I have lived here for almost a year and there are pros/cons. The staff is friendly, apartments are spacious, and there are good amenities such as the in-unit washer/dryer, trail to campus, and plenty of parking. I recently moved to a different unit and so far I am not pleased with my living experience. The furniture was broken, apartment wasnt cleaned, and the carpet has a strong urine odor even after it has been cleaned but will not go away. Maintenance requests are not addressed quickly. I have been in my new apartment for 2 weeks and still waiting on furniture to be replaced/ work orders to be completed. I feel like I was rushed into an apartment that wasnt ready, when I requested repairs for the new unit that I moved into, I was told maintenance was busy getting apartments ready for new residents to move in as if existing residents werent a priority.

When we first tried to move in, the management tried to put us in an apartment that was full of mold on the couches and vent area. We had to ask multiple times to move apartments which was finally granted. As we have continued to live in the community the biggest concern was dirty apartment and maintenance requests took forever! We still have no fully working AC and a washer that isnt draining. It has been over 3 weeks with a broke washer and over a week now without a working AC in the GA heat.

Well I’m still staying here, it’s not too bad but it’s also not too good. I do like the staff, they are helpful and friendly towards me and my best friend, (we stay in the same apartment). I’m really glad they changed the Maintenance, the last one didn’t seem like they knew what they were doing. We had requested maintenance because literally all of our chairs were falling apart, all he did was nail them together.. I would say that moving in wasn’t all that great... we were told we were gonna have all the new furniture, but it’s mixed in with some new stuff and a lot of the old stuff. None of the furniture in the rooms are new! And I know they are suppose to clean the apartment before we moved in but I don’t think they did. It was very dirty!!! I would love to go outside and walk around but there is so much dog poop you hardly can! I don’t know.. living here has its pros and cons. It’s not the worst but it’s not the best either!

Excellent management and maintenance team. I have enjoyed living here, it’s quiet for the most part and my room and bathroom stay clean. I would recommend The Reserve for student housing or anyone that doesn’t need a big house.

0 stars. Horrible application process. Told to come pay by some kid at the front desk, couldnt answer any questions, drove 45 minutes to pay, then they told me I wasnt approved after I got there. I try calling to speak with the leasing manager and coincidentally they are always busy. Just a bunch of kids running the show. Havent spoken to a professional adult who can answer my questions.

While the staff is very friendly, and the pricing is fair I do not recommend staying here. The office is not very timely as of lately with handling complaints, and maintenance upkeep is terrible. The room and building they allow you to tour us very clean, while all the others are filthy. No matter how much you complain for it to be cleaned, they tell you “We’ll put a note and get to it. Thanks for bringing it to our attention” just to get you to leave them alone. I’ve lived here since august and my walkways have never once been cleaned, and despite numerous noise complaints, drug usage complaints, and pet owners not cleaning up, nothing is done.The space and location of the building is very close to campus which is nice, but I am very disappointed overall.

Kristy is the MVP when it comes to office staff! She will work with you when you’re in a pinch, answer any question you have, and will do what she can to make sure you feel right at home. The whole office staff is polite and professional! Maintenance does a great and swift job in responding to requests..overall just a good place to be!

I have been with the reserves going for 2 years now. It is not a five-star hotel for sure but there a lot of reasons why you should consider staying here. Do you like space? Well. come on then because their rooms and closets are big compared to the other apartments in the area. I have not had a single issue with the management, and the maintenance team responds to your issues in a timely manner.

The staffing is very unprofessional, the maintenance here is horrible. They don’t attend to things till months later and still want you to pay rent when your dryer, stove and sink not working. Wouldn’t recommend it!

The Reserve is a great place to live especially if you are attending the University. There are great amenities such as two pools, a basketball court, a nice 24/7 gym, a computer room with free printing, and (my favorite) a trail that connects to the university campus. The staff is friendly, and they do their best to make sure complaints are handled. It is a very pet friendly community, so you will see lots of furry friends. When I moved in, my roommate and I had to do some additional cleaning, but other than that everything worked well, and after adding some decorations, it feels like home.

It’s the absolute worst place to even attempt to live I’ve never moved in due to no one telling me the room I was suppose to live in had holes in the wall and bathroom flooded then the next room they moved me to bathroom basically had black mole from previous leakings that they just painted over and they refused to give me my money back or break my lease so they will be going to court very soon because they keep lying telling there boss one thing and telling me different

We tried this place for our college student. I would not recommend it. They make it look nice when you tour but what you actually get is pretty nasty and it’s not a great environment. From parent to parent- look elsewhere.

