I rented a one-bedroom apartment in Mid-Town Belvedere from Staffordshire Realty for one year from the summer of 2020 to June 2021. Finding an apartment during the pandemic was made easy by their team, and I appreciated the efforts they made to provide a video tour of the unit and answer my questions during the application process. The apartment itself was very well maintained with several great features, including its location, hardwood floors, high ceilings, spacious rooms, and great natural light. Staffordshire Realty were accessible and helpful during my stay, and I especially appreciated their responsiveness when I experienced a heating problem during the winter (I will note that this problem was unrelated to the unit itself). Overall, I was very satisfied with my experience, and I would be more than happy to rent from Staffordshire Realty in the future.

Terrible predatory ethic for renters. While we loved the location of our property, and were there for 3 years but I feel for the homeowner that trusted Aaron and his team to look after their property. We notified them of several structural concerns with the home that went unaddressed. We went months on end with leaking roofs, holes in our walls from attempted repair during the cold of winter, noticeable damage to exterior framing and fenestrations. When it came time to settle on a security deposit, they sent the list of fees back to the very address we had left with no attempted contact and then waited for us to pursue the deposit before sending to a new address. The list of claims was unfounded and demanded the we owe additional money beyond - complete BS. Aaron is quick with an email to make excuses and put blame on his renters, but slow when you need him most. Assume that when you rent with Staffordshire, that you will be left at best unsatisfied, or in our case (and apparently most of the cases in their various online reviews) - completely taken advantage of.

I will say that they have provided two of the nicest properties Ive visited and for a reasonable price. Theyre pretty easy going, and when there is something wrong, they work to address it. Our heat went out, and Aaron brought us space heaters within 48 hours to help make the situation more manageable while we waited on parts to ship from another part of the US. Sometimes the communication comes across a bit defensive, but overall, the experience has been a good one, and I would recommend staying with them. They also definitely appreciate tenants who take good care of the property.

I have been a tenant of Stafford Realty for about 6 months and so far have been very pleased with how they handle the property. I have had two occasions that required attention and both times where handled quickly, efficiently and professionally. When I have a question Aaron replies to my emails within 12 hours. The property is clean and maintained well. Having owned my own home for the past 15 years and now renting was a big change so I had lots of questions and Aaron and Tom have been both kind and responsive to my needs. I would recommend renting from Staffordshire Realty to my family and friends!

My two roommates and I lived in a row home on Light Street managed by Staffordshire Realty for 3 years. We were nothing but pleased. They are responsive with emails and phone calls, responsible for fixing damages in the house (which haven’t been many) and very easy/flexible to work with. Highly recommend!

We can’t enough about how pleased we are with Aaron. Being new landlords, we had many questions about the process and Aaron was very patient and helpful. He has proven to be completely trustworthy with processing the rent each month. Also, he is very responsive to any concerns we have and he checks on the tenants to be sure that all is well inside the apartment. When the existing lease was near expiration, Aaron made a plan to obtain a virtual video of the unit so it could be seen by prospective tenants during Covid restrictions. A qualified tenant was found and signed up in less than two weeks. Overall we are extremely pleased.

My husband and I are moving to Baltimore in a month. We have been looking for housing and Staffordshire has posted multiple properties through Craigslist and Zillow. We have been contacting them multiple times for one property and instead of answering we see that they just keep reposting the same property over and over again on Craigslist.We finally got a response for a property and a realtors work email rather than emailing through Craigslist or Zillow. This realtor, David, seemed very friendly and professional and was being very responsive. He sent us the application materials for a property that it took us a while to get in touch with. That same day Staffordshire posted a new property which we liked more on Zillow. We emailed Dave about it, and also requested to apply on Zillow, within minutes of the posting and he immediately sent us the rental application, fee payment, and said he could set up a tour this weekend. We sent the rental application back within the hour, paid the fees and said we could tour this place. Instead of responding, the property was posted 3 more times on Craigslist and Zillow. We finally get through, tour the property and then were passed over to Aaron to complete the rental application process. Aaron made us provide references from our current landlord, pay more fees for credit reports, and have us send in documentation from our vet for ours dogs which all seemed like things were going well, and we were told we were first in line. Then after following up with Aaron multiple times over a week, we never heard from him again. Then we saw that the listings were taken down and they must have rented the property to someone else.It seems like theyre just out to get your application fees and not actually rent you a property.

