My review at less than a month was this:My experience has been stellar thus far! Maxine is Absolutely fabulous. She made my transition very enjoyable. I am looking forward to many wonderful days! 5 stars 🌟I am now two months into my experience and heres what I think.I love my apartment but there are issues here:Maintenance requests are simply not handled or ignored. My window will not lock and I have asked for repair through the portal and in person. I was simply ignored.My chief complaint is Smoke filtering in my apartment from someone elses apartment. I am not a smoker. I have asthma, allergies and breathing issues due to my bout with COVID-19. I have address this 4 times. Currently my doctor is writing a note for my long term well being. I should not have to live in air that is hazardous to my being. I am not complaining for fun. I am complaining because I want to live. It has been an extremely difficult situation. Hopefully, it will just better. I will keep you posted...3 stars 🌟

We have been living here for almost a month and have no complaints thus far. When moving I loved getting to work with Crystal and Maxine both they are both wonderful ladies and have help making moving in super easy. From day one when we needed a light bulb for our closet and a draining stopper for the tub the maintenance has been on top of it. Also we added in a work order that our shower/tub was not draining very well and after putting a gallon of draino in it and still not draining I sent in the request at 10:30 pm and the maintenance was there before 11:00 am the following morning. Now my drain workers perfectly. Also I have to add that we just moved in and we are getting all new stainless steel appliances which I am super happy for! We have been able to really make this place a home and I am so happy we chose to move to the Kenzie!

Communication is terrible. I had to move because of active duty orders. Eventhough I gave well over a 30 day notice, I still had issues. I was overcharged on rent and utilities. I received the utilities refund in the mail, but the manager refuses to answer emails or phone calls about the overcharged rent. I have tried communicating regularly to get this problem solved, but now I need to take it higher.

My husband and I were so pleased with our visit to Kenzie! Crystal helped us find the perfect place to call home and was very accommodating and professional, we cannot wait to move in and become a part of this great community.We stopped in at Kenzie just to look at the model on our way to a scheduled tour at another complex and so glad we did. The competition cancelled our appointment via text and said since it was virtual, we would just get an email with the link of the apartment we were interested in... I am still waiting on said email while the ink dries on the application I put in with Crystal.

GREAT PLACE TO LIVE! I have worked with a lot of property management companies/apartment complexes and a LOT of them are not very good. Maintenance is slow, the managers are mean and coy, and the property isnt taken care of. NOT HERE. The staff could not be nicer, the service is A1, and the location is excellent. 11/10!

If we could give this apartment ZERO stars, we would. When we first moved in to the apartment, the apartment was a disaster. As soon as we moved in, there was mold in the bathroom, the kitchen cabinets falling apart, the kitchen drawers didn’t work. The doors to the bedrooms looked like there had been mud and dirt plastered all over them. None of the closets came with rods to hang clothes. The shower in the master bedroom would not drain. We put in request after request to the maintenance people. It took them 2 months to finally come and fix the mold after we had to call a lawyer to get some help. When they finally came to “get rid” of the mold, they just painted over the mold spot so it immediately came back a couple months later. When we moved out ( FINALLY!!!) the whole master bathroom ceiling was covered in mold. The kitchen cabinets were NEVER fixed after many requests to maintenance. They never made time for their customers/residents. During move out day, my fiancé went in to ask for a walk through and close everything and they refused to give him on- they didn’t “have time” but an hour later we received a call that they did a walk through and wanted to charge us $500 to basically remodel the apartment that they had already had plans to do. This is the worst place to live. Do not waste your money on this apartment complex!!!! We are not blaming the leasing office, they didn’t know the apartment complex was a complete hell hole before being hired (they go through leasing personnel regularly). The property manager however is rude and ignored any presence anyone had when visiting the leasing office. The water in the apartment complex gets shut off almost every day for a couple hours to be “fixed”. It was ridiculous how many times the water was shut off - about 2-3 times a week, if not more. Lastly, we got locked out of our own apartment after reporting that the lock on the door was broken and not working properly however they did not come and fix it. We tried to get into our apartment and could not. we called maintenance as an emergency request. No one showed. Waited 2 hours outside the apartment. We finally went to the Lowe’s and replaced our lock ourselves and showed the apartment complex the bill, they did not care!! I can go on and on about how terrible this place was to live. In short, do not live at the Kenzie Apartment Complex.

Its gone downhill quite a bit the last year or so. There are a lot of maintenance issues that take a long time to get resolved. In the hottest month of summer, we had no air conditioning for one and a half weeks because they didnt have the part to fix it and then when they got it, they didnt have time to install it. Every few days all the apartments get their water turned off for a few hours, which is pretty terrible. Parking can be pretty bad, some of these two bedroom apartments have 4 or 5 vehicles. When I first moved here I thought it was awesome, but with the declining condition of the apartments and the declining quality in neighbors, its best to avoid this place.

When I stayed here nothing ever got done. I didnt have a latch on my back door. Had to buy one myself because they took too long. Did not get reimbursed for it. Door didnt have apartment number on it. Door didnt have peephole. Was told both would be installed, but never happened. Range hood was covered in rust and flaking paint. Also had to fix that myself. Switch to the garbage disposal went out. They never fixed it. Also tried charging me over to 100$ to replace 1 blind because my pet broke part of it. So of course I bought that myself as well, even though it should have been covered with the 600$ I paid in pet deposits. So pretty much they were unwilling to do anything unless it meant charging me a ridiculous amount to replace. Save yourself some time and unnecessary headaches and go somewhere better.RE: Actually I was there for around 5 months after new ownership took place. Every time I put in a request it was never fixed unless I did it myself. I was told Id be charged 60$ for blinds, 30$ for replacing them, and a 40$ fine for being out of code. The pet deposit may be 200$ now, but that does not change the fact that I paid 600$ in deposits which should have covered blinds being messed up.

