Began residency 2 years ago. Streamlined, on line process for virtual touring of property. Application process was fast, responses were timely and move in process was hassle free. Coming from out of state, all these made the tour, application, and lease signing quick and customer friendly. Upon move in, inspection was completed, submitted, and auto pay set up. Hassle free process. Tenant Services Specialists were always responsive and helpful with inquiries during the term of the lease. I have used several corporate leasing companies in the last few years and found the experience with Henderson Properties to be first class and above the rest. Great experience and very helpful during the move our phase as well.

My experience with Sara Mulligan has been very positive! When working with her, things seem to be addressed quickly and efficiently! Prior to her, I was never able to connect with anyone. My requests, if answered at all, we’re not done in a timely manner. Sara is the way to communicate with Henderson! Sara, herself, gets the 5 stars! I hope her professionalism rubs off on the rest of Henderson, so they can improve! Good job, Sara!

I had a great experience renting with Henderson. My application was reviewed and approved quickly. The staff was very responsive and helpful. Move in process was a breeze. They did 6 month inspections to make sure everything was in order at my home and even fixed things like weather seals and shutters that I didnt even realize were loose. They do a great job of keeping up with the property and making sure it is maintained. Shoutout to Sara for helping me during my move out process. I had to move to be closer to work and Sara was so helpful in helping to provide my rental information to my new landlord. She got back to me so quickly and always answered my questions swiftly and in detail. I would definitely recommend renting through Henderson.

At first I was really frustrated with this company. I put in a maintenance request and I didnt hear from anyone for weeks. I would try and call the maintenance extension but it would always go to voicemail. I never got a call back from them. I would call different extensions in Henderson Properties to get an answer. After almost 2-3 weeks of hearing nothing they finally sent someone out to fix it. But that person pretty much told me he couldnt and someone else had to come out. An other half week or full week went by and someone else came out. They said the same thing. I was getting tired of having something broken in my apartment and no one doing anything. Finally I called and a literal Angel helped me. Sara Mulligan had the best service Ive seen in this company. She was not part of the maintaince department but she made things happen. She gave me calls back, she emailing me and keeping me posted. If it werent for her I 100% believe that I would STILL BE WAITING for SOMEONE TO DO SOMETHING!

Do not pay application fee. This company will rip you off.My wife and I found a property that was a Henderson property and we liked it.So we called to inquire they said to apply online. They were extremely nice throughout the entire application process, answered several phone calls even helping us to fill out.Then we paid both application fees,once we paid we could not get a hold of anyone,it was as if we didnt exist.We each made at least 5 calls to there office a day to find out the status of application, still nothing.So we decided to go to there office, at the time they were not expecting any walk-ins as it said on there website due to COVID-19 restrictions.So we get there there are like 20 people there , no masks and they did not seem happy we showed up.So they told us they are extremely busy (no apology) so I just asked if we can move in right away ( because the first was a week away) they said no problem you will just have to pay more fees not a problem I said.Then within 2 minutes of being there we were guided out.Later that day we received an email at 4:57 saying it was rented to someone else,they close at 5 mind you. So we waited until the next day called probably 5 times each throughout the day no answer, however they did not know we had a friend that we referred also putting in application ( they were answering their calls all day because they hadnt paid yet) meanwhile we get an email saying we can apply for other properties for 30 days so I message them back the other properties we like,needless to say a week later still no response and still not answering our calls.We have since realized they are in the business of getting application fees for properties with no intention of renting them as My wife and I have perfect credit and run 2 businesses as well as have a huge savings account. It is an absolute shame we were treated like this and to be honest we expected more from them.In hindsight we maybe should have known because the first appointment we had we confirmed that day drove over an hour and not only did nobody show up but there was not even a key.We then called and they said oh sorry this property is rented now. No worries I said we have another appointment at another house ( the one we eventually would apply for) she checked to make sure it was available so we wouldnt waste our time again.It was a nice place so we couldnt believe the price cause we checked similar properties and were almost 800$ more for that area.But now we get it we were baited to pay the fees to apply because they also never even told us anyone else had applied.Come to think of it they were very vague about everything,just fill out application they kept saying.Shame really.

He is responsive, polite, and easy to communicate with. He has made every step of this process easy on us. We know we are in good hands with him.

