A week into our stay our front door would not open or close. Not only a fire hazard; but the Boardwalk did not consider an emergency. It did not get fixed for 2 days. Now our refrigerator has been out for 5 days and this is not an emergency as well. All we know is it is on order. I don’t believe they would go 5 days without a refrigerator!!!

Ive been living in their apartments for two years, and I have been satisfied with my experience. I believe they have worked to improve their quality of service and apartments. The area is nice, and quiet, and literally a walk or a bike ride to any part of the town that you wish to go. Im a walk away from the creek and bike path, trails, grocery stores, places to eat, and pearl street, and just normal people and college students live here. Homeless people go through the trash often so keep anything you dont want a homeless person seeing out of the trash, and put things in there you expect to give to them, but were in the dead center of town and its a sacrifice Im willing to make because they dont really bother me. As far as the people in the office, theyre human beings that have worked there for years. A good rule of thumb, is if you smile at them, they will smile back at you. Dont go taking your frustrations out on them because your life has problems because it will just make everyones life worse. Every problem that Ive ever had, if Ive approached them in a kind manner, its been dealt with right away. Ive been confrontational with them in the past and theyre likely to reflect that, so just take that as a word of caution. I dont think there is a better value in town personally, or almost anywhere for that matter, so you may need to make some slight sacrifices. You will sometimes be able to hear people just living their lives, like walking above or below you, maybe low talking, or smells of food here and there, but if you can handle those minor things, and you like a very quiet neighborhood thats beautiful, is at the center of everything, and is an amazing value for all that it has to offer, Id like to welcome you and enjoy your stay.

It has been 3 days since we have had running water, zero notice of the shut off, zero communication since the shut off, and not so much as a single bottle of potable water has been provided since the shut off. We need help, please, city of boulder or anyone at this point, we need drinkable water! These apartments are failing to provide the most basic of habitable conditions

They are a nightmare. Stay away from them as much as possible. You will regret dealing with them. After setting up an appointment with a person named Jessica, I flew all the way from another city to see the apartment at Creekside as I was moving to Boulder then. I scheduled a time with Jessica to view the apartment. I came straight from the airport. I stood at the main entrance of the apartment for hours and no one showed up. I kept calling Jessica to tell her that no one is here. She told me that someone was there but they didn’t see me at the main entrance, so they left. Then she said that they don’t have any available appointments to show the apartment at Creekside because they have many applications. After waiting for hours, I had to fly back to the city where I came from. I wasted all the time and money I spent to see their apartment. When I returned back home, I made new appointments with other housing companies and flew to Boulder again to sign the lease with them. Bottomline is that the employees don’t care about the company or renting the apartments. They have a couple of girls in their office who always keep giggling in the back talking about men when I call them. The truth is that Jessica never sent anyone to show me the apartment, and even if she did, that person never showed up. They are a nightmare.

Been renting with them for two years. What a group of low-quality (sorry but you will agree with me, in time) people right there. The boss lady, who is just so mean (sorry but have to say the truth), is ready to rob you. One of the strange-looking (sorry again but indeed so) staff lady, who cant help to be hostile, dont even bother pretend to be helpful. Terrible service guaranteed. You probably will have your worst renting experience here. Cant help feeling sorry for their personality. Boulder deserves better real estate firms.

Weve been living in a property managed by boardwalk for about a year. In that time weve had code issues that need to be addressed (misaligned windows, windows that dont lock, black mold in the shower.) Weve tried to get ahold of them for months and months and they keep saying well get back to you And we never hear anything about it again. Theyve been recorded by the Better Business Beureu because their maintenance people walked in on a woman who was in the shower. And they tried to retaliate against us for reporting these code issues to them. 10/10 would not recommend renting from these slumlords.$1350 a month definitely NOT worth it.

Would give zero stars if I could. My roommate and I have been waiting over two years for our dishwasher to be replaced and all that theyve done is send their maintenance crew into our apartment without notice (3 times now) who ripped out the molding under the dishwasher and left it like that.Ive been photographing the work order requests weve submitted with our rent checks, because it seems like the only option left is to lawyer up.Apparently their managers only job is to go on these reviews and say that its not their fault that theyre violating their own lease agreement.