We lived here for a few months following a house fire in our own home. These apartments call themselves luxury which is definitely a stretch - these are older apartments and while theyve been maintained relatively well, they certainly dont meet the standard of what I would call luxury. They are reasonably spacious and the apartment we were in had new carpet / laminate flooring.There are some maintenance areas that were seriously lacking. When we first moved in, the place was absolutely crawling with bugs which is completely unacceptable given the fact that we paid for pest control as part of the lease. We ended up managing this ourselves with our own pest control products. The first day we moved in, there was a leak under the kitchen sink and a leak under the bathroom sink. We had those fixed, but the bathroom sink started leaking again. The bathtub did not drain well the entire time we lived there, even after we had them come out and pour some type of chemical down the drain to remove blockages. We were unable to use any of the towel bars or toilet paper holders because they were not properly installed and could not hold towels or toilet paper without falling off the wall. There are a whole host of other maintenance issues including inexplicably stinky water from the bathroom faucets, extremely poor paint, bathroom cabinets not adequately affixed to the wall, etc. We sort of gave up on maintenance. They responded promptly to reported issues, but the success rate was about 50%.The office staff was friendly and helpful; they did a great job with everything. Absolutely zero complaints there, they were wonderful.However, the after hours support was subpar. An apartment a couple of doors down from us had the door kicked in when no one was home. We called after hours support to report it in case they wanted to let the tenant know since there was no one home, but they essentially told us that it wasnt their problem and they would send maintenance to look at it in a few days. We also asked for a local police number since we had just moved in and did not yet have that information, and they just advised us to call 911 (this is not great advice for a non-emergency situation).With so many actual luxury apartments in the area, I definitely would not pick this one. It wasnt our first choice, but was the only one that would allow the short-term lease that we needed.

Love the staff!! So friendly and go above and beyond to help you with whatever you need.**update** staff has changed and we have had a number of issues that have not been addressed. We have had our a/c go down 6 times in the last 8 months. It was replaced by the previous staff (who we miss terribly). This last time they gave us a portable unit and came by the next day and demanded we give it back even though my son is sick and the heat is not good for him to be in. Have not heard or seen them since. The maintenance man gave me attitude and showed no empathy whatsoever. I can assure you we will not be renewing the lease. There is a bug problem (roaches) that is not being addressed and the pool is rarely open even though it is supposed to be an amenity. These apartments are old and are falling apart. Needs a total re-haul.

Steer clear of cheap rent prices. The utility bills for outdated AC units will offset it quickly and they split the water bill between people in the complex, so you likely pay for more than you use. My husband and I had a terrible experience here and wish we had someone give us a heads up. Management is a sad excuse for professionalism. It was a roof over my head but other than that, I couldnt wait to leave.

Due to on for seen circumstances we were not able to move in but their service is excellent. Shawanna, Leslie and Maxine have been absolutely amazing. They put things through quickly and made us feel at home. We would definitely go with these guys if the opportunity came up again to move.

I am not a resident here but own property in the area. The reviews on this place are awful. Someone needs to complain to Shelby County. The quality of this location affects anyone who owns property in the area. It must be maintained at a high standard.

First of all let me just say the apartment is beautiful, spacious and so very quiet and private.The staff that i have met, Mysti and Mike are the most sweet, understanding people i have ever run into in an apartment property. They both seem to really care about your comfort and happiness and seem to want to do whatever they can to make you as happy as possible. I would definitely recommend moving into this community.

Please note most of the 4/5 star reviews for this place are by people who didnt move in or who have not lived here for long. I would like to share my experience living at the Kenzie so hopefully others arent duped into moving in like I was.1. The construction has several issues:Light switches behind doors.New blinds were installed backwards.Locks for patio doors are difficult to use and dont work well.Patio door does not seal very well either and we had some pest problems despite paying a pest fee every month.Door to bedroom was too big so it couldnt close.Dishwasher cannot open all the way because of the way the kitchen was designed.Porches have a LOT of rotted wood.Several holes in the walls where ants would swarm in and out.2. Staff issues: The apartment they showed us had none of the issues in the apartment we moved into had and they did not allow us to look at our apartment or have the keys until after we signed the lease.Also when we moved out, we were told we could mail our keys to them and they would accommodate, however, even though we have confirmation through FedEx that keys were delivered, they are saying they dont have them and are charging us $150 lock changing fee.3. Maintenance took over a week and half to come fix our issues when we first moved in.4. Not all residents are an issue Im sure, but our next door neighbors could be heard screaming and threatening violence on multiple occasions late at night. I also heard him yell racial slurs to neighbors a few times.5. Walls are very thin and you can hear everything going on outside. Our apartment was next to the Clubhouse/Leasing office where they leave the flood lights on all night long and they beam into my apartment. Also have to deal with children screaming at the pool and other loud pool parties. I even hear the employees during the day pull in and out of the office and talk outside. No privacy and peace if you live in this building.6. Even thought they tell you otherwise they are going to charge a cleaning fee no matter what so dont bother cleaning before you move like I did.7. I once had to deal with a chipmunk loose in my apartment. Im guessing it came in through the chimney.8. You are surrounded by trees so bugs and leaves constantly covering your porch are issues youll have to deal with.9. There are a lot of kids playing in the road so you have to very attentive and careful when driving.10. Your water will be off at least one day a week for maintenance issues.11. When winter came and I had my first cold night, I found out my heat didnt work and had to bundle up to stay warm until it could be fixed.

