Colleen and Chris! I called and Shes the best at problem solving and being kind. She actually answered the phone 2xs. I saw Chris and he was absolutely amazing. We live here and both of them are kind and compassionate. Thank you guys. We need more people like yall 2.

Ill post the same as my SO did. This place seemed good at first but once we moved in...yikes. Theres roaches and the internet port was damaged. All of our window screens need replaced. When we brought up these issues the leasing office refused to do anything. I really dont want to live here now....

Let’s be honest, this place is not worth the money. It costs a grandiose amount of money and there is nothing to show for it. Office staff lacks communication skills and general empathy for human life. Do not email, call or otherwise try to contact anyone in the leasing office if you would like a response. The maintenance staff on the other hand, is amazing!!! Every maintenance request I’ve had is fulfilled in a timely manner and every maintenance worker is so pleasant!

I have been living here for a little over 6 months and have had a positive experience so far. The management team takes their work very seriously and is very helpful and efficient. I make use of the community gym almost daily and enjoy the friendly atmosphere in the clubhouse when I need to focus and get work done. Good location, close to King Super, hair/nail place, smash burger, firehouse subs, pet store and many more businesses.

This rental community is horrible!! Management and facilities are not what they are pictured as on website. Whomever is reading this please view the premises before ever moving there!

This apartment complex is a joke. Management never picks up the phone and takes days to return your call. My specific building (4370) had a cockroach infestation that management would not properly fumigate for. The carpets are molding in the hallways. My apartment flooded due to my upstairs neighbors overfilling their fish tank; the water came pouring through my kitchen light fixture and in the corners of the ceiling, and management was not concerned in the slightest that my ceiling or floor could have a mold problem after that. I live a VERY clean lifestyle, and living in that apartment was a nightmare. It doesn’t matter how clean you are, there is always something. Overall the apartment complexes are poorly managed, and not worth even considering to live in; they are a hazard.

We have lived here for 9 months, first coming in on a 3 month lease, and then renewing for another 6 months. We just renewed for another five as we are planning on buying a house in August. Our building is very quiet. When we moved in, we were aware that these werent luxury apartments, but we chose them because of the 3 month lease. We were new to the state and just wanted to get settled quickly. The apartment was clean when we moved in. There have been ZERO issues with bugs, mold, loud neighbors, cops having to be called etc. The only issue I have with a neighbor is the cigarette smoking. Yuck! But that could be anywhere! We have renewed twice because we like it here. The washer and dryer in our building have always worked and have never ruined our clothes. The pool was opened and sparkling clean the whole time we lived here last summer. They keep up with the grounds, but there are a few residents that are inconsiderate about picking up after their dogs. The apartment management seems to be dealing with it though. Maintenance has been very quick to respond to our requests and have always been professional and nice. Everytime I have gone in to talk to the staff they are friendly and helpful. They do need to replace the hallway carpets in my building because someone leaked something when they were moving out and left some stains, and they could also do a refreshing of the hallway paint. All in all it has been a good experience to live here.

We have lived here for a little over 3 years now. The place is a bit overpriced for what you get but for the most part, it has been quiet. Nice and close to elementary school which is a big plus for us. Office staff has been really helpful and reasonable. Nice and close to king soopers and many other stores.

The team managing the facility is nice enough. The renovations help the apartments to be decent. What I am thoroughly dissatisfied with is the cloud of weed smoke I walk through to get to my room. It wasnt so bad when the smell was light enough to not invade my personal space. The last 2 months have been so gross now that my apartment gets flooded with the odor. I really wish there was some regulation for this problem. The intensity of smoking seems to be of little concern. Im dreading the rest of my lease term and will certainly not be recommending this place to anyone.

Moved here from out of state and flew in a few weeks before I left to view the apartment everything looked perfect! So you can imagine my surprise when I moved into an apartment not even close to what I viewed, the rent was around $875 until I had to pay it it was suddenly $1,200+. Theres water damage everywhere, the washer never works and there’s black mold in the laundry room. They sprayed pesticides in my apartment and a neighbors with pets telling us it would be safe, our dogs were sick for weeks. If you value your money, safety, or pet I suggest you look anywhere else.

The only negative think I will say about my apartment complex is that it’s a little small for the price, but I’ve never had any real issues here. The staff has been nothing but kind and thoughtful. We’ve had a few events in the lovely little park where we walk our dogs that have been fun, and the complex is very pet friendly. I’ve taken my little pommie to see the staff a few times. All in all, it’s a very decent place to live!J. Kaiser

I went with my husband today to tour an apartment. Glen helped us and was so knowledgeable about the complex and completely honest with all of the information that he provided us. I appreciate all of the renovating that management is investing in. They have really done a good job of making older apartments look new!

I moved in here in May 2019. From day one the hall ways have always been filthy, hot, muggy, and smelly. Th laundry rooms are NEVER cleaned! There are only two washer and dryers for the whole building and they’re constantly full! The pools were supposed to be opened on memorial weekend, which they were not. I proceeded to ask why they weren’t open and they told me they were “ trying to get the chemicals balanced in the water”. A whole month went by (didn’t open until July) and they finally opened one of the pools (the other pool still remains closed). The pool was just recently opened and now it is already closed because of “repairs”. Whenever I try to contact the office about anything I can never reach the local office. I get sent to a corporate number where they can never answer any of my questions and I get told that someone will call me back from the local office (which NEVER happens). If I ever need to talk to someone I have to go in person and then the staff is incredibly rude! And on top of it all a couple weeks ago my car got STOLEN!! I went into the office to see if they had cameras. They rudely said that they couldn’t help me because they don’t have any security features like that as they are not liable for anything along those lines. These apartment are WAY over priced for having SO MANY down falls! Will definitely NOT be renewing my lease!

Everyone has always been helpful and friendly towards me. just wish some of the residents would pick up after their animals better. I also wish the hallway carpets were a little cleaner. overall I enjoy my apartment.