Honestly all the bad reviews for Boardwalk confuse me. I’ve been living in the Grove St apartments for almost a year now and have had very little issues and the ones I have had were fixed within a day. A few days after I moved in my water heater started leaking at 12:30am and I called the emergency line and the maintenance crew replaced it with a brand new one the next day and even gave me fans to dry the carpet. Then, recently due to summer weather I’ve been having some bug issues because of the older door and I called and they again, came the next day, with weathering for my door. Cesar even killed a bug for me because I was too scared to do it myself. They’ve done inspections, the staff is incredibly nice, and for what you pay i’d say it’s a damn great place to live. I’ll be renewing my lease with them (if they let me lol) for my last year in Boulder.

I would give them a zero if I could. The only nice thing about these apartments is the location. Do not clean your apartment when you move out. They will charge you a cleaning fee regardless. They only fixed easy fixes around the apartment. If the handyman couldn’t do it it’s not getting fixed. The apartment I lived in on South Street the sliding glass door leaked when it rained and was full of black mold! (there is no law in Colorado for mold restrictions)I did give you the opportunity to speak to me when I came in last month and I was told I would receive a call back within a week a month later still nothing. I live there for two years every time it rained I complained about the leaking sliding glass door was never fixed. The apartment was filthy when I moved in I had it steam cleaned and was still charged $120 cleaning fee.

If I could give 0 stars I would. The company will neglect you and your maintenance needs unless you tell at the person on the phone that its important.I had 2 leaks during the quarantine and one of the leaks left us with a huge hole in our wall as well as mold growth from the previous leak. Upon mentioning it to the maintenance and the person on the phone, nothing was really done. Maintenance just put a bandaid on the problem. I had to take it upon myself to get a mold inspection because the people on the phone never said they would take care of it or have someone test it. So I had to get it tested and looks like we have tested positive for black mold and 2 other molds. So now the company owes me money because I had to pay for this test. The people finally came and fixed our wall after more than 7 weeks (hole happened on april 16 and I called and complained and someone finally came on june2) I shouldnt have had to act like the companies mother to check on them to make sure they were going to fill the responsibility but of course I had to.Not to mention theres always way too hot of water. Leaks everywhere, the heaters stopped working, we moved in and the fire detector was ripped out of the ceiling and remains so to this day ( even after a city inspector looked at it)Overall I love our apartment and its super sad we have to leave this place because of boardwalks total disregard for our health and safety. Oh also now our kitchen light is not in our kitchen because water leaked into it and now I have 4 huge holes with mold coming out of it in my ceiling l, I wonder how long itll take for them to fix that with out me having to call them .Anyway Im forced to with hold rent and find a new place. Ive tried to get a hold of managers but whoever answers the phone wont let me have any superior information. So now Im reduced to potentially seeking legal action and not paying my rent or utilities after being a model tenent.All in all dont rent from this place.I understand things were hard with covid but thats no excuse to disregard your tenants safety and my boyfriend was a tenent for 4 years and after the way we have been treated here we will no longer put up with it. It wouldnt have been too hard for the manager to reach out to me themselves. But now Im reduced to writing reviews and sending letters in hope to get someones attention.

I live at Pepper Park and its been an overall pleasant and easy experience. I havent read through all the bad reviews, but can say that hasnt been my experience. I took over a lease to begin with, and then extended my lease for another year. The apartment itself is minimal, but good for my needs. Its dated, but Ive had no issues with any of the appliances. Laundry facility is never crowded and is relatively clean.Dealing with the employees is easy. They are friendly when I drop my rent checks off and have been helpful on the few occasions Ive needed assistance. I locked myself out once and they had a maintenance worker come over within 15 minutes to let me. The only minor complaint I could even have is that I apparently was late on a few utility payments. Instead of giving me a call or email, they put a notice on my door that looked like I had missed rent and was in danger of getting evicted. Kind of embarrassing to have that posted on my door, especially since I always pay rent on time.

Great location at the right price! I lived at Pepper Park for two years. The apartment was dated and a bit dirty at move in, but the price is right for the central location. I never had any issues with the office staff, they were helpful and friendly each visit. I also had no issues getting my security deposit back. A way to pay online would be very helpful.

