Update: after being here for a while now I can honestly say this is possibly one of the best places Ive ever lived (and Ive lived quite a few places). It is quiet, the neighbors are great, and the office staff and maintenance crew are top notch. The complex and grounds are beautiful and well maintained. The amenities are amazing and renovated, and (to totally dispute the person who wrote the review about the trash compactor), I live right above the compactor and it is never messy or sloppy and the valet trash service is an amazing perk (and the crew who manage it are incredibly kind and professional).I look forward to many more months and years at The Retreat!!!Full disclosure: I am writing this initial review after living here for a week. I moved to Bothell from Austin, TX and the process could not have gone more smoothly! Mary was amazing, attentive, and even stayed late before her vacation so that she could send me paperwork to hold the apartment. My drive from Austin was a stressful long trip but Mary checked in with me and even worked with me to get me into the apartment as soon as I made it to town.My apartment was in perfect condition at move in and Mary left the sweetest note for me to come home to. The property is beautiful, dog friendly and very well maintained. I ran into Mary about 3 days in and she greeted me by name, asked about the trip, the apartment, and my dog.I am so happy I chose the Retreat at Bothell for my new home and look forward to my time here!

Everything was amazing and everyone was so kind and welcoming! The only thing I was missing at move in was a valet trash can. But that was easily fixed and I had such a fun day moving in and feel so welcomed to the community.

So far living in the apartment complex isn’t so bad. I mean every place has its ups and downs. Some of the pros is that the apartment is very kid and pet friendly, neighbors are nice, maintenance has been helpful especially getting rid of three bee hives, the apartment is close to fast food joints/gyms/pools and much more. Cons I would like to see some kid friendly activities like possibly something for Halloween, I wish the windows had curtains especially for a babies room or early in the morning and sometimes messages can be delayed or questions are not always answered right away. If you want an apartment who will treat you like family and know your name then this place is for you.

We’ve been living here since July and we really like it. There is a great dog park, tennis courts and lots of open grassy areas making it seem less like an apartment and more like home. They have a cool mail delivery room linked to an app on your phone so we don’t have to worry about packages being taken. The area is close to downtown Woodinville- which we love!There is a gym, Starbucks and Home Depot in walking distance.

Update:THE GOOD!!I love a lot of my neighbors. Its a great dog community. There is a dog area, they have updated it, and its very nice to use.The bad: Living near the garbage was awful. That is true! Make sure your save money for your move out, and dont bother trying to be a good resident, they charge alot for a cleaned up apartment. And look for the charge because they wont notify you and it will probably go to collection if you arent on top of your game.The amenities are still closed, so dont move here for that.Parking is really tough unless you have a spot that comes with your apartment. Just deal with it.The ugly:The property management staff is the part that bothers me the most about living here. Customer service sucks. Communication is lacking. Flexibility is nil. (We have been residents for a year, account always in perfect standing and moving into a bigger place was the worst experience Ive ever had)

We lived in this complex for 3 years (one of them was during covid) The second apartment, two bed two bath we moved to was from the beginning, not what we expected.. we were told that we were going to get an apartment with floor and it turned out that it had carpet. On our move-in day, there were people in the apartment still painting, and some things werent done.. we lived in the apartment for two years, sent in complaints about upstairs neighbors and the apartments never did anything about it. When moving out, we left the apartment in the condition it was given to us. we dont have pets or kids so carpets, walls and everything else was not damaged.. i even cleaned the cabinets inside and out and bathrooms.. Now they are charging us $1300 as out move out charges?? their excuse is that they have to replace the carpet.. overall, they are just trying to take your money. doesnt matter how well you take care of the apartment, they continued to charge us for the facilities through covid even though we couldnt use them. they dont care. dont move here

Weve had very few issues but, the ones weve come across, theyve handled with efficiency. After having previously lived in complexes with neglectful management, The Retreat is a breath of fresh air.

We had been looking around at several different apartments and rentals nothing was what we were looking for. Then we decided to apply here. Monica, the leasing Manager was on top of it. She was so helpful, she even gave us the opportunity to move in that day! We were a little undecided on what unit we wanted. That was not a problem at all. The ladies were so helpful and helped make it happen. Justine was a great help, staying after hours to help us get everything turned in and give us our keys. I know now that all the other places were not meant for us. It took awhile to find what we were looking for. I am so happy that I never settled. We love our apartment! We have been here under two weeks and already we feel at home and happy to call it our home!

