Office, management, and maintenance are very kind and helpful. Convenient location and beautiful area. The only thing I wish was that the main gate would actually work. I am hopeful that can be fixed soon! Other than that, we have really enjoyed staying at Inverness cliffs. Neighbors are friendly and for the most part are considerate when it comes to noise. Maintenance has helped me a few times and have been phenomenal!! They are very very busy and I appreciate them taking time to help me with small things that I don’t know quite how to fix on my own. (Our oven light busted), they came that same day to fix it. I love the trees and also the private patio. We hung up curtains and it’s really nice to go out on the patio and read a book. I highly recommend for someone starting out on their own, or really for anyone that wants their own space.

I have lived here for over 6 years and had nothing but a great experience . I recently had an issue with my appliance and requested Maintenance Tech Brad to repair my issue and he did a great job! Brad is so accommodating, trustworthy and knowledgeable. I would recommend living at Inverness Cliffs, not just because of the upscale, gated community with wonderful professional neighbors and superb management, , but the staff is fantastic and Brad is awesome!

Ive lived here two months its been absolutely horrible. The grounds stay dirty. They have had dirty carpet and appliances in breezeway from day one. Parking is absolutely awful people park all out of wack taking two spaces if you come home at night you have no space. I have Pictures and Documents showing all emails where I tried to get something done. Nothing works, the gate has never all the amenities are shut down the car wash dont even have hoses. They say they are remodeling for the good its not true. I would never refer someone here. So now Im paying breaking lease fees and moving fees for relocation because it awful. At night people just come through fast and from all over. Because they have no gates..

Dont be impressed with the amenities, youll never get to use them. The gate hasnt worked in years, and everything else has been closed since pre COVID due to them remodeling. The pools were supposed to be open July 1, its September in 2 days & theyre still closed. And if they catch you attempting to use the amenities before they officially open them (which will apparently be never) they will have the courtesy officer (cop who lives on site & receives a discounted rent) call the police & HAVE YOU ARRESTED FOR TRESSPASSING. Tresspassing on the property you pay entirely too much for? Given the current climate, for anyone to threaten to call the police on a tenant for sitting by the pool is unconscionable. The apartments themselves are small, dark, grubby & overpriced. Everything needs to be gutted & replaced but instead theyre focusing on curb appeal. Trust me, you wont care that they repainted the exterior when the interior is literally falling apart around you & they refuse to complete any maintenance order that isnt an emergency (i.e, causing damage to their property). All of the fixtures & appliances are outdated, aside from the kitchen appliances everything seems to be original from the 80s. Because we are surrounded by woods & there is no insulation or pest control (even though they charge monthly for it) you will always have bugs in your apartment. Spiders of all sizes, roly polies, earwigs, giant flying roaches, ants, you name it. Also, my neighbor has had several mice in his apartment. The faux wood flooring is very weak, for lack of a better word. I recently rearranged my living room furniture & saw that the feet of my couch have left large dents in it (which Im sure they will charge me for when I move out). The couch is just a regular sized couch & I am not a large person but the floors feel almost spongy & are apparently easily damaged.I hear the apartments across the street are beautiful, though. And they have actually been remodeled, they didnt just paint over 30 years of grime & up the rent.

Horrendous management. If you are looking for an apartment where nothing gets fixed, or you cant get in touch with anyone, then youll be fine here. Ive had flickering lights/electricity issues for the entire two years Ive lived here. They also have no concerns with lack of amenities and are unwilling to compensate for inconveniences, and the construction around the property has been ongoing for over a year. Recent updates to the building included men inside my third floor screened in porch at 8 in the morning with NO NOTICE from management. Do not live here. Its not worth it.

Yes i lived at this apartment for 13 months. They seem to not answer the phone and very difficult to contact. When i moved out The manager told the website would go down and they would send me a bill to close out my account and i had to mail in the payment. They never mailed the balance but sent me ini to an collection agency for $45. Do not deal with this complex if you do, pay your balance the day of the exit walk through. No i may have to sue them to repair my credit it they caused damage.

