Renting a parking space from them and the spots are so close together that you have to do a 3 point turn to get out of your spot and I know multiple people who have gotten hit by other cars and dents because of how small of a space you have to back in and out of the spaces. This parking lot is only suitable for smart cars basically.

Im currently leasing from HMR in Boone and they have amazing properties and are very professional. I submitted a work order and not only did they respond immediately, they solved the issue with efficiency and quality. They were cooperative with my schedule, and are able to provide a roof over my head with amenities that fulfill my needs. That, I am grateful for. 10 out of 10!!!!

HMR is the worst rental company there is in Boone!!! I do not even think they are worth getting one star!!! Not only are they not responsive when things do go wrong when a work order is placed, they do whatever they can do to get more money from the renters. I have a whole long list of reasons to not rent from Holton. I can’t really go into the details of ALL that has happened in two years of renting from them. I have notified the Attorney Generals office and given them a long report. Have also obtained a lawyer & will be going forward. Please believe me when I say….do NOT rent from Holton EVER!!!!

When I applied for the apartment initially they advertised it for $720/month and when they sent the actual lease (2 months later so much more difficult to find another option) they had increased the rent to $795. They also wanted a nearly a $1400 security deposit because my credit score was 680 instead of 700, even though I have 5 years of perfect rental history. They also added a one time fee of $235 titled as one time rent. Thankfully I was able to find a much more reasonable option before signing but they were extremely shady about changing prices and adding fees.

As a counterpoint to the terrible reviews, I have had mostly positive experiences with Holton. I found the office staff friendly and helpful in person. Then they helped me reassign my lease in 2020 when the pandemic meant I wouldnt be relocating to Boone for work. They were so cool about it that I decided to sign with them again for 2021. Perhaps their pandemic protocols were a little clumsy (they transitioned to new digital systems), and there were certainly delays, but hasnt that been true everywhere of late? FWIW, Im not a 20-year-old college kid, so perhaps there was a little more deference. If you show people patience and respect, they tend to reciprocate.

I have two kids at App and we have dealt with 4 rental properties. Holton is by far the worst. Expect to pay much more than you think. They send out folks to spy on the kids regularly. And the feedback is not accurate. I still have a kid in Boone and told him NO to Holton. Very put off by this group.

Worst Rental company in Boone. They are exploitive and should be sued for how they treat tenants. Many of their buildings are not up to code and I got very sick when I lived at Covington Place Apartments.

I have lived with several of the property management firms in Boone with pretty horrendous experiences. After graduation, I was looking for a positive change and decided to give Holton a try. I am blown away by the staff and the quality! Every time something pops up, they are quick to respond. I live in a non-student property and they have taken excellent care of this place. On their re-lease form, they ask if things could be improved and if so, how? I gave feedback and they followed through and replaced some flooring for me. Their maintenance staff is fun and kind, and doesnt take shortcuts. I couldnt recommend Holton more. I will live in this property happily until we are ready to buy.

I see the poor reviews but I have to share my experience. I have found Holton Mountain Rentals to be courteous, helpful, and professional in all dealings. Managing any property can be challenging. I find that Holton sincerely cares about their clients, and works to provide quality service. I am sorry that others have not had the same experience that we have had with this company.

Do not rent from them if you can. The quality of apartments are horrible and they overcharge you on everything they can and doesnt even bother coming if you submit maintenance request, or come after you forget you even submitted one because it was so long ago. My roommate emailed them and got approved to have pet and they tried to charge him 3k stating they did not know about it. Employees also doesnt know anything and unsure on everything so talking to them just feels like waste of time. Only thing they are good at is ripping people off.

This is the absolute worst place you can involve yourself with in Boone. Everyone that works there has no clue what is going on EVER and to make matters worse, they are beyond rude. I have had them ignore me to my face while in the building. They are more focused on their personal lives rather than the tenants. They will overcharge you for every single thing and even make up charges. The people that work here are awful and the maintenance is also very very rude. DO NOT RENT FROM THESE TERRIBLE PEOPLE

By far the worst apartment management Ive ever ran into while living in Boone. I could give several examples of how their managers were inconsiderate and unprofessional. But bottom line, they dont show any respect for you as a tenant. Dont be deceived with their smiles and willingness to work with you before you sign the lease agreement. They will hold that contract over your head the entire time you stay with them.

