I rented from Alliance for 4 years from 2015-2019 and am now looking at their properties again in planning my next move. Theyre really responsive and Gil is very knowledgeable as far as property management goes. I remember being hesitant reading of these reviews in 2015 but honestly dealing with tenants / owners and managing everything in between will always invite some form of criticism. I had an overall good tenancy with them and would rent from them again.

They are slum lords. Upon moving in the apartment was unclean. Took weeks of effort to make it livable. The electrical was not to code nor was the ventilation. Property had vermin and mold problems. Alliance property did not address these adequately. would never have anyone rent from them.

Ive been renting an Alliance property for 3 years in Portland, OR without any issues. When things break or need replaced, theyve been responsive, and rent increases have been reasonable.Update 8/15/2021 when we moved out we got our full deposit back after living there for four years. We filled picture holes, cleaned up, emptied house fully, and used their preferred vendors for house, chimney, and carpet cleaning.

I had looked at a unit they had listed for rent three weeks ago. I called and they told me that it was still occupied, but they would call me as soon as it became available. I called again two days ago and asked if I could fill out an application for the unit. They told me that they were not able to accept any applications until everyone had been called that inquired about the property. Stated that the current tenants were moving out on Wednesday and it would take them a couple of days to turn it around. Today is Wednesday, I called to inquire and they already rented it without giving me the same opportunity that they said everyone had to have. VERY POOR BUSINESS. Why didnt they tell me this a couple of days ago? Beware... very shady company! I should have known when they had less than a 3 star rating. Very unfortunate they choose to do business like this.

BEWARE. Called to schedule a viewing of a property 30 min after it was posted, confirmed the price listed and scheduled for the “first available viewing of the property”. When we went to look they had raised the rent $100/month because, “there was so much interest in the property, we had 6 people come through for the first showing”. Wait, what?The shadiness BEFORE we even signed a lease had us saying good riddance. We should have read the reviews a little closer before getting our hearts set on a place.

This review is long overdue. I lived at one of their properties for 6 years. I would never recommend this company to anyone. They called and told me they wanted to schedule a walk through out of the blue, and before I had a chance to schedule, they tried to come in without my permission, when I wasn’t home. Then I got a letter that said I had 30 days to move out, when I have never been late for a payment, and have great credit. The reason for the move request was that I was apparently late on a garbage payment. I explained since it was part of the rent, which I was never late on, how could I have been?I spoke to Gil, and he said that the garbage portion had changed, so I told him, if that was the case then why wasn’t I ever notified?His ridiculous excuse was “Why wouldn’t you think it wouldn’t have changed?” And then he treated me so rudely and disrespectfully for absolutely no reason!I really was considering getting a lawyer for the legal purpose of why they were treating me so bad, and finding any excuse to have me leave. I decided I would never want to pay them anymore of my hard earned money anyway, and even though I did like the place, found a place I ended up purchasing. They treat their tenants very poorly and come up with excuses to get extra money out of people. I assumed they wanted to charge more money, and wanted new tenants. I didn’t expect to get much of my security deposit back, even though the place was left in great condition, but was surprised to get $900 out of $1,000. If you are thinking about renting from this company, please don’t waste your time or money!!!!

Its a love hate relationship with them. Gil has always been very helpful, and they rented to me and my friends (a group of kids all between 20-22) despite lack of rental history and credit. We got a big house for a good price, its older and a little quirky, but weve loved it. We had a problem with the dishwasher right away, and they replaced it with a brand new one within a week. After that, weve left them alone and theyve left us alone. Its nice. We did just get a 60 day notice to vacate our house because the homeowner has decided he wants to stop renting it out. But I think its fair of them to give us 60 days, and theyve been helpful with contacting me about other properties to possibly move into. All in all, I hope I get to continue to rent from Alliance.

Alliance Properties is a great company to rent from. I just signed my 5th lease with them. Good house maintenance and quick to respond to issues that can arise. Gil is a good man honest and funny; Tannyr is pretty darn amazing! Everyone else Ive ever worked with has always been lovely. I recommend renting from Alliance Properties they have always taken good care of me.

I found the perfect little house and was so excited to view it. I submitted the request to view it, but did not get a call back. After a few days, I decided to call- The first lady I spoke with was nice, but transferred me without telling me she was doing so, then the second person I talked to was very rude. I explained the property and my situation, and said I would like to view it. I asked if she had any viewings the next week and she responded very rudely, saying no they have nothing. The only viewing was that Friday. I thought about it and figured I would try to make it, and let her know that, and she put my name down. The entire conversation with her, she was very rude and short.I was instructed to call a few hours before the appointment to let them know I was still going to go. When I called, the woman who answered was slightly rude and not very forthcoming in what was going on. She said they had to cancel the showing (not giving any reason why), and they would not know when they could reschedule. She also never said she would call me back or gave me any time frame. All she said was that I was on a waiting list.They never called to tell me it was cancelled. I found out an hour before the appointment when I called them. Very unprofessional. We will definitely be staying away from this management property.

