It is most definitely a seller’s market out there and Watters International Reality did such a great job! As a first time seller, I had a huge knowledge deficit going into the process. I worked with Courtney and I’m not quite sure what I would have done without him and his expertise. Considering I closed February 5th this review is long overdue.Susan Sawyer is a phenomenal agent. I began working with her in December 2020. As a first time home and out of state buyer the process was already difficult. Combine that with the pandemic and the current housing market, the complications and logistical odds become astronomical. Susan was able to help me navigate the daunting task of finding my ideal home. As a business minded person I highly value transparency, clarity and forthrightness. Susan provided that in spades, and managed to talk me out of several bad choices keeping me on track to find the best property for my needs.Additionally, I had a timeline I wanted to meet based on my personal situation and concerns of being priced out of the central Texas market. With this in mind Susan and I probably did about 3 months of shopping and market research in 6 weeks. I must commend her on her tenacity and willingness to work across time zones. Grant Randall is a true professional - an absolute pleasure to work with. Before meeting Grant, I had interacted briefly with several Real Estate Agents. Here are the three main qualities and attributes I noticed about Grant that differentiated him from other agents:1) I am a curious and inquisitive person in general. Naturally, as a first-time home buyer - I asked LOTS of questions. Grant always took the time to explain matters that I didn’t fully understand. Purchasing a new home can be stressful - especially if youre blindly being pulled through the process. However, Grants willingness (patience?) to answer my questions in detail made me much more comfortable during the entire process. I mean, A to Z.2) Grant is prompt with his communication. Sounds easy, but I can assure you that not all agents are prompt! Most agents are quick to make initial contact with prospective clients, but communication typically fizzles out from that point going forward. This was not my experience working with Grant! If he was unavailable to answer my call, he would immediately acknowledge that I had called by text. If he was on the phone with another client, he would let me know and include an estimate for how much longer the call might take. If he was out with another client, he would let me know and include an estimate for how long it might take – providing periodic updates along the way. I always appreciated him doing that.3) My knowledge and experience of Real Estate and doing home repairs and projects is limited. When Grant and I first started looking at homes together, I shared my concern of not knowing what potential risks to be looking for when evaluating homes. Lucky for me, Grant is a knowledgeable and experienced handyman. While viewing homes, he would point out possible concerns or existing problems that I didn’t even notice ...things that could end up being costly repairs. This saved my butt a few times.This is by no means an exhaustive list – I am simply highlighting the things that I quickly noticed about Grant that stood out from other agents I had previously interacted with.

Last year when we sold our home our realtor Jason who works there lost $45,000 on our shelf of my original asking price he never ever visited our house or medicine person I know Covid was going on but people wore masks. They scheduled an open house where they sent a totally inexperienced buyers agent to show our house who did not set the signage up right for the open house or anything like that also showed up in a pair of jeans a T-shirt and sneakers never once did he call us or meet with us to ask us about the house. All in all it was the worst experience and most costly of our life all they care about is their commission don’t care about the customer and they don’t follow through if we don’t have sell your house in 72 hours will buy it it took them a month or more to sell mine so shame on waters Realty

The reason I went with Dave Watters was I liked the idea of how there was a a different team focusing on each aspect of the sale of my home. Some of those teams knocked it out of the park and others I wasn’t impressed with at all. The photographer/videographer were top notch - and the marketing team getting it plastered everywhere was great - with their follow up reports as well. For how much commission we paid, it should have been that level of service across the board. The house did sell, but for far less than the original list price. I will go a different direction in the future - buying and selling.

Tamyra Bradley did an incredible job with the sale of my rental property in Austin, TX.  I knew the sale would be challenging because the property was tenant occupied, it had to be renovated before putting it on the market, the tenant was several months behind on the rent, COVID-19 restrictions did not allow evictions due to non-payment of the rent, and the seller lives 2000 miles away.Tamyra got the tenant to vacate the property, the renovation and repairs completed within the next 3 weeks, and approximately 2 weeks later the property was listed for sale. The property went on the market on a Thursday and we had 6 offers by the weekend, the highest being $66,000 over asking.We opened escrow on our highest offer but it did not close when a foundation inspection revealed foundation issues. After a months delay to get the foundation repaired, we opened the 2nd escrow that closed 33 days later. An experienced professional who was poised for the challenges when they occurred.I highly recommend Watters International Realty and especially Tamyra Bradley.