The management has been very difficult. They seem to not have any respect for anyone. But let’s talk about the issues of the apartment that haven’t been fixed since I’ve been living there. The AC unit doesn’t cool down the house and has black mold all over it and in it which is unsafe and harmful to be breathing in. The lights I complained about not working and need replacing as we were moving in never got replaced like they promised. Months went by so I took the initiative. Dust comes out of the air ducts which also is unsafe and harmful. Not to mention dust consist of 80% skin and this place was built in the 80’s so no telling how many people have lived in this unit. YUCK. There is also squirrels that have made a nest in our ceiling and when I went in the attic space there are multiple holes from where they chewed them selves in. We also have wasp flying in from the fire place. The dishwasher isn’t attached so it moves all over the place. Our refrigerator has gone in and out and spoiled it our food multiple times. I have complained about these issues multiple times and nothing happens they just say the will fix it to shut you up. And if you’re looking for safety or privacy the gates doesn’t ever work. So just because you see a gate that you’re paying for doesn’t mean it works. The trash pick up? You mine as well take it to the dumpster yourself because they won’t do it. That pest control? Waste of money. They don’t do anything. Don’t get scammed.

Lived here about 2 years. Loved the apartment. Community was nice. 2 swimming a bonus with gas grill for community. Office staff was decent right until I moved and the new manager was not friendly at all. Supposed to be gated community but gate was not working most of the time. Maintenance was pretty good about getting things fixed in quickly. Did have this strange bug in those apartments with a lot of legs, clear, almost reminds you have a centipede but is was something else. Heard it is something that comes from the trees in the community.

Since moving here we have had nothing but trouble from management nothing gets fixed ever, didn’t even have an ac for the first 2 months now that I do the ducts for upstairs are collapsed so no cool air makes it upstairs kids can’t even stay in their rooms electrica bill on average is $500 a month serveral other tenants have the same issue and the same problems I have had work orders in since March that haven’t been taken care of I’ve called and left messages for the manager to call me back and I never heard back they have since got a new manager and have left messages for a call back and nothing, for around $1400 a month plus a $500 electric bill you can definitely find something better don’t waste your money and time. Before we moved here we read the reviews about maintenance not fixing anything and we figured we could work around it due to location and convenience but that’s a big negative 👎

We have had bug and mold issues. Broken appliances. Rotten banister. smashed bedroom window. Every time I call its third party vendor or part is on order (which was what I was told when my heat was broken for 2 months in December). If you get apt 3206 run!

I have lived at Inverness Cliffs for 6 years now and absolutely love calling this place home. Very quiet community, beautiful landscaping, and the property management is fantastic. I have never had an issue that was not resolved in a timely manner. The CARES team is always hosting functions for the community, 2 days ago I came home from work and they were passing out brownies at the gate and even remembered my name! We called Inverness and told them of our desperate moving situation (we moved from out of state and the apartment we originally selected from another place suddenly was unavailable) and they agreed to help us. We were told there was a 1X1 apartment AVAILABLE NOW, and that we just needed to apply for it and get approved. These people were fully aware of our time sensitive situation, and knew our move in date from the beginning. They then allowed us to put down a $260 admin fee and application fee, then told us a couple hours later that the apartment wouldnt be available FOR ALMOST A MONTH. Weeks past our move in date. We were forced to find yet another place, and feel like we have been scammed and stolen from.

They will not help out at all if you need to move out even one month early despite giving them 4 months notice. The staff is polite and nice, even though they dont seem to give two cents about the customer. There are lots of break-ins in the complex and the gate doesnt work most of the time. Maintenance is good, but they do cheap work most of the time, so the term luxury is not something they should use too generously.

