Since day one of moving into the Magwood I have only positive things to say! Erin at the leasing office is so friendly and has made everything so easy with our transition to a new place from out of state! I had to make minor maintenance requests that were responded to right away and without issue! The gym is updated with a variety of options for every level. The pool is clean and relaxing. The apartment is conveniently located near tons of stores, restaurants and trails! We have been very happy with our move to the Magwood and would definitely recommend it to anyone looking for a new place!

Like the last person wrote. Over promise and under deliver!!!! So true. While the apartments are fine, the management and the amenities are absolutely ludicrous. It took them SEVERAL months to open up the gym, where they consistently relayed that the completion of the gym would be done week after week — the gym, now open, has NO BATHROOM, albeit the bathroom being FINISHED right NEXT DOOR.The lobby area and rec room? ALSO stated it would be finished a long, LONG time ago has not been opened. When many of us work from home… you would think they would know this area is a core component of our stay here. The fact that they’ve promised it’s completion yet keep delaying it, is incredibly frustrating. The pool is ALWAYS CLOSED. It makes no sense why they dictate when we can use the pool. The pool opens at 10am, which is RIDICULOUS. How about an early swim? No. Not here.At random hours and HOLIDAYS, they’ve closed the pool. Again, makes zero sense why management closes their amenities and chooses when we can use them.I hope management can get it together because this is ridiculous.Like the last person said. All smoke and mirrors. FACTS.

This place is all smoke and mirrors. They are constantly over promising and under delivering. We we’re told that the facilities were going to be completed over 2 months ago and they constantly put it off and still promise next week next week next week. They are all a bunch of liars. It’s completely poorly managed. They have been saying the gym has been completed for over a month and they keep saying they just need to do a couple of touch ups. Mean while nothing has been down. The pool and hot tub is constantly filthy and smells like mildew. If I could give this place less than 1 star I would

Over promise under deliver. They try to buffer the under delivery of services with mild success. They put in the lease a right to close the amenities because there is no direct payment for them, yet you will still be paying all common area bills with no access while they remodel. With COVID restrictions lifted across the board they are still taking advantage of the crisis. When COVID fist started the new management was excessively rude about rental payments, and began their raising of rents to legally evict residents for demo & remodel of units with no viewable permits, rarely a notice for surrounding residents construction starts at 8AM. On top of the under delivery when your lease ends comparatively to other sorry excuses of leasing companies in the area Bell Apartments excessively raises rent.Management is nice though they do what they can given the job criteria of a property manager.

I have been living at The Boulders about a month now and I couldn’t be happier. The area is great: the grounds are nice and well-kept, you’re a quick walk away from the grocery store, and the community is right along the Wonderland Creek Bikeway so it’s super easy to drop onto the path for a run.The office staff is incredible: Erin was beyond helpful as I was looking into The Boulders and preparing to move. We called multiple times and she was always willing to answer my questions about the apartment, the community, the move process, and what to expect when arriving. I have never moved cross-country (and during a pandemic, nonetheless), so it was great to have a point of contact to reach out to as questions came up. She was even willing to bring in a few packages of mine that arrived before I did, which was really helpful and allowed me to pre-ship a few necessities so I could get up and running once I landed. After I arrived I worked with Lesley on a maintenance question, a she was super helpful in getting my request settled and followed up later to ensure everything went well. Both of these women have been a pleasure to interact with and I am looking forward to meeting them during one of the upcoming community food truck events. The maintenance crew are great: I’ve only asked them to come by once, but they were super kind and attentive to details. They handled my request promptly, arrived when they said they would, and were a pleasure to talk to while they were here. The apartment: the one bedroom unit is spacious, bright, and has more storage areas than I know what to do with. I arrived to a well-cleaned, freshly painted apartment. A few small creature comforts make this a really great place: there’s a coat closet immediately next to the front door for easy access, the window seat has a massive ledge to lounge on, and the built in shelves in the common space are perfect for photos/books/plants without needing to add additional furniture to the space. The windows are huge and screened and the balcony is great, so you can get plenty of fresh air.Parking: I was able to lease a garage along with the apartment so I don’t have any trouble with parking. It’s a private bay with plenty of space for skis/bikes/other large outdoor gear if you need it.Overall I am incredibly satisfied with my choice to move here and I’m happy to be able to call The Boulders my home!

