I lived at Orchard Village for a little over a year. Overall, I really enjoyed my stay in this apartment complex. Although it is a fairly large complex it is quiet. The other tenants are great and the front office is very helpful, especially Rafael. He always went above and beyond with customer service. Maintenance can be a bit slow and be desired with assistance however they are also extremely short staffed. Some things could have been better but overall if work didn’t transfer me to another state, I would have stayed. Give it a try here!

I have been living here at OVA for over a year now and over the last couple of months it has made a HUGE turn around. We have a new manager Linda, and she is doing a fantastic job fine tuning this place to be even better than it was. And Amy and Rafael that work in the office are a perfect compliment to this complex.The maintenance team here does a great job in a timely manner when something goes wrong, if its an emergency it gets done right away if non emergency usually the next day or two.The amenities here are awesome, swimming pool, workout room, and clubhouse with pool table. The grounds are parklike and it is a peaceful place to live and call home.Thank you OVA for making this a great place to live and a serene place to come home to after a hard day of work.

I had no hot water for 7 days. Placed a ticket and didnt hear anything, finally called to follow up after not hearing anything, and then it was fixed. A few days later it happened again and took 14 days for someone to even come out to look at it and address it. I continually tried to contact the office, calling multiple times, to come out and never heard from anyone. It wasnt until I had a male relative call for me that it was finally handled. 21 days without hot water is absolutely uncalled for. And I never got any explanation, communication, or even a simple apology for not addressing this.

Very beautiful the prices has shot up and is veryyyyyy expensive now! Don’t even bother trying to call them no one ever answers I live far away from there so I’m not able to just drive up there and ask any questions! It would be nice for someone to pickup the phone

My boyfriend and I toured Orchard Village a few weeks ago for the first time. We met with Rafael for the first time and he was extremely helpful and willing to guide us into finding our new home. The most important thing my boyfriend and I saw was that he values people’s happiness and comfort. We are not from the Aurora area at all but upon explaining our living situation with him he told us that his job was to make sure we were going to be happy with any home we chose whether it was at orchard village or another location. We took this advice and toured six different other locations around the Aurora and Naperville area. After reviewing all other six locations by making a pros vs cons list we still kept picking Orchard village apartments each time. We fell head over heels for the private entry, quiet community, and the amount of natural lighting beaming through the windows. We were extremely blessed to have found this apartment location especially receiving help from Rafael. Rafael has made our transition into our new home extremely easy and simple. All our questions were answered immediately and without hesitation. Rafael always brightens our day and could not be any more happier with all the information that was provided to my boyfriend and I. Thank you so much Rafael for being so kind and making us feel welcomed into the community.

Office staff (Amy & Rafael) were AMAZING and extremely helpful! Thank you both, you are phenomenal and will be missed!Would have given 5 stars but I had ONE big issue with the apartment. I was without a working washing machine for 5 MONTHS. During Covid lockdown, maintenance was unable to enter my apartment (during lockdown I was ok with this). However, after everything opened up they were backlogged with over 78 maintenance orders to respond to and mine never got looked at. I paid so much extra for an apartment with a washer/dryer that didn’t work for almost half my lease and had to pay extra to do laundry elsewhere. 5 months is unacceptable.The apartment needs to hire more maintenance staff or take better Covid precautions to protect their staff to get the job done. New residents, be advised that if something breaks during Covid..it may not get fixed until you move out. Wish this issue had been resolved so I could have given a glowing review because other than that, it was a great place to live.

We decided to move in the middle of the pandemic but Rafael has definitely made the transition easy!! Rafael is super great and friendly. Rafael also knows who I am even if I just say hey its Kristie . The apartments are very nice and updated. I love the kitchen its my favorite part of the whole apartment. Master bedroom and bath is very spacious and lovely as well.

Maintenance told me they would fix the things I had a problem with in my new apartment the same day early that morning. Later that day the maintenance guy said he would come early the next morning. 1 pm and still no one to fix my stuff. Worst service ever...