My investment property has been managed by Henderson Properties since 2018. Over the course of these three years, I have had the pleasure of working with my property manager, Kurt Stevens. He has been phenomenal! With me being in a different state, Kurt has always communicated with me through phone or email regarding my property. When I mentioned that I wanted to sell my home, he immediately referred me to Lisa Ratledge who is a broker with Henderson Properties. Since the initial conversation with her and without hesitation, I knew in my spirit that I wanted to work with her to get my home sold. Fast forward to a few months later and my home is SOLD! She has been AMAZING to work with since day 1.It has been a pleasure to work with both individuals. Over the last couple of months I have had to call after hours emergency maintenance several times. The first, my AC went out when we were in the heatwave of August where it was 95+ every day. Grant Henderson personally brought over two window units so that we could survive until the Air System could be repaired. He was genuinely concerned for the health of my fiance, and sent him a personal text wishing him well and sharing prayers from the family.The second event was last night, my water went out unexpectedly. 311 was no help at all, and Lyle from the maintenance team actually drove around my neighborhood at 1:00am looking for information to call the HOA or find the source of the disruption. The care and concern from the Henderson team is like nothing I have seen in a Property Management company. They truly seem to want the best for their residents, and it shows in the way they go out of their way to help in tough times.

I live at Watermark Condominiums in Charlotte, NC and needed a lightbulb replaced in the stairwell of our unit. On my way out running an errand, I saw Steven in the parking lot and asked if he could fix it. He said no problem, and I later saw him outside of the building, replacing the bulb. We have a door opening onto the patio that had water damage and the frame suffered excessive wood rot. Henderson dispatched Michael Huffstetler out to do the repairs. He worked quickly and efficiently removing the damaged wood and replacing the frame with a new material that prevents wood rot. The door itself was cleaned/repainted. We appreciate his efforts and especially his attention to detail!Great thanks.

We had a problem with our AC. Grant and the Henderson family and crew could not have been more courteous and professional. Grant went out of his way on a Sunday to bring us a couple of window units and helped us put them in, in the sweltering heat. I cannot say enough positives. Thank you again so much!

From day one of working with this mangement company, Ive experienced excellent tenant service by customer service reps. Recently, the property that reside at transferred over to another property management and i was experiencing a very difficult issue that customer service rep Brooke Gayer over at Henderson Properties worked over time and above amd beyond to handle for me to make sure that everything went smoothly and worked out in my favor with the transition over to the next company. She is on top of her game everytime I had an issue or concern. Strongly recommend her for your every concerns when dealing with this property management. However all are very helpful and have great cus service even the Head Supervisor Adam. Hope this helped! Thanks for your time.

This company’s rental leasing department does not return calls. I called over and over and left several messages that weren’t returned over the course of a few days about a property I was interested in. Finally, I didn’t want to lose it so I submitted an application. I got an automated message saying they went with another applicant. I called over and over again to try to get my fees reimbursed and finally had to call and select “current tenant” to talk to a human. They explains their fees were non-refundable but I could put my application on another home (of which they had no more fitting my criteria). I kindly asked for a refund citing my more than 20 attempts and messages without response. I was told I’d be transferred to a supervisor to which I was initially satisfied until the supervisor let my call go to his voicemail to avoid talking to me. I am profoundly dissatisfied with this unprofessional deplorable company. I will dispute the fees with my credit card company but highly recommend anyone considering this management company to avoid them at all costs.

