Don’t come here. New management came and made the place horrible and the front office girl is the worst. They don’t listen to you and quick to talk rude as if they are doing you a favor by living here! My closet doors fell off months ago and guess what, yep! Still off.. Maintenance guy is ok. We like him but everybody else lies. Management is bad. Don’t sign with these people.

Went to my friends apartments and it was a major flood with sewer water … they apartments have not tried to accommodate her in anyway . It was literally water eveywhere and it’s been a consistent issue . Definitely would not recommend living here!

Do not move here! 🗑 They just changed management three weeks ago. They tore down their website one week and put up a new one the next week. They have changed their prices for a one bedroom apartment from $975 to $1375 in a weeks time. They lie and say that they are doing renovations but they’re literally charging the same amount for the same apartment. New management gives them a reason to rip people off. This was the last apartment within VININGS that was reasonablypriced. it’s not even gated. IT’S A JOKE.The woman I spoke with has an “elitist” attitude.

Good luck signing when you dont live in Atlanta. I requested a virtual tour option twice. Was told both times oh were having zoom issues. yet Im a teacher and use zoom and nothing was wrong with zoom. Was told I would get a call back and didnt. Called the office multiple times and couldnt get in touch with anyone. Super unprofessional on all accounts. Im sure its a great place but their office staff needs some upgrades. At least the dude I spoke with.

My move in process was effortless thanks to Linda. She was very professional and respectful during the application process. Since I’ve been here any request I’ve made for work orders have been done by Ryan in a timely manner. I am very pleased with my new apartment and with the service.

The maintenance team (in particularly Ryan) is amazing at 400 Winchester! If I ever have any issues in my apartment he is here to fix them in less than 24 hours. He is kind, courteous and does his job well. I am having some other issues (not with maintenance, but with management) that I am hoping will be resolved soon, but if I could give the maintenance team 100 stars I definitely would! They are just that good!

I have lived here for almost a year and I will say this place is a wonderful place to live. A great place for families and they have been so accommodating and helpful during COVID and Hurricane Zeta. I will say the absolute best part of the apartment complex is maintenance. Chris and Ryan are literally THE best. I wouldn’t trade them for anybody. There’s no way anybody could do a better job and they make this place even more stellar than it already is!

I tried to give this property a chance after reading the reviews, but my new move-in was a nightmare. The Property Manger did not do a walk thru for approval. A credit was issued and I was give a new apartment, but I am still paying storage fees of $1,068 for the year. Recently I opened a new bank account and the bank gave me the wrong account info., so my payment was returned. I explained this to the leasing office, but they still charged me, so I went to the bank and they reversed the fees due to their error. The bank manager called Rose today to explain to her the mix up and wanted to let her know I had more than enough funds, but the BANK made an error. She was VERY rude with him and when he hung up he said WOW. When I moved in I told her I understood people make mistakes, but they were not concerned about my error and still charged me late fees. I cannot wait until I move!!!!!!!!!!!!!!!!! Erin Smith the Regional Manger is not much help, but I can say Elizabeth was helpful!

I had a tour set up at 10:00. I arrived and no one was in the leasing office. The staff posted a sign stating they would return at 10:45. I called the number on the door and reached a call center. The young lady stated she seen my appointment and had no record of why the staff would be gone. I wasted 45 minutes and gas. It would have been courteous for them to call and reschedule.*UPDATE* Property reached out to me. She was very polite. Apologized that we missed each other. She was the only person in the office at the time and a vendor showed up. She rescheduled me for tomorrow.

This is a nice, quiet apartment complex thats close to the city, but far enough away that its easy to get anywhere in Cobb. The management is friendly and helpful and the residents are very kind. If youre looking for a good, grown-up apartment, this is it!

The evening of Friday, July 3rd, my A/C went out. I submitted an emergency work order on the resident portal. I received confirmation of the work order but no phone call. So since my apartment was 84°, I decided to take a walk because it was much cooler outside. I ran into John, the maintenance man. I asked if he got my work order and he informed me that I needed to call the emergency/ after hours number.John stopped what he was doing, which was getting into his vehicle, to fix the problem. Im so appreciative of his of his acts. I can sleep comfortably in my own place during a hot holiday weekend with no place to go.Thanks John. Youre the best!

I have lived here for a few years now. The complex is safe, quiet and family friendly. The management staff is always responsive and maintenance fixes issues in a timely manner. I do have not any pest or roaches! That is one thing I would not be able to deal with, and I do not have any! Rose is honest about that can me cannot be done and she is very reasonable and fair. I would recommend anyone to live here.

