Jay with Armored Basement Waterproofing came out to assess the cause of water pooling in my basement . I wanted a second opinion after another company told me I needed my basement floor torn up and a new french drain system installed because all the hydrastatic pressure was causing water to seep in from underneath the foundation of the house. They gave me an estimate of almost $4k. Jay was able to find the true cause of my issue, which was a leak coming from the water heater. Purposely or not, the other company totally misdiagnosed the problem. Im so thankful Jay was honest enough to say I didnt need his services at this time, what I needed was a new water heater. He didnt try to upsell me on unnecessary services, and saved me a lot of hassle and expense. Its rare and refreshing to find such an honest company, and I will definitely use Armored in the future if I ever have need of waterproofing services.

Echoing the comments of others, Gary and his team are honest and straightforward in scoping out and performing basement water issues remediation. When there was a question about a small part of the project after the project was complete, Gary and his team were incredibly responsive via phone and text and came right out to make the necessary adjustment. This may be the first Google review I have written about a home services company and Armored Basement deserves all 5 stars.

We had several companies out to get an estimate of the work that we needed to have done on our basement. Gary from Armored Basement came out and gave us a sensible, straightforward, and most impressive of all, honest assessment of what we should do to resolve our water issues.Rather than trying to immediately sell us on a particular product or service, Gary instead suggested that our water issue came from poorly designed gutters and told us that he wouldnt feel comfortable doing any waterproofing work until the gutters were fixed. Its really remarkable to come across someone in this industry (or in any industry frankly) who will give you a recommendation that is actually about helping you fix your problem without trying to benefit themselves. Although we havent had Armored Basement do any work for us yet, I would recommend them to anyone without hesitation!

Jay, from Armored Waterproofing, was the 3rd contractor I had at my house to find out where and why water was coming into my basement, causing my carpet to be wet, not everywhere, just in spots. To rule out a water pipe leak, I first contacted a Master Plumber. Strangely, he never bothered to look at any of the plumbing. However, this was partially my fault as I kind of insisted that the water on my carpeted basement floor was nowhere near water pipes. Although, wouldnt you think he would check anyway to rule that out? He recommended I contact a Waterproofing company. So the second contractor I called, a competing Waterproofing company, came by but he never bothered to look at the areas on the floor to see where the water was coming from. He pretty much had it in his mind to do an overall analysis of my basement concluding in a hour long presentation that cost 20K+ to fix the water coming into my basement. Of course I wanted a least a 2nd opinion on Waterproofing so I called Jay and thank God I did. He was the only contractor that helped me move my piano out of the way so we could pull up more carpet. Once we did that, he opened the access door on the wall to the main water valve (which was partially obscured by the piano). In less than a minute, we found that the reason my carpet was wet in various spots was caused by a pin hole leak on my main water line, located just below my water shut off valve. This slow leak was aimed straight down the inside of my wall, never hitting the wall itself. The water was soaked up by my carpet padding and spread the water to low areas of my basement, eventually showing up on top of my carpet in spots, not near water pipes. Morale of this story: always check your water pipes first for leaks, even though the pipes may not be near where your water is first appearing. And, ALWAYS, get at least 3 contractors to come and check things out before signing ANYTHING. Jay is the MAN, honest, trustworthy, you will not be sorry calling him to check out your basement water problems.

Jay and the team could not have been better. Highly recommend this company. Their estimate was fair, the discussion was open and honest about the pros and limits of the wall system. The company is small enough that you are always speaking with the same folks, which I find very important. The crew showed up first thing in the morning and worked like crazy til they were done. I have never seen a crew work that hard and be that focused before! They cleaned up the entire site, leaving no mess for me to deal with. With all the heavy rain we had the month later I called the office with some concerns. The same crew showed up, made some minor adjustments and made sure I was happy with the results. The system has been working really well. I am excited about being able to use this part of my house for an actual office. Great work team!

The owner came out and took a look at my property after a flooding event. He provided a quote within 24 hours that was below other quotes we had gotten. He was very responsive over email and phone. The employees showed up on time on the date of the work. In fact they were 15 minutes early. I was told the job would take all day but actually took just over half a day. The old floor was jack hammered out, gravel put in the floor, new drainage ran under the floor and a new sump pump installed and tested. In addition, vinyl was applied to the walls so any water that did come in would be fed to the drainage system. The work looks very professional, the workers cleaned up very well after the job, they protected our hardwood floors going in and out of the house. They started early, ended early and did exactly what they were supposed to do. They also pointed out a bad electrical wire prior to starting the work which is a bonus because now I can get that replaced.I would recommend this company to anyone in a heartbeat. True professionals.