I moved in end of June 2020 and lived here for about a year, but am moving out. The amenities looked nice but unfortunately due to covid I wasn’t able to take advantage of most of them. It’s also a great place to have dogs and the dog park is super convenient.The leasing agents were great as well. My biggest issue was with the maintenance team/who ever they had renovate the apartments before I moved in. The apartment that I got was advertised as just renovated and brand new however just about every appliance broke and needed to be fixed during my stay. To list them off:-My dishwasher wasn’t installed correctly and flooded with dirty water-The microwave didn’t have the proper wires and short circuited-They didn’t use the right tubing for the kitchen sink so the button to change water streams got stuck- The back door didn’t lock and had to be fixed multiple times, which as a woman living alone was concerning.-The door stoppers fell off before and after maintenance came to reattach them-They installed an incorrect shower handle that broke multiple times and when maintenance came to look at it they would only temporarily fix it until someone finally said that it was the wrong one and they needed to order a new one. This took multiple days without a shower and whenever I called the normal maintenance phone number (not the emergency one) to get a time estimate, no one answered.Overall I had a good time living here and my biggest reason to leaving is proximity to the city. I just hope to make this appliance/maintenance issue known so the apartments are checked over more thoroughly before tenants move in and this doesn’t have to happen to anyone else.

I’ve been staying at this apartment. I really like that there’s a small shopping area a minute from where I live. Starbucks is my go to every morning before work!! The apartment itself is great the only thing I would complain about is the PARKING at night ! It’s so hard to find a parking spot after 8:30pm so we had to get a garage! But other than that, this apartment is in a great area that’s very quiet and no other issues !

If I could give this place 0, I would. I didnt rent here, I never got the chance because the process was so difficult. I really loved the apartment and the first woman I worked with, Justine, was fantastic. She was really helpful and I even thanked her for her customer service. I paid the application and the admin fee and then I didnt hear anything for a week. I sent two email and called to find out what was going on and they said she was sick, which is understandable. The woman I spoke with, Monica, told me shed email me on Monday to update me and take over since Justine was sick. She never emailed me. All that happened was my holding fee agreement was taken out of my account. Another week went by and I called and left a message. I also emailed to find out what was going on. Monica finally emailed back and told me she hasnt had time and shes been very busy. Essentially, her email said that other people were moving in who were more important. She finally emailed me to tell me I could sign the lease and when I logged onto the portal, there was no lease to sign. I called and Mary picked up who told me they were having technical difficulties and Monica would deal with it on Monday. I didnt hear anything until Tuesday night when they asked me to pay more money for the move in fees (an additional $125 that was not agreed upon) and sign a new holding agreement that was completely different than the one I already signed (keep in mind I already paid them the $300 too). When I asked for an explanation, Monica gave me a convoluted answer that made little sense. She also said my lease was ready to sign. I really loved the apartment and wanted to see what the lease said before I completely gave up on renting here. However, once again when I went to log onto the portal, there was no lease to sign. That was the last straw. When I asked for my money back, they told me I missed the three day window, which I never knew there was one. But more importantly, I couldnt get in contact with anyone in that three days that I couldve gotten my money back. If you value your time and money, dont rent here and dont trust what they say. Theyre all very nice, but what they said is different than what actually happens, all they want is your money. I didnt take the reviews seriously and I wish I had or I wouldve saved myself $600.

Recycle areas have been dirty for the past 2 months like nobody works there and the recycle guy will not pick up a trash filled recycle bins on top of the compactor area looking like a landfill. Nobody maintains it . And then the painter that they have working there throwing trash and paint in the recycle bin . You can always find him by following the footsteps of paint he leaves behind.

The apartment itself is very nice and spacious and the complex is well kept. However, when applying for the application it was a very drawn out process and took almost 3 weeks. A different person responded to my emails and phone calls every time and would each tell me I needed different things or forms and no one would tell me anything clearly. It was very frustrating and I was relieved when it was finally done.

We were finding it very difficult to find an affordable apartment near downtown Bothell and The Retreat was our saving grace. They had some great deals on and we were treated with kindness at every turn and the process was easy and smooth despite being mid pandemic. We love our apartment and the community is great. Everyone weve met, especially the garbage service team are very friendly and always greet us with a smile.Shout out to Mary and the leasing team for their hard work in getting us approved!We are looking forward to using their awesome community facilities soon!We love living here and we highly recommend.