This was the WORST leasing experience I’ve ever had with a management company in the Baltimore area. Avoid this company at all cost. When I moved into the house I lease from Aaron and Tom it was disgusting. The house was infested with bugs and there was even a live maggot in one of the cabinets. Carpets where dirty, backyard was covered in trash and furniture left by the previous tenants. Light bulbs out, HVAC not cared for.So when we moved out we not only cleaned wayMore and left the place in much better condition them the previous tenants yet Aaron had the audacity to charge us more than 2/3 of our security deposit for the condition in which the house was left it. Not to mention it took more than 45 days to even get our deposit back to us.We tried more than 3 times to schedule a walk out and Aaron as per usual ignored our calls and emails. Their website advertises 24/7 emergency contact... never once in the year that we live there had Aaron answered once.Not only the moving nightmare experienced the house flooded every time there was heavy rain fall. EVERY SINGLE TIME. Every time I tried to call and get help with the flooding we’d never be able to reach him.Read all the reviews all the good ones come from property owners NOT renters. I very much plan on taking legal action again this company for our inconveniences. This company is such a scam DO NOT waste your money or time.

My wife and I have been renting from Staffordshire for about a year. In general, we have found them to be responsive, helpful, and low-hassle.It is a small business with the folks there managing a number of properties. When I saw negative google reviews regarding correspondence, I was wary at first. I have found that the staff are direct, but not rude. They want to take care of issues as they arise and they will work with you. However, being a smaller group means they also have their own schedules to accommodate, in which they have been relatively painless to deal with. Little touches that you might have had at an apartment complex might be missing, but the group takes care of business.On big stuff they are there for you and do an excellent job. For instance, a group of kids threw a brick through our front window. In under 30 minutes of notification our window was boarded up and a window repair service had been contacted. You can imagine how comforting having a quick response like that was in such a stressful circumstance.We had some plumbing issues when we first moved in. When there was a concern of fluid damage folks were over within the hour to help with maintenance. Again, they take care of business.Otherwise, they do their best to stay out of your hair and let you enjoy your rental space, which is ideal for me and my wife.Theyre real people. If you have any questions or concerns, give them a call and be real with them.In short, we happily endorse Staffordshire Realty.

I have been renting from a property managed by Staffordshire for a year. During this time, I have found Aaron and Tom to be responsive to the property maintenance issues that have come up. One of them will usually respond to an email within 24-hours and usually the same day. Repairs or concerns are usually addressed within a week.

READ THE TENANT REVIEWS!!I was in the process of renting from Staffordshire. Spoke with Tom in the beginning of the process and everything seemed to be going smoothly until Aaron stepped in and took over the conversation. He was very rude, did not want to answer my questions and threatened to give the home to some else. I asked that I be able to speak to someone over the phone instead of email and they also refused. He sent very rude emails to my current landlord trying to receive information from them. The security and pet deposit seemed to be very outlandish so I decided to check the reviews myself, Im grateful i did because they are known to not pay money back. I do not recommend this company at all and think they should be shut down. I wouldnt even give 1 star if that was an option!

We had an amazing experience renting from Tom and Aaron. They were responsive from the start, and consistently throughout our whole time working with them. What stands out to me was their extremely competent and compassionate handling of a horrible situation in which we had a break-in and robbery while I was home alone. They truly made me feel taken care of and that I could rely on them. The cherry on top was that near the end of our time renting from them, they went above and beyond by allowing us to amend the lease to bring a new puppy into our family :) I would recommend Tom and Aaron to anyone looking to rent in Baltimore. They truly are doing their part for the community, and do everything they can to take care of their tenants. A rare experience!

Found out we had a new owner of our rental home by the new owner dropping a word document through our mail slot. After months of receiving what seemed to be important homeowner documents, we told Aaron at Staffordshire, who told us to keep paying rent and that nothing was wrong. Felt like we should have gone escrow, but thats hindsight now.This came as a complete surprise to Aaron, who didnt even know that the place had been foreclosed on for about a year. I feel like he was lying to us so he could pocket the rent money instead or do something else shady. How do you not know that a property you manage has been foreclosed on for a year?Something doesnt seem right about the way this was handled & I think it raises a red flag to potential renters. Do not trust this company & don’t count on Aaron to be honest with you because he clearly wasn’t with us.

