Valarie was the absolute BEST! She made sure that I had everything that I needed and she’s always a phone call away. I had an issue when i went to the management office, I informed Valarie and she instantly did what she could to make sure that the situation was handled properly. She really provided the best service out of all the people I’ve dealt with that’s apart of the Monroe Management. She’s literally the only reason why I’m rating 5 stars! Emmanuel the property manager was HORRIBLE! I was given my remaining balance a week before my move in date and I paid it in full, unfortunately once I got to the office to pick up my keys I was informed that I was misinformed about my remaining balance after I double checked with Matthew. Emmanuel demanded that I had to pay my balance right there or I was not going to be able to get my keys and move in. I had no issue with the payment but I do have an issue with being forced to correct a mistake I did not make. I asked if I can speak to the individual that owns the building and he refused to release that information to me. I am very unhappy with the way he handled the situation and I highly recommend that they replace him with someone else because he will be the reason the company gets a law suit! Because I truly feel like if my skin was a different color he would’ve approach the situation better and I would’ve received better customer service.

Been leasing with this company for 2 going on 3 years. Very responsive and professional. The units are very modern and open. The price is at an incredible value for the area. Payments and maintenance requests are done on the website which is easy to navigate.

They bill themselves as having luxury apartments. We moved into a newly remodeled building on the third floor of a fourth story building, when the first heavy rain came the ceiling started to leak, on the third floor, when we had a whole floor of apartments above us. I reported this and they said they sent a roofer up to fix it. The next heavy rain it happened again and the ceiling started to drop in, I reported it again and never received a response. After living in that apartment for 11 months, we moved out early too just like the other one star review, I can say it was easily the worst apartment and renting experience Ive had.When we moved in, the apartment had not been cleaned, there was no hot water, and none of the shared appliances in the laundry room had power or water. When we reported these things we repeatedly received snarky replies as though we were bothering them and not actually requesting assistance from a landlord that we paid rent to.To top it all off they locked us out of our apartment a day early despite having emailed back and forth and agreed on a specific move out time, illegal, and weve had to spend several days trying to get our cleaning supplies back from them.Rent from them if you dont mind tiny over priced apartments and rude maintenance people/staff. The apartments look nice online, but once youre in them just look under the counter, nothing is actually finished or luxury. The best part is youll be able to hear your neighbors entire conversations because their buildings have no sound insulation between apartments or floors. Also expect unrequested frequent installs, maintenance, and needs to access your apartment with the minimum amount of notice.

I rented from Monroe for 2 years in their 1040 W 18th building and personally my experience was overall positive compared to other previous apartment management companies. I loved my unit, it was reasonably priced for the updates and the location. Work requests were dealt with in a timely manner, specially relating to WiFi issues (you just needed to know how to submit them, for example most work orders were through their online portal and the wifi was dealt with via email). I ended up moving out early and subleasing my apartment and the company was flexible and responsive while they answered all my questions since it was my first time doing so. The only big issue I had was with my downstairs neighbor who played loud music almost every night around 2-4am and woke me up, I wish Monroe dealt with the problem sooner but they ended up not renewing his lease the second year which helped - I did not have any noise problems aside from that.

The most incompetent management Ive ever had to deal with.I didnt have an oven for two months and a microwave for 2 weeks and when asked for accommodations in the meantime I was gaslit into thinking I was being unreasonable or my emails were left unresponded. This was during the winter where temperature fall below freezing. DO NOT GO HERE.

Love that all their properties are new and updated as well. Anytime I have a maintenance request, it is handled right away! A++

Valerie was amazing to work with! I would highly recommend this company for any of your needs when it comes to finding a home. I moved from Utah to Illinois and had no idea where to go. She helped me doing a video tour of a view places within my range and some requirements. So happy I found this company and her!

Ive been in an apartment managed by Monroe Management for two weeks and the majority of that time has been riddled with issues. I generally only post Yelp reviews of restaurants, but this has been the most stressful transition to a new apartment Ive ever experienced. If things improve over the next several weeks/months, Ill update my review to reflect more positive experiences.First and foremost, the companys broker, Valerie, is amazing! Working with her to find the right unit for me was wonderful. She sent videos, was responsive via email and phone, and was just a breath of fresh air to work with. The entirety of my positive experiences with Monroe have been due to those early communications with Valerie.A few weeks prior to my move-in date, an employee contacted me with relevant move-in information. I noticed that I was scheduled to pay a full months rent in May, even though I was moving during the second half of the month and had been told that rent would be appropriately pro-rated. When I asked about this, I was told, for the first time, that I would need to pay the full months rent and would pay the prorated amount during my second rent payment. That was not an issue, though I wish this had been explained during the application and lease-signing processes, but the employee with whom I communicated was extremely curt and seemed loathe to discuss the issue with me, such that, on more than one occasion, I asked to be connected with someone else if the employee could not/would not fully answer my questions.On the day I went to pick up my keys, the property manager discovered that there was a discrepancy in the prorated first months rent I was slated to pay. While he eventually discovered how the issue occurred and I received an updated document that reflected the appropriate amount that I would be paying, the fact that this issue was not discovered until the day I went to pick up my keys was a horrible start to my move-in day.When I entered the unit, it was filthy -- the icemaker was moldy, stove was greasy, and bathroom overall unclean. The smoke detectors werent installed and, when they finally were, they werent functioning. I was later told that the company has had issues with their cleaning company for some time and has begun to limit the work they assign to that organization.The unit did not have a shower rod, several blinds were broken, and one of the closet doors fell off of its runner as soon as I attempted to open it. Additionally, the unit had a putrid smell that is still not completely gone.Finally, during my two weeks in the apartment, Ive had to kill small bugs that were along the ceilings, walls, and in my tub. Additionally, Ive had to kill house centipedes, silverfish, and spiders. Apparently, Riteway Pest Control, with whom Monroe contracts, was not operating for several weeks because of the pandemic. On the day that I was scheduled for service, I made sure to be home and present, but the pest control technician never arrived. When I called to determine when the technician would service my home, I was rudely told that the technician tried to call me, but the call didnt go through due to an issue with my phone. When I asked when the technician would be able to service my unit, I was rudely told that the technician was no longer in the area and would not return until tomorrow. Out of an abundance of caution, Im refraining from posting my review of pest control company until tomorrow, when my unit will hopefully receive long-overdue service.Monroe Management seems to have an issue with contracting with quality companies for very basic services. Additionally, responses are sometimes defensive and unhelpful, both from Monroes employees and the companies with which it contracts. Finally, my unit was not move-in ready, such that I have had more negative experiences in my fourteen days in this apartment than I have in my last three apartments over the last five years.