I have not met one person in our neighborhood that is anywhere near satisfied with the service received from Henderson properties. Lack of communication is an understatement. We purchased our home the end of October 2019 and it only took about 10 months or so to get our pool key fobs after multiple calls and duplicate forms.This year we have been told they have deactivated everyone’s key fobs although our contract with the pool company is not up. So we are paying for a service we are not able to use. They have hired a new lawn company without residents input and the letter Henderson properties emailed out from the lawn company basically says the company is not liable for any damage to downspouts, home etc…The lawn company suggest putting in a border around the entire perimeter to prevent damage to your home. Why would a professional company cause damage to a home to begin with. Why would Henderson properties hire such a lawn service. Henderson properties sent out the email so they have to know what is in it. Basically the company claims no liability for anything. The big kicker is when lots of residents pay the lawn maintenance fee by check and the poor book keeping or lack of communication caused all those residents to be sent a letter that they were being charged late fees for not paying. I am talking about months showing no payment for these residents. I have spoken with several. It took them multiple emails and calls…being transferred from person to person to finally get it straightened out….but wait during all this we have an HOA online meeting because of covid and Mr Das seems shocked this is going on. Promises to immediately look into it and get it rectified quickly (of course the builders representative was in the meeting) only for this to on and on and on and on. Another example..The company changed accounts for direct withdrawals for the lawn maintenance fee and it was not to start until a certain date. My husband mailed in a check that was cashed quickly and he set up the new account. The money was withdrawn early for the month he sent in the check. Double payment for the same month. Emails have not resolved the issue. I am hounding my husband to pursue this $100 more.To get approval for anything you have to submit paperwork and get the project approved. We have not done anything outside so we have not experienced this but multiple neighbors tell us their check gets cashed quickly and no response for months. Yes, the form says the person approving has 45 days to approve but people are not hearing back for 3-4 months. That brings me back to the company they hired for our lawn service that suggest we put a border around the perimeter of our home to prevent damage that they are not responsible for…so they start mowing TOMORROW and the email with all this stuff from the lawn service came out today. Well…it will take $25 application fee and at least 45 days to get approval to do a perimeter around the house. That means mowing weekly for how many weeks before we could even do a perimeter. A heck of lot of damage can be done in amount of time. Plus I have to pay someone to do a heck of a lot of work or do it myself ANd I get to pay $25 for approval to do something the company they hired suggested to protect our homes from damage. If a teenagers can mow and weed eat without damaging a home why can’t a professional company do it without damage? For residents to submit bank account paperwork over and over to prove they had made the payments and Henderson properties had receive and cashed the checks is crazy. They have not addressed safety concerns raised by several residents during the HOA meeting about the poor lighting at mailboxes. BTW..the suggestion was brought up by a law enforcement officer. Poor communication, poor bookkeeping, deflecting questions, transferring calls makes residents question the ability of the company to do what it is hired to do effectively and efficiently. Henderson properties everyone in our neighborhood that I know can’t wait until we can take over the HOA.

Anytime Ive had to email Sara she responds right back, if I have to leave a message she returns all calls the same day. Any questions concerns she right there with the answer. I am not one to leave bad reviews, but this one is long overdue and 100% warranted. My experience with Henderson Properties has been the following:I am a property manager and manage a townhome that Henderson is the HOA for, and originally reported a maintenance issue in FEBRUARY 2020.The issue is on the exterior of the property, where water is getting inside the townhome and damaging the interior of the home. I have sent extensive photos, left voicemails for the community representative, sent dozens of emails. and have yet to receive a response with any substance. The property damage is getting worse and worse, and Henderson keeps neglecting overdue exterior maintenance.Every time I have reached out to Henderson staff Via email or phone call for an update, I received one of two responses: We are waiting on board approval, or We are currently out of the office. Seems like they are out of the office every week. Since I have had this outstanding maintenance request, the community manager has changed 4 times!! (I guess everyone is quitting - I dont blame them).We are now in December, and have yet to get a resolution, or any sort of game plan on what action will be taken to address these issues.If you are thinking of purchasing a property where Henderson is the HOA. you might want to think again. They will charge you your HOA dues, while mismanaging your community, and letting your property slowly deteriorate.Note to Henderson Staff: I really am a nice guy, a only trying to do my job as a property manager and take care of issues at my clients rental property. So, PLEASE, lets close out this issue so we can all move on with our lives.

Henderson Properties is over my neighborhoods HOA. We have a pool and many neighbors have complained about the upkeep of the pool (outside people using, cleanliness, etc). When we first moved it we had a person who was responsible for monitoring who came in and out. Now their excuse is because of Covid. But yet we had someone monitor it last summer. If that’s the case then where is our money going to?I even got injured trying to clean up after some outside kids accessed the pool and have yet to hear from the community manger or any higher up. But yet they slap us with a warning about trash and visibility with the quickness. Yet other neighbors keep their cans visible at all times! I can’t wait until our HOA is turned over to the neighborhood. When I called about my injury the person who took my information even admitted that a lot of complaints have been made about the pool but did not offer any solutions.

This company cannot seem to respond to residential concerns in a timely manner, and by a timely manner I mean not at all. They cannot allot for all of the community’s money and their fees for this service is mind boggling. We are with this company because this is who the builder chose. We will not allow Henderson to continue to manage our community once we have been built out. Save your time and your money and do not choose Henderson.

