Avalon is a great place to live! I would give Avalon 10 stars if I could. Tammy and Eddie, have gone above and beyond to make living at Avalon the best experience I could’ve ever imagined.Tammy is so nice and so helpful from the very beginning. Living at Avalon is like a never ending vacation. Many things for the residents to do and enjoy life with neighbors.Eddie is always there to help when help is needed. I had a difficult day recently and Eddie was there. He even called that evening to make sure I was okay. Eddie made all the difference that day. He continues to do the best work with the best attitude. With all that is happening in our country, it’s so encouraging and a blessing to know there are still caring and kind people right in front of us.I am so thankful for meeting Tammy and Eddie and for the time I was able to live at Avalon Cerritos!! Wonderful place to live!

I’m a new tenant here and there’s a lot of things that me and my wife are happy with. One of those things is the response and the work from Eddie the maintenance guy. His approach is always professional and welcoming! Besides that he does great work!

Avalon has the been the best apartment experience I’ve ever had! Tammy, the community consultant, is AMAZING. She is so responsive and communicative about any issues that arise. The staff is so kind and helpful, and they put a lot of work into community events (run club, mochi and mimosas, paint nights!) that really brings everyone together. Can’t recommend enough! The apartments themselves are very modern and beautiful on top of it.

I moved in last month, Tammy helped me the process , She is so kind and really helpful, She answered all my questions and gave me some good advice.Thank you Tammy.I love the apartment and the amenities, the community is so convince to reach out the grocery , such as Walmart , trader Joe , home goods.To be honest, the noise from the 91 freeway annoy me very much,my windows do not directly face to the freeway. The noise is also aloud.I can not sleep well.I tried to find some way to avoid it , but it does not work.

The staff here are A++. Tammy, Matt, Ruben, and Eddie have been so wonderful. I just moved in 2+ weeks ago and they have been so easy to work with. Email communication is wonderful and prompt. If you need help with any fixes inside the apartment, Eddie and Ruben are killing it with their wonderful services. Overall, its been great. They also just hosted a Paint Night for Valentines Day and Richard did a great job hosting and acknowledging all the participants. They also provided all the necessary supplies + snacks/wine which was an added plus. Had so much fun! Cant wait to do more activities.

Wow! Eddie and Roger just came to patch up a small crack on the wall and it literally took only 15mins! Very prompt and very pleasant to have these guys at the Avalon Cerritos. Grateful to have this team!! I definitely feel at ease to know that I can count on them for any problems in the unit.Thank you guys!!

I give 5 Stars for the maintenance crew, especially Eddie. Friendly, professional, and quick to respond.I give 3 stars for the fact that rules are not always enforced around the property and follow through from the office is not guaranteed. Theyre all very nice people.

This review is for Ruben in maintenance and the emergency line. When I returned home from work, my fridge and other small appliances in kitchen were off. I called the emergency line and quickly got contacted by Ruben. He was patient and friendly to explain what to do via phone. When Ruben came to my place and learned I finally figured out, so he didnt need to come after all, he was still smiling and courteous. Thank you so much! You are great!!

While adjusting myself into this new journey of residence, Eriverto Palafox, maintenance supervisor, has helped me in lots of technical/ mechanical areas to make this apartment into my new cozy home. Avalon Cerritos, previously owned by Sage is a great place to live if you’re looking for a very nice, move in ready apartment that’s close to the freeway, as in VERY close to the freeway for your daily commute. It’s a short drive to the heart of Cerritos where all the restaurants and shops are at. Across the street you have a plaza with Walmart, Trader Joe’s, all the phone companies you can possibly belong to, A few restaurants and even a movie theater. If convenience is important to you then this is a plus.The amenities of Avalon is not over the top but plenty to make you feel like coming home or staying at home each day. The common place is currently closed because of this pandemic but when it was open, it was such a treat to hang out by the pool and the comfy lounge chairs and day beds, sit in the sauna which they converted into a pet wash room, heat up some meat at the outside grill and even spend some time at the gym. I even hosted a holiday get together with my friends in the culinary retreat room which is called something else now but I forget. My bf was able to watch the Super Bowl in the common room downstairs and walk over to the connected billiards room. I absolutely enjoyed all the perks that comes with this apartment.The staff is superb! With the time that I’ve been here, there’s been a few new staff members but they’ve all been great. They were easy to reach and fast to respond back of any concerns or questions we’ve had, or maintenance we needed. Tammy’s probably my favorite since Avalon took over Sage. Her vibe makes it so easy to talk to after a whole day at work. Matthew and Richard also super nice and easy to work with. I don’t ever feel ignored by them and appreciate their honesty and professionalism. Eddie and Ruben makes my life so much easier. Any maintenance issues they’re your man! Love waving to them when I drive in and out the lot too!Avalon makes an effort to make our stay here enjoyable even during this strange pandemic we are in. I appreciate the monthly food trucks to the virtual paint nights and even making effort to provide some fitness alternative for us when the gym has to remain closed. Yes, there’s been quite a few auto thefts and yes, we have to take care of it on our own. That’s what auto insurance is for, right? It’s unfortunate but the staff at Avalon does take the time to make our safety a priority. It might not be done over night but it does get done. I get it, it’s a process and I appreciate the changes I’ve been seeing with the added security measures they’ve put in place.Is Avalon the best apartment out there? No. Is Avalon the safest place to live in? No. Is it loud living right next to the freeway? Yes. There are going to be faults in every place you look but you have to weigh out the good and the bad and see what’s more important to you. As for me, this Avalon community as it fits my lifestyle and the crew here makes coming home to that much better not to mention the pretty palm trees!