I didn’t take any of these reviews about how they aren’t responsive very seriously, and i learned my lesson the hard way. The parking here is awful, and when my roommate contacted them multiple times asking about the garages they have available, they never get back to us. Overall I didn’t mind my time here, but the fact that the office never responds to any of my calls, is a real turn off for me.

You will lose your deposit...all of it. You will be charged more than your deposit on move out. Lived here for 3 months and was very clean and lost all of the money. Do Not break your lease. I was charged over 7,000 to break my lease in addition to losing my deposit. There are no exceptions. You will pay more than you think. Really unsatisfied with the management. There IS a reason they have such a low google rating.

I lived here for a little less than a year. Its really overpriced for the quality of the apartments. The older apartments have mold and cracked walls. My unit was on the ground floor and frequently had water flood the entrance and porch which often caused water to come into the apartment itself. The amenities are nice but theyre not maintained well, so yeah, theres a pool, but theres also used bandages floating in it. The area itself is really nice, there are a lot of sidewalks for walking and playgrounds if you have kids.Theyll squeeze you for every dollar you have once you move out. That low security deposit comes back and haunts you because it doesnt cover the sheer amount of money they try and take from you, even if your apartment is in near perfect condition.

I reported the dryer didn’t dry except on high heat however t the bat and as my mom stake it says it only heats on a certain setting but b cause Of the way the dryer is in the closet and no light I couldn’t see it however I moved in as a new tenant he cleaned the Vent out left it laying on the dryer instead of trash

We’ve lived here over 4 years. The new owners and management team are the best group yet! I think there’s been at least 3 different management crews in our 4 years. I’ve had the best response and communication from the current manager. She was professional and attentive to my questions and concerns. The buildings have all gotten new roofs, roads new asphalt. Maintenance responsive. It seems what was Avana now to The Retreat at Bothell has taken a turn for the better!

Maintenance requests sometimes took several days. We had an infestation problem and they forgot to send paperwork to their pest control provider and the whole process was delayed around 2 weeks. They didnt even mention the apartment above us also had an infestation problem, the whole process was very painful. Its very sad that our last 3 months in Seattle were like this. We were literally kicked out of the leasing office because we were infested and our kids were sitting on the couches. Decron never answered the phone when I called them to file a complaint.The community is good but the price doesnt reflect what you get.

I would heavily consider reading through the reviews before signing a lease with this company. The management team, or lack thereof is an absolute joke and an insult to residents. Theyre unprofessional, unhelpful and unresponsive. The maintenance side of this property is non-existent. The apartment homes are not well maintained and should anything go awry youll be left to eat the cost despite it being wildly out of your control. Them receiving a rent check is their only concern when it comes to residents.

I love my new apartment here! It is very spacious. The community feels safe, and the grounds are beautiful. They are so dog friendly which is a plus. Kimberly Lee was an awesome agent to be working with. She was knowledgeable, kind, and on top of everything. I have lived here for almost 2 and a half years.When the staff tells you they will stay in contact with you, you better ensure that you are the one maintaining contact. Any issue that comes up, they pick the easy route. No matter what. And hide and duck calls after.The apartments aren’t anything to celebrate. We moved from the “older” buildings with cracked walls and unsealed bathtubs to the “newer” buildings, with unsealed tubs, and cracked walls.Packages end up in the secure storage package lockers. But that’s not a for sure. They end up on the ground, tables outside, and nobody does anything about it. Had to harass the staff until someone finally came with me and opened the large lockers to find what I was looking for. It was there. Jammed in with a bunch of other items that could fit in smaller lockers.The one true good thing is the amenities. But unless you use them every single day, you aren’t getting your moneys worth. The apartments are cheaply made, do not do well with any level of sound, and the staff avoids problems. If you’re looking to move, keep looking.

The newer apartments are very spacious and good.Neutral: The rent is high but thats true of most places around here nowadays.Cons: You will be charged for EVERYTHING. And it starts to build up really quickly. The office people seem to hate their job and take it out on residents. I really dread going into the office for fear of them taking out their bad mood on me. Noise complaints are not taken seriously AT ALL. If you get a loud and unhinged neighbor like I did, good luck! The apartment was filled with mold when I moved in. If you open a maintenance request to have it removed, They will do a check for water damage on the ceiling and thats it.Ive lived at Avana for almost a year now and will not be renewing my lease or recommending this place to anyone.