This place is a Disaster . I am now here helping to clean up my fiancé apartment and it already feels a little better . Let’s start with the outside and work ourselves in : I have NEVER seen them pressure wash the breezeways or outside of this complex. Spider webs are everywhere , no pruning of the trees/bushes or blowing of the leaves . Leaves in the gutters, pine straws etc. This is a vacation for all kinds of bugs, squirrels etc . Also , some of the neighbors are not the tidiest so they leave trash outside the bins and we have come home in the day with squirrels roaming through their trash that they put too late to pick up the night before . They leave soiled baby diapers out as well , it’s gross ! Supposed to be gated community and the gate will have a good run working and then it’ll be wide open for another two months .Now to Inside , he has a leak in his kitchen ceiling , their was a strange bug in our bedroom yesterday that was making a loud noise and we finally found it . Maintenance requests are slow to be addressed ... this place has really went down since 2016This is the second year he’s lived here abc

Review №25

DO NOT LIVE HERE! If I could give this review a negative star I would. This place is an absolute joke. It all started when I moved in over a year ago. Such a pleasant move in day, NOT. The apartment was FILTHY... as in holes in the wall, dirt on the walls, garbage in the unit, paint on the floor, appliances, counters, dirty carpet, broken blinds, ac unit not working correctly.. and the list goes on... Unfortunately, when you sign a lease and hire a moving company, youre kind of committed to the move. I gave them the benefit of the doubt and took it as an oversight on their end. WRONG. That was just the beginning. NONE of the appliances worked- including- oven/ stove, ice maker, garbage disposal, and the fans in either bathroom.. which the majority continued not to work, because the maintenance crew hired has absolutely no experience in maintenance related issues. I was on the top floor, so the first time it rained, it leaked and flooded the bathroom- unfortunately i wasnt home when it happened the FIRST time, so everything in my bathroom was ruined and had to be discarded. But this didnt only happen 1 time, this happened over FIVE times, because INVERNESS CLIFFS was too CHEAP to hire a roofer so they had their maintenance crew fix the interior of the leak and not the actual roof. Are you kidding me? There was one instance where it took them a week in a half to even come address the leak, not that it really mattered at this point, because mold had formed in and around the bathroom. Needless to say, I ended up being severely sick and was out of work for a week. You must live here if you love for staff/ maintenance to come in and out of your apartment whenever they please, without you filing a work order and you telling them REPEATEDLY to not come into your apartment unless someones home. They advertise it as a Gate Community but the gate never works. The roads are rough, the garbage piles up, the rent is OVERPRICED for a sub-par apartment that halfway works, but probably the most terrible thing about this place is the MANAGEMENT. Landmark Properties must really be in a funk to have this kind of staff. They will not help you, they will rob you, and argue with you like a child. I recently moved out and made sure to clean the apartment (which was 100x cleaner than when I move out) to ensure I would get my deposit back. Well I got less than 20% of my deposit back, which I expected them to pull something like this. So I called because I was eager to see what the reasoning was, and ended up leaving a voicemail. Lord help me. Tara called me back and I told her I wanted a reasoning as to why I didnt receive my deposit- I was told theres a cleaning fee because the apartment wasnt clean, broken blinds, and a $90 dollar water bill. Right. As I explained to her, the apartment was spotless- literally spotless, the broken blinds were on my move-in check list, which clearly was never read, and that I never had a water bill to exceed $20- her response was It doesnt matter youre not getting your deposit back. She also said, I should have scheduled a move out walk through, which i did, but no one showed up as usual. Well thats fine. I have everything documented from videos/ photos from the day I moved in, all the issues that occurred throughout my time of living there, as well as photos/ videos after the apartment was cleaned on move out day. My lawyer has been contacted and is currently working on the case. This was just a cherry on top of a miserable situation. I say all this to warn you NOT TO LIVE HERE. If you like the location, I would move across the street to 100 Inverness. Otherwise, there are tons of options on 280. Dont make the mistake I, and clearly many others have made. DO NOT LIVE HERE! And for further amusement, I have included some of the photos from my MOVE-IN DAY, November 2016. Expect the same kind of treatment the entirety of you lease period.