I have lived here since 2013. First couple years was with my roommate and then the past 4 years have been with my husband and my kids. I have seen it go through many managment changes and I think they finally have a good one. We have had very few issues with anything. Our AC went out one day and they ordered us a brand new one and installed it quickly. Which was great considering I was 7 months pregnant in 90 degree heat. They arent the prettiest on the outside but the hard wood floors on the inside are nice.

I personally have enjoyed this complex since we moved here in August. Maintenance has responded to all of our needs, our apartment is warm in winter, comfy in summer, we have plenty of parking and the office attendants have always been amazingly nice. They run events to keep us involved and have always been a pleasure to live in.

Personally I have enjoyed living here, nice community, friendly managers, great maintenance team. It has plenty of room, tons of storage and whenever something had to be fixed it was fixed within 24 hours. I truly do enjoy living here.

Continues to ignore my 3+ requests to fix the hot water that’s supposed to be connected to the washing machines in EVERY building; can’t handle completing simple maintenance yet somehow has the budget to hire a crew to rip out the pool they ignored cleaning for people to actually use ALL SUMMER; starting noisily at 8:00am when they only worked on it til 2 pm. Extremely lackadaisical and inconsistent office staff; do not give them your business bc you’ll regret it before you can even blink.

I move out next week after living in this complex for 2 years. I have lived in 2 units in the complex.Pros: The price, obviously. Its cheap and you get what you pay for. I have never had any MAJOR maintenance issues that werent resolved in a timely manner. The grounds are nice, especially if you have a dog. Plenty of grassy area. The location is great, right between Academy and Austin Bluffs and so many places in walking distance. The staff has always been friendly and willing to help me.Cons: The biggest problem I had was bed bugs. One of the worst experiences of my life. Took me a while to figure out what was eating me at night; I never considered bed bugs because I was clean and never brought in used furniture. But obviously, they can go into other units if your neighbor gets them. I suppose its part of apartment life but in all the apartments Ive lived in, it has never happened to me. That being said, my thanks to the front office for promptly taking care of it at no charge to me. I never got hardware on my cabinets and my kitchen drawers were never put on tracks rendering two of them unusable. Showering is a task because of how inconsistent the temperature is. The biggest con, in my opinion, are residents. Ive met some great families and people here but theres constant noise, fighting, yelling at night. Also having problems with people working on their cars day and night while blaring their music. When people move they dump their unwanted furniture in the hallways and outside the buildings instead of at the dumpsters. Just overall lack of consideration for the apartment complex and other neighbors. More so than Ive ever experienced in other complexes.If you need a cheap place and can sacrifice these things as well as live without dishwasher, balcony, in-unit W/D, and central AC, I would say go for it. With any complex, theres give and take. Youre not going to get a luxury apartment for 750-800/month. Grateful this place was here when I needed to get on my feet.

I wish I could give this complex zero stars. I have lived here over a year and have never felt more like a cash cow than I do here. Although the office has business hours, no one is ever actually in the office when I come by, and if they are Im treated like Ive ruined their day when asking any questions. I have leaks in the ceiling and through the walls. and although have notified the complex, nothing has been fixed. I have mold in the bathroom ceiling that has been looked at by facilities, but no one ever fixed it or even told me if its safe to be around. The pools were not open once this summer, even though we received an email saying they were working on opening them. Now...the pools are filled with sand. The hallways of the apartments are smelly and the carpets stained, and almost nightly there are homeless people sleeping in one corner or the other. This complex cares not for its residents. Think wisely before becoming a member.

DISCLAIMER: I have not actually lived here or moved in yet.However, I spoke to Glen on the phone and he was extremely nice and helpful. He has lived there for 5 years (lived there for 2.5 years before working for them) and had a lot of informative things to say about the property...including when I asked him about the bad reviews regarding the black mold. I just hope that it is as told and expected!

My husband and I enjoy living here! Its convenient to KS, pet store, veterans liquor and major bus route. 23, 25, & 34. My only complaint is that the office staff doesnt do anything about noise complaints and the courtesy patrol is useless. Neighbors can be noisy pass quite hours and its a real pain! Staff is friendly and maintenance is fast and efficient.

Pros: affordable, allows pets, no credit history required (there will be a risk fee), walking distance from a grocery store, pet store, multiple restaurants, they offer student and military deposit discountsCons: they charge a deposit (varies) AND a nonrefundable fee if you have a pet, water temperature changes quite a bit while showering (might just be my unit), the cheaper units arent the most beautiful (you get what you pay for)Also: Almost everything here is done online, which I personally enjoy. The website is super easy to navigate, and the management is great about communicating through the website and email about things like roof repairs and upcoming payments.

Apartments are great. Staff are excellent. Only issue is that I was told utilities were quarterly, but come to find out in December they are actually paid every month. So now my rent is $100 more than planned.

Simone in the leasing office is the best! She’s always really helpful and kind. The perfect location if you’re a UCCS student, it’s affordable and 5 minutes from campus.

Management has changed and gotten a lot better over the last few years. Staff has always been friendly and prompt with requests Ive made. Location is great as its rather central to a lot of the city. I dont hear my neighbors very often at all. I have not had any issues with bugs. Grassy areas do tend to be messy due to dog owners not cleaning up after their pets. Its definitely not a bad place to stay as Ive been here since 2010.

PLEASE READ.I lived here for 7 months two years ago and started seeing doctors for MS symptoms four months into living there.The lady who took over my lease at 7 months sent me a picture of what I thought had been dirt in the bathroom vent. She asked me if I knew it was black mold. I told her I did not.She claims the administration would send someone over to look at it, deem it harmless filth, and scrape it off. I see now that some of the people on this forum have similar pictures and complaints.To have had a bad experience would be one thing (and mold aside, I still did); I would not likely be on this forum. And though my symptoms have thankfully, slowly lessened in severity since moving out two years ago (as is typical with mold poisoning), I may now have to deal with a debilitating, painful illness that may be lifelong, which to my 24-year-old self is devastating. I dont want anyone else to put themselves a bad position just because these apartments are cheaper than others in COS.I may draw up a case on this. Though the administrators were always polite toward me, they run an establishment that is falsely advertised, overpriced, poorly attended to, unclean, unlocked, freezing in the winter, video-camera-less, and unsafe.