If I could give a NEGATIVE star I would. Sadly My experience here was HORRIFIC straight out of a Horror Movie. The few front desk individuals I can say did try their best to help me out (Kristy, Elayna as well as the young lady with the green eyes). Lets start off with my dog being attacked by an unregistered dog on the site. Not okay. The owner wasnt following the new leash regulations, NOR was this a dog that was known to be registered with the apartment complex. Which contradicts their policies. It was an aggressive breed and I have noticed breeds like a Doberman Pinscher & pit bulls on site which are known to be aggressive and should not be allowed. I had mold in my first apartment and this wasnt even the WORST of photos. I lost 2 luggage, some kitchen items and a very nice leather jacket I got from another country because of it. The front gate STILL doesnt work, which to me is a safety issue. For random people gaining access to the complex. It went from people placing things in front of my door that were derogatory and disgusting such as Kotex Maxi pad papers in a bag filled with God knows what else, to my car getting Egged. Which is vandalism. My safety is also compromised when I see voodoo dolls in the common courtyard firepit area next to the volleyball court, where the community of dogs play. To a maintenance man making subjective remarks about needing to enter into the bedroom when it was unnecessary by law. RIDICULOUS. If I were you, I would avoid this place at ALL cost. They make excuses and dont try to help at the corporate level. With claims to be making changes but clearly no changes were made. Oh and all of this happened DURING the pandemic of 2020 and thereafter. My advice, know your RIGHTS as a tenant. Sadly, this is what happens when people invest in properties but DO NOT know how to honor their tenants rights and are money driven. Leave while you can now, before its in a body bag. REAL TALK.

I don’t know where to start my first two months here they were trying to evict me saying I owed for a extra room in the apt I never had when I only rented one room and had no roomates then kept charging pet fees when I never had a animal they always said they would fix it but never did worst of all I had everything that belonged to me stolen from their my wallet with all my rent and money license etc and some other things I made a police report about it but nothing was ever found I got in touch with the office and informed them about what happened asked if they would work with me cause I never had been a day late the 8 months I was their somehow I get evicted anyways with nowhere to go and become homeless DONT MOVE HERE. These people are unprofessional and Just want more money!

I’ve wanted to live at the reserve for yearsssss now. they have the most beautiful outside area for gatherings and just being outside with your pet. the community seems very peaceaful & not that chaotic.

My best friend is staying here and these people are unprofessional. I was visiting her and one of the community workers came in and lied and said I was living there. Instead of asking my best friend if I was living there she told her I needed to sign a lease and pay rent! I have been here for less then 24 hours. When confronted they said they will talk to the person who lied and said they couldn’t do anything about it. Which is still unacceptable because they assumed I was living here! Super unprofessional and rude!

I moved into the reserves thinking my experience was going to be life changing due to fact that this apartment was going to be the first place I would be on my own. Instead I’m constantly receiving issue due to management not doing there jobs when I put requests in for things to be fixed or replaced. Even when they do come out they never fix the problem I still have the same problem. They also have mold specifically in the bathroom where I’m constantly cleaning to stay healthy. Honestly, it feels as if they are more concerned with you paying out your money every month which is fine but you also have to keep your residents happy and that I feel like isn’t a priority to them. That’s why I will not be renewing my lease and moving to a different location where I feel I will be respected and valued more!

Overall, my experience with the Reserve was average. I dealt with palmetto bugs when I moved in, but they went away after I requested for pest control to come spray. I don’t know if that request was ever fulfilled, because I wasn’t notified. Most of my furniture was in tack when I moved in, so that wasn’t much of an issue for me. Other than one of my dresser drawers being broken. Our third roommate was randomly chosen for us, but I wouldn’t suggest letting someone else choose your roommate. The overages for utilities are kind of ridiculous, about $30 extra a month so get ready for that. The overages just kept going up during my duration of living there. As long as you know and trust your roommates, it isn’t an awful place to live in my opinion.

I can personally say that this apartment complex needs serious improvement. In short, you will see bugs ,drugs and fees of all types during your stay. Do yourself a favor and go somewhere else.. I wish I did.

Living here is cool. The apartment is nice I love it and It’s definitely better than most of the other housing in the area. But every time i turn around something is breaking down in the apartment. The E-check also sucks . It always return my payments even when I paid half of my rent early it STILL returned and they charged me the return fee. When I brought it to managements attention after verifying with my bank the funds were in the account they told me to “use a money order next time” Seems like a scam to me. I renewed for next year but a part of me wishes I hadn’t . It’s not all bad but it could definitely be better .