I just got off the phone with a receptionist named Payton or Hayden. Honestly, don’t waste your time with this place. They are only concerned with their company, rather than ensuring their ‘customers’ are being taken care of. They are NOT doing tours at all, and they are NOT willing to waive the application fee. During the quarantine it would appear their concern absolves within the walls of their office. You can NOT use Adobe to electronically sign the application so you will have to have access to print and fax the application. It’s funny how Payton or Hayden recommended I go to walk around Staples to accomplish this, when they aren’t even doing tours of the properties they are trying to rent out. SERIOUSLY, BAD CUSTOMER SERVICE...

The representatives are not helpful AT ALL when situations arise with their complex. I was a transfer student so I didn’t know about them. Would not recommend them to my worst enemy. Just awful and extremely rigid when dealing with college students that have fluid and dynamic schedules. Rent from someone else!!

I dont know how my electricity suddenly tripled in cost after my 3rd month of staying at one of their apartments. You might say Oh, it turned winter so your heaters are using more power. Nope, we havent turned a single heater on and even started keeping all the lights off. Still the same tripled price.

Dont believe everything you read! I was shocked by the reviews on Holton as Ive only had positive experiences. I rented from them the last two years of college and loved every second of it. They offer the best variety and prices for rentals in the area. The staff is professional and kind and always willing to help, making my monthly rent check drop-off actually enjoyable! Good properties owned by good people. I would absolutely recommend renting from Holton!

I rented my first apartment through Holton last year. They were so helpful and were always prominent on getting our needs met asap! Aside from all of these negative reviews, I would have continuously rented through them if I did not move out of town. Walking in, I was always greeted with a smile and hospitality. My roommates and myself rented from Beverly Holton for three of our four years at Appalachian State. My experience was excellent and would recommend Holton Mountain Rentals to anyone. We moved all three years (closer to campus) Horn Condos, Campus Point and Plymouth Trace. They made our college experience so much better by providing us upgraded rentals each year. Thank you Beverly for getting us into the Plymouth Trace unit with the red carpet, everyone loved that place!!

Paid a $610 deposit between the two of us. Got $375 back. No list of deductions to be found.Theyre slow to make repairs. Everyone is expected to hand in paperwork in person regardless of where they work or what theyre doing. They place was gross when we got that and we left it in better condition when we moved out.DONT.

Absolutely horrible management company. They have no respect for tenants or their privacy. Maintenance is handled at whim and with no notice. Office workers, with the sole exception of Whitney, are unhelpful, vindictive, and rude. My experience is far from uncommon—just read a few reviews for yourself.Stoneybrook Condos, where I’ve rented for nearly 3 years, are riddled with black mold, mildew, and insects. Holton could not be less concerned with fixing these problems.Terrible, exploitative company which relies on ignorant students remaining ignorant about the nasty conditions they’re forced to live with. Spend your money elsewhere.

When I moved in, there was hair in the shower and a cockroach smashed in the doorway. It has been a downhill slide ever since. This is the worst rental company in Boone! The properties are incredibly overpriced and don’t include any amenities or utilities. Holton Mountain Rentals looks for any possible way to nickel and dime college students. All of the receptionists are incredibly condescending and unhelpful.-There has been a hornets nest outside my door for over a month, but they refuse to do anything about the situation.-When my roommate and I signed our leases, we were told there would be new vinyl flooring in the bedrooms. Upon moving in, the bedrooms have crusty carpet with tons of stains.-Your security deposit will be used to purchase new appliances in the event that one in the rental breaks. This makes no sense since the renter does not own the appliance!-Maintenance men regularly hang out in the parking lot for hours on end-They once charged my roommate and I over $80 for an issue with our shower and acted like they cut us a deal. After reporting the shower issue for several days, the maintenance man arrived late at night which was incredibly inappropriate as my roommate and I are both college women. He left the bathroom covered in mud and dirt.-Snow and ice will never be plowed, so good luck getting out of the tiny parking lot!

This is my first year renting from Holton. I am in my late 20s, and Ive had few negative experiences, but I do believe part of that is because Im not a student (I dont think its conscious on their part to treat students differently, but college students do have a tendency to be a bit of a pain--sorry). I was in a pinch in Spring 2016 after my original place fell through (unaffiliated with Holton). I had to scramble to find a place in May-June to live, which was proving to be difficult since many of the places were already picked over by that point. The ladies in the office were very helpful in finding me a place to live that would fit my needs (e.g., pet friendly). They were patient with my many email correspondences inquiring about different properties and their availability until I finally found the place Im in now.The maintenance crews have also been very courteous and prompt to fix any issues. Im not sure how or why all the other reviewers have had such negative experiences (not trying to say they are wrong, but just that I havent had those experiences myself). My only complaint is that I believe the rent for the building I live in is a little overpriced for what it is. However, I believe that if you are respectful to the ladies in the office and follow the rules on your lease, you shouldnt have any trouble from Holton. Ive renewed my lease, and it was a breeze. I will update should anything change, but if you need a place to live, Holton seems to be one of the better big management companies in Boone.