Ive been living at The Boulders Apartments for about a month. So far Im happy with my choice. Based on my experience, Id recommend living here. Ill update this review if my opinion changes over time.Pros:- The renters portal makes it pretty easy to pay rent and submit maintenance requests. Its not easy to find an itemized statement in the portal, but the staff are quick to email you one upon request.- The staff in the front office and at Bell Partners are friendly and have responded to all my questions/requests within a day.- All of my maintenance issues have been resolved within a couple days (I havent had any emergency requests, but Im told those would be handled within 24 hours).- Location is great. Easy to hop on the trail for a run or bike ride. Half mile walk to groceries, booze, and restaurants.- The units are spread out and the campus is well maintained. Feels like a nice little community.Cons:- Expensive, but within reason for what you get.- Parking lot fills up at times, which means parking in front of a different unit. Not really a big deal.

We toured the property a few days ago and were very impressed with the property and Lesley from the leasing office. While we did not end up signing a lease here (our decision was not based on anything negative with the Boulders), we loved the place and will definitely consider it again in the future. Lesley was responsive and really made us feel welcome. She even went and snapped some photos of a unit with similar furnishings for us. The staff here definitely care.

My boyfriend and I have lived at the Boulders since June 2020. The move-in process was so easy despite covid restrictions. The staff is always extremely kind, helpful and responsive, and the amenities such as the pool and the gym are high quality and always very clean! We also love the location, as it is has more of a neighborhood feel, but it is still in close proximity to downtown Boulder/CU campus area. We highly recommend the Boulders!

My boyfriend and I moved into The Boulders a little over a month ago and we love it!Apartments - The apartments are well maintained, clean, and are very comfortable. We are fortunate to have spectacular views of the mountains, and the balconies are lovely. Our only word of caution is that the B2A floorplan has a tiny kitchen.Community - The grounds are beautiful (stunning fall colors on each tree), the residents are friendly, and there are lots of amenities (pool, hot tub, yoga studio, gym, BBQ patio). The community is pet friendly, complete with a dog park. Most weeks, a food truck stops at the complex - which is especially nice given that other types of events are essentially impossible with COVID.Staff - Through the entire apartment search and leasing process, Erin and Lesley were incredibly helpful, patient, and accommodating. They continue to be extremely responsive to all our questions. Maintenance is also extremely responsive, and all of our (minor) issues have been dealt with promptly and without hassle.Overall, we definitely feel like we found our home here. We feel lucky to be in such a beautiful apartment in such a lovely community.

I share the sentiment of a couple of other reviews...over the past 4 months, much has come together to create a great experience. When I have friends visit, and we walk into the main area, there is usually a wow, I didnt expect this response, with the feel of the place, the gym, which is top notch, both in the look-feel, but the nature of the equipment, (not just some cheap exercise equipment thrown in a back room). Although I would like to see some additional weight equipment added some day. Same thing with the staff, very welcome and helpful. The general feel of the place is trusting, not militant, that you can trust your neighbors and that we look out for each other. The pool area is not just a check of the box, weve got a pool, but a really nice area that we use during the summer, and where we connect with neighbors. Having the pool and hot tub open all winter is really great (although at the moment, the hot-tub is on the fritz, expect it to be back in a couple days). It is a great place if you have a dog, lots around, and they seem to add to the feel of the place, people are good about picking up after and keeping things clean. The apartments are not over-the-top decked out and luxurious, but they are modern, clean and in great shape. Repairs are dealt with quickly. I had a refrigerator that was making noise from the defrost cycle, and within a couple of days of reporting it I had a new fridge. And.....the location is great...not in the center of things in Boulder, but within 10 minutes of about everything, and now that the bike path is done, you can just go out the back door and be on the bike path (although the bike path proximity to the pool area can feel that you being watched when people are biking past).

