As a full time Realtor, Hans is my go-to guy when it comes to inspections. He is always on time, professional, thorough, and super knowledgeable. Reports often come back same day or next day. One of the things I love about using Hans is his system - he is able to do complete and thorough inspections in half the time of other inspectors. He is also qualified and able to perform radon testing and sewer scopes in addition to the general inspection.

Hans completed a home inspection, including sewer scope and radon test, for a home I am purchasing. He was recommended by a friend and I can certainly understand why. He answered the phone the first time I called and he had availability for the short time period I had to complete my home inspection per my contract. He was very detailed and thorough. He patiently answered my questions and he provided a very detailed summary of his findings. I will definitely call him again when I buy my next property.

Hans is great, this is the second home inspection he has completed for me. He pays very close attention to all aspects of the home, nothing goes missed. He takes great photos with detailed explanations of his findings and arranges them into a very easy to read report. I will continue to use his services in the future as buying a home is a huge financial decision that only deserves the best, and Hans is the best!!!9/28/20

A happy house home inspection is an incredibly informed inspection company. There were reports are amazing incredibly thorough and easy to read. I strongly suggest to people that might have a negative experience with this company probably did not read the inspection report correctly. I have used this company on three different purchases and every single time Im more and more impressed.

Saved us more than $10,000.00!!!! We called A Happy House Home Inspection to get a second opinion on a major sewer line repair recommended by a plumbing company. The sewer video and the knowledge given to us by A Happy House Home Inspection helped us determine the whole sewer repair was over exaggerated, the repair did NOT need to be done at all. Will definitely call again next time I need a home inspection or second look at any major project!

My experience with Hans was very good. He explained what he would and would not be doing in his inspection. Took my complete information before ever requesting payment. Moved methodically through the residence checking to be sure all areas were addressed. Then walked through a second time confirming all items were addressed. Spoke to me clearly regarding what I was seeing on his tablet and what the report would show.I had my inspection in the late afternoon and we took nearly 1.5 hrs start to finish. Which encompassed going into the crawlspace twice (pictures galore).I received my report at 12:32 am, which said to me this mans work ethic is strong. Going back to my seller with items to be addressed from this inspection.I would recommend his services!#AHappyHouseHomeInspection-Customer

Hans was on time, friendly, and informative! I appreciate the open manner in which he shared his observations during the inspection and his extremely fast turnaround time on the official report (less than 24 hours after the inspection). I was also impressed with his adoption of current technology (especially drone usage) to get the job done.

I had an inspection on the house I sold, and it was a night and day difference from Hans. Basic things like fans not working and a toilet not flushing were missed by Hans. He never responded to repeated follow-up inquiries. I needed an inspector quickly and did not do my typical research. Don’t make the same mistake.

A Unhappy House Home InspectionDespite reading many of the negative reviews, we hired A Happy House Home Inspection to perform a home inspection and a video sewer scope for us back in November of 2017. Foolishly we chalked the negative comments up to a few angry customers instead of taking them for the warning they are. Our experience went as follows.The inspector/owner Hans Coleman arrived and immediately asked for payment. Then insisted we did not need to be present for the inspection. We decided to stay just so we can check out our new home for a little while. After completing his walk through Hans went over his findings with us and told us we would receive the inspection and sewer scope video later that evening. It should be noted Hans remarked the sewer was completely blocked and was unable to get his scope all the way out to the street.Later that evening Hans did provide us a link to download his report. The report seemed to be all in order but we could not find the link to the sewer scope video. We needed this video to show the seller the issue so it could be resolved. After multiple attempts asking how to procure the video, he finally responded and he explained the video was corrupt and he could not provide us a video.We then asked for a refund for the fee for the video sewer scope as he was unable to perform the service. He refused. This went back and forth with him offering a $20 refund and insisting there was no law requiring him to provide a video. After we explained to him that there is a law against advertising a service/product on your website and contract, accepting money and not performing the service he eventually agreed to refund the amount for the video sewer scope.During this back and forth a second video sewer scope was performed and much to our surprise the other company found no roots or blockage in the line and was able to provide a video all the way to the alley. This is odd given the house was empty and had only been a few days since Hans attempted his sewer scope. We are not sure what blockage he was referring to and will never know as he has no video evidence of his claim.Flash forward to attempting to collect on our refund Hans insisted we sign a contract waving all his liability for the entire home inspection and sign a gag order demanding we do not post any reviews on line. At this point we decided this argument was not worth our time and energy for $125 and would rather pay the money in hopes of helping someone from making the same mistake as we did.Our $125 advice to anyone thinking of hiring A Happy House Home Inspection is to read all of the reviews and complaints against them first. You will notice a consistent pattern no matter where you check Google, yelp, BBB... Should you elect to hire them any way do yourself a favor and follow him around during the inspection to insure he performs everything you paid him to do.