Well its been 2 months and i have called dozens of times and i cant get anyone to tell me anything. Im worried they are gonna send me to collections because of there mistake

Ive had the pleasure of working with Avana for about half a year now and I can say I am very impressed with their front office and maintenance staff especially Kim. We hold lessons at their pool and even on the days where their are issues (as it is a pool and things happen) they are always quick to respond and offer fixes and support to the best of their ability. Special acknowledgment to their maintenance staff as even when they have gone home for the day/about to go home for the day they are willing to assist with issues.

I have lived at Avana 522 for about a month and a half now. I wanted to wait until I got settled in before I wrote a review. I dont have a single complaint about the apartment, property or staff.About a month before I moved in I had a ton of questions regarding the apartment. Narissa was extremely helpful and happy to show me around the property. She helped answer any questions I had and made sure I was aware of everything Avana had to offer. She even cleaned my apartment HERSELF the day I moved in! She made the move-in process as easy as possible and took care of everything I needed.Kimberly is another outstanding staff member. Once I moved in and had a chance to do a detailed inspection list, I found a couple small things I needed to get fixed. I called Kimberly and she made sure those things got done as soon as possible. She even made sure I got a brand new washer!Not only are the employees here fantastic, the property and apartment here are great! I live on the top floor and I couldnt be happier with it. The layout is great and the decks are quite spacious. Neighbors have all been great so far and I use the gym and basketball court every day! Parking is abundant and even if there is none directly in front of my house, there is a ton right around the corner. Dog park is great and located next to one of the two different pools. More amenities than I have ever experienced and a maintenance crew that takes care of it.Nothing to complain about here at Avana 522.

I lived at the Retreat at Bothell (previously Avana 522) for one year. Some things were good, but some things soured my opinion of the place greatly. The new management company at this place leaves a LOT to be desired. To start with the good stuff I’ll say that the apartments and amenities are nice. But! When you have problems it is a hassle to fix them. My building had the fire alarm go off randomly (a few times from 1am-3am!) and it took MONTHS before something was done about it. I wasn’t that disappointed by the management of this place until I moved out however...My move out process was absolutely awful. I wasn’t even leaving because the place was that bad. I found a closer place to my work. There was a $500 security deposit and I paid $800 extra in rent for half the month that wasn’t in the lease. I was told I was going to be refunded this money. No big deal, I can afford to float it.However, once receiving the refund check, all I got was a measly $300. $300?! I had cleared the apartment and cleaned it myself!Now I understand they will have to do SOME maintenance. I never expected to receive back my entire deposit. But I was charged $225 for carpet cleaning for a 10x10 bedroom. Exorbitant cleaning and painting fees. I’m almost convinced they just didn’t want to give back the extra rent money they owed me.I’m not a fussy person, if it wasn’t the extreme amount I wouldn’t have pursued it. I called the office, and they gave me basic excuses, kept saying they would call me back. Lo and behold they never did so I kept calling and apparently they “accidentally” charged me more than what was quoted for the carpet cleaning. How about that. They also claimed they did a “smell treatment” on the home but they couldn’t clarify what the smell was. I didn’t have pets and I cleaned the place myself. What, did you smell Windex? Toilet cleaner? Febreeze?Finally they said they would cut some the extra charges and send me a check. Guess what, that was over a month ago. I moved out mid-July and it is late September. I’ve emailed, I’ve called, nothing. I keep checking my mail but nothing has turned up.Don’t stay at this place unless it’s literally the last place you ever live at, because moving out has been the worst. I hate how this place has made me feel like a Karen just for wanting my money (that they said they would give me!) back!

Ive lived at Avana 522 for a few months now. Is there a recent string of theft/suspicious activity? Yes. Is this strictly limited to Avana 522? No. While the concerns in other reviews are in fact valid in regards to the theft, this is not something any office staff has any specific control over. If you lived in a house and it happened in your neighborhood, would you blame your HOA? No. We need to all come together as a community and help fight this. See something suspicious? Call the police and have them come out and take a look. These issues are going on everywhere. Personal security is never guaranteed anywhere.The office staff has been great every step of the way. Extremely helpful and courteous at the time of move in, and even more so now. The amenities at this place are amazing and with spring quickly arriving, you can tell they are working to upkeep the look and feel of the property. We do get a lot of notices about special projects and such going on as the weather turns nicer, which is a bit of a nuisance, but I appreciate the over communication. My only real complaint with the community is parking by my building. There are definitely not enough spaces and not many carports available for rent near me, but I know its not anything the office can control.Stephanie and team, you guys are doing a great job!

