Ive been living at this property for a couple months now, and I feel now is the appropriate time for me to write a review.I am super pleased with the property and all that it brings. One of the biggest factors that I was mindful of while doing my apartment search was evaluating the staff. Needless to say, they did a very good job.Tracy B., in particular, took my needs and helped me narrow down my search to a couple units. She was and has been super receptive, understanding, and helpful since the moment I toured this property. All the kudos to her. The rest of the staff is just as amazing. The team they have here is the epitome of what property management companies should have if they want to ensure that the tenants are happy.If you are looking for an apartment and you are reading this (and if you want to get the most out of what youre paying for, with the best staff, a beautiful and clean environment, and EVERYTHING being within a couple minutes drive) I would recommend you tour Marquis Lakeline Station for yourself. I can go on and on about how happy I am with my decision on choosing this property as my home, but Im not trying to write a paper here. So Ill leave you with this: 5 STARS, without a doubt!!!

Daniel at the front office is awesome. Helistens to your problems and promptly fixes them. I havent had the same experience with the other staff members there. Ive been hung up on before and I get more of a careless response from other staff. My main issue is how long it takes maintenance to come out...it usually takes days to get a plumbing or electric issue fixedwill not be renewing my lease here again.

I have been living here for a year now and absolutely love it and I am happy living hear. The management team are great! They are very professional, helpful and quick to response and help out. The maintenance team are very fast when responding to tickets. Parking can be a pain sometimes but for the most part I always find a spot close to my apartment. I highly recommend this property.

My daughter just moved here from TN and I’ve made sure to read all the reviews etc.it’s a beautiful place.... the front part..A lot of my opinions changed once she moved in and I had time to walk around the grounds.The office is beautiful inside, the game room, Internet cafe and gym. Truly nice.But once u walk towards the back you will see that a lot is neglected.Dog poop in the little corridors (see picture)The hall way of where my daughter moved into has oil stains on the concrete and really dirty walls. Again the apartments to the front does not look like this. I’m not sure if Management knows about it and just don’t want to spend money on the back part of the complex or don’t they know ?3 lights were out in the mail station area, which in my opinion is not safe at night.BUT with all this said, the 1 bedroom apartment is really nice inside. Definitely value for your money. Time will tell.

I wanted to take a minute to write a review of the Marquis Lakeline Station. The Property Manager Tracey Bussard is why I continue to make this apartment community my home. She bends over backwards to make sure your needs are met and makes sure you are a happy resident. She allows follows up with you right away too which I appreciate. Traceys warm bubbly personality makes her a perfect fit for the position too.I wanted to give Randy the Maintenance Manager and his team recognition for the hard work and the great job they do. The times I have put in a maintenance request they have always fixed the issue right away either the same day or they next day. They are always on top of everything.I highly recommend these apartments to anybody consider moving here. The location is perfect too. You have so many restaurants and shops nearby

We LOVED our apartment and our experience with Marquis Lakeline Station! Anytime we had any issues with the apartment the maintenance team was prompt and very knowledgeable. Tracy, Daniel, Amy and Kyleigh in the office have always been super professional and helpful. Tracy specifically has been really great any time I had questions or concerns and she always worked to find us answers quickly. We would totally recommend this complex!!!

Hi!My name is Corey and I have been a resident at this property since December 2018. I’m going to start by telling you my conclusion: Get over here! It’ll be the best decision you’ve made in a long time!Now, it wasn’t always like that. When I first moved in, the property was owned by another management company who I suppose I shouldn’t reference by name. To keep this short, they lied. Over and over again, the only good thing about this place at the time was the fact that my Pitbull wasn’t prohibited. Yet due to their nonsense I was repeatedly paying hundreds of dollars for things they “forgot to mention” until after the lease was signed, omitted entirely, or flat out lied about. There was only two members of their staff I liked, both of whom were restricted by their superior. They still did what they could and I was sad to see them go.Without any notice to the tenants, the previous company sold the community to another. I found out because I went to the front office to dispute recent “fees” and ask for some form of cooperation on their part. That was when I realized I had never seen any of the people in the front office before. That was when I met the staff from CWS. The new management company had their hands full sorting out the mess left to them and there was never a day without a literal mountain of paperwork in front of each staff member. They had help from staff at nearby CWS properties rotating in and were able to sort things out.I’ll pause here to say this. I met more CWS staff members through that experience than some CWS staff members have met. Not a single one struck me as anything other than decent, honest people. That was the first time I went to a front office at any apartment community and found people inside. It was weird. I remember walking outside and thinking “Is that what sunlight feels like? Huh!” lol! Ok, maybe not, but you get the idea.Anyway, the staff have been turning this place around. There are now community events, the property is in much better condition, things are being renovated, we now have a gym instead of a “designated exercise area”, the pool is renovated, the parking lot was resurfaced and looks bomb, the front gates work, there is now security personnel to stop peoples cars from getting broken into and their wheels stolen, work orders are carried out in a timely manner, etc… I won’t bore you with the details but there are so many things going on here it’s more than I could probably list anyway.As I said, they have been more than patient with myself and my ex-roommate as we worked out our financial situation and were graceful even to this day. Even as I leave I’ll never forget it.If you’re considering this place, stop. Get over here, thank me later, put on some Netflix in what has got to be the best unit you’ve ever lived in, and say hi to your neighbors every once in a while. It’s the best decision you’ll make this year.

The place had no power, water or heat during the snowstorm in February 2021. While this aint their fault. They are not on any important grid to the city. As a result, we were left without any power for nearly a week! My husband, my kids, and my pets had to go live with our friends.Usually their maintenance people are good, but they have not been able to fix pipes after the storm for 3 days now after the worst of the storm ended. Since their heating is connected to the water supply, we havent been able to heat our homes without water either.