My husband and I have lived here for the past 5 years. We have enjoyed most of our time here but I am very happy with the new management that has taken over in the last few years. Any time I have had an issue or maintenance concern it has been addressed promptly and efficiently. They even ordered me a new oven when they found out they couldnt repair the burner on the older one and the new one was installed within a few days. The staff in the office and maintenance are always friendly and professional. It has taken a while to get used to all the announcements and notices being online only (through email and on the resident portal) but I am all for not wasting paper. The major improvements of buildings and upkeep have been very nice compared to previous management. While the rent and pet fees/deposits do seem high, they are competitive for the area and apartment size. We have had very little problems with pests and the yearly preventative treatments have kept our apartment/building bug free. The few things I think could be improved are the doors to the buildings (which never seem to be able to shut properly) and the windows, which are very old with poor sealing. Other than that, we reccommend Residence at Austin Bluffs as a decent place to live and while the office is having a promotion for giving a review, this is my honest opinion of the complex and would not nessecarily have thought to give them a review in my day to day.

Car got damaged by their property (rebar sticking up out of parking space) property managers have just drawn out the process on getting my car fixed. I provided them multiple estimates on repairs from multiple shops and they still have not returned my calls. Damage occurred June of 2017 and I still have not received any help from these people.Also they will lie and tell you the building is heated and has A/C. Don’t fall for it. Unless you want to buy your own floor A/C to cool a 90 degree apartment in the summer and use your oven to heat it during the cold winters, take the extra 2-300 a month and find somewhere else.

Been living here since end of February-for short term- have no complaints at all..the leasing process was very smooth , the staff were very attentive and professional. ..my apartment has been recently renovated and in very good shape...plenty of parking and quiet neighbors ..i highly recommend this place...

Yuck: More specifically I am a courier and I came to make a delivery at one of the buildings. The issue I have is housekeeping. Just having someone maintain cleanliness standards for all residents and guests that visit your property. The grime that was smeared on the door handles as shown was not something that occurred within a few hours. Housekeeping should make daily rounds to address sanitation issues so they dont become a problem for again residents and guests. Noone wants the spread of feces or germs when they arrive at your properties.

I have lived here at the Residence At Austin Bluffs for 2 years and these people are slum lords! Good luck getting things repaired in a timely manner! The woman down at the office lie all the time and are very rude. The walls are very thin you can here everything. When people go up and down the stairs my whole apartment shakes. They turn off the water without any notice. They turned it off when I was in the shower a few times! Someone broke my husbands windshield on his car. A couple of my windows wont lock and they wont fix them. The windows leak and howl when its windy. It took a month for them to replace my refrigerator after they lied at the office and told me they ordered a part for it. They never ordered a part. They told me the maintenance man had come in at looked at it and found nothing wrong which was a lie because Im always home. I had to fight with the property manager until she came down here herself and saw what was wrong. Now my kitchen sink is clogged and they say its not an emergency and I have to wait until tomorrow for them to call a plumber. They told me there arent any plumbers open today anyways. Another lie! Look on google there are 10 or more plumbers open on Sundays! This place is horrible! On top of it all a couple of months ago someone moved in and brought bedbugs! It took several treatments to get rid of them. Do not rent a place here!!! You will regret it!!!

I am a resident here & the fees go up every single month. One month I am charged $5 for “mtm fee” another $75. All fees vary all of a sudden every month after the 2nd month of me renting here. They have changed management 3 times within the 5 month lease I have with them. They are not open Monday’s & every single day attempt to go to on my lunch break they are closed. I call and leave a message, they respond to the message in two weeks. Would not recommend this residence to ANYONE!

I have lived at this complex for 2 1/2 yrs. Bldg 4240. It is a Very convenient location between Austin Bluffs Pkwy and Academy Blvd with King Sooper, Pet Pantry and several fast food restaurant within a short walk. The office staff and maintainance crew have always been courteous and attentive to my needs. Lindsey-The apt Manager has an open door policy and is always polite and ready to work with you to find a solution to any issue. Glen is always willing to help in anyway that he can. They both greet you with a smile and open ear. They know you by name and are familiar with you, your not just an apt number. And I have always had prompt attention to maintenance issues. Usually within 24 hours. The staff at Residence at Austin Bluffs are always striving to improve the quality of living at this facility. Many of the staff actually live in the complex and so our concerns are also theirs.

On April 22, 2019 I had a appointment for a showing @ 5pm and no one was in the leasing office. I sat at the leasing office for 20 min and still no one showed up. I took pictures to show no one was there. There office says they are open until 6pm and thats a lie! I would not recommend leasing from this company due to the fact they cant even keep a appointment to show a appartment. Very displeased and they will not get my business unless I get a great deal!

Have been here for about 5 months and have not had any major problems or issues. The office staff is courteous and has been prompt in answering any questions Ive had so far. My only issue is that there is a loud noise coming from what I assume is the heater in the apartment above mine. (Im on the basement floor) Im a light sleeper so that bothers me. The laundry room is on my floor so that is. Convenient. Being able to walk to king soopers is a big plus. The pet waste is a bit out of hand and Ive never seen dog bags in the pet waste cans, maybe if those had bags available people would pick up after their pets more often than not.

Always had good experiences with the office staff, fast response to maintenance problems.Short distance to King Soopers, other stores and fast food places. Also to local schools.Convenient laundry services in building.

Absolutely Terrible It took three months to repair our ceiling when a pipe broke. there is nasty mold everywhere and you can smell it in the buildings on a warm day and both doors stay closed. The management keep changing rent and how its billed with out redoing a lease and recently started charging more for utilities, not to mention that now you have to pay an added fee because they have stopped accepting checks of any kind. Extortion at its finest. so look across academy on the east side for better and more reasonable apartments and never look at this place you have been warned.More to add. The maintenance staff is lazy and mark work orders as done when they have no clue. The water temperature doesnt stay consistent and the guy that came was trying to tell me it was normal and all I had to do was adjust the nobs, really though? he doesnt think I already tried that? Dont have an issue here they wont fix it so have a good lawyer on hand.