I had a water leak in my basement. I called several waterproofing companies. Armored was the last of three quotes. The two other companies came in and spent around 5 minutes looking at the basement. After that they went straight into sales mode. Not Jay at armored. He spent about 45 minutes searching for the entry point of my water. After a few tests. He found that my problem was not the basement at all. It was an upstairs rotten window frame with loose caulk. He walked me through a diy repair as I am a somewhat handy guy. After spending about $10 at home depot. Then 20 minutes repairing the window. Problem solved. After a few heavy rain storms . Not a drop of water.I can not thank these guys enough. Love this company. From the person who answered the phone (Tara) to the person who came to my house (Jay)...I could not be happier. Why? They were my second quote on a basement water issue. Company Number One gave me two options: they could a) tear out my front porch and back deck and re-engineer the drainage around the exterior of my house or b) tear up the concrete in the interior perimeter of the basement and install an interior drain and sump pump.I called Armored Basement Waterproofing for a second quote. Jay asked all the right questions....had I seen any other signs of water, etc. (no) and said I should just get a cover for the window well and have the carpet cleaned. No damage to drywall, its just a thing that can happen if you dont have covers on your window wells and you get extreme rain. According to Jay, I DO have an interior drain (surprise) and the sump pump looks just fine. I nearly hugged him. He did tell me to keep an eye on it, but he could not see any reason to do any major work at this time.Seriously, Company Number One???? I’m admittedly a bit cynical when it comes to paying for house work to be done. I grew up in a contractor household so I prefer to do the work myself when possible instead of paying the high labor costs. Because of this, I looked at Armored Basement and other waterproofing service providers with a great deal of skepticism when researching who to go with for an interior perimeter french drain system.I took several estimates and no one felt quite right. I spoke with small operations and bigger operations like Mid-Atlantic. Mid-Atlantic had very high quotes and high-pressure sales which turned me off and the smaller operations didn’t appeal to me either.Armored Basement had the best online reviews and now I know why. Chris’ team was quick and efficient Jay was patient and explained the process thoroughly and covered any questions that I had. Their office manager Tara was responsive and very helpful. When the work was completed, my unfinished basement was pretty dusty and my belongings were a bit scattered but it was reasonable. There were a few surprises that I didn’t think about like the wiring component of the sump pumps. If you don’t have an outlet near your sump pump you’ll need to hire a licensed electrician to do the wiring.I haven’t been hit with any rain yet, but overall I’m happy with the service. Make sure to ask plenty of questions and keep the lines of communication open. Discuss ahead of time where you want things like discharge tubes and sumps placed and you will be a happy camper. Also, discuss what will need to be moved and when you can move it back.I recommend Armored Basement Waterproofing. They have great customer service, qualified experts, and prices that are hard to beat.

I am extremely impressed with the integrity, expertise and knowledge of this company. I had two well known waterproofing companies come out before calling armored waterproofing. Both B-dry and Mr. Basement misdiagnosed the problem which had a very simple solution. I have French drains that have been installed and two sump pumps (both working properly), however, with all the recent rain our basement has flood numerous times. I really couldn’t understand why there water in our basement since there is a drainage system already in place. The solution offered by B-dry was to dig up my backyard along the foundation, reinforce it and increase the width of the already installed drainage system. B-dry also stated that there are not enough weep holes in the walls and they would need to drill every three inches to relieve the water that is being housed in the wall. According to the tech, if I was to wait any longer the walls would crack and buckle and if that was to happen they would have to put in steel beams. He made it seem like there was a real urgency to get this work done or it would be Armageddon. He quoted $5000.00, but he said he would give me a deal at $4,500.00 after a 10% discount. I had scheduled Mr. Basement to make sure that what B-dry was saying is accurate. The tech from Mr. Basement came in looked around my basement for 5 minutes and said while my sump pumps are working, they are too small for the area and I needed install their no water system. He explained that my drains are being clogged and I needed a bigger sump pump like their system. Their system will vacuum water from the drains and I won’t have any flooding. I asked the tech from Mr. Basement if they are going to dig outside, he said no, you don’t need that, that’s a lot of money. I also inquired about drilling weep holes and the concern that the walls might buckle due to all the water being stored in them. The tech responded, they can drill more weep holes if I wanted them too, but the wall is not a concern and the system they will install is 100% guaranteed. Mr. Basement quoted me $3500.00 for their system and the work. Fortunately, I called armored and avoided paying thousands of dollars for something that is easily fixed with less than $100.00 in materials. Not only did they accommodate an earlier appointment date, but they came out after hours to check the problem. The tech explained that there is a very easy fix to my problem. I have recently finished and insulated my basement, due to the moisture in the walls when it rained the insulation was getting soaked and the water was not getting down into the drains. A piece of dry wall was removed and some water was ran to demonstrate that this is the root of the problem. The sump pumps did their job and so did the drainage system. The tech from armored explained that there are too many salesmen in the industry; they didn’t know where the problem was resulting from or didn’t care because they are trying to peddle their products. There was no charge for the visit, and not only did armored basement save me thousands of dollars if I went with one of the other companies, I would still have this problem occur. I am truly thankful to Armored basement for not taking advantage and helping me solve the problem!