Absolute worst landlord I’ve ever had. Complete non responsiveness on multiple issues in the apartment, terrible customer service (both incredibly rude and clueless on information), and their buildings are definitely made by the cheapest bidder due to multiple water leaks throughout the complex. Would not recommend renting from them in a million years.-Edit: Even after them replying here and me contacting them. They lost paperwork from me leaving the apartment causing multiple delays in a security deposit being refunded. Still waiting on that.

Great management company. Voted best in Boulder several years in a row. Dont believe other reviewers who have an axe to grind with this company because they have violated their lease in some way and are just trying to get even by bad-mouthing Boardwalk. They run a tight ship but will go out of their way to help a tenant who might need a little extra time paying their rent. If youre thinking of renting from them, try knocking on the doors of any of their current tenants and ask them how they feel about Boardwalk...youll hear a lot of great things.

Trying to get my security deposit back from this company has been like pulling teeth. Not only are they past the allotted time to return my security deposit, they have lost my forwarding address three times. Losing information multiple times and claiming it was due to a busy day is incredibly unprofessional. Do not waste your time with this company.

Please read this Review to the end!Im actually really happy with my experience with Boardwalk all in all. Seeing the other reviews, I came into this with my guard up. When I saw the place, I expressed my intent to lease contingent upon the unit being refreshed prior to my occupancy. When I moved in, the carpets had been redone, the walls painted, and the bathroom floor redone. I was quite happy!When I moved out, they were very courteous of my request to have a walk through for my records. I had the place cleaned, and I took it upon myself to freshen up some wear and tear and paint. I got my security deposit back in exactly 60 days, but there were problems. They assessed a $120 cleaning fee! I gave their office a call expecting to fight for a refund, and was pleasantly surprised when I didnt have to do that. The gentleman I spoke with was very kind and understanding, and my money is being refunded! I hung up the phone very pleased with the situation.Reading these other reviews, keep in mind that people generally reciprocate the attitude you give. I was kind and courteous, and didnt come into it aggressively. While the staff may be a bit disorganized, they surely are not mean or malicious people. Im happy with my experience here!That being said, I hope the Boardwalk team takes the following suggestions to heart. Property upkeep is minimal, and the common areas of my building were perpetually dirty. A little effort to cleaning and upkeep would pay off greatly in resident satisfaction and reputation! Additionally, the appliances were old and inefficient, the water heater was basic and an energy hog, and the cabinetry showed its age. The utility billing service is very high for what it is. I presently live in a place 2.5 times larger than my unit with Boardwalk, and my utility bill is actually less.These problems can be easily remedied. I hope Boardwalk evaluates the possibility of installing efficient appliances, implementing upkeep, and putting in durable and aesthetically pleasing cabinets and hard surfaces.

We moved from New York City to Boulder and had a place lined up, but when the apartment we planned to move to was not built in time, we had to make a quick choice. The new job started in 5 days, but the apartment we planned to move in to wouldnt be ready for 10 days. We chose to move in to this property so wed be settled by the time the job started rather than renting a hotel room. We should have stayed in a hotel. Or the car. Or a garbage bin.All of the windows had broken sliders. All of the window screens had holes and slashes. The closet had some unspeakable smell that will not go away. The front door did not shut. I mean that it wouldnt latch. You could lock the handle and think you were fine, but it would just swing wide open with a breeze. It would only stay closed when the deadbolt was locked. It was exactly as safe as a public toilet stall. Our pet got loose. And they did not fix our FRONT DOOR for over a week.Being told that fixing a payment mistake (they misplaced the utilities check which was in the same envelope as the rent) was a favor to me because it wasnt her job was pretty infuriating.Theres mold! Everything leaks and/or is broken! Holes in the floor, counter tops are half peeled off, and everyone has a lovely view of the front of everyone elses apartments, which are about 10ft away!I wish SO HARD that we paid to stay in the hotel.Oh, and also, the rent price... We just came from NYC, known for high rent and low square footage. Here we pay the same rent as we did there for EVEN LESS SPACE.In the last 10 years Ive lived in 4 different states and rented 1 bedroom apartments in each one. I have NEVER seen anything like this disgusting management and abominable pit of a living unit.Ive honestly never regretted anything in my life as much as I regret living in this dump.