Im in the process of seeking out my options during this pandemic, I hope it was worth it.Update: They are still reaching out to people via email regarding the same property that they told me was rented out. Dealing with Henderson has been an absolute NIGHTMARE. Literally every time I contact them they take at least a week to respond and I see this is a trend from most of the reviews. If you contact them? GOOD LUCK hearing back.My back door is rotted, and the prior HOA agreed to replace exterior door no problem. For whatever reason that HOA left—and Henderson is back. They told us they would honor the previous HOA’s honor of replacing the door if we had it in writing. Which we did! AND THIS WAS LAST YEAR!! Very long story short, here we are today. NOTHING HAS BEEN DONE. The door continues to rot and is now warped my floors inside. Every time I contact Henderson they “have to check with the manager”. I’ve asked for updates on several occasions…and get the same run around!!!!!! They are quick to take your fees, but in no rush once you need their help. I also had a tree fall from a storm, I told them about and sent photos. 3 weeks later they sent someone. At that point I had to deal with the tree on my own as it was literally in my walkway. Trying to get anything done with them is ALWAYS A HASSLE! Take forever to reply and usually it’s a run around “let me check with so and so”. For what we pay each month, the service is absolutely awful

What a nice and professional way to deal with customers. Virla was extremely kind and really make you feel at home. Some Property Management sites, the people is not as nice as you expect it, but here it is the opposite, Virla was making sure that all my doubts and concerns were solved, showing that they really care, that is priceless. I am hundred percent satisfied with the way Henderson properties dealt with my issues. Thank you very much for employees like Virla and Shayla that makes a big positive difference on the way customers can perceive HOA offices.

Answered right away however Tricia who is argumentative and not a good listener talked at me saying my address has been updated when it clearly has not. I tried to explain to her that I received correspondence yesterday that Henderson mailed out April 7th which went to my old home address and forwarded by USPS to my current residence. She questioned me, that was from us? ? Yes as I have it in my hands hence the phone call requesting please update my mailing address. I explained I emailed and called months ago with my new address. She adamantly said we have your address that is not on property site and was updated months ago. I explained that it’s still going to my old address and not my current. She said at me that wasn’t explained clearly. She didn’t listen or want to listen to what I said, she assumed address was offsite, never heard NEW address. Instead of offering to update my address she said can you forward the email again. I did send email last night. Hopefully her day gets better and she can provide customers service professionally not argumentatively. Thank you in advance for your help with our community. It is greatly appreciated.

Horrible customer service. Not responsive to calls, Had to call in 3 times before getting someone on the phone. The community changed the locks to the mailboxes and no notifications were made to the owners. After filing several complaints with the post office, We are then notified that the HOA has the keys, however, they made no effort to be understanding of this situation or making the keys available. As a working mom, I have to take time off of work to go to their office to obtain keys. I was never notified that the locks were being changed or even had been changed nor did they allow me time to make previsions for obtaining my mail.2 weeks of not getting any mail.

Looking to buy or rent in Charlotte? Make sure it’s not managed by Henderson. They hire the cheapest/lowest quality contractors, will ask you to prove your payments, are not responsive, and can rarely be seen actually “managing” the property. Our association recently fired this company and I could not be more pleased. I do NOT recommend.

I am a homeowner where Henderson is our HOA Management company. Please note, that while they will answer the phone, good luck on receiving a call back from the appropriate person or correct information.I am in the midst of selling my home, and in 3-weeks, I still did not receive the information I needed, nor did I get a call or email back from the appropriate person, only to find that I had to spend nearly $400 to obtain information.Yes, to pay for information. I merely wanted to know the cost of fees to transfer the account to the new owner, and you have to pay for that.I went to their third party website to pay and obtain this information, only for my address not to be found in their system. Still to date, I do not have the information I need.Thank god, Ive only had to deal with them on a few occasions, but this was the last straw as each encounter has not been any different!

