A wonderful place to live! I moved in a few weeks ago and the process was very smooth. Everyone from 10 Light was extremely kind and accommodating, especially Adrian the building manager, T.J. from the leasing office, and Andre from the front desk. My apartment is beautiful. Maintenance issues are resolved very quickly, and any questions I had were answered promptly. I love the feel of the place as well, residents are very friendly and laid back, and there are a lot of pets :)

I was moving from the West coast and found 10 Light on Apartments.com. I researched the area; safety, proximity to public transportation, essential stores within walking distance, etc. I looked at many other apartments in Baltimore as well as other large cities but I kept coming back to Baltimore and 10 Light. I was initially drawn to the stunning architecture and floorplans but the final decision was because of their dog friendly environment, there are two dog parks onsite which means late night potty visits dont mean having to take my dog for a walk. I took a leap of faith and signed a lease before even seeing the place in person and when I got here I was not disappointed! I also have a disability that effects my memory and can make me very anxious (and high strung) but the leasing team was so patient with my many, many questions and made me feel comfortable while I was making the arrangements to get here. Again, best decision Ive ever made!

Living at 10 Light is living in the heart of Baltimore, for better and for worse. I myself have been living here for 4.5 years now between three different apartments across three different floors. The building itself and the sections that were preserved are a magnificent testimony to the Art Deco architecture, and believe me it never gets old taking friends and family on their intro tours around. The amenities are modern and well-furnished; I in particular adore having an outdoor dog park thats 5 floors up in the air, but the Underarmour gym is both surrealy beautiful and a great boon to have with the discount for living here. On top of that, some of the best rooftop views in the city come from here- swimming in the rooftop pool at sunset and hosting the family Christmas dinner in the Skyline lounge in the snow are simply unrivaled. Sure theres other buildings that offer the same features, but 10Ls location really is the prime spot when it comes to being photogenic. The apartments are a bit on the small side, but in comparison to the newer selections that have since appeared still manage to be larger yet cheaper. Of course, your neighbors can be a bit of a mixed bag due to this, but the leasing office in general is responsive about issues AS LONG AS YOU LET THEM KNOW and dont just let them know once and then never bring it up again. That said, my only real gripe is it can take a disappointingly long time for issues to be addressed for good, which while not unique to 10L can still be a bit of a downer. However, the staff in general are very friendly and willing to help. A special shout out to Dan in the leasing office who has been here longer than I have and has been nothing but polite and responsive to the concerns I have brought up over the years. His tenure in the office absolutely befits such a stunningly consistent agent. The other big negative is utilities. Utilities are not metered per apartment, rather it is: building bill - public areas / the sqft of your apartment and how many people are on the lease. They are billed by a company named AUM (aka RealPage), located in...California, and whose reputation is beyond terrible (as of this writing, they sit at a 1 star review on the BBB). For reference, my one bedroom apartment (700 sqft) with one leaseholder (me) averages about $180 a month for gas/water/electric. That is with the lights off most of the day, a dishwasher/washing machine that is run once a week, and the thermostat kept around 73 year-round. At 2 Hopkins across the street, my friend and his roommate pay about $140 combined for their two-bedroom apartment. Definitely something to keep in mind. Now about that first paragraph - living in downtown is what you make of it. Its not particularly intimidating, but its a far cry from the more hospitable Fed Hill or Canton. Most places follow business hours, so local options are limited. On the flip side, every neighborhood is within easy walking, scooter, or Lyft distance and makes it very easy to go in any direction with minimal hassle. I dont own a car so I imagine parking and driving arent great, but I didnt pick 10L for car options. Overall, the location definitely wears down on you over time and does make you yearn for greener pastures, but the accessibility to other locations almost makes up for the immediate surround area.In summary, 10L isnt as flashy as the brand-new 1 Light or 414 Light, but it still manages to hold its own against them while standing taller than locations like the Munsey or 2 Hopkins. The view from and of the building alone more than justifies it, and the amenities and experience over the years have been on a whole a very pleasurable experience.

I really appreciate that we have a gym in the building and that its still open during COVID-19. Love going to work out after a day of working from home! Usually the gym has 0-2 other people there so we are able to stay socially distant. One thing I would like is for more of the free weights to be put back in the gym and for the yoga studio to open soon.

