Out of 3 appraisal companies, this was the only one who answered the phone. They were very helpful. Very professional. Every question i had was answered; even as i asked for clarification again and again. I will use them provided i have input with my lender for an appraiser.

If you ever see that Appraisals By Michael is coming to appraise either a property you are selling or buying, save yourself the frustration and just find a new lender because the odds are that hell do a terrible job and few lenders will go get a second appraisal after he does his job. Not only did he arrive 3 hours prior to his scheduled time, providing only 10 minutes notice, the sheer number of inaccuracies in his report, including ones that contradict themselves within the report itself, was astounding. Youd think he was appraising a different property if you didnt know better. Even just simple things like stating that a garage is built in versus attached, which there is a distinct difference in the appraisal form for this distinction, should be at least the bare minimum of expectations. Or how about how he took a picture of a wood fence and labeled it as chain link. His inability to actually perform an accurate appraisal will undoubtedly leave your house being undervalued. And should you try to go back with any questions, expect him to double down, often in as unprofessional of a manner as he conducts himself in person. I was fortunate enough to get a second appraisal from another company who actually knew what they were doing and appraised it at a much more accurate market value, which was $70k more than this joke of a company. Did I mention that he was blatantly rude to my 2 year old daughter? Beyond missing the mark on the bare minimum of expectations for even a novice appraiser, his lack of professionalism makes him the worst option for you in either you buying or selling needs. Believe me, search elsewhere rather than waste your time, money, and sanity working with him.

This company is one of the worst businesses i have ever dealt with. They did a poor job putting together the appraisal to my house which didnt even come close to any of the comps in my area. There was a lot of wrong information about my house and they never took under consideration all the upgrades done to the home. The price they appraised my house for was near 40K under value. I would never ever suggest this business to anyone. Of course I have requested a refund because I dont trust them to do a good job even if they want to do it again but I am sure they are just going to keep the money. I am angry to these people beyond belief and deeply disappointed at the poor job they provided and the way they go about stealing peoples money. I dont take reviewing businesses good or bad lightly, and I hope this helps others to find a better company to service their needs.

Michael appraised our property and also provided us with information so that we could make better decisions about renovations. As much as I love HGTV I knew we had to get a real appraisal done. Michael was professional and provided a very detailed report with the information that we needed, so well definitely use him next time we need an appraisal.

Appraisals by Michael is the worst appraisal service in metro Atlanta and Georgia. The appraisers are not well-trained and the owner is extremely deceptive. Of course, they insist on a homeowner paying in cash so you have no means of getting your money back when an appraisal is conducted inaccurately. They actually had one guy to perform the appraisal at my home but another guy wrote the documentation. If you want an accurate appraisal go elsewhere. These guys will simply promise you that they are well-trained with extensive knowledge about the various types of appraisals and will even claim that their appraisals will stand up in court. But they don’t know what they’re doing. Run from this company. After trusting this company and getting ripped off, I’m leaving this review because I don’t want others to be ripped off as well.