Although we did not rent from them, they were AWESOME with everything we saw on the tour. Glenn was very friendly and dedicated to keeping the place in shape. The apartment we toured had 2 lightbulbs burn out but he immediately saw them and put in a work order right away. They are very friendly and want to make sure their tenets are taken care of.

Overall not a great place to live. It has been a few years but heres a summary of living here:The cops circle the building at least twice daily.Drugs are openly purchased and used in halls.Bugs, and the apartment has stains and damage everywhere that they will go after you for even if you noted it moving in.They will not tell you when you move out about these charges, but will after 90 days report on your credit for charges that you were neither informed of or responsible for.I once even had a money order bounce here o.OHow? Because they ran it, then ran it again. They then posted an immediate eviction notice on my door with a late rent notice, which I walked in there with a report from the bank saying it was cashed by them then ran again, to which they immediately retracted the eviction after I threatened to take them to court.Then they turned around and posted an eviction for noise complaint a month later while I was on vacation. I, with the aid of an attorney, showed them this error proving it beyond a doubt, and asked if an official report had been made (as I had been advised). When they could produce no such report and had none on document (which I stood their giving them ample time to making sure they didnt falsify one) I walked out, paid the remainder of my rent in advance and waited.After seeing I could and would pay for attorneys, my next communication with them was about my credit report when I discovered the charge years later, to which the new management apologized and cleared up.

I dig my apt here alot. its a mostly quiet bldg, nice neighbors, always helpful attentive and proactive management staff, and they are actively bettering the complex at this moment by putting new roofs on the bldgs, making sure beaten down and broken vehicles are not on the premises, and conducting periodic unit maintenance checks. great location and reasonable rent.

Glen Rackley helped us so much with our move in. We havent rented an apartment before and he was kind, understanding, and incredibly helpful throughout what I thought was going to be a hard process.

We have been here since January. At first we were hesitant because of some reviews we read however, We have zero complaints!! Our apartment is cute and cozy. The staff is always very friendly and the one maintenence request weve had was taken care of in less than 24 hours! We have yet to see any bugs in my apartment or in my building in general. So far my family and I absolutely love it here. Its a huge plus living right across from all the shops and king soopers too, so I give location a 10! It seems like management is doing everything they can to clean this place up! If your thinking about giving this place a try, you definitely should!

I would NOT suggest living here. If you do choose to move here double and triple check how much you are going to owe. The rent price you are quoted is only the beginning. You will have nearly $100 additional in fees. You will also have to deal with the constant miscommunication during any transition whether that is moving in, moving out or extending your lease. It seems like they can never get it right. Poor Glen does his best, but this management company needs to learn some customer service and how to correctly bill residents.

Staff was always super friendly and helpful whenever I needed something and willing to work with me on my crazy schedule.

As far as the actual apartments go, they are maybe a little expensive for what you get, but not bad! The awesome location and lovely office staff have made it worth it, Lindsey and Glen in particular have been amazing!

The apartments look nothing like the Google pictures posted. They are dingy & most of the time of or both dryers are out of order. Found used syringes outside.The only good thing was King Soopers, Starbucks and 24 hour fitness was directly behind us.

If I could give no stars I would. My partner was a resident at this facility for a year and was never able to reach them on the phone. It always went to the offsite office. When requesting a call back I never would receive one. They also have a bug infestation, though annually they have workers come and spray the unit. Now here is the GROSS part. When moving out I found out that his mattress has BED BUGS. Something he did not have when moving in there. I spent plenty of nights over there and I’m just disgusted. PLEASE do not waste your money on this place. I would hate to see anyone’s valuables destroyed or having to be thrown away from this place. They are not reliable at all. I’m also going to be calling El Paso’s local health department, because It is a major health hazard. These apartments are cheap for a reason everyone.

Attentive, affordable, and cute! I love our new home!Update: 4/11We had an issue with our hot water knob in our shower. We placed a matience order, they came by in less then 1 hr and were done within 20 mins. WOW!

Been here since Feburary, havent really had any big issues. The ones i have had I will list below:Some dogs arent on leash. There have been a few times where I will take my dog out to go potty and a person checking their mail will have their dog with them off leash, which then causes their dog to run up to mine and spook my dog.My heater wont actually turn off, itll more or less go to a lower setting but doesnt make too big a of a temperature difference.Literally my only issue currently, but like i said its not too big of issues. Staff is very friendly and Maintenance is always on top of things .

Its low rent, so the stained carpets and single-paned windows werent a big surprise. Maintenance is hit or miss. Some things they jump on, others they put off until you forget. The heat is barely there so space heaters are needed. All this I could live with. The deal-breaker is this: pest control. They only spray your apartment if you complain about bugs. Theres a cockroach infestation in the walls, and rampant bed bugs. But they wont do anything unless you complain, and then, theyll only spray your apartment. So, cockroaches and bedbugs are something youll just have to live with.

I never had anything but good service at this facility. The management was always attentive and polite, eager to help when I called with a problem. Their maintenance staff was kind and swift to fix my issues, even offering to replace my refrigerator when the shelf in the door cracked and couldnt be repaired. Although the carpets in the hallways could have been cleaner, whenever I complained about something like anyone defacing the property by writing on the walls or something, they were quick to paint over it. They had regular spraying around the complex and within the apartments to prevent any kind of bugs, and I never once saw any critters in my apartment throughout the entire year I lived there. My biggest complaint was that since it was right on the bus line and behind the King Soopers, I could hear the large vehicles throughout the day and early morning, but noise-wise, that was the only thing I wasnt satisfied with. I rarely heard my neighbors, if ever. They planted pretty flowers in the spring, and had good upkeep of the landscaping. It was convenient to walk across the street to the grocery store. Although I understand that other residents have had issues with this facility, I would like to state that I never had any problems, I was pleased with the office staff, and that I would rent from them again.