First experience with the leasing office to obtain basic information months ago was positive, so I stopped by to view the apartments. Unfortunately, my second visit was negative. The sole office staff aggressively pushed making an appointment and taking my information for their system even when I explained my schedule isnt conducive to an appointment and I dont like giving my email or phone number out due to spam and privacy concerns. Taking my ID for safety reasons before a tour I understand; pushing for my email and phone number when looking is invasive and unnecessary.

This place is a terrible scam. Crazy unknown fees that take the monthly rent charges $100+ over the cost we agreed to. A valet trash service that people MUST use because there are no garbage cans accessible onsite (they dont let you throw away your own trash). Finding the right apartment takes time and can be frustrating. This companies own web site to show their available units and price is the worse I have seen. Avana 522 update your information to be at least close to actual. When speaking with the rep she was quick to want schedule an appointment and avoid answering my questions. Companies today speak about values and ethics and at the very same time demonstrate a faulty misleading bait and switch. In close if your interested in Avana 522 before scheduling an appointment to view make sure you get their up to date pricing.

Very insecure place to live. Car and apartment-prowls have been an issue for 2 years, and the management team does absolutely NOTHING. They put a sign that there is a security company on site which nobody has seen patrolling the property ever. They dont want to spend their money on security enhancement even after people got robbed multiple times. Leasing office team is very ignorant and not helpful overall. When you come in to talk about your concerns you dont feel heard and understood. It looks like all they care about is additional fees that they charge you for. Very disappointing experience because of an unprofessional management team on site.

I truly can not say enough good things about the staff here at Avana 522! I have not had any really big issues with needing maintenance. Just small things here and there BUT they have always fixed what needed to be fixed right away. If it wasnt for getting into a house I would not be moving. I have lived in a handful of apartments in my life and Avana is the best hands down. From the beautiful grounds, dog park, 3 swimming pools, play ground, tennis court and basketball courts, that make it easy to enjoy activities without going far. We lived in this apartment complex under a short term lease, so yes, of course it is more expensive, but my God charging over $2k for a 1 bedroom apartment is basically akin to highway robbery. These places must have been built in the 1970’s before they figured out how to install kitchen cabinets because the ones in our place made absolutely no sense. You couldn’t fully open some of the drawers because of the angle of the cabinets which was irritating. In the winter they made absolutely no attempt to plow their parking lot. In addition any time we would run the drier when it was too cold to open the windows it was almost like living in a rain forest it got so humid. When maintenance finally came to check it out they told us we needed to turn on this extremely under powered fan. Basically it just changed it from the rain forest to Florida humidity in the summer. They were out of poop bags all over the entire complex for weeks and instead of installing more poop receptacles they ended up taking the one next to our apartment and moving it to an area where people were smart enough to complain. Long story short don’t bother with “The Retreat” I am sure Seattle metro has better places for rent.

Decron is a business. Period. Money before everything. Every week its a new temp working in the office. S/he makes a commitment, and when you return to follow-up theres no record. And a new temp to tell you they have no record. Greystar had humans here. Decron - beware. You can tell - youre gonna get screwed by this business. Do not rent from Decron.

I took lease for 12 months and i did a lease breakage (5 Months). these guys put a total of 1202$ as final bill charges even though i maintained the Apartment in very good condition. Would like to put 0 star instead of 1. So bad, the star and past reviews can say itself. Extremely over charging ( $900 for painting, cleaning, carpet) when move out even we keep everything so cleaned. Do not wish to get your deposit back but prepare yourself to pay extra for nonsense cost.

My husband and I decided to move to Avana 522 because of their pet friendly community. We have been there for just over a year and have enjoyed our time.I have read a handful of reviews and majority of them complain about the employees. My experience working with them is completely opposite. I have had only good experience with the folks that work here.To one comment that was said - my husband and I used the grills a lot this past summer. The only difficulty we had getting grill space, was on the 4th of July. And that was to be expected.I gave Avana 522 only 4 stars because - to go along with some other comments - the interior is cheaply designed. I understand that they wouldnt spend the big bucks on apartments that they have to flip, but that doesnt mean to go super cheap.

Do not rent from these shysters. every agreement they make better be in writing. and enjoy your monthly bill where you will pay Decron to collect your money, you will pay them to make utility bill payment, and you will pay for the common area. but if you want the cheapest, noisiest, cannibis smelling community - make it a Decron property for your family.