My last review was flagged because this guy doesnt want the TRUTH about his business practices to be made public. Well I will copy and paste the truth in this review every time you flag it. If I can just save ONE person from dealing with your janky business then I feel like Ive done my job. So Ill create a new email every day if I need to do that...we are in a pandemic, and I have timeThis company should be shut down. My home was previously under contract but the potential buyers learned they couldn’t acquire funding 3 days before closing, so the deal fell through. The potential buyers had my home appraised by a DIFFERENT company and it came back at a certain number. 2 WEEKS later another buyer established contract with me to purchase my home and hired Appraisals By Michael to appraise my home and the number Appraisals By Michael came back with was $30k less than the number the home appraised for just 2 WEEKS prior! How does an appraisal come back with a $30k difference in a 2 week timespan?! I took it upon myself to hire a third company to come out and appraise my home and the number they came back with was $2k more than the initial appraisal! So how did Appraisals By Michael come up with such a low appraisal?! After comparing the appraisals we noticed the first glaring contrast was that Appraisals By Michael noted my home had “no updates in prior 15 years”...well my home has had a new floor installed in the living room on 06/2020, a new a/c on 07/2020, a BRAND NEW ROOF on 09/2020, new chimney caps on 09/2020 and a new retaining wall surrounding the property on 09/2020, and I had new counter tops installed in the master bathroom on 02/2017. We also notice that they listed my garage as “attached” when it’s actually “built in”. We noticed that the size of the land plot was listed at 1000 square feet smaller than what the county has it listed as(I had a surveyor come out and mark the property on 08/2020). We also noticed their appraisal notes the square footage of the floor plan is noted at approximately 60 square feet smaller than what it actually is. Appraisals By Michael listed the quality, construction and functionality as “average”, while the other two appraisals list those same categories as “adequate”. Appraisals By Michael also listed my home as being in an “urban” community instead of “suburban”...wow. As far as comps it seems that this company searched high and low for the smallest cons they could find in value. All but one of the comps were smaller in size, and the ONE comp that is larger in size had no upgrades at all...I know because my agent spoke to the agent of the larger home...yet this home is still $10k more than what Appraisals By Michael appraised my home for. My agent has also reached out to 3 other agents that have recently closed in the area and all of the homes held appraisal value at their listing price...there’s actually a home that’s a little smaller than mine, “needed work” according to the listing agent, but still appraised and sold for $38k more than Appraisals By Michael’s appraisal number on my home. This home sold/closed 4 days after my home was appraised by this company. These numbers on my house are glaring and very concerning when you consider the contrast in the 3 different appraisals by the 3 DIFFERENT Companies that have recently appraised my house. I am strongly considering filing a claim with the AG, the BBB and the CFPB. I’m also considering filing a 3949 form with the IRS to investigate this company. This is unacceptable.

Jan came out to inspect our property and was very thorough, then just a couple of days later we got our report- again very thorough/detailed. We cant imagine selling another home without having this type of quality in an appraisal. Im not one to leave money on the table and the report told us exactly what we needed to know so that we set our price right. I highly recommend Appraisals By Michael- great job!

I recently ordered an appraisal from this company for pre-purchase. My uncle is a real estate investor that referred me to Michael. Buying a house during this crazy time of Covid was a little nerve-wracking but the information that I received from Michael was just what I needed to negotiate the price Im paying for my new home. Every time I buy a house I get an appraisal and it makes me feel like I know more than everyone else in the transaction (everybody else is the blind leading the blind using my money). Im glad I went with Michael because he answered my zillion questions and knows his stuff, a lot more than other appraisers Ive come across over the years.

After doing a little more research I found this company Appraisal By Michael was actually dissolved 3 years ago and is no longer licensed to do business in GA. Terrible experience. I scheduled an appraisal with Alpharetta Home Appraisal but received an appraisal from Appraisals by Michael. Both have a completely different address, phone, website, email, reviews. When I inquired, I was told they were parent company. I do not see that noted anywhere on their website. Tech late. Appraisal not accurate based on comps Michael used. We had a mini horse farm and comps were not similar to that type of property. Two comps were 10mo old. I tried to seek resolution with Michael and he would not update comps. Home was in contract a couple weeks later and sold for $60,000 more than his appraisal value.

Im a REALTOR, and had a cash buying client who got under contract on a Sunday night. Closing was going to be quick and they needed an accurate appraisal. I put in a request with Michael based on the referral of an associate, and he got back to me same night (ON A SUNDAY!), and had his guy scheduled the next morning! Not only that, other appraisal companies I have worked with have taken 5+ days to return the results; Michael got it to me within 48 hours! Detailed, accurate, and satisfied clients and REALTOR. Great customer service and outstanding turnaround time. Michael was professional, friendly and understanding to the need I had to get my house appraised quickly. I made the call to Michael on Friday, by Monday I had someone out to appraise the house and the report by the end of the week. The report was accurate and helped me get my taxes lowered. There isnt a better appraiser that exist. The rates were reasonable and worth every penny! I will be recommending Appraisals by Michael to all of my clients.

Excellent Service & Communication!!Excellent service and the Appraisal is Dead on Accurate with the market place. Our property is on of the oldest neighborhoods in Atlanta and is complicated with the listing in the Atlanta Historical Society. The appraiser listened & communicated with our concerns and thoughts about the property and looked at all information available.Great service!! The only reason I am giving 4 stars & not 5 stars is the report took an additional 4 days before it was ready and released, we were waiting on the report. I understand how he could be delayed.I defiantly recommend him for Appraisals.