If i could give this place -5 stars i would! The worst place ive ever lived. Lived in this hell hole for 6 months. While moving in my rude neighbor sat right in the middle of the steps while we were moving our stuff in and didnt budge sure not the apt complex fault but what is is the dirty carpets and the roaches climbing on the walls in the hallways the dirty laundry facility. A shooting happened on my floor as well. Ive come home with my children to homeless people sleeping in the hallway about 3 times and the offices response thats not our responsibility. They make you fill out a form when moving in about issues i still havent had my blinds replaced. Police officers knocking on my door asking about fights in the hallway. And the postive reviews herr have been paid for so dont fall for it i think its pathetic they have to buy reviews.

Very dirty and always smells. Utilities are ridiculously expensive but its always freezing because windows dont seal. When I moved in the apartment, reeked and it took days worth of scrubbing to get rid of the overwhelming stench. Dont worry though, they will charge cleaning fees at the end...... sure wish it would have been clean when I got it! Wont recommend.

This place is good if you are in need of a place short term and dont set high standards for where you want to live. The sewage has backed up 3 times since I have lived here, to the point that the entire bathroom flooded out into the kitchen and their was brown water ankle deep in the tub. You also receive no compensation for the pure filth that ensues as you are charged to use the washer and dryer to clean your sewage infused towels used to dry up the mess. 2 weeks after moving in the water- soluble paint used in the bathroom began to fade and showed yellow and black spots on the ceiling from what I assume to be mold and nicotine spots from previous smokers (showed in picture below). Cigarette butts were found in the heater vents located at the base of each wall, which further proves the situation. Though I have only seen 3 in the year I lived here, there seem to be cockroaches somewhere in the complex as well as small ants that come out if any food is left on the ground for extended periods of time. If you decide to live here, be cautious. I am an honest reviewer and wont bash a company if they do not deserve it. Unfortunately, you are getting much less than what you pay for here.

First off these positive reviews are fake, they’re offering 100$ off rent for people to write them. Second you don’t want to live here. Roaches EVERYWHERE and at least as far as i know nothing has ever been done to fix it. Also there is always being work done and nothing ever seems better.... the first several months i lived here the water and electric was randomly cut off for hours at a time, sometimes with warning sometimes not, then they decided to half change the flooring in the hallway so it was horrible cement with the left over carpet glue for weeks and they laid the wood down finally but there are still currently sections of carpet and cement and it doesn’t look like thats going to change 🤷🏻‍♀️ lastly they started roofing repairs which means LOUD construction for months on end and taking up ALL parking around each building (which lead to the office towing everyones cars lately). There is one helpful man in the office but everyone else I’ve spoken to has been either rude or clueless. The only redemption for me was the cheap rent but mine has gone up every time I resigned so at this point ill be out of here as soon as i have a chance.

Im very disappointed and shocked at how they treat new tenants ive called numerous times and no response and even emails I got no response from them at all and all I wanted was some questions answered and all this after I paid my application fee . So now the money I would have had to move in is now going to hotels to keep a roof over my head but Im homeless thanks to them

**BLACK MOLD**I put in 2 maintenance requests about the large amounts of black mold in our apartment and was given no response. I never paid my rent late or had any problems in the year that I lived here. Then, when I decided not to renew out lease because of all of the issues we had there, their attitude changed towards me completely. I had 6 people in my building leave the same month I did. This place is awful, besides the main issue of BLACK MOLD and their unwillingness to do anything about it.1. The cops are here everyday/night because of the people they let in here.2. There are always people yelling or partying outside the windows. I have had to doge fistfights and drunk people just to get in my building.2. The pool and washer/dryers are ALWAYS broke and when the washer did work, it would put holes in my clothes.3. You can not walk in the grass surrounding the buildings because it is infested with animal feces and it stinks.4. There were not screens in our apartment and the windows do not open. Nothing has been updated since the 70s, even though they remodeled the leasing office so it looks nice but the actually apartments are junky at best.5. The hallways had several large burn holes in the carpet and always smelled.6. The blinds in the apartment would just fall off every time you would try to close them and they never offered to replace them.7. My apartment was no where near move in ready when we first moved in and even though they admitted to it, nothing was ever done.8. The maintenance people would come into our apartment with no notice and walked in on me napping one day. Disturbing!9. Several things broke or were not in working order and SEVERAL maintenance requests and emails to the office had to be placed before anything was done about it, if ever.10. Cockroaches! Everywhere, all the time.11. After I moved out (finished my entire lease) they are now trying to charge me for the following turning in the keys a day early even though I paid the remainder or the rent and owed nothing. We did it a few days earlier because of the BLACK MOLD. Along with this, they are saying I broke every window in the apartment, they are charging us for the missing blinds that they never replaced the entire year I lived there, a new paint job and they had the actual nerve to charge me for the BLACK MOLD that they never addressed and wouldnt do anything about.When I signed the paper saying that I was not renewing my lease, they begged me to stay and even said that they were having trouble filling up the place. The office working was telling me he had to take out a loan to pay his bills because they couldnt get anyone to rent there. First of all that is really unprofessional and secondly only proves how heinous this place is. Now, after not renewing, not only are they charging me for things they made up, they would not apply any of my security deposit to these made up charges. When I sent several emails to everyone in the office, I never got an explanation or answer. They immediately put the amount owed into collections without even responding to my emails and calls for an explanation. the people in the office and Avantic Residential are known for being shady and crooked. They have done this to several people that I knew in my building alone. I also noticed shady business tactics when I went to look at another apartment building owned by Avantic Residential. I went to Summer Grove & Tanglewood Apts to take a tour and get leasing info. What they showed me was $800 a month apartments with holes and stains in the carpet and a half-working stove and I was told they would not replace either. I was also told 3 different prices on the 3 different occasions I talk to someone.Please heed my warnings and do not rent from anything that is owned by Avantic Residential. They are a smoke and mirrors operation that will ruin your credit and steal your money.