If youre looking for good quality, value, professionalism, quick responsiveness, quite and clean complex then look no further. Marquis Lakeline Station is best place in the Austin/Cedar Park area to live in. Tracy, Amy and all the staff are so professional, friendly and they value the tenants. I have live in this complex since 2012. It has changed management three times and the current management is superb. They respond to to tenants issues in record time. Its a very quite complex. You can hardly see children running around or people loitering about.If youre looking for large rooms or if the garden tub is your style of bath-tub, then this is your place. Large closets, spacious kitchens. I love living at Marquis.Thanks Tracy and your team for making me feel at home. Great job.

I have been living at Marquis Lakeline Station for about 2 months now and have really loved my time here so far! Tracy, our Community Director, as well as her staff have been more than wonderful since the day I moved in. I’m very happy with the new gym equipment, cleanliness of the pool, current painting of the property as well as the package locker system they are implementing.With the above said, I did have a few issues upon move in: a leak under the sink, a semi-functional AC, broken light fixture and a few other touch ups. A small bummer but Tracy personally checked in on me multiple times with updates/inquiring about how things were going. Maintenance installed a brand new outside AC unit, new disposal and new light fixture very quickly and the office made sure I was taken care of for the inconvenience.I signed an 18 month lease which was very convenient and also CWS offers a unique 30-Day Guarantee which left me feeling totally reassured should things have not have worked out. I had a horrible experience at my last apartment complex regarding noise from my upstairs neighbors so I made sure to move into a top floor unit at Marquis. Funny enough, my entire building has plank flooring (no carpet-which I love) but that means that I can occasionally hear my downstairs neighbors when they get a little loud. It is a definite improvement over my last living situation though so I dont see it being too much of an issue.Overall, I cannot thank Tracy and her team enough. I believe she genuinely cares about my experience living at her property and I’m excited to continue my residence at Marquis Lakeline Station!😄

Tracy and her staff with Marquis Lakeline Station have been incredible! Super easy to work with in the application and moving process! They all went out of their way to make things convenient for me on my move in day. The pool is awesome, feels like you are at a resort! The apartment was clean and exactly what I hoped for! Plenty of room and nice. I’ve talked to many residents that have been very impressed with the new owners and management. They are upgrading the property and the amenities, plus the location is perfect for me. All in all, I’m very pleased with choosing Marquis Lakeline Station as my new home. Property is under new management. I moved in about 3 months ago and the entire property is being repainted with a much better color. Maintenance is always at your apartment within 24 hours and if you have a after hours maintenance “emergency” You get to talk to a real person ! Office staff is super nice and I believe the new property owners are making this place an example of what a community should be.Keep up the hard work !

This place is not worth the price or the extra fees they tack on every month. The parking is terrible, people park and never move again. I am eagerly await for our lease agreement to end, worst apartments Ive ever lived in and I used to rent at international residents/ the hendrix. Which says A LOT!

I love living here. Moving to this apartment complex was the best move Ive made in years. Its next to some of the highest paying major employers in Austin, conveniently located within walking distance the Metro rail, and the new management has been a pleasure to work with. The pool was just remodeled which looks fantastic, and theres a huge dog park we use everyday. The leasing agent, Amy, is so nice, I think she deserves some kind of award for going out of her way to help with my move-in and anything Ive needed. They have a top notch on-site maintenance crew who respond promptly and professionally to all the requests Ive had. Ive have bad experiences with other apartment complex management, which makes me even more appreciative of this one. Thanks!

I dont know if its because of old management that this complex has such a low rating, but Ive been here 2 years and just signed for year 3 here. I have never had an issue, the ladies at the front have always been super kind and helpful and maintenance is actually pretty prompt compared to any other complex Ive been at.They also keep it well maintained, and allow all dog breeds!

Ive lived here for 2 1/2 years now with my boyfriend and his dog and have loved it. Our apartment is lovely and very nice. Weve never had issues with our plumbing or air conditioner. Im so surprised at all the negative comments about the complex and their apartments. Its truly a nice place and MOST of our neighbors are nice people. Everyone usually keeps to themselves. The management has been very nice and understanding through out our time living here. One of the best things about living here is how there are NO BUGS!! I CANT STAND living some where where there are bugs. Kudos to the pest control people! My only complaint would be that the parking SUCKS because of how tight the spaces are, and the dog that lives directly below us barks at literally everything and its extremely annoying to walk outside and have this large dog bark and growl at you. But otherwise, this has been the nicest complex Ive lived at! I would recommend it to my friends and family.

Edit: do not live here!!!! They dont have enough parking to accommodate all residents. Their on call after hours is a total joke. The price to live here is not worth the frustration it comes with!During my first year living here there were some minor issues with the apartment (just like most apartment places have), but maintenance quickly came and resolved issues with the apartment. Maintenance were friendly, courteous, resourceful and engaged in conversations. There were some miscommunication/unpleasantness with a representative in the office, but management was able to reassure the issues would be addressed to their staff and that the situations would hopefully not happen again.However, when I signed my new lease with the complex things seemed to go wrong quickly. We expressed concerns that we had been dealing with since we moved in (we were in constant communication with the office regarding this issue, it just officially got out of hand). Sara, the Assistant Property Manager; quickly reached out to my husband and I to gather more information on the situation. She acted quickly and diligently to resolve and answer all of our questions to the best of her ability. Sara was able to provided information to us if there was something she could not answer.Update: I realized that I reviewed this place a little too soon. Basically, shouldnt have renewed my lease and found a better place that would treat my family and I better. I will definitely be recording every conversation with the office and keeping all documentation of promises and unrealistic accommodations that they offer.