Henderson Properties has managed my community since January. They are not fulfilling contract with community regarding routine maintenance nor enforcing violations. Monthly walk throughs which are required in contract with HOA are obviously not taking place based on the aesthetics and routine maintenance and enforcement of CCR violations not taking place. My understanding is property manager refuses to take direction from board and has been witnessed at board meeting being confrontational with homeowners. This situation was brought to the attention of his manager at Henderson Properties as well as Phil Henderson but the property manager is still not performing. Additionally, Henderson Properties has continuously not processed and returned HOA fee checks that are completed properly and will not remove late fees without requiring homeowners to complete paperwork to request late fee forgiveness when the late fees are a result of their failure to process. Homeowners should not be asked to jump through hoops when they have acted in good faith and made timely payments. If anyone is seeking a management company for their community, I highly recommend not choosing Henderson Properties.Editing review to respond to Henderson Properties response below. If inspections are taking place, maintenance and violations of CCRs are not being addressed. Examples are as follows:• Abandoned vehicles have remained since January 2020 covered in pollen, with broken windows and gathering dirt under vehicles as a result of not being moved. CCRs indicate cars can’t remain unmoved and appear abandoned for more than 10 days. I am aware of multiple homeowners sending requests for abandoned vehicles to be removed with no action taken.• Homeowners have been allowed to store trash bins on front porches as well as pile trash on front and back porches. Piles of trash have been allowed to remain on curbs for weeks at a time.• The below referenced erosion issue was a reference to a mud path behind a building where homeowners have to pull garbage bins for pickup. The passage is tight and there is no other route for pulling bins around. The contractor said a tree had to be removed so grass could grow so people wouldn’t have to walk through mud. This issue has not been resolved. Other buildings have had this type of issue remediated. However there are still multiple muddy paths throughout the community. Muddy paths are an indication of a community not being maintained and are an embarrassment to homeowners. Hence the maintenance requests from homeowners to resolve these issues. Furthermore, no response was provided as to why Henderson Properties determined not to resolve this issue so further feedback could be provided by homeowners.• Checks were sent to Henderson Properties from my bank in March and April with all relevant information, account number and address. However, Henderson Properties, returned both checks to my bank indicating they did not have correct information. I emailed copies of checks that were returned to Henderson Properties who confirmed they did have correct information. But they would not waive late fees even though their lack of processing is what caused the payment to be late. They instructed me to complete waiver request to be presented to Board. Henderson Properties should have taken responsibility for the late payment and automatically waived fee. Multiple people in the community raised having this same issue at a community meeting in April. Homeowners should not be expected to jump through hoops when acting in good faith by making timely payments.

As renters, we’ve had a great experience with Henderson’s Property management. They have a great maintenance team that is very responsive (thanks, Nick!), and a thorough list of vendors for any repairs they don’t do in house. Our property manager, Kurt, is wonderful. Henderson manages the HOA for the community where I live. Three community is new and the builder still controls the HOA. From my experience they couldnt care less about the residents. They are unresponsive, unorganized, and horrendous at communicating.If you are looking for an HOA management firm keep looking!A couple of eamples:When our pool opened for the first time, the pool rules we had to sign showed the hours as 6:00 am - 8:30 pm. The signs at the pool state sunrise to sunset and yet the hours are 10:00 am to 8:00 pm. When asked why the only response was things changed. I asked what options we have to get the hours changed so theyd fit the residents needs better one separate emails. Each was ignored.For some reason I want in the list to receive fobs for the pool despite having loved here nearly a year when it finally opened so I received extras. When i went to the pool they dont work. I contacted Henderson and nearly 2 weeks later Im still waiting for working fobs.

Henderson Properties is a Terrible company. They never answer the phone. Communication is very poor and They are not efficient about providing services. And Amanda Mejia is one of the worst representatives they have. The house I live in was bought by a Another owner and is now being managed by a different Company and I’m still receiving emails about late rent payments. This is just one example of the poor and inefficient service that Henderson provided. Please do yourself a favor and choose a different management company.

Henderson Properties is the property manager for the Morrison 721 Condominium Association. This review concerns the rental management, maintenance, and realty services of Henderson Properties. As the owner-investor of my condo unit Ive had an excellent experience with my rental manager, Stacy Danner. Stacy responded quickly to my questions and concerns, apprised me of repair issues as they occurred, and made sure that the rental proceeds were paid into my account on time. When it came time to put my unit on the market, Stacy introduced me to Merry Sievers, my Henderson realtor. Merry did everything a realtor should do in exemplary fashion--from listing the property, coordinating showings, and ultimately finding a buyer. She help me address home inspection discrepancies through Ryan Freeland, the maintenance chief at Henderson, who took care of all issues quickly and at a very fair cost. It was a smooth and seamless experience from being under contract all the way to the close of escrow. I appreciate and highly recommend Henderson Properties for their services.