One of the worst companies to rent from. Non responsive and downright rude when there are issues with the property. Aaron and Tom were unclear about when our move out date was. We ended up leaving a month early due to lack of communication and still paying an extra months rent. I should have been more vigilant however I had previously never had a bad experience renting...until I rented from Staffordshire. We actually just received a letter from the FTC that they have been “using provisions in our rental applications that unlawfully restricted our customers from sharing truthful information and opinions about their experiences with us.” Guess it’s all finally catching up to them!

Worst landlord Ive ever had. Did not make repairs, basically showed up whenever they wanted despite multiple laws stating tenant has to agree to hours allowed, did not put necessary law changes into the lease and tried to pretend they didnt exist when we had an issue during our move, refused us a move in and move out inspection, also broke off complete contact well before we even moved out, and have now reported to their bank that the check they sent returning our deposit is fraudulent so I didnt even get my deposit they owe me. Dont waste your time and money.Update: 11/10/2020I got a letter regarding eviction proceedings for non payment of rent this week. Nice try, Aaron. I moved out a year ago while purchasing a home and kept every receipt, email correspondence, lease document, returned certified letter, and check. Everybody that worries they dont keep track of tenants or problems, youre right. And these brand new positive reviews are suspect.

We have rented two different properties from Staffordshire Realty, and have had a positive experience with both! In both cases, Aaron and Tom were very prompt to schedule walk throughs of properties we were interested in. They are responsive and helpful in coordinating repairs the very few times weve had issues. And, as we left our previous Staffordshire rental property in very good condition, just like it was when we were given the keys initially, they returned our security deposit to us in full, no problem. Weve had very warm and professional interactions with Staffordshire Realty and would recommend them.

I strongly advise against ever renting from Staffordshire really. We had a very difficult time dealing with Aaron. He is very rude and failed to address any of our concerns. They were supposed to clean up the garage and repaint the entry way before we moved in and never did, not even during the 13 months we lived in the house. They never even removed the lockbox from the door knob. Upon move in we let them know that the bedroom door and bathroom door would not close, they said they would fix it but again, never did. We were given false information from the person who first showed us the home. She said that the fireplace works and we can use it, only to find out after we moved in that we were not allowed to use the fireplace. But the most frustrating experience occurred when we received our BGE bill in the winter and it was $430 even though we kept the thermostat set to 60 to try and save money. We were absolutely freezing and still had to pay an outrageous amount? After getting the meter checked by BGE, they told us it was accurate and something must be wrong with the furnace since it is a very small home. Aaron refused to send someone to look at the furnace. It obviously was not working properly, however we did not receive any compensation and continued to pay insane amounts while continuing to freeze. Additionally, before we signed the lease, Aaron told us the bill was never more than $200, which was clearly a lie. Upon moving out, we paid for professional carpet cleaners and scrubbed the place spotless. We then received less than half of our security deposit back stating that the floors were “extremely dirty” and took out $225 for that. We moved in the fall so leaves were coming down everyday. We still got charged for not removing all of the leaves and for not weeding- $190. They charges $350 to sparkle and touch up one 3 inch size corner of the wall. Needless to say, they overcharged is for all the “damages.” They caused us a lot of frustration. They don’t pay for a thing and make it the tenants responsibility to do everything. What is the point of renting then?? Stay away from Staffordshire Realty!!!