We have been living here for a year and I continue to be pleased with the property, the community, and the team at Avalon.The complex: is always clean, which is super important considering your cost of living here. I remember living Downtown in a different own community paying more and the property was not kept up. The amenities always in service and we are updating our former steam room to a pet spa for those looking to care for their fur babies. The noise is almost non existent from what I’ve experienced and i have a 3 month old so that says a lotManagement: Hands down the team here is killer! Raul is the property manager and really is caring and attentive to his residents. If you ever have an issue or need something he is there to support his residents any way possible within his bounds, definitely goes above and beyond. Andrea the community assistant has such a welcoming personality which makes it warm yo express any general concerns. Andrea sends community newsletters to keep residents up to speed and hosts a series of events which brings us all together.The maintenance requests are done in a timely fashion and completed accurately. There is an exceptional level of consistency here.We love it here! We will most likely renew again next year for the second time but probably for a 2 bedroom.

He was always available when we need some thing done in my unit. He doesn’t complain and gets the job done with a smile and really professional. I personally thank him for everything. Make our stay very smooth and peacefully.

He is always friendly and efficient.Whenever I have a request for maintenance, he goes above and beyond by providing expert knowledge on how to prevent future issues. Prior to COVID, he is the first to say hello, always has a smile on his face- and ready to help! We totally appreciate the support of his team at our complex! Just moved in two days ago and it was a breeze the pretty nice young leasing agent named Andrea she’s dope and very informative she answered all my questions and there was no light bulb in my bathroom so I went to the office to advise her and before I got back to my unit it was a maintenance man standing at my door ready to take care of any of my concerns and Raul the property manager he’s dope too very friendly he assured me anything I needed just to give him a call or email and he’d be happy to assist.... with this kind of customer service i think I’ll be here a while thanks Avalon you guys are awesome...

I have been living at this property since July 2018 and I absolutely love it! The amenities are amazing and clean! The apartments are completely modern and have brand new appliances. It is super close to major freeways and makes an easier commute for my job. The management team is extremely helpful and they are always there to answer any questions or concerns.July 2021 - It have been about 3 years since I first moved into Avalon Cerritos and I still love this community and dont plan on leaving any time soon. The leasing office (Tammy and Matt) have always been helpful with any issues I may have. Our maintenance team (particularly Eddie!) go above and beyond to help residents and are so friendly. I cant say enough good things about living here!

The safety of apparentment parking is terrible. I have lived here for 1 and half year, my car has gotten stolen once, broken twice, and my window shield got smashed today again. I park at level one, there is no gate at the entrance, so you can imagine how easily a guy can break in. When I tell the apparentment, they didnt offer any helps, they said they has no responsibility to its. And didnt do anything to help me. I have spent thousands of dollars for nothing. I just so sad about all those things happened to me!

Beautiful apartments, the courtyard and clubhouse are really nice. The gym is also great and has everything for a proper workout. Cant wait for summer to get in the pool. Managment is amazing and great customer service. Thank you Raul and Andrea we appreciate all your help.

My apartment is beautiful. The amenities are nice. Unfortunately this is not the place to live if you ever want to entertain friends. The guest parking is super limited which is frustrating because there are so many unused parking spaces on my floor that are allegedly “assigned” to someone who NEVER USES THEM. Multiple unused spaces. Like a dozen or more. And from what I understand Avalon has no real plans to address the limited parking except having everyone scramble to fight for spaces with their neighbors. I highly recommend that they come up with an equitable parking program and have people release spaces that they are not actively using. This alone has really soured my living experience. The previous property managers, thought flawed, did a much better job of managing the parking issues. Also: the hallways on my floor always smell like weed and my neighbors blast their music all hours of the night. Reluctantly, it may be time to find another place to live.