I am a current renter from Holton and have been for the past 3 years. I have rented two different properties from Holton and have signed 3 leases with them and am getting ready to sign a 4th. I wanted to share a story to really show the quality of their services. This is the thank you note I sent Holton today:I wanted to thank the folks who came to work on my refrigerator today (2/5/18). I noticed that it wasnt working yesterday and totally had not expected it to be fixed by the time I got home from work today. The maintenance staff left my apartment so clean at first I thought they hadnt come by. It wasnt until I opened the fridge that I realized they had replaced the whole thing! The maintenance staff had even put my refrigerator magnets back on the front (so perfectly that it doesnt look like theyve been moved), they put all of my food back in the fridge and in the freezer after taking it out of my coolers full of ice I had been using to keep everything cold. I didnt know the best way to get in touch with them to communicate how thankful I am for their work today. My biggest regret is that I didnt have a chance to thank them myself! I have had only EXCELLENT interactions with the maintenance staff and office staff over the past 3 years of renting from Holton. I am about to go post a review on Google as well. This is not the first amazing service Ive had at Holton and I wanted to take a moment to say thank you! If its not too much trouble, could you please pass on this thank you from me :)Do not believe the bad reviews on here. They are likely just bitter tenants who broke the rules outlined in their lease! Awful place to live! The front office is no help either! The maintenance never comes to fix things. Place is junkie! They never cleaned my apartment before we moved in. Actually lost all our paperwork! Make sure you know move out is NOT the last day of the month. 3 days before. Also they keep EVERYONES deposit! I know about 15-20 people right now that never got their deposit back and it actually looks better then when they moved in. Because they had to clean it and shampoo carpets before they felt it was clean! Sad!! DONT live here!! RUN!

I haven’t had a problem with Holton. The staff are very friendly, my apartment was cheap, and there was never a problem with payments or maintenance. Our complex has a great amount of parking, and they emailed us ahead of time if any work was being done on the property (for example, when they had to repaint the doors). I don’t really understand the one-star reviews for Holton.That being said, I took off a star because of some technical issues with the apartment. But I’m not sure if it’s the people before us or maintenance that should be responsible.Overall, don’t base your opinion on the one-star reviews. Go in and ask them questions yourself. They seem to care about making things right.

I enjoyed living in Holtons apartment. I never had a problem with management or maintenance. My only complaint was that my neighbors would have a party every Friday; however, it was weekend and they werent destructive so I did not complain. I would rent from them again.

DO NOT RENT FROM THEM!! THEYRE SCAM ARTIST. They keep at least 1/4 of your security deposit and do not refund that money. This is described in very small print on the lease. They kept over $100 of our security deposit and then charged us additional for repairs on top of that. They are a very slimy company. Do your self a favor and stay very far away

DO NOT RENT WITH HOLTON. I transferred to App and lived with Holton my first and last year at App. The staff are very rude and condescending. The only time they were friendly was before I started renting from them. Both times they made up a reason to keep my security deposit. For example, a small dent to the stove cost us $300? None of my friends have had a positive experience with them. If you do end up living with Holton, take pictures of EVERYTHING before you move out.

They are scammers. They try to make you sign a cosign contract with no limit. If your child lives there for 10 years you are still responsible for it. That is BS. We left the place clean and were completely moved out on time and did not receive our deposit or an adequate explanation as to how pea sized stains equated to getting 0 of our deposit back. I highly recommend you go else where because the people here are not friendly or trustworthy. TO PEOPLE WHO ARE LOOKING FOR APARTMENTS: DO NOT rent from Holton Mountain Rentals EVER! They will send the predator thieves Bills Garage out to tow your car out of your own lot that you pay for included in the rent and & they will not compensate you for it.... My roommate and I have lived in our apartment at Appletree for TWO years now and have always updated our stickers.... They came this morning and STOLE my roommates car out of her lot and accused her of ripping the sticker off and putting it back on. IT IS SUMMER---windows get hot and adhesives can become unstuck...THIS IS THEFTHer car was REGISTERED with the rental company so, a simple check of records would have indicated that the car WAS allowed to be parked there.They have been a great rental company up until now... But this is absolutely unacceptable...... and with how SHADY the towing companies here are, the situation will probably not get better. Save yourself $100 and just stay far away from here.... I am so upset that this CONTINUES to happen in this town to college students who BARELY have enough money for rent and utilities each month..... I will NEVER EVER EVER recommend this apartment complex to anyone in the future. Two years of living here was awesome until now NOT EVEN A WEEK before we move out, and this happens...... I rented from this company for all four years of my Appalachian career and I always enjoyed living through them. Well now I have completely changed my opinion. I have moved out and moved across the country so I have no way of fighting my case on this. But they are charging my roommate and I for things that are literally impossible for us to have caused. Not only did these charges use our entire deposit but they are also costing us over $100 extra. Beware when renting from here, ALWAYS take picture proof of anything. Unfortunately my roommate and I didnt think to do this prior to moving out but we are definitely regretting that now that we are being charged for ridiculous claims.