Lived in Avana for 2 years and while I was living there it wasnt horrible besides the car break-ins, random charges on your account and inconsiderate staff. However, on move out I was completely shocked at the amount they kept from my security deposit. So beware, if you live here you will get ripped off at some point during your leasing.

I hear birds everyday. Occasionally, I hear coyotes. The only time I hear neighbors is when were off to work around 7am and when we return home around 5pm. My kids feel safe; they play with their friends at the playground. We used the indoor heated pool all winter long. We play racquetball once a week in the indoor court. Once, I smelled a substance; the next day there were signs on the door from management describing what we all signed our names to. Super fast; problem gone.My closet door came off the rails; I notified management using the portal and Boom! Fixed.The flip side: is there dog droppings on the grass? Sometimes, because dogs do that and sometimes dog owners forget. And theres acres of grass. Its gorgeous here. Theres a stunning nature walk that goes right through the complex.Do they raise the rent every year? Yes, and Im grateful. The people who live here pay for the privilege to live in such a clean, quiet, and new community. Its a high standard and they maintain that standard. There are much more expensive apartments, and there are less expensive.Do you hear the freeways? Yes, and its awesome because the commute time to downtown Seattle at 6:00am is 20 minutes. It doesnt take 10 minutes to get to the freeway.Are there other people who live here? Who take the parking spaces? Who occasionally forget their dogs droppings? Who dont say hi, and who come from other countries? Definitely. Just like my last home that cost $825,000, and after 3 months I had to pay $65,000 for a cinder block fence.Ive been with Greystar for 4 years. Its better than home ownership because they fix everything, they keep everything clean and working, and they screen everyone who lives here. You cant do that when you buy a home. The office staff have a difficult job in trying to appease the owners and maintain 500 happy families.So read the reviews. The bad reviews are from people who might not have had much apartment experience, I wonder if theyve owned a home. The good reviews are from people who might have a bit more experience in that regard. I choose to live in an apartment in Puget Sound. Finding a complex that feels like home in many respects is a challenge. So when I moved from Mill Creek to Avana522 I did so intentionally. Because Greystar has created a community that I call home at Avana522.

The first year that I was here (2012-13) was fantastic...until it was time to renew the lease and we were priced out of our 3 bedroom apartment as the rent went up over $300 per month!Despite the unexpectedly high rent increase I decided to stay in the complex, and down size to a 2 bedroom. This is when it got ugly and, in retrospect, I should have just left then. The leasing agent I was working with was super sweet and polite but failed to reserve the apartment we agreed upon not once, but TWICE. Each time we had to rush to find another available apartment. As a result, I ended up paying an extra months rent in the overpriced 3 bedroom while I waited for a 2 bedroom to open up. In fairness to management, they did agree to give me that month at the original rate since it was their error(s) that caused it.In the end, the only apartment left was a 2 bedroom that is nearly as expensive as the original three bedroom. I also had to pay $1200 to replace the carpet in the old apartment due to my former roommates dog. As far as I can tell from previous reviews and from what Ive heard from other residents, its common practice for this complex to charge pet owners to replace the carpet, whether there was in fact damage or not. It also doesnt matter that youve put a security AND pet deposit down. Pet owners should expect a $1200 bill after move out. I guess that, the pet deposit, and the pet rent are all the price you pay for living in a pet friendly community.The biggest mistake I made was renewing my lease here in 2014, rather than finding some place cheaper in the city. Yes, you read that right. Before I decided to stay, I found houses for rent in nice neighborhoods in Seattle for as much as $500 less than I pay here.Other cons:- It is nowhere as nice on the inside as it looks on the outside- Forced to use the concierge trash service, which does not pick up Friday or Saturday- Monthly admin and upkeep fees are high,and expect dog poo in the yard for weeks- If you dont have an assigned parking spot, expect to walk 1/4 mile to your apartment- Smoking is being banned on the premises so smokers will need to leave the grounds to smoke- Every few months, theres a rash of car break ins- Once per year, an email goes out warning to keep animals off the grass due to the toxic chemicals they use to treat itPros:- It is relatively quiet- Close proximity to the expressway and easy bus access (if youre going into the city)- Shopping nearby- Two outdoor pools- BBQ area that you can actually use if you go early or late enough to grab a grill- Two small fitness centers

Worst customer service horrible staffing or lack there of. No maintenance ever done properly. And when ot is done it takes months for them to respond. If you are low income they treat you way differently very discriminatory and for the price the amenities are maintained poorly.......!!! And I dont even live here my 2yr old son and stepons do which you would think they would care more about a childs wellbeing.......??? Guess $$$ is everyones main concern!!!!!!!!!