You know its hard finding phenomenal customer service, great atmosphere, and welcomeness. With me working in Real Estate for 5 years we never get the appreciation as deserved. We work hard to go above and beyond for our residents and its hard to get the same in return. Through the last 3 apartment complex i have lived in this is by far the best. I say that because i am really picky and can be very hard to please and the Patients & Politeness is always there. NEVER FELL. I been working with Robert since day one and he has made things sooooo easy for me, no hard time, always genuine and mostly never treated me as a regular tenant that he just trying to move in with hardly no effort. He shows gratitude and i can tell he love his job. Robert I truly Thank you for all your help during this process, I can definitely be a handful however you always stayed in Character and Professional. lol Thank you.

I have lived on this property for 4yrs and it’s been a great experience. The only reason I am moving is because I will be moving out of state within the next Few months and I didn’t want to sign a year lease. It’s very quiet and neighbors mind their business. It’s very kid friendly. The office staff is very nice and they handle any situation you may have in a timely manner.

400 Winchester has one of the most efficient, compassionate, and professional management teams one will ever see on any property. Rose is fantastic and it appears she never goes home because shes quick with the fix on any and all maintenance and other property related issues as well. The Maintenance Supervisor, John, is among the most talented and professional Ive seen in quite a while. I would most definitely recommend this property to all prospective tenants.

Ive lived here for 6 years and its the quietest place Ive lived at. Youre close to the police station so we dont have any trouble here. A couple of us have been here for quite some time and have been through multiple managers but Rose and Elizabeth stand out the most. Theyre quick on emails and have planned some amazing events since theyve been here. Would definitely recommend living here!

She showed me their model apartment which is very clean and had a home like feeling inside. I just moved from Texas and this has been the easiest move I have ever experienced. Elizabeth helped me with the whole application process and had everything ready for me upon arrival. I had a great experience. I was in town looking for places and while the move didn’t work out I felt Rose was very warm and transparent. The units were clean, very spacious, and nice. This complex is obviously older but it is clearly taken care of.

Moved Into these apartments about 2 weeks ago and maintenance has been to my unit multiple times because of multiple issues with this unit!!! The water in the guest bathroom was not working And the plumber and maintenance left a big mess in the bathroom and all over the floors. I was baking one day and the glass in my stove bussed everywhere. But worse of all there are ants everywhere in this unit and I have a small infant, I was told pest control would come Monday just to find out they were not coming because of president day but it was never communicated with me even when I called Monday afternoon. After being fed up I called the office today to voice my concern about the conditions of my apartment since moving in and I spoke to rose and she seemed very dismissive and defensive and almost as if she was annoyed with me for even calling. WISH I DIDN’T MOVE HERE, I WOULD NOT RECOMMEND THESE APT!!!

Lived here a long time Rose and Elizabeth are responsive and easy to talk to. It’s only the two of them on the property so they are not always readily available but they get back to you. Maintenance is up and down but I’d never say it’s been bad. It’s quiet and nice here.

DO NOT MOVE HERE ! Their con is building extremely low quality apartments in upscale areas and overpricing them. THERE ARE NO LIGHTS INSTALLED IN THE BEDROOMS. The nicest thing about the entire complex is the pool and even IT doesnt have a gate code, basically open to the entire public. Management is terrible as well; especially when it comes to communicating and handling proper documents on their end. I cannot wait until my lease is up.

Run away! Save your money and avoid unnecessary stress!! This place looks nice and will draw you in because it’s in a nice, friendly area. Don’t be fooled, this place is a dump! It’s old so there’s constantly issues with basic things like water and heating. There’s giant roaches everywhere and pest control does nothing even though we contact them constantly. Maintenance is useless because they take forever to address our concerns and if they do it’s a half-assed attempt. I regret coming here! Save yourself and go elsewhere!!!

I am a current resident here and this is the absolute worse place EVER. I pay rent on time and charged extra fees for pest control which roaches are everywhere and I have not had a treatment since January, yet Pest control fee is added each month. Lets not forget that this is not even the apartment that I chose to begin with as the screwed that up in the beginning. So with EVERYTHING I had in a uhaul truck, my move in date changed as they had to find another unit for me. This place sucks. Being that I am a Senior Asset Manager in Property Management, I am gathering all of my information to submit legally. So many other issues that I can not even list. Would take me ALL DAY. DO NOT RENT FROM THIS PLACE. EVER.......

Spoke to the property manager Rose about why on earth there is landscaping and grass cutting taking place before 8am MULTIPLE TIMES A WEEK. I live on the bottom floor and am frequently disturbed by the landscaping maintenance that takes place. When I left a complaint, I was not gotten back with and had to call the front desk. Rose informed me that the landscapers have other properties to get, and that we are first because we are a big property. Unacceptable answer. I pay my rent for peaceful sleep, just for incompetent staff to schedule lawn maintenance at extremely rude times. And when I made a complaint, it’s met with more incompetence and sorry excuses and gaslighting from Rose. Absolutely unacceptable. I will be talking her about discounted rent, because I am for sure paying for this service that disrupts my sleep weekly.