1.3.18 update:I have updated to a two-star as I feel the manager is trying to make the place better. The grounds are very nice. the people that rent around me are awesome! The people in the office are very nice. However, the unit is still is poor condition and try as they might maintenance is only putting band aides on issues. I think they just have a low budget. Additionally, I am frequently missing packages and USPS will not do anything if their carrier marks delivered. For the price I expect better qualityMy job relocated me to Birmingham from Tampa. Brooke, who appeared to not want to be bothered, walked my family around the only model they have available to show (2BR). Despite her attitude It was amazing! Although we needed a 3BR, and after much debate, we decided to rent site unseen (based on the floor plan/model and outdoorsy ground). Bad choice. The unit rented to us by Will is a total DUMP! The door in the master bathroom hits the toilet (to which Will told me to just not open the door while I am in the bathroom). The tub is blocked, there are thick cob webs in the 2nd bedroom window with eggs (Wills reply, well you do live in the woods so there will be bugs.), Two of the posts on the outdoor deck are rotted and the banister is molded, the bathroom has mold in the corner between the tub and toilet, the light in the living room was painted over and didnt work, the appliances are not as shown but rather super old and broken -dishwasher specifically in this case- and the refrigerator door hits the dishwasher when you open it, the closet door in the second bedroom is still not attached buy laying on the ground. The carpet is outdoor, thin, and pieced together with obvious seams. The smoke detector is hanging from the ceiling - no battery. They had to come in and repaint several of the walls because they over sprayed the ceiling. Shall I continue? I had no choice at this point to move in since I already started work and school starts in less than an week and my daughters are already registered. Not to mention everything is non refundable so I would be out hundreds of dollars. I asked for a unit similar to the one seen and was told that is not what any of the units look like and that I have the nicest 3BR they have. I was promised they would fix the issues (even spoke to Will again yesterday 8.2.17) still havent heard from the maintenance or Will about the repairs. Requested to speak to the manager twice and she is refusing to talk to me about the poor condition of the unit that was provided versus shown. There are broken down cars in the lot that are falling apart. Beware of the bait and switch! I can easily posts pictures to attest to the low quality of the actual apartments. I wish we went with Hawthorne at Lake Heather!

I learned that one of the managers lived right above me when I complained about loud noise and heavy walking to the point she was chipping the ceiling paint off; every since then I felt they had it out for me. Beautiful location and I love that they have 3 pools. Gates always stay broken and you can barely get anyone in the office on weekends for your packages. Maintenance takes forever to come a fix things and their toilets and sinks are low. I moved now but other than the negative I listed above its not so bad if you not a complainer.

Maintenance Nightmare. Apartment has flooded multiple times. Twice due to unit above me. And once because property has no drain by my balcony so my unit catches all the rain water. Maintenance refuses to clean up my balcony after muddy mess. Pictures provided upon request. As well as managment does not delegate referrals correctly. If you don’t get a referral fee like promised you pretty much know your referrals financials as they were late on their rent which is not right. Policy or not that’s just wrong. I can’t wait to move out. I may take legal action to break the lease and move. Going to be advised if my problems are not properly handled. Would like a regional or higher up to please contact me regarding all issues.-Christopher Russo