This is a cool apartment for someone that doesn’t have a car, works in the area & doesn’t have kids. The building has beautiful views & great common areas but doesn’t have parking located within the building. I pay a 30 light parking garage a 215$ parking fee (3 minute walk)it’s always something not working with that garage. 10 light was built in 1929 so it is old but I wouldn’t recommend a soul to live here I got stuck on the elevator while pregnant the apartment didn’t even return my calls, my unit is currently 78 degrees because they decided to clean the HVAC on the hottest day of the week all they said was “turn on your fans & open the window”; the fire alarm has went off about 5 times in 6 weeks only once there was an actual fire. the apartment is “nice” but you can get more for your money elsewhere units in 10 light start at 1300$ for 500 sq ft not including parking or utilities I realized I could’ve bought a house:/ Take this information into consideration before signing a lease...

My experience at 10 light has been more cons than pros, which breaks my heart because I love the building. I recently moved back to the building after living here when the apartment complex first opened and Ive had nothing but problems. The apartment tour was very rushed which should have been red flag number 1 but I went ahead and decided to live here again. It was like pulling teeth to get my lease in order and I was always the one calling the office and was left wondering what was going on. On move in day it became very apparent the apartment was not inspected with pretty much everything not working from the shower not turning on to the horrific paint job and pounds of dust. In the almost 2 months Ive been here Ive had maintenance come into my apartment 9 times and Im left with a spotty paint job thats just embarrassing when I have guests over. Maintenance has been ok. They have been 2 times where I have waited for them to come and they have not shown up. The hallways are disgusting. They havent been vacuumed in months, I can tell by the scraps of trash that have been on the hallway since I first moved in. My neighbors have been a nightmare but there is not much that can be done about that and the neighborhood is really bad which is part of living in Baltimore. The building doesnt enforce mask wearing with many of the staff not wearing masks themselves so if thats important to you I would advice somewhere else. I would say more residents than not wear their masks and it was quite a shock moving here as they made me wear gloves on the tour. Not to mention its in a bad neighborhood. I DO NOT advise walking around at night.

. Let’s start out by saying this is a beautiful apartment, beautiful view, wonder amenities, nice and welcoming staff. My leasing agent was tamia and she was very nice and pleasant and i appreciate having her as my leasing agent. The apartments are beautiful. I really love my studio, and that i’m surrounded by everything. Affordable prices as well. But let’s get to the Cons. For one the prices are dirt cheap here because nobody wants to stay. I’ve been living here only 2 months and the fire alarm has gone off 8 times that IM just aware about. There are people smoking in their apartments and on the stair well causing the alarms to go off. And some people just don’t know how to use the ventilation over the stove, burning up their food in their apartment cause us that inconvenience of waking up in the middle of the night by a loud and obnoxious fire alarm. Not good for people with anxiety. The first two times i thought it was my apartment. Con #2 it’s soooooo many people in this building that smoke weed. I am not someone that likes to complain but it gets you to a point where you want to now because now they are affecting you causing you the inconvenience of waking you up out of your sleep because they forgot to put their “blunt out”. At least open a window, sit near it or something. People just do anything in here. And it seems like their hasn’t been a stop put to it because more and more people are moving in that are doing the same thing. It’s needs to be a second concierge doing a walk through on every floor and take tenant complaints into consideration so a reasonable stop can happen. Con #3 they don’t verify income employment. They don’t ask for pay stubs which i think is really crazy. And the response i got for why is because people give them fake ones. Now i see we live in a generation where people can’t tell the difference between real and fake paystubs and verifications of employment. So because of that, the greatest people aren’t moving in. The guy that lives next door to me all he does is scream at his game system all day everyday... Literally everyday!! Like do you work or not? Con #4. They don’t have a parking garage so you’re going to have to pay 100-250 a months for parking for the nearest garage. Or fight to get on street parking and wake up at around 6-7 to pay for the meter :/. I haven’t been too pleased with my stay so for and sorry to say if their isn’t a change i will not be renewing me lease

The whole team has been great! Tamia was my leasing agent and she is just a ball of light. My moving plans fell through with a roommate in another apartment building so I decided to look for one on my own. Tamia processed my application and got me approved and ready to go so quickly! Andrea and Dan have also been great as well. I see them less often but communicate with them frequently through email. They are all very friendly! Especially everyone working at the concierge desk. I feel at home when I come here. I recently had my first maintenance request and it was completed so diligently. I feel taken care of. Honestly, the building just feels like home. I love my apartment layout too and the view. The side I am on gets tons of lights and I love the large windows. The last two months have been stressful while applying for doctoral programs but this team made that process less stressful for me because they made living at 10 Light such an enjoyable experience. My hallway is very quiet and the other residents are very respectful. I’ve had 0 problems since I moved here in October 2020.***7 month update***I love this place so much I don’t want to move. The people who work in the building are so friendly from the leasing office to the front desk! Tamia, TJ, and Dan continue to be my go to people. They respond so quickly and efficiently. Ms. Jenkins and Octavia at the front desk have been nothing but welcoming. After a long day, being greeted with a smile and warmth matters especially during these times when COVID is impacting our lives in many ways.