The staff is very unprofessional. They never respond to calls and very slow about the cares and upkeep of the community. You can report issues to the manager Rose. But she will not do anything. How, unfortunate it is to have her as a manager and a representation of the community. Naturally, it is ideally to have a property manager that embodies leadership. But, in this regards it is unfortunate because the residents of 400 Winchester @ Vinings Apartment have to deal the unprofessionalism of Rose and the staff.

Anyone reading this should know this place is not a dump and management is really involved in keeping this a nice place to live.

I was a renter at this complex from Sept 2016 - Sept 2017, and my experience Id say was mediocre at best. Rent is cheap, but amenities are practically non-existent. Leasing office staff are rude and not helpful, go figure. My one MAJOR problem with this place is the roaches, oh my god. So you pay a fee for pest control and it does not do a single thing about the problem. We were terrace level too, so we were dealing with a lot of bugs in general, rollie pollies everywhere, mosquitoes, but the roaches I swear, so disgusting. Eventually, we went out and bought roach deterrent to spray ourselves and that helped quite a bit, but I had to pay out of pocket.Overall, not too bad of a place, but do not do terrace level, and dont expect management or maintenance to do a whole lot about your requests. You get what you pay for, if your budget allows, spend that extra $100-$200 and find a bit nicer of a place. I will say this though, we had some plumbing issues and the 3rd party plumber that Winchester sub-contracts out to, were awesome! Wish I had gotten their name.

If youre thinking of living here, RUN as far away as you can from this place. Its in the perfect location if you like being close to all the major interstates and close to downtown Atlanta. Its a fairly quiet neighborhood with nice people. I recently moved but thought Id be doing others a disservice by not leaving a review.I lived here several years. It was once a very nice neighborhood with great management. It has gone downhill over the years. Since they became 400 Winchester (previously Oak Park) they are lucky to have a management team stay longer than 6 to 12 months. Turnover is ridiculous.Work orders are hit or miss. Sometimes it can take several calls to get someone to come. The amount of people who smoke weed here is completely ridiculous. The apartments are old and run down. If your neighbor is a heavy smoker you will be able to smell smoke throughout your apartment. I could smell it through the bathroom and the furnace area. There were times we came home and it smelled like a club in our apartment and we dont smoke at all.The company they do utilities through is expensive. You pay pest control, valet trash service, regular trash, water, gas and sewage through them. My summer bill was outrageous even though I used very little water and had electric appliances. I couldnt figure out if I was paying extra for common space or if they were just price gouging.Also, your gas and electric bill will run higher since the place is old and there are a lot cracks and places for air to come.I had issues with pests when I lived there. Pest control can only help so much because you share walls with others. I was more successful with long term removal of pests than pest control.I used to have issues with trying to contact someone in the office, whether it was in person or over the phone. They do seem to be better staffed and the phone line gets forwarded to a main office during work hours if no one is in the leasing office. However, they dont relay the messages to the leasing staff so thats a waste.I even had an issue after moving out. I wasnt able to pay my last utility bills online so it was supposed to be mailed to me. I provided them with my forwarding address however they gave the utility company their leasing office address (400 Winchester) as my forwarding address. A few weeks later I was getting a call from a collection agency. I called the leasing office about the situation and Rose could care less. Fortunately I was able to pay before it hit my credit.Tldr: This place used to be great but is now horrible. Its in a great location but has overpriced rent and utilities. Its in need of renovations and managment is terrible. Find another place to live.

After reading the reviews and seeing comments indicating that perhaps the new management might be okay and trying to improve things, I figured why not at least check it out since its fairly close to work. Just called for the 4th time over the course of 2 days (tried mornings and afternoons), no one answers and the mailbox is full so you cant even leave a message. That tells me everything I need to know about this place, I can only imagine what its like trying to reach them as a resident. The very generic copy/paste management responses to the google reviews are laughable; customer service is clearly not a priority based solely on how you conduct business.

I had a pleasant and quiet experience while staying here .! I never had issues with the noise, and every time i submitted a work order request, maintenance responded quickly . Once, they even came to kill a spider for me .! The staff was very polite and eager to help, and i hate that i have to leave .

This complex is not run efficientlythey do t seem to have enough help ,the grounds are not kept clean the garbage is not picked up even though you are paying for it and they seem to have a bug problem. There are more bugs here than people and pest control cant seem to get a handle on it. I will not be renewing my lease here.Also the people in the office are slow to respond you never get a call back when one is promised. DONT RENT HERE RUN AS FAST AS YOU CAN.

