Bobcat rentals was really helpful in helping me find a house for my roommates and I. The house is in a great location and was spotless when we moved in.

Lived here for a year and a half now. Great place to live, apartments are newer, grounds are clean, maintenance responds quickly to requests and rent is affordable. Office staff is very helpful and friendly. Way better than the surrounding complexes.

Amazing properties! I worked on some of them in the past and they take pride in keeping all their rentals up to code and very clean. They get professional cleaning, painting, electricians, plumbers, etc. I highly recommend them if you want a great rental to live in.

Just moved out of my apartment at 65 Stewart Street. Me and my roommates had the best experience through this company. Always available to answer questions and quick with maintenance requests. Loved living here and am sad to be leaving it!

Fantastic apartment. However, the company itself has no professionalism and will take money from ANYONE they can get their hands on. They will charge you for WRITING A CHECK for your rent ($25) each time but DO NOT OFFER another way for payment. Slumlords to say the least. My roommate and I (both girls) were clean, hardly ever there and never ONCE had a party or get together with more than 8 people. We had no animals and took care of our place. They took nearly all of our security deposits and charged us almost 1,000 in damaging fees that did not exist. We both had boyfriends the entire time and were hardly ever there to begin with. Not to mention its on Milliron st. which is not a prime location and we were paying way more than necessary. All landlords in athens are scum and every person including us Alumni will say the same. Goodluck.

Im going to give a good review for Bobcat Rentals. The staff has been super nice to me and m family. And for those giving bad reviews maybe you should try to look for the positive in things. Every experience I had with them was something that could be found in the lease. There were no surprises.

This is my favorite apartment Ive ever had, and the first one in which Ive signed multiple leases! The space is so welcoming and the layout is conducive to any way you would like to decorate. The staff are so friendly and helpful. Of course, you cant choose your neighbors, and mine are a bit noisy at times, but theyre also friendly and are quick to quiet down. It is overall a great place for me to call home!

Dont let the available locations blind your vision about the Bobcat Rentals company. We were nothing but excited when me and my roommate put our deposit down for our apartment at the 5 Milliron location. Since that day we have experienced nothing but discourtesy from the company. Upon moving into the apartment in the summer before the 2018-2019 school year, dust encased half of the door trims and fans in the space. ZERO flexibility, they will take any penny they can get from you, without hesitation. Overpriced charges were made, in the first three days we were charged $200 for a microwave that was clearly damaged before moving in. Check fees will be applied when paying for rent, per check. As a graduating senior they would not allow any compromise when asking to stay one more night to be able to celebrate with family and friends upon graduating. Coming from another rental company in the Athens area to Bobcat Rentals, it is safe to assume that you should rent elsewhere. However, one positive comes to mind. The maintenance workers were very professional and kind throughout, the semester.Look at other reviews in this comment thread, its an experience others have gone through.

Bobcat Rentals is the nicest rental company in Athens. I rented & was involved with the company throughout 3 of my 4 years at OU and I never had an issue with them. My apartments were not only clean, but in beautiful locations. Everything is clearly laid out in all leases, including charges/fees, deposit returns, move-in/out dates, and all policies. Maintenance was flawless, and got every request done within 24 hours. They are on the expensive side, but it is worth it for a quality apartment. Christi, Liz, and Patrick were wonderful every time I made contact with them. Pay your bills/rent on time, keep your apartment up to date, and be a courteous tenant and you will have no issues.

Just got more than half of our deposit back and we were happy. The place was kinda new and we didnt try to clean, paint, or fix anything we broke. Hearing all the other horror stories about other landlords taking security deposits, we expected to lose the whole thing. I even called around midnight the night before graduation because I locked myself out. They were there within a half hour and let me in for free. Bobcat 4 life.

I have enjoyed renting through this company as they certainly seem to be the best in Athens. Our house on Palmer was very clean upon move in and weve had little to no issues with the property. The landlord was very responsive and understanding for anything that arose. This is a great company for students to rent from!

This company is so friendly and helpful. I never felt like I was a second class citizen with these folks. Its hard to find a polite and clean rental company in this town for even us diverse students. These people were the bomb! We gave our rental a run for its money and staff was on top of it fixing our party mishaps within hours. Office was always quick to answer our emails and help out with any questions. Best thing is the email notifications we got about EVERYTHING. I hope our landlord this year is as awesome as bobcat rentals.