Update: Since Portland passed that property rental companies cant raise rent over 10% each year, Alliance has taken that to heart and made sure my rent raises a dollar less than 10% each year. This year rent in Portland has decreased in places, but that makes no difference to this company that Ive been with for 4 years and always pay on time and early. If you plan to rent with them, make sure your pay can get raised 10% each year, because your rent definitely will and if you ask for a longer lease they will say no because they wont have a chance to raise your rent as soon. Just stay away from them.I have been renting with them for over three years. GIL is a terrible person. I asked him to come to my apartment to check on things that need to be repaired and he came with different motives. He came to question me and threaten me with kicking me out because I had asked why my rent was going up the combined amount it had the previous two lease terms. Im only still here because I hate moving and the location is nice. The company running the property is terrible.Ive had a broken counter and he was aware of it before I moved in and he still refuses to fix it even though he said he would. When I email about it, he ignores it. It might be for the best that his repair man doesnt come, because neighbors have had things stolen while getting repairs done.My neighbor ended up going month to month and they started raising her rent each month without giving notice. They also tried randomly zeroing out my tenant ledger because I had paid more than needed. They basically tried to steal money from me, but I caught them and they just said oops. There was no oops, it couldnt have been an oops.And to top it off, writing this review scares me because he has shown the he isnt above retaliation and now I fear getting my deposit back. But its worth sharing this experience so others can stay away.

This is so far the first and only property management company Ive delt with but everything went very smoothly. If ANY problems occured at my apartment (The Sandwood off Allen & King) Michael; my property manager was very prompt. Got it taken care of, the ladie(s) at the office are sweethearts & professional. They took a shot on me after not having any rental history and I greatly appreciate it. It was my first apartment at 19 y/o and Im glad to have called it home.

I could wax eloquent on the sheer volume of bad experiences Ive had with this company, each more foolish than the last.The sad fact of the matter is that the manager, Gil, simply has no idea how being a property manager works in any sense of the word.As a small example, let us tell the story of the dishwasher. We lived in a very old house, which had in it a very old dishwasher. It finally bit the dust, so it was replaced. With what I assume was a second hand model in barely serviceable condition. Cest la vie, thats what we get for living here, I guess. That was not the problem.The problem was what happened when the replacement dishwasher decided to malfunction. There was rancid water building up at the bottom. Like a good tenant, I called up the management company.According to them, they sent out someone to take a look at it and they said it was fine. And because I had them come out, I was on the hook for the $75 fee to look at it. All while the rancid water was still there in the bottom of the washer.Because Im a busy person and small claims court is a pain, I personally paid a repair man to come fix it, as well as my fee from Alliance for having the audacity to tell them the appliance was broken.This is but one of a litany of examples of how horribly mismanaged this company is. Things like contracts, ethics, and basic decency, are apparently not in their vocabulary.You can absolutely forget any deposit you may pay in any sense, and they will do everything they can to extort you for more when you leave.Avoid if at all possible.

Gil is a predatory landlord who tries to take advantage of his tenants whenever possible. Easily the worst and most difficult landlord I have ever had. Avoid this company if you can.

We got lucky and rented a nice house from alliance last year..because of our so so credit they doubled our deposit to a whopping $3000 which made me worry a little at first..we took great care of the house and yards and paid rent on time so we were shocked when after only 10 months the owners decided to kick us out and sell the place.Gil said we were great tenants and basically offered us any house they had coming up for rent..although we ended up finding a house from a private owner we really appreciated the way we were treated..they gave us over 60 days to find a new place and Richey,Tanyr and the other staff really bent over backwards for us (showing us other rentals,nonstop courteous communication etc) anyway to make a long story long .. we got our entire $3000 deposit back..and within a couple of weeks too! we hired professional cleaners(its worth a hundred bucks believe me!) plus I mowed and watered the lawn the whole time we lived there..so basically , when it comes to alliance properties..take care of your house and theyll take care of you..its not rocket science

I will never rent from them again. Before we even moved in the property manager lady took 4 days to return our phone calls, she showed up late, then said she was gonna run the credit and call me the next day, it took 4 days to get a call back. There was an accident, a car drove into my living room. It took 3-4+ months to have the window and support wall fixed, They didnt even consider covering up a HUGE gap so the cold winter air wouldnt come in, I had to call them and ask. Its been 8 months & Im still waiting for a replacement AC unit. RUN!

Read many negative reviews prior to signing the rental contract, hoping to take a chance with the management company since I really liked the apartment. Lesson learnt.Looking back, I can validate ALL the negative reviews shared here. Alliance properties really only has one person making all the decisions--from leasing, maintenance, billing, etc. All these issues go through the manager Gil. Office staff are friendly enough though not helpful since they have to defer everything to Gil.Of my 10 years of renting across 5 different states with zero issues with any landlords, Gil Lipp is hands down the most unprofessional property manager I have to deal with. He is rude, sarcastic, and treats tenants as imbeciles. Scrutinize your bills as both he and his bookkeeper makes mistakes with their primitive practices.Avoid renting from this company! It will save yourself alot of headaches and much of your precious time getting angry and frustrated!

Went to look at a potential rental managed by Alliance. The leasing agent was rude and short in responding to my questions. Did not know the square footage of the home when I asked. Then I came home and started reading these reviews, wowza, dodged a bullet!Not a good first impression at all.

They made looking to rent a property the most difficult and unhelpful process that quite frankly caused a lot of unnecessary stress. In the end I didt get the place I wanted due to the incompetence of one of their staff members named John. I wont be using them ever again and I suggest you steer very clear of this company.