I have lived here just only a year I love my home. Yes I said my home. I have never ever lived somewhere I felt so safe. Never had a insecr problem, work orders are a top priority. The staff is exceptional and will help in any way. I wish I could find a good roommate so I would not have to leave my home. I do suggest that they get rid of the paid covered parking its really hard for people to find parking. Great place to live.

This particular property wouldnt release a rental verification to the next property I planned to lease at, and didnt have a legitimate reason to why they wouldnt. (Which resulted in causing me a 1 months rent deposit) When I asked Christine why, she couldnt even give me a professional answer.. her exact response because we just dont. I will never lease at a Roscoe Property in my life, and yes Ive always paid my rent ON TIME and they didnt have any problems out of me besides the fact when my lease expired and I was going to move into the 2/1 from the 2/2 but I absolutely hated the 2/1 floor plan so I decided not to move back there all together.

If u could give a negative star review I most absolutely would. Management here is not up to par. The entire group of them are just money hungry snakes and will at your expense have suck you dry. Maintence will “come to check” on the problem multiple times and still never fix anything. Literally will do anything and everything they can to scam you out of your money. Worst living experience I’ve had by far. Just all around terrible. Would not recommend them to anyone!! Over priced for what you are actually getting. Never have felt worse about a place. Would completely not recommend to anyone like I said. Complete trash from the management to the turn access of the location, to their being major insect problems...which u pay for an exterminator but can’t ever seem to get them to your actual apartment.

Ive lived here for over a year and have been satisfied with my experience. The office staff has responded promptly to emails and phone calls. Maintenance requests are also handled quickly.The complex is fairly new and my unit has been well maintained. There was at least one previous tenant, but the apartment didnt show signs of wear and tear when I moved in. I appreciate the door-to-door trash pick-up, but wish that it was included in the rent and not a separate service. The one issue I have with my apartment is that its located over two garages. The leasing agent failed to tell me this before I moved in. So, I have to contend with the sound of automatic garage doors opening and closing at any given time of the day. Ive learned to tune them out, but still feel that the leasing agent should have made me aware of this before I signed the lease.The one downside is that theres a lack of parking for residents. The office has tried to implement parking stickers for residents. However, those are only in effect from 8 pm- 8 am. If neighbors have guests before that, you may be out of luck when trying to find a spot near your home.

Finally moved out last week. I lived at The Royal for over 2 yrs. We originally moved in when it was called The Remington, but then they sold to Roscoe and everything went to hell. Reading through many of the reviews I can second much of what is being said. Non responsive management that is constantly changing and is quite rude if you ever have to interact with them. Rules are not enforced (dog leash, waste pick-up, parking etc) outside of the occasional nasty email that gets sent out to everyone. I also went over 8 months with the use of only one of bathrooms at one point because of a leak that originated up stairs and wound up ruining my bathroom and the bathroom below our apartment. They attempted the first fix after about a month, but didnt come close to getting it right until the third time out. And they tried to tell me that it was fixed after the first attempt. They did however be sure to charge me my full rent for those 8 months. I could go on and on, but I wont. Bottom line, save yourself and move absolutely anywhere but this place.

Horrible service, management doesnt keep their promises. Ive been trying for the past 2 months to move in and they keep telling me the apartment is not ready. Finally I get a moving date and Daniel informs 2 weeks before my moving day i can pick up the key in the morning a day before my moving dat . I come to the office to get the continuous rude attitude of Amy and tells me no your apartment is not ready and turns around to help someone else and completely ignores me. I try talking to the office manager and I get the same response. I wish I had never signed the lease. WORST HORRIBLE EXPERIENCE EVER.

Love the location but had lots of issues with the appliances and the management is horrible they are very rude and on Saturdays plan on coming in a hour after the say they should be open because no one is ever at work on time... which I dont get how they havent got fired for being late to work every weekend. Some people that live there are extremely rude and just love picking fights and the other half is sweet as can be.

There is absolutely no parking. There are many vehicles that are stored in parking spots for months without ever moving and so many people park behind the garages that its turned into a parking lot itself. There are zero parking spots available if you come home late, but if you park in an extra handicapped spot, they will tow you but none of the others in violation. This is my most recent issue with them. They will also not pick up your trash at least half the time even though you pay $25/month. Do not move in here!!!

CWS took over The Royal a couple months ago and since then, I am MUCH happier with my living experience. I recently went through a very difficult situation. The office staff, specifically Tracy, Daniel, and Amy have made it no only bearable, but enjoyable. They were helpful, quick, informative, and most importantly, understanding. Its not a common thing to get that from apartment staff.Not only that, the improvements to the property are MUCH needed. Right away they addressed issues in my unit that had previously been neglected, fixed the steps around the property that were dangerous, redoing the parking lot, and fixing issues with the pool.The location is great! Were right by an Alamo Drafthouse house, Wal Mart, HEB, target, and a ton a restaurants and green space.I truly cant say enough good things about this property and staff. If you get the chance, move here.