I had difficulty with Henderson sorting out email access to my account 6 months ago. It had duplicate email accounts for me and I couldnt log in to the online portal to check on HOA payments, etc. This review is for Tiauna Clemmons to thank her for her expertise, listening, and problem-solving ability as well as her efficiency. She fixed my account and I had access within 10 minutes of speaking with her. She is a credit to her team and I am so grateful that I was able to work with her.

***UPDATE 5.27.21 — Despite the “owners” response below, my calls and emails remain unanswered from the beginning of April. Reduced rating to 1 star. I’ve called and emailed several times since this review and nothing. The “owners” response to all these negative reviews appears to be fluff with no action. Nothing has changed. Terrible.The experience with Henderson from the time we bought our home nearly a year ago to now has consistently been unpleasant. They are on their third community manager during that time for our community, so that could have something to do with it. I can’t get a response to emails or calls in a timely manner. We have things that need to be addressed in our community and Henderson can’t even be reached or takes their time responding. I’ve had other homes in HOA’s and this has been the worst experience. The only thing done right is the landscape maintenance. We pay the water bill through the HOA and some months they don’t bill us until the next month or the bill is 10 days late. Very odd and no communication from Henderson as usual. I will not purchase a home again that has their HOA managed by Henderson.

As a potential renter, this was a terrible experience. I was very interested in one property and had another I wanted to see. Both were listed as available on the website, and I was able to do a self-tour for both. Easy enough. I tried to call after viewing the first property to ask about details and applying, but there was no answer. I went to the second place, and when I opened the door, the doorknob came off in my hand. The doorknob to the front door. Because... the back half of it was missing. Strange, but I went inside and closed the door behind me. The place had a nice layout, although it reeked of old marijuana. Still, it could be aired out. Then I tried to leave and couldnt open the front door again. I had to stick my hand inside the half-doorknob to operate the mechanism, which resulted in getting grease all over my hands. Then, I couldnt close the lockbox because it was broken, too! However, these things werent even the worst part. I tried to call again to ask what to do, because I didnt want to leave it unlocked with the key accessible. No answer so I left a message. No call back. Hours later I call yet again to tell them about the key amd doorknob and to ask about applying for the first place. The person on the phone acted clueless, offering zero apology about the condition of the doorknob or me getting grease all over myself simply trying to exit. Then I find out they encourage people to apply even when properties have several active applications on them. In other words, they will take your money (non-refundable of course), ding your credit, and not give you the place you think youre getting. While still letting anyone tour the same property. Absolutely unethical. I was floored and disgusted by this policy and the ok whatevs attitude of the person on the phone. I cant even imagine how much worse it gets if you actually rent through these people. Avoid.

Henderson Properties is terrible. Their work methods are unprofessional. Following are some examples:When I sold my house, they charged $286 to provide a statement of HoA dues. Can you believe that?? Almost $300 to print out a statement.After I had lived in my house for 10 years, I received a letter from them stating my mailbox was not compliant (it looks the same but there was a flower imprint missing from the door). I could either replace it for $700 or they would place a lien on my home. Really? The house was built 25 years ago - NOW its time to do a mailbox inspection? The mailbox was the same one from when we bought the home 11 years earlier and looked perfect.They are constantly drumming up ways to make themselves appear relevant.:Mud from the empty lot next door had collected at the end of my driveway - got a threatening letter about that. Wasnt even my lot producing the runoff but I was threatened. And - why was this even an issue? If Im okay with some mud collecting at the bottom of my driveway, why should they care??We sprayed the lawn for some type of weeds - got a threatening letter about the grass that was killed. I guess they think grass should grow itself back overnight. I have never dealt with a company like Henderson Properties.My driveway had a crack - (you know whats coming) - I got a threatening letter. Either repair the driveway or they would fine me and put a lien against my home.We have a very nice home. We take care of our property. From the letters from Henderson, you would think I was living in a rundown shack.I will never live in a neighborhood that is managed by Henderson Properties again. Funny, when I talked to my closing attorney about how annoyed I was about the $286 charge for printing out a statement, she said Henderson Properties was one of the worst. Made me feel a little better - its not just me.UPDATE: When we closed on our house, the statement Henderson sent (for $286) was in error. It alleged the lawn needed repair. This was in February, the lawn was repaired in the previous October. When we called about it, we were told that sometimes those violations stay for up to a year. What??! Even though we were closing on a house and the homeowners statement was required, they couldnt be bothered to find out if what they issued on the statement was accurate or not.FINALLY, we closed on the house in early February and moved to TN. Now, March 23, we are STILL getting letters about perceived violations!I repeat: Run, dont walk, from any property managed by Henderson Properties!