The leasing agent was amazing! Helpful and sweet. It was frustrating that we had to get a two bedroom just because we have a one year old. She doesnt take up as much space as they think. Most places dont mind three people in a one bedroom unit, especially if the third is an infant/toddler. The apartment was a completely different story. For a two bedroom apartment that was 610sqft teu wanted $850 + had to pay all utilities. 1) The unit looked like a basement bedroom. Scary movie type. 2)The kitchen area was crazy small! I lived in smaller unit at different location and the kitchen was 2* the size as this one. Looked like a mini stove from 1960s. 3) The shower/tub looked really rough and gross. 4) The carpet wasnt even Clean for the showing. Thats not a good sign. 5) It also had a really strange smell. All of these were no good for us. They did have a decent laundry room right next to the unit. Parking seemed to be pretty good with lots of available spaces. Literally right across the street from shopping which is great! If you are a couple or just one person who isnt really home alot this (the small two bedroom) could be for you.

DO NOT LIVE IN THIS HELL HOLE. I lived here for a year and it was horrible. The staff is so unprofessional and have literally no idea what is going on the majority of the time. My husband and I put in a work order for them to fix the heat for the winter and which they never did. Well long story short the pipes in the kitchen froze and they made us pay for it even though it was their fault they would not fix our heat. I cant tell you how many times they would just randomly shut the water off for multiple days. They never fixed anything no matter how many work orders we submitted. The staff is incompetent and frankly rude. It is clear their goal is to squeeze every last dime out of the failing structure you call The Residence of Austin Bluffs. You are probably better off living in a tent

The office does not answer calls or emails. They overcharge at any chance they get, especially on move out. Lease Renewals are so rare the office manager Katrina Coe does not even know how to file one. They are charging $2000 to our credit on move out saying we did not notify when we did. And they refuse to fill out a residency verification for our new property management company so we cannot get a new place. They are INTENTIONALLY making us homeless. DO NOT GET SUCKED IN BY THESE SCAMMERS.

Please stay far away from this property. I lived out of storage bins, bagged all my clothes and even towels toothbrushes.I never ate there didnt keep any dishes in cubards. This place lies about infestations and has a serious problem with roaches. Its sad theyre still in business. Please do not live here and do not bring kids anywhere near this place. I even took pictures and showed their attorney about their problems STAY FAR AWAY! I would give this place a negative star if I could, surprised theyre still housing families.

Horrible place!!!!!!!!!!!!!!! the management doesnt fix anything but if youre a day late with rent they will put up an eviction notice the very next day!!!!!!!!!!!!!!!! unbelievable and lazy rude people!!!!! the other tenants do drugs in the hallway and so much more. somebody broke out the fire extinguisher and sprayed the cars in the parking lot. management did nothing. i put up a sign to help catch the kid who did it and the staff took my sign down and said,nobody cares about this, while i was listening by the window. my wife was pregnant at the time and the spray went into our bedroom and filled it up. it couldve killed her and our baby!!! do not move into this place unless you love crack-cocaine!!!!!!!!!!!!!

I moved in here over a year ago and when I read the reviews I assumed it was just some upset residents and this place wasn’t that bad. So let me warn you about a few things:1) the grocery store and buses are very loud so if you are a light sleeper I strongly recommend you look elsewhere.2) bed bug infestation! And they do not treat them properly so they just come back. After this place has infested your nice furniture with bed bugs they will then try to stick you with the $300 bill. If you actually read the lease you would know it says that they are supposed to pay for it and their property manager clearly has not read the lease and doesn’t know anything about legal documents so I hope you know a good lawyer. You also pay $2 a month for pest control that never happens.3) the pretty pools that are in the pictures haven’t been open the entire time I have lived here. You still pay $3 a month for them though!4) the pictures in general are extremely photoshopped the apartments are dark and the upgrades are cheap imitations to make it look nice in pictures but fall apart when you actually live in it.5) you cannot actually control the heater. So in the dead of winter you have all the windows open because it is 90 in your apartment.6) there are cockroaches they weren’t kidding.7) if you like showers I hope you like the water turning ice cold or boiling hot randomly and every 5 seconds.8) they shut the water off whenever they feel like it. Don’t expect to take a shower in the morning because you most likely won’t be able to.9) if you have a nice car this parking lot will ruin it. People will hit you and leave no note or will scratch it with their doors.10) I’ve seen multiple cars that have gotten broken into by having their windows shattered.11) people will search through the dumpsters so hopefully you don’t accidentally throw out sensitive information.12) they will also break into your mail box13) I know they said they have security but you won’t see him for 6 months at a time. And if you try to call the number it’ll just go to voicemail14)homeless people will literally just hang out in the hall ways since there are no locks on the doors to the building.15) there will be dog poop everywhere since they allow pets and I hope your cool with that dog barking nonstop all day because they do nothing about it.16) if you hate the smell of weed I recommend you move elsehwere since it smells like you walked into a dispensary in all the buildings.17) the windows literally will fall out of the frame and I’m sure they don’t even lock so if you’re on the basement floor then you will probably get broken into all the time.Otherwise the place is liveable if this is all you can afford but I strongly recommend you try to look elsewhere first.

Not a terrible place, until move out when they try to gauge you for every dollar they can. Trash is ongoing issue, it’s everywhere, hallways are never cleaned and spiders in every corner. Heaters don’t listen to thermostats so with windows open your apartment won’t get below 75. Leasing office never answers the phones. Laundry rooms are always trashed, with homeless people sleeping under the tables. Hott water goes out and take emergency maintenance 3 hours to call you back. Pool doesn’t open until July, and is almost always closed for maintenance, not that anyone ever enjoys it anyways because there is no pool furniture, so your towel goes on the ground and gets soaking wet before you’re out of the pool. I wouldn’t recommend residence at austin bluffs to my worst enemy. Good riddance!

So far its great! Had an issue with my shower not working properly and less than 4 hours after I submitted my maintenance request my shower was fixed! I havent been here long, but I havent found an issue yet!