I can’t say enough about Monroe Management. I have been leasing with them for 3 years and have never had any issues . They are prompt and efficient from The top management to the workers. From us they get a 5 star rating when it comes to integrity. Which is EVERYTHING.

I am a tenant of a 1bd apartment in their 2007 S Allport St (Pilsen) building. Monroe Management will probably respond to this review trying to defend themselves, which is fine. I am not trying to slander them but only to give my honest opinion. I wish to offer to prospective tenants pieces of information that I wish I knew before moving in.The building itself seems to be renovated, but if you look outside past the front exterior wall, you can tell by the sides of the building that the bricks are from the previous old building. This is important because sound reverberates throughout the apartment because the entire building still has remnants of it being an old building. In my apartment, I could hear people closing front doors from outside of the building, children screaming and playing, people talking in the backyard, people walking up and down the stairs inside the building, and even the upstairs neighbors TV, moving chairs, and talking. I could hear EVERYTHING.Next, if you are looking for a management company that may help you out in any way or give you any sort of leniency, then you probably shouldnt be working with this management company--much less any management company--for your leasing needs at all. If there is no profit to be made for Monroe Management and your request is outside the bounds of the lease, then you should not expect them to help you out in any way. They have all their bases covered and will stick by them without being lenient, forgiving, or compassionate. This means they are reliable in sticking with their leases, so just be weary that for reliability youre not going to receive flexibility.Also, street parking can be hard to find, especially at night. The pipes in the wall make this clicking noise every day whenever the upstairs tenants use hot water. The bedroom can only fit a queen-size bed--nothing else--and closet/storage space is so limited that I thought I could fit what little I had but learned really quickly that the closet space couldnt even fit that. Because the apartment is so small, there was no way to fit a W/D or any other desired amenities. Those are the main problems I had with this apartment (besides being able to hear everything in the near vicinity and outdoors). This would all be tolerable, to be honest, if I wasnt paying the upper echelon for rent prices. I know of fellow peers and students paying almost half of what I pay for similar quality apartments (some of theirs even have in-unit W/D and bigger closets!). For $1500/month, I have felt overcharged for a less-than-valued apartment.If this review helps even one prospective tenant, I will be glad because had I known all this information going in, I would have probably made a different decision. All I wish is to pay it forward and offer my experiences living in this apartment building because knowledge is power and every prospective tenant has a right to know any information they can get, especially when making a commitment as big as a contractual lease.

This review is in regards to the property on Carpenter and 18th st. in Pilsen, Chicago.Do not live here.Don’t be fooled. The apartment itself is fairly nice, but the building is a disaster and Monroe Management (Chicago) must be avoided. When I first saw the apartment, I asked and was told the building was insulated for sound but was later told that was not true. Sound-wise the building is a nightmare. Everything echoes and is a hard surface. You hear every detail of anyone coming in and out of both front doors and walking up and down the stairs, and you hear neighbors clearly on all sides. It’s like living in a big old house, not an apartment. Nothing is carpeted. The really cheap doors to your apartment keep little sound out. My upstairs neighbor was so loud and noisy it was almost unreal- far beyond normal apartment noise. I complained several times to Monroe, and even though the lease clearly states that a tenant must not disturb their neighbors with noise, Monroe did little about it. I was so miserable there I moved out early and lost money. I couldn’t stand it anymore. For weeks I sought some understanding and a little financial compensation for all my trouble (I wanted a break on my last months rent.) Monroe couldn’t care less. They just want your money.I returned to this apartment a few days before my lease was up, an apartment that I was still paying for, and there were painters in the apartment and the locks had been changed. Monroe had entered and taken over my apartment without my permission. Probably illegal.In addition, the building has security issues. The front doors to the street don’t close securely, especially during winter weather. (My next door neighbor was broken into). It took weeks of me asking Monroe just to be able to finally receive mail at my apartment. “Director of Property Management” Emmanuel, the guy you will have to deal with, has little communication skills, no problem-solving skills and is overall very difficult to work with. Goodluck trying to get anywhere talking to someone above him. Laundry room is a mess. Neighborhood is very iffy. The hallways of the building are unkept.Like I said, avoid Monroe Management and this building. I have since moved to a place in Uptown with comparable rent. It’s a better neighborhood, is ten times quieter and has a landlord who cares.