My family and I have been living here for about a week and if your thinking about moving here.. well dont! These people are LIARS! Just run the other way. We had such a terrible experience from the start. First off u have to pay $250 when you initially start the application process which is non refundable. We were told its to save the apartment u want. My husband got a new job at the time and it took us longer for his owner to send an acceptance letter to Avana. When Avana finally received it they said they already leased the fully updated apartment because we didnt have that letter to them within 72hrs.. we were never told we had a deadline. So whats the point of the $250 deposit? The office people.. dont even get me started on them!Then they found us another top floor apartment and we were told it was fully updated. Once we signed the lease and moved in it was not the fully updated apartment. Crappy white cabinets that are falling apart NOT TO MENTION they just painted and replaced the carpeting with faux hardwood floors and the place wasnt cleaned after. White dust all over the floors and counters. Poop on the toilet and the first time I went to use the toilet it didnt even flush and leaked water. My husband has the worst allergies in this apartment and my 3 month old I stay at home with also sneezes all the time. And now our washing machine is leaking water!!! I feel so cheated by this place and very unhappy. After I cleaned the apartment they offered us to clean it and gave us a Starbucks gift card lol. Great start to a one year long ass lease. Wish we moved in somewhere else.

This place is good to live in, but horrible when it comes to signing the lease or getting back deposits. All sorts of deposits come up only during the signing part (not sure if thats their tactics or employees dont know how much it costs to sign a lease with them or what the deposits are in the beginning). We were told that it would be free to sign because of corporate agreements, then all of a sudden we had to put $3000 in various fees, which was not communicated in the beginning. After the lease ends, good luck getting deposit back. We got charged for a whole wall painting (lease said that they charge $5 per whole...), counter replacement (which was identified by the employee as wear and tear and we shouldnt worry)... In total over $150 dollars for wrongful charges. Would not recommend.

I recently moved out of this apartment after long torture of pet smell coming and repeated complaints I placed. Not satisfied with manager(K) and submanager (B) s attitude of satisfying my request. The place looks wonderful from outside with big drive way for remodeled part of apartment and play areas. Horrible inside and horrible attitude by management once you move in. :(

Came in with my dog, and boyfriend, 30 mins before they closed since we both have busy schedules. And the leasing agent didnt even bother trying to help us. She kept asking for our price range. And told us to look elsewhere the price was low. Didnt take our names down. Just told us to make an appointment online. Not to mention a nice older couple was being helped by some one else. There were 3 other leasing agents... Not one can show us an apartment for 3 mins? Or even tell us what the prices were? Nope. Just shut us out.

Avana 522 is run by thieves who will look for any excuse they can to extract additional fees and fines from the people foolish enough to become their residents. There’s an obscene fee to process your application from the start, nonsensical fees for unnecessary services like “valet waste” and the owners are always looking for new and interesting ways to steal more money from their residents. For example while I was living there they decided that the front desk would play post office and all packages for the complex were sent there. But of course this was way more work than the people at the office intended. So instead of sending deliveries directly to residents at their doors, they sign the entire complex up for a ridiculous package locker service with of course adds a new fee. Ending your lease is another opportunity to try and steal more money from the residents as the goal is to consume your entire security deposit and leave every resident with one final nonsense bill before they can finally divide their finances from these criminals. Stay away and look for a complex that treats their residents with respect and not like ATMs.