We are about 3 weeks into our lease and so far we have had an amazing experience. The people in the office ( Amy, Aneta, and Rafael) are absolutely amazing. They have been calling to check in on us. We had one maintenance problem and it was fixed right away (turns out it wasnt our problem, but the people above us).

The apartments are nice and modern, and retrofitting. From the first day I met Rafael, he has helped me with every issue that crossed my path immediately. Hes personable, kind, and professional. The entire staff is helpful, but Rafael is the one element that has made my living here a wonderful experience. Plus he’s always got a smile on his face. Rafael rocks! Keep up the good work!

We lived at Orchard Village for one year and would have stayed if not for relocating for new jobs! We loved living at Orchard Village. Our apartment was beautiful and renovated, maintenance was great. We never had any issues! The gem of Orchard Village is Rafael Hidalgo, who made us feel welcome from the moment we toured to the day we moved out. Throughout our time there, he was always there to help with anything we needed, knew us by name and never failed to smile and say hi when seeing us. If you are looking for a place in the area, I recommend Orchard Village and working with Rafael!

Apartment is fine. Probably a little more expensive than its really worth, but not by much.The actual issue with the apartment seems to be management. The actual staff in the office are fantastic so lets just get that out there. The management company is what leaves much to be desired. Many of the units are still pre-renovation with the old cabinets from years ago. The units that did get upgraded, many or those are MISSING cabinet doors and drawer covers. Instead of just finishing the ones they could completely it seems random apartments got what they got. They did, however, offer a small discount on rent to compensate for the missing parts. That was fine. But its been 2 years.. and a couple months ago they decided we dont need that discount any more and stopped giving it (even though its in my lease) all because the cabinets are coming. Well they havent. However, they somehow managed to replace every single roof.. so theres that.Next, they decided that all resident *must* have internet provided by comcast. Mandatory. I already had it, so I figured it wouldnt be a big deal. However Im paying for double the speed theyre offering by default. Every communication we received said we can upgrade, but none gave a price or a proper contact to actually get the upgrade. When I reached out to get the info I was told Id automatically be enrolled into the same speed I had. Surprise, I wasnt. So I called the support number, there was an option for upgrades, great! Except it just brought me to the voicemail of someone at comcast. Not great.Will you have these problems? Probably not. Are the apartments mostly fine? Yes. But these should have all been easily avoidable.

Whatever you do, BEWARE of this place. I would highly recommend looking elsewhere to rent. It started off great living here, but a few months in we have had SO many issues with management/the office and communication it isn’t even funny. We had a major, MAJOR billing issue, which was on their end, and it took them a few months to realize it. We had free rent in June for a promotion for moving in. July came around and it showed we had free rent again. Confused, we CALLED and talked with someone in the office and he looked into it and confirmed that we had free rent. So we were like okay we got the confirmation, of course we will take it. August rolled around and the same thing happened. We also had an issue with our mailbox at this time so we CALLED again and no one answered. We left a voicemail saying we had questions about the rent and the mailbox and nobody got back to us AT ALL. We had to wind up going into the office for our mailbox because no one answered our maintenance request or called us back. And the rent no one got back to us so we figured we had free rent again. Maybe because of COVID? We weren’t sure. Same in September. October rolled around and we go to pay out rent and utilities and our account is blocked. We talked and they said “too bad you owe $6,000 and we want it right now.” It is now almost the end of October and we have been going back and forth for WEEKS trying to resolve this issue. I talked with the manager towards the beginning of the month on a Thursday, she said she would get back to me the following day and NOTHING. Me and my roommate called several times and left several messages for a whole WEEK with no calls back (which is so freaking unprofessional) until my roommate finally had to walk into the office just to talk to the manager. Now we’re dealing with a payment plan through corporate which they aren’t great either. It was the apartments and billing department mess up, and we are being held responsible although we did our part and reached out and was specifically told we have free rent and now they’re back tracking and basically saying “we don’t care, give us our money.” Without really trying to work with us or anything. It is horrible. The communication is awful so don’t expect much getting a response wise when and if you need anything here. Stay away from this place. I can’t wait until my lease is up so I can get the heck out of here.