Operating under other companies (Alpharetta Home Apprasiers), was 30 minutes late. Some how came up with an appraisal 150k less than the same house literally across the street that sold 7 months ago, without a pool, finished basement, multiple upgrades - and on a smaller lot. Ridiculous....Response to the comments below - the house across the street is 2500 sq ft smaller.....DO NOT USE THIS COMPANY

Worst service ever. They used old comps and didn’t even look at the fact that the entire home had been remodeled inside and out. They appraised the house for $60K less than the purchase price. They didn’t even try. I had another appraiser come out who gave an appraisal for $150K higher than what I received from Appraisals by Michael.... Do not use this service! They want your money and obviously don’t care whatsoever about the quality of their work.

My experience by Michael Nix was a nightmare. I was quoted a turn around time of two days and it took over two weeks. Mr. Nix strung me along as to why he could not deliver my appraisal in the time he quoted and when I finally received the report it was not what I paid him for. Mr. Nix is very arrogant as he boasted about his so called expertise but could not explain to me the customer why he did not make it clear on the type of appraisal I wanted! I did not know that there was several kinds of appraisals. As the professional he should have asked me what product I wanted. He used properties that were not nearly comparable. Who certified this man. I will NEVER use this company again. I should have known it would be a problem because he only accepts cash!!! CONSUMER BEWARE!!! THIS COMPANY DESERVES NO STAR....

Very unhappy, took my money and is not providing services promised.doesnt return calls, hangs up on you, makes promises to finish report have to keep calling. Would never recommend to my worst enemy. Report full of error not done properly, very unprofessional. Wouldnt take credit card - so now I cannot dispute with credit card company. Do not pay by debit or cash, should had known better. Read other reviews below which I just did, there are numerous other complaints about this scam artist. Do not use him the proof is below - we all need to get together and file complaints to get his license revoked so he cannot ripp any one else off. I am over 65. IRS needs to know about cash only.

I wish I had kept reading the reviews past the recent good ones. Our experience was exactly as the older reviews - undervalued our property; sent him additional information; never heard back. He charged more than any one else and under delivered. Do yourself a favor and find someone else who will review their report as promised.

Horrible! Horrible! Horrible! Stay Away! If I could rate this guy 0 stars or heck even in the negatives I would. When I asked him to explain my appraisal and go over it with me he laughed at me because I dont speak english well and I have an accent. Just because English is my second language does not mean he should discriminate against me. Worst appraisal person ever and does horrible appraisals.

Im in the process of buying a home out of state. He emailed me as to where to send the check and whom to make it out to. A few days later, calls me while Im in the hospital about payment. I told him I had mailed his payment! TO THIS DAY, HES CASHED THE CHECK, I HAVE NO APPRAISAL, HE DOESNT ANSWER THE PHONE, NOR RETURN EMAILS! I WAS RIPPED OFF TO THE TUNE OF $425!

Property has been sitting on the market at EXACTLY his appraised price for 60 days now with not a single offer. Because of lender limitations it cannot be listed or sold below his appraised price. He was given REAL repair estimates and a full home inspection which he said he might look at and that some of it is relevant and some of it wont. I asked him to look at the listing history for indication of market and he said thats not relevant to what we do. Recently he was asked by the lender to add an REO addendum (an extra charge) in which, despite the reality of the situation staring him in the face, he revised his estimate UPWARD in the REO addendum. If you want an inflated, unrealistic, price for your property this is your guy, its still 2006!! In this case though he has really screwed things up with his very poor valuation. Oh, and my favorite part was after he agreed to a $25 lower price (approx 7% less) than his asking but when it came time to pay, right after the site visit, he commented that Oh yeah, youre the guy that wanted to haggle, you know what they say never negotiate with your Lawyer or your appraiser. Are you really going to burn me over $25?, I always negotiate! I said. To which he replied I just wont be able to spend as much time on your file In hindsight I should have put my pen down at that moment and just gotten in my car and driven away. As far as everything else I would look at the other comments here, except the ones who are obviously old buddies, and make your judgement.

We did not have a good experience with this appraiser. He appraised our newly built home $150K less than its worth for comparable homes in my subdivision without all the upgrades that we have. He also got our address wrong on the report. On top of all he was very unpleasant on the phone when we told him he was way off on the price and hung up on us. I will not recommend this appraiser to anyone due to lack of knowledge in the field and lack of professionalism.

He was off $17,000 on my home. He appraised it at $135,000 and FHA appraised it at $152,000. His appraisal would have been a disaster for me selling my home.