I would never recommend Staffordshire Realty after my experience renting from them for 1 year (2018-2019). Aaron was the primary person I dealt with after renting the property and he is unprofessional, dishonest, and aggressive when he is challenged on these behaviors.Shortly after moving in (~1.5 months), I woke up to find a large area of black mold growing on my bedroom ceiling with water soaking through the dry wall and onto the carpet. I promptly contacted Staffordshire Realty with pictures and despite this it took over 3 months to get the mold removed and stop the ceiling from leaking copious amounts of water. Ultimately, the room became uninhabitable because of the water, mold, and smell. I requested multiple times over the course of these 3 months for the mold/water damage to be fixed and an inspector come to check for mold. I ended up contacting the city to mediate the dispute and despite the citys attempts to contact Staffordshire Realty via phone and certified letter, they never responded.Finally, when I attempted to get out of my lease and move because of these issues, Aaron became aggressive in addition to being negligent. He threatened to take my security deposit (which is illegal) and pay a $1000 fee before I could start looking for a replacement tenant. Since I had zero trust left in Staffordshire Realty to operate honestly, I ultimately decided to continue to pay rent until the end of my lease but remove my belongings from the property. Once Aaron found out about this, despite paying my bills/utilities 100% on time, he started to call me multiple times in a row. I would email him in response, but he would never email back because I assume he didnt want anything in writing. He continued to call me 3-4 times back to back without leaving a voicemail.In the end, I reached the end of my lease and had $600 taken out of my security deposit for cleaning despite leaving the apartment in the same condition I rented it in. I only hope my experience helps someone else if they are thinking about renting from Staffordshire Realty. It will cost you fiscally and emotionally from the upset having to deal with them.

I contacted Staffordshire Realty to manage and oversee the renovation of my house in Ellicott City, MD. The house needed a significant amount of work and I had a limited budget to work with. READ CAREFULLY!! POSITIVE REVIEWS ARE FROM PROPERTY OWNERS NOT TENANTS!! Dealing with Aaron as others have mentioned was an extreme displeasure and at times, very unprofessional. We gave him the benefit of the doubt even after reading the 1 star reviews on here as well as Google and many other sites. I dont think they have an office as we were told to meet them at a pizza shop at 9pm to hand them our lease and deposit? They also refused to hand us our keys in person, we were directed to a lockbox 10pm the night before we planned to move everything in. Make sure there is not an HOA/housing authority as there are fees that Aaron will pay on your behalf and then request from you without any paperwork showing proof of said fine. When I repeatedly asked that he pass on the fine so that I had documentation for my records, I was told no and that it had to be paid that day or it would also take on a late fee! Upon move in we noticed a lot of loose fixtures and railings and the work Aarons friend Tom did was extremely sloppy and showed that he didnt care one bit about the properties or their tenants. We didnt even bother letting them know how disgusted we were with the appliances and bathrooms lack of cleaning before we moved in. I honestly doubt they do any cleaning or repairs between tenants unless absolutely necessary. When we were shown the property the last tenants still had blinds. When we moved in there were 9 completely bare windows that needed blinds that we were not aware of before move in. Burnt out lightbulbs were the other issue when moving in. Not that big of a deal but upon move out all of that was scrutinized during the walk through. Ive recieved multiple emails from Aaron where he will completely ignore any question or concern I may have had unless it directly affects him. He gets very defensive and snarky with his emails. There is definitely a high anxiety level as he thinks everyone is out to get him. There are multiple headaches out there in life your landlord shouldnt be one of them. Trust me, there are more ethical and professional places out there to rent from! Happy searching!

We lived in a 150 year old 5000 square foot house managed by Staffordshire Realty for 3 years. Needless to say, we expected some maintenance issues to arise along the way, which they did.Surprised to see the negative reviews below, because Aaron was professional, prompt, and courteous to each one of our inquiries. Being a property manager is a thankless job, but Staffordshire really handled everything as well or better than we could have expected. Have not seen our official security deposit return yet, but we were notified of only 2 minor deductions, both of which we were anticipating.I would highly recommend Staffordshire Realty.

Every one star review I have read about this company rings truth with my experience with Aaron. He may do a better job representing home owners but I can say that when his company took over the building I lived in each and every tenet was outraged by the unprofessionalism of Arron’s tone in email. Every email from Arron left me confused and and angry at how I was being spoken to. I will never do business with this company again. This is how I feel after waiting 7 months to leave a review.