Never move to to this apartments they are awful full of mold we moved into an apartment and the walls started seeping mold we all got so sick, I had 2 toddlers who ended up in the hospital before they moved us, dog poop everywhere including on the sidewalks The rent never makes it through there website and every month you will be in the office fighting with them about rent and the office staff are not very willing to help. there pool furniture is falling apart and instead of replacing it they put up a stripper sign out front that lights up and they remind you when your rent is due on their stripper sign . The maintenance staff are very unhelpful and incredibly rude also they take things from your apartment The trash compactor is always overflowing on the weekend trashspells out onto the road and it smells awful they only clean the pool when they feel like it so its mostly nasty including dead animals like frogs, lizards, rabbits etc.You have to pay $25 a month for a trash service that never shows up and then they fine you $50 for not bringing your trash in even though it was never picked up THE ROYAL IS A JOKE NEVER MOVE HERE cant wait to leave

WOW, I cant believe all the negative reviews! I just moved in about 3 weeks ago. So far, lots of things have been in need of repair. But when you own your own house.... the is the same thing! Every once in a while you will have a leak in the faucet or the garbage disposal not working. So with in the first week of moving into the apartment, these things began to need attention. I called the office and they took care of it immediately. Because they responded promptly, I will give them a 3 star rating.Its true about the parking. If you come a little late, you will most likely need to park in the back. But that is an issue that happens in EVERY apartment complex, so just get used to it. No need to go and complain about it. It is what it is, and they already know about the situation. The office people did not design the complex, they just work there so no need to go and take it out on them. They are nice people and do what they can. So because their personnel has been very nice and sweet to me, Ill give them a 5 star rating.I think the apartments are very cute and the area is very nice also. I wish they had flowers around their grounds but they keep it looking nice. They get a 4 star on outside maintenance.Dog Poop... Its not EVERYWHERE, but you do see some sometimes. The people who dont pick up after their pets are very lazy and disrespectful. This is not the apartments fault but it is an issue that they should make more of an effort to enforce. I wonder if they have cameras, maybe they can catch those nasty renters who dont do their part on this! HA!!Overall, Im happy here so far.... but then again, I dont usually complain about stuff. I just go with the flow :)

This is the worst place I have ever lived. I cant explain everything in this post as you would be reading a book. NOT luxury! The water bill is outrageous... paying almost 200$ a month and they fail to tell you that at move in. Valet trash is a nightmare and expensive. They dont even pick up the trash every evening but its 25$ a month and a service fee of 3$. You will be charged for pest control even when service is not used. The office will send threatening emails or put a notice on your door for everything you can think of. The staff has changed so much so its obvious the turn over is high and it makes it impossible for the staff to know what they are talking about as they are always new. So nothing gets solved in a timely fashion. Parking is horrendous- compact car size spots and threats to get towed if you double park. But keep in mind your vehicle will be absolutely impossible to get into by the morning. You wont even be able to open your car door because the spots are so close together. I e had to crawl in my car from the passenger side multiple times because someone parked so close and they had no choice... so whos to blame. I assume the office staff hasnt cared much to make improvement to parking because it hasnt changed. Appliances are outdated (washer/dryer), AC has stopped working several times and it took them 4 days to come fix. And watch for dog poop its in every square inch of grass. You will also get blamed for not picking up poop just because you have a dog and they need to find someone harass. Save a headache and find a better place.

Well my car was parked here and towed within an hour I dont recommend even coming to visit a friend who lives in these apartments cause thats all we were doing and then my car gets towed and we have to shell out $200 to get it out. I have never in my life been towed from parking at apts. Worst apartments ever I would not recommend living here or parking in their overrated little parking lot screw these apartments!!!!

The last owners were called The Royal and they were a whole lot family oriented. The new owners claim to be family oriented but the only thing their doing is running the people already there out by claiming they have strict rule when in reality they just want the higher class people there. There is a handful of people there on section 8 that they advise to move because of them being on section 8. Its not that they cant take section 8 they just dont want to. The brunette lady named amy in the office dont have no type of customer service skills. All I can say is she need to be drug tested or something. The other 2 in the office tracy and daniel is okay but they need to loosen up. Since they have taken over everything in the apartment has been breaking down and it takes them way to long to get fixed and it still does not work. One thing about the royal they were on top of their job and loved the community that was living there and had rules also. Now its like you cant play music, talk loud in your apartment, watch tv, play games, watch football or basketball without them saying something. Anyway hope it get better but for now i just have to suck it up until next year.

WORST place to live - beware of the MANAGEMENT!Old Management (The Royal) vs New Management (Marquis Lakeline Apartment) - Doesnt matter, have been having horrible experiences.I usually dont do reviews but the experience of living here has pushed me to a level of frustration that I have to write this. I have been living here for over 18 months now and the biggest mistake I did was the renew the lease here.Management just DOESNT care.Here goes..During the Royal Management, I had a broken A/C and after complaining & raising service tickets multiple times, the maintenance guys somehow instead of fixing it broke the heater as well. I did not have heater or A/C for more than a week in-spite of weather being under 60s(live on 2nd floor, they did not consider this an emergency).After visiting them multiple times, they managed to fix the A/C and for heater, they said they would put another work order :(.Did not hear from them for over a month, fast forward to new management - MARQUIS LAKELIKE STATION(CWS)After the new management took over, I complained that Ive been waiting for a month for them to fix the heater and water. Ignored.After 2 weeks, someone from management visits (thought they would be taking care of the heater etc.) but they are here to check the water leak at the first floor apartment. After sometime, they figured out that broken heater had created more problems for the water pipe system. They completely shut down the water for two days in my apartment and the management asks me to stay elsewhere as they did not have an empty apartment without compensating for hotel or anything. They assumed that I would have someone I can stay with :/ thankfully I have friends around the area that I was able to manage for 1-2 days.They didn’t even offer accommodation as the problem was mainly caused due to their ignorance and not repairing things on time!After couple of days, the maintenance somehow managed to fix the heater and the water pipe temporarily(the contractor that had come in who did not work for the property, told me clearly that the whole heater needs to be replaced). I would say very very poor repair work was done and little did I know that they would take a month to fix it permanently. This fix in-turn affected the water pressure in the whole apartment. There was literally no water pressure in the shower & one day the shower stopped as I was in the middle of a shower. I complained, opened service requests and have been waiting but when I questioned them about the ETA, they kept saying a third party person(contract) has to come and fix and kept delaying the repairs. I was now exhausted and had no hope for this to get it fixed. They took their own sweet time about 1-2 months to get this repaired.There is absolutely no concern for this management. They have no courtesy to even follow up and call back when asked about the repair work. THEY JUST DO NOT CARE!Even after the repair work was done, the shower pressure has been completely low and just for a light bulb fix where I had to open 2 service requests in the living room, they recently took more than 2 weeks to replace one!The front desk management is very rude and almost towed my car for someone else parking in my car port parking while road maintenance was going on. For 2 consecutive days, someone else was parking in my reserved car port parking and I had taken pictures with time and because it was past mid-night, I had to park elsewhere for which I was threatened by the management that my car would be towed in-spite of showing them the proof about someone else parking in my spot. The management cannot be held responsible and would want us to take care of all little things while they cannot even help us with genuine UTILITY issues.AND, I still have been complaining about the water pressure in the shower and have opened service requests MULTIPLE TIMES but they tend to ignore your issues. My BIGGEST mistake was that I renewed my lease.I WOULD NEVER RECOMMEND LIVING HERE IF YOU WANT TO HAVE BASIC UTILITIES IN YOUR APARTMENT!WORST!