Horrible rental company!!! Completely take advantage of college students and charge for fees that they shouldnt be charging for. The staff is incompetent and unprofessional and Liz at the front desk has absolutely zero costumer service skills. Every time I have talked to her, she has a rude demeanor and is extremely defensive. They charged me an extra $50 to pay for the rent with financial aid and refused to remove the charge. The office is extremely hostile and intimidating and the women at the front desks rarely smile. They made me move out as a senior on my graduation day inconveniencing my roommates and I. They took $825 of our $1500 deposit. We patched the holes in our walls and painted over with the color we were told to, and were still charged $340 for touch up paint. They charged $120 for the torn screen door (that was there when we moved in) to the patio that we have asked multiple times to be repaired. They then took other ridiculous fees for damages out of our deposit. If I could give them zero stars, I would. Absolutely do not do any business with this company!!!

Our apartment has everything we want and the bills are cheap. They even have some parking under the building for my new ride. Not sure what all the fuss is about cleaning with the other reviews....seemed pretty upfront and fair to me. It was a little weird to have us all pay rent with one check. Be careful if you want to bring a large truck because they didnt have any extra large parking spots.

These guys have the fastest maintenance men around town!! The office staff is always quick to get work orders out. Its nice to live in a rental that is well taken care of.

My daughter rented through this company last year. It was our first experience with college housing. We both loved the place and I appreciated the transparency of the company as a whole.

Absolutely terrible experience, consistent with what the last four tenants of our house expressed to us. The only reason I gave this review 1 star is because of the maintenance staff who was helpful when things needed to be fixed. With that said, this is a typical college rental company that will take advantage of young naive college kids. Repairs will go above and beyond what is needed at times charging tenants far more than they should be. Bobcat charged us with absurd fees on move out, most of which they did not fix and will leave for the next tenants to be charged with as well. The maintenance staff stopped by to “offer help” moving larger items (before our move out date) and then charged us for a hauling fee. If I could give the office staff negative stars I would. Every interaction I had with Elizabeth and Christi I was given a nasty attitude, even for simple inquiries. This rental company will go out of its way to inconvenience you such as making senior tenants move out on graduation day, waiting the longest they are legally able to return security deposits and providing little (if any) transparency. When I looked at the reviews for this company I was shocked by the positive reviews, all of which I am skeptical of their validity due to overwhelmingly bad reviews I have gotten via word of mouth from past tenants with this company. STAY AWAY. I cannot stress this enough - there are much more pleasant and transparent rental companies to deal with in Athens that will not overcharge you on top of already outrageous rent.

I love my apartment, but what really shines is the maintenance. I just got back from winter break and we got a snowstorm last night, it’s not even 9 AM on a Sunday and they’re out clearing the stairs and sidewalk and parking lot. Couldn’t be more impressed or thankful!

Cleanest places in town. The office staff is very knowledgeable and quick to help you with any needs within reason. Very few renters in town take care of their property like this company. Some of the best places for students in town.

I was iffy on renting a property in Athens after reading reviews online. But bobcat rentals was actually an enjoyable experience. I think some of these people that have outlandish complaints are very dramatic. Definitely going to have my little brother rent from them when he goes to OU!

I stayed in a 2 bedroom place on Milliron for a couple years. It was very close to my class buildings and the perfect distance from all the house parties on Palmer.

Another stingy Athens real estate company. The lady pretends to be your friend but shes just there to over charge you on EVERY THING and steal your deposit. The maintenance staff is wonderful, they get the star.

Ive had nothing but a bad experience with Bobcat Rentals. To start off, Ive never had a pleasant interaction with the desk staff in their office. When I was unclear about things stated in the lease, I went into the office to just get clarification and what I got was, did you even read your lease? Their staff was in and out of our apartment AT LEAST twice a month, however their maintenence crew is extremely friendly and Ive never had an issue with them.Be aware of the charges listed in your lease because they will charge you for everything – youre charged a $90 cleaning fee per bedroom, no matter how clean you leave it. Out of our $2500 deposit, we received just a little over $1000 back for things we were blind-sighted by. They will charge you for any and all things they possibly can, including routine maintenence – like $65 for power washing the porch and exterior, bent window screens we didnt touch during the duration of our lease, a chipped bathtub that we had absolutely no idea was damaged in the first place. They will charge you $5 per burnt out lightbulb.Take pictures before AND AFTER YOUR MOVE OUT. I wouldnt recommend this rental company to my worst enemy. They are cutthroat and want to drain every single penny out of their residents.