Finally just this week, I find a very competent individual by the name of Kristen Mullinax, who must have read the PTSD handbook on how to handle disgruntle veterans. Unfortunately, The service they provide is terrible, they dont response to their emails; also, when I submitted an ARC Requests/Application, their representative never response to me. I waited more than 35 days without any chance that someone going to reach out or response which is unacceptable because they are harming their customers! Now I believe, they dont care about us, only what they care about is their profits! They are giving me a hard time now by refusing to cooperate with me to solve the problem they putted me in because of their representative negligence! I will loss a lot of money because of that and their manager emailed me As a home owner should know what your governing documents read, If I should know everything, what is your job then? and why we are paying you the HOA dues? why you are asking owners to submit ARC application and get acceptance first if the owners know all governing documents read?

Unfortunately this company does little to manage their tenants and they do even less when neighbors reach out to request resolution of issues. The employees must all take courses in the “art of the run around”!Take a look at the weekly mess we must endure.To respond to Henderson Properties:You have a lovely “response writer” but instead of spending time writing why don’t you simply take care of the issue?Send someone out to take a look again today...even more items have been placed at the curb (I have added more pictures for you in case it’s a problem to deal with this in person). You continue to blame the problem on dumping...but the point remains.....YOU are the property management company therefore YOU are responsible for rectifying the situation. This problem continues to be an eyesore and an embarrassment for the homes of Coventry Woods.Update:2 weeks out and the items are still sitting there beside the road.Update: items finally removed over 2.5 weeks later but new items have already returned to the curb....thank goodness they are smaller pieces but still an eyesore

It was impossible to talk to a live person. Emails seemed to come from a robot. The number listed went to voicemail with no return calls. They operate via snail mail and expect payments via echeck as the faster way to pay HOA fees. Or you can be nickel and dimed by paying with credit card for a $15 credit card processing fee, or end up paying $20 late fees because your check did not arrive to them in a timely manner. Not user friendly and were of no help. Will never recommend them to anyone.

Chargering late fees on payment set up over there pay portal and wont correct bad customer service...if your bank skips a month after set up. You cant charge late fees when the draft was set up before the payment was late. And all others were on time sounds like a scam to charge late fees

I have lived in a Henderson Property for over a year now and have had an awful experience. I own the condominium I live in, but some of my neighbors rent to various renters. These tenants do not screen these potential renters and just let anyone live here. Unfortunately I have called the police on three separate occasions because the gentleman who lives across from me screams at his roommates, girlfriend, and others in our building, sometimes even with threats. In August, someone threw a rock through our main door and broke 6 glass panes. It took over 45 days for the repair to be fixed. Meaning our building was exposed for over 45 days to anyone who wanted to come into our normally locked building. The HOA fee is over $250 A MONTH and I genuinely do not see what this money is being used for. My HOA representative is responsive and has made an effort to help in some issues, but I have not seen any of my issues resolved, ever. For the past three weeks someone has been using the handicapped spot outside my building at their leisure, and the towing company we apparently have hired has never stickered, or towed the vehicle. You get fined overnight for having something as simple as cute holiday lights on your patio, but yet it is okay for someone to use the handicapped spot at their leisure for weeks. I also took my license plate off for ONE DAY to see my vehicle, and my vehicle again was stickered that day, so it just feels like I have no support whatsoever. I have been proactive and tried calling the towing company, and have tried reaching out to the HOA, but the prefer to do things at their own pace. I have genuinely never been so disrespected and felt so uncared for by a management company. I feel very strongly that the HOA chooses what they want to fine, or write you up for, and that is unbelievable. I am a single young woman, and have another single young woman living with me, and we both not only dont feel appreciated, but we genuinely do not feel SAFE here, and know that our HOA only cares about our money, not about those who are paying. I DO NOT recommend living here, or at ANY property owned by Henderson Management. I never write reviews, but I am writing this so others know how horribly Henderson Properties is being run in Charlotte, North Carolina.