Thought Id do a quick follow up just to make sure anyone considering this place has a full understanding of what to expect. As noted in my previous review, at the end of my lease at Inverness Cliffs I moved out of the complex one week prior to my lease expiration, leaving some items I planned to pick up prior to my actual lease end. During the period between my initial move and my lease end, management entered my unit without permission and disposed of my personal property -- property with a value of several thousand dollars. I informed the office staff who thought it was funny, I asked for a response from the property manager and, a week later, no response -- exactly as management has behaved the entire time I resided there. To add to the insult, I was sent a bill (no explanation for what it is for, of course) of $45. So, the management of Inverness Cliffs entered my unit, without permission, destroyed and disposed of several thousand dollars of my property, then they demand payment for absolutely no reason. Not only should no one ever consider moving here, this place should be closed and the manager should be charged with theft (FYI, I took complete video of my move out, have a complete list of all property they disposed of and have photos of these items in the trash). I am pursuing charges and will post a third summary when the theft charge is filed. Do not even consider moving here. So, just saw the response from the complex so I need to add some additional information. First, thanks for the response. It proves you are not just a thief, you are a thief and a liar. To be clear, I never loaned a key to anyone so the only person(s) with a key is management and staff. The details of the stolen/missing/destroyed items are.... I moved all household goods except frozen and refrigerated items, value roughly $250 (these were in a trash bag outside the door when I returned after a week), all kitchen glass items (dishes, glassware, roasting pans, storage bowls, etc. These had a value of roughly $300. All were smashed and in trash bags outside the door when I returned.). A Dyson vacuum and cleaning supplies I intended to use after my final departure. Value roughly $350. All were gone. Various personal items -- soaps, shampoos, grooming items, etc. Value roughly $50. Overall $950 -- stolen or destroyed by Inverness Cliffs staff. I find it amusing you claim you kept a dossier on my interactions with staff. I had one interaction with staff after the office was closed during working hours for three consecutive days while I was attempting to retrieve a package (the package was a prescription medical refill I could not retrieve because the office locked away the package and nobody worked during office hours for three days).Lets also talk about the rest of the issues. I was shown a fully refurbished apartment when I visited and I signed a lease based on that apartment. The apartment I was given was never refurbished. Dishwasher did not work upon arrival. Kitchen faucet leaked for a year (maintenance claims all gooseneck faucet drip permanently), the unit flooded from a leak upstairs -- never fixed. Front window leaked and front bedroom flooded after every rain -- never fixed. Front gate worked less than half the time, carpet in unit smelled like wet dog (I have no pets) -- never fixed. Nuts falling from untrimmed trees over parking areas broke side window in my car and caused numerous dings on roof and hood, front walkway to apartment flooded after rains because drains were never maintained. Pool did not open until mid-summer due to maintenance issues. In short, this is a run down facility operated by an incompetent staff. Feel free to post another insulting reply -- this complex is a mess and management is why.

Seriously - DONT LIVE HERE.Since we have moved in we have had issues with both management and maintenance - maybe even before then. They refused to give me the application special, I applied online and they still made me drive 2 hours to fill out a paper application, and I was not allowed to sign the lease till my fiancee did. Even though I had paid all the fees and such, the office refused to notify me and instead notified my fiancee. At one point I even called the manager to say that I needed to be notified as well. Nothing changed. Blatant sexism. Also, the staff kept changing the date we could move in. I was called a week before move-in and told that I couldnt move in because the room wasnt ready. I told them that thats too bad because weve both signed the lease, and their excuse was that the manager was unaware that she signed the lease so it didnt count. I had to explain that thats not legally how it works. We have found that several things are wrong with our apartment, and that it takes maintenance days to weeks to respond. When we first moved in, our air conditioning unit was leaking and forming a pool and our unit. I called the emergency line and he fixed it by shoving one of my candles in the divider - so that the water went where it was supposed to be and not where it was pooling on the ground. My windows were painted shut and it took weeks for maintenance to respond and fix that. My dishwasher kept backing up and having gross, filthy, dirty water in the bottom of it. I had to put in several different service requests in before they actually replaced the dishwasher. Often maintenance just cancels my requests without doing anything - Or they say they fixed it when they didnt.Apparently the bathtub attached to the master bedroom leaks water into the downstairs apartment. Instead of doing anything about that, they come and re-caulk the bathtub. Maintenance always leaves a mess that I then have to clean. Im talking like pieces of tile on my bathroom floor. The hot water heater keeps giving colder and colder water, so the maintenance guy came and fixed it. That actually broke it and we had no hot water at all. The water was ice cold and it was 34 degrees outside. That was after they had ignored the request for 20 days. Our neighbors are terrible - she abuses her children. Not to mention she abused her dog by leaving it outside in the middle of summer - with no food and water for 3 days.I do not understand why there is a wood-burning fireplace on carpet with no sprinklers. That seems incredibly unsafe. There are burn marks in the carpet from previous tenants. The office staff - except for the nice lady who sits at the desk on the left - is reliably rude and unhelpful. Often the office wont give us our packages - I dont know if theyre just lazy or if they lose them. Once they held one of my fiancees packages for a month. He even asked the mail lady if he could have his package off the truck - so he could avoid the office. She responded by saying shes now going to take his package off last.I even have called their management company to complain. Ive been calling since January 2nd. Every time I call someone says they will call me in three days. Its February 1st. Its been a whole month. No one has contacted me. That just shows me that no one in this complex cares or has any semblance of good resident support.Everyone I have encountered here is rude and inconsiderate. I have had nothing but poor experiences in this complex.Long story short -- DONT LIVE HERE.