The worst experiences with total disrespect to the tenates life safety and wellbeing.Not only is place owned and operated by some of the most immoral people the stuff they allow to happen poses a direct threat to everyones safety and integrity of propertyIn a matter of months there have been 3 suicides 2 murders 2 police raids and countless break ins to apartments and cars.This place just wants your money there rent may start around 750 but be late by a few days and it quickly becomes 1300 with refusal to do anything but take you to court for 1300 for one month and expect you to count. Paying as if you actually agreed to those charges.Please of your reading this avoid the hassles and avoid risking your safety for check rent.My wife and I have felt Discrminated against by this place and there employees as well as have been concerned for not only our but everyones wellbeing and are absolutely appalled that this company does so little to ensure its bottom line.Between the bugs the homeless the drugs and the absolutely disgraceful management this place is a nightmare.

I lived here for a year. Maintnece doesnt fix ANYTHING( ranging from sinks and drains to heating and ac they dont care if the ac works or not), the office staff couldnt care less about their residence. Your getting harrassed and threatened by another resident they dont care. The mail drops off stuff at the office and they SIGN for it and NEVER call to tell you its there. Lost 80$ on a car part because they didnt have it yet months later they had it. Get mail after I move out because of an accident with addresses they sign for it on Friday and NEVER call you, waited a week to find out from babies r us that it was delivered there. If I could give this place a big fat ZERO rating I would! HORRIBLE I REPEAT HORRIBLE PLACE TO LIVE!

Update: Once again no one is at the office when theyre suppose be. Three times now in the last month. Dont move here no matter what, being homeless might be better at this rate, at least I wouldnt be wasting moneyFront office isnt open when they say they are. I took off work early today because I desperately needed to add money on my laundry card and for some idiotic reason the only place you can do that is the front office. Well imagine my surprise to show up only to have the office closed. If you say youre open Sat from 10-4 maybe you should actually be open? Im furious. The complex is a dump too, tons of bums roaming around breaking into cars and the buildings are a bunch of run down pos from the 70s.

Do not move into this place. Over priced for way below average apartments. Car got broken into. During the move out process they tried charging me for redoing counter tops even though they were probably from 1967. Huge mistake giving this place a try.

Bugs, mold, horrible appliances, beyond disgusting very old carpet, heat broken March to end of May, yet still charged full utilities, even double utilities one month when one person resided there 10 out of 30 days. Maintainence breaks in when Im not home without permission, half the time not actually fixing the problem but marking it as fixed, not coming back to finish. I have to put in request to fix something 2-5 times, plus verbal and phone calls/msgs which are mostly ignored. By ignored I dont mean that Im not talked to death so I will walk away and leave them alone, I mean that nothing is actually done action wise until I am so frustrated that I complain to the owners of the company or put a request multiple times because nothing is done but marked as completed. .Two months later I still have heating boards in disarray, but dont want those people in my place anymore fixing same problem month after month. Dirty disgusting hallways and parking lot with broken glass, had to get all 4 tires changed. Neighbor arguments get heated with wall punching and door slamming, not to mention very colorful language shouted all hours. Arabic music blasting after midnight. Cars gather after 1 am and drinking and socializing gets really loud. Car alarms go off all the time, many after midnight. We are well into June, not sure when the pool is supposed to be operational. Smoking all kinds of things in hallway, near doorways, right by the windows. Posted sign doesnt actually stop people from continuing their behavior, only corrective consequences will alter actions of these types of individuals. Please document all the dirty broken things, because like so many that have gone before you, you will be charged for items already not functioning when you moved in. Also, security deposit is non refundable if you stay less then 2 years, read your lease. So the charges they decide to add is on top of the deposit that you lose. On the plus side, pets are allowed with $200 deposit, its near a bus and 24 hr King Soopers, Walmart and other stores. If you dont mind dirty disgusting conditions, sleepless nights, if you are a smoker, and ok with being lied to ( get as much in writing as you can), Then this place is great for you! Just please be careful when dealing with the office personnel. Did I mention bugs? After 7 weeks they finally gave in and got me exterminator, now more bugs. I cant deal with this anymore, but if I saved even one person from the heartache, anguish, freezing, inability to cook a meal, asthma attacks and sleepless nights then my suffering and this long review was not in vain.

Great location, absolutely terrible place to live. Bed bugs, cockroaches, drafty windows, poor maintenance. Id never recommend these apartments to anyone.

Absolute worst apartment complex Ive ever stayed at. Management is nice enough but the buildings are very old and need constant repairs. Heres a list of repair issues during our 6 month lease: upon move in multiple outlets not working, windows wont lock and burnt out light bulbs ( multiple reports, never fixed), after move in: had to have leaking toliet replaced, entire bottom floor had sewage back up- bathroom flooded(no toilet, shower for 2 days), living room light fixture blew- lights didnt work( never fixed). We wwere stolen from twice during our stay, bike stolen (lock was cut) and outdoor storage closet was broken into. Also had cops looking for my neighbor as a wanted criminal. Wouldnt recommend anyone stay here.

I, my wife, and my 3-year old moved from FL. We were staying at the hotel so had to get a place fast. This was the first place that responded. When we moved in, the drawers were missing from the cabinets. It took them 3 weeks to install those and bottom drawer after numerous requests still has no rail on it(that is since April and its September now). The place was filthy. After staying there for 2 weeks we noticed that the windows howl like a wolf. Most screens are damaged. I understand this is an old building, but the place seems in poor overall upkeep. Since we got in, there is a carpet strip missing to the entrance to kids room. Weve been asking for past 5 months and they told us eventually to call the maintenance contractor ourselves and get it installed. What do I need property management for if they dont do anything? Since august the hot water is only hot sometimes. Now in the beginning of September, the hot water is ice cold. Maintenance says that they installed a new boiler on 09/10, but now it is the evening of 9/10 and hot water is still ice cold. Due to water temperature I cant even give my kid a bath or do dishes, or take a shower. To top it all off, no one never even bothered to let us know that there is an issue and when we called maintenance, they told US to tell OTHER residents whats going on.On 09/08 in the evening they stuck a note in the door regarding the fact that parking lot will be restriped and if anyone dares to park there will be towed at Owners Expense. May I ask what if we were gone on vacation for a few days? Now the rent charges are not disclosed most of the time until night of the 2nd, but if they are brought in on the 4th, they are late and subject to late fees and a notice on the door Vacate or Pay.This is a perfect example of slum lords. If you think about living or renting here, think again. This is possibly some of the worst managed and maintained apartments in Colorado Springs.

