Where to even begin...as previously stated in most reviews, they do not maintain their old and tattered buildings. We had a severe mouse infestation to the point where the mice were jumping out of the bathroom fan into the toilet and they did not anything to help us. The property manager also assured us that we would not pay a full month if we moved out before the month ended. We moved out on the 5th and they still took the $400 for the entire month.(will update if we ever see the money) That is on top of the security deposit we will never see again.(another $400) Do not rent from the shills at schilling if you do not want to be robbed.

I’ll start plain and simple by saying, do not rent from this company. I lived with Schilling Rental Properties for two and a half years and the entire time it was nothing but headache after headache. Chad (the property manager) is a disaster, and Rolf (the owner) is impossible to reach. The night that I moved into my second apartment with Schilling, I opened a kitchen cabinet and a SWARM of roaches came running out. I called the property manager (Chad) first thing in the morning and he told me that an exterminator sprayed outside once and month and that he would get ahold of him ASAP. Fast forward five months and the exterminator FINALLY came to spray inside our apartment after months of calling and dropping in at the office to complain. I was furious to be dealing with that situation, especially since the roaches were there the night we moved in and not as a result of anything we did. In both my apartments with Schilling the air went out in August. Both times, I called over and over for repair. The first time, no one ever came so my grandpa had to fix it. The second time, Schilling took their sweet time sending a repair man. Chad also never informed my fiancé and I that our apartment was half electric, and half gas so when winter hit, our heat was randomly shut off and we received a notice from Ameren that we weren’t paying our gas bill. A bill we didn’t even know we were supposed to have and weren’t signed up for. When I received the notice I called Chad and he said, “Oh, I must have forgotten to tell you about that.” I asked if we had to pay for gas as well or if they were going to pay for it and surprise surprise, it was our responsibility. We also had a leaking refrigerator when we moved in. They knew about it because they had a bowl inside of it to catch the water. That took multiple calls and weeks to get fixed. Schilling also sent their maintenance man unannounced multiple times (to change filters, etc.) Luckily, the times that he did come I was sitting in my living room, but I always thought, “what if I was sleeping or showering and he came in unannounced like that?” That’s a scary situation to be in as a young female. My current rental company sends a notice at least a day before sending someone out. That’s how it should be! To be honest, I could go on and on with incidents that we dealt with while renting from them but I think my point is made. To put the icing on the cake for anyone still considering renting from them, we paid a $650 dollar security deposit to Schilling (equal to one months rent.) When we moved out in December, we were sent a $340 check and a paper that listed what we were being charged for. That included a $60 cleaning fee (I cleaned that apartment for two days after we moved out. It was spotless and I have video proof that I sent to them.) a $129 carpet cleaning fee that we were never told we would be charged for (not to mention I own a carpet cleaner and used it every month while living there.) I even looked in our lease agreement and it was nowhere to be found that we would be charged a carpet cleaning fee upon termination of the lease. In addition, we were charged $36 for a blind replacement (for one single blind that accidentally fell off) and a $35 paint/wall repair which I will not argue with since we did mount our TV. It was listed on the paper that we received with our check that we only paid a $600 deposit so we are still owed $50 because as mentioned before, we paid a $650 deposit. We called Schilling a month and a half ago and we’re still fighting to get that $50 back. $50 seems ridiculous to stress over, but it’s the principle of it. Now, they are ignoring us and refusing to respond. We even sent a letter two weeks ago nicely asking for our $50 and we have heard nothing from Schilling in return. Schilling Rental Properties is just another Carbondale slumlord preying on college students because they think young people are too dumb to expect common decency. If you’re a student or the parent of a student looking for an apartment, run far far away from Schilling Rental Properties.

They dont answer maintenance requests. They dont update their properties so the interiors are older than I am(also means no dishwasher). Gutters and buildings havent been cleaned since they were built. Not enough parking for full apartments. Better off somewhere else.

Unresponsive to maintenance requests, disgusting smell when we moved in, carpets weren’t clean...really, nothing was clean when we moved in. We left the place in better condition than it was when we moved in and they still never returned our deposit. Like, completely stopped answering our calls, emails, etc.Do not move here...simple as that. Nothing will be fixed, nothing will be cleaned and you certainly won’t be getting your deposit back. Avoid at all costs.

Their secretary was incredibly nice every single time even when there was confusion about paperwork and deadlines. Usually people lose patience easily when dealing with many people but they were always very nice. Sometimes its hard to get a hold of them but they make the effort for being a large property management

I lived here for almost 2 years and stayed at the park street apartments by the main office. If youre looking for a place thats quiet and somewhat safe, but near the bars and school then this is the place. You can walk to the bars from here very easily. Maintenance requests were taken care of within the week, unless they were urgent, and the owner of the complex is a very nice guy and Diana at the front was always more than helpful. It was cheap too! I split a two bedroom with another person and the total cost (rent plus utilities) never exceeded $400 a month.I knocked off one star because the move-out process was somewhat of a hassle. My only complaint was the office knows everyone graduates in May, but their leases go until July. You can get the shorter lease but of course, your rent will go up. I understand theyre trying to make money here but that was just a pain.

They DONT take care of anything! Took them over 3 months to fix a whole in my ceiling that was their fault. My neighbors washer went out and they didnt fix it for over a year. Not to mention that out of 12 of their washing machines only 3 to 4 work and that is if someone hasnt let their clothes sit in it for over a month. Also, when it snows and ices they dont salt or plow like it states in their lease that they take care of their yard work.

When you move, be sure to take a photo, otherwise your deposit will not be refunded and they will find various reasons to reduce the deposit.