I moved here in March. So I wanted to wait until I was here for a few months to do an in depth review.Pros:- Rent is much cheaper than any of the surrounding buildings and areas like Fells Point and Harbor East. Thats because this is an older building. Due to the age of the property, you can get double the sq footage for the same price of the surrounding bldgs are charging. Many bldgs in the area are charging $1900 for a 550 sq ft. When here you can pay $1900 for a 1000 sq ft with modern renovations.- Even though the bldg is older, it has been renovated so it has a beautiful mix of modern with a touch of historic. The bldg definitely has charm that you wont find in the newer buildings.- Close proximity to the Inner Harbor, restaurants and entertainment. If you wanted to take a nice long walk to Fells Point and Harbor East, it would take you 20 to 25 min.- Valet trash if you live on any floor past 19.- Skyline views if you live on any floor past 19.- TJ and Dan in the Leasing Office are amazing, freindly, and extremely helpful. They are very busy in that office and as a resident, you never feel any misdirected stress from them towards you. They are always always always happy to help!!! They have pulled alot of strings for the residents and they make things happen. And the personnel of the maintenance team are very nice as well.Cons:- The immediate area is sketchy. There are homeless ppl loitering around the bldg and there are some sketcky teens that love to hang under the scaffold in front of the 7/11 on the corner of Light and Redwood. I dont neccesarily feel unsafe per se BUT as a woman, I am on guard and am not a fan of the type of ppl who hang around that area. Of course I have men trying to get my attention but nothing over the top has happened. However, I still felt uneasy about walking in the immediate area.- Parking is not attached to the bldg, so if you pay for monthly parking in a garage, be prepared to walk at least a block back to the bldg.- The cost to transfer units is waaay too high. I can understand the high cost of breakinv a lease and moving out of the bldg. But they charge too much if you want to stay in the bldg but just move to another unit. Also, they will not allow you to downgrade to a cheaper or smaller unit. Im sorry...who does this? That just shows how badly they want your money. Other communities will gladly let you transfer to a cheaper unit if that means they get to keep you as a paying resident.- The concierge was very unprofessional at times and did not do a good job keeping unauthorized people out of the bldg.- The BIGGEST issue I have is the cost of utilities. Each unit is not individually metered. So the utility bill is split between residents. The way they calculate the split is very assinine and very unfair because someone could easily end of paying double or triple the amount compared to what their ACTUALLY using. As a single person with a 960 sqft, my bill was at least $200. When in reality, I only use 70-80 dollars worth of electricity each month. So if your neighbor likes to keep his A/C on 65 all day long and leave every light on in the house, guess whos bill that goes on...yours. My disapointment was when I moved to a bigger unit and my utility bill became $300. THIS was the most infuriating thing to me. Its completely ridiculous. This fact alone made my review go from a 4-star to a 2.5-star rating. The absolute biggest takeaway is that your experience solely depends on what floor your unit is on. Ive always lived on the upper floors. Ive heard many complaints from residents that live in the lower half of the bldg. So I will say....if you live on any floor above 19, your residential experience will be alot better, if not, a literal day and night difference. Most of my friends in the bldg are trying to move else where, and due to the high utility cost and the sketchy people in the area, I understand. I had a beautiful unit overlooking the skyline of Baltimore but when I had the opportunity to move...I did, because management took a negative turn.

When I first moved here two years ago, the leasing person assured me the construction across the street would be finished before I moved. Fast forward to the present, it’s still going strong. Emphasis on strong and LOUD. If you enjoy construction at all times (hammering and drilling as early as 5am and as late as midnight, weekdays and weekends), and construction workers peeking into your living room, 10 Light is the place to live. I’m aware this will not last forever but it does seem like it has been going on forever. So if you’re considering moving here I would wait until the construction across the street is finished.