Price is great for location but apartments are not what they portay to be after you move in, neighborhood is great, quiet and everyone is friendly but the apartment itself is a nightmare. The bugs are ridiculous, and pest control doesnt come when they are suppose to! this place is invested with roaches. Cheap renovations, soon after we moved in everything started to tear up, takes days for maintence to fix issues. Most importantly the staff are never available. When I moved out not even exactly 30 days after, a collection agency reached out to me and stated we owed a balance which i was very unaware of how that could be possible, I moved out in May and I still havent been able to get a response from this apartment or main office about how I owe a balance and what for. I would never recommend anyone stay here just because of the management staff and how unprofessional they are.

Infested with roaches!!!!!! Whatever you do avoid this place when looking in the area!!!! Ive only been here 3 weeks nd its a disater!!! I REGRET IT!!! From the start it was a disaster. On the day of move in I was told the water damage in my bathroom floor would be fixed the following week ; my laminate floor in bathroom still remains the same. Within a week of being in my new place I called in a work order because my tub fills up and doesnt drain when in the shower and it stays in the tub 20 mins after shower which is VERY DISGUSTING...I could see if I was paying $600 or $700 a month but for $955 for a 1 bedroom; take your money elsewhere for extra $50 you can get better place with WAY better amenities. The other work order was the kitchen sink only work when you push sprinkler that sits on the side of sink and there was previous water damage under kitchen sink that was not properly handled. Now heres the kicker maintenance came out and did ABSOLUTELY NOTHING but marked task completed and I was home and he told me they had to call a plumber smh. JUST TAKE YOUR MONEY ELSE WHERE AND DONT BE LIKE ME and have to pay $955 for 1 bedroom with a lot of disfunctions and live with ROACHES that WILL NOT BE FIXED, living in UNCOMFORTABLE circumstances and little to no amenities and its not even been a WHOLE MONTH SINCE YOUVE MOVED IN.

Youll get nothing and nowhere dealing with the haughty old white(?) woman and the eye-rolling, smart-mouthed hispanic girl working there now. The old one in particular pretends to be all about ~rules~ and acting ~according to the lease~ but will cherry-pick the parts they feel like acknowledging (which, so far, has only meant sending some silly amendment about warnings and fines for valet trash bins). If - as I did for months - you actually *ask* that they enforce parts of the lease, no matter how often, how politely, or to whom you plead for help, the most youll get is the laziest of customer service cliches: apologies for the inconvenience. No resolution or compromise to be reached, but lots of apologizing. The high turnover adds to the frustration since youll have to rehash the same thing repeatedly, and there is no sense of continuity or urgency when newcomers dont care about an issue that arose before they arrived.Garbage staff notwithstanding, the complex is acceptable. My unit was between wild apes on one side and actual human neighbors on the other, but I was right across from the dog park and would sometimes talk to people who were out with their pets. Walls, floors, and ceilings are tissue thin, moreso than any complex Ive lived in or visited; youll definitely be a part of your neighbors life whether you want to be or not, so cross your fingers that theyre civilized. The mediocre renovations are just patchy, rushed paint jobs, low-end appliances, and soft (read: cheap) vinyl flooring. Definitely invest in felt furniture pads. No opinion on the complexs laundry room since I owned a washer and dryer.Location is good if you commute south or west. No gate, but I surprisingly didnt have issues with crime or car break-ins even when Id accidentally leave my door unlocked. Youll have bugs, especially in the summer; I had both German and American roaches in my bathrooms and living room. Dogs and cats are allowed with a fee and additional rent, but dont worry about the breed restrictions since no one will check you on it. They do a little $150 rent drawing every so often, which is cute, but if you win youll have to wait a few months to get the concession - if you dont reach out to them first, youll never see it. Because - surprise! they dont care lol you do the work around here, not them. And then youll likely have to wait a bit longer, and probably one or two tries, for them to fix their clerical error because staggering incompetence is part of the package. The $150 off your rent will probably cover your AUM utilities bill though, so its not bad.Id call this place great if people like Venus or even Evelyn still worked here. Unfortunately, something will come up and youll have to reach out for help, and know that you cant count on anyone working there now. If you dont expect youll ever need anything from Karina or Linda, you might be okay until the next set of leasing managers comes in.

The system only allowed me to pay the full months rent. I should have known better and paid in person. I was planning to rent an apartment 9/7/2021, I paid my deposit and everything. As it go closer to the date I did not hear anything so I tried contacting the complex, I left several messages only got a response once. I decided not to move-in and still have not received a return of my deposit or a return call. I would just like to know if I am going to receive a refund.