I did some research and called a couple of companies, but Armored Basement had the best explanation of what the problem was and what needed to be done. I researched them and read a lot of different reviews before going with them, and am glad I did. It was a pretty big job, but they were in and out in one day and did a great job. I used to worry every time we got a heavy rain, but now I dont even think about it. Jay and his guys did a great job, and I definitely recommend them!

I had the pleasure of working with Armored Basement on one of my investment properties. The basement had significant water issues so we interviewed 4 companies before deciding on Armored Basement. I was most impressed with the customer service side and consistent follow up throughout the process. The guys showed up on time and got the job done in one day. The dug the perimeter of the entire basement installed the drainage pipes, vapor barrier on the walls, 2 sump pumps, and drainage system in the window well. All work was done professionally with no issues. I look forward to working with them again on my next investment property.

Im not one who write reviews, however I had to take the time out to thank Armored Basement Waterproofing for putting my mind at ease. Its always easy to criticize businesses for not doing a good job but not give credit when exceptional customer service was given. Ive had several companies came out to give me an estimate for the leak I had in my basement. Armored Basement Waterproofing stood out the most because he was very knowledgeable, honest and most importantly he explained every single detail on what would have to be done to ensure that problem will be resolved. I felt more comfortable after talking with this company than any of the others. The job was completed in a timely manner and Im very satisfied. I would highly recommend Armored Basement Waterproofing to anyone who is encountering basement leakage.

Ive had basement water issues for years. I wasnt planning to deal with it, but we found a new house and decided to move. Now I was under a time crunch to get the existing house fixed and ready to sell. I called and spoke with Tara to get set-up for an appointment. Tara was great and answered all my initial questions. On estimate day, Jay (the owner) came out to my house and agreed to call me 30 minutes ahead of time so I could run home from work. Jay was already there when I arrived home. Jay did a full walkthrough both inside and outside of my house. Ultimately we decided on a new French drain along 2 walls and a sump pump. Jay also noticed a discoloration leak on the front wall and added remediation for that into the project. Chris led a team of 3 on construction day. They were on-time and very careful to keep the house clean. Chris reviewed Jays write-up with me and jumped right in. Start to finish was about 5 hours and the house was left in great shape. From start to finish, Armored Basement Waterproofing was great. I would recommend to all my friends and family.

Jay called me back within the hour after leaving a message requesting a quote. Was able to meet with me the next day and was quickly able to fully assess the issues, provide a solution and a fair, reasonable quote. He told me he would be able to get it done within the next 2 weeks (which was fine with me), but he got a crew out there just a couple days later and did all the work on Saturday and Sunday. They arrived punctually both days. Derrick and his crewed very friendly and polite and worked hard, fast, and well together. Derrick checked often with me while they were working to see if I had any questions and explained everything they were doing. They did all the required demo work to be able to access all the areas they needed to get to, including emptying a disgusting, moldy bomb shelter type of room under the front porch (I just purchased the property). It was a big job and I am shocked they were able to complete it all in just 2 days.An example of the amazing service: They originally trenched around an old disconnected heating oil tank, as he had discussed and agreed on. After speaking with a couple of the crew, I reconsidered and decided to remove the tank immediately. I hired another guy to take it away (free metal removal), but a couple of the guys jumped in to assist us with cutting it and carrying it out of the basement. This was way outside of their scope of work, but very much appreciated. They then went back and trenched against the wall where the tank had been removed from to be able to install the drain system around the perimeter, and then reconcreated the entire area. Also, I called Jay after they started working as asked how much to add an additional 80 feet or so of waterproofing liner beyond where we originally agreed. They did not charge me anything additional for all of these extra items. They really went above and beyond and it was very appearant that their main goal really was to make sure I was happy with the job they did.I renovate houses so I know I will need their services again at some point. I would never even consider using anyone else for any waterproofing needs. Thanks Jay!