Me and boyfriend only lived in there apartments for a year befoe we moved out of town we didnt ever have that much problem with them until we were ready for our security deposit. Then they were very scarce, said they were going to review it and its been 6 months and nothing from them we tried to call on e every month see how it was going but nothing said the same thing nothing was wrong with the apartment that hadnt already been there and we had pictures to prove it but never gave us a good time to come in or when we needed to to show them. Wouldnt go back just because thats 1200 down the drain.

Had trouble with my roommates. One we released from the lease because he kept brining in a pet that was not on the lease. Once he left they refused to change our locks even though they never got the key back from him and he was continuing to come into the apartment after he was no longer on the lease. They said they would charge us and do it but not handle it for free even though they failed on their side. After he left we continued to have a few issues where I needed my lock changed and they also said the only thing they could do was charge me a lot of money to change the locks and told me it sucked I was in the situation. Because of this drama they let us know today they neither one of us could ever rent again. Because of the drama between my two room mates and because of my roommate who was released from the lease months ago being late on rent. They acknowledged that I have never been late and they have never had any personal issues with me, but I looked bad for being grouped with my room mates. That is just really unprofessional and inappropriate to me and my current room mate who has also never paid late or had a personal issue with them. Im leaving town next year anyways so it doesnt effect me but they were very rude and snarky when they told me, and I take offense to that. On top of that you have to put in multiple requests for maintenance and they will fix one room of the apartment by taking parts from another room and moving it to the one that needs work. However maintenance staff is very friendly and I respect that. Also when we moved into our unit they had random supplies and two extra doors hanging out in our living room and they had replace the floors without finishing it. I had to call them four times and be personally talked down to by Mr. Holton himself before it could get fixed. Other workers also like to talk down to you too just because your young or a student. I get that Im younger, but I am an ADULT and a professional, graduating soon and working more hours than they do and I expect to be treated like an adult... They also dont let you see most of their units before you sign a lease. Whitney and their youngest worker with the desk in the corner (Sorry i cant remember their name), have always been kind to me and respectful, but do not expect to be treated with respect by many other workers there. I was not planning on renting from them again because of the treatment and lack of professionalism, but I also want to recommend that if you are interested in renting from them please keep looking. This company specializes in taking advantage of students. Their rent prices are high, which would be fine were it not for their properties, which are incredibly dated. The ceilings and walls have large cracks in them, the stairs to the apartments are close to falling apart. Should you ever need a repair, or have a request, DONT expect it to be completed. The women who work in the office are hostile and rude, always. I would never support them again, hopefully they will eventually learn to treat students with more respect.

The employees actually bully their clients. If you like to be bullied into signing another years lease, then do business here. They especially like to intimdate students. Pick on people your own age! And get into the LAST century for bill paying. Or at least provide a drop box for rent payments. Oh, I guess you cant bully people though, it you did that. These women are the worst. We read the reviews AFTER signing a lease and after what we went through in the first place, we decided to go back on it. They kept the application fee which was reasonable. However, after a week and a half they STILL hadnt mailed back the cashiers check we have them as a deposit. After another week and a half and getting our LAWYER involved the idiots finally sent it. Because of that we are still struggling to find a place. Had they sent it at a reasonable time we wouldve been able to snag a place over at Hidden Creek, but they all went off the market in the time we spent waiting for our money back. DONT RENT FROM THEM. They are incompetent.