I give The Royal Staff and the Apartment itself a 4 star. Why? Because when there was any type of problem, it got fixed or resolved quickly. Just the way I like things to be handled. Quickly and efficiently. Now I give the residents here a ONE STAR. Why? Because it is the residents who dot want to follow through with simple rules such as, picking up their pets poop! That was the most annoying part for me because it made my walk to the car a very stinky experience! Yes, it smells pretty bad outside. Im moving the a more expensive location in hopes to remain in a strong School district as is Round Rock ISD. Also, I like having granite counter tops and stainless still appliances which The Royal does not offer. On a good note, I loved the floor plan that I had. Well, good bye and good luck to everyone!

So far not good! I’ve been here a week and my stove doesn’t work. Ive called the office so many times no answer and no call backs even emailed to have proof of me contacting them. I should have never been given my keys if things are not working properly. The complex is nice and quiet. The apt is beautiful but the office staff doesn’t communicate ANYTHING. a few people that helped me move in want to rent here and I’m gonna tell them not to if things don’t get better and soon!

Rents are 30%-50% higher than every other complex in the area. Amenities are definitely not worth the rents. Appliances are cheap and outdated. Apartments are sparse with no bonus features. Pool is not heated.

I would have to rate The Royal 2/5 stars reason being when we moved in last year the first office team was really nice and cool about getting things done Jackie was a star. As time went on and the 2nd management took over he was pretty much a jerk , Our apartment flooded twice due to cheap pipe set ups though with the hidden fees we ended up paying around 1700 a month , we wanted to end our lease out of safety for our dogs and we are still leaving a month early and Im sure they will still charge us for the flooding as well as everything else.The previous manager offered to switch us apartments if we paid another deposit fee etc. Pretty much everything in the apt has fallen apart , the built in desk the bathroom knobs maintenance has never come out to fix any of the other stuff.On top of that the staff tried to explain to me how mold forms , Yes Im aware as Ive been living in a moldy crappy apartment and over paying for months. They offered to renew our lease for maybe 100 dollers less a month but with hidden fees thats still practically the same.The quality of the neighborhood is bad , people argue there are domestic incidents a lot. Our neighbor had a puppy that they left unattended at all hours of the night it basically took months to even get any help with that.I also forgot to add about the parking , for some reason I pay all these apartment fees but there is never any parking more then once Ive had to park on the opposite side of the complex and carry groceries a far ass distance, all the while trying to dodge dog poop.you would think for the price paid they could afford security cameras on the property to catch these things ? Or do assigned parking but they dont care at all. Like I said my lease is over the end of april thank god but I already know they will still charge me the last month despite moving out for safety and hazard reasons due to the amount of flooding that has taken place.What started as me being excited about a dream apartment turned into a total nightmare. -_- Beware of this complex

