Im currently renting one of their locations in Waterloo and theyve been such a help during hard times. Along with being understanding and quick to answer her emails, one of their workers, Taylor, went out of her way to even drop new keys off to my house after I lost mine and made sure we were able to get into our house before anything else while being kind the entire time. I really appreciated it and it made the day so much easier! Rent from these guys if you want to work with a company thats workers will treat you like youre human.

I have loved my experience with RCV. I have had a few other land lords, and they cannot compete. Anytime we have an issue with our house, it is solved the next day. Recently we were able to get our lease switched to a different property, no issue. They have also paid for our house to get sprayed for bugs, let us repaint our bedrooms, and redo the garden in front of our house. Everyone is super friendly, and it they are super quick to respond!

My roommates and I havent had a very good experience renting through this company this year. Our house was supposed to be fully renovated when we moved in but there was still tons for them to do. When we need something fixed it either takes weeks to happen or doesnt happen at all. We have had issues with squirrels and bats getting into our attic from outside the house, they have known this for months and nothing has ever been done.

Id tell you to take your money elsewhere. Its not worth the hassle or being treated with blatant unprofessional-ism when you ask simple questions. Youd think if you had a renter for 2 years, youd treat them with respect but that is simply not the case. But go ahead and rent from here if you want to wait 4 weeks for maintenance to fix anything, move in to a dirty apartment, or have a bill from them after you move out.

Apartment was not clean when we moved in and they were still working on the apartment to get it ready when we were moving into it. Notified them about a broken window in an apartment common area and it never got fixed for the last 1.5 years I lived there. They just put a piece of tape on the crack. Notified them about a broken ceiling fixture in our apartment and maintenance called a month later but we had already had it fixed. Had damage from our dog to the carpet and they refused to give me an explanation on how they calculated the charges and charged us to replace all the carpet when only two rooms had damage at some secretly pro rated price. When asked to explain calculation they became passive aggressive and told me I could pay the whole bill if I wanted to and not the pro rated price. I would not recommend them to anyone.

If I could rate this as a negative I would. We had multiple problems while renting from that kept on getting pushed to the side. A month a half after renting with them we had a room in our basement get wet from water, they came in and gutted it then proceeded to leave in unattended for 6 months. They gave us a dehumidifier and said to keep it running, while our electric bill went up because of it and as mold began to grow in there. We were contacting them every 2-3 weeks asking when it would be completely with either no responses or just a lame duck excuse. I would highly not recommend not going with them, they are more of a slumlord time of company than an actual rental company.

I will still continue to rent from this company as long as I am in the Cedar Valley.Maintenance was excellent. They responded to my call and fixed the issue promptly (same day I called). My husband and I rented from the company and we were extremely dissatisfied. If I could give zero stars I would. They made us pay back our free month of rent with no notice, hence making us come up with an extra $1,195 on the spot. The worst part about it was and I quote, We have over 1,000 properties, things fall through the cracks. Excuse me?! Meanwhile, while on the phone, Don hung up on me. So I think that gets RCV a zero star rating as well. For future reference RCV, when dealing with a frustrated tenant an apology will go a long way. Literally rent from anyone else, dont waste your time or frustration on this company.

House was beyond dirty when we moved in. House was literally falling apart. Chunks of concrete coming out of the ceiling. “Redid” the floors and the cheap laminate wood was coming up in multiple places. Wood floor underneath was buckled and was told “it would probably just keep doing that”. Pieces of the “new” deck coming off. Same with the new siding coming off. Lots of windows painted shut. Had no heat in house until late November and took them extensive repairs that took over two weeks to complete. Sent repair men with no warnings and were told it was an “emergency” and they didn’t need to tell us when they were coming in. Multiple gas leaks we didn’t know about until extensive repairs started. The list goes on and on. They’re a terrible company and I would never ever rent from them again. They sent our roommates a rent discount if they gave them a good review online. We lived there less than a year. 0 stars if it could happen.