We are new home-owners and knew about a wet corner in the finished part of our basement. The carpet covering that corner was constantly moist and we were made aware of that problem by our home inspector. We consulted two basement waterproofing companies who offered a free assessment of the problem. One company-representative had already come and it was obvious that he was a salesperson. He looked at the adjacent, not finished basement room, and saw cracks in the floor (which we knew about, we had a foundation repair already). He didnt look at other possible causes, but immediately held his prepared talk about water veins in the earth and how we needed a trench for a few thousand dollars, which would basically damage all our basement walls and would mean we would need to take out a newly installed shower as well. Later, my father-in-law discovered that the concrete of the driveway right above the wet corner was severely cracked forming a hole and that water poured there immediately drained down that crack. The salesman didnt even look at anything outside. Instead, I received multiple phone calls from him the following weeks, asking me to nail down a date to do the trench.Jay Bengston, the owner of the company and the second to assess our corner, came himself to do the inspection - no salesman or non-professional. He looked at the corner, inspected the walls of the unfinished part of the basement thoroughly, and looked at the outside of the house, too. He suspected the crack in the concrete as well and ran water down that crack for 15 min. with a garden hose he brought himself. The water immediately showed in the corner of our basement. He advised us, even though he wouldnt earn anything from us, that we should simply fix the concrete and see whether that would do the problem. Also he made us aware of the frame of our entry door, which is damaged by water as well. He also advised us on our rain gutters. He left without charging us one dollar. It became very clear to us that the first company we consulted sent a non-professional salesman to sell us their expensive product, which might not have even have solved the root of the problem. I can only recommend Jay Bengston and his company! He seems to be an honest and very experienced professional who would not do a job that wasnt necessary! If we ever had waterproofing issues again, we would definitely go with his company!

I interviewed 4 contractors, all of whom had A ratings on Angies List, to solve a wall reinforcing problem. Their recommendations ranged widely,as did the prices. The last contractor, Jay Bengtson of Armored Waterproofing, answered all my questions clearly, logically and completely; he also researched and sent me information on an alternative reinforcing method.Jays crew arrived punctually, and was professional in every way, considerate and polite. They worked industriously, completing the job in 2 days – demolishing existing studs, placing 10 I-beams, interior trenching and drainage system, concrete cover, white Duraskrim on all the walls, 2 new sump pumps, and all debris removed, including an old concrete laundry tub, which they replaced with a new one. The price was in the middle of the range of 4 proposals I received. The job was excellent, and I recommend them without reserve.

My house is only 11 years and all I could think was about I dont want my finished basement to get flooded. The company that came out tried to sell me waterproof system which required digging up the entire parameter of my house ohhh not to mention costs over 10k...What?!??? Frustrated to say the least, I decided to just ask Siri on my iPhone. I know it sound crazy but thank goodness I did. I asked Siri for the best waterproofing company near me and Shazam there it was Armored Basement! This was a Saturday mind you I called and they were open booked me an estimate right away! WOW. I had a few companies come out to our house to diagnose a water issue in our basement. It seemed like it was ground water or maybe a problem with our french drain. The first two companies that came out wanted to charge us thousands of dollars to re-do our drainage system (and sign a contract). Jay Bengston came out to look at the problem, and diagnosed it as a leaking pipe! He diagnosed the problem correctly, even though it meant that he would get 0$ from us for his services. All we need now is a plumber. If I ever need waterproofing services, Ill be sure to us his company in the future. He was incredibly knowledgable and there was no BS from a salesman like a lot of the waterproofing competitors in the area. Incredible service.

I received three estimates for waterproofing a portion of my basement where I was having a problem. Not only did Armored basement have the lowest price of the three, they also had the best plan for location of the sump pump. The other two companies would have had it located in a very visible and obtrusive location, but Armored placed it under the stairs, unseen and virtually without noise. Also, one of the other companies made me aware that there would be an awful lot of dust as a result of breaking up the concrete floor. Armored had a method that produced almost no dust at all. After the work was done (in one day), I noticed a very small leak coming from the discharge line. Armored Waterproofing fixed it a few days later in about 15 minutes.Jay was very friendly and answered all of my questions, and addressed all of my concerns. They offer a lifetime warranty on the work.