It took me weeks and weeks of complaining for them to do something. And guess who won? The jerk offs upstairs. I moved, had to renew a lease I didnt want , oh & pay a higher price in rent because the apartment 1 is smaller & 2 has a backsplash that doesnt even match. - dumb on my part but I was desperate to just get some sleep!!!I absolutely can not wait to get the hell out of here and pay $1500 on a REAL HOUSE OR LUXURY APT. DONT MOVE HERE. Been here a year and I cant wait to move out. Place is comfortable Not luxury. Many hidden fees. I pay a ridiculous amount for water, pressure is great. Rent is supposed to be $1180 plus all the fees. Shhh they are hidden. Total 1400 approx.Parking is horrible. The parking is tight and no room to get out of the car. When I brought this to their attention their answer was to purchase a carport and do a claim for the dents to my renters insurance.I crashed my car and got a rental. I dont have my car anymore. They told me to park the rental in the visitors parking. Which is in the back and not close to my building. They are always full. I live in the front building. If I have visitors I have to pick them up from the back. After work I had to walk in high heels, in the rain from the back in the middle of the night. When I told the manager she told me to rent a carport. Its all about $. I got the permit though after arguing and proving that my car was totaled. Manager argued that I had my son living with me and he was using extra parking space. He visits me and stays for a week or so sometimes. My son has not visited me in 2 months since hes away for college. She argued and said she saw him last week. NOT TRUE. Very unprofessional.I pay for extermination and they come to check but never spray or smoke the apartment. There are snakes in the yard and Ive seen tarantulas inside the apartment. Too many bugs. They have done nothing.I also have mold because the pipes broke and were fixed when I recently moved in. They came to check the mold but never fixed it.I picked up an empty carton box that was out on the yard and put it close to the trash. I was charged $25.00 DLLs because it was in my front door. Really? I thought I was helping.I can clearly hear the neighbors sometimes talking and mostly arguing and then making up. I practically know their life. They had a puppy that would not let us sleep. I mean us... them and myself. It was crying all night long. They got rid of it. I love dogs but high 5 for them. I can sleep now except for when they have the t.v. high volume...but its OK now because I think I modified my schedule to theirs.I always pay my rent on time and online. I guess that time the system was not working and they didnt take my payment. I failed to look for the confirmation e-mail and I was charged $75 DLLs in addition I got a horrible eviction letter. I obviously paid right away and planned to move out as soon as my lease was up. When I went to pay with a cashiers check I told them I wanted to leave. They told me my lease was up until September. What???My initial move was to an apartment in the back building. I was unable to sleep since the train goes by and makes too much noise at night. When I moved in I was hesitant but was convinced by the manager that there wasnt any noise to be heard inside. I was already here so I trusted her. I had the U-Haul parked outside after driving 4 hrs. I just wanted to move. A month down the line I asked for a transfer due to the trains noise. I waited 2 months to move since the new apartment was not ready. I was told I would keep the same dates as the previous lease agreement. I signed one electronically for the new apartment and then noticed the dates were incorrect. I went in person and signed a lease with the correct dates. My lease was supposed to end July 30th. It turns out they did not change the lease. It ends Sep 03. I called corporate office and never received a response. I have proof that the move out date is in July but they say they have to go by the elwctronic agreement. Convenient? I trusted them. I failed to get a copy of the new agreement. I lost $400 DLLs to them to move in. I was told it was refundable and in reality it wasnt. Cops come every now and then. I do not feel safe. Everytime I go to the office I end up arguing and upset. Melanie and Israel were a great help but unfortunately they are no longer there. Take your time and think twice about moving here. This place is comfortable but should be the last option.

I moved here knowing the reviews were horrible, trying to give the Royal the chance but that was by far the worst mistake Ive ever done. Save yourself from a disaster, the management here is a POS they dont care about anything but taking your money. I stay in a 1 bedroom apartment for $1140, but every single month those hidden fees makes its way up to 1300. The water bill is outrageous and I barley use it. Before we moved in we were told our apartment HAS ALL wood floors and we walked in and it was carpet. Very disappointed. They towed my brothers car, after he was visiting me for only 1 hour and they were not able to do anything. The worst apartments I have ever lived at. Do not move here

I lived at this property for about 4 years. I first moved in when it was called Remington or The Remington. I had a good sized 2br 2bath and a garage. The apartment was really nice and the rent was reasonable. The fees for trash pick up and other stuff added about $75.00 to the base rent which I was not happy with because they didnt go over that until I was ready to sign. But the place was still in my budget and was still cheaper than other comparable properties. But after my first year or so, Ownership changed, they changed the name to The Royal and brought in all new Managers. Right off the bat they jacked up the rent a lot higher than the standard and I downsized to a 1 Br so I could stay after my lease was up because I didnt want to move. The new managers were just plain rude and not friendly at all. I started getting threatening letters all the time on my door about making sure you parked in front of your building and notices about we need to check your apartment sprinkler system or extinguisher or they were giving you notices to enter for some other reasons. It got to be annoying, Ive never felt like I had any privacy. Then they issued parking passes, which forced me to park in front of, or in my garage on the other side of the property. If I parked anywhere else I would get towed. And they set up contracts with tow companies to role through the property to tow anyone at will if not parked in their designated area. I was always scared to have quests over for fear they might get towed. Also, what pissed me off one time, I used their online website to pay my rent, but one time their system didnt take the payment and I called and notified management I would bring them a check the next day as I was out of town. The manager said o.k. but said it had to be two cashiers checks, one for the rent and one for the late fee! I came home the the next day, late morning around 11am, was going to drop my bags off before going to the bank, and found a big fat Eviction notice stuck to my door! All of this because their payment system was down! I plead my case to the manager but to no avail. And when I removed the Eviction notice, it ruined the paint on my door, and I was informed I would have to pay for the damage, but I never saw a bill. This is a nice property and the maintenance people were always quick responding and friendly, but I would not move here unless you had no other option.

DO NOT MOVE HERE! I have been here for one month and it has been the absolute WORST experience of my life! This place is not luxurious and they need a complete wipe out of the office staffing. Everyone is combative and unwilling to be solution oriented. The whole process from applying to moving in has been unnecessarily complex. Apparently, the woman who was originally working my file was no longer with the company so I never got my move in information. I had to call REPEATEDLY and kept being told I’d get my welcome packet in a few minutes... I didn’t get it until the week of my move. My first day here there was a temp working and they literally just gave me my keys, no information, gate codes or anything. My first week there I noticed a bunch of my outlets weren’t working and then THERE WAS MOLD GROWING IN A CORNER! I submitted a work order request and it was extremely half assed “fixed.” My walls were still brown and I received a call a a few days ago on the 27th that my water heater burst and that they couldn’t get anyone to look at it until the following Monday by they were “going to put towels down.” While on the phone I discussed the mold issue and that it still wasn’t resolved. I was told someone would come out and repaint it. That day when I got home I noticed that my apartment was INFESTED with flies and they were hanging around the mold! It was absolutely DISGUSTING and FILTHY! Then my AC goes out in the middle of summer and 100 degree weather outside! I put in and emergency work order with Nikki from the answering service and she was completely rude and unnecessarily argumentative. She refused to let me speak to a supervisor and said if I had a complaint I had to take it up with the office. I called and spoke to the office and let them know that my apartment was BY LAW LEGALLY UNLIVABLE at this point and I wasn’t able to stay there over the weekend. I asked to speak to a manager and was told someone would get in touch with me about a possible prorated rent/some type of solution. The apartment has no AC, mold issues, and bug infestations. My HEALTH is at jeopardy if I stay there. No one called. I call back and I’m being told the assistant manager is on vacation and the other manager is gone for the day at meetings and someone would get in contact with me. No one has! DO NOT UNDER ANY CIRCUMSTANCE MOVE INTO THIS HELL HOLE! The floor plans are nice and it’s affordable because it’s actually an upscale trap house. Not one person has tried to apologize for the cituation and I am about to start the process of hiring a lawyer and breaking my lease. STAY AS FAR AWAY FROM THIS PLACE AS POSSIBLE!