I recently view one of their homes and loved it, I applied that same night a little over a week and a half ago. I paid the application fee and have never heard anything back. I have called, but was unable to speak with anyone so I left a voicemail, I also emailed them and still havent heard anything back. This whole process of finding a rental home is horrible. I have spent at least 500 dollar on application fee over the last few weeks from different property management companies and either I am approved but the house is gone, and they have no more units, or I never hear anything back. I am just throwing money out the window. I have great rental history, no criminal background, I make 3x the rent, no evictions or anything and still nothing. I just wish someone would call me back.

Any issues I face are dealt with swiftly and with the residents needs becoming the top priority. I highly recommend Henderson Properties as a management company in every aspect. She is incredibly helpful and has been so patient with the many questions I have had over the past several weeks. Henderson Properties has a 1.8 out of 5 rating by the Better Business Bureau and a 3.3 Google review and there are plenty of good reasons why. They manage the Crismark community in Indian Trail and do an absolutely terrible job. For the past two years I have been complaining and documenting the neglect of a common area beside my house. Their neglect recently resulted in a flood which washed away part of my lawn and exposed underground wires. I tried to contact them for two days but was only told that no one was available, they are all in meetings. They took no interest in a possible clear health and safety issue on the property which resulted in me having to call the power company to determine the risk factor, thank God no one was hurt. They chronically mismanage the groundskeeping company which leaves the community looking terrible. They have no quality management plan and utterly fail to maintain the property to any acceptable standard. The owners profess leadership on their social media platforms while obviously providing no leadership or accountability to their property managers. Leadership is evident in customer satisfaction, positive reviews and quality work. Leadership is not a fancy words and catch phrases that tweet or put on your youtube channel. If you are looking for a property management organization I suggest you totally avoid Henderson. Their quality of work is evident in many dissatisfied customers, a pathetic BBB score and plenty of blistering Google reviews.

Rented a townhouse from them. Stayed there for three years. Upon move in, the place was absolutely filthy. I had to request they come back and re-clean. I then had to hire someone else to come and clean again. There are always hidden fees somewhere. They would say they were coming for inspection, then not show up. Then show up on a random day surprising us. They claimed we changed the locks and tried to charge us. In reality, the key would just be getting jammed...which we asked for them to fix for years and they refused.Marquita, at the office, was professional and tried to be helpful. She was responsive. But Henderson Properties was just trying to cheat people out of their money. Doesnt actually check in with the properties and is not helpful at all. When I finally moved out they charged me for absolutely ANYTHING. Things that I had proof were wrong when I moved in. Took me a while to fight and eventually got tired of fighting and settled.They are absolutely terrible.

My HOA has used Henderson Properties as an HOA management company for a few years now and they have consistently been horrible at property management. It is sad that I have considered selling my home as a result of such poor management. When there is a community or personal issue it takes days and several calls just to get someone to respond and most often it is just to direct you to someone else that also can not help. There have been consistent plumbing issues that go unresolved and lead to our water being shut off numerous times a month for several hours as they do not hire competent people to resolve issues. Most recently I noticed that there was a random charge to my account that no one can explain despite me calling, emailing, and speaking with someone from the bank that they use. At this point, it feels like they are fraudulently taking extra fees from Homeowners that they can not explain on top of managing the property poorly. If you can avoid using this company, I would suggest you do it at all cost.

We rent a property managed by Henderson. In the last two weeks, we have had a few issues including a random power shortage in one room and a leaky faucet. Henderson (especially Angel) was attentive and helped facilitate maintenance right away. The gentleman who came to fix the power shortage was professional, operated quickly and efficiently and took the time to have a conversation explaining the issue. The gentleman who came to fix the kitchen sink was SO KIND. I was working upstairs on my computer and as he finished the job (which ended up being a full faucet replacement), he left me a nice note because I had been on the phone with a client. He had cleaned up the area beautifully and kindly showed himself out. Both service requests were met with a high level of quality work. I appreciated the whole experience tremendously. DO NOT USE THEM TO MANAGE YOUR PROPERTY!!!They absolutely suck!! They will figure out ways to take any money that is owed from a tenant!!! They don’t give receipts for work done at your property!Possibly sabotage whatever they can to make money instead of paying tenants rent. If I could take the one star away, I would!!
