom drain was clogged, we were accused of putting feminine products down the toilet. Any woman past the age of 12 and with a frequent flow of menstrual cycles knows better than this, so I did not appreciate the wrongful accusation.3. The garbage disposal could not be used, which we found out AFTER having problems with it.4. Calling Auben regarding maintenance was a joke. A professional man does not get into an argument and begin raising his voice to a tenant on the phone who is calm.5. The place was unclean when we moved in... painters painted AROUND things leaned and pushed against the wall instead of taking the extra step to move them. Yet, they expected us to have the place immaculate upon moving out with no exceptions.Columbia student housing is a complete joke, so I dont expect much, but Auben Galloway needs a lesson in professionalism and providing a service. Beware of his games.

I wasnt approved because my income was exactly 3 times the rent amount which is their requirement. This irritated me greatly but they did return my application fee. I just think all of these eental agencies cater to students and forget about us 50 and over who may be on a fixed income. At least our checks are guaranteed. Think about that....

Rented from C&G for a year and I was not impressed. First of all, my roommates and I moved into our place and it was a mess even though they said they it had been cleaned. Then when our shower didnt work properly maintenance came by and partially fixed the problem but we never saw them the rest of the year and it were left with a half-fixed shower. Finally, when it came time to get our deposit back they charged us for a cleaning fee even though the place was cleaner than when we originally got it. The cherry on top was when we found that they had underpaid us on our deposit and called them to let them know of the issue the lady we talked to got snippy with and said they would not be refunding us because it is not that much money and that she was insulted that we asked even though she did admit they made a mistake and they did owe us that amount. They ladies at the front office were a real headache to deal with and always had an attitude for some reason. Though, the maintenance guys, when they were there, were chill.

Offered property not fit to live in. Landlord was dodgy and awkward. I would recommend that anyone considering renting a property of theirs thoroughly examine its condition before signing.

I set up an appointment to go view an apartment and when I called the day of they told me they had no appointment listed. The operator apologized for the confusion. There was no confusion whoever I talked to just did not schedule me apparently. Very unprofessional.

Lied about reserving a property and sold to another group just for more profit. Never told us about a deadline but enforced it anyway.

They were very helpful to us and prompt to repair any issues. Our experience was first class.