I lived at the Reserve for around two years and I do not recommend living here. The first issue I had was when I moved into my room both the furniture was old and in horrible broken condition and management would never switch it out. It also had a major flea problem and it took months of convincing for them to hire someone to take care of the problem. Second overages are a nightmare and will cost you a lot if you do not have the AC on a certain temperature and keep the lights turned off. The third the roommate selection process is a joke they put people into my apartment that were totally different than me and cause many issues by one having a criminal record and the other indulging in drugs. The fourth management is very slow and do not take residents seriously I could give countless examples of when I had an issue but me being a college student they would not listen and I would have to get my parents involved. The fifth rent was very high for not many and outdated amenities which was not worth the price. The sixth the front gate stayed broken for months and months and they never fully fixed it so anyone could just come right in the complex. Overall I did not have a good experience here and I am glad I am gone.

West Ga students dont get an apartment here!! When I left they charged me for everything. Meaning the bed, side table, chairs etc. They were already used when I moved in so it made no sense for them to charge me. Your better off going to one of the other surrounding apartments.

I love it. There was bugs when we first moved in but they were water bugs from when it rained for like a week. The staff is really nice and helpful. Setting up WiFi was a pain. Wish the pool was open longer. But so far so good

This place is horrible! They have room inspections that Ive honestly never heard of any other apartment having and they come in when you arent there so there is absolutely no telling if theyre going to steal your stuff. The whole staff is so incredibly rude to everyone for no reason. A lot of he said she said stuff goes on around here as well. I get charged for a lot and when I left I also got charged for everything even when someone else was moved in. Very disorganized and everything breaks down the stove almost caught fire because of the stove tops not being even. They have also changed the lease on me multiple times without letting me know anything.

The Reserve at Carrollton has not been a good experience. Maintenance is slow and unreliable. There are bugs largely due to there being one trash can where residents do not dispose of trash properly. If you are an undergraduate student at UWG, although more expensive it will be a better experience for you! If you are a graduate student, there are newer apartments but if you still choose to live here prepare for some problems.

The reserve is fake. They lull you into paying much more than all the other complexs some that are even closer to the university on the unkept promises of nicer living. When I moved in all of my furniture was UPSIDE DOWN and broken. It took them two weeks to replace a chair just a chair and they havent replaced other broken furniture and have nothing for the other issues with the unit such as having plumbing issues in the kitchen. I would recommend you to live anywhere other than the reserve. Id even recommend campus walk if they werent torn down

This is my first year living here and an honest review. On move in day, it was just one of my roommates and I moving in, my parents hadn’t come down yet since move in day was Friday, they came Saturday. When we entered the apartment, not only was it dirty, but it was filled with bugs. My roommate and I went to Walmart and bought cans of Raid and sprayed the entire apartment down, then the next day before my parents got there, we went and bought the gallon of bug spray. Once my parents got there, my grandma, mom, and I spent 5 hours or more cleaning the kitchen/family room and my room/bathroom alone. My mom was furious that it wasn’t cleaned in the slightest and contacted Drew (the property owner) and he credited all three of our accounts a decent amount, but we still have to spray for bugs and put the Boric Acid powder on the floor in the cracks because the bugs are roaches. We are still working with Drew to get the bug problem fixed, but other than the bugs, maintenance has always fixed our problems and it’s a very spacious place.

Lived there for 3 years and for two of them never got a roommate that wasnt addicted to drugs, and no matter how much you report them management does nothing! If you want to live here with intent of scholarly pursuits good luck! Even with a new name I still find myself being hounded by these people a year after leaving. They will cash your final check tell you everything is okay then 6 months later you receive a notice about 200 dollars you owe them. This was a relatively poor experience and it is still ongoing. Hurray!

This apartment complex was a horrible experience. ESPECIALLY WHEN YOU MOVE OUT....give you a time slot to do a walk through , and don’t abide by it . They walk through without your PERMISSION OR YOU BEING PRESENT.... THEN they charge you for everything even when they shouldn’t be . I advise everyone to move out immediately!!!!1....charging 125....to paint your walls ...that have NO HOLES OR ANYTHING IN IT2. to replace chairs that are NOT broke.3. charging me to replace a couch that a roommates dog messed up and she is paying for ?!?!?This complex is TRASH , completely TRASH!!!!!They never fix anything the right way , the washer rips your clothes the dryer SUCKS.JUST OVERALL ONE OF MY WORST EXPERIENCES OF LIVING !!!! DO NOT STAY HERE !!!!1 star is a blessing ......

HORRIBLE place to live. Staffing is horrible. If you like a place where shootings, robberies, parties that break in back car windows, and drug dealing go on then this is the place for you. It reeks of the smell of marijuana all the time. If you came to get an eduacation and a degree then this is NOT the place to live. I put five stars since its a five star drug area.