I just moved in here last month and have waited to review for the sake of knowing how I like it. I have had an amazing experience with the manager, helpful upbeat and great service. Office staff is courteous and helpful and that is what made me choose Sage over Aria next door. Thank you Jazmine you are the best manager I’ve had. Property is great and I did notice many inspections and we were told they are selling. If the staff is changed I wouldn’t renew ancestry I know I moved here primarily because of the device I receive. Amenities are amazing and convenient for my lifestyle. Parking is not the best but it is the same everywhere.

I was honestly was unhappy with Sage Management, which was the previous management. But after Avalon took over everything eventually changed to better. Raul, the manager, is doing a really good job trying to build a better system. It’s really sad they have bad reviews from the previous management.

We moved in right when Sage opened, and although it was a rocky start with all the new construction still going on we are very happy with Sage as our new home. The amenities are top notch, the units are pristine and were designed beautifully. The staff are very welcoming and go above and beyond for their residents. Lourdes, the property manager, has been especially helpful and really knows her stuff.For prospective residents looking at Sage, i can confirm the units are very quiet, with sound dampening windows and doors to keep the noise from busy streets and the freeway out. The water has great pressure in the shower and heats up in no time. Valet trash has made life a little more convenient, and the package center really puts the online shopper at ease.There are lots of good restaurants nearby and convenient shopping. With Trader Joes and a 24/7 Walmart across the street we dont have to go very far to keep our house well provisioned.I can highly recommend this complex if you are looking for a new place to live.

This is a follow up to my previous review for Sage at Cerritos...Raul and his team at Avalon Cerritos definitely turned my living experience around, after acquiring what was previously owned/managed by Sage Cerritos. Heres my story....less than 1 month into my move at Sage Cerritos, I had my wheels and tires stolen from my parked vehicle on the 4th floor within the parking structure, in broad daylight (on a Monday around 11:30 am). It struck me as odd that this was a perfectly calculated crime in what should have seemingly been a secure place. Sadly, I was the 3rd of 5 incidents of this nature. Five other vehicles were hit with stolen wheels and tires, during hours of the day where youd assume were high visibility/high traffic periods within the parking structure. The then Property Manger under Sage was far too questionable/sketchy in supplying details about what she found on surveillance to the Cerritos Sheriff....so it lead me to think that there may be inside operations creating this perfect crime of opportunity. Not too long after, my unit door was left unlocked after a Vendor Inspection initiated by Sage. Management, resident concerns and policy enforcements were completely disorganized. All things to make you completely uneasy about living at this apartment community.Thankfully, Avalon came in and quickly looked to get things ironed out and organized to improve the quality of living at this apartment community. Raul, the (new) Property Manager is very helpful, personable and provides effective communication and follow up, for resident concerns. He and his team are actually enforcing the policies set in place by the apartment community, which hadnt been prior under the previous management. I suspect that some of the lower-starred reviews are from residents who were allowed to get away with bad behavior under Sages management. Some of the bad apples choose not to abide by the community rules and regulations but Im glad that Avalon is headed in the right direction to make for ideal living at a Luxury Apartment Community, with mature, organized and effective management.Lastly, it appears that the crime seemingly left with the old management. Makes you wonder...

Absolutely love living here. Have been here about a year and since changing from Sage apartments to Avalon it has been the world of difference. Raul the property manager is very helpful (helped me easily move from a smaller apt to larger). Eddie, the lead maintenance guy is my absolute favorite! He fixed my air conditioning when I had no idea what I was doing or how to work it (lol), also being a single mom im pretty forgetful and he has helped me get into my locked apartment. He was even sweet enough to give my daughter a small bag of candy while we waited. 5/5 stars for Eddie alone! Also Sandra literally answers ALL my questions and sometimes I have a few. Thank you Avalon Cerritos for making this place enjoyable to live.

Although the staff here is simply wonderful, the lack of rule enforcement is a major issue. Beyond the weekly car break-ins, cars in general are a major problem. At night, the outside of The Sage is a parking lot.Every possible section of the curb is lined with cars, which makes no sense given that everyone is either supposed to have a parking pass or pay for extra passes for additional cars. You’ll find dozens of cars without stickers blocking every section surrounding our building and The Aria, just across from us. This is made increasingly worse whenever someone new moves in, which is about once or twice a week, and the moving vans are forced to create blind spots or block exits.Inside the “guarded” parking structure isn’t much better. The first floor parking is filled with random cars that don’t have stickers. It’s common for cars to get towed that aren’t even owned by residents here, but at The Aria. Many residents blantely forgo the mandatory parking passes for their cars and instead rotate in and out of guest parking or the curb out front. When parking is $100 per additional car, it feels fairly punishing to follow the rules only to have your spot regularly taken. The result of this parking issue is pass holding residents parking anywhere they can while guests and residents without passes shuffle around.Although I never imagined parking issues to be anymore than minor, having lived in LA for so long, it really breaks The Sage. If you’re paying $2,500+, you shouldn’t have to daily worry about where you’re parking. Residents cheating the system aren’t in any way punished, which shows across the entire complex. You’ll find trash bags set out, even though everyone is given bins to use. Trash in front of the trash room, because putting it inside is just one more step to follow through with.If you’re looking in this price range, you can expect better. You’re paying for top-tier amenities, great management, and a place you can simply not think too much about. Although amenities here are on par for this price range, the rest just isn’t.