I lived here a total of two years. Havent heard back yet about whether my deposit will be returned at all. Id say this place is average. I didnt love it or hate it, but when they hiked up the rent, it was no longer a bargain of service vs price. The rent hike was done right after Vukota bought the property, the same guys who bought Summer Grove, so dont blame the leasing staff in the office. Blame the smash the poor into the mud and steal everything they have mindset of investment companies who should probably read up on the french revolution.Bad pet experiences- my border collie mix was attacked twice by pitbulls off leash out front on the property. The office located and removed one, the other one is still there as far as I know. Ive seen their staff waving HI to tenants with dogs clearly bigger than the 30 lbs limit, so they dont really enforce the pet limits until something happens. There is also a vicious as hell rotti living in a house behind the complex that pretty much attacks anything withing reach and is tied with a long cable from the garage in the alleyway. So while they do accept small dogs, I cant recommend this as a pet friendly place. Walk your pet only with serious personal protection at hand.Pros: Relatively cheap, good location behind a grocery store (a very big pro in my book) and near UCCS, friendly quiet neighbors, they do allow pets, new office staff is very friendly and far more effective seemingly that the past office staff, the maintenance staff always did a good job on the work they did, no bug or rodent problems, the hallways were always neat and clean, the laundry facilities were always kept up, AC worked fine, snow removal was always done timely, utility bills were usually fair, they did hire a security guy to patrol the parking lots at night which was an improvement over the nothing they had before, wide staircases for easy moving in/out.Cons: Can find apartments with far more features and better maintenance for the same price range nearby, the place is embarrassing to bring professional guests home to because of its appearance, we had huge water bills at random intervals with no explanation, they do tack-on rents for a storage closet and pet rent (fancy names for a rent hike since they take a pet deposit too), theres tons of dog crap in the grass everywhere (shouldnt pet rent be paying for removal?), if a maintenance request gets lost in communication if wont be taken care of for at least a year- we waited a year for cabinet facings and lots of other things were simply never fixed, and the water was shut off randomly about every other month with no warning, sometimes for an entire day or two.Conclusion: Not as terrible a place as some people have made it out to be, but you can get a lot more bang for your buck by looking around now after the latest rent hike. Probably a good place for broke students because of the location, section 8ers if it can pass inspection, or military roommates.

Disgusting place to live. My wife and myself have been stationed here in the springs and had to make a last minute choice for somewhere to live and this is all there was. Our windows dont lock, the ones in our bedroom are plexi glass! And theyre bowed out and over an in of open space so its constantly freezing. All the maintenance did was tape over it. The upstairs neighbors broke a water pipe and it went throughout our entire apartment and flooded our bathroom and when we knocked on the door to tell them to please shut the water off they said no and had it on for another hour. The maintenance is rude, and doesnt do a damn thing. Because of the water damage there is even more mold and the office denied it. We have no ceiling in the bathroom over the tub because of the water damage and they have still yet to fix it and it has been 3 months. I am military so i am gone more times than none and they said i wasnt aloud to have my family over to check on my wife every other day and that their service dogs werent aloud on the property because one of them is a pitt. ITS A REGISTERED SERVICE ANIMAL. You can clearly see the dogs vest and ID tag clippped to said vest. Drugs are constantly being done in the hallway and in every other apartment. Bugs and dirt everywhere. Hobos checking peoples doors at night to see if theyre open!!! This is the nastiest, dirtiest, most disgusting horrible complex in the ENTIRE Colorado Springs area. Highly recommend that you do not put your business here at all. If they had negative 10 star rating i would put it.

I have been living here with my mom the past 6 months and I love it here!The complex is under New Management and they promise for many upcoming positive improvements for the residence.Lots of space, private hallways, and a great courtyard area next to the pool with some very useful permanent BBQ grills!And the mail is delivered consistently at the same time every day which is a bonus.Its within walking distance of Union Trail, King Soopers, Great Clips, Papa Murphys, Veterans Liquor, TCBY, Jack In The Box, Jimmy Johns, Mauricios Taco Shop, Iguana Glass, Best Budz, Native Roots, Firehouse Subs, Smash Burger, Goodwill, Wal-Mart, Myxed Up Creations, A&W Burger, 24 Hour Fitness, Goodyear Tire, and many more places!Plenty of public transportation available every 30min on Austin Bluffs, Academy, and Morning Sun Ave.Utilities run about $60 and rent is priced #1 in town!Theres Never any crime.We just renewed our lease for another year because its such a great place to live!

I have only been here 3 months. In those 3 months i have had yellow stuff dripping from my ceilings in the kitchen that they dont know what it is. I left for a weekend and came home to a pretty decent amount of dirt and what looked like mold appearing in my bathroom, again, we dont know what it is.... During this last snow storm the parking lot was so bad hardly anyone could get in or out. I ended up having to pay to get my car towed out so i could finally work friday....asked if even the main areas could be plowed and was told its not their responsibility, but the next time it snows i am welcome to borrow a shovel from maintenance....?!? Now in the last two weeks i have seen 2 cockroaches in my bathroom!!!! (hmmm maybe what caused the dirt?!).... I got absolutely no response from either coporate nor the main management regarding the cockroaches today. I pulled my fridge out tonight, as i was told they like to live there, and sure enough 3 or 4 more go scurrying into the vent!!! Disgusting!!! I grabbes my essentials and i will not be back until it has been bug bombed. There are over 140 complaints with this complex with code enforcement! Do not move here!!!!

Was shown an apartment that smelled like smoke. The colors are jarring and the fitness center has just 2 machines and no weights. The guy who showed me around was very friendly though