I have lived here since they changes over to the Kenzie. Like any place it has its good and bad s but what makes this place so special and has kept me here so long are Mike and Misty. I am a single mom and their hospitality and empathy make it so worth while. Words can not express how grateful I am that they work here and wouldnt want to know what it would be like without them!! My kids even love them!! They are so quick to help and sometimes its the small things that can mean so much! They make this place what it is!!!! They alone in all honesty have kept me around bc they are so quick to help not just me but all my neighbors anyway they can. I rate this place a 5 just based on them and its a nice quiet complex with beautiful trees and nice apartments. Mike is so quick to fix any maintenance need and Misty goes above and beyond to make sure we are taken care Of! Great place with even greater people!

So far so good!! Maxine is great she had no problem showing me this property and making me fall in love. I relocated from Montgomery, AL for work and this area is great. I have a few maintenance issues already but Im hoping they can be fixed right away... Benjamin seems like hell get that taken are of immediately. My apartment is very spacious and homely. I even received $500 for moving in!!!

Ive been waiting on a new toilet that theyve had for weeks just waiting to install. This started four months ago. I have an indoor but somehow the entire apt was riddled with fleas and the damage done to my legs is atrocious. Literally atrocious. We got them to call pest control and have our place sprayed down at once away the first signs of them. But it was to no avail. We followed all after care instructions to the letter. Yet, the fleas were back tenfold! Then we got them to come spray a second time and as you know any time they spray we have to leave with our cat and go somewhere for at least 4 hours for the toxins in the fumes do they all die down and evaporated. And when we were about 2 hours away at a friends house waiting for this for our time we get a call from the apartments saying they need us to come back and unlock the door and we realized and ask why dont you have a master key to it they answered that we just cant seem to find it and I was appalled what kind of establishment that rents and owns Apartments does not have a master key or simply cannot find it this is probably due to the inebriation of many employees. When they asked us to come back we told them know that we were very far away and we were doing what we were told already and they were going to have to fix it so they changed our locks and left the key on our back porch and also I had got a pair of shoes off of the internet that was delivered here July 5th and I never saw any word of them or anything like that so that day that they changed our locks I also asked if theyd seen my pair of shoes anywhere around there with my name and address on them and after a few seconds of pretending to look they miraculously found them and I asked if they would please put those on the back porch as well with our key. We come home to set back porch and find my package which was soaking wet I mean literally you could squeeze the cardboard and it would drip for days and just as well the inside of the cardboard where the shoebox actually was was soaking wet the shoes were soaking wet it had not been raining that day so Im wondering why my shoes were not delivered to me and also wet very wet it was rather disgusting I even put them into the washing machine before and the dryer before I would even attempt on putting them on my feet. Just know that if anything goes wrong and your apartment and you live the Kenzie you might as well just tossed that one to the proverbial wind because if youre betting on it to come get fixed in a timely manner then you are sadly mistaken my friend...

Didn’t really mind living here, a few issues here and there, except the apartments are too expensive for what you get. What got me was when we gave over a 30 day notice that we were moving out they charged us a $1500 late notice fee, no one ever explained to us that it was supposed to be 60 days. They were not willing to work with us whatsoever, and sent a bill for over $2000 to collections. This management company, and their employees are crooks, not only would I not recommend living here, do not live anywhere that is under this company. You will regret it.

I think it is really unprofessional for an owner of an apartment to list their response to a customers complaint on a website and publicly try to make excuses to justify what the tenant viewed as a clear problem in the time they have lived there. The issue that you as the apartment had with the tenant should have been discussed with the person via phone or in person and not underneath the initial review regardless of if the tenant still lives there or not. I view that as highly unprofessional and it has also made me rethink even considering this location as it seems as if the owners of the apartments have not been properly acclimated in customer service and tenant privacy.

**Stay away!! Needs 0 stars. They knowingly allowed me to move into a building that had consistent noise issues prior to me even living there as a student. The office admitted they knew about the noise prior via email. Not just any noise - but rattling my entire unit music coming from a neighbor that they allow to continue to live there and disturb others. Noise from this person screaming at the top of his lungs angrily and even throwing things in his unit causing property damage. I did not feel safe as a single female, and the office did nothing at all. They simply do not care. I gave them multiple opportunities to fix the issue over a course of a month and a half. Police called numerous times and the office was made aware MANY times. I received no response or resolution even after following up via phone, walking in and email. They simply do not care and pretend to not know the issue to YOUR FACE even after I have everything documented and have told them numerous times. I even had to stay at a hotel one night because the noise was so bad, brought them the receipt and didnt receive one apology nor have I received any money back. I should not have to stay at a hotel when I pay rent. **I understand they cant control someones behavior, but its about the way you deal with an issue that a customer remembers. Their resolution was to simply ignore it.** I did not feel safe in my own home and it wasnt even habitable after no AC for 6 days in one instance in 95 degree heat. My unit was 87 degrees. They had to order a new motor, and then the one they got was missing parts. Ridiculous. Broken glass door just laying on the ground in the neighborhood as well with young children nearby. They knew about this too and its still sitting there 2 months later after reported.I moved out and they have the audacity to send me a bill for +$2k for early move out. I cannot sleep in my own home! The only person that called me and spoke to me about this issue was from corporate after I broke my lease and at first I thought we were getting somewhere. She asked me to send everything I had on the issue. That was delivered on 10/7. Its been a week and still no response except a $2k bill. Get real.Dirty dishwasher water backed up for 2-3 days. Seriously, just look elsewhere. I, too, thought it was a deal for what the rent was, but its very obvious now that the rent is low because of the poor quality of the units AND service youll receive.Trust me, stay away. Nothing will be acceptable at this point and certainly not a response from this company to this review because it is 100% HONEST.