We have lived in two of these ground floor apartments and they are TERRIBLE. Nothing is sealed properly and they are built cheaply. Where corners can be cut they are. The Boulders is completely superficial and focus on cosmetic fixes rather than actual solutions.I have stress related seizures. One of my main stressors is bugs in my home so we asked if there were bug complaints prior to moving in. We were assured there were none.In our first apartment (that we were not able to see prior to moving in because of Covid) we had a bug infestation. Cobwebs completely covered our front door every day and we were constantly killing spiders (hobo as well as others), earwigs, pill bugs and beetles. We put down pesticides inside AND outside as well as traps and still could not maintain the level of bugs because they were LITERALLY LIVING INSIDE THE WALLS. There was even an earwig in a kitchen drawer! We were able to move into another apartment at the Boulders without cancellation fees. Here the bug problem is less but it is still not at a normal level. We are lucky if we only find three bugs a day. There are no proper seals on any of the doors or windows. We are very clean so we know it is not anything we are doing. Once again we have put down pesticides and traps. We find spiders, pill bugs, centipedes, earwigs, beetles, and small worms weekly. There have been spiders living in the walls where it is either crumbling because it was painted over rather than filled in or once again there is not a proper seal. The floors and baseboards are not sealed as well so bugs once again live in the walls.Due to nothing being sealed, warm air does not stay in the apartment and thus the costs literally rise to heat the place. WE ARE FREEZING.We were told that the apartments are professionally cleaned before each new resident but in both apartments we had to clean when moving in and the floors came up black. In our first apartment it looked as though it had not been occupied for several months due to the amount of dust, dirt, bugs, and cobwebs (even though it had only been two weeks). We were also assured these apartments are smoke free but in both apartments we have smelled cig smoke (it was worse in the 1st apartment ). Had we been able to see the actual first apartment we would not have taken it (due to obvious cig smoke that I am allergic to) and would have been saved so much trauma and money. The Boulders is the worst place I have ever lived and this includes places with mice & black mold. At least there was an end to the problems in sight. Here there is literally no end to the stress. The Boulders also nickles and dimes you. We have had both our washer and dryer break within a few weeks of each other and have been charged for administrative fees. We are also charged for them spraying for bugs every week. It is not much but it is ridiculous because none of these things are our fault. These apartments are not well maintained. Also these extra costs are terrible incentive for residents to not report things that are broken. It would cost us $6000 to get out of our lease and that is shameful because they are preying on those that do not have options due to financial constraints. Thus we are forced to stay in an overly expensive place that causes us stress and trauma daily. Bell Partners do not care about the well being and sanity of their residents. We fully expect them to respond to this review but this is a PR stunt. The problems that we need fixed are so extensive and should have been done prior to us moving in. I do not wish to clean up after their mess.We have never felt so used and abused as renters. Save yourself and your sanity and do not move here.

It boggles my mind to see any review written in the last couple months that is less than 4 stars because this property has been turned around by the people who took over earlier this year. I have lived here a long, long time and I can honestly say this property is the best its EVER been. When Luann, Jordan, Joe and Brian took over things that were promised for months were immediately handled and things have been and are being done to improve the property even more without the residents even having to ask. The heater is FINALLY working in the pool and you just feel more welcome when you walk in the doors at the office. Luann and Jordan are the most approachable employees that the Boulders has ever had. You can go in there with any problem and not feel like you are wasting their time. They TRULY care and that is not what I have ever been used to. As far as work orders and maintenance, it is thorough and very fast. If I ever have to put in a work order, Joe and/or Brian will be at my apt either the same day or first thing the next day. I know it is hard to find the perfect apt but I can finally say that this is as close to perfect that you can get! It doesnt hurt to stop by the office and talk to Luann or Jordan and take a tour and then you can decide for yourself but Im pretty sure once you meet either of them, the tour wont even make a difference because you will be sold the minute you walk in the door! Thank you to Luann, Jordan, Joe and Brian for working so hard for us after being put in an impossible situation.. This community loves you!

So I felt like I had to say something here because I have lived here for 10 years and it always hasnt been the best as far as management companies and how often the turn over was but the reviews you are seeing are from during a time where we had 2 leasing employees here and they were probably the worst Ive ever seen. A lot of people left and I was very close until LuAnn and Jordan came in. They have been here for less then a month and everyone I know has been very happy for the must needed change. Luann actually called me her first day to ask me about issues I had brought up before. I never asked for her to call me so it was a big deal to me especially knowing the mess they walked into cause by the previous leasing agents. There were so many things that the prior people lied about and didnt follow through with and from day 1 I knew Jordan and Luann actually cared about the residents and not trying to make money. Like I said, I have lived here for 10 years and I really think they got it right this time in hiring Luann and Jordan. Im looking forward to our property getting back to normal and when Im able to justify why I like living here. Also, today I went in to ask a question about something on my patio and there was an employee there named Amy who didnt even work at this location but she just stopped what she was doing and came to see what I was trying to explain to her. I mean, above and beyond is what they do here now. So thanks Luann and Jordan. You are the breath of fresh air we have needed for so long. Also, Joe and Brian are fantastic with maintenance. This review would have been zero stars and really bad 3 months ago so its really awesome to be able to write a good review. This is a great community and Its worth coming to look at!

We lived at The Boulders for almost two years, and we had a really good experience. We always found the management to be really responsive to and helpful with any questions/concerns. The apartment itself (2bed/2bath) had a lot of space and the layout worked great for us - we lived in one of the older versions of apartments, which worked just fine. The apartments are a couple of miles away from campus and in a bit of a quieter location than say being on or by the Hill (which, as a grad student, was nice), but still very accessible to the campus and to downtown. We really enjoyed our time at The Boulders!

