We have been with M. Fishman for almost 5 years, and weve had a pretty great experience! The biggest bright spot has been the maintenance team and, in particular, Nick. He is always super helpful and quick to respond to and attend to any and all maintenance requests. He would even periodically stop by if he was in the building just to check to make sure everything was going OK and asking if we needed anything at the moment. I see Nick around often, so I know he is always incredibly busy, so for him to give such great service and work quality was definitely very much appreciated!

Lived at 3335 W Diversey for two years, my building manager Sarah always go above and beyond to accommodate any needs and requests. Yes, its old building and facilities, things cant be as smooth as fancy high rise. Maintenance team has always been responsible and attentive. Hallways & common areas are cleaned daily. Will choose to live again.

I had nothing but a great experience while living at an M. Fishman property. Maintenance is great and super responsive, the property manager was always fair and professional, and the quality of the property itself was exactly what I had hoped for. Ive lived all over the US in many different rental properties and this was by far the best experience. Id recommend an M. Fishman property to anyone moving to the area!

Just dont move into any of their buildings. We found black mold, 2 of my neighbors are suing.Overpriced, not worth it. My utilities came out to ~200 monthly, so remember to add that to the rent. Insane.

They will scam you for your application money. They require first months rent as a non refundable application fee if you dont sign. I know multiple people who have lost over 1k to this company simply by applying. Do not apply if you are not 100% sure you will move in if accepted. Not worth it there are much more reputable and reasonable companies out there.

Avoid living at any M Fishman property if you can. I cannot wait to move out and never deal with them again. They nickel and dime you for every little thing. They use a predatory utility company and charge you for everything and have insane late fees. This is the only apartment Ive had in Chicago where I have to pay for radiator heat that I cant even control. When I asked for a know for a radiator I was told to open my windows if it got too hot in my apartment. The laundry is priced twice as expensive as any other place I lived. Garbage company run by garbage people.

I havent had to work with a management company in almost a decade and I have to admit, I was worried. After finding a couple of options in the area I wanted to live in, I met Kyle the leasing agent. Not only did he show me several apartments, it was clear from the outset that he was invested in finding the right fit for me and what I was looking for. He was very communicative and incredibly helpful. I ended up finding was has turned out to be my favorite apartment in Chicago after 11 years and I couldnt be more grateful.In dealing with the company, the building manager Alyssa has been on top of everything and even got me the keys earlier than anticipated. Shes been very communicative as well, never taking more than a few hours to respond to my emails. Additionally, the on-site maintenance has been very responsive and kind.Finally, Fishmans online tenant portal is SUPER easy to use and consistently a resource.Obviously there are a lot of people out there who are haters, it is the internet after all, but Ive always had a great experience with the company and would recommend them to anyone, especially working with Kyle if you get the chance.

I lived at a Fishman property for 2 years. The building was very well maintained. Maintenance staff was prompt to any needs. Office staff (Alyssa) was always quick to respond and very professional and courteous. Taking pandemic precautions, the staff wore masks and came around frequently to clean and disinfect common areas.

I am a current tenant and am writing this review because I think Fishman & Co does not get the credit they deserve. Anytime I’ve submitted a maintenance request, they’ve been responsive and communicative. In fact, they go above and beyond! Courtney is the absolute BEST! We love living in a Fishman & Co. I have been renting with Fishman for 7 years now. I have had 3 separate Fishman apartments and I have loved the all. The maintenance team is always prompt to answer my questions and to send someone out to fix something in my unit. My sidewalk is always shoveled and salted before I leave for work in the morning as well. I had a maintenance request over the weekend recently and their after-hours service helped me out that same day. People dont take the time to write positive reviews for their landlords, so I thought I would let people know that Fishman is a great company to rent from and I have had a very happy 7 years with them.

3337 W Diversey is absolutely infested with roaches. One jumped out of my freezer. I opened one of the washing machines to see a roach climbing over my freshly laundered clothes. I would complain and they would send maintenance by to “spray” which ended up being one guy with a tube of roach gel. The water in the building was turned off for 24 hours with no notice almost once a month. My entire stay was miserable.