I have lived at 700 Mohawk for almost 8 years and I have been treated wonderful by everyone in the office and Tim has been a truly amazing person to me. But yes maintenance is shoddy if it gets done. Whenever I have a problem Blair just leaves me the stuff to fix the problem on my patio expecting me to fix it or laughs at me saying good luck getting that fixed. He hates his job and takes it out on the tenants. I’ve had it with his attitude and his bad mouthing everyone else in the company. One bad apple does spoil the bushel. Thank god for Tim and Petra and Arlie they at least make this as great as they can.

I have been living with Boardwalk for 5 years. I wouldnt of been able to afford an apartment anywhere else in Boulder but thanks to them I have been able to enjoy this beautiful city. They always took care of any work order I called in. My only complaint would be that I am not able to pay my rent online.

Not a bad place but this place is bad. Where to begin lets start with the pros. Lived at one of the properties off Folsom at so location was excellent and there was a stream that ran through which was beautiful and full of fish (one resident would fish it and actually catch and release trout in it pretty regularly). The Boulder bolder route is right past it which is pretty cool to watch and close enough to CU that you could hear Dead and Co playing and have a pretty good seat for the 4th of July fireworks and walk to a CU football game there are fireplaces in unit. Now for the cons, only ever saw the maintenance guy once or twice the laundry room had severe water damage and half the time at least one of the machines was down. Instead of replacing rotted or warped railings they just slapped on a fresh coat of paint there was a railing in the parking lot that was broken and the viable fix was zip ties. Lots of homeless people in the area and even seen them in the laundry room once or twice at night (this is because the laundry room door does not properly shut) the pool was never opened. A stairwell that had a light is now completely in the dark and if you arent careful youll miss the last two steps and absolutely eat it. Not sure if they live there anymore but a couple of people would drunkly fight at 2-3am kicking the door, yelling and throwing stuff off the third floor. Saw one resident in the creek removing trash and debris that the maintenance will throw in there rather than dispose of the proper way( how do I know this well they would do some branch trimming or yard work and the clippings would be tossed in there) The parking spots are numbered in a way that makes absolutely no sense. The windows and sliding doors are not energy efficient any way shape or form they are single pane windows and do nothing for keeping the heat in during winter or out during the summer, they also are so worn out the come off the tracks at time. There is a tree on the property literally held up with a dog leash. There is a back parking not with a bridge that goes over the creek and all the boards are either cracked or warped and very few spots for guest to park if you have anybody over. The door to the boiler room is almost always open and pretty sure there is no hot water regulator because its either cold as ice or borderline 2nd degree burns no in-between. One of my neighbors who is one of the cooler people who lived there had holes in there kitchen drawers and were missing a pantry and they probably still are to this day. The property is a big Short cut for people who commute on bicycle which didnt really bother me till I was almost taking out getting my mail. The physical address on the building is not visible from the road as its on the third floor and obscured by a giant tree and not very well lit so it can be hard to find at times. People will just leave trash right in front of the dumpster shed at times instead of throwing it in there and it will sit for a couple of days( there was a set of tires sitting on the side for over a week when we left wouldnt be surprised if they are still there.) Racoons are a big issue here but I guess that is to be expected living close to a waterway/small wooded area but nothing was done to keep them away. There is a tiny A/C unit in the living area that does absolutely nothing to cool down the apartment except the room it is in so gotta make the best of window and box fans at moving air through the place. The utilities bill always seemed a little high but nothing extreme but definitely off. There is a common area by the stream which is quite nice with a community grill but it is all rotted out on the bottom so huge fire hazard which is a shame. One unit sits right on the stream and water is visibly leaking through on to the patio/porch area of said unit so if it floods mold would be an issue (pretty sure this building already has a mold issue to begin with from previous floods) appliances are a bit dated but they do the job. All and all if they did some updating it would be a great place.