I stayed at 313 Springfield Ave. I was needing a month to month lease and Rent Cedar Valley was the only company I could find on short notice. When I started to contact them, I spoke to multiple people. None of them were on the same page. I did have to cancel a viewing date but I finally got a date and time set up. I met with Jess (I think thats her name) and we did a walkthrough. I had to move in on short notice and she worked with me on that. I got into the apartment and it hadnt been cleaned yet. I bought some cleaning supplies and cleaned it myself. A few days later my door opened and 2 cleaning ladies walked in. I politely told them that their services were not needed. The apartment was in fairly good shape after I cleaned it. I stayed for 3 months and was happy with the overall facility during that time. I cleaned the apartment and left it better than when I found it. I was fully moved out on December 30th but I had forgotten a few keys in my car. I had til 6PM on December 31st to be fully out. I left work and arrived at the apartment at 4PM to find that someone had already did a walkthrough and left dirty footprints all through the apartment. I have photos to show what it looked like on the 30th. I left the keys and went on my way. A few days later a package of mine had been accidentally shipped to the apartment and emailed to see if they could retrieve it for me. I went to their office to get it from them and Jess had informed me she forgot to take the mailbox key with her. I asked if I could just get it and leave the keys on the counter like I had originally done. When I got there I took the keys into the apartment and fold the floor even dirtier than when I saw it on the 31st and someone had used the bathroom and made quite the mess in the toilet. Shortly after that I received my security deposit and they had kept $160. $60 for an additional hour of cleaning and $100 to have the carpet professionally cleaned. I contacted them quite angry and left a voicemail. I was called back by Wes. He explained that he estimated 2 hours to clean my apartment and hadnt talked to the cleaning people to be sure. I asked him what he thought needed cleaned in the apartment and his response was he walked through 10 apartments that day and couldnt remember each one. I then asked about the carpet cleaning and he seemed to remember that the carpet was trampled and dirty. He could remember the carpet but couldnt recall the rest of the apartment. I believe he was lying to me at this point. He said he would contact the cleaning people and call me back. He did not. I called him and he said the cleaning people did in fact take 2 hours to clean my apartment. Which Im pretty sure he lied again. When asked if he could direct me to the part in the lease that said I was responsible to have the carpets professionally cleaned or be charged $100 he could not. He said I was responsible for damages. I told him it sounds like theyre running a scam, especially since they probably cater to college students. He said I could file with the county and take them to court. They know its not worth it for $160 and financially it would be better to take my loss. Im not taking them to court but I will post this story everywhere I can. Jess was very nice to deal with. Wes, in my opinion, is a liar trying to cover his own skin. Dealing with him has ruined what I had considered a good experience. Because of Wes and possibly the way Rent Cedar Valley does business, I cannot recommend them.

One star is a very generous rating to describe the job that Rent Cedar Valley has done for us. The week before we moved in, we were notified that there was a small leak in our basement and one of the bedrooms would not be ready for a couple of weeks. We assumed it was not a big deal until the day we moved in and the entire basement was unlivable. There was insulation hanging from the ceiling and even a dead bat in our laundry room that they didnt care to pick up. After talking to a manager, he agreed the situation was worse than they described and that we would receive at least 1/2 of our first months rent off. About a month and a half later the job was completed. (Although there were only about 3-4 days they actually spent fixing things during that time) However, we did have to pick up the dead bat ourselves after a month. After it was completed, we made an appointment with the head manager to talk about a rent credit. At the meeting, he spoke to us like we were five years old after we asked for 1/2 price for one month. He told us that our expectations were ridiculous and we needed to be more realistic. (Despite the fact that another manager said we would at least get 1/2 price rent for the first month) He finally agreed to give us a quarter off of our rent just so he didnt have to deal with us anymore. Since then weve had various issues including moldy closets, frozen pipes, a broken dishwasher, and a terrible job with the snow removal. (Just to name a few) And this week we have started having the same issues that we had in the beginning of the year. The ceiling downstairs currently has drip spots all over. We were told that this problem was fixed a long time ago and now we are having to move all of our belongings upstairs. If you care at all about customer service, do NOT rent with Rent Cedar Valley.