Edited down from 5 stars. Having been in my new home for 8 months now, there were a number of things that were not found in my home inspection, such as some creative piping under the kitchen sink. At the time of the inspection, Hans was willing to explain things to me as he went through the process and responded to the questions I asked of him. I received my inspection report the same day within a few hours of the completion of the inspection. I later received an email that I would get a $25 refund once I completed reviews on three websites...that refund never showed up so don’t bother with that.

My clients have worked with Hans many times over the years and several have hired him more than once to inspect the homes they purchase. Hans makes the process less intimidating with his personable, yet professional attitude. He always makes himself available to answer questions and his report is easy to read.

Mistakes can be overlooked when there is a good, serving attitude. That was not the case here. I would not recommend A Happy House for several reasons. At the heart of it, Hans did provide a mostly detailed and hopefully accurate home inspection for us. (He did misspell the name of the brand of electrical panel on the house, which he verbally mentioned was an obsolete fire hazard. Accuracy is pretty important here!)However, from the beginning of the business relationship- when Hans suggested I not be present at the inspection (I went at the suggestion of my realtor anyway), to me having to insist he inspect the attic spaces (he had skipped them, saying there was no attic space. He only reluctantly inspected after I physically took him to the access panel), to his assertion of a non-existent crawl space being present, to a failure to deliver a radon test result, to his overall attitude and lack of professionalism (he outwardly demonstrated a disrespectful indignance toward the previous homeowner for their preference (which was very picky) as to how the alarm system was set and secured, and he felt like he was rushing to finish to get to a personal non-work appointment. (Hans complained during my inspection about having to miss his son’s game for my inspection.) Pro tip: if an inspection doesnt line up in your schedule, either dont take the job, or try to reschedule. Considering all the above, I recommend avoiding this particular service.

On 10/10/2014, while preparing to purchase my first home, I received a home inspection from A Happy House Home Inspection LLC. In the report I received for this inspection A Happy House Home Inspection LLC indicated that the Approximate age of furnace: was 2004 (10 years old). Additionally, in the report A Happy House Home Inspection LLC indicated that the “Approximate age of Hot Water Heater:” was 2007 (7 years old)I recently put the house back on the market and In November of 2016 I received an inspection report from a potential buyer. In the potential buyers inspection report it indicated that the furnace was 37+ years old.Due to the discrepancy in reports I had a handful of HVAC professionals come out and confirm the age of the furnace. The furnace is in fact from 1979 and not from 2004 as A Happy House LLC indicated on my report. The age of the furnace is identified via the serial number on the side of the unit. I, an unlicensed HVAC professional, was able to take a picture of the serial number, google it, and determine the age of the appliance.In the buyers inspection report it also indicated that the Hot Water Heater was from 2000 (not from 2007 as indicated in my original report). The gap in age is not as drastic as the furnace and it may fall within the realm of approximation. However, it should be noted that the age of the hot water is also identified by a serial number. The serial number is on the side of the hot water heater. Once again I, an unlicensed and untrained individual, was able to look at the serial number and get on the internet to determine the exact age of the hot water heater.When confronted with the discrepancies the owner (who also happens to be the individual who conducted my inspection), Hans Coleman, refused to take ownership of his error. Rather, he pointed me to the generic language placed in the report to cover the inspector in the event of unseen issues. The generic language reads “Even though the unit is working fine at the inspection. I recommend you get a heating company to come and check and service.”The question I leave you with is“If you can’t trust A Happy House LLC to correctly read the serial number of a major appliance why would you trust anything in their report?”Also, anecdotally I should note that I’m also having to repair a break in my sewer line. I cannot confirm whether or not the break existed when A Happy House LLC performed the sewer scope as I cannot locate the video provided by A Happy House LLC. However, based on the accuracy of other items in the report I suspect there may have been indications of a break back in 2014 when I purchased the home.Customer Service: PoorAccuracy of Report: Poor