I like the updated feel of the apartments, but the walls are thin. My upstairs neighbors walk around in their apartment like they have on iron boots.I can hear the upstairs neighbors closing cabinets and playing loud music. Plus they have a child that constantly run around causing even more noise.Maintenance men here seem very incompetent and lazy. I’ve had several issues in my apartment and it seem like it takes forever for any work to be done.Unfortunately, I won’t be renewing my lease. It’s not worth paying the amount of money I’m paying with the headache of noisy neighbors and lazy maintenance men. BTW the office staff is nice for the most part.

Rafael goes above and beyond to be communicative about any issues or concerns. He is always friendly and goes out of his way to make sure everything is going smooth. On one occasion there was a maintenance concern, Rafeal made sure it was handled appropriately as we were on vacation. Overall, my experience living in ova was good, but there are areas that need improvement for sure. One big pain point that I had with ova was that in the year I was there, the property switched staff (management and maintenance) about 3 times. Additionally, the property managers were always rude, and they projected an I dont care attitude for the residents. The last general manager Anita, would have an nasty, uncaring attitude, and would not fulfill promises she would make. Dont get me wrong, living experience was nice, but having to deal with property management like her made it very unpleasant. The reason I am giving this property a 2 star is because I also had a mice go into the property in my last 2 months, and I had to wait a week for pest control to show, just so that they can drop poison food. Needless to say, by the time I moved out, I would still see mice droppings, and you would hear mice squeals from time to time. Lets just say that I am glad to no longer have to worry about the mice, or dealing with rude GMs. If you have to talk to someone in the office, talk to Rafael. Rafa is great, and he would genuinely care and help the residents.

I want to start out by saying that the apartments themselves , as well as the office staff are not points that caused my neutral review.That out of the way heres my pro-con list after almost 3 years of living there.Pros1. While rent is high, so is everything else in the area, at least in this apartment community youre well sheltered from the negative aspects of Aurora.2. You can break out of the lease fairly easily if you pay an extra months rent. A nice choice that isnt offered at some comparable apartments3. Office staff is accommodating and will work on you with pretty much anything if you come to them level-headed.4. The access to I88 is pretty much unbeatable for commuting.Cons1. Some of their courtyards are pretty run down, including the one in front of my apartment. The same bush has been half dead since Summer 2016. While others look freshly manicured, which makes me think its someone from those apartments that keeps them up.2. Their process of updating apartments seems like a way to jack up prices. What they add to the apartment is basically laminate flooring, and new appliances which needed updating about 5 years ago anyways.3 THEIR MAINTENANCE STAFF. This point alone almost made me rage and give them a single star. I would like to say you shouldnt have to worry about catching them going through, and talk about taking, personal items from your apartment and adding them to a collection one of them has. But a nice little clip I have on my security system says otherwise. And yes those people still work there for some reason.My tip to management. Tighten up on the maintenance/grounds staff. Learn what makes your apartments the prime choice for the area and build on that.

How do they reward a good tenant that is clean, quiet, and pays on time? They tell you, you have to move out and transfer or leave so they can renovate your apartment that you are completely content with. This wouldn’t be an issue, but the new lease will be treated like you are brand new tenant, except without the benefits of being a new tenant like the first month free. Basically they value a new tenant they don’t know over a loyal one that was happy with the apartment.