Weve been renting from this company for close to two years now. I dont think its extreme to say that they are the worst company I have ever had to deal with. When we first moved in there were several cleaning and maintenance things we were promised would be taken care of. Such as tar streaks on the wall from the previous tenant, carpets needing to be vacuumed. Blinds needing to be replaced, a leak in the bathroom ceiling that was causing mold to spread. And a 4-foot hole in the driveway. The only thing theyve ever taken care of with the leak. Several times in fact because no one seems to be able to fix it correctly. Over the course of a two-month period our hot water heater went out 5 times. The oven refrigerator kitchen cupboards and a bathroom we never cleaned before we moved in the way we were told they would be. I found that trying to get anyone from their office to give you a call back is a nightmare. The only one for the entire company that seems to care about the tenants at all is Ivy but when it comes right down to it her bosses dont seem to give her a whole lot of power to get anything done.We had been given verbal confirmation multiple times that maintenance was going to come and fix things and never have.Other tenants in the building have also had their air conditioners broken throughout the summer without anyone fixing them and the front door to the building itself was broken for the first year we lived here, letting anyone off the street in and out of the building. They only care about you and your apartment when it comes time to collect the money.

Rent Cedar Valley was a pretty average landlord. Most of the time they responded to issues within a week or two. The only major issue I had was they never came and fixed the hole in the screen door that was there when I moved in. The neighbors in the building were also average, some nice and some not so nice.

When I previously rented from them it was a horrible experience. After we moved out they charged us a ton for things we werent even responsible for. In addition to the charges they tried to keep my security deposit, I had to go in and argue with the manager just to get it back. Now recently a friend lost two of her immediate family members and her only living sibling lost two of her limbs in an accident, needless to say it was a traumatic experience that continues to weigh on her and her remaining family. As a woman of service she had to leave the military and contemplated moving back in her fiances parents house in order to try and build herself back up, with TWO months left on her lease the manager of RCV didnt even want to talk to her telling her he had three minutes to talk and never looking up from his phone a single time while they were explaining the circumstances. He proceeded to make them pay there way out of the lease and then charge an additional ridiculous amount for damages, junk removal, maintenance in the triple digits. I helped them move out and know they left nothing other than the keys, which they also were charged for. They treat our services members like garbage. Now theyre treating one of my good friends like garbage as well, and he works for them. Injured while working for them the manager didnt even report the injury to the insurance for almost a month after he was hurt. He ended up filing for it himself. This company has been toxic to me, to my friends who are service members, and to their own employees. How will they treat you?

1927 West 1st St. Absolutely horrid. Put in a request to get our driveway atleast MANAGEABLE in September, and it’s now the end of May and nothing has happened. There was literally construction 1/2 the days we lived there, and I’m not even kidding. Also, they didn’t even give us a 24 hour notice any of the times and there was SO MANY. So literally they broke the lease. Woke up one morning at 7:30 to our PORCH getting ripped off. Are you kidding me? None of my roommates or I had any idea. They moved the furniture away from the wall when they did this and scratched the floor. I witnessed their maintenance crew scratch our vehicles in our driveway while backing out. During August I had a leak in my room, so guess what? 7:30 AM a random dude walks into my room without knocking and rips my ceiling tiles out, then walks out. For the next 9 months I had to put posters on the ceiling cause there was no tile. On top of all this, we moved into the house extremely dirty. Literal garbage on the floor. We moved out last week and left that place SPOTLESS. Scrubbed the carpets, filled holes, swept every crevice. I swear on everything, if we don’t get our FULL deposit back they will be hearing from us. Absolutely disgusting. NOT ONE NOTICE even. Do not, for any reason rent through this company. Worst experience I’ve ever had, and if any of the employees from there are reading this.. just do better man.

They ignored this, leased our house to new tenants, took a security deposit, and never gave us any notification that we wouldnt have a place to live in 2 months.I completely agree with the other reviews, they deserve a 0 star reviewEdit: A year and a half later, they have decided that we didnt pay all of our remaining rent (we did, I paid for another roommate who didnt pay theirs). We received no notice, no return of our security deposit, and now they have sent our information to a debt collector for an imaginary $900...a year and a half after moving out. I highly recommend renting through this company! Great apartments that are clean, modern and affordable. Few maintenance issues that are handled in a timely fashion.

Terrible service I’ve emailed the maintenance multiple times nothing happens I have called and asked for service many times and your useless response is email maintenance.our dumpster is overflowing and has been for a week, the garbage truck won’t even enter our Parking lot because it’s so messed up, in the winter the whole side walk is 2” thick ice(snow removal was included) your dryers don’t work, there is a random water pipe that sprays water at your feet at the entrance to the (melrose) building and all you people do is sit on your Kiester and collect rent absolutely no service.