Id give less than 1 star if I could. Place is falling apart, management is cancer, 1-2 good employees does not make up for the rest being completely incompetent. You lose a rent check then blame it on the tennant, I shouldnt have to be held liable because youre basically children in nice clothes that cant even perform simple tasks. Do not live here. Worst mistake you could ever make.Resp: Nah, already tried. Was told it was Out of your hands Id rather deal with the debt collection agency. They actually know what theyre doing.

Stay far far away from this place. I was looking at these apartments in July and decided to move somewhere else instead after Id already done the application and paid fees one in which I was to get back. Apparently someone new took over the apartments and none of the previous office staff were trained on the new software and all that. The reason I said stay far away is because these people owe me money that Ive been trying to get back since July and its now December. I cant get them to answer the phone when I call anymore when I call to check the status. I have go to the office to even figure out whats going on now since they are avoiding me. They do not hesitate to take your money but when they have to give it back apparently it takes an act of congress. It looks like now Im gonna have to start the legal process just to get my money because patience has gotten me nowhere 5 months later. So if your looking at these apartments if I were you I would go somewhere else because this company is shady.

If I could give a zero I would. Paid rent deposits etc but unable to stay sleep bathe or eat there. Brown water. Unclean. Bugs galore. Food left in cabinets. Mildew and filth in bath. Green sludge that caused a slip and almost fall on day one. Trash left in backyard. Holes in walls. Stench. Window that wouldnt close. Doors that wont lock. Obsolete locks and sliders so unrepairable. Unexplainable water damage. Three full pages of unclean and unfit issues. Totally different from what they show and represent when selling apartment. Onsite management claims didnt do walk thru to make certain turnover maintenance and repairs were handled. Area manager claims they have trusted vendors but obviously they have a huge problem. Onsite manager offers possible solutions but they are mere words and platitudes since District Management refuses to approve. You will hear travel and traveling as excuses then intimidation techniques. After saying her remarks were catty DM told me she would not tolerate anyone to slander and liable her or her staff and I was violating conduct portion of lease. (And attorneys everywhere chuckle). Claimed I had refused entry to maintenance after they had been in and out for days and onsite management admitted they didnt have a key because they forgot to make themselves one. I was told she had over 5000 others she was responsible for and my issues werent a priority after claiming the unit only suffered minor cosmetic issues. That while she was traveling for a week to Vegas. After two weeks, Area manager who stated she was District managers assistant admitted on video that they shouldnt have rented a unit with brown water and doors that would not lock. DM finally offered cancellation of lease with no monies returned if I would remove negative online reviews. Took her from Thursday to Tuesday to write the couple of paragraphs that were most likely a template to fill in. She lastly claimed she offered to return $200 of the over $1600 paid. Said I could stay or go. Since I havent been able to live there, make a guess as to what happens next. Not a one-off situation. Search the web for others with similar stories when dealing with Trinity Property Consultants in California, their management team in Atlanta and the onsite team. Onsite folks are nice enough but ineffective at being able to fix their own mess. I have pictures videos and recordings of conversations and witnesses . Proof positive.

Stay far away. Management is unresponsive, closed during the weekends, and generally do not answer the phone during the week, especially if there is a known problem and they dont want to address it. I personally have five notices of work being done to my apartment (pertaining to the useless renovations, not needed repairs) to the extent I could not use my apartment on those days. One was on the day before Thanksgiving that I would not be able to use my water all day. Another day an electrician, who would have replaced every outlet in the apartment, said it didnt matter if I was sick, just dont throw up on him. The parking lot is decrepit and parking spaces are not painted. My cabinet under the kitchen sink was rotted through to the concrete sub floor and was not usable the entirety of my lease (one year). The dishwasher didnt work so they brought in a refurbished one which made the dishes dirtier and was a different color from all the other kitchen appliances. In unit 2802 the tenant does not live there, she uses the apartment to board dogs and the noise and smell are horrible. Management does nothing - even when I took a taped video recording of a dog howling from the inside of the apartment. In unit 2805 the man repeatedly runs his truck across the lawn in front of the apartment complex causing ruts in the yard that become mud holes you have to walk through when it rains. Again, management will not address the issue. There was a tree leaning against my bedroom window the entire time I lived there and no one would cut it down.If renting an apartment you cannot use at $915 per month is not enough, plans were underway to increase the rent regardless of whether the inside of it was renovated. Of course I chose not to renew my lease, giving the required notice in January. I submitted my notice on the first working day of January, Monday the fourth, and was told I would be charged rent for January 1, a Friday and the office was closed, and Saturday and Sunday, even though the office was closed. Fortunately I have found a very nice home with much more space and my own drive and deck for $850 per month in a better neighborhood. Also be prepared that even when you pay an exorbitant amount of rent you are not allowed to put patio furniture on your front porch, only a door wreath, and nothing can show from the inside windows (candles, stickers, plants, etc.). They have also decreased the number of times garbage is picked up to save money, so there is a constant overflow of garbage into the parking lot. Abandoned cars are everywhere. Keep looking!!! The neighbors that were decent in my opinion are moving as well.One more word of caution...the apartment I was shown was not the apartment I was given when I pulled up in the moving van. Make sure you have the keys to the unit you will live in before you schedule your move and be prepared! If you notice, the complaints on google from residents are similar in nature. The automated responses of how things are going to be wonderful are sickening in my opinion....they could care less.