I rented a small apartment from Boardwalk Realty on Goss street for 3 years, and I was generally happy and satisfied . The rent was cheap at that time and all the utilities were included, the location was really good... Very close to all my favorite places and fairly close to where I work as well. Another nice thing was that their office was open until 8 o clock or so, because at that that time I did have to work past rush hour( when you work in a grocery store like I do, thats just how it goes sometimes.) I also liked how I was given a 2 day grace period if I wasnt able to pay my rent on the first of the month. They gave me all day on the 2nd and the 3rd and my rent was still considered on time. The staff in the office were always friendly, attentive, and helpful. I didnt see Tim much, but he was nice and friendly and kind to me when I did see him.Overall, I was happy with renting from Boardwalk Realty. Tim, if you see this, Id like to say that you and your team rock! You all took good care of me and did everything you could to make sure I was happy and comfortable. Thank you 😎!

Like many others, I had an awful time dealing with Boardwalk. My unit had significant electrical/wiring issues that were either ignored or fixed months after notifying them. They frequently claimed to lose my utilities payments and ignored statements provided from both my bank and the utilities management company. The property manager was an insufferable person to have to deal with and was aggressive and antagonistic towards residents. Boardwalk consistently raised rents on tenants who had rented with them for years, but never bothered to update or maintain the building. Their management lagged years behind that of other rental companies; they required paper checks and had no website or even an email address. It would require a significant change in ownership, management, and attitude to make Boardwalk worth working with. There are plenty of competent realty companies in Boulder; no reason to do business with a company that treats their customers with such disrespect.

Ive lived in a number of disheveled apartments, though by and large Boardwalk has the absolute worst landlords Ive had the displeasure of encountering. They attempted to charge multiple persons living in our complex for unrelated fees (i.e. utilities even though they were properly paid for). Ensure that you get receipts for every bill you pay, as it is not unusual for them to claim that you did not pay. I had mold and water damage throughout the apartment with little effort done on their part to remediate. If you have any other option for living in Boulder, please use it. There are many who are not so fortunate and Boardwalk seizes this opportunity as rapidly as a spider claims a fly trapped in its web.The apartment in which I resided had holes in the walls that were never repaired, stains from the previous occupant that were never cleaned. I also had a broken window for months prior to being fixed. The only haphazard way in which I could attempt to get them to make a repair was through daily calls requesting action be taken. Even then, there were a large number of items that were never properly addressed.Tread lightly and watch them with caution as theres no level that they wont stoop to. I only wish that I could rate lower than one star as that is 20% more than they possibly deserve.

Consistently disappointing and discouraging. Painful customer service. Its not always horrible, but the inconsistency is jarring and Boardwalk Reality isnt a company I trust or feel good about. Somethings off in that office.

When I moved in I was told that the air conditioning unit that doesnt have a cover and is duct taped was going to be replaced before moving in, along with the scratched to hell cabinets no effort was made to do any of this before I moved in. Everytime I go in to pay rent everyone in the office looks annoyed and doesnt care about my questions or concerns. The police come here once a month for various reasons regarding other tenants such as one breaking their own window and screaming at passerbys. Dryer takes three runs until your clothes are mildly damp. When I first moved in my water was being turned off for hours almost everyday without any warning. Unhappy with the apartments and the business itself. Most definitely not worth the price. As if this wasnt enough already NEVER and I mean NEVER assume that you can have a package delivered to your apartment here. It will get stolen. I had to start getting packages delivered to my friends apartments.

Great price and great apartments! I dont know where these other reviewers lived, but Mohawk Green is nice (if you have a nice unit, I guess). No annoying HOAs or housing boards. Lots of parking. Management may take a few days to get maintenance to your apartment, but nothing too long. They are flexible with rent late fees, especially for Sundays and holidays. They are open 8am-8pm everyday, so I would say they are very available. Some minor leak issues in the apartment, but nothing maintenance couldnt fix.

Pretty disappointing to have to deal with a receptionist is who anything other than friendly. Searching for apartment is not a fun process then throw in the mix poor customer service, makes the process even worse. Looking at the other reviews Boardwalk Realty isnt doing so hot, management might want to look into issue, but what do I know just an average Joe looking for an apartment. Definitely can say I wont be using them to purchase my next home!