There is not a Starbucks machine for anyone that got their hopes up reading these reviews. No stars would have been more appropriate, but because I wanted to write a review I had to choose one. This place sucks! To be honest I lived here for 4 years and not once did maintenance come out when I needed them. I had to do everything that I needed them to fix or replace. The walls are very thin and you get really nasty neighbors here too. Especially the ones you are butt up with bedroom to bedroom. FYI THE WALLS ARE THIN! Management is absolutely horrible they emailed the wrong person our final bill then sent us to collections because of their negligence. To collect all final bills mind you they will immediately send you to a collection agency no matter what to collect even if you think you’re in good standing with them! The collection agency they use threatens you. When I got the letter from collections I went to Orchard Villages who did nothing! A bad taste was left in my mouth from that. Also if you love drunken college kids who break into cars, smash car windows, and party all weekend long, ask management to put you in the houses closest to Golden Oaks and Randall road. Last year there was a robbery at the Walgreens and the person ran through the community, mind you this was when they didn’t have a fence. The new management is all business now. The Family feeling when you walk in has been expelled when Pinnacle took over. There is so much more Negativities I could put on here so I’ll leave you with this. Be careful here and don’t get sucked in.

My wife and I have lived here for a year and just recently signed for another year. Weve lived in other apartments before and this place is by far the best. Andrea, the property manager, has been very helpful and any maintenance requests are always responded to in a reasonable time. Our apartment is beautiful, clean, well built and has no issues whatsoever. I honestly cant think of one thing were unhappy with here. Highly recommend to anyone looking for a place to live.

Wish I could give 0 stars. Had bugs in our apartment, contacted the people and they didn’t come to check it out. We paid a pest control fee for what? Air conditioner was very loud so we contacted them for that and they checked the outside unit not inside our apartment. Got a bill for over $600 after we moved out for “damages and cleaning” but there wasn’t any details about what they cleaned or had to repair. It’s way too expensive for a small apartment and management doesn’t tell you anything. Don’t let the updated kitchens and floors fool you into thinking this is a great place to live. Wouldn’t recommend AT ALL.

Tell me why when I moved out after living there for years always paying on time and moved out paying all of my lease. The lady tells me I’ll get a final utility bill for 2 weeks of utilities I will owe. I gave them my new address and never got a bill from them but now got a bill from some collection company saying I owe $90+. Ok not explaining what the $90 is for. Can’t be utilities they didn’t even come to $90 for a full month and I didn’t live in the apartment for those 2 weeks. I planned on paying I’ve never missed a bill in my life except now even though I never received a bill. Now it’s going to a collection company and no explanation why $90 when it should be like $20 or less based on my utilities when I lived there and it being only 2 weeks. You never sent me a bill but yet you send it to a collection company.***no thanks will not reach out to the manager and number provided below again. I already reached out multiple times for thing when I lived there and over a year ago and still no response back after multiple messages and I already messaged about this matter and of course no response so no I will not bother and hope others read this and don’t bother to live at orchard village as well

My wife and I have been pretty happy with management, maintenance, and the amenities. Theyve been greatly helpful when needed and pretty timely when weve asked them to do something.Im giving this review four out of five stars because of recent neighbor move ins. For two years, Ive lived here and had no problems and wouldve given this place a five right away, unfortunately, weve had some pretty bad luck with new neighbors, and I feel like Im living in a college town again with calling the police every weekend for fights, domestics, and noise complaints. Its getting to the point where I dont even want to be around during the weekends because I know my night will be disrupted somehow.

I lived here several years ago...I acknowledge that things may have change, but I feel its very necessary to point out a few things. There are extremely creepy people around this complex...I saw the most disturbing images on the computer in the clubhouse that to this day, just unnerve the hell out of me. Many shady things go down around here...sure, its Aurora and you have to expect a certain level of things in terms of quality of life..but honestly, I dont recommend this place to anyone. Not even as a starter apartment. My family had a difficult time moving out the complex, due to their ridiculously stringent policies- please look elsewhere and explore all your options.