Today my disabled roommate(with an IV running in her chest and her cardiac alert dog in tow) and I went to look at the complex. When we arrived with in the business hours the door was locked and there was noone there. As we were leaving a female wearing clown-like make up pulled up and wanted to know what we wanted. I told her we were interested in renting an apartment. She told us she couldnt help us because she HAD to have an hour lunch and she had people scheduled at 1230. I looked at my roommate and said lets go since they are too busy to lease to us,no appologies, no attempts to set an appointment later,nothing but her hour lunch she HAD to have and literally running past us to get to her office and close the door in our faces and She had to be called back to the locked door for us to be told this. Its evident they look down on the disabled and consider them unworthy of their time. Save yourself some time and keep looking. Even recently bought the only improvements made are cosmetic. Not fixing underlying problems such as plumbing, sewage, electrical. We have reported our smoke detector as it has no power going to it, which is a violation if not fixed. And no attempts have been made to resolve the issue. Anytime our neighbors or ourselves do laundry, dirty, smelly water backs up in our bathroom sink. Its in every apartment in our building, many people report it but it never gets fixed. This place has too many issues. Dont waste your time. We are moving asap, I have a 2 year old and I know its not a safe environment inside or outside. 3 years and only a few repairs made, 1 of which was done wrong and resulted in flooding. Also thin walls can hear everything, no insulation, Windows wont shut properly bc of the foundation, so its hot in the summer and cold as everything in winter.oh and the trash is currently overflowing.. I could go on but I dont have time.

I moved into the Kenzie earlier this week! The office was very welcoming and accommodating when issues arised. Their positive attitude energy and go getter attitude made my moving experience smooth and laid back. Mrs. Maxine and Shawanna are all stars and checked on me repeatedly to make sure everything was taken care of. The maintaince workers were approachable and worked promptly to fix small issues within my apartment. I highly recommend the Kenzie apartments for their hospitality and nurturing environment!

-When I first decided to live here I was not shown the property and I was not shown the apartment I moved in to. I did not even know what to do with my trash because the dumpsters are so far away.-The dumpsters are far away, you have to throw trash bags on the hood of your car and drive it to the dumpster. The dumpster areas are awful; trash, boxes, bed frames, random wood pieces, and more are all around the dumpster. Most the same things that have been there for at least a year and a half.-BUGS! there are bugs everywhere. I thought that I signed a form saying that the complex sprays for bugs but I must be wrong. I spend roughly $20 a month on bug sprays to keep the bugs out of my apartment.-Thin Walls. I can hear every word my neighbors say and every time they simply close a door. I feel bad for the people who live below me at times because I am sure our foot steps bother them. But who am I kidding, they wake me up at least 5 times a week fighting, baby crying or other things.-Over the past year and a half the water has been cut off approximately 30 times for repairs. that gets annoying.-I also made the huge mistake by living by the Clubhouse because they leave the flood lights on all night long and they beam into my apartment. Also, when the lights are on all night that means summertime midnight swims for the party animals who have loud music, have drunk voices and etc. (the walls are thin.). I even hear the employees during the day pull in to the office and talk outside. Zero Privacy and peace if you live in this building.-Last Winter I went over one week without having heat because the maintenance was slow to get here. I do not even bother with contacting them for anything because none of the things I requested when I first moved in were even done. I do all the handyman work myself.-My Neighbors. I have had to call the police in two occasions when it comes to this issue. The first time being My Next door neighbors decided to have a full out brawl at 2am just outside my door (this happened roughly 3 other times before I notified the authorities). The same neighbors hit my girlfriends car in the parking lot and they did not have insurance. This same neighbor has no issue throwing his/her cigarette butts in front of my door way and on the steps. For my other neighbors, they are just loud but who am I to blame them because like I said, the walls are thin. (I apologize to the neighbors that we potentially may disturb as well due to thin walls). I am yet to meet a friendly resident in The Kenzie.-Construction Zone. They are remodeling the apartments but give no fair warning when doing the ones next door so be prepared for loud noises. We have also suffered several flat tires due to nails in the parking lot (and I have noticed 4 other cars with flats in the same area).-My last topic has to do with the Staff and penalties. I have decided to add these two matters together. The staff is OKAY at best. when you are signing some papers with them they are super nice but the unprofessional approach they take on things is annoying when not face to face. We have received $100 in penalties for leaving trash by our door for a period of time (once for maybe a day or two, the others just a few hours). Maybe if they would place more dumpsters or offer a trash service (which is one of the businesses I am in) then this issue could be resolved. BUT let me say this, I refuse to be 100% perfect at this when there was an old rusty car muffler left under the stairs leading to my apartment and a grill for over 6 months. Also, my neighbor get NO penalty for the hundreds of cigarette butts in front of his and MY door that HE leaves behind. When I drive around and I see Bicycles, broken blinds in windows, poorly taken care of trash areas, trash on the hoods of cars (that looks worse than Hidden by your door), kids toys, random debris, motorcycles parked under stairs and so much more. SO, what gives The Kenzie the audacity to charge me $100 in penalties when these issues are not handled?