Despite all of the other negative reviews, Ive only had wonderful experiences with them.Let me start with the staff. Nikki and Kelly are the best and will go out of their way to help take care of you. Nikki always has a smile on her face and will drop whatever she is doing to help you or answer your questions. Kelly is a riot and always cracks me up. She was also key in helping me and my fiance secure a rental for this upcoming year (2017-2018). Robin.. Robin seems to be a strong personality and may come off as rude sometimes, but she is also helpful and will do her best to help future/current tenants. Robin is especially great at handling the parents of tenants. All of the women in the office are helpful and sweet! I dont think Ive been to the office at a time and not been greeted by everyone.The property I lived in my first year with Holton was Fairfield apartments. They are extremely, conveniently located closer to campus than some of the dorms even are. They were a cozy 2-bedroom/1-bath that were actually just recently renovated. The price for such a prime location was fantastically reasonable, also. The only thing negative I had to say about the unit itself was how dated it was/how its age showed (but as previously mentioned, they have now been renovated and look much better for still a great price). We also didnt have A/C at our property, which was only somewhat bothersome 3 or 4 months out of the year, but with the ceiling fans and keeping the windows open, we were very comfortable!Maintenance also responded very quickly to any problem we had.Ill be living at College Place Condos next year (2017-2018). The cost that Holton rents out their units at CPC is actually cheaper than other rental companies who also own units in those buildings. Im going back to living with Holton after I was displeased with my living environment and treatment by the staff at The Cottages. We are renting a unit that includes 2-beds/2-baths, washer/dryer in-unit, dishwasher, parking and private porch. We are getting all of these awesome benefits for LESS than $450 a month (which is a steal for everything included, especially in Boone).I also have a dog that is registered as my ESA. Holton was more than happy to accommodate my needs and I experienced ZERO problems what-so-ever with them discriminating against me.I highly recommend living with Holton! Their units may be older, but they were built to last (unlike the Cottages shotty-at-best construction) and Holton is in the process of updating many complexes! Holton offers a variety of rentals, each with different perks and features to fit anyones needs. They offer the best variety and pricing on rentals that Ive seen in town. People may give them bad reviews, but there is a reason theyre still thriving as a main rental company in this town. They do a phenomenal job of taking care of their tenants and I am thrilled to be renting from them again.The only problems you will have with Holton (or ANY rental company for that matter) are ones you cause. We rented from this pathetic managed company for the last year and celebrated our final day last week. Student renters get treated horribly and the local office staff are just plain stupid and rude. The incompetence of this operation is staggering. Hmmm, so youve been in business since 1980 and, at your choosing, you have all the outgoing renters (the lucky ones) vacate their apartments at the same time and all the incoming renters (the condemned souls) take occupancy at the same time. This occurs each year (approximately) on July 29 and Aug 2 respectively. Perhaps you should hire more help for this week to handle the volume or better yet, stagger the transition dates? That would require you to actually embrace and invest in some technology to do more with less (should be easy to improve from 0% efficiency). From the time my lease with Holton in July 2014 (it is May 2015 now), the following has happened:I discovered that my apartment was infested with ants, the backyard turns into a swamp when rains, the garbage disposal simply doesnt work, one toilet broke and flooded the apartment for days before they sent any help, the other toilet needed to have parts replaced, the water heater hardly works, all of the faucets leak profusely, one of the door hinges in the bathroom is missing, the ceiling fan in the master bedroom doesnt work, there is a giant hole in one of the cabinets that leads to the building structure between apartments, and the door to the back porch doesnt open.You must be very careful when you are dealing with Holton. They primarily work with students, and they definitely know how to take advantage of younger tenants.Also, never expect to be treated respectfully if you are a student and must deal with Holton. They are very rude to anyone in their 20s unless they are accompanied by someone older.Holton is infamous in Boone for overpriced, unmaintained, and even unsafe properties. If you must buy from them, examine their properties VERY closely. They can only get away with these practices as long as people dont pay attention.

Slum lords!!! If you love your college student or just like your money dont do business here. Holton specializes in taking advantage of college students. Properties are very poorly maintained, unsanitary, and just plain smelly.Run away!

We had two students and dealt with two rental companies The experiences were very different. Normal wear and tear like a nail hole will cost you greatly. Take photos of the room when you move in for documentation and make sure you are present when they check you out or you will be overcharged. Read the reviews!

So terrible. Ive been with them for less than a month and have already had multiple issues with them. I still dont have a mailbox key and moved in a month ago, they werent ready for us to move in on our move in day, and the paint job was rushed and you can tell. Theyve made me so frustrated.

Been with them for 3 years and they are an overall disgrace. Charge you for little things and we had to get an inspector to fail our place for them to fix our bathroom and deck. All of their places are run down and subpar. So glad to not be signing a lease with them next year!

Repeatedly failed to respond to maintenance issues, and mailed our security deposit to the wrong address. Some of the staff was friendly but this Realtor specializes in taking advantage of students.