If I could give negative stars for this company, I would. M. Fishman is a horrible property management company who does not care about the quality of their properties or the satisfaction and well-being of their tenants.As a previous tenant, I broke my lease and moved out early due to significant water damage to my kitchen and bedroom. For over 24 hours, I had water pouring into my kitchen and subsequently the unit below mine. It was a Sunday so what were they going to do?...is what I was told. After ruining my antique buffet, numerous towels and blankets used to try to contain the water, it had finally stopped coming in but was still sitting on the old disgusting laminate floors. M. Fishman proceeded to clean the floor and put new peel and stick laminate over top of the water logged floors. The bottom cabinets were also rotted out on the bottom from current and previous water damage but that was not a priority for them to fix. The water ran underneath the refrigerator which began making strange noises resulting in me turning off the unit and losing my food. In my bedroom, water came pouring in on several occasions due to a clogged drain in the balcony above my unit. Each time, it stained my cream colored window coverings with brown, disgusting water while also continuing to rot out the wood trim and windows. The balcony light did not work due to a short in the wire that was too costly to fix. Meanwhile, water continually came into my bedroom from the balcony near the wiring for the balcony light.I did not feel safe living in this apartment. I did not feel healthy and was frequently sick as Im certain I was breathing in mold for over a year. I did not feel as though M. Fishman had any care in the world. Not to mention, when I left, they raised the rent of my unit by $245 a month. A unit full of water damage and issues where they had just laid peel and stick floor over top a floor that was previously water logged and filthy. No other improvements had been made to justify that high of an increase in rent.Do not involve yourself with this company.

I recently subleased an apartment and after expressing interest to renew, the property manager Alyssa decided to put the apartment back on the market instead within days of confirming my renewal. I will now be giving my business to another company that handles their rental process ethically.

STAY AWAYI lived with them at 2453 N Spualding. Building infested with Roaches, management was always rude and would charge your for every little thing possible. I moved after a year because they raised the rent 350 bucks a month, and they charged us 1,000 bucks for things that were broken when we got there.This greasy company bought up alot of the affordable buildings in Logan Square, installed IKEA furniture to call it new, and raised the rent considerably.YOU HAVE BEEN WARNED

I went to view an apartment on Milwaukee and Diversey. It looked good, but something seemed just off, and the people in the building who saw that I was being shown the apartment had this angry look on her face that seemed like maybe I should look into this more. So once the man who showed me the apartment sent me the link, I looked up reviews for the company. Clearly concerned based on the reviews and thankful I looked them up, I called the office of M. Fishman to see what type of response I would get from calling and to ask who the property manager is (I definitely would not rent if whoever Courtney is is the property manager).Wow. I am not even a tenant yet, and the man who answered the phone could not have been much more rude and unprofessional.Me: Hi, I am interested in an apartment 2781 Milwaukee avenue and I was wondering if I could find out who the property manager is?Him (rudely): You dont need to know thatHa, what? Did he really just say that?So I continued, Okay well I would like to rent the apartment and I am wondering who the property manager is.Him: You dont need to know that. Im guessing you need to set up a showingMe: No, Ive already seen the apartment; I would just like to know who the property manager is.Him (again very rude): Well its courtney... (stops himself) No, no, its not Courtney its... Alyssa.Me: Oh okay. So its not Courtney?Him: Its Alyssa. She works here in the office. And.. yeah.Me: Alright well I was looking up reviews, and I just wanted to make sure the property manager is not Courtney.Him: literally scoffs over the phone and says something sarcasticI just said goodbye and hung up at this point.So I would say it is safe to assume the reviews are true. I cant imagine how they would treat me as a tenant if I was treated so poorly as a prospective tenant.Moral of the story: look up reviews first.

THESE BUILDINGS HAVE TAPS THAT TEST POSITIVE FOR LEAD CONTAMINATION!! I had the Chicago Water Department do a test on a property on HUMBOLDT BLVD. IT TESTED POSITIVE FOR HIGH LEVELS OF LEAD. THE TOILET WATER LOOKS YELLOW AND YOUR SKIN FEELS IRRITATED. these people are also rude and do any little thing for money. DO NOT RENT FROM THEM.

I lived in their 5417 N Kenmore building for a year in a studio. The place looks nice and the price and location is great, but my rating is because I had bed bugs for a lot of the time. The company legally cant rent you the unit if there are bed bugs in it, and they comply with the letter of the law, but according to my agent Courtney they dont have to tell you theyre in the building (they are - all over) unless you ask, then they have some kind of legal disclaimer about it. Im moving out after 13 months and asked her if there were bed bugs in the building when I moved in and she said there probably were as it has been an issue, but not in the unit. However, when you have an old building full of single apartments - if there are bugs in the unit next to you its pretty much not if, but when you get them. Theyre probably in the walls and between floors since it seems to be such an extensive problem.The other thing is, as far as treatment is concerned, they must contract with some discount exterminator, because every time theyve treated the issue its just sprinkling some dust along the walls. Not sure if this is Borax or some kind of bug treatment, I dont think M Fishman knows either because they never have a clear answer and clearly get some kind of canned treatment description from the exterminator. Im sure its the bare minimum legally-required treatment in the legally required timeframe to not get sued. I know someone who is a property manager at the Salvation Army and they will seal every room that has bed bugs and heat it to a temperature that kills them in the entire place. God bless the SA, they do great things for people, but just know that the homeless get better treatment for pests than you will in this building.Of course, theres a life lesson here about something being too good to be true when looking for the cheapest place in a great area. Youll have to make some sacrifices, but coming off my first almost year-long experience with these critters I wouldnt recommend you compromise on this one. Its not in Courtneys interest or the companys interest (nor is it mandated by law - so theyre not doing anything illegal, just IMO unethical) for them to be super upfront about the bed bug problem here, so be sure to do due diligence. Push on the rental company, look online, and talk to current tenants.