If I could give this $hit hole -5 stars I would! We lived there for 4 years and never did they fix anything properly, and the stuff they attempted to fix was a joke. We had light bills for $400 because there was and a/c unit from 1971. After the unit went went out in the beginning of August, we spent 5 days with no a/c. The black mold that was reported to them for 3 years was never acknowledged or even looked at. After moving out and several hundreds of dollars in doctors bills and allergy medicine it was clear we were being poisoned from the mold. One day the dryer stopped heating up so I called a repair man out just find out the vent going outside had never been cleaned. That was another $100 due to their negligence. It took the man over an hour and a half to clean the build up in the wall. The plumbing in the wall for the shower leaked the entire time we were there. Every 3 months when the ceiling would fall down in the wet bar they would come in and tighten the faucets and re plaster the ceiling never fixing the problem. The window in the upstairs bedroom was falling down into the wall and had a 2 inch gap to the outside with bugs, rain, cold and hot air into our bedroom took 3 years and numerous threats to get fixed. We stayed at this location as long as we did because every time our lease was up the would put in a half hearted attempt to fix issues that were wrong and lowered our rent by $10 for our inconvenience. They turn over staff faster the McDonalds cranks out burger. We always expected the new staff to do the right thing 🤦🏼‍♀️. After loyal and more patient tenant for 4 years, and never being late on rent we decided to buy our first home. The office staff “acted” so excited for us! We had a few months left on our lease. We gave a 90 day notice, they only required a 60 day notice, we payed 1 months rent to break the lease and the staff still “acted” excited for us. I communicated with the office staff regularly about the issue that were present from the time we moved in and how they wanted to deal with it. I asked if they wanted to address the issues before we left or after we left. The property manager assured is they would not be and issue when we moved out. The carpet they put in was never put down properly and was coming up on the day we moved in and came apart at the seams because i vacuumed the carpet. This was cheap carpet that was never meant to last 4 years. I went to office and spoke with the property manger to set up a final walk through. We had possession of the townhouse until the 31at that fell on a Sunday. She explained that she doesn’t work on weekends so she would schedule it for Monday the 1st at 4:30. On Monday at noon my husband and I both received threatening messages stating they were charging us for more rent and if we did not turn in the keys they would start the eviction process!!!!! My husband and myself both called to speak to the property manager, but they let all the calls go to an answering service. I explained I had personally sat with the property manager and set up a final walk through at 4:30 that day and the threatening phone calls were unnecessary and inappropriate because she refused to do the walk through on the 31st. Low and behold after the answering service delivered the message and showed up 30 mins early the property manager fell sick, how convenient, one of the revolving office staff agreed to to the walk through with me and said everything looked good. 5 days later I get bill in the mail for $1400 for damages. We were floored. After 20-30 phone calls we could not get a response from anyone at the property, again all the calls are sent to an answering service, and I’m positive they were all clear that we were calling due to the caller ID and made sure they did not talk with us. I have never seen more unprofessional people or slum lords to this extent! STAY AWAY these unit have all been severely damaged from the tornadoes for 2011 and they were built almost 50 years ago with no money going back into the units. SLUM LORDS AND SCAMMERS!

First off, Im FOREVER GRATEFUL to the staff at The Kenzie Apartments. I was in a bind, on a tight time limit, and I really had basically a week to find a new home. I called The Kenzie Apartments leasing office, (out of desperation). Immediately, Shawanna greeted me with Her warm pleasant and professional tone. After She told me that they had a renovated one bedroom coming available, with a stackable washer & dryer, I immediately asked Her how I could apply. She asked me if Id like to view a model apartment, I happily declined. I had faith in the abilities of The Kenzie Apartments, so much so that I blindly applied for an apartment, just based off of the friendliness of the staff and the mere fact that the apartment was renovated... with a washer and dryer. My credit was terrible and I was deathly afraid to apply; however, Shawanna reassured my mother and I that as long as I met the income requirements, that I should have no issues being approved. Within a day of applying, I was approved, with the lowest deposit. I was in total disbelief. The move in process went so smoothly. Speaking with Shawanna, made me feel like I was conversing with my cousin. Shes the SWEETEST, and She really made sure that I was completely satisfied with everything in my unit. And as soon as I walked into the leasing office, on move in day, Maxine greeted me with the biggest, most heartfelt smile, and shouted, Hey, Ms. Hughes!!! I felt so at home with them. I absolutely LOVE how spacious my apartment is. The gray walls and brand new blinds, multiple spacious closets, and perfect kitchen.... I can go on and on. Its really quiet in my area. I am so thankful to GOD, to have moved into The Kenzie Apartments!!!

As tenet for 2 years now, under old owner and new. I have to say first an for most these are VERY old buildings and this is not the new owners fault. The old owner did minimal up keep and just passed inspection. The new owners are doing their best to fix issues as they arise. Yes we got a face lift. Behind that though I have has super fast response to leaks and holes being fixed. A hole the old owner told me would be fixed before we moved from one unit to our current one was taped and painted over. New landlords came back and took tape down and patched properly and fixed the roof leak that had caused the issues in the first place. These buildings were duilt in the late 70s. We have a HUGE apartment for a good price. Yes windows and doors need to updated/replaced but this takes time and MONEY. For all the bad that you can find I will tell you there is good here too. We have a yard and wonderful neighbors and more diversity than any of the surrounding suburban neighborhoods. I am sure there will be more bumps in the road for these old apartments but if you want to live in a new sardine can, fine drive up the street and have a view of the interstate from your little over priced tin can. I will take lots of space and a yard and the river/woods any day.I have read lots of complaints about the online pay. Have you ever heard of the term operator error. I have NEVER had a problem with the system or using e-requests for maintenance. Even like the fact that I get an email letting me know when work is going to be done so I am not inconvenienced.Most people write these reviews when angry. Do your home work. Read all the reviews, talk to people, go visit several times. Look at your unit and revisit it the day before move in that way you can have a say in needs before moving in. Do your check list and take pictures.Its called being responsible people. Yes you are renting but if you live in it take care of it like you own it.