Absolutely. Terrible. This place promises a lot in the way of amenities, but thats all they are. Promises. My wife and I were told that there would be a new dog park within the first few months of us living here (honestly, why we signed...dumb on our part to trust them) and its still not developed. There is only ONE, thats right, ONE dumpster for the ENTIRE complex. If youre not lucky enough to have an apartment right next to it, youre walking across the entire place to dump your trash/recycling. Also, the dumpster gets emptied once a week, meaning there is constantly trash overflowing onto the ground around it, because people have nowhere to put their garbage. Disgusting.This place caters to those with breeds of dogs that most places wont accept. Im completely okay with this, except for the fact that management seemingly does nothing when theres certain dogs that cause problems. There was recently an attack, and the poor pup that got attacked had to be put down, and his aggressor is still in the complex. I dont feel comfortable taking my own dogs out anymore.If you want to live in a place that changes management 4 times in less than 2 years, has garbage overflowing onto the streets and lets dogs murder each other, this is the place for you. Any sensible person would steer WAYYYY clear of this place. I know I wish we had.

We have been living here 3 years and our upstairs neighbors who havent even been here a year are making I much noise to were we cant even watch tv in our living room. We have tried to notify manager Brandon Granger and he has drug his feet is the WORST AND INEFFICIENT manager to ever look over an appartment complex. Brandon said we have to deal with the noise because were at the 1st floor despite the fact we have been here longer paid on time and not caused any problems. This has to be the most UNPROFESSIONAL appartments complex Ive been at. The people at the front desk are even worse they have no idea what is going on and are a complete waist of time. If I had to rate my experience from a 1 to 10 I would give them a -5. Whenever you voice your complaint it gets treated like its nothing I feel like the only way to get anything done would be to talk to the owner. BOTTOM LINE do motive here no matter what you are better off living in the projects on the Eastside.

I lived here for 2 years (2 year lease - no longer offered as an option) and at first (perhaps the doest 6-8 months), we had no issues of any sorts. Then little things started to creep up. Small things. Annoying things. Things such as: The gym being locked in the middle of the day for no apparent reason. The golf carts parked at random on the property or in the lanes of movement (not in a parking stall). The tire tracks (and worn out grass) from mentioned golf carts going everywhere. And then the smallest (and biggest) thing of them all: Staffs slow attitude to meh. Fast forward to 3 months before we are moving out (we put written notice to vacate directly into the office in person) and all of a sudden, the attitude changes to yes sir, you need that new key fob changed....done. Yes sir, you need a wall light switched replaced...done. Yes sir, you have 6 packages that came in today and we are calling as a courtesy....... Where was this desire to please for the last 21 months of our lease? Why is that brought up? Simply put....the price of this complex. $1148 a month for a 2 bed / 2 bath was a steal.....now it is considered an even better steal with September 2017 prices. But the attention to detail reflected more of a $700 a month.....until the last three months. Guess they wanted to try and leave a good impression. Best part, we move out 2 weeks before the lease is up. We have the apartment professionally cleaned twice.....yes twice and inspected once.....out of our own pockets. They had the nerve to not only lose our notice (made them give me copies of the original written notice to them.....so I was nice enough to send them a copy of my copy to replace what they had lost), but also said that we would owe as our unit may have not been up to standards for move out. Best part, I come to find out that they mixed up our final inspection/walk through (that they do after the tenant relinquishes their keys) for another unit. Glad I took high resolution photos of the entire unit after the double cleaning and final paid inspection. Then they call me 2 weeks after their final inspection and walk through was done and tell me that they need my new mailing address as I didnt give that to them. Remember that notice that I gave to them in person and both parties signed? Remember how they lost the original and I forwarded them a copy of the copy that I had made at the time of notice to vacate? They lost that one too. Best part, the orignial notice to vacate had my old address (at the royal), had my new address, work address, work number, cell number and email address. So, not only did they lose the original paperwork and the copy.....they have no idea where I moved to or (based on actions) how to properly secure confidential information. I dont need my personal and business information just floating around the office or on someones desk unsecured. They were corrected by me on their various missteps. After all corrections were done, I got my entire deposit back.Moral of the story with this complex: They aim to please at times. The prices can be either a steal or a rip off but no matter the case, you, the tenant, better have record keeping skills that rival an accountant because these people dont.