Absolutely horrible and incompetent people working at the front office. Got nickled and dimed for every little thing. Originally we had called to look for a 2 bedroom apartment and we were told there was one available for showing which was within our price range. My roommate and I thought that was great, so we hadscheduled a viewing only to arrive to the complex saying that there wasnt a place available in the time frame we needed it. Instead it would have to be a couple weeks earlier for a move in then originally planned. Oh, and by the way, the 12 month lease is no longer available. I was confused as to why that wouldnt be an option anymore, but anyways we decided to go ahead the look at the different unit that was available. When we came back to Avana with our choice to move forward we were told that the 13 month lease was not available. Only the 14 month because, now get this, too many people would be moving out that month after our lease would end. Why would that impact us??? Moving forward, cars were being broken into, mailboxes and packages would go missing, and so and so forth. Although they do have a secure package room, the iPad to check in for your package would shut down where you couldnt get your package at your convenience. Youre required to pay into a trash service where sometimes they would miss picking up your garbage. You are required to put down a deposit prior to you moving in, but dont even think youll see a single cent of that deposit back after you move out. Between my roommate and I, we put down 750 ($250 ea deposit, plus $250 pet). When we moved out we cleaned EVERYTHING thoroughly and made sure the little holes were patched up and yet apparently painting the walls cost $100, patching the walls cost another $75, carpet cleaning $103, general apartment cleaning $115. So, it was as if we shouldnt have even bothered cleaning as we werent going to get anything back. We had a balance due for the last utilities bill (runs a month behind) but we couldnt pay that online as the day you move out they immediately closed the portal. They couldnt even bother to assist. In fact it was rather difficult to get a hold of anyone when attempting to call them. When you do make it to the office, the ladies there are so ridiculous and incapable of actually doing their job that you might as well be talking to the wall. It would be more entertaining! Honestly, this apartment with the thin walls (you could actually hear our upstairs neighbors peeing and puking, thats how ridiculously thin they were) and over-priced units, we really shouldnt have signed with this complex. I wish I was able to give Avana 522 a big fat 0. I normally dont write reviews as I have better things to do, but living at this place has made that much of a negative impact that I hope others do their diligent research before signing on. Not worth the time, money, or hassle. Youll thank me.

Ive only lived here for a month and Im already incredibly disappointed with this apartment complex. When we moved in the place was dirty, the bathtubs were disgusting, the counters had chunks taken out of them, and the ceiling was chipped. One of the toilets got clogged 5 separate times for no reason whatsoever. Weve been trying to get the counters resurfaced since theres chunks out of them but weve had immense difficulty trying to get it done. We had to reschedule the resurfacing since they didnt inform us of all the details prior to the date. They told us they were only resurfacing the kitchen counters but when the company came by they said they were also doing the bathroom counters. Then they said they could come by another day without issue so we went with that. However, the day they told me they could stop by again the apartment complex is telling me they dont work that day. Me and my roommate have left multiple messages to avana to get the issue fixed but they have yet to call us back. Now theyre trying to charge us a fee for rescheduling the resurfacing even though it should have done before we even moved in. Not to mention we had to make them replace the carpet in our apartment after we moved in because it was covered in stains. NEVER rent from this place! I am so disappointed in avana and once my lease is up I am never renting from this place or any other place avana owns again.Update: This place is still bad. We managed to get the counter tops done without them charging us but only because we fought them at every inch! Now the Luxer service that takes packages and holds them isnt working and hasnt been working for the past two and a half weeks! I thought they had fixed the issue because they told me it would only take a couple days to fix but I ordered a package and havent received a luxer email. Now I have to go into the office to grab it before they close at 6pm which is inconvenient.

Have lived here a little over a year, and I like it. Some Pros and ConsCons first.- Its Expensive. But.... Its on the Eastside. Everything is expensive over here.- Its definitely corporate owned If your dog gets barky, or your car is parked wrong, or you do something wrong, you get these official, somewhat snippy notes. Again, pretty sure its the corporate thing.Pros.-Great facilities for working out, good dog park, nice campus, and I like the apartments themselves.-Unlike many of the other reviewers on here, I like the staff quite a bit. Even though its a corporate chain, if you are having an issue and you actually go TALK to them, they are reasonable folks and always willing to work with you. Stephanie the manager is a good example. Nice gal, and very helpful if you work with her.-Cool maintenance Staff. Any time something in or on your apartment isnt working (which doesnt happen too often), they come right out and take care of it. Francisco in particular is great!-Mentioned this a little before, but its a good place if you have a dog (like me). The campus is big, lots of room to walk, and there is a nice off leash park right on the campus.Solid place if you want to be on the Eastside.

This is my second review on this place, after having constant noise from remodels above us and below us with NO notice we finally got through our lease and found a new place to live. After spending a ton of time repainting walls, covering holes from pictures, scrubbing thebathrooms and everything else we got our bill for move out. 420$! Carpet and cleaning fee. My husband called and asked if we could make two payments since it was such a large amount and they told him that he has 30 days to pay in full or we get sent to collections. Wonderful customer service. I will NEVER recommend this apartment complex to anyone. Overpriced and Ive had better customer service at Walmart.

I hate this place its just been a month i moved here there were lot of leakage problems which were never take care of even though we complained many times.. The attitude of manager is so horrible she talks so horrible i just feel like throwing an iron ball on her face.finally who ever wanted to move to a new apartment i dont recommend this at all..