This is by far the worst experience I have ever had with a rental company. We were supposed to move in to the house we rented on June 1st and were called a few days before and told it wouldnt be ready until July. Yesterday I went to look at the house that they said was finished. The smell of cat urine is so horrible my daughter wouldnt even walk inside. I went back to the office to discuss this with them and let them know the carpet NEEDS to be replaced and was told there is only so much we have to do to get a house up to code. They obviously take no pride in their rental houses nor their customer service. I would recommend renting from anywhere but here.

I had been renting in Cedar Falls for over seven years before buying a home. My last rental experience before moving into my own home was with Rent Cedar Valley. Let me tell you, these guys are good. They top the list of my seven year renting journey. After seven years of renting, Ive seen a lot of poor service. Broken appliances that take over a week to fix, structural issues that go unattended, and poor customer service. The list can go on for a while. Rent Cedar Valley tops my list of best rental servicers out there. We rented a 2 bedroom house from them, so this experience is based on a house, not an apartment. During our stay, we had several issues with appliances that were attended to within 48 hours, but mostly the day-of. Any time we had concerns, reaching out by email would almost always get me a response within 1 or 2 hours. If it was after business hours, it would definitely come the next day. Whenenver I had to call, it was always answered or returned ASAP.They treated us well, and gave a fair and honest deposit return at the end of our lease. They even worked with us and the next tenants to get us out a couple weeks early (of course, this was based on the new tenants decision only!) After seven years, these guys definitely would get a 5-star vote, especially compared to a lot of the other competition in the Cedar Falls area.A note for many other negative reviewers or first-time renters. You have to realize that the rental company cant cater to just you. They cater to their whole client base, and have to prioritize issues and make decisions not everyone likes. Just because you have one or two bad experiences does not mean the company is terrible or negligent. Companies thrive on feedback - reach out to these guys and let them know your issues, dont just sit on them and expect it to be fixed.Considering the above note, these guys are top notch in my experience. I would highly suggest looking at their website and seeing if there are any good fits for your next rental. Thanks for the positive experience, Rent Cedar Valley!

It would be 5 stars if the apartment I had originally agreed to rent was available the day I moved in. I live in Brentwood Estates, 123 (North) Brentwood Drive, and I had signed a lease for a ground-floor apartment (wont give the apartment numbers for safety) for a Sept. 1 move-in. I get there to start the prep with one of my TVs and my laptop, and the maintenance supervisor is there with two other guys. I tell them I was going to be moving in, but they said the apartment wasnt ready yet. They had to work on the tub and still do general cleaning. I went back to the leasing office to change my apartment to one on an upper level. The girl at the office was accommodating. We were able to get my lease changed over without issue (other than waiting on Cedar Falls Utilities to switch over the electrical to the other apartment). The second apartment wasnt quite 100% up to snuff, but what was needed to be finished were minor (missing mirror in the bathroom, four missing slats in a blind, install a new A/C) and were done fairly quickly. The maintenance staff is professional, and they inform you when they plan on doing the major stuff. Rent is OK, but the perks (internet and basic cable included, membership to FIT Gym included with a $20 processing fee) is worth it. Only real issue is there is a bit of a bowing in the ceiling of the bedroom. Dont know how that can be fixed.

This place deserves 0 stars or less. All of our issues tend to remain unfixed and now I am being charged a $100 late fee since they either cant find my check or it got lost in the mail. WORST BUSINESS, MAINTENANCE AND CUSTOMER SERVICE EVER.

Lots of promises, not many broken, but many delays. Our rental property had some major issues when we moved in that were to be fixed beforehand but werent for a few weeks after we moved in. Some issues cropped up throughout the lease so far and, while theyre always good about getting the job done, there is usually a good wait before they get it fixed. Theres no 24 hour maintenance line for emergencies, and being limited to email communication for such situations is a major pain. You might have to play hardball with them. There is a few other things that bother me about their style of property management, but those are more personal opinion than actual issues. All of that said - I have lived in other places where issues went completely unresolved and, while RCV is slow to react - they will react and take care of your issues, especially if they present a danger to you or the property.Plus they make lease signing and bill pay super easy.3/5 only for the lack of ability to effectively communicate after hours and their slow response (up to weeks at a time) for nonemergency issues. Could be higher if the rent reflected the service or if the service was improved.