They are well organized, respond immediately to any questions or concerns I may have, and I dont have to worry about any tenant issues that may arise. Tom was great. This sounds ridiculous, but my wife at the time had forbidden me to use our car to get my drivers license. Id seen some places with Aaron and Tom and one time I mentioned to Tom while my wife was at work (shes a doctor) that I needed someone to drive me to the DMV. And he did it! I got my license! My husband and I rented a property through Staffordshire Realty from May 2017 through May 2018. We quickly realized the mistake we had made, but at the this point we were obviously stuck in a year-long lease. The first major issue that I noticed was that it was nearly impossible to get a clear answer to normal questions from Aaron.It required multiple emails inquiring about the water fees for Aaron to finally respond fifteen days into our lease that the property owner would cover the water. In multiple emails over the course of a year, it became very apparent that Aaron would skim the emails and miss vital details, lengthening the correspondence time necessary to receiving a clear response.The next issue came when I requested that we be given the opportunity to do a walkthrough, so that we would not be responsible for any damages that we did not cause. The lease stipulated that the walkthrough be completed within fifteen days of moving in. We instead, were forced to send the damages in list form via email, and it quickly became obvious that we were annoying Aaron by requesting the walkthrough that we were legally privileged to.The grass was extremely overgrown with weeds in both the front and back yards. The oven was broken and we were forced to cook using our air fryer for a week and a half before the oven was replaced. The freezer leaked over an electrical unit and caused ice to build up and prevented the freezer from closing. There were no shower rods in the house and we were forced to buy tension rods to hang our shower curtains on. There was no light bulb in the nineteen year-old refrigerator and we were forced to buy one. Lastly, we were not provided with mail keys and we were forced to purchase a set from the local post office.The home that we rented had windows that did not open and there were no screens. The screens that did exist had huge holes in them. There were no blinds. We were informed that all pest issues were our responsibility (house flies, fruit flies, pill bugs etc.). The doors had difficulty closing in various seasons, specifically in summer, spring, and fall. Ventilation was a major issue because of the inability to open the windows. Lastly, we were not provided with mail keys and we were forced to purchase a set from the local post office.Anytime there was a maintenance issue, I would provide a list of dates that I was and was NOT available to meet the maintenance worker and Aaron had a knack for choosing dates that I was not available to have the maintenance person show up. In one specific instance, he sent a maintenance worker to the house five minutes after we were expected to be on the road to a graduation ceremony.At one point we considered staying with Staffordshire Realty despite the above-mentioned issues simply to avoid the process of finding a new rental company, but I am very glad that we decided against this. We sent multiple emails requesting a final inspection/walkthrough. Aaron was very short with me via email and overall unpleasant to work with. His business partner, Tom is the only redeeming factor of this property management company.After we moved out, I posted my review to Yelp, and about a month after, Aaron and Tom started to call me multiple times in an attempt to have me remove my review. Aaron sent a harassing/threatening email to me. I have more to say, but Google Reviews character limit prevents me from doing so. Take a look at the Yelp page and you will see that there is a Consumer Alert warning about questionable legal threats from this company. The overarching message is just to steer clear. Where theres smoke, theres fire.

Avoid renting from Staffordshire Realty managed properties!!!!! We mainly worked with Aaron. He was extremely rude during all our interactions and difficult to work with. This is also the first management company that has ever withheld security deposit money from me. They withheld money from every tenant that we spoke to in our building. They provided trivial excuses with no photo documentation. From reading these responses, this is what he does to everyone. I would recommend not renting from them! If you do have to rent from them, advocate for a walk through before you leave with them because they will make stuff up and take money from you!!!

On Saturday, 7/22/17, my family and I visited a property in Columbia, MD managed by Staffordshire Realty. We had arranged the visit with the leasing agent, Tom, and subsequently made the decision to apply to rent the property. The applications were fully submitted by Tuesday, 7/25/17. The following day, 7/26/17, we received our first communication from the property manager, Aaron Fischer requesting access to credit report, to which we complied. There was a rude response from Mr. Fischer during the exchange, but we chose to overlook it. Our application was approved on Saturday, 7/26/17, and we received the lease by e-mail on Sunday, 7/27/17 to review, sign and deliver on Monday, along with the 1st months rent and security deposit totaling $4200.Upon reviewing the lease, I had inquiries regarding maintenance, (because the lease read differently than what we had been told in person) which I submitted to Mr. Fischer. I also shared that we would be paying in certified funds and expected a receipt for the payment. Mr. Fischer responded to a portion of my inquiry, so I followed up and requested that the rest be addressed. He insisted that he had fully responded to my concerns and also indicated that he would not provide us with a receipt. He said if this was not sufficient, then we did not have to move forward. We felt that all of his responses were unnecessarily rude, and additionally incomplete, so we did not feel comfortable moving forward with the application and chose to cancel.After several days, I made the decision to post a review on Google and through the Better Business Bureau. The following day, Saturday, 8/5/17, I received an email from Mr. Fischer essentially saying that I had been unreasonable in my requests, tried to claim we lied on our application, and basically gaslighting me. He concluded the e-mail by citing an anti-disparagement clause in the signed rental application, and threatened me if I did not remove my review. I amended my review, so that it did not violate the clause. After several e-mails back and forth, with him continuing to threaten me, I made the decision to remove the review completely at that time.Something about the clause just felt so wrong, and I have now learned that I was absolutely correct about that. They had a lawsuit filed against them about the illegal clause in their application. So, now I am finally able to post my experience without threats against me. I would also say I deserve an apology, at minimum, for the verbal abuse against me by Aaron Fischer.In conclusion...dont do business with Staffordshire Realty.