I am living a nightmare since I moved there. The entrance of the building is beautiful, including the apartment, but when you genuinely truly make the mistake to signed the contract...you will regret to live here, it is a nightmare. People are unfriendly, staffs too, maintenance never done the job right, never once, even the Wi-Fi plugs are broken, the balcony door too, etc. The maintenance comes into your apartment without your consent. I asked if we could hear everything of any kind, they promised me no, there is no noise and we rarely have a complaint Right! I cannot enjoy my balcony because the downstairs tenant screams from his/her balcony to me before my guest, and the whole neighborhood. I cannot have a phone call for the same reasons. I am asking the staff to send the maintenance because its been month I am taking a quick shower since the water becomes cold. The fire alarm is always singing as soon I am making a simple pizza. The sink in the bathroom is clogged since day one. Even the maintenance came, they did not repair it. There is no microwave, the stove is gas (which is scary for me) the staffs will bring you to the district court as soon you are late for rent (which is unfair) you arrived at the district court and see dozen of tenants from this company. Many of them are canceled. So, you are waiting your time! There was a staff who was mean! Thank god that person left, or might be fired? The worse of all who make me pay the rent for one bedroom at $1545 per month is the tenant above me! The tenant cannot stop to walk, walk, walk, all day long. I can hear each loud and very loud step, plus the old furniture squeaking as soon the tenant set down and on. I am disable and the noise make me crazy. I cannot concentrate of my study, reading, ect. I requested to the staffs to do something for months. They did not do anything except to tell the tenant to not walk so loud. So, it is not a life for me nor for the above tenant as this company should be loyal at the first place before you signed the lease and not be truthful! Then staffs are saying if you are not happy within 30 days you can leave without penalty. But they do not tells you that they will take back the special they have from time to time (mine was $500) and you will have to pay two months rent if you leave before your contract signed. Now, they also surprise you with extra bills that I was not aware! Gas, water, sewer, and only the trash which is $10 is mentioned before you signed and of course you pay but also need to bring all the way your trash to the dumpster. The garage is good for car but not a truck! So, if you move here it is a great pain! The elevators are always unavailable, and the gate for the garage (who is supposed to let only residents) is broken for the last six months! Never been repaired so now anyone can park and go to the concert, jobs, and on...to come back with extra bills, I decided to not pay the company but wanted the waters company, the gas company, sewers company etc.. To send me the bill directly to me, but they never did. As I have no trust in Gables Columbia Town Center. Because they can put any number for us to pay and in fact it is way much more than the price! Thus, they reported to my credit bureau without first telling me or calling me. If you have a pet, you the price is around $125(unless they change it since this building is bought back from another worse company!) per month. Now, make the calculation from all the above, and see how much more, beside the rent you will have to pay per month! Do not sign!

This building management is awful. I moved in during the October special, and I was supposed to have November and December rent at 1/2 price. I got my rent concession for November, but the management company tried to scam me for December.I started asking about my rent concession starting on November 26th. I called tenant services on the 28th. I emailed the leasing office several times (December 1st and 4th). They kept telling me to wait and be patient. Finally they sent a reply late on December 5th, at which time I did not check my email. The very next day I got a letter on my door with late fees and threatening to take me to court and all that stuff.I paid (I was tired of fighting for my rent concession) everything including the late fees. Then I get a note on my door telling me that they are going to repossess my property unless I pay them $1,614.75.I tried to talk with the manager, but he was rude and condescending to me. I much prefer talking with Ms. Housna Adali. At least she is friendly, willing to listen to your problems, and doesnt talk down to you.

They keep everything really clean. The location is right next to the Inner Harbor which is nice. And, there are several parking options all around to choose from.Cons: The bills (utilities are very high), rent is on the high-side, and you have to pay to have packages delivered (Parcel Pending), their dog breed restrictions, outside the apartments can be very loud (however I have no noise complaints from the inside of my apt).

I love living at 10 Light Street because of the convenience to everything downtown as well as the amenities of the facility like the concierge service, Parcel Pending, the great lounges with pool table and video games. I think my favorite is the free continental breakfast and all-day coffee service. That alone has saved me tons of money from Starbucks (which is also nice to have in the building). The only thing that could take this review to 5 stars is onsite parking, which I am told will be coming after the new building is built across the street.