DO NOT RENT FROM THIS COMPANY.This is the most unorganized and mismanaged place ever. I wish I could find a subleaser so I never have to deal with them again. They claimed they would provide snow removal, and snow got removed 2 days after a blizzard, if at all. Their emergency phone number is of no help. Our refrigerator went out, and it took 1 week for them to even come look at it, meanwhile all of our food went bad and we lost hundreds of dollars in groceries. Just save yourself the stress and go somewhere else

RENTERS BEWARDE. SLUMLORDS HERE. BEWARE OF FAKE 5-STAR REVIEWS FORM THEIR EMPLOYEES. Lived at 1120 Washington St. Worst place Ive ever lived. Mold growing in several rooms. None of the windows open. All the doors fail to shut correctly. Front door didnt even have a deadbolt. NO bathroom vent means TONS of moisture and mold growth.Siding falling off the house on all sides. Broken windows simply boarded up from the outside and drywalled in. All of the electrical outlets are SUPER outdated (two prongs) and half of them dont work. All of the cable cords are painted over, had to buy nmy own just to plug in a tv.The unit failed the fire inspection three times while I lived there and they didnt even have an up to date rental permit.Maintenance guys are extremely slow, usually look like theyre on drugs, and will DEFINITELY go through your house if you arent watching them. All in all, the worst landlords Ive ever had. DO NOT RENT FROM THEM.

Oh boy, where do I start? My roommate and I had rented through them in the past, and they were great. Something must have changed though, maybe new management, because every interaction feels like pulling teeth. We had originally planned on moving into one of their properties on Waterloo Rd. Everything was great until TWO DAYS before we were supposed to move in, they called us and said that the property was going to be remodeled, and we had to either push back our move in day or choose a different property. What they neglected to tell us was that there were no properties available for us and we were, for all intents and purposes, homeless.Fast forward to a month later, we are finally moving into our current property. They had been really good with being flexible with our move in day (which is good, so one star for them). However, as we went to move in, there were three things that really stood out to us:1. The house wasnt cleaned. There was hair from the previous tenants, garbage all over the floor, crumbs and garbage in the sink, it was terrible. One of our movers stepped on a needle.2. There was no air conditioning. The house was advertises as having central air, but when a maintenence guy came to take a look, lo and behold, there was no central air installed. It took a month for us to get window units installed, which wouldnt have been a big deal except for the fact that we have pets, including one Saint Bernard, who would have very easily overheated and possibly died. We just got central air last week after having been in the house for nearly a year.3. There was no washer and dryer, which was also advertised and also took a month to install. After the month it took to get everything installed, we were finally happy...and then winter hit.Let me tell you, there is something very wrong with the furnace when you can see your breath in the house, yet your utility bill for a just over 1000sqft house is over $400. For two people. We begged and pleaded, can you please send someone out to fix our heat, we are freezing. Another few weeks later, and someone was finally sent out. The furnace (which I wont get into right now, thats a whole nother can of worms) worked great, however, the ventilation in the house was terrible. There were no vents in one bedroom and only one vent in the other quite large bedroom, so we asked of there was anyway they could fix our vents and they said, Absolutely! Well send someone out! That was six months ago. Our vents have yet to be fixed.Fast forward another month. One if the walls in our basement is hard core leaning. Im talking Tower of Pisa kind of leaning. So, once again, we called upon our property overlords. Can we please get someone to look at the wall and make sure its structurally sound? So they sent someone, and they not only tore down the wrong wall (this was admittedly our bad, I wont lie to you), but took a month to replace it, and they left a giant pile of dirt, sand, and garbage in our drive way. Oh, dont worry, its still there. We havent been able to use our basement for two months, effectively halving the amount of room in our house, and they refuse to lower our rent as stated in our lease. Our basement is still a mess from the construction and I guess they sent MaidPro out to clean It? Theres still dirt on the floor and in the washing machine, but I guess they did an okay job because apparently a property manager walked through and said it was clean enough (which explains the terrible condition it was in when we moved in).So, in short, if you want a clean, inhabitable place to live, dont rent through these guys. Kevin The Maintenence guy is great, though.