The property is beautiful, however the management is garbage. They do not care about their tenants at all. My family and I have been waiting on maintenance to show up at our apartment to fix crucial things for an entire week now. When we called, we were told they would be here the next day. And here we are a week later with nothing but broken appliances & more excuses. No one even called to tell us they wouldnt be making it that day. We had to go up to the office to get any information about our maintenance ticket. Not only have they not fixed these issues, when we go up to the office to request information or a time as to when they will arrive at our apartment to fix our things, they are rude and impatient with us. The simple fact is, I understand that they probably have a lot of things around the complex to maintain and they should stay busy. But I dont feel their attitude is necessary. THEY are being paid for a service that I believe they have forgotten how to provide. Also, maintenance men must not be too busy because I see them sitting around in golf carts chatting & smoking cigarettes around the property. Those moments wasted are moments they could be fixing the things I pay for but am currently unable to use. I have a job as does my wife and we do not appreciate our time being wasted. We have taken several days off work in order to be here so these things can be fixed because to be quite frank we dont feel comfortable with these people In our apartment with out us being there after the way we & several tenants around us have been treated. We are tired of our time and money being wasted. Another example of this is that our gate code and card did not work for 2 months despite the fact that we went up there at least once a week for 8 weeks and finally, it is programmed. If youre looking for a quiet complex but dont expect the leasing office to uphold ANY of their promises or obligations... Inverness Cliffs is the place for you.

(pretty sure Ill have to pay for that.)Even after sending in a letter to the main office of ALL the things that were wrong with our apartment, they never came and fixed them.To start, our Ice Maker has never worked. we cant open the Windows in the master bedroom, and livingroom. there were damages to the cheap linoleum floors. The bottom of our closet door is literally not attached to the rest of the door. And something they did not find to be an emergency was a water leak we had in our hallway. It led to the popcorn ceiling falling down in the hallway because they took their time getting to it.They said they would send somebody to fix it the ceiling, but they never did.big surprise.now I have a noisey AC unit, outside of our bedroom window, that literally kept me up all night. Do not consider this place. Management is totally unprofessional and, in my direct experience, are thieves. I recently moved out of the complex, never considering renewing, after tolerating sub-par maintenance, non-responsive management, and a unit that just had not been maintained or updated for decades. I moved the majority of my household goods out of the apartment several weeks before my lease ended, expecting to return to collect my remaining items later, before my lease ended. I returned a week later and, to my shock, management had entered my property without permission and removed and disposed of my remaining property. When I went to the office to discuss this the staff initially denied entering the property but laughed and laughed, completely amused. I requested follow up from the manager but, of course, the same non-response Id endured for a year. The management and staff, the maintenance and updates are a complete joke, and, either a member of the staff or the manager herself is a thief. Do yourself a favor -- if you find yourself in the leasing office of this complex, turn toward the exit door and run out as fast as you can.

Nice community, nice neighbors but... the new owners are very greedy. They went for a 6% rent increase last year & tried for an 8% increase this year. Thats insane in this economy! so I decided to move. Then I went by my apartment this weekend to pick up the last of my things & I had an extremely nasty note threatening to sue me, evict me, & all sorts of other legalese. I lived there from 2006-2015 and they are not quick about resolving maintenance issues! They left my daughter and I without AC in July in 90deg weather! They brought a portable blower which required the window to remain open which would have created a allergen and pest problem. As there are always waterbugs and other pests crawling about the porch bc other residents refuse to only put out trash during the normal trash pick up times. Oh, and the model AC was a bust as well.

Ive lived here for 3 months and hate it. When I moved in there were dead flies that covered the floor and a smashed bug with blood everywhere on the blinds. Needless to say the rest of the apartment was also dirty. We were told that the outside of the apartment would be kept up but there are cobwebs and dead bugs that cover the outside staircases. I would not suggest this place to anyone and cant wait till I can move out.