**They say that its free to apply, however be aware!**I applied back in June and unfortunately, they could not accommodate my family of 4 (due to limited parking.. 2Br gets you 2 spots, cannot purchase more and we needed at least 3 spots). They were sweet and helpful during the tour and application process. However, everything went downhill after that. I paid $400 for my application/holding deposit and they stated that if for any reason it didnt work out.. they would refund this fee. Its now Sept 25th and I still havent received my refund! Ive reached out multiple times in July and August and all I got was the corporate office nonsense excuse. Its been over 90 days! They dont even bother to reach out and update me.Shady corporate office/owners. You were warned!**Update Oct 1: Again, I had to reach out to receive an update. My check has finally arrived and I will be picking it up today. They did clarify and acknowledge that management made a mistake (not corporate), not a very good sign. Really wanted to live there, but maybe dodged a bullet. Very thankful that this will be settled after today.

The rest of the staff was also really curtious with us even though I showed up without an appointment.I would highly recommend this place to everyone.

Car break ins again and again , tire/wheel theft , but Apartment is not taking any action to stop it. (absolutely zero actions to prevent it) Nobody taking responsibility for car wheels theft .,Apartment has to install cameras in every floor and have security to control all the inbound cars (literally checking all the cars day and night.).. This is crazy , so many people complaining about their cars wheel has been stolen. weird .In fact there was a car wheel theft happened during the Day time , thats what apartment communicated to everyone.In fact this week also we heard car break ins and i am not sure why Apartment management is not taking any responsibility / nor doing anything.These many car break-ins and tire/wheel theft.. sooooo weird.NO security , not a Safe Place to stay anymore . it was a wonderful apartment a year back .. but its too scary now-a-days when hearing all these Car burglaries ain and again. and the surprisingly NO one is taking responsibility. ????????I would recommend Apartment should take necessary & tight SECURITY measures & actions to prevent it and check everyone going in and out .

Note: This review will be updated based on my ENTIRE experience as a resident of Sage at Cerritos.What they wont tell you during your tour here...3 weeks into my move-in here and Ive already become of victim of GRAND THEFT, in what should seemingly be a secure parking structure. My wheels and tires were brazenly stolen from my vehicle, on Monday - 1/7/19, in the late morning/early afternoon. To add, Ive learned that I am the second victim of this crime within the past 3-4 months. Both my and the other victims vehicles were parked on the fourth level in the parking structure, behind the gated entry (accessible by key-fob, only) and had our wheels and tires stolen, leaving our cars left on bricks (photos available on Instagram). All suspicions suggest this is an inside job from someone who is diligently monitoring target vehicles and our personal schedules. THAT MAKES ME FEEL SO UNSAFE AND UNEASY!!! Id only learned of the information related to the other victim from another concerned resident, as this was not shared with me from Sages Management. You would think that would be valuable information to share with both the officer who completed my police report and me. Additionally, it took nearly 72 hours to notify all other residents of this crime, where I had to complete follow up with the Property Manager to ensure the email blast was submitted. RESIDENT SAFETY SHOULD BE FIRST PRIORITY.Based on this, its been made apparent that greater safety measures and surveillance is necessary within the ENTIRE complex and parking structure, and all doors should be secured/locked and ONLY accessible via key-fob.Needless to say, I am NOT AT ALL PLEASED with being a new resident of Sage at Cerritos (not even a full month into my lease and already a victim of crime), and have since escalated my issue and incident the Richman Signatures Corporate office, to note the severe lack of security since it compromises my safety. Im currently awaiting a return phone call from Jody Miller (Regional Manager for Richman Signature) in response to see how effectively and efficiently they handle this serious issue.Ill also be following this through with the detective assigned to my case.I wanted so badly to leave a fully positive review, as this property is a new build with great amenities, centrally located and Jasmine Sutton was very helpful and pleasant with my move-in process....but last weeks incident changed my entire view and comfortability in living here.