4 stars for location and quality, 1 star for management. This place was great until last month when it was sold to a new company and all the front office and maintenance staff changed over. Since then they have bungled billing rent and utilities with constantly changing stories about what is going on and then putting all the burden on the residents to dig them out of their own hole. The grounds keeping has also gotten very inconsistent and we have gone multiple weeks with out the dog waste receptacles being emptied. Hopefully these are just kinks that will be worked out but whenever the front office staff is confronted with these problems they make excuses and refuse to take responsibility. I would be fine if they said We are new here, we apologize, and we are working on getting better but instead they act like its the residents fault that they forgot to bill the utilities in last months rent (even though this was pointed out to them) and then call all residents telling us we are late on our payments and have until tomorrow to pay or get a late fee. I will update this review if they turn it around but for now I would hold off on leasing here.

Sometimes I just go in there to talk to them. The maintenance is superb. Probably the best 2 guys I have ever met both personally and their work ethic. My apartment is nice and spacious and I love having walking/biking trails right outside my door. Very convenient location. My gripes: Very thin walls/floors/ceilings; gutters are constantly full and overflowing; the glass on the fireplace gets so hot that its dangerous; there is no online system to open maintenance requests or check your balance; they communicate by leaving notes taped to your door; a new manager every 3-6 months; and other stuff.I do feel lucky that I havent had too many issues. Nice friendly residents, great location, good looking apartments. Although I only gave 3 stars, I do recommend this place especially if you are low maintenance and pay your bills on time. Had a terrible experience trying to lease an apartment here. I put a deposit down on an apartment only to call the next day and find out that the price the apartment had been listed for was a mistake. The leasing agent, Donyell, told me that she would need to check with her manager to find out if they were going to honor the listed price. I spent the next week and a half just trying to get a concrete answer about the price, but the leasing agent just kept ignoring my questions and failing to respond for days at a time. I even told her that Id understand if they couldnt honor the listed price because it was a mistake...didnt matter. She made up some ridiculous excuses about extra fees which directly contradicted the policies listed on their website (and conveniently added up to the price for the other units with the same floorplan), and then continued to try to lease me the apartment! At this point I was fed up, and asked for my money back. From there, it took them another two weeks to (supposedly) ship my refund check. I say supposedly because I still havent received it - they shipped it to the wrong address...If this is how The Boulders treats prospective tenants, Id hate to see how they treat actual residents. Ive never experienced so much deception and bad communication from a business before.

They have random inspections of your apartment that require you to crate or board any animal, are intrusive, and they refuse any flexibility giving only a 3 day range when they might enter. You have to spend 3 days on edge if you happen to work from home or are a woman who might shower or change clothes between 9 and 5. A tenant who moved in last Thursday had his dog run away because he moved in on day 2 of inspections and didnt know to keep the dog crated. This morning I came home to find my apartment had been entered without any prior notice, and my dog was loose in my living room. She could have easily run out the door when strange men entered. I agree that the location and property is nice and seemed safe. The fitness room, trail and dog park are good features but thats where the good ends. I have never posted a bad review about anything or anyone but I feel responsible in this case. I took over a lease (bad idea) and was only at the Boulders for 9 months. The rent was $1245 for the outdated one bedroom apt but I could have handled that because it was my choice to sign the lease. Watch out for the utility fees that you will be responsible for....$80-$100 EXTRA per month for things like wind energy, water for the pool and landscaping, office fees....and funny how they could never show me an actual water bill. Probably because the bill came from Utah (no joke). The pool was never clean in the summer and more often than not, the hot tub was either broken or the water was green. Do I even get started on the management and maintenance? In 9 months, there were at least 4 different mgrs and countless new staff members, I never knew anyone and they never knew what was going on. The maintenance guy that walked through my apt with me on move out was absolutely the rudest man I have dealt with. I left that place in a much cleaner state than when I moved in. I am the customer here!! This without a doubt, has the been the worst apartment experience I have ever encountered in my life and I have rented several apts and owned a rental property myself. I am not a complainer, I promise you. Please, please, please do NOT rent here...you will be sorry. Oh, and by the way...if you still choose to rent from the Boulders, make sure you write down every single thing you find wrong in the place before you move in...they will charge you for any nick or scratch (drip pans, small spot on floor...etc) when you try to move out....so dont expect to get your full deposit back. I ended up buying a condo because it was cheaper and I couldnt handle The Boulders scam any longer. Trust me, I will probably pay for this as they still havent sent back my deposit. And I fully expect they will still try to scam me for more money.

Place is a piece for the price. Lets not get on maintenance pretending to work all day. Lazy. They change the dog pots 1 time a week maybe every 2 weeks.