I rented from Bobcat Rentals for 3 years while in college. I highly recommend renting through them, and loved the apartments on Milliron St.. Maintenance was quick to fix any issues that we had, and they always kept the properties clean and well maintained. Management was also professional and organized and on top of everything!

For my first year of renting at Bobcat Rentals, we were fortunate enough to land a house with a great location and price. The previous tenants left Bobcat rentals on a last minute notice during their lease, so we took over their lease on the promise that we would receive the previous tenants deposit.At the conclusion of the year, our previously promised $2250 deposit (5 tenants x $450 for one months rent) ended up being $520, with over $1600 in deductions. That’s right, $1600+. $700+ for paint..$400+ for cleaning...absolutely unimaginable prices, especially considering how the place was kept when we left. They made it seem as if we hosted a rodeo in our house. I can’t imagine the other customers of Bobcat Rentals received much more from their deposit.Bottom Line: not everything that glitters is gold, Bobcat Rental’s is extremely deceptive when it comes to terminating your lease and paying out on your deposit! Be careful!

The biggest penny pinchers in Athens. Maintenance workers come inside whenever they please with or without your permission. At the end of the year they use your down payment to make upgrades to the house no matter what condition you left it in. If you want to get good bang for your buck in Athens use someone other than this company who leaches off of college kids tiny errors and lack of understanding.

Recently moved out of my place with Bobcat Rentals. All and all had a great experience, would recommend.

I loved my time at the Milliron apartments. Beautiful property, great view from my apartment, and awesome social atmosphere.

Housing and amenities are exceptional. The staff as a whole is trash. Incredibly unprofessional and unpolished starting with Cavour. Very few of the maintenance men actually know what they are doing beyond replacing filters and hitting reset buttons. Also they WILL and I mean, they WILL do everything in their power to keep all of your deposit money. I spent 13 hours deep cleaning and making my place immaculate before I left, and they charged me for everything they could including cleaning the floors ( 1 day after I deep cleaned the entire apartment). Locations are great, the business is a scam and a joke. Everything breaks, doesnt get replaced and only costs you massive monetary loads for a mediocre repair job.

Love the place we rented this year. Staff treats us right. Moving to another place they have on Palmer next year.

I have rented from this company from 2013-2015 and my roommates and I have always been pleased. The office manager was always quick to answer the phone on the first or second ring and she was always very helpful and explained things well. This company is very down to earth and is like family in a home-away-from-home sort of way. Maintenance was always on top of our requests within just a few hours. The only time we were unhappy is when we had a huge snow fall and the parking lot was not plowed until the next day. But to their own defense, it was a Level 3! We really enjoyed our experience with this company especially after hearing horror stories from our friends and their landlords. The #1 thing that we all appreciated the most was the monthly emails that Christy would send to us about rent, moving in or out, cleaning, etc. We will most definitely recommend this company to other future Bobcats!

Rented a parking place here for a couple years, great location

The people in these reviews are not over exaggerating about the move-out fees. I lived in the same unit for 3 years and never learned from my mistakes. Some advice I have for new renters, record all conversations when you go in to talk in person so that you can dispute unpaired damages from previous leases such as the screen door that we dont replace if theyre broken but will charge you a mysterious $120 to fix said screen door, or send in any repair requests via email so that you have proof that you asked for a repair that you were charged for again upon move out. Take pictures when you move in too. Pay attention to little things such as paint on the floor, the state of the appliances, and the cleanliness of the windows and sliding door. Something as simple as vacuuming is a $80 charge even if you moved into an unclean unit. Its a nice place that you dont feel like the roof will cave in on you but the charges added after the intense rent, utilities, and parking costs just makes you glad to be done. Be careful young bobcats!