I have been here now for Several years since the last crew took over things have improved greatly. MAINTENANCE ISSUES ARE HANDLED MORE QUICKLY AND THE WORK IS DONE 100 PERCENT RIGHT. Our building had a drainage problem out front in the parking area as soon as the New Manager Leslie took over with her new Maintenance crew the drainage problem was fixed.we had a light that was out for over 2years again very shortly after being notified Leslie had it fixed at once. This had been a safety issue for a long time and I was very pleased it was fixed after letting her know.We just a short time ago got NEW OUTDOOR LIGHTING this really makes a Big difference it makes you feel safe.Alot of other apartments in the area do not have this good of outdoor lighting. And in the last few days New Blinds have been installed and they not only add Beauty to the inside of the apartments but also adds to the buildings outside look .The office staff are PRICELESS ....Leslie ,Maxine and Shawanna go way beyond the call of duty to make sure you are listened to and that any problem you may have is resolved .The kenzie location is a plus so close to all stores and the Grandview Hospital and Downtown is just a short distance away.And square footage in the kenzie apartments can not be beat.I would and do if anyone ask about renting a Apartment I say the Kenzie is the ONE.To me the Kenzie is more than a Apartment it is a HOME..............William Davenport Altadena Rise Birmingham Al. ..

Parking - not enough spaces, often times Im parking far away from my apartment and walking.Noise - I can hear my neighbor below me snoring at night.Grounds - Run down, dated, over-grown (and over-flowing if youre talking about the dumpsters).Construction - Poorly insulated, no lock on the sliding balcony door.Maintenance - When our hot water heater went out, it took nearly a week to get a new one, and we were left with no hot water for days. We were told to walk to an empty apartment across the complex to take baths, wash clothes, dishes, ect.Staff - The lady, Karen, in the office seems nice and helpful, but I feel as though her supervisors dont care so much about the tenants.Overall - Well, these apartments are spacious for the price, thats why we chose them to begin with. But you sacrifice so much for that low price, old appliances (I am a pastry chef, and I dont even ATTEMPT to use this old oven), poor window insulation, over-flowing dumpsters are the regular, all the things I mentioned above, I could deal with.A new company recently took over the apartment complex, in July, and everything was normal. Then in August, out of nowhere, we got a 7 day eviction notice for rent due in Aug. We called the office about it, they said they needed proof that we paid, so we showed the receipt and then they said, oh, ok you paid for August, well it must be for July that you owe... even though we never received a late notice in July? And, because we paid with a money order, in person, and somehow lost our receipt for July, we are now being swindled because they are unorganized. So now we have to pay an entire extra months worth of rent, or face being evicted.

I & my Wife are tenants of this apartment complex and have been for over three years now. First, Id like to note that when I first moved here, it was called River Place on the Cahaba. It was a very old apartment complex but the floors didnt squeak, I didnt have pests and because Ive lived in a few other worse locations, I thought this is it for me and it will have to do. Now the Apartments are called The Kenzie. Soon after they converted to the Kenzie, I and my wife submitted our monthly payment for rent online as instructed and through the payment portal we were showing that our rent was payed. After a few days goes by, we received a notice on our door telling us that our payment was late and to pay a late fee that was close to $100.00. After attempting to argue our case, it was abruptly dismissed by the property management and we were stuck paying the late fee. We decided that it was best to just let the property take advantage of us and we paid the late fee. The Kenzie has been doing major renovations, except they havent renovated the interior of our unit but they did go up on the rent as is customary annually with apartments. Its June 11th, 2016 now and very miserably hot and our A/C has broken a total of three times in less than two weeks. I will add that our A/C looks like its approximately 20 years+ old. Just the sight of our A/C is horrible to look at. It sits outside leaning to one side and discolored by years of sun exposure. After working 13 hours and coming home at 10:30 PM on a Saturday, I walk in my front door and the A/C is set to auto cool at 75 degrees and its 85 degrees in my unit. I call the emergency maintenance phone number because within minutes Im sweating, and Im informed that they cannot send anyone out at night for security reasons. So, lets recap...The A/C has broken three times in less than two weeks( cant wait to see my power bill).This has been an unpleasant experience living here since The Kenzie has taken over. The parking is horrible.

Too many issues with no water. Most times, get notices of it being shut off. Came home from work today, guess what? No water, no phone call, no text, no emai, no notice on doorl and office didnt answer my calls. Just the recording at 5:30. As of now 7:30 pm, still no water and still no explanation as to why or when/if it will be back on tonight.

Awful place to live had high hopes for the new management but turns out they are worse than the last. Anything you need takes an act of Congress to get done and we all know how slow Washington is. I would not wish this place on my worst enemy. As well as being slow like Washington they are white collar criminals nickle and diming their residents for every penny they can get. The upgrades are the equivalent of painting a pile of poo and selling it was new.