I have lived with my boyfriend at two separate M. Fishman locations. The first was a 1 bedroom in building on Wellington. I must say that was my favorite apartment I have ever lived in due to the exposed brick and amazing neighbors. Also, M. Fishman is dog friendly which can be difficult to find. However, if your dogs are well behaved and you pick up after them, they are open to having dog owners. Now, we live at a 2.5 bedroom in practically prime Logan Square location. Our rent is high and getting raised once our lease ends, but its understandable. Mostly for location reasons. My maintenance men at both apartments (Silivio&Chris) have always been attentive and extremely friendly whenever we have needed something or had an issue. Also, Kate at the front desk at M. Fishman is a sweetheart and has been a joy as well. Overall, I am very pleased with my past two years with the company and would recommend them highly to future renters!

Lived in a unit at a building that M Fishman runs near Kedzie and Fullerton. It was a 2 bedroom and it was kept in terrible condition. The appliances were severely outdated, but at the time we were desperate to find a place. A couple months in, the mice began to show themselves and would scurry around the apartment. This issue was handled by placing sticky traps all over the apartment, which, as you can imagine, was quite unpleasant when a mouse entered the trap. The mice would squeal in the trap until the handy man would come over and actually stomp them. Perhaps there is no other way that could have been dealt with -I dont have extensive experience in trapping and killing mice- but it was pretty traumatic to watch.They also charged a move in fee not a deposit, but then tried to charge us for cleaning when we moved out, so were not exactly sure what the move in fee actually covered. Overall, it was clear that the company didnt care about its tenants or its properties, just its money. We left as soon as the lease was up and had to get an attorney involved for them to back off of the illegitimate cleaning charges. Id avoid living in their properties if possible. Good luck.

DO NOT RENT FROM THEM!I just received my renewal with a 44% increase! My rent is currently $975 and they raised it to $1400! They told me that I could counter, and which I did with $1100. They then denied the offer! They wouldnt even accept an increase of $125! But would like to increase the rent by $425! GOLD DIGGERS! Seriously... they are ruthless and do not care about their tenants. Also trying to get a hold of them is pretty much impossible. You have to email them about 5 times with a follow up in order to get an answer. Very unprofessional and very sneaky!DO NOT RENT FROM THEM! HORRIBLE MANAGEMENT!

They claim to be pet friendly. They even advertise in bold print on their flyers. Let me tell you - they may allow dogs in the apartment, but this company is by no means pet friendly. They do not allow dogs to even WALK through the main stairwell or THROUGH the courtyard to exit for a walk. They want you to go out the back stairwell through a dirty alley just to take your dog out (no accommodations made to make this area pet friendly). And to top it off, the alley is absolutely wrecked by the construction thats been going on - dust, wires, and wood left out on a daily basis and they want me to walk my dog through that several times a day just to go to the bathroom. Oh and, the construction workers SMOKE IN/ RIGHT OUTSIDE THE UNITS, so our entire apartment smells of cigarette smoke regularly. Do not rent with M. Fishman. Especially dont rent with M. Fishman if you have a dog.

Logan SquareOverall, fun location and cute, but older pad. I would have given them 4 stars, but the last month there was miserable. I decided to move in order to make my commute shorter, but this came at a price. The last month or so at my apartment I would get at least 3 phone calls a day from individuals trying to show my spot. The entire last month was people in and out (not what I bargained for). It would have been better if they had arranged an open house or times for showing instead of having my life randomly interrupted at a annoying rate. I also felt they were a little micro managing. As a tenant I was clean, quiet , and stayed out of the way, but would still get notices about problems I didnt cause, because they couldnt pinpoint the culprit. They took good care of the property though and maintenance was very responsive.

Big warning!!! This company will NOT give proper notification if they find any debt owed.Faithful tenant for over a year at one of these properties. We sublet for the remainder of time left on lease. The sublet left a month early unaware to us. Time passed and suddenly I get mail from a debt collector that doesnt spell out what the issue is.Instead of dealing one on one with their previous tenant this company went straight to debt collection. Disgusting. Search elsewhere for where to rent!