I like it, BUT the maintenance come in without permission to do work.Weve told them they cant enter 3-4 times but they do come in anyway!So far nothings missing but he did put all my cleaning supplies on the floor, thankfully I put them in a bin upright, but he did leave some cleaning bottles on the floor. If my cleaning supplies damaged the wood floor, it would 100% be on them.-We also got our renewal late, legally they have to give you 30 days, but the lease that we all signed says 60 days to notify that were moving out. We literally got it two weeks ago and asked them two weeks before that we asked them about rates for something bigger and they never got back to us. We cant wait to move into a house so we dont have to be in this mess again with any apartments.

The only issue I base this review on is:My washer and dryer combination gave out a month and a half before the end of my lease. They stopped by to fix the dryer, but the washer was never repaired despite multiple calls. After two weeks of calling every other day for updates on the repair status and getting no where, I gave up realizing that they did not care.

The girls in the office are wonderful, very prompt whenever you need something, whether its picking up a package or needing my washer/dryer fixed. Maintenance guys are awesome! Even when I called them after hours because I thought the furnace was broke (thermostat was new and battery wasnt in right) they were understanding and showed me how to program it. Absolutely love that the fitness area is open 24/7!! This place go above and beyond just a place to live, always organizing holiday events or social activities. Even has the clubhouse stocked with Starbucks, a candy bar, and games!

If there was an option for no stars I would definitely choose that. This place is a joke! Property staff is incompetent and will lie their way out of any situation just to cover their tracks. You like warm showers? Dont plan on taking any during the winter. Washer and dryer not working? Dont plan on getting that fixed either because most of the maintenance staff is clueless.When you sign your lease, they will tell you about all the wonderful amenities like the pool, fitness center and dog park. But what they dont tell you is, the fitness center is so small you can spread your arms out and touch both sides of the room. Also, you can only use the fitness center during office hours, unless you wanna pay a ridiculous fee. And the dog park, dont even try it. There are so many holes in the fence and any dog can fit through and run off.After you sign the lease, they will tell you to buy a parking sticker, but dont even bother. I have lived here for months with no stickers and no one said a word.So in other words, GO SOMEWHERE ELSE! This place is over priced and a huge pain in the ass.And if you do decide to move in, get EVERYTHING in writing and try to avoid talking to the foreign staff cause they barely know anything, ask for the property manager.

Complex was clean and well taken care of. Apartments were in good condition. Staff was attentive and maintenance was always completed in a timely manner.

Starting to notice a pattern with the neighbors being very cold and not picking up their animals waste. This place is no longer filled with life as it once was. I miss Jeanette and Andrea the original people who helped me when I was first moving in. 100% change has been made and not leaning towards a betterment of the community but a betterment towards business needs. We’re all numbers in this community and all they care about is business and the rent check. VERY DISHEARTENING :(

Andrea has no business dealing with the public. She cant count 60 days and repeatedly tries to charge you extra days after moving out .I shouldnt have to tell an employee (who deals with moveouts) to get out a calendar and COUNT.Her level of incompetence makes my blood boil.And for the record, you wouldnt recieve a bad attitude from me if you werent trying to lie in order to get more money out of me. It shouldnt have taken a week to figure this out, yet here we are.

I have lived at this apartment complex for almost three years. I never had any problems with the staff until now. Recently we had to put our dog down, that was a Sunday. I wanted to be courteous and let staff know, that way they could put it in their system since they do charge a pet fee.I sent an email on Sunday/early Monday. By Thursday I had not heard anything back. I decided to call them Thursday evening. Syveri answered the phone. I explained to her that I had emailed them and never received a response or even a confirmation that they received my email.I asked if she received my email and her reply was yep, we got it. I said thanks, I just wanted to make you aware that we had to put our dog down. Then Syveri said very quickly and rudely yep, our condolences, have a good day and hung up.I just had to share this because I feel that the staff is insensitive and rude to matters. It still bothers me how quickly I was brushed off and as I stated that before how insensitive she was.If she is this insensitive about these circumstances, it makes me think that the staff truly doesnt care about their tenants and they are just there to make money off of us. I was very hurt by this and felt that it was only fair to share what had happened to me so people can be aware of the kind of staff that are working here.