Evil. Absolutely evil. Do NOT rent apartments from this company no matter what. The women in the office on Mapleton are hideous, inside and out. These people will rent out dilapidated apartments, they will disregard all of your requests for maintenance, and then when your lease it up they will charge you for all the things that were never fixed by maintenance. I called repeatedly about a problem in the apartment, I called 3X/week for months (and I have the phone records to prove it) and every time they acted as if it was the first time hearing it, even if I reminded the woman that I already spoke to her about it last week. In the end when I moved out I told them the problem in the apartment was never fixed, did they apologize, did they even ask more about it? No and no. They were atrociously rude and told me to leave if I had a problem with them. So you might be thinking, why didnt you just stop in to their office and speak with them directly... I did many times. I left notes with this old lady with longish white hair, and my notes were never followed up. I stopped in asking to speak with Tim, bc apparently these women cant do anything, We dont handle that, thats Tims job- I heard this every single time. And I seriously doubt that guy ever even received my messages. RENTERS BEWARE.

Terrible landlord. They are unresponsive and rude when you go into the office. No heat!!!!!! They won’t fix the heat and it’s 20 degrees outside.Horrible experience. Many neighbors give up and just move out instead of dealing with the bs anymore.

The place my fiance and i rented for 2 1/2 years, had it’s pros and cons, but in the end the rental office has left a HORRIBLE taste in my mouth.They deducted an extra $150 for utilities from my security deposit check, and it’s taking them MONTHS to rectify the issue.Also they can be mad rude in person and on the phone. Especially Petra, watch out for her.

I lived at 1245 Elder for a year, paying $1550/mo for a shabby two-bedroom apartment. They took very poor care of the property. We were constantly calling about the compost bin, which was rarely emptied. Raccoons always dragged trash out all over the property. Once, someone threw out an old mattress and it was left leaning against our building for more than a month before it was collected. This was frustrating when we were getting a monthly bill from Boardwalk between $100-150 for water, gas, and trash removal. We paid our Excel bill separately, which was also astronomical (often around $100 for our little 600 ft2 apartment per month) because the unit was extremely inefficient.In Nov, the boiler for our building went out and Boardwalk sent out a guy to drop off a small space heater in each apartment. After that, our unit was consistently below 60 degrees F, despite running the space heater constantly (and paying incredible electric bills.) We complained to Boardwalk and their maintenance guy simply told us that the new boiler was as hot as it was going to get. We eventually had C.E.D. come document the temps.In Feb, a pipe burst in my bathroom and flooded our apartment. We bailed water but no one arrived to shut the water off until around 12:30am (it burst at 11:30), and so our entire unit was flooded. Boardwalks after-hours response hotline told me for an hour straight that someone would be right there and that I didnt need to call another plumber. When the maintenance guy finally did arrive, he told us that we needed to somehow get all of the furniture out of the flooded area of our unit (re: all of it) by the next day so he could come back to work. Boardwalk did not offer to board us elsewhere while our apartment was inhabitable. The guy who came to set up fans to dry out our unit informed us that he had been called to the Elder property several times in the last few years for this exact flooding. He proceeded to peel back our carpet and show us how it had been pieced together after a prior flood in our unit. It took nearly two weeks before I was able to move back in completely. Boardwalk did not replace any part of our carpet or carpet padding, meaning that we spent the rest of the year hoping that the wood beneath our feet wouldnt rot or become moldy. They did not offer to replace any of my ruined personal items or furniture.A month later, my upstairs neighbors left me a voicemail letting me know that the pipes in their unit had ALSO broken. Returned home to find water coming down from their bathroom into mine, leaking through the walls. Another week of fans and workers trying to keep my apartment from molding.I finally wrote an extremely detailed letter about our grievances in which I requested a reduction in rent to help cover our damages. The manager agreed to lower the rent slightly, but we continued having issues. Boardwalk never answers (or even reads) emails, and their office staff will dodge you if you ask to speak with the manager over the phone. When I moved out, they deducted $300 from my security deposit citing unpaid utilities without providing ANY record of these bills, not even the dates. I am an extremely responsible tenant and never fell behind, and despite my many requests (emails, phone calls, letters) for an itemized list of deductions, they provided no justification or record for these supposed bills. I am going to take them to small claims over the deduction, assuming that they dont meet my 7-day demand letter. That being said, Tim has been willing to negotiate with me in the past, so maybe I will get lucky and avoid the pain of legal action.tl;dr -- The office has somewhat dubious record-keeping, their units are poorly maintained, and they will probably try to take advantage of you if you dont know your rights. Simple requests (such as, can someone come check me out of my unit in person?, or, can I send an email about my concerns and get a call back from the manager?) will often be denied. My advice is to rent with caution, and keep good records on your end of things.