This so called “business” is a total scam. My boyfriend and I were about to rent a property from these two, Aaron and Tom, and we got a really uncomfortable feeling and we are so glad we didn’t. We saw the property and submitted our applications.. Plus we sent them our own credit reports which is weird cause usually they pull your credit themselves. Since we sent them our credit report, there is no trace of them even pulling it. Finally we got an email with our lease. They wanted us to sign it right away and give it back to them that day with a security deposit and first month’s rent. They reiterated to us MULTIPLE TIMES that if we can’t get them the money by tomorrow then they will have to give the property to the “other applicants” meanwhile this property has been on zillow for more than 65 days. We weren’t comfortable signing anything or giving them any money without another walkthrough inspection. Tom told us that they would have a cleaning crew come out plus have maintance come out as well to fix any minor repairs, repaint walls, etc. We wanted to meet with Aaron and go over the lease in person plus do another walk through to see if they had done what they said they were going to do. Aaron said “We don’t go over leases in person, we can do it over the phone and you can do a walk through when you move in.” This is a total scam, I am so thankful that we didn’t go with this company and we trusted our gut feeling. Aaron was super unprofessional and super pushy about this whole situation and totally turned us off. Super shady way to do business and I really am disappointed. PLEASE do your research. These people put on a front and paint a pretty picture and say they’re gonna do all these things but then act shady. Terrible “business”.

Called and Emailed Stafforshire for a good week, they waited a full week to get back to me about one property.Emailed me back finally and told me to meet the representative Aaron at the property at 2:30 sharp, if I was going to be late I had to call a number to acknowledge that I wasnt going to be there on time.Told them, its going to be me and I will be there on time no problem at all.Arrived at the property today (June, 11, 2016) promptly at 2:15. More than enough time to talk to the agent and talk details (money, leasing, etc)Waited at the property until 4:00pm. Mind you, that is 2 & 1/2 hours in 90 degree weather in the sun with OTHER POTENTIAL CANIDATES.I believe that Aaron tried to call me once, but when I answered the reception was incredibly bad and I voiced to the person I couldnt hear nor understand a word from them. They hung up.Tried calling that number back 4 times and no answer so myself and five other people interested in the property left there today insulted and disgusted by this.Incredibly unprofessional, and I am surprised that you even have a job. Hopefully people look at these Google reviews before leading with this company, because I sincerely wished I did more research on them before I just wasted my Saturday, and I forgot to mention I took off work today to do this.

When my wife and I moved to California, we did not want to part with our beautiful Charles Village row house. We contracted Staffordshire Realty to manage the property in 2013 and Aaron and his team have been a pleasure to work with for the last 4 years. Aaron takes good care of our investment, handling all minor maintenance issues promptly and letting us pick our level of involvement for the big stuff. When there was a serious roof leak this past summer, Aaron let us know it needed immediate attention and gave us the option of finding our own roofer or handling it himself. Being in CA, we opted for him to take care of it and he did ASAP.Aaron takes care of us on the financial side as well. The property has never been vacant and he consistently finds high-quality tenants paying top-dollar. All fees and any expenses are itemized and explained each month. We look forward to working with Aaron for years to come.

Worst experience me or any of my roommates have ever had with a landlord. Aaron was wildly unprofessional from the day we moved in until well after we moved out. He is a very condescending individual who has gone far enough to threaten to barge in without 24hrs notice to make sure my dog wasnt peeing in the house.
