‼️FUTURE RENTERS BEWARE‼️ This apartment complex is solely used as a cash grab and can be described as a slum at best. Water was shut off at approximately 10am (this is an every other month occurrence.) it was resumed at around 3pm. No notice was given to the residents. At 7pm I went to use the laundry facility located in the leasing office/ community center. There I found raw sewage all over the floor, clear signs of human excrement. The office is now closed for the evening. This means that waste was just left in the laundry room and management couldn’t even be bothered to leave notice of the facilities being a health hazard. I have photo/ video documentation. Beyond this disgusting discovery, I have had NUMEROUS health and safety issues with this complex. Please be advised before even thinking of renting a unit in this apartment complex.

Hamilton Park is awesome, great neighborhood, nice neighbors, and very nice apartments, (especially the newly renovated ones). The fitness and business centers are nice touches as well. The staff treats you like family and if there are ever any issues (which is rare in my case), maintenance was there promptly to fix it. The grounds are kept clean and its peaceful and quiet. Mr. Sam has been wonderful and goes out his way to make sure that your living experience is and remains great! All and all, I will recommend Hamilton Park to anyone looking for a great place to live.

When I initially came to check out Hamilton Park a few of the residents said it was a quiet place to live and that I would like it here. Ive now been a resident here at Hamilton Park for almost a month and Im extremely miserable. I live in a second floor apartment and the tenants above me are excessively noisy ALL THE TIME!!! They allow there children to run through out the apartment not only during the late afternoon but well into the early morning hours. Most nights until 3am. I havent gotten much sleep or been able to enjoy my apartment because of this. I get headaches constantly and Im embarrassed to even invite people over because the noise so loud. Its gotten so bad that Ive had to buy ear plugs to help drown it out. Ive complained to management and theyve claimed to have reached out to these tenants with no luck. I asked if I could transfer to another unit but they said nothing was available until February and I would have to agree to another 12 month lease. At this point Im physically and mentally exhausted from lack of sleep. If youre considering this place make sure to come visit the unit you will be living in and insure this wont be a problem for you.

DO NOT RENT HERE. 1. It is expensive for no reason at all. 1050 for a 1 bedroom apt that had a water leak in the bathroom prior to me moving into this unit now my water bill is extremely high for the month of May/June. 2. The walls are paper thin, you can literally hear everything next door to you, across the hall, below you, etc AND I AM ON THE THIRD LEVEL! Neighbors blast their music so loudly in the evening and in the mornings tvs have to be at 100!! 2.You will also have to pay BGE AND a utility company that Hamilton Park will automatically enroll you in for gas, water, and waste water charges. IT IS COMPLETE NONSENSE. Unfortunately, my lease will not be up until May 2022 because they only offer 12 month leases. May 2022 I will not be here

I just moved in last week and so far I am loving it!If it wasn’t for Sam Baddouche I wouldn’t be here today! He really took care of me and helped me out step by step and was very patient with me.Parking is ok and sometimes the walk to the apartment building can be a bit much if you are carrying things but this apartment is very quiet and spacious and neighbors are very friendly.I recommend atleast checking this place out!

When I first moved here in 2017 I loved it here. The apartments were under a different management. The staff was very responsive and took care of my needs in a timely fashion. Now that it is has been under new management I hate it here. I cant wait until I move. Its no where to park anymore. Someone broke my sons window back in January. They took a whole month to fix it. I kept making several complaints because it was winter season and my sons room was cold. I now have water damage to my ceilings from them renovating the apartment above me. Tomorrow will make a whole month and they still dont care to fix it after I sent several emails and talked to Sam and the maintenance man in person. It is very sad that I pay my rent every month on time and have to deal with this kind of poor service. I wouldnt recommend moving here!!!!

I love the fact that Mr Sam goes above and beyond to make sure that his tenants have everything that they need. I love the fact that the maintenance men are dependable ! I love the fact that it’s so quiet and I feel safe !

Quiet area for the most part but the water Pipes are old. They need to gutt the apartments. They tell u it’s brand new with all new appliances lmao. The sink blew up and flooded the whole apartment after only being their for 3 months. Landlord is unprofessional in making tenants feel secure.Safety at risk from building needs not being maintained. Not the place to live

Very clean Apartments if you have a maintenance problem they will solve it within a day or so youre not waiting for a week or something for them to solve a problem the manager is very in tune with his people that are renting from him and they have easy access there are no surprises what you obligated to pay you pay and no more I truly enjoyed living here

The best place to have a family. Very quite place to live. There are so many convenient stores, schools and more. Staff is very friendly . Our property manager Lauren and her staff are amazing!

This has become home to me over the past 5 years and any concerns I ever have, have been addressed quickly and efficiently. Especially by Lauren Hoffman she is the sweetest and most professional person to work with

Roughly about a year ago, I moved into my apartment complex. I fell in love with my apartment, but due to health issues, I thought I would have to move. I was living on the 3rd floor apartment so I expressed my concerns about difficulties walking up and down the stairs to the management office. Ms. Hoffman told me to give her a few minutes to see if there was something she could do to help me. She went above and beyond to find me a first floor apartment and I was able to move in immediately. She helped me resolve my health concerns with the apartment by taking the time to address the issue in a timely matter. Because of the extra care and concern she showed at such a stressful time for me, I am forever grateful. Ms. Hoffman is the best property manager with whom Ive ever had the opportunity to work and I feel shes really an all around great person!

This place is amazing and Mr Sam is so amazing this apartment is a must have !!!!!

Can hear the ppl above me having sex and walking around like gorillas. Sink get clogged, shower gets clogged and dirty very easily. Carpet is trash. Everything is outdated if you dont rent the renovated apartment. Probably worth $800 a month tops. Oh and they lied about the transfer claus. Other than that i hope you enjoy your stay.

Living here the past year was and still is a rolller coaster of emotions for me personally. Ive delt with heart brake, Loss of job, and depression. Of course with the loss of jobs and being in between them, its hard to pay rent on a reasonable time, and the fact I communicated with my landlord about it with nothing but understanding, not to mentio Lauren helping me, with finding help for my well being and just being there to talk, and of course, trying to make a payment plan really helps more than you all think. I know im probably not the best tenant, but I will say Ive had the best landlord and staff members I could ask for. So thank you everyone deserves a raise