Very hard to find an apartment in Logan square that isnt this company. Maintenance requests are filled about half of the time, the units are dated and over priced. I locked myself out once and had to Zelle one of the maintenance guys $50...wtf??? This place will nickle and dime you until you lose your mind, find a place that doesnt have their sign on the front of the building and save yourself the headache.

Hated most interactions with this company.They broke the lease, giving my keys to an agent when my apartment wasnt even on the market.The agent then entered my apartment when I was home, with approximately 30 seconds between the knock and the entrance. I could hear them through my door after the unknown man closed the door explaining the amenities of the apartment (a laundry room, which had at least one broken machine (of 4, 2 washers, 2 dryers) at all times).I called their office to complain that someone had entered my temporary home with no warning, even though the lease clearly states that I would receive 48 hours warning before entrance, and they had no idea who had my keys.Totally unregulated entrance to my place of residence, which puts all of my belongings, myself, and my two cats in danger.I cant believe they still have a company. Check out the yelp reviews. They are a terrible company.On top of all of that, there was a water leak that damaged our ceiling. Despite numerous requests, it was not repaired for 6 months. Thats right, 6 whole months between the time it was reported and the time it was repaired.Totally unacceptable, on every level.

Horrible management and customer service. Property manager is impossible to contact with issues, such as rampant package theft from within their “secured” building. Not a safe area and certainly not a secure building. Un-understanding management and not helpful. Pricing is a rip off for what you get as well. Look elsewhere in Logan or wicker! Courtney doesn’t give a s*** about the tenants once you sign the lease and will ignore your texts, emails, and phone calls.

Was given false hope during tours on approval odds. Paid $100 to be denied w/o a co-signer I was surprised that they needed my first months rent to even process my application. If I could give negative stars I would. M Fishman only cares about making money. They are one of the primary reasons Logan Square is gentrifying so quickly. Theyve jacked up rent to insane levels and their properties are absolute S H I T. Ive lived in two: theyre not well maintained, they have rodents, and theyre incredibly overpriced for what they are. M Fishman recently forced a neighborhood gem, Half Italian, out of their spot by TRIPLING their rent. Tripling!!They dont give a f*** about their tenants because guess what: theyll just get some richer, whiter people to move in and pay their extortionist levels of rent!THEY SHOULD BE BANNED FROM RENTING OUT PROPERTIES IN UP AND COMING NEIGHBORHOODS. THEY ARE ONE OF THE MAIN DRIVERS OF RAPID GENTRIFICATION.

This is hands down the worst rental experience I have ever had. On the day we were set to move in they were still painting the walls at 3pm. All of the appliances are very dated, and much of the apartment is in poor condition. it seems as though they paint over everything (moulding, fixtures, outlets, pipes) every time a tennant moves out, so a lot of things just dont work. In JULY they sent an email telling us to keep our windows closed for masonry work that went on weeks and also on weekends. None of the units have AC, and they didnt tell us when we would be able to open our windows again. The maintenance guy is prompt, but Courtney will ignore your phone calls once you sign the lease, even if you are having non-maintenance related problems with the apartment

Lived at an M. Fishman property that was infested with ROACHES. They refused to send out exterminators or allow me to get out of my lease. I found them in my clothing, bedding, and food. They were everywhere. After many conversations and months where I tried to resolve the problem, I finally had to put my rent in escrow before they would let me out of my lease. I spoke with several staff people who reported this behavior is just par for the course with this company. Fishy!!

The space is gorgeous and very reasonably priced and management (Stephy G.) has been nothing but loving and supportive to me. Poor-Fair is not sufficiently low. Many renters dont read their lease -- insist on a careful review by someone who knows leases before you put ANY money down. The landlord tries to hide the lease, allows misreprentations about possible changes which it will then not consider, and is happy to steal a months rent for the application deposit. They say they cannot make changes but have errors and egregious terms. BEWARE!

Aaron Vince showed me around logan square and was extremely honest and knowledgeable of the area. I had offers for places of the same size but felt more comfortable with the information Aaron was able to give me. I needed to be by the el and a different location I almost went with lied to me terribly about how close they were to the el. Aaron was very upfront and even showed me exactly where the logan stop was. I felt very confident with my choice as a renter. All I can say is thamks

Lived here for a year and when it was time to resign my lease, before I answered with a yes or no, they showed my apartment without a 24 hour notice and then proceeded to enter without permission (against the lease) They rented out my unit and then told me I could move up stairs for a $300 increase for a smaller unit?!? I wouldnt recommend renting from this establishment.