PSA: If you are a student, the law students at CU Boulder will help you for FREE to recover the cash this company has stolen from you.Awful. Overpriced slum apartments. We moved in while they were still cleaning it, the carpet wasnt cleaned at all - the walls were gross with stains all over them - the screen door was broken.Good location but will never step foot in their awful office again. Just rude all around, a bunch of kids lazily lounging in an office, attempting to nickle and dime college kids for nonsense. With how lazy they are Im shocked at how much they care about screwing over their tenants at every possible opportunity.Ive rented from quite a few landlords in this city as well as another college town over the last 10 years and this is by far the most pathetic realty company I have come across.

YOU WOULD BE BETTER OFF LIVING IN YOUR CAR!Please run away from this company!I rented from them mistakingly thinking thy would fix the apartment and clean it before I moved in. I postponed moving in for over a month (with having paid my rent) so they cold fix and clean and they did surprisingly little. However, they felt they did a lot and said I was harassing them.They cleaned nothing. The front door didnt lock (which they did replace over a month later). The bedroom window still doesnt lock. The carpets werent cleaned. Nothing was cleaned. The closet reeked a cat urine and the wall was stained with it There was a leak in the kitchen during the previous tenets time. They left the molded and warped cabinets in place. They GLUE VINYL TILE OVER THE TOP OF THE MOLD AND COCKROACHES and that was supposed to fix the problem.The kitchen facet still leaks and they told me they were not going to fix it. (Adding to the mold and guess who gets to pay for the increase water bill? Yep, we the tenets).The place IS INFESTED WITH COCKROACHES. Which they dont follow recommended spraying schedules so they never go away.They dont communicate. They insist everything be done in writing, but have no internet or email. So you have to mail it to them. And for Gods sake make sure you send it certified or they say they didnt receive it. They will enter your house without notice. When they do fix something they will not notify you before hand and the repair guy will not leave a note and refuses to call.I had no heat in Dec for 10 days when in was 20-30 below zero. They gave me one space heater which was electric which I paid the bill for (tripled my cost for those 10 days), plus my share of the gas bill I didnt use (because I had NO HEAT). No AC for 2 months in the summer. But I had cockroaches, broken windows (no locks and holes in the screens and frames), a pool with an inch of dirt at the bottom and no key to get into.They lease out the space for the community washer and dryers. Tenets have to pay for the washer a dryer. Normal. But then they also charge the utilities back to the tenets for the use. Even if you dont use it, youre paying for your neighbors use. And if you DO use it, you pay for it twice. (Once in the quarters to wash and dry and again in your utility bill).These are shady people and slum lords. Stay clear.And Timothy Bentz, who wrote a glowing review? Hes the general manager.

Terrible communication, clearly they do not care about their tenants and are just out to make money and make everyone miserable. Have a leaking ceiling? They will just bring a bucket to your house and give you no idea when they will be fixing it.

If you can help it DO NOT RENT from these people. the way the run their business is atrocious, not to mention the incompetence of the staff. They routinely loose my rent check after i physically hand it in to their office, then charge me late fees and threaten to evict me. Utterly stupid tawdry people. The manager is also one of the sleaziest arrogant person i have ever had the misfortune to meet. Additional development, they came to the apartment to show the place knocked once and let themselves in, i was still getting up from sleeping half naked to find people in my apartment.

Always having issues with leaking faucets and pipes which take months to get addressed. also tried paying rent but they had the door locked and were sitting in their car out front 15 minutes before close. They just watched me the whole time then left right at 8. Forcing me to be late on rent.

If I could give a zero star I would. The people are extremely incompetent, they have hidden fees that are to be paid that have never been discussed or disclosed in the lease. They take advantage of their tenants and its disgusting. It took them a month the fix the pipes (which caused our ceiling to leak) and it took them about 7 months to fix our dishwasher (after repeatedly calling them). The people who work there will squeeze every penny out of you. If you want something on Goss/Grove and see its under the control of this realty company, run away as fast as you can.