The walls are paper thin and I hear my neighbors beating on each other.literally at 5 am woke me from a deep sleep.The staff is quick to take your money or charge you extra in your monthly bills online. So beware of extra add on fees.This by far has been the worst place I’ve ever lived at. DOG POOP everywhere, if you walk in the grass you will step on it. When we moved in our air condition was broken and it was in the 80s outside.. you can image what it was in the appt..it was broken for days we had to go back to Brandon the manager and keep asking for maintenance to come back out .. three different times..we have our air on 65 to even just get cold.. and 70 is like boiling hot so we still know it’s not working correctly but they are way to cheap to fix it. DON’T even get me started on the parking space issue. Some apartments have like 7 ppl living in a 2 bedroom and a million cars taking up parking spaces just for that one family, so you can imagine that there is never any parking and you have to walk forever and a day from your parking spot to your front door.My advice is at least have 2 per apartment or label them with appt numbers.. you have ppl visiting parking in reg spots and then ppl taking up more than two spaces bc they are way over the parking lines. THIS PLACE IS A DISASTER and GheTTo AS HELL!!!! On top of it being pricier than any other appts in the same zip code.. buyers Beware at all costs!!!

My experience with them was so-so. Theyre not Luxury apartments by any means.Theyre located in a nice area of town, short drive to decent food, good proximity to stores and a mall.Round Rock ISD, Anderson Mill Elementary, so not the greatest, but not terrible schools to feed into. Honestly, one of the primary reasons we left was just to get into a district we wanted, and it was time to get out of an apartment with two small children.PROS:Theyre centrally located for what Northwest Austin has to offer. The rent is usually below what the neighboring communities are charging, and the floor plans are pretty well thought-out. The one we had was a split floor plan and close to a double master. Good use of square footage, and decent sized rooms. Beautiful pool area. Public Gas and Charcoal Grills.CONS:You get what you pay for (or dont pay for).Grounds arent well kept. Pool furniture isnt well maintained, but you can also attribute that to the residents that keep breaking it and throwing it in the pool. No hot tub. Not a huge complaint but it would surely be nice. No breed restrictions. While its nice to have a home for certain breeds of dogs, the bad rolls in with the good. A couple of aggressive dogs tried to attack my wife and small dog. Dog poop is everywhere. There are clean up bags everywhere, and even a dog park in the back of the complex, yet lazy residents simply let their pets go right in the middle of the sidewalk. Cant walk through the courtyard without being extra vigilant to stepping on potential land mines. Too many dont keep their dogs on leashes. Even when walking your dog on a leash, its frustrating at the least to have an unleashed dog come running up on you and yours. Theres not much sound insulation, even comparatively to apartments. If you cant handle the sounds of neighbors, this isnt the place for you. When they were still The Remington, things were pretty nice. Ill admit conditions have degraded somewhat since Roscoe Properties took over and renamed the place The Royal. The Vegas style marquee sign out front doesnt help to fend off the cheesy motel vibe, either. Valet trash is not really too great. They take a lot of days off, and if you leave a pizza box out unbagged you can expect a nastygram taped to your door and a need to walk it to the dump. I really dont mind taking out my own trash, but if Im going to pay for the service, it would be nice if they took some of the simpler recyclables as well. Management isnt great, but thats more of a Roscoe policy issue than it is the people themselves.I did, however, witness an eviction of a neighbor shortly after Christmas that soured my opinion of the place a bit. The staff was very disrespectful. They were intentionally smashing and breaking the residents possessions, and even decided to keep some of the kids Christmas presents for their own children. I get that the resident should have paid, but this was incredibly unprofessional.Bottom line, theyre one of the lower-cost apartments in the area, and as long as you understand that youre not paying a premium for a concierge apartment facility, theyre alright.

As far as the living goes, pretty average. There always seems to be an issue with a trash compactor or a gate or a water line not working or being repaired. I hated paying for valet trash when it rarely seemed to get picked up. Dog poop everywhere because residents never clean their dogs mess, and it doesnt seem to be enforced.When I moved out, I was told by 2 front office people that I would receive my deposit back. Due to a clerical error that no-one bothered to check, I did not get it back. So I was shorted $500 when I moved out.If you dont care about dog poop and smelly garbage, The Royal might be for you.Maybe The Royal pain in my A** would be a better name.

HORRIBLE! MANAGEMENT IS JUST AWFUL! Constant changes in managers, never claim resposbility to anything! My balcony caught fire and they tried to blame me even though I wasnt home. I claimed it may be the neighbor above me, and they said no one has been in the apt. Above me in a while, when just 2 days ago I recieved a phone call saying that the neighbor above me is having problems with their AC unit (happens to me all the time) and wanted to know if there are leaks coming into my apartment. Theres only one garbage dump in the whole complex, and if over flows ALL the time! Its disgusting, there was just an attack between two dogs, BLOOD EVERYWHERE the other day and animal control showed up with the cops, HUGE ordeal....I mean I can just not say enough horrible things about this place. Please, save your money, time and heartache and DONT LIVE HERE!!!

Do yourself a favor, dont move here. I have never met such rude an unprofessional people in my life. Dont try to go into the office of. The weekends during their posted times, they wont be there. Dont try calling because they wont answer the phone either. After calling for hours with no answer, I walk down to the office, and the girl is sitting there. I stated Ive been calling for hours, and the attitude she gave me was so appalling, I was disgusted. The front office people are beyond rude, the parking is worse, and although they send out letters about parking......they NEVER enforce it. Im tired of paying the rent I do, and having to walk across the entire complex in the middle of the night because people with NO permits take up all the spots. I was told its now policy to fill out information online for a maintenance request. I did and they never EVER came. They will not perform maintenance requests on the weekend....only Monday thru Friday while youre at work. Theyve also changed minor requirements on payments.....Ive lived here for almost 4 years, and its gone downhill and its unfair when theyll very changed for the worse. Ive lived here for 4 years, I think Im pretty reliable.

Marquis Lakeline station has a great board of directors that are very helpful with anything pertaining in the community. The community itself is beautiful and well taken care of. I’ve lived here for over a year and it has become one of my favorite apartment complex so far!