Some people are good at their job, some people are just terrible. In this case this manger is absolutely horrible at dealing with people. She wast here for long enough for me to learn her name. Today I walked into the office to trying to check why the automatic monthly payment hasnt went though. I walked into two boys in their beach towels telling me that they were close. Some lady in the back told me you are dropping off rent, its fine. I walk in the office and explain to her my situation of trying to have my automatic payment set up every single month that i come by to pay rent for the previous six time. For whatever reason she wanted to tell me that this is the reason that she is leaving is because all of the residents complain and do nothing but complain. She was glad this is her last few days and just basically said whatever came to her mind. She started being very difficult and being very rude. I mean with the amount of times the water and power went out, off course people are going to complain. I really don;t see how that has anything to do with me but she just took it out on me. I asked her what my total amount rent was and she said that its your rent plus the water that is in your mail. Even-though she can tell me what my total amount rent was that was in front of your monitor she was going to make me go back to my apartment and check? I was finally able to get the total amount to just write a paper check so I can just get out of there. She wanted to tell me that because its labor day and its a nationally recognized holiday she didnt have to work. I suppose looking up my rent on the computer took too much effort, and there are other places that are open and people do work on holiday. As I was leaving, she decided it was ok to get in my face and started to yell and point her finger at me. She wasnt going to let me go past her. It was the most ridiculous things ever. How can someone act like this. This manager, if you can even call her that, was just telling me all sort of rude things just because this is her last days. I really hope other people dont get this lady as one of their property manager because she was the worst ever. What a terrible experience. She was here for about a month. If anyone knows her name please leave a comment, I really hate that I didnt get her name. She was the most recent property manager at the kenzie

My family lived in apartment #1001 for a year. Mac Bethea from Engel Realty was the contact outside of the incompetent office staff during the time. We constantly had plumbing issues and the upstairs apartment overflowed causing serious mold damage in our ceiling. We contacted the office staff as well as Mr. Bethea multiple times to submit work requests. No one ever came to remedy the situation. With two very young boys who suffered from serious allergy/asthma issues we needed this resolved. Apparently, this was during the transition from Engel Property Management to Trinity Property Consultants.Our final e-mail was to Mr. Bethea. It was a notice of moving and a request to keep our security deposit for our last month in the apartment with pictures of the mold damage. We thought the situation had been handled. We did not realize at the time they were in transition. Apparently, all the information was overlooked because a month AFTER moving out we receive a phone call from the new office manager stating she needed to know what was going on with the apartment. We explained the entire situation. She said she would look into it, and if there were any other questions she would contact me back. NEVER heard back from her again. Assumed all was fine. A year later, I am looking at my credit report online and see The Kenzie listed. Im completely flabbergasted and call to figure out what is going on. The NEWEST office manager (apparently, theyve gone through a few) tells me that they do not have any information in their files regarding any conversations, e-mails, etc). I ask questions about the new property managers to see how I can get this removed from my credit report.The office refers me to Heather Redford with Trinity Property Consultants. I contact her immediately, but because there is only an e-mail address I have to wait for her response. When she finally does contact me back she states that there is nothing in my file showing we requested to move. I explained to her that I e-mailed Mac Bethea because he was the direct contact for Engel Realty. I explained to her that I understand now that it was during their property owner transition. I asked her to contact Mac Bethea directly.She basically told me there was nothing she could do. So, although we only moved out a month before our lease end date, and the apartment kept our security deposit (the agreement), the amount due on my credit report continues to increase. It now shows that I owe $4500+ and continues to go up each month. I am unsure HOW a business can do this to someones credit.All this to say, I am seriously considering retaining a lawyer to fix this situation. I have doctors information regarding my boys health after the mold in my apartment was never taken care of. They have ruined my credit and caused undue stress.They have one star because the site forced me to assign at least one. I would not give these people any stars.

Ive been here for about 3 months so far, and I dont have any complaints. Neighbors are pretty chill so theres not a lot of noise, bear in mind I live on the second floor though. Occasionally I may hear my downstairs neighbor which is to be expected with any apartment, but its not very loud at all; the floors are pretty solid and thick. The management company has been doing a lot of renovations and I opted for one of the newly renovated apartment units which is quite nice, and the price is fair too. My renovated unit came with all new appliances (range, refrigerator, dishwasher, sink faucet, etc.), as well as laminated hardwood floors and new carpeting in the bedroom. Parking hasnt been an issue for me, though there are two vacant units that Im aware of in my complex, even still everyone usually sticks to the same space, so theres no complaint about that here. The location of the apartment was key for me, being just inside Shelby County I enjoy lower tax rates, particularly for tags/car title compared to Jefferson County, and the commute isnt too bad either. It takes me about 25 minutes taking Hwy. 280 to get to my office on Lakeshore, theres also the option of taking I-459. Charter is the cable internet provider out here (not Brighthouse) and there has been no connectivity issues to speak of, excellent service thus far. This complex does use AUM for water/sewer/trash, my experience so far isnt a negative one, but depending on your experience you may want to keep that in mind, personally I think the $5 admin fee tacked on top of your bill is a little silly.On a related note, use common sense when looking for an apartment. With some of the reviews and complaints youll see here and with any apartment you should take it with a grain of salt. Youll almost always be shown an example apartment, ask to see your actual unit, and make sure you read your lease carefully.For the price and particularly the location Im very happy with this apartment, its certainly worth it to take a look!

Worst ever apartment management dont even think to stay here management can enter your apartment when ever they want to come without asking permission or nothing and be rude to you bad as hell and apartments are old as hell they want to over charge for you for unnecessary things and blame you which is done by them and harass you hot water and heater dont work have to call them but still are lazy to fix it I had the most horrible experience ever living here with cockroaches so I recommend anyone who wants to be happy and have your privacy without them entering your home better dont stay here they be good to you till you sign your lease after that they will show you who really they are so plz dont stay here if you want to be happy and be in your privacy and be happy I never rate or review anyone but trust me worst management ever thank you I hope people take this seriously