The good: Rooftop pool. Center of downtown Baltimore. Cheryl at the concierge desk was THE NICEST and most helpful person ever. The Under Armour Performance Center was in the basement of the building that offers half off per month from the regular membership price. Starbucks was located on the same block. The bad: Fire alarms go off literally at any hour of a 24 hour day, about once or twice a month. The utilities are pooled within the entire building which we were not told about until we after we left. There are no parking options besides a $200/month parking garage located 2 blocks away with the most disrespectful employees youll ever come across. Dont use Down Under Garage. Maintenance was hit or miss; half the time, the problem wasnt fixed, the other half, it was. There were ALWAYS beggers and homeless people and crackheads and loud ghetto people outside the building; I even witnessed a fight within the mob of ghetto middle/high schoolers in the middle of the street at like midnight almost get run over by cars driving down Light St.All in all, I wish I never lived here. If you HAVE to live in downtown Baltimore, try Fed Hill or Fells Point. Those areas are a lot safer and cleaner... Although, if you dont HAVE to live in Baltimore, dont live in Baltimore.

Friendly residents who will chat you up in the elevator.- Utilities: It is a flat $200ish a month, which is not ideal as the units hold heat very well. My initial tour in 2018 was terrific. The leasing consultant at the time was lovely, and I fell in love with the community. A year later, I applied.Unfortunately, the leasing consultant that assumed my file was very rude and condescending throughout the entire process. There was no follow up so I never knew precisely where I was in the process or if there was anything I needed. The only follow up that occurred was from the property manager at the time (also no longer working there) who called to let me know I was approved. It took several weeks to receive my welcome letter, and when it finally arrived to my inbox the lease dates were wrong and it had a complicated breakdown of how the utilities are split amongst your neighbors. When I raised questions pertaining to the pooled utility bills I was treated as if my concerns were not plausible.Fast forward, to two weeks before my move in; I was informed that my move was on hold because they missed something in my file upon the initial screening. The leasing consultant informed me that I would need to reach out to the screening company to correct the issue. He refused to reach out to help correct the situation even though I was told several weeks before that I was approved and had since put down my deposit.Another 2-3 days passed before I heard anything. Then I suddenly received an email 5 minutes before the leasing office closed asserting that I would have to pay an increased security deposit ($1000+) in 72 hours due to the discrepancy.I applied two months ago and have been to the community twice since then. Why would this come up now?At this point I was completely over it. I requested to speak to the property manager about receiving a refund for my Initial security deposit, and I was given the run around by the leasing consultants. They refused to give me the property managers information, giving me the leasing managers information instead. It seemed to be a joke to them. Understandably so considering they had no money on the line. Finally, the leasing manager, who is also incredibly rude and unprofessional, reached out to me. She reluctantly gave me the property managers email, and here we are a week later, and I still have not heard back from her nor have I received a refund for my $250 security deposit. The amenities are gorgeous, but trust me, it is not worth the aggravation. Believe the reviews; they are not lying. There are agreeably nicer places to live in Baltimore. Dont waste your time.UPDATE: it is now 4 months later and I have yet to receive my money back. I have reached out to the property manager several times. I have now reached out to regional. Its all a scam and the neighborhood is extremely unsafe. Run the other way! It is not worth it.

When she was finally out of the woods I went to apartment to pay rent I was told cutoff was the 4th so I had to pay over $100 late fee plus I was told I had to get cashiers check I tried to explain tony wife’s life threatening situation and I was sorry but sometimes life happens I was told to bad rules are rules. So when I looked online to see what my utilities would be since I had moved out the number was over a $1,000 which I knew had to be totally wrong I sent an email on the 4th to get accurate amount to pay the representative was not in the office. So I went back to Baltimore to pay what I owed today and was told I had to pay over $150 late fee for utilities when the number they sent me was wrong. This company has no compassion for anything but money. Please everyone considering I would recommend you keep looking. 10 Light Street Apartments’s doesn’t care about Cancer patients or anything other then money.

One of the building i was looking at for an apartment. These were my criteriaApartments: 4 🌟 small but beautiful in design, have ranges from studios to 2 bedrooms. Some have views of the city, others have views of the adjacent building, barely any have views of the harbour.Gym: 3 🌟 has a free small gym with decent cardio and basic weights, but has an underarmour facility with everything in the lobby you get a discount for.Common areas: 5 🌟. Amazing and beautiful common areas with free wifi and everything you would ever need to entertain guests or study.Payment options: 2 🌟 i prefer the option to pay with a credit card.Location: 4 🌟 10 min from harbour by walk 5 min from metro and 30 mon walk to jh hospitalIf they had the credit card option, i would have lived here. Such a beautiful building.

Liz was an amazing tour guide and help during my move in process at 10 light street. Not only did she have answers to all my questions but provided a wealth of knowledge about the history of the building, amenities, and guest policies. Liz is quick to reply to emails, has a radiant personality and consistent passion for her work. I couldnt have asked for a better individual to guide me through the seamless process that 10 light street provides for their residents.
